Moving to 1600 Glenarm has been the best decision Ive made in a long time. Ive been able to build a home here, right on the 16th Street mall, close to everything. The building is stunning, and the construction makes it so I never hear my neighbors - and they never hear me. The staff is always friendly and attentive to our needs, and make sure the experience of living here exceeds my hopes, from keeping the building safe to hosting little community experiences like drinks on Fridays. And relative to what my friends are paying to live near here, the price is a steal. I couldnt be more happy to have moved to 1600 Glenarm, and would recommend it to anyone who wants a community in the middle of everything, with everything youd want from a home.
I love living at 1600 Glenarm! I am walking distance from everything and everybody is so helpful and friendly. The staff here at Glenarm are phenomenal. They are super helpful and very accommodating. If you are looking for a great location in the downtown area, I would recommend 1600 Glenarm!
A really great community with staff that are extremely friendly. I haven’t had any issues yet and I really love my apartment. The amenities and valet parking are great too. My only minor complaint is that I can hear the elevator in my apartment since I’m right next to it, but I have mostly gotten used to it.The location of this apartment is ideal, and I love that we get exclusive access to Earl’s restaurant downstairs. Also, the views are gorgeous. A great value for what I get!!

I’ve lived here for about a month now and I absolutely love it! The concierge and leasing office staff are very friendly and communicative about any problems that may be happening. An elevator went out recently and we were emailed with updates on timeline for repair and several in the meantime.The apartments are great quality unlike a lot of the new apartment buildings that charge you for looks. Packages are delivered to your door, the building is very secure, and the valet staff are super nice.It’s really great luxury living in an amazing location! You can walk to so many shops and restaurants. And the common facilities are amazing! I’m always using the full gym and yoga studio, as well as the beautiful patio that overlooks 16th street.I do hope they offer reasonable renewal options when my lease is up because I would love to stay!

This place is a genuine nightmare. I’ve rented in many cities and luxury apartments (though I would hesitate to call Glenarm Plc luxury) and I’m still in shock over the lack of quality of the amenities and poor management of these apartments. This is my first “Karen” type of review and I don’t know of another service that deserves my first, and likely only, more.Elevators (seems silly but this has been an endless journey):If you have small children, a disability, or pets, do not move here. The elevators were broken on an impressively regular basis; while they usually got one to work, the one elevator would take up to 15 minutes to arrive and be too filled with people to get in anyway. The second remained non-operational and was forgotten for 6+ months (or maybe to this day...did you ever get to it?)The freight elevator was not operational for both of the move out days we booked. As in, we went through the proper process, gained access to the elevator, and then it broke down. Twice. Bless team member Christian for at least trying to help and being ignored by management.Amenities (non-Covid related):Not sure what amenities to even name...even as the Covid restrictions were lifted, the gym, TV room (didn’t work the entire time we lived there), party space, office area and patio (no TVs or functional fireplace as advertised) is something you’d find at an under-funded YMCA. I know the building is old — but you could at least offer to repair the features you’re advertising.These may seem petty, but for the price you pay and the ‘luxury’ label...yeah, not ok.Location + Price:If you haven’t been on 16th St Mall before moving here, don’t move here. We lived on the upper story of the building, and the windows failed to stifle the sirens, screaming drug addicts, and all the other fun activities of the street. Do your research – can’t really blame Glenarm Plc for this one (besides lack of security around the premises).Expect utilities to be up to $300 for two people, as heat and a/c are “shared” from floor to floor...as in, if your neighbors crank up the a/c year long, you’re paying for it.Lots of fees that are hidden in the lease and conveniently not mentioned — so review and write out all possible fees in your lease and post them on your fridge.Staff:Adam from the front desk goes out of his way and deserves a raise. The maintenance staff is a gift to this world. As for the rest of the front end staff – neutral. Jaci stands out as the only unnecessary rude one, but I suspect she may have some personal issues, so no problem there and good luck to her.Frankly, it’s the comically incompetent and rude management that made Glenarm unbearable. We weren’t notified about half of the building-wide issues. There were a lot of apologies for ‘miscommunication’ around fees, broken elevators, contradictions between what Staff 1 vs Staff 2 said, etc, basically any issue ranging from mildly inconvenient to outrageously expensive. What do you do all day?A fun one that summarizes this entire fiasco: Rachel started quoting the Housing Discrimination Under the Fair Housing Act when we asked to explain and work with us on an unexpected fee...to be fair, the fee was ‘fair,’ as we misunderstood a notice, but I’ve never had a more incompetent statement come from an adult’s mouth. Rachel, please google what that Bill actually means and how to apply it properly to professional conversations. Thanks.
Have to give all my thanks to Rachel for making my out of state move easy and breezy. Moving long distance during a pandemic was daunting but Rachel helped every step of the way answering all my many questions and concerns all the way up until my move in day. Love living here, beautiful building, beautifully maintained.

RENTER BEWARE! DO NOT BE LATE! For starters, there are no amenities or reasons for them to be able to charge what they charge. I have been here 7 months and paid every single month on time. This month (Jan 21) I was 3 days late on my rent because my wallet had been stolen over Christmas. I came home on the 4th to a posted notice on my door screaming PAY OR VACATE!!!!. They then proceeded to send my file to a collections attorney. I was told I had to get a cashier check and take it to the attorneys office because it was out of their hands (after 4 days of being late). They then charge you a $288 attorney fee on top of rent for being 4 days late. The claim to have no late fees and I can see why. Please take caution when renting from here and maybe ask some tenants about their experiences. Not to mention the homeless problem at the base of the building. 10/10 would NOT recommend.
Ive been living here for almost a year and I have been really impressed with the staff and the overall living experience. Anytime Ive had to put in a work order it has been handled promptly. The staff are professional from valet to the office staff. I highly recommend this place to anyone looking for the downtown experience!

Really awful building management. The elevators are always broken. They changed the on-line payment system and didnt tell anyone they had to reregister to continue regular automatic withdrawals from the checking account for rent. Then they charge a late fee. Just shoddy.
*UPDATE 6/23: I also want to add that we have the most AMAZING maintenance team!! I never had a need for a maintenance request, since living here, until recently when I noticed a leakage issue on my kitchen sink. Marcus & Ruben were so attentive & installed a new faucet!! These guys are the BEST & stayed on top of my maintenance request, in a timely manner!! Another reason why I LOVE this place & will continue to call it HOME!! ☺️All I have to say is I LOVE THIS PLACE & THE WONDERFUL STAFF! Everyone from Samantha to Rachel to Kailene, they are all amazing! I moved here March 2020 from TX (transferred from their sister property in Austin during the pandemic) & these people have been nothing but amazing since day one! They are always responsive, attentive, and super friendly! I renewed my lease & plan to continue to stay living here! I have never lived in a place where they make you feel very welcomed & make you feel like family! I also want to give a shout out to our concierge & valet teams! Nearly a week after completing the application process, I am told they will not honor the agreement for the lease terms that were explained during the tour (and sent in writing afterwards). The leasing office and consultants are unclear of the property expectations and miscommunicate to potential tenants. Don’t waste your time touring this place.
Older building is falling apart. People urinating in elevators. Caliber of residents has gone downhill - way downhill. Loud parties at night - management doesn’t seem to do anything. Pipes are old and smelly. Management just doesn’t seem to care.
I cannot say enough about 1600 Glenarm! The leasing staff truly goes above and beyond and assists with every need. I absolutely LOVE living here especially all the virtual events during these unprecedented times does not go unnoticed. I can go on beautiful community, amazing staff, and residents!
The Vallet team is absolutely amazing. Super professional and courteous and really treat your car and time like it matters. There’s a lot of places I don’t trust in downtown but these guys are superb.
We have nothing but great things to say about this community. From the leasing office/staff members all the way through the concierge team, they have made sure that we have everything that we need at our disposal and quick to provide us with resolutions in a timely fashion. I decided that I would come in and edit my review as our dishwasher had not been working for over a month, however today maintenance came and put in a brand new one for us. I am very pleased that something was done and follow through happened on this so thank you to the management team and the maintenance team for getting that done for us. It might have taken a month, but were very happy to have our new dishwasher.
The value really isnt that great & when this pandemic calms down Ill be moving somewhere else.The Bad➡️ Apartment door is the extent of this buildings security • Homeless kinda rule the mall • Absolutely no(free)parking for guests • Only 3/5 elevators work regularly & one designed for moving has been broken for almost a year • The communal balcony grills & firepit often wont ignite/start • No dog run or park near by • The list continues but those are the big ones for me . . .This place isnt all bad, in many facets is the nicest, most fun apartment Ive had thus far, but also the most expensive & the value just doesnt seem worth it.

Worst Property Management!!!!My boyfriend and I lived here for two years. The building itself is old, but for the price and location, we overlooked certain material facts. However, what we could not overlook is the poor management team, their lack of communication and the blatant disregard they showed us.Our first year, we were in a two-bedroom, we did not have many issues, other than the elevators constantly out of service. It wasnt until our second year, transferring into a one-bedroom, that we started experiencing the horrible management. We received our first utility bill, for $565.00. At first, we assumed it was a mistake, knowing that our utility bill never exceeded $180.00 in our two-bedroom. So, we e-mailed the property managers with our concerns and to our surprise, they said it was accurate and that we had to pay it. We were both shocked. We then contacted Realpage, and they said they needed permission from 1600 property managers to come onsite to check our meter; that never happened. For 2 months, our utility bill was almost $600 for a one-bedroom. It wasnt until the 4th month that, Samantha the main property manager, reached out and to let us know what we already knew, the meter was NOT accurately measuring our usage, she continued to inform us that she noticed this, months ago. Why she chose to inform us months later, still blows our mind.In another incident, I was getting ready to take a shower, when I noticed my dog running to the front door. I peeked out and didnt hear or see anyone. I did notice that the door was unlocked, which was unusual. So, I grabbed my towel and locked the door. And to my horror, the door instantly unlocked. I thought it was my boyfriend coming home from work. That was not the case. After the door was unlocked from the outside, a man barged into my apartment. I screamed and slammed the door, locking it once again. It was at this point that the man on the other side began aggressively banging on my front door. I asked what he wanted and all he said is maintenance. Of course, I was furious, but I was also scared. I was not expecting maintenance, nor was I given a 24-hour notice that someone would be entering my unit. On top of that, he did not go through the legal protocols to enter my unit. I immediately emailed the property managers, and their response was it was a miscommunication.A few weeks later, our refrigerator broke and the same maintenance man showed up. Luckily, my boyfriend was there, for I did not feel comfortable being alone with him. The maintenance man also came completely unprepared, going in out of our apartment, to the point that my boyfriend ended up doing everything. Once the fridge was swapped, we were told that the following Monday, we would have a follow-up, which we did. However, the day after the follow-up, Tuesday, after hours, we hear a banging on our door, and sure enough, its the same maintenance man, not wearing a mask, claiming that hes doing a follow-up. I emailed the property managers, once again, about this maintenance man breaching our contract. The property manager responded with, please make a note to set up an appointment so we do not arrive without your notice. This was a slap in the face. I had already made a complaint about this particular maintenance man entering our unit without permission and now they are blaming me for this guy showing up, unannounced, unrequested, and after hours. I felt unsafe knowing that this man had a key to my apartment and could enter at any point and that the property managers were not going to do a thing about it.And to top it all off, when we moved-out, we received a final utility bill for $619.00, along with an email threatening us that if we do not pay it, they will send it to a professional debt collector. As a result, we had to contact the Colorado Public Utilities Commission to investigate our utility bill. For any current residents, I also recommend that you reach out the Colorado Public Utilities Commission.
Moved in a few days ago all the way from NYC, Patrick is the best! Was always attentive and worked quickly to help get me over here asap. Wayne also helped receive me on move in day. All of the staff is friendly, professional and attentive, awesome maintenance techs will fix up any problem right away! For the location, spacial size and renovated beauty the price is very reasonable 🖤
Disrespectful and spiteful Management team.Management team goes out of their way to be as un-helpful as possible.I tried to address my concerns with the property manager (Samantha) only to have her arrogantly refuse any type of civil communication.I moved out of the building 1/1/2021. To my surprise 1600 Glenarm hit me with a $619.00 final utility bill with zero representation of final charges. After emailing the office with my complaint of the outrageous utility bill, (did I mention this was a one bedroom mid building) I was told to pay up or the bill would be referred to collections. Having lived in this building once before under Redpeak properties, I know what utilitie charges should be.I have lived in 20+ buildings across Denver downtown and the metro area and never have I once delt with such a disrespectful property Manager.A once great building reduced to a dive in a matter of a few short years. Amenities are constantly closed or trashed. Elevators work sometimes and you will need to be handy at 1600 as maintenance requests are more like wish lists, as I had a broken bathroom sink for the entirety of my lease.

Overall the location and apartment are nice! They helped cleaned up the alley behind the building after 4-5 months of disgusting conditions. They have a “chilled water” charge each month. In a one bedroom, 2 person adult apartment, my water bill was on average $140/ month. You’d think I was filling a swimming pool. The elevators are often broken and the freight elevator was broken for 12 of the 13 months I lived three.
This is a wonderful place to live. Start with the location, right in the middle of everything. And as I did my research, I found this to be one of the the best values per square foot in the downtown area. The amenities are solid all around, and my apartment is fully updated from the granite countertops to the brush metal appliances. But its the people that make 1600 Glenarm so awesome. From the courteous and thoughtful valet parking folks, to the always attentive concierges / maintenance crew, and the awesome leasing group that stays engaged with you long after the contract has been signed. This is a solid place to live and and Im very happy to be here.
Update July 28, 2020: We met with Samantha, the property manager, who listened to our concerns--not an easy conversation to have and thankful she took the time to talk with us. I think I was unfairly critical of onsite property management staff in my earlier review; I am updating this review to be critical of Northlands policies, not specifically the onsite property management staff.Original review on July 20, 2020:To give you background on my perspective: I work for a commercial real estate developer, owner and operator with a portfolio that includes 10,000+ multifamily units. I have lived in buildings ranging from $2.15-$3/SF for the past ten years—this building falls into that category. I am very familiar with this product type.First of all, Jaci and Adam at the front desk are just wonderful. True customer focus and they always make us feel so welcome and appreciated. They are outstanding. Just wanted to say that before anything else.Northland (owner of building and manager) has disappointed us in so many ways, large and small, that at first we laughed at the comedy of errors. We didn’t care that the freight elevator has been out for months; elevators are expensive to fix and we weren’t moving. We accepted that the amenities like the gym and common areas would be closed for several months due to the pandemic; it seemed like a sacrifice worth making for the greater good. We patiently waited for the passenger elevators to be repaired each time they (frequently) were out of service, an issue that is ongoing and shows no signs of being remedied. We also didn’t stress out about a service request, still unresolved on July 21, 2020, that was submitted last September, for a broken door handle. [Update: this was fixed after this review was posted.] These things weren’t deal breakers for us.We wanted to be gracious tenants. Multifamily management isn’t an easy business, especially during COVID-19. We get it.We experienced zero reciprocity of this good will during our lease renewal process. I’ll spare you the details (comment if you really want them, I guess), but management was completely inflexible, even in the midst of this pandemic. Northland showed zero customer focus or empathy during the process. We proposed every creative solution we could think of, forgave late responses to emails and finally ended up renewing for the shortest lease term we could afford, just to bide our time until we can move to a different property.That series of interactions has now made us see this whole experience through new eyes. Why isn’t the freight elevator fixed after months and months? Why are the passenger elevators almost always out? I got in the elevator last month and mid-ride, water started dripping in a steady stream from the elevator ceiling onto my head, which is terrifying. Why is the second floor amenity space blocked for a month right now for flood repairs? Where are the rent concessions for being without amenity floors for months? Why has our patio door not been fixed since last YEAR? {Update: this was fixed after this review was originally posted.]It all points to mismanagement, plain and simple. Don’t lease here until there’s a new property management company.
I was greeted with a warm welcome on 27JUN and got some information my first 2 days and then Patrick Benson decided not to reply to any of my emails when I tried to schedule a tour and here I am 7 days later 07JUL. Thanks to Patricks unresponsive nature both of the apartments that I wanted are no longer available and the next apartments wont be available for 6 weeks when the school year started.Updated 11JUL- Good Luck in trying to get an apartment here it will take you over 2 weeks to do anything. Kailene is busy most of the time and then you get Patrick who just confuses you. Kailene started helping me then I got Patrick again. If you dont get Kailene then it is best to look for an apartment somewhere else and avoid all the heartache.

I know this industry isnt known for retention but yeah something to note. Didnt have a huge effect on me as a resident aside from the moving in which I think was just because of the transition so probably no worries for anyone looking but had no idea this was happening when signing the lease.Appliances could use updating; had issues in both units I lived in. Theyre not the worst appliances but I think an update would be good, especially for the fridges.Negligence of certain issues: Upon moving to the second apartment we were never notified of a broken pipe in the bath tub that needed repair until move in day (I guess they didnt do an inspection until literally the day before). We had to use the bathroom in our old apartment for a whole week while they put in a temporary fix (At one point walked in to the clean up guy throwing all our shower stuff away, I guess they didnt communicate this, but we cleared it up fortunately everything was in a separate bag). Also they said they would need to do more work and replace the tub but then I guess changed their minds on redoing the whole tub and stuck with the fix they had which left me slightly uneasy about it but for the year of living there after the fix everything worked fine.Also on move in to the second apartment, there were cigarettes jammed into the walls in the patio area. They cleaned it up after I put in a maintenance request but still something that should have been caught.Freight Elevator was literally broken for over a year. Finally fixed just in time for my move out. Elevators are down regularly so that is something to expect when moving here. Not detrimental but just a slight annoyance.Summary: Hopefully this is helpful for people! Overall this is a pretty solid choice for a downtown apartment. You are close to everything, the staff is friendly and you can live in a pretty comfortable building for a decent price. I would not live here again but I enjoyed the time I did have here.
I have lived in 5 apartment complexes over the past few years, and I can honestly say 1600 Glenarm has been my favorite. The concierge staff are always willing to go above and beyond to help and accommodate your needs. Great layouts of the units and you absolutely cannot beat the location. Valet parking was an added bonus, and I cannot say enough about how helpful the staff is throughout the building. Its the small things that count, and this apartment complex is one of the best in Denver! If I ever move back to Colorado, I will be calling this place home again.
Right now I would say that the best thing about living in this building are the views, the location, Adam the concierge and contrary to another review posted here, the parking staff. For those of you considering moving in, this building is one of the oldest high rises in Denver. Therefore, the finishes are dated and not what you will find in other A class apartment buildings and if above like the 15th floor or so youll pay a ridiculous amount for your water (like over $150 on average per month) as the system is super old and they dont really share that with you until after you sign your lease. The management staff has seen an entire turn over even since Northlands original purchase of the building. The best hire they made is Adam. He cares about his residents, truly takes time to get to know them, is the only concierge who ever stands up from that desk to help get the door, carry things when your arms are full or grab your cart and return it for you. They are little things but its those little things that make the service experience of living in a building like this 100 times better. As for the parking staff, they are contracted and I will admit that in our first year here, they were not the greatest. However, lately theyve had a lot of turn over as well and the new team is really great. Jordan on the front drive is the Adam of the valet team. He is personable, cares for people, remembers our names. Again, the little things.Aside from that, it has been almost over a year now that the freight elevator has been down and well over 4-5 months since we residents have even been updated on it. The only other two elevators for the high side of the building have luckily been alternating as to working and not working so wait times have been insane, and the poor people moving in and out have had it rough. There is a room on the first floor with over a years worth of peoples furniture that cannot fit in the regular elevators nor the stairwells so people just moved in and still dont have all of their belongings. What happens when both of those elevators go down? Thats why Im complaining about it now rather than a majority of residents who will wait for that to happen and be stuck walking 15-20 flights of stairs for however long it takes what is apparently the worst service team in all of Otis Elevators company to fix them.They have done some good things as well. They were very accommodating with requests I made regarding our balcony/grill. They finally cleaned up the fire pit area that had been falling apart for months. They stopped having resident events for a long time but once I inquired they had a happy hour (better than nothing). Theyve updated some lobby finishes and the cleaning crew does a very good job. They did accommodate a lower rent increase once I refused to pay the amount they were asking. I dont think service level, living experience or the brand new comps in the area warranted an increase at all but it was again, better than nothing.Anyway, Im writing this review because its a measure of accountability for this management team that I hope will put pressure on them to turn this around. Michelle, I know youre trying but I truly do not believe it is yours or your teams best efforts. On the contrary I will say that not many management companies give residents direct access to corporate management like weve had to Michelle. Im unsure if that is only due to the lack of an actual manager for several months but either way, thank you for being available to us. 1600 Glenarm has a lot of potential but will never realize it in full until the staff starts caring for this building as if it was their own, which is ironic as several of them actually live here.
Lots of homeless people living around the building with no security. Elevators and amenities are constantly down. Smells like trash in several common areas. Staff is getting worse day by day. Can you get new leadership here Northland?
Your valet told me I wasn’t allowed to pick up your residence in your covered area during a snow storm . It’s great that you hire sped kids they need more supervision.
This place was great up until December 2017. They switched owners, everyone either quit or was fired, bed bugs, homeless people sleeping on the second floor at night. The elevators are always out of service, constant issues with the fire alarm system, the valet staff will sit and watch people struggle with groceries and not even hold a door open. I am beyond glad my lease is up in two weeks. I moved in October of last year, two months later I had bed bugs infested in all my stuff from the people next door. Not only was I charged 700$ for it, they had spray almost four different times. This property is falling apart and I don’t recommend spending the money on this property. There are twenty other incredible apartments in downtown at around the same price and highly advise considering other locations before settling for this dump. I’ve paid online to see the computer charged me double because of a “new system error” . Neilson, the concierge is one of the most rude individuals at this apartment complex. They are trying to make this apartment seem luxury when in fact this building has gone farther downhill than 16th street itself. I understand the need to move, but please do ample research on the shift of ownership. The replacement of staff on an almost weekly basis speaks volumes
All apartments are going to have issues with neighbor noises, maintenance, etc but honestly 1600 Glenarm has been a really good experience for me.It’s an old building so they do have issues but they are usually prompt and informative about them. I’m glad it seems they are doing lots of preventative maintenance as well.Overall, can’t beat the price for a skyscraper in a downtown location, especially if you choose to not have a car and save even more on parking fees!
Was great in ‘08. Wonderful amenities, charming staff and top shelf service. Free coffee. Not so much anymore. Everything is ala carte - Storage units, parking, pet deposits and pet rent. It really adds up fast. Overpriced like most of Denver these days.

Shes always been responsive, professional, and understands leasing details. Equally important is her professionalism in dealing with me and other tenants. To select a new person as Community Manager, who tenants dont know, would be rude and we would experience another unnecessary disruption again.My family and I truly enjoy living here at 1600 Glenarm Place Apartment Community. Now is not the time to select another unknown person as Community Manager when theres already someone whos more than qualified. Yes. Thats Shannon.My family and I are quite pleased with 1600 Glenarm Place Apartments. The fitness center and equipment are high quality, and the staff are actually quite warm, engaging, and helpful. Granted, the change in ownership through most of us tenants for a loop. But thats okay. I think this new team is doing quite well. I appreciate the responsiveness of the entire team, including concierge, valet team, concierge team, leasing consultants, and especially Nelson (the Apartment Community Manager). Indeed, we just signed a renewal lease for another year.
Everyone rocks. If you dont want to live here youre crazy. Only thing it doesnt have is a pool which is a bummer. Outside of that you can get anywhere in the Denver area with ease.

Nice building, good management. Was there for an event with the cancer League of Colorado, and the staff was extremely friendly and helpful.
As a prior resident (10/2016 through 11/2017) I can say that RED PEAK is the WORST Apartment management company I have worked with.1600 Glenarm may have friendly concierges, leasing agents, and valet drivers, but I can say that the 2 stars is for RED PEAKS.They will tell you that you can hang things on the wall and that you can use a cleaning service on move out, but they still continue to charge you for every penny you have.I do not recommend using any RED PEAK owned apartments.

Living at 1600 Glenarm Place in downtown Denver has been a great experience for me. I was new to city-living when I moved here and wasnt quite sure what to expect. Im really pleased with the entire experience. Jennifer and Charli were extremely helpful with the initial tour and leasing information, and are very friendly, courteous and helpful still whenever I see either of them in passing. The apartment appeared practically new when I moved in. The in-apartment amenities are upscale...stainless appliances, granite counters. The windows and the apartment itself are insulated very well, from outside temperatures, street noise, and neighboring apartments. The valet staff are professional and courteous. The concierge staff are always willing and eager to accomodate requests or provide tips and recommendations on how to get the most from downtown living. I am living right in the heart of Denver, a big city, but I feel extremely safe while walking the 16th street mall or adjoining streets & neighborhoods. Shopping, groceries, restaurants, pubs, nightclubs, sporting events....all within walking distance. Overall, Im extremely happy that I decided to move to 1600 Glenarm Place Apartments in downtown Denver.
After living in Glenarm for 4 years here is my detailed pros and cons list. Overall Glenarm is one of the best apartment complexes in Denver, hands down.Pros:- Location is unmatched. Right next to a ton of restaurants, an amazing movie theater across the street, a Walgreens 3 blocks away, several grocery stores within a 5 min drive, the Denver Pavilions right next door, Novo Coffeeshop right next door, and a dispensary right next door if thats your thing. Close enough to Lodo, Larimar Square and the stadium but far enough away from the drunk crowds and homeless shelters. Free mall ride makes everything on 16th street accessible.-Excellent maintenance. They even hang pictures and replace your lightbulbs. the few urgent requests ive had, such as a malfunctioning fridge, have always been fixed within 24hrs. Anything else has been addressed within 24-48hrs.- F7 Lifestyles, the fitness company on sight, is top notch! Ben King and his team are truly amazing. they offer training (like really good, customized training), lifestyle/nutrition coaching, in room massage, free fitness classes throughout the week, private pilates, private yoga, self defense training and more. definition of legit. The gym at Glenarm is small but perfectly adequate- Excellent Concierge team. 24/7, super personable and friendly. countless wonderful experiences with these guys. Redpeak, the management company, is great.- Great quality fixtures in rooms. Many have fireplaces and built in Cabinets for TVs. Most have large closets. All have granite countertops. i hear they are about to start renovating units too.- Great community of residents. Great community events as well.- Building is very safe- Great views if youre on the 10th floor or higher- Great amenities for the most part. see cons for exceptions- Rooms are quiet, you almost never hear your neighbors.-Great early termination terms if you buy a house, move to another building, etcCons:-Insanely expensive parking spaces. $250 per spot for uncovered parking. parking is offsite so everything is run through valets. dont get me wrong, the valets are great! friendly and quick, you text down for your car and 10 min later its waiting for you downstairs. its nice to pull up to the building and walk right in without parking. But its just too darn pricey.- Expensive utilities. Expect to pay over $150 per month unless you live in a studio. This includes the curious 50 dollar “chilled water” charge per month.- Street closures. Glenarm is next to every parade and protest route, and there are a ton of events at the Pavilions that all cause the streets to close around Glenarm. This can make getting in and out of the building a hassle.- Street noise. Two words, bucket drummers. While the units are for the most part very quite, there have been a handful of time where we’ve been trying to get to bed at 10:30 only to hear the incessant noise of bucket drummers through our windows.- No pool, no hot tub- Horrible/non-functioning wifi signal in the amenities areas on the 2nd and 3rd floor.- Elevators break down semi-regularly. On a few occasions, all elevators on my side of the building have stopped working forcing me to take the stairs up and down 10 flights.- Back door to the building if often broken. This is an issue if you have a dog as the route to the closest park is through the back door- No dog-run/relief area. The closest place to take your dogs is 1.5 blocks away- Cigarette smoking is allowed in the units and sometimes you can smell it in the hallways.- The botched lobby renovation. Glenarm used to have an amazing lobby which struck the right balance between fancy and homey. They recently renovated and quite frankly it looks much worse now than it used to. It now has a very sterile feel. Still very nice but a waste of millions of dollars that could have been spent elsewhere in the building.Yes, there are some cons, but no building is perfect and the pros of Glenarm drastically outweigh the negatives!
