I was applying to few apartment complex in Davis since I wanted to move there. Somehow they changed the application to lease agreement. When I went there after few weeks to move in they asked me I have to pay them from the date of application not when I get the key. They also mentioned they are having this type of business policy in few other cases too. I didnt rent the place from them and wont recommend unless there is no other option since the apartment complex professionals seems to be involved with fraudulent business strategy.
Perfect location, nice and efficient staff, small gym and a swimming pool inside. Everything is great expect the price.
UPDATE: The staff has since changed since that last time I posted a review. They are all absolutely wonderful and go out of their way to help residents and plan fun events.Old review:University Court has a good location because it is close to campus, across the street from Trader Joes, and has a bus stop in front of he property. They have a nice pool (which nobody uses), a spacious gym (weights, treadmill, various machines), and a large study lounge.The apartment has all wooden floors and a carpeted bedroom. The are no lighting fixtures in the living room and bedroom, so you have plug in your own lighting. The tile in the bathroom, is a cheap plastic that has been caulked into place. There are a lot of hidden fees when living at this apartment. There is a $30/month parking fee, $7 fee for the laundry card, $70 for sewage, water, and trash which is added on top of the high rent.The office staff are really unfriendly. When I first moved into last year, I was having problems with the resident portal and the office staff recommended some vague instructions, which I would try and would still not help solve my problem. I went to the office about 4 times before the manager finally stepped in and helped me out. The manager of the property is also called the Business Team Leader, which says a lot about how they value their tenants.Since the beginning of quarantine, there has been a closure of all amenities, limited office hours, and long wait times for maintenance requests. Even though they have closed their amenities because they fear the spread of COVID-19, I have not seen additional sanitary measures and the female office assistant talked to me without a mask. In addition, the current residents have not been compensated in any way for the for the reduction of services. The office continues remind their tenants that they cannot break their lease for the next year, even though many students are returning home since classes are online.
I must say that I was very hesitant when I first moved here, but the place grew on me over the 2 years that I lived there. The apartments are a little old, but very well kept. I appreciated how fast maintance came when something needed to be repaired. For the most part people in the front office were nice. Honestly, yes, rent is expensive, but it is expected because of its location. It is literally right across the street from Trader Joes, campus, subway, Starbucks etc. I had a great two years living here and would highly recommended it.
I love how this place is a closed community so I always feel safe and know that all of my belongings are always safe inside. Also, they do a lot of free events where they give free food and cool prizes. I also love how close it is to school so I can always come home during breaks in the day.
Apartment location is very close to campus which is very convenient! Gated area so it definitely feels safe. 24 hour amenities which is always a bonus. Only thing is the parking spots are a bit cramped for larger vehicles, but otherwise great place for students!
Nice and very close to campus. There’s a lot to do within the apartments for the most part. Biggest issue would be that the laundry machines don’t work consistently.

I absolutely love living here! It’s a closed communty, and they always try to make everyone feel included through the socials that they hold. Totally recommend!

This is my first year living at UCourt and it has been pretty okay. Since I live in the North Building, I do wake up from construction pretty early but it serves as a wake up call for me on certain days so it’s not too bad. :D
I cant imagine a better location for UC Davis students--right across the street from UC Davis and Trader Joes. Managers make it seem like a real home and are very accommodating. Responding to our special request, they furnished the apartment, even though 1-bedroom apartments are typically not furnished. We were especially grateful that the apartment complex did all of the leg work to find us a a renter to assume our lease for summer. This is amazing considering 1) that there is no financial gain for them in doing so and 2) Covid makes demand for apartments much less than it might typically be. We are very grateful for their support over this past school year. I highly recommend this apartment complex for any UC Davis student.

Ive lived here for 2 years and I absolutely loved it! The staff were friendly and helpful, especially Jordan. The gym and the study lounge are extremely clean and convenient. The location is perfect since its close to campus, University Mall, and downtown.
Great location next to campus and Trader Joe’s! It’s also a gated community which is nice but the communication between the leasing office and residents could be greatly improved.
The management and service is terrible. Often, there was no one in the office and nobody answered phone calls or email, so I had to wait to simply contact them. When you do get in contact, the ladies at the front have a terrible attitude and will help you as fast as they possible can so they can go back on their phone. They seem to get upset when you need help with anything.My entire building went for weeks without hot water before it was fixed. Their reimbursement involved $15 off the next rent, which by the way, is insanely high as it is. It varies, but there are literally places right next door to this complex which are a couple hundred dollars cheaper each month, with better service too.The rooms get very stuffy during the hotter times, and the place doesnt have central AC. Also, if you chose a furnished option, the bed you get is half of an old metal bunkbed, that they cut the bottom part out of.Overall, it was just a bad experience. Avoid if you can unless youre completely out of cheaper options. The only good thing was the pool that they had, but I never even used it, since I never saw it get cleaned.
Very nice staff and this apartment complex is conveniently across from Trader Joe’s. It’s also a very safe place to live.
The community hosts events for residents, such as Thanksgiving dinner, and gives out test materials to students. It’s close to campus which is super convenient, and it’s gated so I always feel safe.

My daughter was the actual tenant, but I dealt first hand with issues outlined in this review.University Court Apartments has been informed of the Code and Lease violations being claimed in this review, but have issued no denials or response of any kind. Both the Code and Lease have been carefully read, which led to the conclusions stated in this review. The exact code is given for you to read on your own.The management company for this complex is a very questionable company. They violate California Civil Code §1950.5(d) by not notifying their tenants of a right to an initial move out inspection to give an opportunity to avoid security deposit deductions. They conduct an inspection anyway, but violate the code that states based on the inspection, the landlord shall give the tenant an itemized statement specifying repairs or cleanings that are proposed to be the basis of any deductions from the security the landlord intends to make. Also, The tenant shall have the opportunity during the period following the initial inspection until termination of the tenancy to remedy identified deficiencies, in a manner consistent with the rights and obligations of the parties under the rental agreement, in order to avoid deductions from the security. Management also claims that a final move out inspection is not necessary, even though the lease states 6. INSPECTIONS: Move-In/Move-out Inspection checklists must be completed with each Resident at time of move-in and move-out. We were not comfortable when told we did not need an inspection and insisted that they do one after we moved everything out of the apartment and cleaned it. Arlene conducted the inspection and stated it was clean and looked good. At that time, we still had 7 hours to correct any deficiencies, but again we were given no itemized list, and were led to believe that our security deposit would be returned. Later, they claimed deductions for keys, carpet cleaning and painting. When we complained, they remembered that the keys were turned in. But, when we pointed out the code violations and contradiction to the lease, they changed the deductions to carpet cleaning, painting and cleaning. The apartment was completely cleaned, and this was verified during the last inspection. The refrigerator, cupboards, oven, bathroom, window ledges and closets were all checked. So, at the final inspection it was clean and when they checked it again and found supposed deficiencies to withhold for, cleanliness was not one of them. Suddenly, after they have to remove charges for keys and it is pointed out that they violated the California Civil Codes and made statements contrary to their own lease, the apartment is no longer clean. Their only goal is to claim as much of the security deposit as possible. When they had to remove one deduction, they came up with another one. The amounts for their deductions do not even match the deductions outlined in the lease.They are very dishonest and the girls in the office (we dealt with Lisa, who claims to be a manager, and Arlene) are extremely unprofessional and unhelpful. If you decide to rent here, take pictures of everything when you move in and move out. They will try to claim any deductions they think they can get away with and you would have a hard time disproving. They know that they can cheat tenants and they will still get new ones because they are dealing with college students renting their first apartment and the location is close to the university. They have no regard for their tenants, the law, or their own lease. It is terrible that they take advantage of inexperienced tenants. Rent at your own risk.

I loved living at University Court because it is very close to school, staff are personable and helpful, and the community space is awesome (gym, pool, study space)! The only downfall is because it is close to school it is a little bit more pricey in comparison to other places. Otherwise, hands down a great place to live while attending UCD or even with your family.
Great location, great facilities but property management is not very acceptable considering how much you pay.Had to specifically submit a work order to ask them to fix the old door knob to the laundry room because some of us couldn’t get in with the key. We were locked out with our stuff inside. When we called the emergency number they provided a few times, no one picked up.They also run out of hot water suddenly sometimes and this time it’s the third day since we’ve been out of hot water and they still haven’t managed to fix it yet.If it weren’t for the good service at the front desk and the good facilities, I would say they’re 100% ripping us off for how much rent we pay.
Overall I love this place! That said, minor flaws are present, eg it takes a while for things to get fixed.
My daughter lives at this beautiful complex and it’s the perfect location with great amenities to make her transition to UC Davis stress free!

The apartments are walking distance from campus, but the property management and apartment units leave much to be desired.Pros: The apartments are conveniently close to campus. Thats it.Cons: 1. Rent is ridiculous and doesnt cover parking (which increases every year), water, or trash. So go ahead and add an extra $200 to $300 monthly to your rent.2. Management is a nightmare.First: They cheated me out of my deposit refund. They sent me a letter informing me that I would be refunded $200 and that the check would follow in two weeks. However, when I called two weeks later, management said that their files indicated the cleaning expenses (and a lot of other BS charges e.g. they charged me twice for water expenses my last months living there) wiped out my whole deposit refund. However, their letter clearly went over the move out expenses and said differently.Second: This might not happen to you, but its just an example of how the property seems more interested in getting students money, than actually making the apartments a reasonable, comfortable, or enjoyable place to live. The property took 5 MONTHS to very slowly and loudly fill in the pool and install a patio, during which time the entrance to my apartment was blocked. In addition, the CONSTANT drilling from 8 to 6 made my apartment a hell that I couldnt stand to do more that sleep in, which is insane given the rent they charge.Third: My last few months living there, I called management over three times to fix a light that had gone out in front of my apartment. I told management that it made me feel unsafe at night living in a dark corner of the apartments. But in those two months I called, the light was never fixed.3. The walls are incredibly thin, the sinks and tubs are plastic and very cheap. Basically, youre paying to be close to campus because the UNIT IS NOT WORTH THE RENT. And thats all the rent really pays for.4. The laundry room and machines were disgusting my whole two years living there. I drove home an hour away to avoid having someone elses hair in my laundry.

The worst apartment experience that I have ever had. They let me moved in without the paint was dry out. The paint smell was surrounding in the apartment for entire week, and it made me headache for the whole time . When you ask for help they give really negative attitude towards you. Live here only because my friend invite me. Not recommended to live here if you are newcomer
