Decent apartments. Although, No parking 90% of the time. I have a garage but it doesn’t fit a full size truck and you can’t take it off once you add it to the lease. And when you can find a spot, the lines are so close together that people constantly scuff your car or park so close to you that you can’t get into your car.
Nina the leasing manager, Nina, is incredible. I’ve gotten to know her in the last 24 hours and she’s very helpful. All of our *minor* issues were due to them (I’m guessing) being short staffed. Who isn’t understaffed these days though? Nina quickly answered our questions and is getting the cosmetic issues resolved ASAP. Very excited to live here at Block32! Also, we’re on the 3rd floor facing the south (where the train tracks are) and when your apartment is dead silent- we heard just a whisper of the train. Those double insulated windows really work!
Parking is horrendous. I feel like it’s not too much to ask to be able to park within a block of where you live. if you get home late don’t even bother trying to park inside the gate, and street parking remotely near the entrance will also be full. have fun waking a block+ home with all the homeless people to keep you company
We had the pleasure of working with Arianna who made the whole move-in process so smooth and easy. We appreciated her clear communication and quick responses to the millions of questions we had. Additionally, we have been loving our new home and our new neighbors, too! Thank you for a great experience so far!
Worst apartment building in Denver. Nina the manager will literally make your time here even worse. Her and her staff have zero interest in making any situation better.
Run, do not rent here. High crime!! Thefts, auto thefts and auto break-ins, etc. The gates to the parking lot are always broken. Management is the worse. Nina is horrible. They do not notify the tenants of the crimes! DO NOT RENT HERE.
While on the whole, I enjoyed my experience at Block 32, I did have quite a few issues.1. The parking. The free parking spot is a plus, but the parking spots are so small that I have had to crawl out of my trunk multiple times and my entire passenger side door is absolutely ruined from multiple cars scraping into it as it is always a tight fit. Additionally, the parking gate is constantly broken, which makes getting into the lot tricky many nights.2. The security. I would not say I felt safe at Block 32. Most of the doors do not close/lock properly, and I have had hundreds of dollars stolen from me through my time there through packages and my bike being stolen. I know that the package security was upgraded, but there was not an effort to remedy the situation of my packages being stolen multiple times other than package pending is coming soon.3. How dogs are handled. The rocks that are provided as dog areas to do their business smells noxious in the summer heat, and even the dead of winter. I was told that the dog run was going to be renovated in the coming months, but that never happened. Additionally, multiple times there was dog vomit in the stairwells and elevators that stayed uncleaned for a lengthy amount of time.4. The utility charges. You pay for the building utilities, which is fine, but I found it incredibly odd to pay heating and electricity charges for the main floors when the heating was set at 85 degrees at all times, which HAS to cost them huge sums of money that the tenants are ultimately paying for. I just figured this would be factored into the cost of rent.It is unfortunate because on the whole I had a mostly pleasant experience here, but there were several issues that concerned me. You certainly do get what you pay for though.
Staff has been nice to me but if you are planning on using the amenities, dont live here. I moved in at the end of March and nothing ever works. You will have troubles signing your lease as their online system isnt very good. Seems to be one thing after another. I give it two stars because of the location and price. Im trying to stay positive and hoping I will get to use the amenities during my time here. Its unfortunate, but at least I can enjoy my actual unit. It would be awesome if management offered a discount to the residence seeing as how youre unable to use the amenities 90% of the time. Really keeping my fingers crossed that atleast the pool will be open. I knew that it wasnt the greatest building going into this because of all the bad reviews but the price was right. If you can afford a few extra dollars, live somewhere else.
I have lived at Block 32 for two years and can confirm that management does not care about their tenants. Another resident, who I had never seen before, confronted me with a gun at the building entrance one afternoon and asked if I lived in the building, which unit I lived in, etc. I contacted the police and was told that since I didn’t know any personal details about the man, video surveillance would be their best option for investigating the incident. I reached out to management with a detailed description of what happened, the location, exact time, etc and asked if they could check the video footage for me to provide to the police. I never heard a word from them about whether the footage existed or not!During my time here I have had other annoyances with management as well (telling me I’d have to wait over 24 hours to get my smoke detector battery changed as it beeped every 20 seconds, overcharging me rent for five months and only refunding me after I asked to speak to their supervisors, etc.) but the complete avoidance of a resident confronting another with a gun was the final straw for me.If you wish to live in a place where management values their residents or at the very least the safety of their residents, Block 32 is not for you!
I have recently just moved in - within the last 3 months.Boy - this place. I am just going to say avoid it. Yes, it is cheaper than most places in the area, but I am telling you it is not worth the money you save.The managment is the biggest issue. They are super nice when you are in the process of moving in - but as soon as they know they have your money, their demeanor totally changes. Nina, and Mary are the coldest, and most stuck-up management I have EVER dealt with. They do not care the least bit about their tenants. Amber is their only saving grace. They act like they are better than you, and treat you as if you have no intelligence whateverso ever, even when you are just asking a simple question.I travel a lot - and I move alot so I have dealt with the worst of the worst...or so I thought. Block 32 is the worst experience I have had with aparments. I am already looking forward to moving out of this place, even just down the street. I love the area, but Block 32 takes most of the joy out of it - and that is me being the nicest I possibly can.I even have friends who want to move to the area, and I do my best to help them avoid this place at all cost. It is not worth the 100-200 bucks a month that you save.Another issue...maintenance. Oh, boy. Just accept that when something breaks in your apartment you will have to deal with it for at least a month. They will tell you that they will definitely be back that day or definitely within the week, but you end up not hearing from them for a month because they were waiting for a part (but meanwhile you do not hear from them at all). One good thing, is that they do not come in when you are not there, and always knock first, that is there one saving grace.And, the included wifi is a joke. It disconnects DAILY, and doesnt even work because everyone is connected to the same one, so at points of the day you cant even get an internet page to load. You will end up just paying for your own internet through another company. So, no money saved there.Before I moved here I was looking through the comments, and thought to myself it could not possibly be that bad - this is your sign...it really is that bad. Save yourself the stress, and trouble, and just move into waterford or citygate. Dont even waste your time here.
Ive enjoyed my time living here, the office staff is professional and has handled the Covid outbreak very well. The building is clean regularly, and the maintenance staff is friendly and timely. I love that it is walking distance to a lot of great spots, The Source, Zeppelin Station, Great Divide, to name a few.The ceilings are a bit thin, and the keg in the common area pours mostly foam. But despite that its the only apartment complex that has inspired me to write a review before Ive moved out.
I moved out of Block 32 a few months ago. It is a good location, but the leasing office employees are horrible! Unless it is an easy fix it will take forever to get a response and when you do it probably wont fix the problem. Nina is rude and speaks to you like you are a child. They also charged me so much after move out, it made the savings on parking and wifi not worth it. The free wifi is also not very good. It cuts out and I could barely get it to work for gaming. Apartment is okay for the price and free parking is cool but if you can spend the extra $100 or $200 a month go somewhere else

The elevator here is broken DAILY. It’s been months of this. I’m getting really tired of carrying all of my camping gear and groceries up and down four flights of stairs constantly. ESP when the stairwell is 100 degrees.Edit: it’s now four days later and I’ve had to call every. single. day. because the elevator doesn’t work. It’s been fun lugging grocery’s all the way to the top after my 10 mile hike today. Hopefully anyone with handicapped needs steers clear of renting here. There’s a girl in crutches who I ran into having to take the stairs yesterday.
NOT GOOD VALUE! Block 32 was far less than ideal, starting with horrible management. Nina does not care about her residents, but rather about cost savings.The hallways are dirty, the keg is never open, the outdoor TV is broken and were never fixed. However, she is willing to spend the extra money on towing your car, which happens all the time. My roommate and I felt that utilities were ridiculously expensive and though they advertise free Wi-Fi, it does not work well! Decent location, but go to Waterford across the street or live on the other side of the tracks and you will get much better value.
Have only lived here for about a month now... I was a little frightened by some of the 1-Star reviews but I have not experienced any of the issues that are referenced. In fact, I have placed around 10 maintenance requests (simple things like burnt out lights & needing new water filters... what you would expect to need fixing when moving into a new place) and each request has been addressed within a day if not hours of me submitting it. The maintenance team has been so kind and so helpful... I have never been taken care of this well at other apt facilities.
Myself and my roommates lived here for one year and, while at the beginning we were excited to move there, at the end we would refer to the apartment as Bleck 32.There are a couple of moments that stick out as particularly negative. First, when two of the three living in the apartment lost their job or had their income severely impacted, they made no effort to try to accommodate us. Instead we could just opt for a payment plan that was paying half the rent on the first of the month and then the other half due before the end of the month. Then, we would be faced with the issue of paying rent in full for the next month just a few days later. The cherry on top was after being told this payment plan, management proceeded to tell me about their exciting trip to a resort coming up. Rather tone deaf I think.Secondly, there was human feces and vomit in the stairwell that was left there, uncleaned for days even though I left multiple voice messages complaining. This happened on separate occasions over the summer of this year. In the midst of COVID, dont you think corporations would be prioritizing cleanliness? Its disgusting and disrespectful to the residents that literal human feces and vomit was left for them to step over.Lastly, we made sure that our apartment was cleaned thoroughly as I remembered reading reviews in the past that mentioned being nickeled and dimed for everything upon move out. That absolutely happened to us, we did not even get $50 of the $500 deposit. We made sure to review the move out procedures and even got the apartment inspected and okayed by management before we officially turned in our keys. Even took photos of the cleaned apartment. I guess they didnt catch the reasons for charging us $89 for painting/ damages during that walk through, but they caught it after.I hope anyone who takes the time to read this review helps them make a positive decision regarding their new home.*Because I am unable to comment back, yes we did reach out to management regarding the billing discrepancy and rather than taking a deeper look to find why we were charged for an extra day of rent, they instead blamed us and stated the extra day rent charge was actually for a late payment we made... which never happened. I have all conservice payment confirmations exactly matching what we owed each month. Also, dont try to call Echelon. All extensions go directly to voicemail. Helpful!*
Building management is unreasonable. This apartment has cheaper listings than the rest of rino for a reason. After two years of living here I would not recommend living here.
I strongly encourage anyone looking at the apartment complex to look elsewhere.The units appear cheaper than most in the area, but if you decide to move out after your lease they will charge you so much money that it becomes one of the most expensive places to live.The staff at the front desk is friendly but the management behind the senses does not treat residence with respect and tries to take advantage anywhere possible.When my roommate and I moved out, I admit there were a few damages like scrapes on the floor boards from my dog and some damage to a door from where a bike fell over. This amounted to $1,500+ charges in our move out process... How we got there no one understands.When we called to ask about the charges we were greeted with management saying I knew you would be calling me. Seems a little shady.Maintenance takes over 2 weeks to come and fix what I would consider priority fixes. Our washer and garbage disposal broke about 6-7 times each throughout the whole year we lived there and they never considered to replace either when clearly there was a bigger issue. The first couple times they were timely with repairs but after that it was 2 weeks before they fixed anything.We were blindsided by the way we were treated when we moved out because we always had a friendly and nice relationship with the people, paid our rent on time, followed every rule and still managed to be treated like just another number.We had had a power outage that lasted over 72 hours and every gate and door was left open in the building. Anyone at anytime throughout that period could have walked into the complex up to anyones door without any security asking questions. After they power came back on, they closed an emergency stair will and asked no one to use it because the lights werent working properly. Normally I would agree with this, but if anyone lived near the door, (me and my roommate), you would have to go to the complete other side of the building to get out. If there was a fire or any type of emergency, it is almost certain we would have been injured or suffer worse consequences.Again I know it seems like a good deal but it is worth it to pay an extra $100-$200 a month for a better place. I promise.

The manager on that property gets a hard on towingVisitors cars... There is no signs posted like they are required to do.and they tow tenants cars that dont have spaces to park 2,100 in tow fees in 2 months
My roommate and I have lived at Block32 for almost a year now and we LOVE it! Nina and her team are great, if something comes up it is always dealt with in a timely manner. It is a building filled with a younger crowd but we haven’t had any issues with safety or noise. The club house and pool area are great and if you’re looking to meet people everyone who lives here is really friendly!

Ive lived at Block 32 for about 6 months now. The staff has been nothing but friendly. I chose to live in RiNO full-on understanding that a lot of construction was going on-though management and staff at the apartment complex (Nina, Trish, Noah, Rita, etc) have been nothing but helpful during this process. This is a very dog-friendly apartment and they are on top of everything maintenance-related. Shout out to Melvin who is in charge of maintenance (he is so kind and hardworking!) Peoples frustrations are real-but honestly, you get rent that is more affordable than any other complex in the area, and you are right next to great breweries and spots like The Source, Natural Grocers, a 7-11, and get to live in a well-managed and well-kept property. Plus the amenities are great.If youre choosing to live in an industrial area and also want affordable rent-parking a block away is nothing! You can always pull up to the loop by the leasing office and drop off your groceries, etc. They are really understanding about that. There are multiple areas to park where your car is safe and there are no parking signs. And management is CONSTANTLY working to improve on this. You get what you give, people! Work with your management and be a good tenant, and they will be good to you.
I just moved in a while ago and everything has been great! Smooth move-in process, everyone was very helpful and nice. The construction is a bummer, but it will be very nice when theyre done and it really hasnt bothered me very much. I was also pleasantly surprised to find that the parking at the river was much closer than I was expecting. I love it here so far!
My roommate and I were excited to move back into a professionally managed property after some trouble with renting from a homeowner, but with this style of management the human element takes a backseat to policy.In my second week of living here, my car was towed from the resident parking lot where paid spots are reserved. However, these spaces are not clearly marked as reserved for paying tenants as opposed to general tenant parking.Upon reviewing the parking addendum in the lease, there is nothing specifying which lots are courtesy and which are being paid for and this was only communicated verbally resulting in my confusion.The management offered no remedy or leniency in this situation and I was forced to pay the $200 towing fee from my own complex.
I moved into the apartment in October 2019 and really enjoy living here. The gym is small but efficient; the machines always work and has the strength equipment needed; the hot tub is a great amenity and you cant beat the location. The building is close to the Source, breweries and coffee shops and walking distance to Natural Grocers and a quarter mile to a running trail. The office staff is friendly, the residents are nice and there are so many cute dogs.Additionally, there is an online portal that makes it incredibly easy to pay rent and submit maintenance requests.I saw a few key themes in negative reviews I can address from my experience-Guest parking- Yes, there is no guest parking. Street parking is available, but can be difficult to find. But parking in Denver in general is pretty tough, thats not just a RiNo/apartment issue. :) Residents are offered multiple options for parking spots (garage, non-covered). I chose a non-covered spot (free- which is the only apartment I found in RiNo that offers this) and never have an issue finding a spot. Additionally, there are parking spots behind a secure gate which gives an added level of security.Maintenance- I have submitted a couple maintenance requests (toilet was leaking, washer leaking) and the issue was always checked out in a day or two. Some repairs take longer with needing parts from the manufacturer, but the office staff has offered to help with alternative solutions while I wait (ie. offering to let me wash clothes in a vacant apartment).Office staff- I think the staff is great. I think theyre busy managing 100+ apartments and not instantaneously responsive on email but theyve always been helpful when Ive just gone down to talk to them in person.I agree with another persons note that this is an affordable, conveniently located apartment and I highly recommend it. I looked at four other places on Brighton and while this one has less frills ie. two giant gyms, cabana, etc, those werent important to me and you really cant beat the value.

Jordan and Melvin do a great job maintaining the property. If we have any issues that need attention in our apartment they are at our door to fix anything and everything within minutes of the mantinence request. They are the most reliable, friendly and efficient maintenance team I’ve ever encountered and I’ve lived at a handful of apartments in Denver. 5 stars for sure.
Much of my feedback has already been noted in other comments. The parking SUCKS! I put my name on a waiting list for a garage, only to find that 6 months later, my name had never been added. When I asked the manager so, what does that mean? she then began to explain how a waiting list works and how my name was not added. I asked her to not treat me like a child, and that I understood how a list works, that I was wondering what that meant for my place int he line; would I be added to the end.. or? She seemed extremely upset with my inquiry and basically told me to shove off and shed have to deal with me later. The noise is also pretty insane, every night theres some party at the pool or hot tub. People frequently hop the fence and continue to have loud, drunken conversations until someone calls to complain. Then.. again the next night. If you are an early riser, this place is NOT for you.Tenants have no idea how to dispose of trash or recycling, either. I feel like Im living in a dorm, or frat house most of the time.Because the building is secure packages are often delivered to the front desk and when you go to inquire if they have your package.. they wont look until youve specified that you have looked at the tracking and who signed for it. I feel like I should be bringing them cookies and bribes just to check for a package without getting the 3rd degree and snotty attitude.One redeeming factor is Phil, the maintenance guy. Hes super nice and professional. He gets repairs done quickly and is a pleasure to chat with.
I am very impressed! Since we originally inquired about Block 32 we have received nothing but help from the staff. We have been primarily working with Rita (who is absolutely incredible at her job) but everyone who we have spoken to/worked with during the move in process has been amazing. They are very on top of everything and have made the move in process easy and have been extremely accommodating along the way. We are really looking forward to our future here at Block 32!
By best friend and I have lived here for about a year and haven’t had any problems! We have one parking pass for our place and the other just does street(never have problems finding a spot)...some people have complained about the walk from the river...it’s literally a 2 minute walk lmao not bad AT all. Also one of the more affordable options in the area and Nina has been nothing but helpful when any problems have come up!! Would definitely recommend living here!The pool is always SO FUN on the weekends too, definitely a younger crowd so if you like to socialize and actually get to know your neighbors this place is great!!ALSO HILARIOUS that people keep complaining about the fact there’s no “guest parking” as if they didn’t know that before they moved in. There’s always open spots on the street!
Lived on top floor, garden/pool view apartment. Great price for the size.Unfortunately, the roof top a/c units vibrate almost continuously and reverberate through the top floor ceilings. We tried to submit 2 maintenance requests and I am unsure if anything was actually done because the noise did not stop or decrease. We wore ear plugs to sleep through the night for 14 months.Dog owners in building let dogs pee very close to and even on the building right outside of the entry ways.Conference room is an ice box and virtually unusable.
I have lived at block 32 for 10 months now, Jordan and Melvin, the maintenance crew, have always been on time, helpful, and friendly. I have never lived in an apartment complex that has such a tentative team ready to help when needed. These two deserve a margarita!!!
Took a visit recently and really enjoyed the area, apartment unit and the extra amenities. After coming to an agreement with the agent we were offered a great deal and ready to sign a lease 2 hours later. Little did we know they removed the offer before were able to submit our application. Very terrible business transaction, not sure if I would trust anything they say moving forward. Please beware of any deals they cannot fulfill.
Definitely a down fall that theres no parking for guests or service providers. They need to park down by the river. Because it kills ya to provide temporary parking for your residents eh? Big turnoff.
Updated Post 3/23:Over the course of the past couple months I have seen some stability, new (good) ideas and some building maintenance issues have been addressed and satisfactorily resolved. I have some hope for the future now and will likely resign my lease, for the fourth time.Original Post:Ive lived here since May 2014. Six months ago, I would have given this place 5+ stars, easily. Also, previously, Ive recommended people to move in here, and they have! Im going to say what everyone else wants to. We miss Christina. She was the light and direction this place requires and the administration has been unable to stabilize since her departure. When she left, the entire community felt it. Now, there is hardly a community to speak of. I dont want to repeat what has already been said but plain and simple, the current admin team is not cohesive and lack a great deal of professionalism. If they dont shape up in the next 6 months, I will not resign. Theres plenty of competition in the area now.
Trish and the staff are absolutely wonderful to work with. If you are respectful and a good tenant you will absolutely love this place. The neighbors are great and its and an great location. The neighborhood has construction but its wrapping up.
This apartment complex is AMAZING!! The staff goes above and beyond to make living here so special and easy. I truly could not ask for a better management staff, especially when stellar management is hard to find these days. The apartment complex as a whole is beautiful, clean and contemporary. Awesome location with new restaurants and bars popping up everywhere near by!
Building was great at first. Now after five years it seems to be going downhill a bit. Not kept up as much as it should be. Not sure what happened with the pool/hot tub/courtyard, but for what we pay you would think this would be kept up better. Dog Runs are pretty run down too.
Cant believe any other reviews could list anything other than 5 stars for Block32. From top to bottom, this place far exceeds expectations. The units are tremendous, the amenities are fantastic, but whats more - the staff encompasses exceptional customer service. From the manager Christina to Joe and Phil in maintenance, there is nothing that I have requested that hasnt been done well, fast and with amazing attitudes. An example you ask? Glad you asked... Christina drove to Longmont, from Denver, just to drop off a thank you gift (chocolates and other goodies) for being a part of the Block32 community. Seriously?! Ah, yeah, head blown! Thats one of many, many acts of genuine kindness and professionalism youll find at Block32.As with all things in life, dont take my word for it, stop by and experience it for yourself.Cheers,Kyle Shelley -
Was fine until we had crazy, disrespectful neighbors move into the apartment above us. We had to call 911 six separate times around 1:00-2:00am as the woman in the apartment would be screaming and fighting with her boyfriend. Management was unfortunately no help and was terrible at responding to our concerns. Seven weeks straight of constant madness without resolution, so we reached out to the corporate office who said the only solution they would provide is opting out of our lease since we were the only tenants to complain. Long story short, management was a huge disappointment and they would rather keep rude tenants than two hard working and respectful tenants.
Yikes... and speaking with management on a google review or in person doesn’t and won’t help make your EXPERIENCE any better
This place is awesome! I never thought an apartment could feel like home to the extent this does! This apartment is also a huge reason Denver now feels like home to me. I never want to leave!! The leasing office has truly the nicest people working in there, I think the best possible you could ever meet in a leasing office. They are always willing to help and really care about you and make you feel at home. Christina, Emily, and Nicole in the front office are all sweethearts. Christina has even let my dog out for me multiple times when I have been caught up at work for long hours!! She even goes out of her way to keep lemon mint water in the lounge area with mint from her garden at home. She is like a home away from home mom, one of my neighbors and I nicknamed her the apartment mom :) Talk about going above and beyond in a job!!Block 32 also does a great job with putting on events for you to meet neighbors and do a good job at making the apartment like a big family. There are pool parties with free beer and food for residents and bar events with discounts for residents. Great place to make friends as a single young professional!All of the areas are kept really clean and very well maintained. Everything seems to be always functioning, from the gym to the paw spa to the amazing coffee machine. The maintenance guys are extremely nice and are really quick with fixing everything. They stay on top of it better than I do as soon as they find out anything is wrong! They will even go the extra mile to help you will projects like changing out your ceiling light to a fan you bought or help hang stuff on your balcony, anything to help make your apartment more of a home.Last, inside the apartments are beautiful, I am obsessed with the Whirlpool appliances! Everything is whirlpool appliances and stacked really nice and brand new washer and dryer. It is obvious the builder had the customers/residents in mind to make the apartments not only beautiful but functional and well thought out. The layout and details, cabinets, closets, lots of storage, built in shelves, granite counter, high ceiling, and even placement of outlets make the apartment very enjoyable. It is obvious the owner/builder took time on the details of these apartment homes.
I have lived here a year now and management is miserable. Despite being in office during business hours, my roommate had to pay a locksmith when she lost the keys to her apartment. Management was in office and had the keys, and still refused to help. Despite paying rent successfully every month, I was forced to pay late fees after a glitch in their system caused my rent to not be processed. They conveniently did not tell me about the late fees until after several days, so the fees were adding up every day. Power was going out frequently during the construction, and because the complex is fob access only, you were told you had to be in the building by 6pm (end of business hours) or you would not be able to get in. I have lived in many giant complexes and cant wait to leave this one in a few months.
Like most of the reviews on Google and Yelp, I agree Block 32 has not been a good experience. I was hoping that after new management took over that things would get better, however this has not been the case. There is consistently glass in the parking lot that is not cleaned up. The parking lot has tiny parking spaces so I am constantly concerned about other car doors hitting my car. The gate works about every other day. Some of the building doors dont even lock. Living in a gated community was part of the reason why I moved to Block 32 but now I am not quite sure what I am paying for. Furthermore, I also moved here for the amenities. However, the pool is often not heated, The club room is NEVER stocked anymore, the computers are missing keyboards and their mouse and the printers usually dont have ink or paper. So not super useful. Lastly, the gym is not stocked with towels or cleaning spray or wipes so be careful not to get sick. Block 32 is not worth the money, even though it is an energy efficient building. There are no lights in the bedrooms or living rooms so you have to get lots of lamps. The water doesnt get super hot or have any pressure. And dont forget about the train tracks located directly behind the building. The pros do not outweigh the cons!
I have lived in a handful or managed apartment complexes and Block 32 is by far the worst. Most of the staff is rude and unprofessional, especially Nina. There is no guest parking. They charge you for everything possible. The elevators and hallways smell of urine and garbage. The place is right next to the train yard so you better be a heavy sleeper. Someone else’s made a good point that they stand behind rules and policies therefore there is no human element to the management. Do yourself and run away from the overpriced garbage heap. I am so happy I got out of this place. It was such a bad experience it motivated me to purchase a home in an overpriced market so that I could avoid ever reeling with a leasing office again.
Ive lived at this for 2 years now with my husband Sam and there is just so much wrong with this place!It all starts with the terrible service from the Apartment manager, Nina. She has been condescending and rude towards me and my husband multiple times. We pay to much here for very average amenadies. We are leaving as soon as the lease is up!
Managements does a great job of communicating with tenants. The complex has a lot of great ammenities too! Dog friendly breweries nearby. Overall great experience living here!

I have lived here for over a year, but Im getting ready to move. Unfortunately, Im in a situation where I have to move. I have loved my time living here and would recommend it to most people. The staff is friendly and helpful and the manager has done so much to improve the complex, even since I moved in. Definitely look at this place if you are looking for an apartment in Denver.
Its a very large apartment building. Its a 1/4 mile walk to get to peoples apartments. Then if you exit through the wrong door you need to crawl over or under a fence to get out. The quality of construction looks good from afar. The finishes scream luxury but the execution is just not there.
I had an out of town trip planned and i ran out of friends and options to look after my pet. No one could do it. In an unprecedented bit of customer service Christina/manager of Block 32 volunteered to look after my cat. I came home to a well fed and taken care of cat and Im grateful.Block 32 isnt nirvana, no apartment complex is, but I like it. The building is social if you want it to be or not if you prefer privacy and the location is outstanding if you like RiNo and quick access to highways and/or various bike and transit options
Ive lived here almost since the building opened and even though weve changed management everyone has been wonderful. Theyre friendly, responsive, keep the building clean, and are always hosting some kind of event. Make sure to get a parking space because the neighborhood isnt showing any signs of slowing down and you dont want to fight for space on the street.Ive really enjoyed my time here and would love to have stayed in RiNo if life hadnt decided it was time for me to move.

I love living at Block 32! The apartment homes are brand new, the amenities are top notch, and the price is reasonable for the location! Such a great community to live in!
I have lived at Block 32 for two years and have had an absolutely wonderful experience. I am actually moving out to move into a home I recently bought and am actually disappointed to be leaving - having lived in several apartment communities I never through Id say that. But the truth is, the property is great and the amenities go a long way. The best part of the community is definitely Christina in the front office. She is always quick to respond when you have a question or need. The maintenance team is also very fast to get things taken care of as needed, which in my two years was incredibly infrequent. The only real con is the amount of construction going on around the building itself, but thats not block 32s fault. Also, it means that in a year or two youre going to be in a really great part of town. As for location, its about a 20 min walk to the baseball stadium, but for the price difference between Block 32 and other apartments closer to LoDo it more than justifies the distance.
Theft is RAMPANT at this property. Both my car and my roommates have been broken into behind the gates in the past 4 months. Earlier this year 2 Ducatis were stolen from the building and today I went to the bike room to check on my bike and the room had been decimated by thieves. Locked bike wheels were some of the only things left. My wheel was gone but my frame was strewn across the floor. At least 5 bikes had been tampered with.I have reported instances of theft and not much ever seems to change. Security is pretty much non-existent. There is a service that makes their rounds every once in a while but nothing that obviously deters theft. The building is easily breached and doors are frequently broken and left ajar. With 2br rent being close to $1800 a month you would think a luxury apartment complex like this would have security as a number 1 priority. Its frustrating when you cant even use facilities because you dont feel secure about them.
This place is awesome! rent is fairly priced and the units are beautiful! I had to move 2 months ago = ( but when I read some of these reviews I was shocked! HELLO DID YOU NOT SEE THE TRAIN TRACKS WHEN YOU MOVED IN? we lived 4th floor on the south side and it never bothered us one bit. maintenance was always quick to come and replace a blind or light bulb same day. I think some people just dont understand that its apartment community not privately owned condo. would definitely recommend.
This building looks great, and is reasonably priced for the area, so it sounds enticing, but the unfriendly, micro-managed front office is not worth the hassle. I have been renting for over 10 years throughout Denver, and have never had such a terrible experience.When we moved in (March 2016) the front office was extremely friendly and helpful, but had a laid back manner about them. Often times you couldnt find a parking space. Even with a 2 bedroom you only get 1 parking space, but most people snuck into the lot anyways. New management took over, and became stricter, which I thought was wonderful. Finally we had parking!Then I learned that nothing can be done without the only Manager present (Nina). She doesnt seem to work most weekends, and the office is open 10a-6p during the week. Meaning if you keep typical job hours, you are out of luck. This was very annoying when my gate opener wasnt working, and had to take a half day at work in order to get a new one (which also didnt work, as well as the third opener. Lucky charm was #4).During preparations to move, I discovered my $60/month storage unit was broken into, and all of my stuff had been gone through. When I complained to the front office, and asked for a refund for the month it was broken into, and the final month of the lease, I was told that wasnt possible because the storage was used. The front office staff cannot make a determination on how to handle the situation without the manager, who is out of the office for the next week. When I explained I would be warning potential new tenants about the lack of safety and customer service, I was told it was a violation of my lease, and would be evicted. Fortunately, I was already moving out, so I was not concerned about the threat.Its a shame the front office has to ruin such a great building, but I am so happy to be getting out! Do not rent here if you value safety and a pleasant experience with the front office.
My friend and I came to check out the place and it was lovely, everybody were so nice to us and the place looked amazing.the day after we read all the bad reviews, we went there again and unfortunately all the bad reviews have a good reason.the manager showed us how much she dont wa and us their. everything was filthy, and there is no bear or coffee in the machine.thank you guys and specialy to the rude manager for keeping us away from this place!!!
Dark clouds loom over this place like Sarumans Mordor over Middle Earth. There is so much construction its more like Gotham City than anything else.. but with no batman... The whole area smells like dog food if youre into that and you and your guests will have to park down by the river and hike through the never ending construction site to get to your apartment (that smells like dog food). Your dog will love being surrounded by zero parks and consistently taking poops on the concrete when you could have easily moved somewhere next to the million parks in Denver. I guess live here if you want to be able to be all smug about it and say you lived in Rhino before it was cool. Nice gym.
The staff is very friendly and the grounds, facilities and units are all pretty nice and kept well.The crowd here is usually pretty nice, but it seems like they can get a bit loud on occasion.
Our experience with Block 32 has been absolutely horrendous. The communication is extremely unprofessional and for the most part non-existent. It took us forever to finally get the documentation for our approval even though they said we were approved over the phone days previously. We are supposed to be getting our keys today and have not had any response back from the assistant community manager who we were dealing with. The community managers response to this was maybe they had the day off. Dont apply or live here, these people are crooks and all they care about is taking your money any way possible. Nina you are a real piece of work. Instead of getting defensive, learn to handle yourself in a professional manner when working with prospective residents.
Moving here is a mistake. You will be paying more than what its worth. To start out, they give more parking stickers then there are spaces so if you get home after 7 there will be no spaces and you will have to park blocks away. Management is not good and rent is more expensive than it says on the website (community electric fee/ other hidden fees). The place looks nice but was built cheap and many shortcuts in the construction are visible. There is a purina dog food factory near by that stinks up the air and this this part of Rino is still pretty bare. Bottom line they are about getting people in but not about providing decent service to the residents. You are better off somewhere else.
Block 32 at RiNo has been less than satisfactory, the overall cleanliness of the building is less than satisfactory. The mail room and stairwell have yet to be cleaned, there are spills and dust bunnies every ware and have been for months. The computer room is also lacking in attention the key boards are disgusting and the counter tops are rarely wiped down. There are spills in the hall ways on carpeted area that get no attention. The staff is so unprofessional that they will give you a stair down when passing or if they enter the pool area. The rock area out front has already being overcome with weeds. for being a new apartment complex it looks as if its already 3 years old. Please somebody send in the cleaning crew...
I have lived at Block 32 since September 2015. It has been truly an amazing place to live! First, the people I have met in this complex have grown to be some of my lifelong friends and my immediate neighbors are courteous, helpful and respectful. The amenities here are also a highlight! There is a free keg available in the clubhouse and free coffee. The gym is excellent and they recently added a squat rack upon request of the residents. The pool and hot tub are open year round and they recently added additional lounging chairs upon requests of residents. Maintenance is very helpful and is quick to reply to requests.The front desk workers are very kind, especially Michael who has been quite helpful numerous times and goes above and beyond to make sure the residents are happy and satisfied. The manager even once ran to the store for me to get me some gatorade and chicken noodle soup and tylenol when I got the flu overnight and couldnt drive.The area that Block 32 is located is the place to be! RiNo is exploding right now with lots of new restaurants, breweries and events such as First Fridays (live music and food truckts) and bus transportation to different breweries within the area. It is walking distance from downtown and very close to the light rail (which now goes directly to the airport! super easy and convenient).Overall, I would highly recommend living here! Between the friendly residents and the great location and staff, Block 32 has made my move to Denver absolutely worth it and perfect.
If you don’t want your car damaged due to TINY and I mean TINY parking spaces in the back (under recommendation), responses from management (Nina) around 10 business days later, your own registered car booted because the sticker which isn’t sticky fell (and not refunded by managment), this is not the place to live. They also claim to be pet friendly which is not true considering they don’t allow pets anywhere in the courtyard, understandable, but giving them a bunch of tiny rocks to go potty on just spreads diseases between dogs. The entire summer the grass was taped off until further notice in the courtyard and the spa was closed about a month. Thank God we only had a 15 month lease because we are and have always been great tenants and didn’t deserve any of that.UPDATE: In response to my review, Block 32 offered to discuss it with my issue as they always do. This is typical lip service that they give to everyone. In reality, management either fails to respond to requests to “discuss” problems you are having or responds weeks or months after. This place is all corporate script with no actual action.
DO NOT RENT FROM THIS PLACE... The property manager is super rude, and even if they say something to your face you will end up with a bill later. Do not keep their word and move out was horrendous. Do not make my mistake, dont live here!
UPDATE: 8/17/17- From 4 stars to 1 starSo I have lived here 3 years now, and my rating went from 5 stars in my first two years to 1 star this year.My main complaint is the Management change: I cant believe how important management is to keeping a place worth staying at. In general they are not even as close to kind like the previous management and get on your case about EVERYTHING. I sincerely dont think they care about residents here at all. Here is why:-Parking: parking here has always been a bit of a struggle. Everyone gets 1 free space with their apartment, and previous management let you park in places like the front lot, or guests, during certain times of day because there wasnt a lot of parking. New management: took away your free space if you are PAYING for an additional space/garage. Tells your guests they can park down the street behind another apartment building, down by a river. Nowhere near the actual space!- Maintenance: Things now seem to always be broken, trapping cars in parking lots because instead of leaving a broken gate open, they close it. Door locks broken to garage room locks you out, elevators broken and SMELL of urine ALL the time. I also had maintenance come into my apartment without my permission when i was gone for no reason, and didnt leave a service note, I only noticed because my lights were changed from what I had put in. I am a single female and this is NOT OK.- They lost cool amenities like: glass recycling with a local business, coffee is ALWAYS out, Beer is never there, candy and anything that used to be there for residents isnt, no fun events, parking garage where you could clean out your car are now a tow zone.. oh and SO many tow zones.. signs have posted up everywhere on the property- dont even think of having a guest come to visit you.- Payment option: They now forced everyone to do online bill pay and wont allow anyone to do checks anymore. But here is the catchy thing- if you do AUTOMATED BILL PAY, it only pulls out a base amount you have to set it to. It doesnt even pull the full amount you owe. So you have to go back into the system anyway to pay the rest of the bill OR give them extra money, because by the third day, $100 fee- BAM. And they dont even release your rent and utilities until the first. So beware, you might get slammed with $100 in their fees when you only owe $75 in bills and management does NOT care to help you out at all, even though its THEIR system that doesnt work.- Construction: You would think with how horrid the construction is around here, that this management team would try to make some part of this place still worth being at. But they dont. All I have seen from them is the slamming down of rule after rule, fee after fee, with a more and more run down feel to the apartment complex.My suggestion- look someplace else, there are about 5 different complexes next to this one. I will be leaving here sooner rather than later for sure.****4 star review*****Ive lived here for 2 years now, and its a great community with a lot of young professionals and dog owners. The parking is rough, which is why I gave 4 stars instead of 5. But the apartments are nice and the management has gone through a couple of transitions over the past few months, but the team now is very well put together, nice and working on improving some of the problems mentioned in previous comments- like the parking. It has some really cool amenities, such as a paw spa & boxing room. The pool is always kept nice, clean and warm with pool parties all throughout the summer. Im resigning my lease for another year and will look forward to what it brings.

Run far, far away from Echelon Property Group and Block 32 Apartments. Nina James, the property manager at Block 32 Apartments has absolutely no clue when it comes to customer service or dealing with residents. We paid ALOT of money to live there, and she has no regard whatsoever for the well-being or retaining residents. She takes absolutely no responsibility for ANYTHING and will place blame on anyone else. As the Property Manager, this is your job to find solutions for resident questions, issues and take responsibility when something goes wrong. Oh, and if you try and email her? Good luck. You MIGHT receive a response after 5 attempts, several weeks later, completely unacceptable.When my Husband and I moved across the country last year from the east coast, we chose Block 32 specifically because of the responsiveness, the welcoming, community-like feel to the property. With Christina and Kyle, we were willing to pay a bit more in rent, for the comfort in knowing we had full confidence and trust in our property management team.When we first moved in, common utilities were approximately $50 per month. As soon as Nina took over, they increased to $200 per month. And, were not talking your OWN electric and personal, apartment utilities, these are common utilities. No explanation from Nina and of course you cant reach her for several weeks. You have to take time out off of work and go chase her down in the office. The amenities began disappearing, as well. There used to be beer on tap, snacks and coffee in the lobby, fully stocked, each day. Each week, these amenities started dwindling away. The same thing happened with the pool, hot tub, parking, storage and the gym. At one point, there was one working treadmill for about 3 months. Mind you, we pay for these utilities from our rent. They are not free.In April 2017, with 2 months to go on our lease, my Husband and I purchased a home, meaning we found a couple willing to move into our apartment for the remaining 2 months. We began working with the Operations Specialist, Mara Freese (also a mistake) because Nina said we would need to pay $3,500 dollars to get out of our lease, because we did not provide 60 days notice of renewal. Well of course we tried to get in touch with her for weeks before the 60 day mark with no response.On June 18th, when the lease was up, considering Nina was impossible to work with, Mara asked that we take photos of the apartment, and send them to her and her boss, after we finished everything at the apartment, since obviously Nina was not to be trusted. We sent 80 photos. Never heard from Mara again. We contacted her for 6 weeks, emails and phone calls. Nothing. We only received a bill on July 22nd. No returned security deposit, no photos or any explanations. We then copied everyone we could find on the email and finally Mara responded.On July 27th, 6 weeks later. No apology or responsibility taken for the 6 week delay or explanation of charges. When we finally received the photos of the cleaning they had to do, the photos included (not kidding), a coat hanger left, a Tupperware container left in the fridge and a lint trap that was not emptied. And the other charges were from utilities from March and April 2016. Its now August 2017.The service from the Echelon Property Group is completely unacceptable. In 13 months, we spent about $24,000 living in this apartment and this is the treatment we received, and I know for a fact we are not alone. Stay far, far away from this extremely unethical company.
It hurts me to write this review...I moved to Block 32 in April 2016 from Atlanta...I had a holding on 3 different apartments in the area and ending up choosing this location based on the staff. At the time it was the most amazing community with synergy all around...you can tell it was special by reading the reviews from 6 months ago and passed that....In the last 6 months tho, this community has gone down the drain. We have had 3 different managers in that time...all seem to progressly get worse. We lost the entire front staff because of different reasons, none of which make any sense. We are not treated like people here anymore. We have been silenced and are treated like a number on a spreadsheet. At the end of the day the owner of the complex makes all his decisions by looking at numbers on a paper...glad you saved a few hundred bucks!!!After 7 months of having a parking space, our new manager has decided to take take parking spaces away from people....we get no compensation for this. Parking here is the WORST!!! The parking spaces are tiny (Dents and door dings) and are worth more then gold around here. Guess what, they dont have enough parking spots for everyone in the complex..since the contrustion on the road is picking up, it limits our parking even more....guess its finally catching up taking short cuts on the parking when they built this place.Communication...Another main reason I moved here. Its non existence now. I have to send up to 3 emails to get a response....10 days later. Its nothing short of a joke. As a property manager, if you cant return emails or calls then you might want to get with the program. Its 2017 at the end of the month, if you cant email or make a call thats a HUGE problem. The fact the management company even thinks thats remotely acceptable is beyond me...by the way theres no way of getting in touch with the management company...check out there reviews online at the least... Echelon Property Groups...youll see what I mean.At the front we used to have commincuty gatherings and meet your neighbors...now all I here is crickets because the energy has left with the previous staff. Coffee...we used to get the whole nine..now we get about 1/3 of the supplies, if they even have them out. We also used to have a fridge near the pool table with drinks....not anymore...its behind the manager desk now..just where it needs to be....Hope your up between 7-8am every morning as well, youll be awoken by the cleaning lady vacuuming outside your door every morning. (Yes, Saturday and Sunday as well) I love the paper thin walls as well when this is happening.When confronting management about it...you get the run around. Glad you saved some money. Hope you got a bonus for pissing everyone off.On the plus, we are blessed to have Michael at the front still. I cant talk more highly of someone that goes the extra mile for the people in the community. Always responds and takes our questions seriously...In order for this place to go 10 steps forward, it has to go 5 steps backwards. I didnt sign up to ride this roller coaster and Im beyond disappointed in the way everything has been handled. At least let me put some lip stick on, I like to look pretty before I get F**ked!!My recommendation is to stay clear of this place. This is a great area to live in but the staff here right now is nothing short of a disaster. Dont waste your time putting yourself in the middle of whats going on!!

The people here are very generic yuppyish. But I mean if you look at the place and all the amentities it makes sense. Id just prefer a little more grit. But the pool and hot tub makes it super chill.The only complaint I have is the damn train! I did not realize that thing went by into the wee hours of the morning and just shakes my whole damn room!BE AWARE OF THE TRAIN, that thing is loud.Thats all. its also a little far from downtown where most my friends live. But I guess thats why its not the most expensive place to live? But still pretty expensive. All things considered, idk its decent.
I just moved in and so far I have been very happy with Block 32.The managers have been very friendly and have fixed any problems Ive had very quickly.My apartment overlooks the railway, but the noise from it is very minimal when the windows and sliding door are shut. The apartment its self is pretty affordable when I compared other apartments in Lohi, downtown and Rino. Whats nice about the location is that its far away enough from the hustle and bustle of downtown, but its still walkable (25 mins or so) to it. Stainless steel appliances and full baths are nice to have. The only things Im not a fan of, are not having bedroom lights (yet there are switches) and the laminate flooring appears to be warping and is kinda cheap.In the immediate surrounding area there are a few good areas to eat, The Source is right next door, and Will Call and Tengu are also just down the street about a 5 minute walk.Most residents seem to be in the young professional age. Overall, after a week or two in, I am satisfied.
