I just love it here! Moved in a month ago. Very quiet, well maintained and well landscaped. The best part is the value - the rent is cheaper, the water bill is cheaper, the pet rent is more reasonable. Its a little older complex but they have remodeled so there is some good things like USB ports in the wall and a security lock so no one can come in while you are home. They also put a security bar in the sliding glass doors. You dont have to bend down, you just swing it up to lock it and swing it down to open. And then to top it off, there is Cassie in the office. What a sweet and helpful girl. She has done so much for me already. HIGHLY RECOMMEND

Response time was next morning after submitting ticket. Appreciate the new faucets. Water pressure is much better. The guys have been patient with me as well, because we keep pulling the towel rack out of the wall. This time they moved and reinforced. They didnt even make me feel bad that this was like the third or fourth time over the last 2 years. lol

The good:- Friendly & helpful staff.- Great location (Federal & 120th)The poor:- The value of what you get vs what you pay did not meet it for me.- Landscaping poor. When you have mud, from what used to be grass sections years ago, washing across sidewalks, then there is a problem. The need to clean this up.- Security light on exterior could be better.- Trash collection area - no one wants to see trash on the ground. It is unsightly and smelly. Redo this area with larger bins, more bins or more frequent pickups so that trash is not overflowing.

We are going on our 3rd year living here and it has been great. We recently decided we want to move into a renovated apartment and Cassie has been such a huge help in making that happen. We ended up picking a unit and then switching a couple weeks later and she has helped us tremendously. Both Alex and Cassie in the office have always been very helpful. Now we are anxiously awaiting the move into our renovated apartment in the perfect location and we couldnt be happier. Thank you for being a great apartment community, we are happy to live here.

• We were robbed by their landscaping company (who is still in their employment).• My husband snapped his Achilles’ tendon running on their lawn because it is always torn up and janky from lack of upkeep and the maintenance people driving their golf carts over it.• They charged us for two months’ rent after we moved out because they “had no idea we were moving”. Which is not true but a long story.• The area is always filled with garbage. It’s disgusting.• Pool is ALWAYS “under construction” and closed but they will definitely charge you amenities fees for it.Bottom line is: don’t rent here. The guy who works in the office is shady and the owners don’t care about the people who live there.

I’ll put it to you this way:1. We currently have no running water (again) and can’t get through to the maintenance people because it’s before 10am and there is no “potential damage to property”.2. You can’t leave your front door without smelling dog pee and poop, like it’s so bad I came to write a google review about it.3. They “have a noise curfew” but it’s definitely not maintained. There is screaming and barking at all hours of the night.4. Our mailboxes got broken into 3 times.

Great complex to live in! The office staff are extremely professional, attentive, and compassionate. The office always made sure maintenance requests were completed in a timely manner, and the staff in general goes above and beyond for the residents. Very quiet neighborhood, well kept, and lots of room for dog walks. Would highly recommend this complex!

I genuinely enjoy living here. The management staff is great in my opinion. Yes I have had issues within my apartment. But, they have responded, and acted quickly with each and every request. They also do a great job of keeping the residents informed about any upcoming events or activities. The apartments are very nice as well! I honestly can not complain! I love staying here!

This place has all the makings of a great place to live, a wonderful gym, fireplace, pool, etc.Unfortunately, it’s not safe. Both of my cars were broken into, the mail box, and recently a car jacking at gun point. We had to pay a $500 deductible because of the damage they did to our car and no offer of any compensation.I brought up the issue, but still no change 2 months later. There is no lighting in the parking lot, no cameras anywhere besides the office, and no security. Criminals target this place because of that.Unfortunately, I don’t feel safe living here as a woman.

The staff is friendly and the repair requests are fine. But the second-hand smoke is everywhere inside our condo. We try our best to eliminate it but it just keeps coming from the central air. We complain to the management but they just say they will put a poster somewhere saying you cant smoke. But it doesnt improve at all. We have family member who is allergy to smoke and the smoke just getting worse and worse every day without any improvement and so is the health of our family member. Besides, in this COVID season, the fact that we are sharing the same air seems to be easy to be contagious to COVID.UPDATE: HOA is actively helping us with the smoke issue.

My husband and I absolutely love living here! There is so much to say about it that I don’t know if it will all fit! The front office staff is amazing and responsive. We have worked a lot with Alex and he is very kind, very professional, and always such a huge help when we need it. They keep the amenity areas (including dog park, pool, gym, and more) very well maintained and clean. We love that we have access to Amazon lockers in the complex. They do a lot of activities within the complex and the coordinators are very nice and always trying to stay involved with the people who live there. The area is absolutely beautiful and very close to walking and biking trails. The apartment complex is also very close to local shops, delicious food, and the freeway. The complex is very quiet and since they have officially made it a non-smoking complex, we have loved it that much more. I would say what they charge for rent definitely matches to what they offer in the complex and the area! I definitely recommend this complex and hope this review helps anyone who is looking!

This property seems to employ Maintenance Staff who likes to use the complex as their personal Tinder/Dating service throughout different buildings on the property! If you’re looking for somewhere to avoid drama, this isn’t the place for you! Beyond unprofessional! If you need something fixed in your apartment, good luck getting it repaired by someone who lacks the professional skills/knowledge on how to do so, and expect things to be rigged to work properly!I thought that a background check & drug screen were required to be employed here, but I guess it’s truly up to the company who they choose to hire to work for them. My husband and I love living in Canyon Reserve. We have never had any problems. The property is well kept and maintained. The people in the office are very friendly and responsive to any questions or concerns we have had. Never a problem getting maintenance issues dealt with. They have always showed up at the scheduled time and are very nice to work with. We are excited for summertime. They are scheduling a variety of food trucks to come to the property. It will be nice to have a night off from cooking.

I have lived here for about a year and a half now. There have been a few maintenance issues just like any apartment, but they have always been fixed quickly. The dog park is a great amenity for the apartment as almost all of the residents have dogs. With everyone having dogs it does cause the issue of dog feces on the property, but it does eventually get cleaned up.I have been especially impressed with the office staff, Alyssa, Alex, and Cassie. They remember the residents names and make sure that they always say hello!

When I called to ask about specials a rep told me 1 month of rent for free then I asked about what apartments were becoming available and if that one month free applied to those. Then she said no, its half month free. Well I happen to record all my phone calls for easy reference so when I hung up and listened to it, SURE ENOUGH, she DID say one month of rent for free. If they cant even speak honestly and will blatantly tell you you misheard something that is proven in a recorded convo in the same breath, what else would they lie about?

I moved in about four months ago and so far, am impressed! My apartment wasn’t one of the upgraded ones, but it still is charming with everything in working order. Maintenance has been fantastic- always friendly and helpful. The office staff, especially Cassie and Alex, are beyond kind whenever I see them. The only reason it didn’t get five stars is the somewhat outdated landscaping around the grounds.

I’ve been living here since November 2018, and I’ve loved it so far. Like any apartment complex, this place isn’t without its occasional issue, but the awesome staff and great residents I live around make up for it. I think the buildings are a little older because of the layout, but they’re well kept up with and nicely renovated. Plus they have giant garden tubs and real wood fireplaces - huge wins. The kitchens are small, but I LOVE the soft close drawers and updated finishes. There was an issue with dog poop for a bit when I first moved in, but the office has sent out emails and even recently hired someone to pick up the grounds every week, which has helped significantly. Awesome gym with tons of equipment, plus a cool WiFi/coffee lounge and other amenities. I definitely recommend this place.

I dont live here (but I sure but would!) ....Ray and Joseph are amazing employees!!! I got a flat tire and it was very snowy and wet....Almost had it done but I couldnt get 1 lugnut off. They immediately came to my aid and were so professional! Thank you guys from the bottom of my heart!

This place is awful! If you rent here it will ruin you! For starters they advertise 1400 a month for a 2 bed what they dont tell you is that there is about 200 extra in fees making it more like 1600. On my unit the 2nd story balcony was so dry rotted it was falling of the building it was so bad the state inspection said it was a hazard and what did they do about it ? Nothing! They also require a 2 months notice that you are moving out at the end of your lease. If you dont they charge you 2 months rent month to month regardless of if you still live there. And In my case they flat out stole an 11 hundred dollar security deposit and thats not to mention there terrible matiniance an office workers. Seriously DONT RENT FROM HERE!

The new team at Canyon Reserve is truly amazing. I can’t even explain how relieved I was to see that the previous manager and maintenance supervisor were gone and that Alyssa and Ray are now at the property. They are both very friendly and very willing to help make things easier for the residents. The last team did not do that. Alex has always been very professional and helpful. We are all very happy to see that he was rightfully promoted. He at least knows what he’s doing and knows how to talk to people. The older gentleman that they hired for maintenance is also great. He’s very friendly and accommodating. I can’t say enough about how great these people are. THANK YOU FOR THIS CHANGE!!

All of the staff has been so welcoming and friendly towards us from the start and they have made us feel right at home. We enjoy our spacious, yet cozy two bedroom apartment. Just moved in about a month ago. Had some maintenance issues but the office staff really listened and tried to fix our needs in a timely fashion. The maintenance guys are so so nice and as much as we love seeing them hope we don’t need them too often. Grounds are well maintained, neighbors are pretty friendly, we love grilling by the pool after a long day of work. I was very nervous about downsizing to an apartment but I am glad we chose this community to stay in while we buy our dream home. Shout out to Alex who has been patient in our imperfect moments and I think really cares about this place.

Moved here from Indiana about 6 months ago. Havent had anything out of the ordinary happen. The only time I needed maintenance it was prompt and successful. The community is quiet, you cant even hear road noise, however, I may be in a good spot for the complex. Walls dont seem abnormally thin.One complaint is that you dont control your utilities amount, they are summed for the whole building.All in all, Id live here again.UPDATE: Moved out after 2 years -- just to move on and go downtown. The staff is very attentive and knew me by first name and I did not go in often. Alex is personable, friendly, and sympathetic to issues -- you can tell he cares. A complaint is the ceilings are thin but theres not much that can be done about that. Overall, however, the whole experience was solid and Id recommend to anyone looking to rent in this area.

Coming up on a full 9 months with the Canyon Reserve and weve been pleasantly happy! We moved into a remodeled unit that was clean and obviously modernized to fit the apartment trend (Faux hardwoods, light paint schemes, light countertop laminates, garden tubs, etc.) Aside from older water heaters (one per building) causing short and refreshing moments of cold water bursts and the washer having hot and cold water swapped - this apartment complex was great! Our neighbors were respectful and quiet and the property is clean. The managers are attentive and responsive and even stopped my car from getting towed when there was a mix-up in parking spots and some Karen decided to call for a tow, it gave me a scare but ended up being around the corner. When selecting a unit, I would highly recommend an upper level as it comes with a skylight which makes a ton of difference to the lighting of the apartment.My biggest recommendation is to come and see for yourself, the location is prime (Denver, Boulder and north Westy/Thornton are close) and the price is definitely manageable.PS: Special shoutout to Tango the heeler puppy and Noodle the cat on a leash for making the last two months here very memorable.

Summary:-Cockroaches-Terrible maintenance-Cold winter-Dog park stinks-Charging us more money even after we moved outI was at these apartments during school for a one years lease. 6 months or so into our lease, we got cockroaches. We told them and they told us they could only send someone out on Wednesday’s. We had to wait 6 days to get a pest control guy there. In the end, they didn’t fumigate the apartment. They only set up traps. The roaches never left. The maintenance is terrible. You have to be following up constantly to get something fixed. Our heater during the winter was circuiting on and off randomly for the whole winter. It was never fixed and we dealt with it for months. We rented it as a renovated apartment but all the cabinets were dirty and some had dry rice from the people before us. The apartment was dirty the first day so we cleaned it. When we were leaving the apartments my mother, girlfriend and I all cleaned the apartment and left it perfect for the next person to avoid being charged for anything. Now that we have finally moved out, they took my deposit to pay for a 2 month backtrack of utilities apparently and used the remaining for a “professional carpet cleaning” and are now charging me $101 more dollars. Not to mention I went home for the summer so paid 3 months rent for a vacant apartment. There are better places than these garbage apartments.

Amazing experience! After three years, I am sadly moving out of canyon reserve but only due to needing a bigger place with the acquisition of two more roommates. The apartment itself was great. Our maintenance requests over the years were few and far between but the maintenance staff handled them promptly and professionally. What impressed me most was the communication from the leasing office, especially during covid. Whether it was good news or bad news the communication from the staff was always there and greatly appreciated. Would absolutely recommend this apartment community!

I currently live here with my Fiancè. We have a baby due in 2 short months and I am a high risk pregnancy. All of this being said, it has been incredibly stressful to live here. There is one particular office worker who has no idea what she is talking about, she refuses to follow up to keep in contact, and to give you any specific dates or times to let you know when maintenance will be showing up to fix any issues In your apartment. Currently our AC has not worked proper since the beginning of summer. The first time maintenance came to try and fix it they changed the filter, the second time was to reset the thermostat, the third time was to go to the roof and attempt a fix from there, the forth time they changed the internal coil, rewired the thermostat AND installed a new thermostat. That still hasnt fixed the issue. So they gave us a portable AC until they can get a scheduled appointment by a professional AC company to come out and fix it. The problem is I still havent received a phone call to set up this appointment and when we called yesterday this woman worker named Cassie said I was under the impression it has been fixed and it was just frozen from running the temperature too low. First of all she CLEARLY has not been in contact with the maintenance men since they have been out 4 times regarding this issue and the problem has NEVER been the pipes freezing up. And instead of communicating with them to figure out the issue she just wants to pull out whatever answer she thinks will work. And it is ridiculous. The only progressive workers are the current maintenance crew as they have been courteous and trying to figure out the AC issue and the Assistant property manager Alex who we feel should just be running the place because he cares enough to talk to the tenants and make us feel valued. Unlike these other office workers. All in all, I have no idea why we spend 1500 a month for a headache like this complex. All we ask is for simple communication and they cant even do this within their own staff. It is quite frustrating, again we are about to have our first child and we shouldnt have these headaches on top of getting ready for this baby when we pay 1500 a month for these people to take care of these issues.

I have lived here for 4 years and been through several staff changes and what not. First off, Alex in the leasing office is probably the most helpful person I have ran into. He takes the time to listen and come up with solutions.As far as living here: the bad...maintenance is short handed and takes longer than it should for requests, which is frustrating. There are several residents that find no need to pick up after their dogs...in turn resulting to more dog poop laying around than there ever should be. The dumpsters are always over flowing and there is trash everywhere in the enclosure.The good....The gym and pool have been updated recently. The 2 bedroom apartments have a decent amount of living space.If the complex/grounds were more maintained i would give a better rating but this place needs some taking care of before then.

I have never felt so taken advantage of.. I recently moved out of these apartments in March. Since I work late I had called in 60 days prior to moving out to tell them I was leaving. The lady who had worked in the front office (no longer working there) said that she would email me the move out paperwork so I could get it at work. A few days went by and still no email so I called back and she ended up leaving the paperwork on my door. I filled it out and drooped it off the next morning. While I was in I asked what all they look for when we move out as far as cleaning goes. She said my apartment was up for remodel as well as the apartment across from me and that they were taking the carpet out and replacing it with wood.Now I had got my new place early so I had paid for both places in March which also meant I had a whole month to make sure it was spotless, and it was. When I turned in my keys I scheduled a walk through and was never called back on that day to do it with the management.I had called in a couple of weeks later to see when I would be getting my $1500 deposit back and the new person in the front office told me that not only was I not getting my deposit back, that they were going after another $1336 because my paperwork was turned in a few days late.Now I had trusted the person working there that when she said everything was good and notated on my account it was actually done. I feel that since they have someone new working there now its my word against them. I did EVERYTHING I was told to do by their employee. I feel they need to honor what she had told me considering I did what I was told. SHE DIDNT.

I was pretty shocked that people have complaints about this place. I have lived here for almost two years and love it. Yes, sometimes there is dog poop lying around but the great thing about this place is that the maintenance people come around and pick it up (though they shouldnt have to!) I have noticed that sometimes the water gets shut off randomly without notice but it was only for a short period of time (~15 minutes). I like that you can pay rent online and submit requests. I have submitted requests before and they were handled very timely. The apartments themselves are very spacious and clean and the attitude of the people living here is great. People are very friendly. I wouldnt let reviews scare you away from this place, I highly recommend living here if it fits your price range.

Its a decent enough place, but god forbid you come here from out of state. The parking services--who apparently need to feel important--are constantly threatening to tow our motorcycle for having an out-of-state license plate. Talked to the staff and they only said, Well then, theres something wrong with the bike. Yeah, because a valid license plate that isnt from Colorado is really wrong. If having an in-state license plate was a requirement to live here, they should have mentioned that before we signed up to pay almost $1000 for a one-bedroom apartment. They said we have a month and if we dont fix it, theyll tow the bike. How can you tow a vehicle for having an out-of-state license plate? Parking services keeps claiming we have no tags as though the state we moved from doesnt exist and the plate is fake. Thats cute. If you want to live somewhere where you can keep a vehicle without being harassed on a weekly basis by a boy scout with self-importance issues, then dont move here.

First, let me preface this by explaining our situation. My wife and I were living in San Antonio when she got word of a job opportunity in Denver, Co. We did not have time once she got the job to travel and look for apts so we went online. We called Canyon Reserve and spoke with the kindest, warmest leasing agent we had ever had the pleasure of speaking to. Her name was Brandi and she took about 1 1/2 hours to assess what exactly we needed and we were able to secure our apt over the phone. It was the easiest transaction ever. We arrived 2 weekends later, keys and apt were ready early sat morning and the apt was just as it was described over the phone. Very clean apt, well maintained grounds, wonderful maintenance crew, timely to be exact. and a fabulous office staff. We signed a year lease and started our lives out in Denver. By the way, these apartments are surrounded by homes upwards of $500,000, yet they are not overpriced. Very safe area with access to everything within 5 miles. 8 months into our lease, my wife again was offered a job in her hometown of Seattle and could not pass it up. Brandi and her management staff were very understanding as I went straight to them to let them know of our situation. They worked with me to come up with a very, very adequate move out cost since we were breaking the lease. I HIGHLY recommend the apartments as they are the cleanest, most well kept apartments we have ever lived. When you go in, tell Brandi, Robert said hello!!!!!! If there was an award given these days for outstanding customer service, I would recommend Brandi and her staff 1000 times over.

Terrible staff as of 2015-2017. Poor management of mailed parcels. Overcharge fees for irrelevant problems not caused by residents. Left apartment in very great almost as we moved in conditions. Professionally cleaned the carpets, still did not get deposits back and was charged 1600 for reasons undisclosed to me. Poorly functional rent portal on website. Dog park is of great size and neighbors are polite and friendly in a great location. But to much hassle for the worth of the rent, fees, and faculty. I would recommend these apartments to no one with common sense.

Maintenance services absolutely suck here!! We have had issues with various things in the one year weve lived here, and it always takes at least 3 weeks before they even come look at the problem. Theyve come in to supposedly fix our dryer about a half dozen times and it still takes four tries to get clothes dry. Our A/C is broken and pretty much has never worked. The only saving grace this place has is its one of the cheaper apartments in the area that look halfway decent, but its all aesthetic. The newer management is at least better than the past ones.

Not a terrible place as far as neighbors and apartment quality but the utility bills are pretty steep for what I use (gas & water are NOT sub-metered so both are split across the building). Current fees that are not included with base rent are:Pest Control $2.00Utility Admin: $3.50Trash: $8.50Rent is increasing $50-$100 depending on lease renewal terms.

Moved here for the location and the price and quickly regretted the choice. There are several maintenance issues! Kitchen is tiny and you can hear everything from neighboring apartments. My boyfriend who lives here with me also had his motorcycle stolen from the parking lot so that added to our doubts about this place. Not the worst place Ive ever lived but definitely wouldnt recommend it

We have been living at the Canyon Reserve since October 2015. My company moved us from South Mississippi to greater Denver area. The apartment price is actually pretty low in comparison to other apartments in the area. The apartment is very spacious and in good condition. It has a older feel to it but I wouldnt complain. The staff, gym and dog park are awesome!!The only complaints are snow removal during winter and we have had our mail boxes broke into once. Yes, theres dog poop on the ground. You cant completely blame the grounds people because attendants are crap adults.

Ive been living at Canyon Reserve at the Ranch for around a year now and would definitely NOT recommend this place to anyone. Multiple times Ive had my water turned off without any kind of notice as maintenance works on the buildings water. Ive also put in several maintenance requests with the manager Valerie standing there watching the requests be put in, only to have the requests never be answered. The toilets run constantly and the trim around the base is peeling off. Neighbors do a horrible job picking up thier dogs waste and the maintenance staff does just as bad of a job providing bags and cleaning up the rogue poop. If you want to live in a place where you are just a number and the complex is happy treating people that way come to canyon reserve at the ranch.

Don’t rent here. Don’t don’t don’t. My furnace was leaking co2 this happened twice in the five months I lived there and they half ass fixed it. I called the fire department and xcel and they told me it was clear the apartments did a half ass fix instead of hiring an outside company. The maintenance then told me that xcel and the fire department were lying and did not fix the furnace. I no longer felt safe living there and left.Now, the office manager changed the day we moved out even though we have a written contract of the day we moved out that included a 60 day notice. The manager ignored all laws and broke the contract to change our move out date and charge us more money.So you know, if you like living in a place run by criminals, go ahead. It’s been 5 months of hell.

I lived here from July of 2014 - August of 2016, and I regret saying I lived here too long. When my boyfriend and I first moved in this place was great and they staff was very attentive. As the months went on things just kept getting worse. In April of 2015 we had a leak happening in our bathroom ceiling that they would never address appropriately or listen to what I knew to be fact of why it was happening. It took them SIX MONTHS (til October 2015) to fix this issue and they were RUDE about it the whole time. That among many other maintenance and staff issues left a bad taste in my mouth. For the amount of money they charged for a one bedroom, not updated, apartment, this kind of treatment was not worth it. I DO NOT RECOMMEND this apartment complex to anyone. The only thing it has going for it, is the location.

Our year lease is up this month and Im excited to be leaving. The apartments are in terrible condition. You can feel the cold blowing in from all the windows and doors. Our apartment you could tell was previously used for growing marijuana the smell never left the bathroom vents. And the office staff is so rude. I would say when we had a major is - which there happened to be a lot of the main maintenance guy was pretty friendly. Overall I would not reccomend this place

Jeez. What a terrible place to rent from. Greystar Properties themselves are an awful experience altogether (currently renting a different property from them). Canyon Reserve specifically was a dump. Upon move-in, the apartment was filthy. Covered in dust. There was thick dust all over the ceiling fan in the kitchen, and the central vents were completely COVERED in dust. The top of the oven was also drenched in a thick coat of sticky dust and grime. It was seriously disgusting. The wood floor they had recently put in was crooked and had bumps. The patio was covered in dust dirt and bugs. It even had trash in the cracks, like cigarette butts. The bathroom mirrors were dusty as well, and were covered in rust. The ventilator fan in the bathroom was forced shut since the button was broken. The dishwasher didnt even work; did not power up or anything. On day two, we found three cockroaches roaming around the apartment in different areas. There were tons of maintenance and presumably health code violation problems upon move-in, and they only got worse as the leasing year went on. When I asked the leasing office and manager about it they said they were sorry. Also the manager accused me of renting one of their washer/dryer sets and not paying rent for it, which was completely false. My washer and dryer were moved in there from my storage unit. They are just desperate for some quick money. Didnt give a hoot about me or the residents, except to have EIGHT INSPECTIONS. YES EIGHT! Get ready for a huge invasion of privacy on top of the terrible dirty apartment. The City of Westminster came in for three of these inspections, which was suspect considering the condition of the apartment when we moved in, and in the lease we had to sign a mold addendum and multiple other addendum confirming that we agreed to having a dirty apartment. Basically saying that we cannot sue. Worst idea of my life. $1500 a month for an apartment! I wouldnt be complaining if the rent was a bit more reasonable, but this is Denver were talking about. Good luck to anyone trying to find decent housing to rent in Denver. Its all just for the influx of stoners now.

Worst 3 years of my life. Will never rent again, simply because this place ruined it for me. Dog poop in the grass, mud on the concrete, you decide what you want to step on, those are your choices. Sinks and tubs clogged, nothing works. Rent increased 400$ in 3 years....dog poop dog poop dog poop, did I mention the dog poop? Terrible staff, that changes monthly. Trash everywhere. Save yourself the trouble, and find somewhere else to live. Dog poop....

Rented here for about 3 years. Each time we renewed our lease, the rent went up. Be prepared to pay a LOT in utilities! I was frequently paying over $70/month for water alone because they dont meter the water by individual use, they divide up the usage per building. When I asked why it was so expensive, the manager explained to me that there might be a leak or irrigation/sprinkler issue that was driving everyones water bill up. Its unfortunate that poor maintenance is not considered an overhead cost and would affect the residents bills. They went through 3 or 4 full turnovers of office staff/management during the time we rented here, and each one seemed worse than the last. In my experience, the office staff rarely picks up the phone and never checks or returns voicemails. From what I hear, this used to be a nice place to live. Its not unbearable, but I would not rent here again if given the choice.

We lived there 4 years and gladly moved out last month,at first it was a nice quiet place but then here comes the disrespectful kids and their hot rods and the capital of dog poop city not to mention the monthly walk ins just to snoop,they go through maitanence like socks and the kicker is our ceiling fan never worked so I bought our own then bought a new one to replace ours once we moved out. The funny thing is we have been charged carport parking every month but we ceased in having that since October 2017 yet we get charged and its always a fight to get that erased,when we put in our notice of move out 60 days prior we were told they are going to renovate it and get people in, they have rented it out late July we moved out July 14 last night we get slapped with a $1800 bill but no explanation given, our ledger shows 125 for pet seal 275 for painting walls and thats it so the fight continues and if I could give this place 0 stars I gladly would this place purely sucks and people really need to research OAK MEADOWS in Firestone this place is huge the kitchen is amazing and and its super quiet,they are alot cheaper than Canyon its only 15 minutes to Westminster 20 from Loveland do not rent from Canyon if you like trash than fine if not give Oak Meadows a call you will be thankful you did

Kinda ridiculous, my wife and I had an appt for a showing today and were given probably the worst experience ever. First of all the person running our appt never introduced herself, never asked our names either. When we asked about seeing an apartment it was like pulling teeth. Why make an appt for a showing if you have nothing to show? Finally 20 min later the Maintenance guy was able to find an open unit for her to show us and that was it. Nothing about the grounds, no info about the unit either. The girl who showed us around completely ruined our interest of moving here. Oh dont forget the resounding smell of dog poop and piss all over the grounds.

The staff is awesome super friendly we love it here very dog friendly the residence are too the down side is garbage outside the dumpsters thats more than likely a parenting issue cause of laziness and the snow removal could vastly improve during the winter months other than that its been a great two years lots of Broncos fans here too i love yelling TOUCHDOWN BRONCOS to my nieghbors

My husband and I went here to look into getting an apartment. The second we got inside the blonde office worker glanced at us looked back at her computer and asked what she could do for us. So my husband expanded what we were looking for she printed off some papers handed them to him and that was it. So We asked if we could view a property and she sighe said we could make an appt and come back. Needless to say we will not be calling canyon reserve our next home. And possibly think about training your workers to have customer service.

My partner has been living here for four months, and I come into town with my young kids every other week or so. Its been a nightmare.The good: theyre refinishing all the apartments as people move out, so on the surface they look nice. (Unfortunately the men doing the work like to congregate outside and smoke but whatever.But no matter how much lipstick you put on a pig, its still a pig. The handiwork is shotty at best. Within days of moving in the bathtub was peeling, and electrical issues galore. The carpet has gaps around the edges, toilets were installed without wax rings and leaky, and the brand new floors were scuffed with adhesive impossible to get off. The dryer vent was literally patched with tape and painted over. Yikes.The water in our building has been turned off several times with little to no notice.Windows are drafty and block zero noise.There is always *always* trash everywhere. The playgrounds are so gross I wont let my kids play on them. The parking lot is a dumping ground. And no one cleans up after their pets. Ever.Most people are fairly nice, but windows breaking, people yelling and arguing, and drunk/high neighbors in the loose are..... common enough I dont let my kids outside.The office cant keep their paperwork straight to save their lives. We were just notified they needed our dogs vaccine records which we turned in months ago with all the pet fees. Apparently they can take your money just fine but not your records.I could live with ALL of that. Its apartment living. The single biggest annoyance is the *constant* notices about maintenance needing to enter the apartment. In four months theyve come 5-6 times NOT including any maintenance requests you submit.... those take days to hear back on. Youre given a 1-2 day window but never a time, so be prepared to put your life on hold a LOT. If you have kids, nap times will be overthrown. If you have pets, youll need to crate them for days at a time. They dont care. And then they dont actually fix or DO anything when theyre here. Our maintenance requests get marked off as done when they didnt touch a thing, so its not like the constant disturbance of our lives comes with the trade off of a well-maintained apartment.The plan when my partner moved in was that I would officially start living here a month later as I tied up loose ends out of state. Now we are counting down the days until our 5 month lease is over, and despite already paying deposits and fees, Im choosing a long distance relationship over having to stay here full time. Its really THAT obnoxious.EDIT: since this review (a month ago) we have another inspection his week, the folks across the hall are constantly cracked out and wandering at all hours. The (literally) 10-30 people in and out within a few minutes all day lead us to suspect theyre dealing drugs, theres naked kids on the playground (which is covered in trash) as I type this.Last week they refinished the floors above us. The fumes were SO bad, one of us passed out, my children had headaches, one of us had a migraine, and our dogs were vomiting. The property manager Victor couldnt even be bothered to call us back. We had to vacate our apartment and pay for a hotel room. This dump gets worse by the day.After posting this review, Victor contacted us personally annoyed we hadnt tried to contact him about or issues. We had.We were advised to not bother deep cleaning the apartment upon move out because we would be charged a $100 cleaning fee anyway since we had pets. We were charged $1000 in bullshit fees and pet-related charges that simply DIDNT HAPPEN. We did not leave behind pet stains. Management is rude, pushy, egotistical, accusatory, and unpleasant at best. This place is a scam. We were told exactly what our move Out charges were be and were billed for TEN TIMES the amount.I feel so, so bad for anyone stuck there still. I thought the previous management sucked, at least they were just flakey and not straight up liars.

Well, I moved into Canyon Reserve nearly 2 years ago. When I moved in the managers were Kelly and Brea. It was great. The apt. was not perfect by any means, however, Kelly did EVERYTHING in her power to accomodate the residents. What do you know, Kelly gets fired and Brea also leaves, and suffice it to say the NEW, better management are HORRIBLE! Remember, I have been here almost 2 years, NEVER late on my rent, one of the ONLY residents that actually pick up after their dog. I have a handicapped placard, I only have 4 medical issues........The management has always known me to park in the handicap spot as I do have the state licensed placard. From time to time I have forgotten to hang it on my mirror. What do you know?!?! THEY HAD MY CAR TOWED!! For parking illegally!!. $237.00 later, I get my car. I will NOT renew my lease.......AND I WILL and have told everybody. This is the thanks I get for being an A+ tenant??????

This place is horrible. The grounds is trash, the smell of dog poop and urine is overwhelming. The apartments are not all renovated. The apartment itself is not very nice at all. Good luck on getting a work order done or even done correctly. I plan to break the lease. Ive complained to the office and the events people several times about an ongoing issue and they clearly will never care about the residents issues. If you have children, dont move here. Theres broken glass and dog poop everywhere. So if you want a place where your children can play outside, I suggest you find another complex. If I could give zero stars, I would. Such trash here. Literally things are falling apart. 👎

When I moved in a washer and dryer were an added charge. My girlfriend and I were going to get a free washer and dryer. I was told we could get the new washer and dryer but they are not going to take the $ off our rent. On top of that they won’t remove the old units which they own. And to make it worse they wanted me to pay to store the old washer and dryer. So in short I would be paying for something I don’t own or use on my rent and they wanted me to pay to store them. Also with some new people moving in with a lot of vehicles it is getting hard to find a spot to park in the evening.
