Ever since the office staff has changed over the past couple years, things have been great (Gina and the rest). I had to update my review from a 2 years ago where I was extremely dissatisfied with the way things were handled. The only thing I have an issue with is random people going thru the trash late at night when Im walking my dog. I did see a security car driving around for a few days but then it stopped. Thats the only qualm I have. Other than that, it is tad pricey, but you pay for what is offered. The new maintenance staff is also pretty amazing. Having had them come out for an emergency maintenance issue Ive had a couple of times, they were here within 30 mins or so. So thats the updated review. Keep it up.

I was required to give a 60 termination of lease Notice. I turned in my Notice on May-29-2020 for a Move out date of July 31, 2020. This was only after several attempts made by me in person and via phone calls as to what my new rate increase was to be. She failed to respond prior to New lease terms and rates. When she finally did respond it was for incorrect dates. I contemplated staying there but after no responses in a timely manner which should have been 60 days in advance of the 1year lease date. Fortunately, I contacted Windsor Apts and they had a vacancy which was a much Larger, updated classy Apt with an attached Garage and driveway. It is also a Gated Community in the same zip code with incredible upkeep of lawn, pool and facilities. The Rent is also cheaper. When I notified the leasing office, I was going to continue to terminate my lease as given to them on May 29, 2020 in writing, the front office said they had no record of it. Fortunately, I had a copy with Gina’s signature of acceptance dated May 29, 2020. Once I furnished them the copy of the termination letter, they accepted my termination date. TWO weeks later I asked them for an appointment of the Walkthrough in attempt to save some of my deposit. Gina said, “they don’t do Walkthroughs! Maintenance will take pictures and send them to Corporate and they don’t have the authority to discuss the cost of damages.” After my Move out I received a bill for items that were Not cleaned in Amount of $198.78. The items indicated were actually cleaned and I took a video as proof. I even bought new drip pans for the Oven and the entire place was move in ready. I sent Gina an email on August 13, 2020 requesting a reduction of $115.00 for the unnecessary cleaning charges for the Refrigerator, Microwave and Oven as they were cleaned. I stated that I had no problem with the other charges. On August 19, 2020 I went to the leasing office to pay the final bill and I offered to show her my Video of my empty, clean Apartment when I moved out. She refused and said, she “had pictures.” (she had sent me the pictures and they indicated; no cleaning was needed.) My advice is Don’t Move in the first place and if you don’t waste your time cleaning as they are going to charge you anyway and keep deposit and more if possible. Note: The maintenance employees did an excellent job on repairs during my stay!

My girlfriend and I moved out to Bear Valley Park Apartments about 4 months ago. Aldo was spectacular in answering all of our questions, giving a tour, and being completely transparent about COVID, facilities, fees, rent. The maintenance staff has been great as well. only had some small issues within the apartment when we moved in and they had the issue fixed within an hour.only reasons I am giving 4 stars is some of the lack of communication with COVID around the pool, fitness center, and main lobby. I understand the precautions taken, but it is a little frustrating having to remain paying FULL amenity fees for extremely limited (Only open during office hours) hours of operation, as well as appointment scheduling for the pool. Also, with the appointments for the pool, I never understood why when i walked past and saw no one in the pool, why they couldnt allow walk ins (Again, I understand they want to stay organized and complaint, but still frustrating). Other con is the parking, I dont have too many issues, but at least once a week I have to park away from my building. I look out the window and see so many people that end up parking in front of other buildings and just causes chaos.Overall, great experience in my first 4 months with Bear Valley.

I have more complaints but Google has character limit. Last winter, 2017, I slipped and fell down on the ice because of the lack of property maintenance. Immediately after I fell, I contacted Lisa O., the property manager at the time to address this dangerous situation. They did NOTHING. Since maintenance doesn’t snow shovel the northside of Building 8, and they REFUSE to allow access to a gate already in place, they will NOT shovel a pathway to the gate that does allow you access to your vehicle. Last winter I was walking across the lawn, because of the lack of parking, and the heel of my boot got stuck in a sprinkler box that was cracked with a hole in it, and I twisted my ankle. A year after my complaints to the manager Lisa, they have done nothing about any of my concerns, even though Lisa said “I’ll have Jesus take a look and replace them”. If you’re elderly and disabled, PLEASE KEEP THIS IN MIND. It is VERY dangerous to walk here in the winter season. I brought these concerns to their attention in winter of 2017 and NOTHING HAS BEEN DONE.IT. TAKES. THREE. KEYS. TO. ACCESS. YOUR. APARTMENT. 1. Gate key, 2. security door key, 3. your apartment door key. Keep that in mind if you are disabled or bringing in groceries in the snow, because, guess what? THERES A FINE FOR PROPPING DOORS OPEN. You have to make multiple trips to unload your shopping bags; If you lock yourself out, good luck and pray someone is “nice” enough to let you in. A lot of the residents here are NOT nice and will leave you outside bc they don’t know who you are and could care less that you locked yourself out. I have witnessed multiple residents throwing rocks, and yelling at their roommates to let them in. I guess BVPA hasn’t considered what happens with the security doors when the power goes off. How do renters access their apartments on the second/third floors? This has got to be a fire hazard and needs to be remedied quickly.Dog feces EVERYWHERE, people literally let their animals dump in-front of my apartment by the tree and they REFUSE to pick it up, even though there’s a dog bag station five feet away. I have left bags with nasty grams and verbally accosted residents for this. They don’t care. I have stepped in dog feces three times already, and each time was on my way to work bc a resident lets his dog defecate near the door by building 8.Dead animals fused into the fence that maintenance refuse to pick up. This bird has been laying her since Autumn. It’s now 2019 and the managers will not do anything about this health hazard. Its been brought to their attention by multiple residents. Still no action.Tree stumps broken to the point they’re going to stab someone. I cant’ believe a property manager would let this kind of hazard linger like this. As you can see, I took this picture before winter hit. This tree hazard is even worse now. Imagine slipping on the ice and falling on this. This is homicide waiting to happen.I have contacted all companies that I have delivery service for and no longer can accept deliveries at my complex bc according to Veronica “we don’t accept delivery packages unless they are too big and we don’t leave notices on doors for deliveries”. PEOPLE WHO DEPEND ON MEDICATION DELIVERIES: they ARE going to get you killed bc of this policy. I made it a point to let Hello Fresh know that apartment complexes like BVPA are going to ruin your business. For an apartment complex to refuse deliveries for their tenants, this affects Hello Fresh bottom line. That’s messed up.CRIME, my car broken into TWO times and there is NO security. They will not help you for anything. I have made multiple calls to Lisa about the crime and my car being broken into. According to Lisa, “we aren’t’ responsible for tenant vehicles parked on the north side of the property”. If your facility can’t afford your residents a parking space, free from tickets and break-ins, drop the rent price. Period. I always get home after 7pm. There’s never any parking in the lot.WOMEN: if youre single and live by yourself, this place DANGEROUS

This review is being submitted due to the outstanding living situation that we have encountered at the Bear Valley Park Apartments. My experience has been a totally positive one. The maintenance group is excellent, responsive, thorough and exemplify what an attentive maintenance group should be doing. The Leasing staff is additionally excellent. They go out of their way to assist and answer any questions when requested. The are friendly, pro active and overall excellent in the conduct of their business. On one occasion, the Leasing Manager has gone out of her way to allow me to complete a very important task on the computer after hours. She allowed me to complete this task which was a factor in my obtaining my current position. Had she not allowed me to do this, I may not be working there at this time. This is only one example of their pro active attitude towards the general tenant population. The Amenities are also excellent and the cleanliness of the complex is readily apparent. The organization does not skimp on making their Apartment complex the best presentable complex around. In summation, the overall five star recommendation comes from our family due to the positive experience we have living in this fine location. Having come from a large home to downsizing, we are content with the home atmosphere that we encounter at the Bear Valley Park Apartments.

Bear Valley Park Apartments is a wonderful place to live! Maybe its the 24/hour fitness gym that they have to offer, which I keep telling myself I need to go to. Or maybe its the beautiful and spacious apartment that Im fortunate to reside in with my own laundry room!! Or it could be the amazing pool layout that they have with the sweet fire pit, that makes this a place I can call home. But honestly, what I believe it comes down to is that the management of this outstanding community cares about their residents and they are all so friendly and respectful. They respond in an effective way, oh and maintenance is always on top of the game. For example, it was the Fourth of July weekend and my air conditioner went kaputs and the office was about to close. Yet the maintenance man stayed late and brought me a swamp cooler to cool down my extremely hot apartment until they could get the right piece to fix the air conditioner. And the next business day it was fixed correctly and promptly.I hope to stay here until I purchase my own house. But until then this is home. Thank you Bear Valley Park Apartments for making our community an enjoyable one.

Nickel-and-diming is not a good look. I would rather my base rent go up by X amount of dollars versus seeing new fees, charges and taxes. Processing fees for paying rent online? Come on, Im a person who likes to pay rent twice a month which comes to nearly 7$ for online payments per month. Real estate tax? I dont own the apartment. CAM fees? Add them to the base rent or better yet take them out of the base rent.Previous management ran the business without irritating their tenants but I cant say the same about the latest management/owners. (The workers at the front office are not the ones making the rules)Greed is the name of the game with the new ownership and its very unfortunate. 5/5 I will not recommend this place to anyone which is a complete 180 compared to last year with the old ownership.2/5 stars simply for the fact that the apartments are quiet and facilities is clean.

Lived here for a year. Overall, decent. The change in management companies was pretty smooth. Maintenance was good the one or two times we used them. The staff (although none of them work here anymore) handled our move from out of state smoothly. Location is okay.Big downsides were the enclosed hallways that trapped in marijuana smell from the people that lived across the hall from us - didnt want our 5 month old being exposed to that every time we entered/exited our apartment. Also, communication is only in paper form - its 2019... emails should be sent out to residents. This past summer when they repaved the parking lot the notice forms were taped on the entrance doors of each building. Had you been out of town, your car wouldve been towed at your expense and you wouldve had no knowledge of it. There are almost no ceiling lights/fans in the apartments. They are very dark - be prepared to buy a lot of floor lamps for the bedrooms and living room. The new management company is making improvements to the property at the increased expense of residents. The day they put the lease-renewal option notice on our door I walked through the pot-smell filled hallway, saw the rate increase, and saw that they are now adding common area maintenance fees onto our monthly bill. Decided it was time to start looking for a new place to live and I am glad we did. We now live in a nicer, newer apartment, in a better location, and are paying over $270/month less than we wouldve if we stayed here.

Ive lived at Bear Valley Apartments for four years. Overall, Ive had a wonderful experience. The apartment is spacious, clean and well-priced. The apartment pool is very nice and clean, and commonly only has 2-5 people in the pool area at a time (which is always shocking to me). The maintenance staff is absolutely incredible - I dont think Ive ever had to wait more than 24 hours to have a small or large issue resolved. I ALWAYS feel safe, even when walking in the parking lot alone in the middle of the night from my car to my building. There is very high turnover in the leasing office, which at times leads to lack of follow through. Communication from leasing office is often dated (paper vs email), and short notices are given to take certain actions. Parking is always tough, and I rarely get a close spot, but overall, Id highly recommend Bear Valley!

I lived here for 2 years. Parking is a huge pain after 7 or so every night, but I never felt too unsafe walking to my apartment. The neighborhood behind the complex was nice for walking my dog. Thats it for the positives. Ive never had this many issues with a complex. Here are the problems that affected me the most.-I had never called the police until I lived here, and I must have called at least 7 times on my downstairs neighbors. They are in an abusive relationship and routinely scream at the top of their lungs, throw things, and slam doors so hard that my apartment would shake, until 4 AM when someone would get fed up enough to call the cops. I lost so many nights of sleep, and listening to their fighting all night was truly terrifying. They were so loud that my dog would shake and cry. The complex was well aware of all this and never did anything about it.-There were no lights in my living room or bedroom! I cannot understand this. I had to buy so many lamps, but it isnt the same. How hard is it to put in a couple of lights?! My apartment was so dark and depressing, and never felt comfortable or like a home.-Every management has been ridiculously disorganized, from my move in date (a date I planned months in advance because I was coming from out of state) getting pushed back due to them deciding to spontaneously close on a weekday after I drove for 14 hours, all the way to months after I moved out when I got an email that I never paid my remaining balance. Of course I paid them. Turned out they applied my check to the wrong persons account. Dealing with these issues becomes so frustrating after two years.-There were so many months that the rent pay site was down on the 1st when I would go to pay. And you can never get in touch with anyone - you have to leave a voicemail, and eventually they might call you back.-The lack of snow maintenence around my building was a huge pain. Because my apartment faced north, there was compacted ice surrounding it for 6 months of the year. The closest dog poop trash can required walking about 30 feet on ice every day for half the year.-While I lived there, they reduced the size of the dog park (even though theres a ton of space for a larger one) and packed it full of agility equipment. Theres barely any room for dogs to actually run around or exercise. The area is just for looks.-The random fees added onto rent really add up. My rent was $1420. My monthly payments were usually closer to $1700.

Ive lived here over a year and at first it was wonderful. The landscaping was well maintained, maintenence requests were taken care of promptly with kind friendly people who left a note when they entered your place, etc. Then new owners purchased the property and since then things have continually gone down hill.Over the winter my husband and I both fell on sheets of ice due to lack of care by maintenance, and when they did come through it was in a quad which tore up the grass and sidewalk grates. (one of which still is not fixed correctly)They have remodeled the clubhouse and charged the tenants for it, yet kept it locked during any time tenants are actually home. The pool has not been well maintained all summer and last summer was closed early due to lack of maintenance. Last week the pool was closed for 4 days bc management allowed tenants to pay an additional fee to rent out the cabanas and have large parties. When that happened outsiders trashed the space and the tenants were held responsible.Today I waited 45 minutes after the pool was supposed to open to get in because maintenance never came to actually open it.The office is closed on Sundays and the gentleman said it was not opened bc he had to put chemicals into the pool. If that were ACTUALLY the case then put a note on the gate so we know. Ironically the exact same scenario happened 2 weeks ago. When I finally got in today the pool hadnt been touched. Garbage lying around, chairs not ready, a cup in the bottom of the pool, etc. Im not saying tenants shouldnt be maintaining the space but if theyre not hold THEM responsible by watching the cameras back. Dont punish the rest of us. All summer I have sent pictures regarding algae build up in the pool, cloudiness, lack of furniture and shade etc. It took until after the 4 th of July to get the pool setup and it still hasnt been completed, yet the entire leading office has been remodeled bc thats what new tenants see first.I will say most of the office ladies have done a nice job handling issues to the best of their abilities as concerns have rolled in, but the clientele has switched over so many times since coming here bc management doesnt have their backs and they take the brunt of complaints. There is a woman who gave me quite a bit of attitude 2 weeks ago when u went in on a Saturday morning with a concern, but otherwise, I feel bad for the office ladies.Im still waiting for someone to look at my deck after requesting multiple times which was a project the new owners started LAST summer. Why would they though, new tenants dont see it, and they arent making money off of fixing it.Every tenant Ive spoken with this summer have had similar complaints about the new owners. The community here is really wonderful, its just a shame thats going to disappear as well once peoples leases run out. Really disappointed.

I love it here! Right now Im living in the Grizzly two bedroom/two bathroom layout with the vaulted ceilings, but Im about to move into an Alaskan one bed/one bath apt. Both floor plans are super spacious, especially the Grizzly! The vaulted ceilings and the type of windows in the apts let in lots of natural light and make them feel really open and inviting. My neighbors have been polite and quiet. The loudest it gets around here are the occasional people driving through blasting music from their cars, but the noise only lasts for a moment. The maintenance people are awesome and nice. I never feel unsafe when they come fix things, and they are really quick about doing their job and responding to service requests. They are respectful and make sure to knock and announce themselves before entering the apt. Jennifer, Rachael, and Rachel Marie in the leasing office are sweet and very understanding. They listen well and always try to help as much as they can.The apartment grounds are always clean and well maintained and I never feel unsafe walking around here. I come home late a lot and like to go to the 24 hr fitness room on-site at random hours and feel at ease walking to and from my apt. Im super excited about living here for another year and gladly recommend living here to people looking for great apts.

If you are considering living here, take more time to look at other apartments. Bear Valley Park is not as cheap/competitive as they appear to be. While rent appears to be decently priced, they pass any and all expenses onto renters. These fees include:-water-sewer-trash-pest control-real estate tax-cam fees (lawn care for $50 per month)-service fees-pet deposits and monthly pet fees-admin feesYou are also responsible for electricity, gas, and garage fees. This is also an area prone to hail, which is why the garages are so expensive. With all the extra charges, expect to pay $300-$400 per month extra. The real reason I am leaving a negative review is because of the problems we have had just paying rent. The auto pay function online cannot be trusted as we have learned over the last 2 months. Some of the monthly utilities are added onto rent, so monthly expenses will fluctuate - yet you have to put a pre-set amount to be paid - there is no pay full amount function. The first month we had issues they refunded us the late fees, this month we had different issues, but they are refusing to do the right thing. We paid $175 in late fees for being 2 days late and a $35 charge so they can put a note on your door (which is visible to everyone in the building). We had thought the rent was paid automatically, but for some reason it was skipped for this month only. We tried to resolve the issue with management, but they said it was our fault and would not refund us the $175 in late fees. Needless to say, we have only lived here for 3 months and will not be renewing our lease next year.To upper management - I hope in the future you only deal with people as terrible as you are.
