This place was ghetto when we moved in five years ago. The property has changed management/ownership four times or more, getting worse each time. Scheduled maintenance is not done. Outdoor lighting has been mostly out for about a year, and they cant get bulbs because they owe money to the vendor. Dirty, unsafe. The only thing they do well is collect rent. And now, utilities are extra, on top of inflated rent. And they just added more fees. The only people who stay are the ones like us who cant afford to move. Do NOT rent here! Youll regret it.

If I could give any advice if you’re looking for an apartment to rent and you come across this one, just don’t. You will either get shot by a resident or scammed by management or perhaps both. We terminated our lease early due to fear of safety for our children after about 12 gunshots were fired outside of our baby’s window and we would also never know what would show up on our bill. They charge $150+ for sewer saying it was a mistake and you’ll be reimbursed, and you never see that money again and you will be charged the same thing next month, and if you don’t pay it they will charge an additional $100 in late fees. The management will beat on your door accusing you of things and tell you there will be consequences if they find out you’ve done anything. The 6 months we spent there were the worst 6 months imaginable. So don’t. Run for your life and don’t give these cons a bit of your money.

Chapel Ridge is charging me $120-$150/month for water and sewer. An unacceptably high. The point is I am living in a single apartment, not pet, and am in office from 8am - 6 pm. Theres no way that I used much water. I walked to the building management, and they have no answer. Worst place I have ever lived. Not recommended.

I had signed a lease with Chapel Ridge to move in on Monday, June 14th, 2021. After moving across the country, on my move-in date (06/14/2021), I received a call from the Chapel Ridge leasing office asking me to delay my move-in date until Friday due to an issue with the air conditioning in my assigned unit. With nowhere to go, I asked them to find a solution to the problem and I would be there with my Uhaul in about 2 hours.Once I arrived at the leasing office, I was spoken to by the Property Manager. She assured me maintenance was going to test the HVAC unit within the hour and she would call me with an update. She also assured me if the HVAC unit was not repairable today, she would put me in an identical unit by 5 PM that same day. Taking her word, I left the property to get lunch. After an hour of not receiving an update, I returned back to the leasing office, asking the Property Manager if I could view both units, my original unit (724) and the unit they planned to put me in in case the HVAC was unrepairable.Upon my request to see both units, the Property Manager denied my request with the explanation that I could not enter my unit (724) with maintenance testing the HVAC unit. After insisting I see the other unit, she reluctantly took me to unit number 513, a first floor apartment. Upon entering unit 513, I was immediately taken over by the smell of smoke. Inside the unit, there was trash, huge holes in the walls, dirt coming off the fan, walls, and counters. Further, the smoke detectors were disconnected. This unit was definitely not legally move-in ready. Speaking candidly with her, she gave me two options: either take this unit (513) today as is or wait for my other unit (724). She also did not give me any timeline on how long I would have to wait for the unit on my signed lease (724). She was also still denying me entry into 724, which I had the legal right to move into on this date.At this time, I took it upon myself to review section 16 of my signed lease detailing Delay of Occupancy . After mentioning my legal right to terminate my lease to the Property Manager if she did not let me occupy 724, she did not contradict me, nor did she attempt to rectify the problem. She simply told me to let her know my decision by the end of the day and left the unit without any further explanation, apology, or sympathy for my situation.With no other option, I had to make several phone calls to cancel deliveries and installations I had scheduled for the week including furniture, appliances, and internet. Then, I took it upon myself to drive around the city of Conway, with no place to live, calling leasing offices in an attempt to find any leasing office with vacancy. Luckily, I was able to find another housing solution in town to fit my needs. However, because of the unprofessional and irresponsible actions of Chapel Ridge of Conway, I had to spend an additional $900 to reserve new housing at the last minute.At this time, I returned to the leasing office and requested my lease be terminated. as was my legal right under section 16 of my signed lease. The receptionist at the leasing office, accommodated my request and apologized on behalf of her supervisor, the Property Manager. She assured me my security deposit would be refunded in approximately six weeks, which is an unacceptable time table. Brittany expressed she had no explanation as to why the Property Manager did not let me enter my lease assigned unit. The receptionist also mentioned there was a third unit, which was completely move-in ready, and she was unsure why her supervisor did not mention, show, or offer me that unit.This experience with Chapel Ridge of Conway has been extremely stressful, unacceptable, and unprofessional. I recommend taking your business elsewhere.

Hello Everyone,I currently live in these apartments and there have been a lot of weird things happening lately. Things like the maintenance team not having the supplies to fix broken items in the home. Now I just found out that the mail will no longer be delivered here. I have to drive across town 10-20 minutes to get my mail. I dont know about you, but I check my mail everyday and now it has to be a scheduled event to plan a trip across town just for mail. I receive very important information via mail like my bills, prescriptions, etc. There was no memo sent out to let us know about the mail issue. I just knew that I was expecting an important package via mail and it never showed up so I started asking questions. I am almost positive that most of the other residents dont even know that we have to go across town for our mail. What about the people who dont own a vehicle? Smh, I am so lost, frustrated, and trapped in a lease! I am not sure what to say about this place. I was extremely excited upon the move-in and now I am questioning my decisions.

Nasty Apartment, had food from previous tenets still in the kitchen, literally everything is dirty and disgusting, one of our toliets doesnt even work, half of our lights don’t have light bulbs but apparently this is “move in ready” what a joke.

Worst apartment in Conway, Don’t waste your time, Living here is like living in hell!Poor maintenance, dirt everywhere, and many area’s are stinks.I got breathing issues after couple of months, you don’t realize smoke smell when the air conditioner is on, but when you return home after couple hours then your place smells cigarettes. Most of the units are contaminated with third hand smoke.

My mother just moved here a few weeks ago her air does not work the dishwasher has not been fixed and the lady that’s in the office shoes no concern or interest in helping, the toilets are flooding in the bathroom the water is coming from the floor and up through the tub with feces of who knows in the middle of a pandemic my grandfather has stage 2 kidney disease an dementia and this is totally unacceptable and they won’t give us the management of the complexes information so we can rectify the situation if you have a choice don’t move here they don’t fix stuff and don’t care after they get your money we have contacted the attorney general and she is looking for another place after only 3 weeks it has been a horrible experience they are slum lords and they don’t answer the phone in the office and they leave early everyday we even said we will get a plumber but they won’t approve the plumber coming in so my mom and my sick grandad have no toilets or showers and have to go to McDonald’s to use the restroom I have never seen anything like it

Honestly, a terrible place to live. I moved in, Dishwasher doesn’t work, fridge is leaking, bathrooms were dirty, blinds were broken and I was promised by the property manager at the time that they would come in no-time to come fix the blinds and they never came. oh, and good luck trying to get in touch with the office, they only answer about once every 10 calls. Honestly very disappointed.

I just moved into Chapel Ridge this past week and a lot of the older reviews left on here can be misleading. Now I know I cant speak for everyone or for the past, but from my experience so far this place is definitely worth what you pay. It is under new management and the PROPERTY MANAGER is very helpful and working hard to try and turn this place around. However, the lack of maintenance is a problem, and from my understanding the NEW management is working to fix that. Overall this definitely isnt the nicest play to live, but it is AFFORDABLE and has potential.

I talked to someone on the phone last week about looking at an apartment today on my lunch break and they said thatd be OK. I show up and there is no one in the office, its all locked up. The reviews I saw recently about trash being all over the place is true and I was at the right location.

I am currently looking for an apartment. I drove through this one. The website is 100% inaccurate. There is trash over the grounds, mattresses left by the bins, every building has blinds that are destroyed and you can see them as you drive through. It makes the apartments look more section 8 than what the website shows. They are worth $500 a month, not $700.

I have my lawyer sending a demand letter for payment that is 80 days overdue. No one at the corporate offices will contact us. Do not mess with this corporation.Property management group Beztek. None of their vendors have been paid since june!!! Their wifi is out and they refuse to pay for any services or products from any small business or vendor they have hired, which is extremely illegal! I will be contacting your other vendors to offer my lawyers services. Figure this out TODAY.

I have contacted corporate hundred of times!! Performed over $10,000 worth of services for this complex and they havent got us paid over 80 days later. They keep giving us the run around at the executive offices. Do not get involved! They dont care about you! Its time to go to court!

Edit May 06, 2021I called today regarding past due invoices and was bluntly told by the new Property Manager Shevon that Block Management had NO intention on making any payments. She also refused to give me the contact information to the corporate office, instead referring me to the website which does not list the number, but only refers messages back to the property. I am glad that the website does identify the management company. Contacted this company because obviously I was in need of housing. First message I got asked for my email and information then assured me I could apply for free. Naturally I sent the info and did the application, only when I got to the end there was a 150$ application fee. Tried to ask the person I had previously been in contact with if it was refundable. They never responded. Then I come look at the reviews to see if maybe someone else had mentioned something about this only to be greeted by a comment saying living in this appartment is like living in hell . Honestly Im glad that they never responded, saved me 150$ and 12 months of living in hell apparently.

Worse place ever!! The owners have not paid Conway Corp so we have not had lights in the complex in over 4 days! It’s unsafe!! Unprofessional!! And Dangerous!!! Since the time has changed it gets dark around 6pm and the entire complex is pitch dark!! No lights at all!! My neighbors and I in my complex had to use a flash light just to get to our apartment! ( we couldn’t even see our hand in front of our face! That’s how dark it is) And from what I’m hearing they don’t pay the vendors either after they have been hired and finished work for them!! Beztak is the worse management I’ve ever experienced! Poor maintenance!! They will not fix anything!! I’m moving and don’t recommend anyone staying here!!

I have been here almost two months and have not received a mailbox key, The property manager seems to think its not their problem. It very much IS your problem. The entire complex is dirty and the maintenance is hard pressed to do anything. If I had to describe the management as a whole they seem to not care too much about anything.

Living in these apartments is a dream. I never have to worry about space with visitors because there is plenty of room in my apartment!Also the management is wonderful. They are always very pleasant and great about payment reminders.I would recommend living here to any and everyoneXOXO

I honestly have to say, these apartments are pretty awesome from what I have seen the past 4 to 5 years. I lived in apartment 323 for a long time and we have some of the greatest memories of our lives from living there. All of the neighbors that lived beside us were awesome 3-4 years ago.Since then we moved out; but later chose to move back in (to a different apartment number of course.) Everything has always been quiet; sometimes too quiet. In the daytime you can hear birds and kids playing outside. It is rather nice. The new apartment manager/owners name is Horace and he has been doing an outstanding job. They even had a community meet and greet with hamburgers, hotdogs, and pizza not too long ago. Everybody was having fun and happy.The maintenance guys, manager, neighbors, and staff are all amazing. I just wanted to let all of those guys know that my wife and I appreciate all that they have done here. Thank you for changing this place for the better.

Run and run fast. Do not stay here it is not worth the trouble. There is a really bad roach problem. The gangs and drugs are awful, I don’t feel safe at all. The parents let their kids run rapid and do and don’t control them at all. They play around cars, hit cars with balls and parents don’t care. But I would expect that out if the trash that lives there. The good reviews you read are written by the staff and friends of staff. There is nothing good to say about this property. Don’t bother reporting anything because management isn’t going to do anything about it. I know for a fact that the person across from me is dealing drugs and management will not do anything to stop it. Save your money people. You would be better off living under a bridge. Unless your one of those people who is part of the problem. Who drive thru with your music load. Sales drugs. Have kids that you don’t care about. Or simple just don’t care. Then this would be a dream home for your kind

I have had no issues since moving into Chapelridge of Conway except for needing a couple of minor repairs. The manager was very professional, friendly and had someone over to handle the repairs quickly. Ive had no problems with neighbors thus far, when I take the dogs out almost everyone Ive come across has said hello or smiled. Now that Spring has arrived, landscaping has been at work and the grounds are nicely trimmed and clean. I dont have any negatives to write and hopefully it will stay that way! I would definitely recommend these apartments to anyone.

Where do I begin! I lived here for almost a year and a half. I signed a one year lease and then went month to month after that. Honestly the prices are nice but you get what you pay for. Loud neighbors, drug deals, fights, cops called every night, and the list goes on. Definitely not a safe place to live. The apartments arent horrible but they are nothing fancy. Bar on shelf of refrigerator door was held up by gum and tape, old carpet, stained floors and walls. Other than all of that my stay was not all that bad. The problems really started when I moved out. About a year later after pulling my credit report I found a collection agency saying I owe $700 to Chapel Ridge for a terminated lease (as I stated above I was renting month to month prior to my move), cleaning fees, key fees, unpaid water bill, and a no written notice charge. All of which is a pile of bull. I was told I needed to fax a copy of my lease to dispute it, which I was never given a copy at the time I moved in, bad on my part I know. SO I contacted Chapel Ridge they didnt have one on file and gave me a bill of final charges which no where on it said termination of lease fee, it had a no written notice fee for the amount of rent. FUNNY, luckily I had a copy of my 30 written notice with manager signature, I also had a final receipt from my last payment to this place which the manager had stated on the receipt my balance was $0. They have my move out date wrong on the bill and are trying to say I lived there 2 weeks longer than I really did. Funny because I was living in another state during that time. I have since disputed this with my supporting paper work (I also have a final bill from Conway Corp confirming I did not live there the extra 2 weeks they are claiming) but nothing has been resolved and its been over 2 years since I lived there. The debt is still on my credit report, no one seems to want to help me and show me any kind of fairness with this debt I DO NOT OWE. I wouldnt recommend this place to anyone, but if you do decide to make this hell your home DOCUMENT LITERALLY EVERYTHING!!! and carry a gun!

Simply an absolute garbage place to live. My air conditioning does not work so does extremely hot inside of my home. My door does not shut properly and can only be locked but even that doesnt completely secure it. Along with that there shootings outside of my window so my door not locking makes me feel completely unsafe here. Management knows about every single one of these issues however completely refuses to acknowledge or fix any of them. if my worst enemy is reading this please do not move here it is absolutely not worth it. On top of all of these problems, its STILL expensive to be here. What a joke.

Omg the absolute worst place you could ever decide to live. Let me start by saying I lived with roaches my entire time I lived in Chapel Ridge apartments. The apartments are horrible and are not worth two cents. Majority of the time that I lived in Chapel Ridge they did not have a maintenance man, and when they did have a maintenance they only hired one maintenance man for over 200 apartments. One day I was outside and I witnessed a child vandalize my neighbors vehicle with his fist. There are always fights and loud music, the children are always fighting while getting off the school bus. I lived with out lights in my bathroom, a broken sink, broken light fixtures, and door that would not open in my daughters room for about 3 months of my 12 month lease here. I wouldnt want my worst enemy living in these apartments. That website is FRAUD! Oh yeah I was also told that I had to pay $10 a month to use the amenities. Thanks a lot Chapel Ridge

First of all let me say the only good reviews on here are from the management.Stayed there for a year and saw a roach 365 days out of that year. They very seldom have a maintenance man and when they do they work them to death. Ive saw over twenty fights. Ive saw kids attempting to break in cars. Theyre is usually loud music being played between 12pm-4 am. If you like bugs and like to party this is the place for you.

UPDATE... 11-10-2020 Still no outside electricity and the front office is closed. Assuming they did not pay the property electric bill. PAY THE ELECTRIC BILL!!!! Not Safe!! UPDATE: Today is Sunday 11/7/2020 and there is still no lights on the outside of the property and the office is dark and closed. How can you expect the residents to pay their rent, water and electric bill, when Chapel Ridge (AndMark Beztek) cannot pay their electric bill or vendors???? There are NO outside lights on the building I live in or all the other buildings. The stairwell light as well as the porch light is not on either. The entire apartment complex is dark and DANGEROUS. This is extremely UNSAFE with all the homeless foot traffic that still occurs due to no barrier with the wooded area and THIS IS UNACCEPTABLE. Please look into this matter asap as to why every building has no outside lighting last night 11/4/2020 and this morning 11/5/2020. I DO NOT FEEL SAFE!!

Dont move here. They raised all the rent to market value. My lease was to be renewed in June of 2018, they told me the rent and water will increase from 650 to 750 upon my lease renewal in June and January 1st they raised it to 750 which was 5 months early. I had to move because i could not pay that amount yet. It wasnt even june yet! The management doesnt care what goes on at these apartments either. The pool is not clean most times and people from rock creek come over and swim so its always crowded and dirty. When i first moved in, the neighbors told me that they had bed bugs (building #13) stay far away from that one, idk if there is more buildings with bed bug issues. However, Id been warned and moved in anyways and sure enough a few months after, the bed bugs traveled to my unit as well. The management tried to make me pay to have the place exterminated, but i fought the matter since it was not my fault and told them about the neighbors so therefore i was not charged the 400 dollars. Dont move here!

This place should be condemned. Its literally the nastiest apartment community Ive ever seen! The roaches run rampid and garbage is strewn all over the place. The apartments are in desperate need of renovation. Cars are broken into nearly every night and theres been several shootings over the past few months. The management doesnt give a hoot and cons people into signing leases. Dont be the next victim. There are so many other options in Conway to choose from.. lots of places are doing move in specials so you could actually end up paying less for a super nice apartment in a much safer area.

Honestly, dont know much about management, but Id say that since I moved here in November, Ive hated it. Prices are good, neighbors are awful, children are loud. The apartments are fairly decent, minus the fact that my toilet in one bathroom has a faulty handle, and the shower in the second bathroom doesnt work properly, but other than that. If you just saw the inside, it seems appealing. All I see when I walk out my door is a different story. Neighbors are loud. All I smell is marijuana when I walk down the stairs. The people downstairs are playing loud music at all times. The neighbor behind me sounds like they have a yappy dog and a parrot that never shut up. Certainly not a place Id raise my children. After coming here during the day, youd think it was a nice area, but really the only time you should visit is at night if you want a true description of the place. Its awful. Worst place Ive ever lived. Had no idea I lived in the ghetto. If I can manage, I wont be signing another lease with them.

Apartments have large amounts of cockroachs and in every ones apts and are failing to figthing them. There are gangs and drugs here As well as carpet that was here when the place was first build, carpets came apart at the seems and the manger doesnt wish to replace the old carpet .This place has been though several maintenance people in 2 years . You could live in a cardboard box and be in better place then here
