I lived within Deerfield Apartments for 2 years, and I have no complaints.Matt is the BEST landlord I have ever had. I’ve always received a fast reply whether it’s by email or text message. When I was considering moving out (only to find somewhere with a little more extra space), he allowed me to have even extra time without it counting against me before I ended up signing another lease with him. When I did find another place I could afford with more space, he allowed me to extend my lease for just 2 extra months to accommodate the move in date I could get for the new property I was moving to. Matt sends monthly newsletters to all of his residents with information regarding anything deemed important; communication has always been very clear and concise.The units are cleaned professionally prior to move in, and it’s noticeable they are kept up with. Quarterly sprays of the units are setup. Small features are even kept up with, such as in-date fire extinguishers. Snow and ice removal were always there as soon as possible both winters I lived within the complex, so I never had issues getting out during those times. The neighborhood outside of the apartment complex hasn’t been deemed the safest, but it does feel safe when entering this complex. There is a nighttime security patrol car that circles around every so often within the night if one still questions the safety.If you are considering living within this property, I recommend doing so! The apartments are nice, clean, and affordable, and you will be signing a lease with a landlord that actually cares about your wellbeing within his units.

I lived at Deerfield Apartments from 2015 to 2019 and had a consistently positive experience there. During that time the property management changed hands but there were no disruptions or negative outcomes from it. I felt safe at the apartment complex, although there was one shooting nearby during my time there. The parking was adequate, the laundry facilities were dependable and never crowded, and the utility bills were manageable without having to resort to uncomfortable temperatures. The management and maintenance staff are helpful and prompt and always responded within a day to any concerns I had, which were few and far between (three total during my four years there) given the quality and care given to the apartment interiors. I never had any issues with pests; the maintenance staff spray regularly to avoid such issues. I highly recommend these apartments to anyone looking for a modest but clean, safe, and reliably consistent living experience.
The place was INFESTED with fleas. It was so bad that we couldn’t get rid of them after trying literally everything. Our cat scratched himself raw and we ended up having to get rid of most of our furniture. Also a very dangerous neighborhood. Multiple gun shots while we lived there.
Really nice management! Easy rental process. Some of the nicest, cleanest apartments in Columbia for the price.
This complex is extremely affordable and well cared for by its manager, Matt. He responds quickly to texts and emails and is so helpful if there is a problem. I love that there is no pet rent per month and that my water and sewage are included in the rent. Matt always informs us of pest control coming or other reasons someone might need to enter the apartment with ample time beforehand via a monthly email.Its nothing fancy, but I did not want to pay for fancy. The walls are pretty thin, but it does not bother me, and people keep to the quiet hours for the most part during the weekdays. The area is not the greatest (limited sidewalks and through streets which means walking/running pathways are limited), but it is so close to Stephens Lake Park and Albert Oakland Park that I just go there to exercise.In short, this is a great place to call home if you are looking for something cheap and well-managed.
Honestly, seeing the other reviews make me wonder if the other people are bots or employed by the complex!The new ownership that took over the complex is a stereotypical slumlord. They are slow to respond to tenant complaints (expect your plumbing issue to take months to be addressed) and rarely upkeep the premises (as evidence by the dog poop everywhere and the grass that is never cut). When someone broke into many of the complexs cars, we were alerted there were no longer any cameras on the premise (even though the previous landlord made it clear that there was). This is especially egregious as there was a recent homicide in the complex on a meth deal gone wrong.Furthermore, do not expect to receive your security deposit back (even if the landlord Matt explicitly tells you will receive it back multiple times). The landlord is about as non-responsive and dishonest as they come. Do NOT rent from this property even though it is cheap (it is also worth noting the rent has increased every single year). The cheaper price is not worth dealing the poor management and increasing crime in the area.
I lived here from June 2013 to July 2015 and it was perfect! Bonnie was super sweet about getting me on the tour and going over the lease once I was ready to move-in. I also got my lab Simi while I lived here and the only hitch with that was a neighbor who complained about her whining. I broke the rules by getting a 4-month old puppy but she was a stray that needed me! I got back in Bonnies good graces once she passed the 1-year mark and got her vet records up to date. That is the good thing about this place if you have a larger dog, you can keep your pet with no crazy added fees! Also liked that pest control came by once a month to spray. Only things not so great were the assigned parking as it limited where guests could park and the open laundry room. Pretty sure some non-residents used it a few times.
