I have honestly not had a problem since I moved in a year ago. After management changed for a couple of weeks things were happening slower but the new manager helps me out with anything that I have and things are getting done instantly and everything is as advertised. Honestly a good deal to live in near campus with it being fully furnished.

This property has had its number of ups and downs during the two years Ive lived here. Honestly, probably a 2-3 star rating for most of that time. I chose private room and paid the rate then I got an standard room. It is included in the lease but they dont have rooms anymore which that is not obeying the lease that signed. In addition,I should with two of my friends be roommates but that is not what I got now. I was assigned to another room with two other roommates that I dont know about. Everytime I went to office to deal with exchanging room and they aways delay time and said will do it tomorrow. I dont think that they really care about the residents here.

We pay way too much for the apartment/experience we have gotten thus far. When I asked about renewal deals the staff told me there were none and then proceeded to offer all of these promotions right after I renewed. Additionally, my apartment has had a terrible leak in the ceiling which prompted us to make multiple work orders over the course of weeks and they have not been addressed. The communication about the issue since it appeared to be a leak in the complex roof has been astonishingly minimal. So underwhelmed/disappointed with our experience!

I have lived at The Commons on Kinnear for a month. It is really high-valuable place to live off campus. Love the fast maintenance and the people worked in the Office! Really quick response on email. If you want to be assigned a dorm you want, plan ahead of time. I had a tour last year on October and signed the lease on December. All I want is a relative quiet place. My friends who had lived at The Commons on Kinnear said the rooms on the FOURTH floor are relative quiet and clean, so I wrote my request in my leasing document. And now I live in a room I want!During this pandemic period, The office provides free hand soap at the gate on the first floor. The facilities like fitness room and computer lab are still open, but the residents need to appoint a time to use. I like this idea because it is our rights to use those facilities and it is guaranteed in the leasing document. Some apartments directly closed those facilities which I think it deprives the right of the residents. So The Common on Kinnear does a good job so far!It is convenient for OSU students to go on campus cause we can still take MC to the campus. Last meek WC starts to rerun so I can also that to the campus.Overall, it is a good place to live!

I lived at the Commons on Kinnear this past school year and really liked it! I did move because my friend I was planning on living with wanted to be on the opposite side of campus so I compromised. It was nice not having to pay multiple bills because all the utilities are included in the rent, except the electric BUT you can pay the electric on the resident portal. Having everything in one, feels like it was less to be responsible for, which is nice as a student because you have enough to worry about. This part of campus is so much safer than where I live this year and they are cleaner around the grounds. I grew up in the country and in a house without heat and a/c so this was a total upgrade from what I had back at home and I felt so spoiled living here because of all the amenities offered at the complex (they have a tanning bed, pool, hot tub, gym, and beach volleyball court). It was definitely sad leaving this place because I have made a lot of friends here over the year and a lot of people in my specific college at OSU still live here. I liked that I didnt have to worry about getting furniture for an apartment last year since they are fully furnished and the BIG BONUS, at least for me, they had a dishwasher and washer/dryer in the unit which I really miss having. The management is really nice, the people in the office always had a smile on their face and try to help you with anything they can. I would definitely recommend this place to others to live at, especially fellow OSU students, because they are along a bus route. I cant speak for those from years ago, but I never really had any problems here.

I have had over a dozen maintenance issues with my room so far and Ive only lived here for a few months. Lots of non OSU students live here and it can be frustrating finding quiet time or space to do school work. Overall i wish i would have looked harder for a place because now im stuck with roommates i thought i would be matched with better but instead i have nothing in common with my roommates and they dont let you out of your lease. I’m not sure if it’s the Commons deleting my review or google but regardless I am here again to give my honest review of the Commons on Kinnear. I will continue to voice my opinions if this gets taken down again. They are kings of a good bait and switch. Im not sure where the reviews get put up but when you move in you get a $5 giftcard to leave a good review so that says something. For starters the place is advertised as $589 a month with utilities included. After fees and parking your rent comes to $625 not including an electric bill. Our first month here the electric bill was $20 each or $80 a month for this tiny apartment which is reasonable. After COVID hit I had two roomates move out and somehow our electricity bill increased. All throughout COVID it kept increasing despite my single roomate and I actively trying to not use the lights all day because we were unemployed. I scraped by and didn’t eat some days to pay my rent and increasing electricity bill. I suspected we were being arbitrarily charged the entire time but on my last month of living here they sent me our most expensive utility bill nearly a month before we had even used the utilities. In total every month I personally was paying $700 (the cheapest option) to have 3 other roomates with my share of electricity being $56. My situation was very unique where my roomates were gone 80% of the day and would just come home to sleep here so it causes even more concern. They are claiming for these tiny apartments and no one using the electricity, our the electric bill alone was $220. Obviously they lost money during COVID and placed the burden on the residents that still managed to pay them during a pandemic thinking no one would notice. That is completely unreasonable for Columbus Ohio when there’s studios down the street for $590.In addition, when I moved in our tub and sinks were peeling, my air conditioning broke THREE TIMES and I only lived here for 2 summer months. I was a 19 year old female living with 2 other 30 year old guys. I knew I was going to live with strangers but it’s advertised as college living so I didn’t expect to live with people that old much less me being a young female. Not only that, but I have to agree with another user that it is SO LOUD at all times of the day if you face kinnear. I have so many other complaints regarding the place and don’t even have the energy to list them out.To all my fellow students you WILL be ripped off here and regret your decision. This place would actually be good if you come in with your own roomates even though it’s ridiculously overpriced. At the very least only sign the half lease before fully committing. Everyone I have spoken to on the property cannot wait to get out of here and the amount of turnover at this place is unbelievable. Their business runs on young people poorly thinking out their decisions and you being stuck in a contract.Don’t get me wrong there are worse places to live. It’s a safe location, the maintenance always came promptly and the maintenance guys are always nice and not creepy in the slightest. But the units themselves are kept in bad condition, I personally have met the maintenance guys 6 times during my 7th month lease, it is ridiculously loud from street traffic, and you’re being overcharged. If money is no issue to you and your parents pay all your bills then yes this is a good option for student housing if not don’t waste it here.

Do not live in this apartment!!!Truly, there is nothing good about this apartment. The rent is high. The facilities are old. The furnitures are terrible. With 150 dollars, you can buy used furnitures that are much better. Trust me, the furnitures it offers here are also used ones. The apartment is so small that I doubt if there is a smaller apartment in Columbus. The 3 bedroom apartments here are 968 sqft, while most 2 bedroom apartments in Columbus are at least 1000+ sqft. And the rooms are not soundproof at all. I could often hear people running outside in the hallway. And every time my roommate takes a shower in her bathroom I cannot go to sleep in my bedroom, because the walls between us do not work at all. When we leave, we have to clean the whole apartment very thoroughly to get most of our deposit back. Most people cannot get full deposit back.Even a minor imperfection can result in cost. Also, I dont understand why I paid the full rent for July but have to move out by July 25th. Where did my money for the last week go? My lease for another apartment starts on August 1st. I have to find an Airbnb for that week which takes at least 300 dollars!! Even The Griffs term ends on July 31st.Trust me you can find many better apartments with lower price than this one.

Seriously guys. I cannot emphasize how loud it is. I am writing this after being kept awake literally all night from either the noise next door from the Graybar, or the loud trucks and motorcycles that barrel down the street all night. When I say from experience you can find about 3 hours of silence between 3-6 am and that’s it I mean it. I pay $700 a month to have 3 other roomates and not be able to sleep. Whether it’s 2 pm or 2 am you can legitimately hear every single car that passes out your window or the loud slams and crashes going on next door. The owner needs to spend one night in any of apartments on the North side of the building or the ones that face kinnear rd because they are almost unlivable. I deeply regret my decision to live here everyday and each passing car reminds me why.

It is poorly manage during regular season as well.Parking is always full, less than 20 are free. Downstair has many parties host by people till night, it created noise piercing second floor not to mention the first floor. You can hardly study or go to sleep during weekend. If you want to fix something urgent, you need to wait for a week or two at least in my experience. If I could give a review of 0 stars I would. Read deep into the reviews. I promise they have a bad rating for a reason. In the last two months of living here my hot water tank has broken, pipes have froze causing maintenance to bring heaters into my bathroom and double my electric bill, the AC has broken, and our dryer is absolute garbage and does not dry anything unless ran twice. The gym has broken equipment that I have mentioned to maintenance multiple times for them to completely ignore and instead just bring in new mats to the gym as if that fixes everything else. A package was logged as my mothers name and when I went to the front desk they couldnt find the package. I was never sent an email explaining what happened so who knows what was mailed to me in my mothers name for me to never receive. Also, one day after awaking from a nap I went out into my living room to be greeted by my new roommate and her family. I was given 0 notice that someone was moving into my apartment and instead just awoke to strangers in my house. The best part to top it all off is that one of my roommates is a miserable human being and decided to report me to management for having my boyfriend staying, even though her boyfriend stays all the time as well. Management never asked to meet with me or hear my side of the story instead they just sent me notices that I was going to be fined. Even after telling them this was not the case and that he had his own residence and that I hadnt even stayed in my own apartment the last couple of nights they ignored me and wrote me another notice. The management wants to get involved in your problems with your roommates but not involved enough to find out what is actually going on. Instead they just believe whoever comes to speak to them first.I wouldnt recommend this place to my worst enemy. DO NOT LIVE HERE.

I wonder so many residents experiencing similiar situations at Kinnear as victims according google review, hasnt anyone sued them for scamming? I mean all those fees they charge are extremely high and none of those have a standard pricing on the original lease that residents signed. Is that even legal for them to just charge whatever they want from tenants? I plan to look into the paperwork and press charges to Kinnear about this issue, please feel free to contact me if anyone had similar experience as I did, they should not rip students off like that.

Rent was easy to pay and I never had an issue. Community programs were great, especially during finals week. Move in and move out was easy. We followed the move out cleaning instructions and didn’t get charged any additional fees when moving out. I never used the pool, but I know other people who liked it. The garage parking was great. Having the printer available was wonderful. During my time living there, there was OSU construction that made it difficult to get to the CABS line during the summer but that was not the Common’s fault. The only reason I’m not giving it 5 stars is because of the rent, but that’s to be expected near campus.

I would not recommend this apartment to anyone. The staff is very unprofessional and rude. I was given a very poor kept apartment that needed rennovations, a deep cleaning, and that needed multiple repairs before moving in. The apartment required multiple maintenance visits over the course of a year. The overall complex is not very clean and is not worth the amount of money you are paying. The gym, coffee machine, and the bus line are the only perks that come with living here. The basketball court on top of the garage is a hazard, due to missing tiles. The building is not secure at all, anyone could walk into the building at any time. The old management was not very good and now there is “new management” but not much has changed. Jessica, one of the managers in the office, does not have a good attitude towards the residents, is very snappy, and unprofessional. Overall this apartment complex is not worth the amount you will pay and I would consider other apartment complexes that are more affordable and are worth the money you will be paying. The management and staff are very rude and never are transparent about anything. Half of the time in the leasing office, no one knows whats going on. The move out process had to be the worst. Management came and did a walk through of our apartment and said we would have to clean baseboards and scrub these tiles that were already filthy when we moved in. They thin billed me extra money to my account for damages but did not provide an invoice or any documentation of what was damaged. Jessica Cudlin, the Assistant Executive Director, shouted at me to leave her office while I was negotiating a extremely unreasonable fine with her. I dont think a person who doesnt know how to build tenant relationship and how to have proper conversation with tenants can be at this position. The rental price is very cheap, but I would suggest you read the contract about the regulation carefully before signing your name to be a tenant here because according to Jessica Cudlin, Kinnear Commons can charge you fine anytime if you didnt have a clean living room and kitchen for new potential tenant to move in without any email notification that they are going to charge you a fine.

Ive had mail items lost, my lease was lost for a while, our dryer is so bad it takes 3 tries to get clothes somewhat dry, my bike as stolen right in front of a security camera and Im sure theyll screw me when I leave in July

Very friendly, although it sometimes takes maintenance a while to respond to service requests, understandably, as they are a little understaffed in that respect. Overall, satisfied (though I hesitate to give a highly satisfied rating). Will probably be staying next year as well.

I couldnt ask for better service than the service I have received from the leasing professional Danielle. She was more than helpful and made me feel very welcomed at The Commons.

WORST apartment ever!the management charges everybody 400 usd on move-out date for clean up fee(yes, they need 1200 usd to clean up a 3 bedroom apartment). It happened to me and a lot of my friends who lived there. I would definitely recommend not to rent at this place unless you are desperate and dont have any other choices.

Live here for 2 years and for 1 and half years my ceiling was leaking. The carpet was dirty because of this the ceiling is horribly dirty every day which drove me crazy. I sent request hundreds of times and they promised me very well that they would take care of this. But I think that after I left this place the ceiling will be nice and finally got fixed.

Overall, living at the Commons as been a pretty positive experience. The only things I can really complain about is the wifi which goes out sometimes during times when a lot of people are using it which can be inconvenient and the noise from the cars, the construction, and occasional landscaping (I lived in an apartment facing the road). The noise however was not unbearable. The amenities are great and they always have something going on that you can easily get involved in which is great! The apartment is located close to the campus bus stop which makes it really convenient to get to class. I find that I actually walk less to get to class this year than in past years when I lived closer to campus. The free printing also comes in handy and my friends are always jealous when they come to visit and they see all of the cool things the commons has to offer.

My only complaint about this place is their Wifi is absolute trash. After about 9-10PM every single night it is almost intolerably slow if it is even working. They supposedly just did a new upgrade but honestly it is worse than before. I just use the 4G LTE on my phone because it is faster. Besides that the place is great to live in!

I just got off the phone with Evan Morfey, Executive Director (property management) as I complaint about my sons lease there. My son had to move out early (2 weeks) due to a water leak and allergies associated with mold. He moved out at the end of June and was charged for another two weeks rent even though he no longer lived there. As he did not pay the two weeks left in the lease the property management sent him an eviction notice -- his bill was 19 days late. I spoke with Mr. Morfey to remedy the situation and offered to pay half of the lease due. Mr. Morfey insisted that the bill has to be paid in full so I did pay it. I hope my review will help you if you are considering leasing space in this area, especially if you or your family has allergies. The property management did not seem to care much about customer service -- please be aware!

I mean Im living here now and i have had virtually no problems. i think the people complaining are just a little stuck up in my opinion. the apartments are nice, mine was clean. there were a few issues with the ceiling fan in my roomates room i believe but it was fixed. its deff a lot better than some of these 100 year old house/duplexes that are falling apart at the seams. whats with the foreigner comment? so you just expect them to not let any foreigner live here? and also i guess the halls do smell weird sometimes. not because its dirty though. and there is not a high crime rate, whoever posted that is dumb. overall i love it. its far away from campus so i can focus if i need to on my school work, but close enough to go out on friday nights, just take the bus over no buggy. Im probably gonna live here next year too.

First off NEVER ALLOW THEM TO RENT YOU APARTMENT 1117 it is right behind the volleyball court and they refuse to put up a barricade between the walls/ windows. So when you are studying/ watching tv/ working/ or just trying to relax during the warm days the ball constantly slams into the walls. They said they would consider it but warned it “may obstruct your view. Yes the awesome view of the parking garage…. Next it rain extremely hard the other day and the entire apartment leaked from the rain. To fix the wet carpet they put fans in the rooms to dry it out, mine took three days and making my room and entire apartment smell like mildew. During this time I had to stay somewhere else, now to be fair the commons offered to pay some of the electric bill for the fans running 24/7 but refused to give me a discount on rent when I asked. The excuse was they cannot not be held responsible for “an act of god” they didn’t know it would flood. Well this was a lie told right to my face as it has happened before to a different apartment room they just don’t want to fix the problem. So if you do live here for whatever reason and your room does flood they should be held responsible as they know this is a problem but refuse to take care of it.This place is by no means worth the money per a room and the parking is extremely overpriced I mean come on $30 a month. Just by a C parking pass from OSU and park on the west campus lot be hind the apartment for $10 a month instead. Also the free coffee is only on during office hours so if you have an 8 class no coffee because the office is not open until 9. Another thing I was never told is people are allowed to smoke in the building so the hallways constantly smell like crap too. The beds they provide you with are extremely uncomfortable too I had to bring my own. And again to be fair the pool, hot tub, in apartment washer/ dryer, and gym are nice but this place is not even close to being worth the monthly rent. You’ll be ok living here for the first couple weeks then immediately regret the decision.

Would never recommend students to stay here. Extremely over priced and they do not care about residence. As I am typing now it is 8 in the morning and for the past 4 week there is a jackhammer going for 12 hours a day. Hallways are always smelly and disgusting. My roommate and I had bed bugs as well. One of the maintenance guys told us they are very common here. please do not come!

The Good:- location, right next to OSU parking lot and bus routes, Kroger nearby and Lennox shopping center, few minutes away from 315- maintenance is very helpful and timely, the student office staff is pretty good too- fairly safe area- well-lit garage that isnt too expensiveThe Neutral:- mostly, if not exclusively, occupied by young OSU students. Lots of Chinese transfersThe Bad:- overpriced. You are paying for the location. If you are not a student, find somewhere else. Electric is expensive generally. Our rent went up over $100 a mo., per person, and they forced us to take a shorter lease because they wanted to revamp our unit from a 3 bed/2 bath to 4/2- units are cheaply built in probably every way imaginable. Walls are thin, as youd expect of a complex- internet is mediocre and you share bandwidth with the complexOverall, if you are a student looking for housing on west campus, you could do worse. But you could probably do better. Its what youd expect from a cheaply built complex in a higher demand area.

Scam a ridiculous amount of moving out fee and asked my lease guarantor for it when I refused to do so. Shouldnt have cleaned my bedroom. Dispute doesnt work as they barely replied the email with no detailed charging information.
