My experience in living here was awful. The floors and furniture were damaged upon arrival and maintenance was constantly needed. WORST CUSTOMER SERVICE EVER. I got billed to pay for all the damage I didn’t do to the apartment and when trying to work with management, they told me not to worry and then still billed me. Then when I tried to contact people after this, they never got back to me. All they care about is taking your rent money. Do yourself a favor and live literally anywhere else in Davis other than this place.

From a parents POV - - Not a great fit. Literally, the only pro is that you have an individual lease agreement, so you don’t have to worry about getting evicted if your roommates can’t make the rent. Cons, too many to list, but here are a few: the grounds aren’t maintained very well; maintenance is slow to respond; carpets were dirty when rented; no evidence of a cleaning at all (dirty/dusty countertops, hair and dirt in tub, old deteriorating mattresses, dirty stove); couches were infested with spiders (what good is a furnished apartment if the furnishings are disgusting and dangerous?); unable to use amenities ie pool, gym, study rooms because of COVID, however, rent was not adjusted for compensation; WiFi is horrible and unreliable which has affected my daughter’s ability attend her online classes; pair much older established adults with younger college students (19 year old college students are paired with 30 year old adults who have already graduated and are at different places in their lives). It’s very difficult to get anyone in management to call you back (exception - Ryan, who is very nice and accommodating.) Think twice about renting here. Parents, take the tour and ask the right questions. Had I known what it would be like, I would’ve told my daughter to pick another place. Please note, a lot of the positive reviews are from people that have either just moved in, or haven’t moved in yet. My daughter has lived there for a year and unless some drastic changes are made this will be her last.

I lived here for three years and the overall experience was great. The apartment is close to the school and there are many bus stops in the community. It is fully furnished and the maintenance service is good. (average 2-3 wait days for non-emergency situation). Utilities are included in the rent so you don’t need to pay extra. The disadvantage is that there is no controlled entrance for the community so there existed theft and burglary sometimes.

After 3 months living in Sol at west village, now I can share my experience in detail. The maintenance is perfect. Its available 24/7.And the staff are awesome, and kindly answered any questions. However there are some concerns.Lets to begin with mail boxes!!I was notified bu USPS seven times that I should expect mail! But 3 of them are received :( .Furthermore, it is about the bike theft and safety of property! My bike was stolen after one week that I bought it, however it was locked by two locks! Those locks were broken and the bike was gone!

I have no idea why am I paying for their WORST internet network.

This is one of the worst places to live in! The staff is so unresponsive and downright rude.. due to the health issues os a family member I needed to terminate the agreement only a couple of days after I signed the lease.. I hadnt even moves in then and immediately approached the office to enquire as to how to terminate.. for one whole week they avoided me and didnt even bother to respond to my numerous emails and calls. In addition to that when I visited their office a staff member actually lied to me and told me he would take care of the termination from him end and has already made that request in their portal. He actually took my keys and possess under that pretext and yet I got no reply for another fifteen days when I asked for documentation on the same. Only after calling them out on this less than legal and courteous way of treatment did they callme back and tellme that actually no process is in place and I have to start looking for smone to take over the lease etc. I was horrified that they would downright lie to my face earlier and take away my possession without even informing me about all thisSave urself and avoid these ppl and this community..they are sure to make your life miserable

For one of the highest rent apartments in Davis they really dont deliver. They choose to have ice cream socials, barbecues, and pool parties while there is a major cockroach problem and the entire complex is without working internet. Their priorities are completely backwards and unless you prefer the occasional free goodie over a pest free apartment and internet access dont waste money here.It might take 2 months to get the internet working again was said to me on move in week. This is my third year living here and the past two years have been pretty good. Something has changed recently and everything has fallen apart. This place used to be good but I cant recommend it anymore.

DO NOT LIVE HERE! LOOK FOR BETTER OPTIONS!!!I’ve lived at West Village for three years. The first year had been awesome as the service and the community was good. However, after that, the response of the mantainance team and staff has been very disappointing.Despite multiple carpet cleaning requests, it’s not been met once in the past two years; forcing me to spend extra to call external carpet cleaning services. Moreover, the fire alarm at my house has been acting up (for a month now) and despite intimating the team multiple times, not only have they not cared, but not replaced the batteries either. This is very unsafe!I have literally put multiple service requests and emails to the West Village Team, but it’s all been in vain because the technicians just mark the service request as “complete” but never show up. The quality of service under Sol’s leadership has plummeted to its worst unlike the time when the previous property owners cared about providing timely servicing.

I lived at Sol at West Village for both my junior and senior years at UC Davis. I really liked living here however I had issues with my security deposit regarding my door that stopped working the day before my move out date. Maintenance came and broke a part of my door frame since it was not an electronic issue with the key. I was initially fined for the door and didn’t receive my deposit over something maintenance said they’d fix before my apartment inspection. After months of emailing and calling back and forth Marshall Walters finally helped me out and his customer service was great! He helped me out immediately and apologized for the inconvenience and sent me the full security deposit back. I’m really grateful for his assistance in resolving this issue. He was really nice and understanding. He’s honestly the best member there!

I am renewing here for next school year so that will be three out of my four years in college spent at Sol. PLEASE READ BEFORE YOU EVER DECIDE TO RENT HERE!!!During the summer while I was at my hometown, the apartment management had my unit cleaned out when it was on an EXISTING lease. I went there in September to grab some things and arrived there only to discover that my entire 1-bedroon apartment had been COMPLETELY cleaned out, leaving only the food in my kitchen. They denied any responsibilities and insisted that I call the police to report it as a break-in even though there were no signs of forced entry. Not one day later, the police found out that the apartment management did in fact have maintenance clean out my apartment, which by the way contained about 70K worth of items, NOT including many sentimental items that money can never buy back, and things that had very private personal information including bank info, school notes, and my journals. According to the police report, they entered my apartment under no work order and without notifying me. Apparently, they have no trouble reaching out to remind you to pay them, but they wont reach out to let you know theyre taking all of your things. To anybody considering getting an apartment here, let this be a warning of just how negligent, incompetent, and careless they can be. They want one thing and one thing only, and thats your money. They have no respect for your things or your privacy. They have made these past few months very hard for me, that Ive had to go to therapy to deal with the trauma that theyve caused me.

When I toured this place back in 2019/early 2020 before the COVID-19 pandemic, I would say that it is relatively one of the closest apartment complexes and I think one of the affordable options based on units and size. Pool and the gym/study areas look pretty cool and clean/new! Even the sample apartment that I saw in person and on video looked pretty clean and modern/new as well. Only four stars because when I signed my first lease with Sol at West Village, the previous management company did a switch on my requested unit and I was placed in a different style unit than the one I requested in the application (luckily the previous horrible management was replaced and now they were able to specify and confirm my floorplan before signing the lease). Also four stars because they have really great prices, BUT it is not announced ahead of time and its rather announced unexpectedly (signed for one price when all of a sudden a few weeks later, a hot special was live and I couldve saved even more had I waited a little longer- and I cant cancel my current lease to save even more). But I guess its all about taking a chance/risk and see if you are lucky. But I cant wait to go back in person (hopefully) soon and see my apartment in person. (Note: This review is subject to be modified either positively and negatively depending on experience).

I am a second year student and this is my first and last year at West Village. First of all, because of my out of state zip code on my phone number the management office sends my calls to the their “outside answering service” who is usually not very helpful. Comparatively my housemate with a Davis area code never gets sent to that answering service when the management office is open. Second, many of the individuals in the leasing office are unhelpful and rude. You would think for the amount of rent we pay, they would be a little more helpful. Terrible at communicating, we lost power for a couple days and it took them way too long to even acknowledge that we lost power. If they’re gonna charge us so much for rent they should be on top of stuff like this.

Ive lived here for a year and its definitely a nice place to live (both amenity-wise and unit aesthetic-wise), but it definitely is pricey especially if you look at the prices of other places in Davis. Here are some of my thoughts:Pros:- Private bathrooms (unless you get the shared unit ones)- Stainless steel appliances- Rooms are very spacious- Sheer number of amenities (study rooms, pools, apartment complex gyms, etc.)-Fully furnished options- 10 minute bike ride to campus- Dedicated Unitrans stops- When there isnt a pandemic going on, there are plenty of events hosted by management (free food, prizes. etc.)- Coffee machine available for residents to use in the leasing officeCons:- All sorts of critters just seem to find their way into your unit (cockroaches, ants, spiders, you name it)- Internet speed is 30 Mbps up & 30 Mbps down; very sub-par for modern speeds. Additionally, youre not even allowed to have a private router set up in your room.- Very pricey for apartment rent (~ $1200/month for the cheapest option; you also have to pay a $30-$100 parking fee every month if you own a car)- Maintenance requests can definitely take a while to fulfill- Super thin walls & you can hear people above you stomp aroundPersonally I wouldnt mind living here again, but it definitely is out of most peoples price ranges and you dont really get bang for your buck.

I love how the utility fee is constant every month and includes everything even the WiFi. WiFi works great most of time, can be a little tricky sometimes. One thing is that even with a parking permit, finding a close enough parking spot can be difficult(space a bit limited), and the permit is quite expensive. Worst value for a Davis apartment. They have the worst management, the worse service and the most overpriced apartments. The rooms itself are probably some of the newest in Davis but expect low quality service from housing. They will never reply to your emails unless it somehow benefits them. During renewal times they will never let you put anything outside of your room and if you have a porch and live on the first floor you will not be allowed to leave anything there. Even though you are paying to lease the common area as well as your room, expect to only be able to fully utilize your room space. Amenities for this year are also all closed so dont expect to be able to use anything besides your room and maybe even your common area if they allow it. Service requests take ages to fulfill and you will move into your apartment expecting at least one or two things that are broken since they really dont fix everything before you move in. They renovate the exterior so that your apartment looks decent on the outside but when you start living there youll really realize how much of the stuff is actually broken. Their management attitude is the worst and will give you a strong feeling of arrogance since they think theyre somewhat better than you because they work for a housing company in Davis. TLDR dont live in west village unless you want to highly overpay for an apartment in Davis that lacks good amenities and service and isnt even remotely close to anything besides campus.

Worst living experience I’ve ever had. When moving in, I had wires hanging from the ceiling where smoke alarms were supposed to be, this took 3 months to be resolved despite it being an “emergency” and against California Health codes. The room was not cleaned before Imoved in, so there were spider webs, dust, and dead flies all over the room, and the clean up they said they’d provide was never done after I requested it. There was a hole the size of a beach ball in my ceiling after it rained for the first time that winter. Maintenance requests I made when I moved in (6 months ago) never fulfilled. Locked in my room due to faulty door locks, and when calling the locksmith, they said they’d be a few hours, so I had to take the hinges off the door myself and missed my classes. I was wrongly charged for a month that I wasn’t even here for, which took weeks to take care of, despite my contract clearly stating otherwise. Vents are connected so if your roommate smokes, it’s coming into your room. My power went out in my room only, and this emergency was put off until the next day and maintenance refused to talk to me when requested. Parking lots are unsafe, my car was broken into and my window was busted. Due to all of these problems, I’ve been trying to get out of my lease, yet they are persistent with keeping you locked in, despite them not doing anything that was promised.

At the end of my lease, they tried to overcharge me for parking even though I had paid it fully; had to talk to the finance guy to take care of it; took him a week to reply to my first email, and in total, took him 3 weeks to take care of this issue.Printer tends to not be working most of the time, but you can usually fix it by unplugging and plugging in back usually. I therefore find myself obliged to change my initial one-star review for their effort. I will edit my review again as the situation develops.Original review:Not for serious students, not unless you have a high noise tolerance. You will be greeted in the morning with the sound of a mower, welcomed after a long day with the sound of infuriating music from the neighbors in the afternoon, and you will be left restless in the evening with noises coming from a party just around the corner. If you are like me and need a quiet place to study, you will not find it here.I am obviously exaggerating, but there is some truth to it. I cant recall a week where I havent been startled from my sleep multiple times because of the noise outside. This place surely does not provide an environment that is conducive to resting or studying. The presence of that much noise prevents me from giving them more than one star, since, as a student, I find having a place where I can actually rest to be paramount. Although I must say, there is little else I encountered that I could complain about, besides perhaps the ever-increasing and high prices. The amenities and services here are top-notch.

They are NOT on your side whatsoever, which makes sense because they will do everything in their power to get all the money they can out of you. I have had my car broken into on the premise, and West Village did not reach out or do a single thing to help ease the situation. They will not fix your maintenance problems in time. I have reached upper management about many issues that I encountered and there has been no reply. They simply do not care about you and will not help assist you in any serious issues. Before we left the unit we cleaned it and the common areas even though the other roommate was not going to move out.Later when I asked for my deposit back they send me a bill for garbage bags left in the common area. After I told them that the roommate living in the second unit was still there and the bags were his they then changed their tune and said they were charging me for dirty carpets! I accepted the unit AS-IS with the dirty carpet etc and after 7 years of normal wear and tear of the carpet they decided this was what they use to keep my deposit and charge another $170.00.Then they came back and said they were charging me for a vacuum cleaner and a peace of foam that was left in the unit. These items were in the unit when I took the apartment as is. If I threw them out they would have charged me. We get contradictory information from different people in the office. I really hope they figure our out a reasonable and straightforward process to enable students to live in West Village.

I without a doubt love where I live. I live in the brand new apartments Solstice and they are incredible. The furniture is nice and the brand new clubhouse area is adorable and great. Aside from the great apartment that I live in, I really like how the management go out of their way to provide and make sure that their guests are happy and satisfied. The community assistants are always friendly and helpful whenever I need assistance, have questions, or just need to pick up a package. The office supplies free testing supplies during finals week.Plus there are always fun events such as pool parties and free stuff given to us (the residents). There was a printing issue but they fixed it right away and provided two brand new printers and fixed the older one. I honestly dont know how many apartments would provide this much for their residents. They really spoil us.

I liked the apartment for all of the commodities (washer AND dryer in unit), how airy and spacious it was, and that we each got our own bedroom/bathroom. I loved the deep bathtub so much! Its hard to find at other apartments. It seemed safe and it was right next to the Davis Center for Sac City, where I took my classes, which was awesome. I also liked the little cafes in the area. The only thing I didnt like was that a lot of people threw parties and it was loud occasionally. Also, they tried to keep my deposit even though I was neat and left it spotless after I cleaned before I moved out. Luckily, I researched it and threatened to take legal action if they did not return MY money; they promptly sent it to me and that was that. Other than that, I loved it! The gym, pool, and game room were awesome, not to mention the volleyball pit. I miss it.

Pretty looking and nice amenities BUT cockroaches, mice, and the absolute WORST if you need help from staff. They will NOT return calls, emails, and they MIGHT get around to maintenance requests in a month or two. Quick to charge you for every little thing... and slow (NEVER) will respond to your numerous calls and emails.

Good place I guess. Was going to stay there, but very shady. Did not disclose they would run a credit check which is a hard inquiry and will constantly be on your credit report for 3 years. it is a factor of about -20/-30 to your credit score for 3-5 years.Edit: To their reply: What I meant by disclosed -> I had already bypassed that by showing proof that I was able to pay upfront for a year. I even requested to do so to withhold the credit check and was approved by the staff, so there was absolutely no reason to have done so. Thanks for replying.

Do you know how much desposite they asked from me? $2,750. My roommates were only asked for $1,300. Since I have a decent credit score and had no history of concealing, I really cant understand why I am treated with this sort of discrimination.

Wanted to leave my review here as well. This place is beyond amazing, best place to live in Davis. I just gave it 4 stars because I have had problems here in the past with the management but the team that is in place now is amazing. I have met with J. D. a couple of different times and he has always been super helpful. Parking is tight and we pay a premium for it but love the complex and the events. Best so far have been Harvest Festival and Casino Night.

We showed up on moving day for our daughter and the apartment was never cleaned. The manager sent over a cleaning person to clean and sent a carpet cleaner person over to only clean my daughters room not the apartment. The rent we are paying is higher than the advertised price. The experience has been horrible. They take advantage of college students. Honestly if you are planning on a double up room, its not even a possibility of being comfortable. They have 18 inches between the two beds and you have climb over one bed to get to the restroom. This is our second student at Davis and our daughter never had an issue at the other properties she lived at. In addition to the horrible move in conditions we were told to keep the blinds closed because the construction crew next to the building liked to look in the windows 🙄.

******WARNING****** If you are inquiring about housing, do not give these people your email address!!!!! They use an email service that is impossible to unsubscribe from and will continuously send undesired emails even when repeatedly asked to stop. I had to file a complaint with the FCC and still receive their soliciting emails. This tactic and their pricing both drove me away from their housing.

As a freshman people told me that I should experience the on campus living, but snagging a lease just in time to only pay just a little more than dorms was a steal! Its clean, safe, local, beautiful. Its worth the pay and its definitely worth the time to sign that lease.

You know the frustrating feeling that occurs when you’ve been living somewhere for some time and you pay a lot of money to the landlords with the expectation that they would ensure the renter’s happiness to stay there. But they create a new problem that ruins your quality of life and when you contact them, they don’t reverse the problem they caused, because they won’t admit that they are in the wrong and tell you to find ways to adapt to their problem that they impose on you to deal with. A week ago, West Village had changed their outdoor lights to be much more brighter than they need to be throughout the night and what’s worse, one of these new bright lights is outside my window. Even with my blinds closed, (the best that they could be) light still pours into my room. Causing me to have a frustrating time trying to go to sleep during the night. Consequently, making me to feel tired during my work in the morning and possibly will cause me to create a big accident of some kind due to the lack of necessary sleep required for your body to function normally. As their are scientific studies on how light negatively affects the persons health during sleep. I find ridiculous that West Village would handle their problem with such neglect for their renters’s welfare. I just wish West Village could see the error they are imposing on my well being and reverse the enormous problem they caused on my livelihood. I’m fine with everything else West Village does, but if they interfere with my entitled pathway towards sleep then I am reasonably angry at them.

I lived at West Village for 3 years as an undergrad. I lived at The Ramble as well as Solstice. The reality of these apartments is that they are the nicest ones in Davis and they focus on bettering the environment. How people can give this apartment community 1 star is beyond me. I can understand you having a personal issue that may only apply to you or even the Wifi not working (even though that has been fixed) but that does not warrant a 1 star review. The complex is beautiful and immensely pet friendly. Most owners will let you pet their dog and I always see little doggy dates going on in the courtyard areas! They are constantly giving out free stuff especially food! They have their own bus line so getting to class is super convenient plus they have their own bike trails leading to campus and all through the property. The front desk can get a little hectic at times but Im not sure what people expect since they have like 2,000 residents. What I enjoyed most about my experience at West Village was the community environment it promotes. They way the apartments are facing in little clusters allows you to get to know your residents. The people that live here go to UC Davis for the most part so you already start out by having something in common with your neighbors. To be honest, most of the friends from college I am still friends with after I graduated from UC Davis, I met at West Village! I personally would like to thank you West Village for the opportunity it gave me to build memories with my roommates and friends I still talk to today! The most important thing I was looking for in an apartment was an environment where I could meet more people and I was able to accomplish that!

I have been living at West Village for three years and it has been amazing! The amenities are amazing, with the pool, volleyball court, gym, and rec center. The rent is a bit high when you initially see it, but when you consider everything that is included (even security at night!), it is beyond worth it. The front desk staff is always nice, and I especially appreciate Allyson. She goes above and beyond to help me whenever I contact the front desk, and the job always gets done! If any current residents need anything, Allyson is the person to talk to to solve the problem, and if you are a student looking for housing next year, West Village is the place to be!

Please read this before signing your lease!!My experience living there was okay, our apartment was nice and amenities were okay (expect the dirty, dust bunny filled gym). My issue with West Village started when I moved out. On the night before move out day, my housemates and I spent 6+ hours cleaning the apartment, it was cleaner than when we moved in. After speaking to my ex-housemates (who actually received their deposits back), they said most of the deposit was taken for cleaning expenses. Lets just say KISS YOUR DEPOSIT GOODBYE! And I say who actually received their deposits back because I NEVER RECEIVED MY SECURITY DEPOSIT BACK! It has been OVER A YEAR since I moved out. I spoke with Marshall Walters (who ignores my emails) and he assured me that my deposit would arrive 2 months ago. I still havent received it, I call 2-3 times a week just to be sent to voicemail each time. This business is VERY UNPROFESSIONAL!

I have lived in West Village since 2 years now, and I have never really had any kind of extreme (good or bad) experience with them, it was always just to-the-point. However, today I am so glad to receive Kelly Watkins help!! I am out of town for an internship, and I was expecting some important mails that I needed ASAP. Kelly accommodated her schedule and let my friend take my mail for me so he could deliver them sooner. She was sweet and understanding over the phone; I was surprised because other staff members are usually always rushing to end the call.Anyway, huge thanks to Kelly! She was awesome today

Internet is terrible and the perks are pretty mediocre. Definitely not worth the price. The prices have gone up but the quality of everything (including staff, internet, management of main building and its study rooms, resident support, coffee room, etc.) has gone significantly down compared to previous years. Look elsewhere for a good apartment, trust me it’s not worth the price.

As it is my first year living in Davis, I did not know what to expect as far as housing options. I am SO glad I chose to live at Solstice Apartments! They have exceeded my expectations! The people who work at West Village are extremely nice and friendly and make you feel glad that you are living there. There are many community events, such as the Harvest Festival and Casino Night that allowed me to get to know the other people who are living in the community. With the newly-finished swimming pool and hot tub just a short walk away from my apartment, I feel like I am living in a resort rather than an apartment complex! The rooms come fully furnished with a huge bed and your own bathroom and walk-in closet and the amenities are brand-new so everything is beautiful. Another great perk of living here is the proximity to campus. It is literally a 10 minute bike ride to the ARC, and if you do not want to bike to school the V line bus comes every 15 minutes. There is a stop literally right in front of my apartment. The people at West Village truly care about us residents and our happiness and it shows.

I must start by saying that, although very expensive, West Village is in a very convenient location for students, it’s close to Davis and has some shopping places nearby, however from our experience, the management is so greedy and it seems as if they are trying to make money off of these students regardless of their situation. My son and his roommate rented the room in one of the apartments that was supposed to fit two people and it cost them $1,200. Instead they gave them a very small room which couldn’t possibly be comfortable for two people to live in. There were two beds squished together and one desk in the corner. From first glance, it was clear that they gave them a room intended for one person and threw in an extra bed. The closet was very small and the room barely had walking space let alone trying to fit another desk. They informed the management that a mistake had been made and that they didn’t sign for a room of that size and wish to be relocate to a room but the management never bothered to respond. After several attempts, they asked if they could at least get a price deduction, considering they were still paying for a two-person room. They refused because a contract had been signed. He and his roommate, left with no choice, stayed for the entire year. In addition, on their last month at west village they were told that they needed to leave the apartment two weeks prior till the end of the month. Now I have had several years of experience living in an apartment and never have I come across a management that tells its residents to leave the place when they have paid a full month’s rent!! I understand they need to do some preparations for upcoming tenants but the reasonable thing they could have done is make them pay for half the month’s rent. Now, my son is taking summer class and has no place to stay, he has to rent another place to stay until the end of this August. For all parents who are trying to send your kids to that apartment, don’t let the convenience of west village apartments fool you, the management is terrible and very greedy. There are COUNTLESS of apartments they are way cheaper and nicer for students. I have a question to the owner/manager- what would you do if your son/daughter is in my son’s place?

I just recently applied for housing at West Village. A few things went wrong with my application, so I was prompted to go and speak with staff at West Village. The leasing professional that assisted me, Tiffany Rupp, was MORE than helpful. Without Tiffany, I would have never been able to complete this confusing and complicated application process with such assurance. I moved from Ramble to Solstice for the 2013/2014 school year to move in with new roommates. This place is brand new and comes furnished! We got an awesome unit on the 3rd floor with floor to ceiling windows and a vaulted ceiling. All of the units have balconies or patios as well. The service here is great, and I could not be happier that I stayed in the West Village family by moving to Solstice. I would be renewing this year if I was not graduating!
