With new staff and property manager at university park apartments its an amazing place to live. They are quick to help when you have an issue going on with the apartments, and the units are very nice.

I’m so in love with the staff here at University Park. I visited a few properties that day and none gave me a sense of welcome like the staff here. The property manager was so bubbly and energetic and the leasing agent crossed out every T and dotted every I. I recommend anyone who is in the area and looking for a place to call home please go see Karen and Tripp

Ive been in business for 40 years and Karen Smith is one of the best property managers Ive worked with. Tripp is very helpful also. Id recommend University Park Apartments as a very well maintained and safe place to live.

They keep saying we’ll be able to move in and then push the date back further. We wanted to move in at the beginning of May and it’s May 26th and we still haven’t moved in yet! Then if you want to stay for only 6 months they charge you $100 extra! They keep playing around with our move in date. They have no amenities and keep playing around and saying we’re moving in on one day and we aren’t. Don’t rent from them!

I have lived at University Park Apartments for about two and a half years, and have really enjoyed living here. The management team is excellent, as I have always found them very kind and helpful. The maintenance team is also great. The only downside I can think of is that the walls are thin, so people talking loudly outside or in an adjacent unit can sometimes be heard. The price of the units here cannot be beat, especially for how great of an experience that I have had living so close to the UCA campus. Other perks are a small field and walking trail that are connected to the back of the complex that is great for running, walking dogs, etc.

Lived here 4+ years and never a complaint. Management is great. Maintenance great. Great deal for your money. Plus you get a walking trail in your back yard.

Management is very nice and fixes any issues I have on the same day I report them. Inside the apartment is very nice, appliances all work. Our neighbors do like having loud sex but so do we so its not a problem there 😂. Great price and and my neighbors that Ive met are all very friendly. I feel very safe here even if I have to park a little farther away at night.

Management is absolutely wonderful and so helpful! I lived in their apartments for a year they were always very responsive (day of) to maintenance request. I’ll be moving in their townhomes soon and excited about it!

Management was underhanded during my move out process. After cleaning my apartment top to bottom, patching holes in the walls from nails, etc. they told me I owed them for cleaning services, painting, and carpet cleaning. I paid my deposit plus $600 in pet fees and I still owed them. I understand small things need fixing when you move out of an apartment but there was not over $850 worth of repairs. On top of that they claimed I never paid my deposit in the first place. They will screw you out of your money. Management was exceedingly rude to me on the phone when trying to understand why I hadn’t been contacted about my deposit. Save yourself and go somewhere with more honorable management.

My friend and I applied around the middle of June this year and they said we could move in around mid-August, which was great because school starts soon after and that’s why we needed the place. Well, as we approach the time where we were supposed to be getting things to move in, they tell us - only after my friend calls and asks - that there won’t be able to let us move in until the end of September. Now we are scrambling to find somewhere else because of the lack of professionalism and communication from the owners.

So far management has been very nice and did help us resolve a few issues we had moving in.They told us they would be changing carpets, but didnt. The air conditioning didnt work the 1st week we moved in and I feel like the no grill/no bike policy is dumb considering this is so close to so many bike trails in Conway.It is close to a nice bike/walking trail and is a quiet location near campus. Unassigned parking is not going to be fun when the college crowd moves in, but I do like our location because it is closer to a large university parking plot.Overall, it was a little rough moving in because I felt like management forgot about us (mailbox key, extra keys, air conditioning probs, no clarification how we pay our rent), but they are friendly and eager to resolve any problems we have.Easy to get approved for an apartment here!

I have lived here for almost 8 months now and love it. Yes, there might not be any pool, rec room, or gym but for me for the price and location is worth it. Management worked with us on changing our move in date to an earlier time and made sure the apartment was clean and ready for us. Anytime we have needed something fixed maintenance has arrived within 30-45 minutes of our request and has resolved the issue quickly and professionally. Even when they have come to change our air filters and do pest control they have always been courteous of the fact that my roommate works nights and have not disturbed her in the slightest. We have never had any issues with noise as we almost never hear our neighbors, and overall it feels like a very safe place to live. If youre looking for a nice quiet place near UCA to live then this is definitely it.

I was originally VERY upset by the run around I was given by the leasing consultant at UPA; HOWEVER, Mrs. Melissa has been awesome in fixing literally everything. She has hired completely new staff and they are all extremely kind and helpful. I see a lot of people give the place a low rating because there isnt a pool or gym, but that isnt the point of the complex. UPA is meant to provide nice and affordable apartments for college students that ALREADY have access to a gym and pool on their campus. The outside of the apartments are nothing out the ordinary, but the inside is honestly nicer than the last apartment complex I lived than that charged twice the price (Centerstone). Good stuff.

Nice apartments but expensive. There is no pool,gym or any other recreation room available. Very thin walls, can hear everything that goes on. New managmemt does not allow BBQ grills, bikes, etc. by apartment. There is not assigned parking (should be for price),which makes it hard to find a parking spot after a certian time and you will most likely have to park in the visitors parking lot which can be very unsafe especially for females. Maintenance does not 100% fix anything thats broken, will have to continue to call. Staff members are pretty nice for the most part.

Just moved in last week and they have been amazing. This my first time buying an apartment and they made the experience an easy and stress free one. I could not ask for a better first apartment. Not to mention how good the apartments look. Love it!Edit: 3 months in and I already hate it. Sorry for the bad review but youve done it to yourselves. Ive complained multiple times about multiple cars without parking passes taking up spots. And not to mention my upstairs neighbors yelling racial slurs at me when I complsin to them about the noise. I will not be renewing my lease at the end of the years. Im certain I will be able to find a new home with the price Im paying here anyways. They have got to be more serious about their complaints its utterly ridiculous.
