Here are things that I have experienced that they dont tell you:There is train station right next to the apartment complex.The train will wake you up every morning at 8 oclock; sometimes on the weekends too!There are people working on fixing the trains around noon to 3. Very noisy.Terrible staff, and the management will scam you with utility costs. Here are the lists of utilities that youll be paying for that they wont tell you: water base, water, utility billing fee, wastewater, wastewater base, and trash. It doesnt matter how less you use, it increases every month. Youll be amazed when you get your bill. Ive been paying over $350 every month just for the utilities including PG&E and Xfinity.My neighbors and I found cockroaches in the apartment and there are bugs running around the walkways in the apartment complex. Very unsanitary.Very unsafe. Number of peoples cars got broken into and car alarms went on literally every night last month.Very unprofessional. All of my neighbors and I got water shut off at least three times every month.Good luck.
Ive lived at Pinecrest for over 4 years. Up until mid 2020, you could count on a new leasing office staff every 6 months or so, and many of the staff members were unhelpful and made renting far more complicated than necessary.But Debra and her team have made living and renting here so much easier. I feel as though they really care for the residents, and they really do try to help when an issue comes up.Yes, the complex is a little dated, and sometimes there are plumbing failures or other construction jobs that cause an inconvenience. But the current management always makes an effort to solve the problem ASAP.
Worst apartment complex my partner rented a unit here and went through hell. Terrible staff. Total scam. Very unsafe. Do not rent or let your family rent here.
Sometimes the process of leasing an apartment can be stressful, especially if you’re in a distant state cosigning for your daughter. But, the leasing consultant, Hannah, was exceptionally helpful and friendly and guided us through the process quickly and efficiently. Phone calls and emails were responded to promptly. It has been a very positive experience, and I think it bodes well for the extent of my daughter’s stay there. I know that we are more inclined to write a review when we have a negative experience, so I encourage those who have positive experiences to write reviews as well. It will give us all a better idea of the overall situation.
Ladies in the office are so incredibly kind, helpful and professional. I stopped by unexpectedly, hoping that they would accommodate me for a quick showing (as I am from out of town) and they did so immediately!I was shown a couple units and the many amenities at Pinecrest, however I didnt get to see the exact locations of the available units. I had to leave back home promptly and didnt have time to see them.I called them back the next day requesting a video chat to see the unit locations, and we attempted a Zoom meeting, however the internet connection was an issue. So these ladies took precious time out of their workday to film videos of the units for me, with extensive explanations of parking lot locations, laundry rooms locations, etc. I know they had some issues sending the videos to me to my email, but they made it work for me.Emily and Hannah at Pinecrest are so helpful and go above and beyond with their prospective tenants, and their current tenants, Im sure! I wish I had this experience with past leasing offices!
Ive lived here for almost 2 years now.The management and office staff changes every 2-4 months. Over the 2 years we have yet to have any competent managers or staff work here. I currently have a heater thats still broken a roof that had the same issue last year and wasnt fixed properly the washer and dryers constantly dont work and take your money If you tell the management they tell you to call the laundrey place and put in a work order (you get paid to do this by me....). The water also gets shut off at least 1 time per month. Overall I do not recommend these apartments to anyone they are overpriced and dont offer anything other places in Davis do.
Beware! Avoid at all costs. I would rather find a place in the woodland where prices were more reasonable and the service was better. The management used all their tricks in the sleeve to overcharge me once we moved out. It was a bitter experience. Though the city of Davis is an amazing place to live.
I have lived there for a bit more than one year. I have good and bad comments:Pros: Nice place to live in terms of street silence (expect for the train, which can be a bit annoying sometimes, but you get used to it) and easiness. The lawns looks always awesome and that makes a pleasant experience to walk around the complex. Mind you, that takes a lot of watering, which in the middle of the night can be quite annoying when every 10 minutes the sprinklers go off...It is quite clean as well, and although sometimes it takes some pushing to get it done, the maintenance is quite good. I havent had any bug issue and all the appliances work, and when they dont they replace them. They are building new units as far as I know when I was moving out. Finally you have gym (although it is teeny tiny and have only 4 machines...), a nice swimming pool, laundry, parking lots and BBQ areas.Cons: Unfortunately they have quite a few...Management is deficient. They change the clerk every few months, which makes things really hard for them and for you to manage. When the new clerk starts to understand the thing and have some clue about the place...they replace them for someone new! In the year and a half I lived there I met at least 5 different people at the office (not counting the director). Forget about communication via email, they never EVER reply. In general they are not super supportive and you have to insist to resolve your issues, they usually are kind of lazy/careless about doing stuff and you have to insist until they finally do what they are supposed to. The houses (at least the one I lived in) are quite old and worn out, but is not a big deal (everything works in the end). They charge you separately from the rent the water&sewer expenses, but the funny thing is that it is a shared bill! you pay for what everyone uses. Even if you dont use too much water it doesnt matter, they will charge you the same. Some months this extra charge came up to $60! I think this system is unfair, you should pay for what you use, not for what others use...this makes you completely careless about what amount of water you use, saving water is useless...you are going to pay the same anyway. Finally, the price is definitely too high. It was fair a couple of years ago, but they decided to increase almost $100 the rent every year, making it completely unworthy. It is a pity because I really like the place but the all of these issues made me look for another place.
Hello? Everyone reading this my daughter and I have resided at this property well over 5 years in total it had pros than cons.I had an issue which was resolved and I moved out prematurely gave a 30 day written notice received my deposit back.I reapplied got called back just to be rejected and be told I was denied because of my rental history!!Ive only resided at two apartments in Davis and my rent is generally paid in advance yet Ive be denied to return when I left on great terms my apartment was one the cleanest theyve seen and was very impressed, didnt have issues with insects.Very degrading how Ive been treated just to be called back for an available apartment just to be turned down makes no sense.
They towed our car when were away due to COVID and we had to pay $3000 to get our car back!! TERRIBLE STAFF!!!!!! Every month you pay $150 for water and sewage!! Staff is extremely inadequate and inconsiderate, constantly messing up paperwork and they are #1 at keeping tenants uninformed.
TERRIBLE STAFF will make you MISERABLE!
Lease process was terrible; they took a large security deposit, and then held off for weeks before saying whether or not we had the apartment. Then, when we went to take possession of the place, at the date they picked, the apartments dishwasher was broken and sitting unattached in the kitchen, the hot water in the shower was broken, and the place was dirty.Because of the difficulty of finding other housing on short notice, we let them make quick repairs, and then took possession.After 5 months now, they just sent me a letter saying they wanted me to sign a change to the lease agreement. The letter says that if I dont do it, that Ill be in breach of our current lease (a lie). I went down to the office to set things straight, and after telling them no to signing, they said Fine. You dont have to do anything. You wont be evicted in 3 days. They didnt apologize or anything; theyre completely crazy.The people working here must just really hate their bosses, because theyre trying to tank the company. First Pointe Management Group needs to clean their house (or treat their employees better, cause this seems intentional).
The worst place in Davis. Thinking of moving here? Think again. The management are the slimiest snakes since Adam & Eves Barbecued Ribs and Apple Garden restaurant in nearby Eden. And I mean that in the nicest possible way.
Stay away! Better off living in Woodland than living here. All the amenities of a third world country with a San Francisco price tag. Rude office staff.
Train comes by as late as midnight, you can hear every single step the people in the apartment above you take. I hate living here, cant wait to move. Stay far away from this place, you cant ever sleep.
There are pros and cons, but unfortunately there are many more cons. I recommend you read this fully if you intend on leasing here.Ill start with the pros. The complex is nice and well-kept as far as landscaping. If you pay the high price tag for a rennovated unit, then the inside is rather nice. Even the old units are passable. Ample parking (for tenants only), and at a convenient location to hop on the highway or go to Nugget or some other shops. Theres a pool and a teeeny tiny gym.Now the cons. My bicycle was stolen right outside my front door while I was asleep. This is a common Davis occurrence and not unique to this apartment. But theres also a LOT of homeless and dumpster divers that prowl the area (and surrounding apartment complexes off of J St). I dont feel fully safe here. The water/sewer/trash utility is charged to the tenant but there is one meter per building, not per unit, so the total bill is shared between ~4-6 apartments. So there is no incentive to conserve. Moreover, it takes 5 min for the shower to get hot water and 15 min for the sink. My last water bill for 31 days was $75.If youre in a downstairs unit, the floors are paper thin. I can hear my upstairs neighbor walking around (on the also squeaky floors), I can hear drawers opening and closing, and I can hear every moment of the late night visitors. If you live near the train tracks, not only do you hear the trains going by, but you can also hear the coupling/decoupling of the trains which sounds like a train crash. Occurs mostly between 8-5 so if you work full time its less of a nuisance, but a few times a month it will wake you up in the middle of the night.Finally, the management is always changing (so its tough to get issues resolved), and theyre downright crooks. IMPORTANT*** If you pay the deposit to lock in the rate, you MUST show up IN PERSON to sign the lease and start paying rent by the date shown on your deposit receipt, otherwise they WILL raise the rent in you with no warning by upwards of $80/mo. If theres any delay in processing your application on their end that changes your move-in date, they will still raise your rent.TLDR/; Nice enough apartments and complex, but management are crooks and this complex is not for light sleepers or people on a budget. Do not change your move-in date or they will raise your rent prior to you signing the lease.

STAY AWAY! This place has been a nightmare to live in. Water never works, constant construction, parking lots closed randomly at will, and SO EXPENSIVE! Rent gets raised an obscene amount each year. Water bill is like $50 for a service that is out at least twice a month. Trains near by are SUPER loud and if you are a light sleeper than RIP. And to top it all off, office staff is SUPER RUDE!
