My husband and I have lived here for nearly a year and we absolutely love it. The new management that took over is beyond amazing and has done A LOT to improve the grounds and amenities. Neighbors are friendly and the location is great. Not to mention, the brick and style of the building is phenomenal. Maintenance is always on top of anything you may need. Weve comfortably recommended this place two three couples now and everyone has been happy with their decision to move.

I lived at this complex for four years. There was a change in management, and the new property owners DRASTICALLY improved everything. The staff is professional and polite. The front office staff is truly amazing, and you couldn’t ask for a better team. If I ever had a maintenance issue they would respond immediately. In my opinion, the rent rate is unbeatable for a space with tons of room and unique character and style. It’s not a cookie cutter apartment. The neighborhood is vibrant and becoming more trendy, and the proximity to downtown and it’s location right on the riverwalk was very convenient also. Now, the only real issue I had was Dog poop, literally everywhere. It was absurd, so I can’t give 5 stars. If they could manage to solve the dog poop issue, 5 out of 5 stars easy.

My husband and I are moving to The Lofts at Riverwalk in August. We currently live in NY because of the military.Y’all I cannot explain how much I already love this place. The southern hospitality that I have missed for so long is so refreshing, the staff has already been so incredibly kind and all of my questions and concerns have really already been addressed. The rent includes SO MUCH that we really didn’t even have to stress about the change of location. They have been fair so far in everything they have done for us, they haven’t hidden any small details from us (most will), and they have been so eager to be of assistance.Moving 1,000+ miles is stressful enough but, these guys have made this so easy. Not only have they been helpful but they have a portal set up to help you with literally every aspect of your move at the tip of your fingers. My leasing agent, Joseph, is incredible. He has gone not once but twice out of his way to get me pictures that I need, he has already set up a virtual tour for me as well and literally has made me feel like I am welcomed already. While I have been living in apartments practically all of my life, I have never felt so good about one.We read the reviews at first (but found that most of them were older complaints with previous management) and were a bit skeptical. Y’all, I cannot wait to get down there and meet everyone to make friends of them all. Such great people. So far, so good. I will be writing another review once we have actually lived there for some time.Thank you staff at The Lofts.See you soon!!

This community is a Great place to live in with small children or teenagers. I love how spacious and roomy the apartment is. The gated community and badge access adds on an additional layer of security. Over the span of a year Ive had very minimal issues. The maintenance team is very prompt, efficient, and knowledgeable. The Front office staff is amazing!! Very organized, orderly, and process oriented. Those ladies have helped me in more ways than one. All of these factors play a major role is why i enjoyed my stay here. If i wasnt relocating i would still be here.

They have decided to remodel these beautiful historic lofts since its under new management. The remodeling is them simply painting the walls the same color it already was but now with cheesy 80s stripes. The rent went up a bit, since they are charging about $30 extra in admin fees, I guess to pay for the lovely German roaches that seem to come standard with every apartment. These are the cute ones that get into your gaming systems, walls, coffee makers, and food. Nothing tops waking up in the morning and making pancakes with dead roaches in the mix. Some have become bold enough to live in the fridge. There was an infestation that has been going on for two years. Theres the most wonderful layer of dog piss on the stairs and elevator constantly, its a constant issue and I fear my mom will slip. Theres often trash on the stairs as well, so you get blessed to know what kind of condoms the neighbors use. The beautiful lawn is littered with dog poop from larger dogs, or maybe humans that cant make it back into the building. The only good thing is that the maintenance people are much better at responding to things needing to be fixed. If you like the smell of weed, this is the place for you!

This morning one of the maintenance technicians noticed my friend and I struggling to get my stack-able washer and dryer into my loft. I almost broke down and gave up until he rushed over to us and offered assistance. He did not only assist me...He actually did the majority of the work! It was wonderful and so reassuring. This man took time away from his already busy schedule to help me. It is very difficult to find such wholesome kindness like this these days. He wheeled it for such a long time to get it into my loft. He helped us take the door off of the bathroom to fit it in there. He was so friendly and he deserves recognition. I did not catch his name because it was such a struggle to get the unit inside and I did not want to waste anymore of his time. He had some amazing tattooed artwork on him. If you all can give me his name, I would greatly appreciate it. Thank you so much to Johnston Mill Lofts maintenance staff. I would also like to recognize Chuck, maintenance specialist, for helping me out with my refrigerator over a month ago. Chuck and his staff have always gone above and beyond to make me feel welcomed and taken care of.

My A/C wasnt working and Keanna from the leasing office personally called the on-call maintenance guy, Jacob to come check it out. He was so friendly and did a great job at explaining why the A/C wasnt working and what he would do to fix it. Unfortunately, the weather did not permit him to be able to access the roof unit, but he changed the filter and said he would return as soon as the weather cleared up. Luckily, the filter change has helped the apartment cool off and I could not have asked for better service. The new staff and management has really done a great job at improving customer service and creating a safe and friendly environment at Johnston Mill Lofts.

The first experience I had was when the pipe exploded in the kitchen. I wasnt really concerned about the material things because it can be replaced. This happened that following Tuesday of March that night they put me in a hotel for two nights and by Friday I was in a new apartment. If you are considering moving here let me just advise you -- DONT. You will be scammed out of your money. You will be told your rent is one amount but after you sign your lease adjustments are made. No one will show you where your apartment is so good luck! Pest control is NOT on a monthly basis it is once every 6 month s if you are lucky so say hi to your new roommates! The entire place is a complete joke you are probably better off living out of a box on victory drive than wasting your hard earned money on a place that does not care about their residents or clearly their complex as a whole. Do yourself, your family and your wallet as well as your dignity a favor and skip by renting here.

Johnston Mill is a totally reasonable place to live for a self-sufficient tenant who is not looking for a place with a lot of amenities. The rent is cheap for huge apartments, and your basics are covered. Theres a lot of newer management, so a few things that people have previously had issues with are getting fixed, like the gates finally working.Pros:- Decently priced rent and large apartments.- Convenient system for maintenance requests and fast service.- No issues with basic utilities.- Decent location with gated parking lot. Its near, but not right on, a main road.- This is a huge complex with roughly 400 units, which means a lot of people, but just about everyone Ive ever talked to has been super friendly.Cons:- Common areas arent kept especially clean or well-maintained, often musty or messy, partly due to the buildings just being old, and partly due to the high level of tenants/mediocre cleanings.- Walls are pretty thin. Takes a while to get used to the noise.- Amenities are awful. Havent lived here while the pools are open yet, but the gym is really run down with everything broken and uncleaned. The laundry room is wet with a lot of broken equipment, but there are washer/dryers that work. We dont live here for that stuff, but it would be nice if they were in better shape.Maybe the new management will fix these existing issues, maybe they wont. Weve enjoyed living here well enough so far. I think this place gets a bad rep from people who arent super self-sufficient or really want a place with expensive looking units or amenities.

I lived here a while back. We got bedbugs from a disgruntled tenant. They were evicted and set their bedbug infested furniture in the hall. We asked to move to a different apt numerous times, but they would only fumigate ours. They treated the apt 5 times in which we had to spend an entire day away from home, but this did not get rid of them. After a couple months of aggravation, we eventually broke our lease and moved, as we couldnt take being bitten any longer. After all of that, they still had the audacity to place this on our credit. I would never recommend this place to anyone!

Weve enjoyed our stay here. We really like our unit. Sometimes, things come up that require maintenance but the staff has always been diligent and thorough. I cannot rate it five stars however, because there are too many tenants here that behave very poorly. Largely, they litter everywhere and disobey apartment policy on cleaning up after your pets. Its always frustrating coming home and having to endure trash and dog poo being everywhere, and it can be especially embarrassing when out of town company sees it. I suppose we would have been a better fit at the pricey lofts closer downtown, at that price point most of the tenants probably earn enough income to buy some class.

After a horrific experience that involved raw sewage and most of my furniture being destroyed by mold, my roommate and I moved into Johnston Mill Lofts. When the day came for us to sign the new lease at Johnston Mill we were told that we would be moving into a completely different unit from the one we picked out previously. Again because we were desperate to not be living out of our cars we still signed the lease and moved in. Plus we thought that it could be a fresh start for us in a cute, urban setting. Two months after living there my car was broken into and my belongings stolen but nothing ever became of it since all of the cameras in the parking lot are non-operational. The gates around the complex are constantly broken and left wide open. Multiple times I have been woken up in the middle of the night by the fire alarm going off for no reason; often when I have to be to work at 6 in the morning. The premise is disgusting, both inside and out. Other tenants let their dogs make a mess everywhere and don’t clean up after them. Rent is due on the first and with a 3 day grace period. My roommate and I recently found out the hard way that they don’t take into consideration holidays and days when the office is closed. The late fee for rent being 1 day late is $100 which seems a bit outrageous to me, especially for income based housing.Overall, Hercules Living is a terrible, selfish company that has no compassion for its tenants. I couldn’t recommend moving here to anybody in any situation. We recently learned that the flooding of our first apartment was because of tree roots growing into the plumbing underneath the building. Apparently the whole side of the building has been condemned but my roommate and I have not been apologized or compensated for having to live in raw sewage. If I could give this terrible company less than 1 star I would and if I could afford legal action against them I would.

Me, my wife, and her two kids are currently living at Johnston Mill Lofts and we cant wait to break our lease. Itll cost 3 months rent to do it but it is totally worth it. The amenities are not even close to being what they say. For example the onsite laundry is horrible and only two machines actually work. The others ones eat your money or you wined up just hanging up your clothes to dry because no matter how many times you dry them because they dont work. Several of the residents have notified the office and they Say its not their problem call the number on the machines.Another issue is when we first moved in they said pest control is provided and we had an infestation of roaches that took 2 months to get rid of. After complaining several times and threatening to move out because of it they finally resolved it.The gate to get is constantly broken itll go days, sometimes a week at a time for them to fix it. This is supposed to be a gated community what the point of having a gate when its open 24/7?We pay $800.00 a month for rent, $40 for water, and anywhere from $100-$150 for power. Thats not including the hidden fees to set up all of the utilities. So for the amount of money you pay to live here it is absolutely not worth it.We also know some of the neighbors and have come to find out that the people on fixed income/welfare pays half as much as people like us who work full time and have a loft twice the size of ours.(and ours isnt small). I dont see how that is fair, but thats my opinion. There is young rude teenagers who shout out from the windows calling you rude names. My wife was coming home one night and two teenagers were in the stair well window trying to spit on her and throwing things at her. We notified the main office immediately and told them were they lived and they could care less. They had them on camera and still just blew us off and wouldnt give us the time of day.I could go on forever and weve only been living here 4 months. My point is that the leasing managers are polite at first and will say anything to get you to sign the lease but thats a complete front. So hopefully this helps you out on your decision and hopefully you save yourself the time, frustration, and money and find a better community that doesnt blow smoke up your backside. One more thing the schools are horrible and there is a huge amount of violent crime in the immediate area.

I dont mind being in the lofts. I actually like it to an extent. The bottom floor is very humid and damp so I had to ask 4 different times to get a dehumidifier and when I still didnt get one after 4 months my mom had to call. I havent had any problems with getting any packages besides the staff being rude about it. The staff worked with me paying deposits since I only had 10 days to move in due to being the last apartment that I wanted to be in. The fire alarms have gone off twice while Ive been here both early in the morning and it hurts my ears so I have to go outside in the freezing cold in pajamas. Not only that but I live near a friend in the community and there are some mosey neighbors that if you dont play nice with they will tell for everything you do. Including sitting outside your door smoking a cigarette and admit on the floor and not an ash tray. (And call it a trash violation) I have to run my heat all the time because it is very drafty. My power bill is through the ruff because of it. I have a two bedroom but the second bedroom has a giant poll in the middle of it and it still looks like a one bedroom. Even though I know its to make sure nothing falls on my head but I shouldnt have to pay for a two bedroom when its like a 1 1/4 bedroom. The gym is nice unless there are kids playing on equipment that dont know how to use it which in all is very dangerous for not only the kids but for you. The dog park isnt much so I wouldnt bring a big dog into the cummunity. The pool is kinda nice havent really been in it because I moved in the winter months the tennis court is well kept. But people bring there dogs in it to play. And I dont know anything about a kids play ground I havent seen one. So if youre looking for a place for cheap in the ghetto and you want to deal with poor customer service go for it but I will be out of here shortly.

Security gates are often broken. Deadlines and threats are made, which are impossible for the tenant to satisfy i.e. Sundays, when the office is unmanned, phone calls returned up to a week later, rapid turnover of agents, and none ever tell the same story twice, etc. The property is gorgeous, but is not worth the hassles. Leasing agents will tell you that bad reviewers are mad because they were evicted, that is not the case. ETA: broken elevators for days, feral cats roaming the property, fed by maintenance and urinating in the laundry room to the point that it reeks.

This place is horrible, if it wasnt the only place I could afford at the time I wouldnt have moved in knowing what I know now. Complained about the roaches and they do NOTHING. Complain about the stray cats they do NOTHING. I have to go up and ask for a package 5 times till they can finally find it. Since I do hvac as a job the maintenance lady handed me a can of coil cleaner so I can clean my A/C, umm aint that your job Im a resident here not an employee. When you do call to say something 90% of the ladies in the front got attitude. I also wish I could give this place 0 stars. Would not recommend to anyone unless you really really really need a place, dont mind roaches (no matter how clean your place is), stray cats that attack your pets and have flees, and management that doesnt care about the place and only care that you pay on time.P.S. At least every 3 months I have to pay for an overnight stay for my dog somewhere or a hotel for us so I can bomb my own apartment because the roaches get so bad. They put signs on our doors saying they were gonna come and everyone in my hall said they waited all day Friday, canceled work or had to stay home and the pest extirminators never came. Like why play with our emotions thinking you do care?

One bedroom 900$ are you out of your rabit ass mind. I cant see paying that much for shared living. Ouchie. Wouldnt pay more than 500$ for a one bedroom unit in a complex. If i was renting a house i would pay its private. What highway robbery. How folks make it is beyond me.

The worst place I have ever lived in my entire life, Not only is my apartment FALLING APART, The staff does nothing to fix it. They send your packages back to the sender and are completely rude when you need anything. Sealing leaks, mold, broken air unit as well as dishwashers and garbage disposals are JUST A FEW of the things you have to live with. Would not live here again even if I was paid to. HORRIBLE CUSTOMER SERVICE.

1st off... The place is beautiful, but there are some problems that comes with living there. Animal feces and urine is out of control on the property. (imagine stepping in poo because pet owners wont clean). Some of the front office staff (mainly one person) are just plain rude and unprofessional. Sometimes I cant get in the building through certain entrances because my cardkey often is not working. Management doesnt investigate or ask questions they just stick notes on your door and assume you are guilty.

The decaying interior walls and ceilings will leave you constantly dusting. I had issues with gnats coming out of the drains and the gated parking lot is more of a pain in the ass then it is actually effective.

Actually my neighbors were nice. I do have a dog I cleaned up after, but you can clearly see & smell others do not. I swam in the pool a few times, then noticed its not really being cleaned so stopped that. The Gym was suitable for me, I loved I was the only one in there. True, back gate is always broken. They said pest control comes every Friday, not true came one time during my 6 month stay, I had to handle my roach problem on my own. The staff was fine, never had a problem. My problem is JML will nickel and dime you for everything, if they could charge you for breathing the air they would, replacing light bulbs, its $150.00 late fee if you cant pay between the 1rst and the 3rd which is a rip off. Everyone doesnt get SSI or Public Assistance, some people actually have regular jobs. There quick to order eviction papers thats additional money youll have to pay. So my rent was due $497, by the 3rd. By the 20th it was $1,483.....I got the hell out of there. If you dont have money to blow, find somewhere else.

Actually, my rating is -5 🌟I just left from viewing, and the other reviews are very accurate.1. Staff is very rude/unprofessional/ just ignorant.2. My agent SHENIKA, was the epitome of how to run potential tenants away.3. She is very defensive and controlling.4. She was all in her feelings bc, I gave her my drivers license when she asked me for my name...SMH!5. When I stated that the location may be the only negative, SHENIKA response we are close to J.R. ALLEN PKWY. Really? Who wants to walk to the freeway? And have you seen who hangs out in the streets in that area? What fool would brave enough to walk anywhere?6. I left the brochure on the hedges outside the main entrance. Maybe some creatures will be interested.7. Last thing, the prices are fake. They call it AFFORDABLE HOUSING but whatever terminology or verbiage they use, IT IS STILL BASED ON INCOME.

It really is all that bad. When my husband and I first moved in we had a few alarming questions regarding some of the reviews we read and the questions were answered in a well mannered way. My husband is in service so when I never here to be with him we wanted something off of base, something nice but also within a certain price range since I did not have a job yet. This place was perfect for those needs. We needed something off of base because of our dogs, one of our dogs is a pit/lab mix and is my husbands therapy dog and is not allowed on base even though he is for therapudic reasons. Johnston Mill worked with us and even though they too have dog restrictions they sought it to be allowed that we be able to keep our dog. Yes there are some who do not pick up after their animals, one morning I woke up and there was dog poop in front of my door. I do not blame the mantainance team for the mess but the owners. I mean for goodness sake you really shouldnt have and animal if you do not plan to clean up after them, that is an owners responsibility! Anyway I called the office and told them what happened and within the 2 hours of me getting ready for work the mess was cleaned up, although I do wish there were cameras to catch who ever left it because they do need to take responsibility. Maintained has been to our apartment often to fix all of our problems that we have had even twice in one day for our A/C when we first moved in. I will say that the exercise equipment should be replaced and some of the tiles at the pools need to be sealed down before opening back upbfor safety reasons and the laundry room could use some improvement as well however if you do not like it there are plenty of laundry mats around town. The walls are thin and on the forth floor you may hear a couple fighting or even sometime someone walking down the hallway with their dogs. At some point in time the cat population did get a little out of control however they have set traps up to capture the cats although some neighbors do keep insisting to feed the stray cats which only attracts more cats, the guy has been warned to stop but would just get into an argument with you. My husband always wanted to live in a loft and I wanted to as well. This place really isnt all that bad and also has easy access to the river. Id love to be able to move to one of the back two apartments that over look the river. I do wish they had a larger dog pack for my larger dog to run around as well although honestly the apartments from where I am from dont even have dogs parks and this place also allows you to hang pictures and such on the wall where as no place where I am from allowed that!

The place has a cool look but you can hear every noise on your floor, roaches, elevators are broken, crazy lady on the fourth floor always yelling, wild cats are everywhere and cars get damaged or broken into all the time. But seriously the CATS are out of control, a mail control just needs to come take them all away from their irresponsible owners and the managment that allows them to run wild.

I was recently disabled and needed to relocate to Columbus from Atlanta to be closer to a specific specialist. I am an honest person and do not lie, especially considering the Commandment about bearing false witness.I lived there from January thru December 2016. During that time I was threatened with physical abuse by a tenant who later branished a gun before finally moving out. My neighbor just down the hall was a crack head who cooked meth in the bathtub before finally going back to jail. Upstairs a couple got into a fight, he locked her out of the apartment naked and then she runs up and down the hallway beating on everyones doors screaming bloody murder in the middle of the night. Homeless people are a problem, especially when they pee on your door. Most everyone I spoke to there had roaches and many many people had bed bugs! The elevators were both broken for about a month, the front one for close to 3 months- in the summer,no-less. The gates NEVER work properly considering when they do work, you can simply push them open and walk in. The exterior door in the basement of building A is always open-- allowing anyone to walk into what is called a secure building. This is a serious problem in that neighborhood. Of course you can google death at Johnston Mill Lofts to get the full story of a murder there. I could list many many more horror stories about the place but you get the idea.I was never late on the rent or any Utilities- perfectly on time EVERY TIME. I left the apartment above and beyond clean. The stove, toilets, bathtubs- everything was spotless from top to bottom. As God as my witness there was no trash and absolutely no cleaning of any sort needed. I paid all money owed when I handed in the keys at the end of the lease. I fulfilled all obligations of the lease including giving a written 60 notice of intent to vacate which I had personally handed to the leasing staff. I was told at that time that it would take 45 days to receive my 1 months Security Deposit back.Well today is Day 45 so I called and asked very nicely where my refund is. I was informed that they had to deduct $50 for cleaning, $75 for trash removal, and well over $200 for remaining balance. I am a Christian who believes in always being nice and turning the other cheek whenever possible, so please believe me when I say that this place is HORRIBLE. ABSOLUTELY HORRIBLE. Run for your life and live in a tent if necessary because I swear to you that you will be better off. Please feel free to contact me via this website if you have questions.

Living here for a year has been the worst the apartments are roach infested there at colonies in the walls so no matter how much you clean, spray and bomb the roaches will not leave and the staff does nothing about it.. there are cameras here but if there’s a theft good luck with getting help from the office.. the building should really be demolished leaky ceilings dog poop in the halls and common areas thin walls so you can hear doors slamming all day kids playing babies crying and couples participating in reproductive behavior or arguing you can smell tobacco and marijuana smoke pipes are loud and clanking constantly. The pools filthy gym is too. never sufficient parking the rear gate is broken always and the back door lets anyone in even the homeless people so much for security the rent fluctuates month to month and weather and sewage charges are expensive please don’t move here! Lastly they have removed the drop box so you have 2 days to pay rent BUSINESS HOURS ONLY! not Pro-tenant at all....

Horrible. They did not clean apartment before I moved in, missing kitchen sink knob, several outlets didnt work. Ceiling pipes burst, flooded apartment. It was upstairs neighbors toliet water too. Constant maintence problems over and over again come with these apartments. Front office is rude. Smells like cat pee everywhere. You also will get threatening letters on your door telling you if you feed the stray cats youll be evicted. Staff loves putting notes on everyones doors. Cant forget the strong marijuana odors in the hallways, parking lots, and sublevel apts either. Multiple machines laying broken in gym. Elevator broken for months straight. If you like waking up to horrible screeches of the fire alarm messing up this place is for you. This place is not what theyre advertising. If you have children dont move here.

I currently live in the lofts, & I love it. There are certain downsides, but that is with anywhere you live. Downsides are that the gate is broken a lot which defeats the purpose of it being a gated community. Also, the walls are rather thin. You can hear your neighbors, but it has never been bad to the point of complaining. They also have a quiet time so that helps with that a lot. The amenities are great. The pool is up kept and clean, as with the gym, mail is centrally located. I dont know about the laundry site because Ive never been there. They do say they have a park, but it is a rinky dinky park you can buy a kid from Walmart. I dont think that should be listed as an amenity. As for the office, they are super helpful, but at times can be rude. Moving in furniture was easy because they have a regular elevator and a freight elevator for use. The apartments are beautiful. If you like the loft style, its perfect. I wouldnt think it would be good for roommates, since the only doors in the apt are the bathrooms. Its perfect for a couple or family with young kids. The huge windows are amazing. We rarely use lights unless its dark because of them. The kitchens are beautiful and updated. You have a place to put a stackable washer and dryer if you want. My husband and I used it as our pantry because there isnt a whole ton of cabinet space. Maintainence is rather slow, but when it is an emergency they show up that day to fix it. The floors are rather hard to keep clean unless you sweep daily, but then again Im a clean freak. Also, the placement of plugs and such are rather inconvenient but overall this place is great to reside in. Its very beautiful.
