Waterton is great! The staff at every property are truly genuine and want to help you. Were happy to have them as one of our partners! We mainly work with the executive staff and its really been a joy. Theyre open to new ideas and trying things out, while at the same time incredibly friendly and great to work with. Cant recommend Waterton enough if youre looking for a place to live; tons of amazing locations all throughout the country.
I made the transition to Waterton a year ago. You can interpret many things about a company and its stated values when business is great. However, the best test of those values are realized through leadership during a myriad of crises. Leadership may start from the top, however, owning it (ownership) and getting it done (accountability) start from any level. Statements that Waterton ingrains on day one. What a great group of people I get to work with!

When starting out in my career after college, it was all about pay and benefits. I had student loans and that was my first priority. After 5 years in the industry with this mindset, I found myself laying on the couch contemplating if I chose the right industry. I realized I had to find a company filled with people that motivated me and accepted who I was. A company that echoed my ethics, or screamed them louder than I did. It sounds SO easy. Its not. I found myself researching companies as in depth as my thesis papers. After a couple of interviews and hours of talking with the Talent Team and west coast EVP, I was thrilled but still scared to start my new position with Waterton. My fears dissipated within my first month. Waterton had everything my family needed.Almost 2 years later, its still one of the biggest blessings in mine and my familys life. I have had the same on-site team almost my entire time, so we are strong and connected. My corp teams are so supportive. Texas was recently hit with a massive snow storm, Uri, and my property has been deeply effected. My regional has been the most supportive and responsive person I could ask for, she answers the phone before it rings. Her, along with my Capital Manager, have mobilized teams of contractors and plumbers to assist my maintenance team. My VP contacted me personally to give words of encouragement and offer any help with administrative work while I handle community issues. Watertons Transition Director has placed mass orders for PPE as we rip through ours, and cases of water for my residents while they are without. And our Task Force teams have completed incident reports as many of us were without power to do anything.I couldnt be more proud to be a #WatertonWarrior.

The worst property management company! I am in real estate and Waterton has done a terrible job at Port Royale Apartments in Florida. Thankfully, they got new management! I went to Waterton a year ago regarding a mold issue, they had someone come in to “inspect” my unit and they said we didn’t have mold when INDEED we did. It has been a nightmare. On top of all this I have been charged automatic payment for the last 2 months and its taking forever to get my money back. Unfortunately I’m not able to stop auto pay, they said to contact waterton and I have but haven’t heard back that they have canceled it or anything yet... I have been paying two rents. One to waterton and one to new property management company. Good luck to anyone that uses this company.
Unfriendly office staff and poor customer service!
My reply to response from owner- I reached out to multiple people at the property leasing office and also Marvin who says he’s from the corporate office. Total circus and very inconsiderate of anything going on with the economy and their poor miscommunication.My first experience with this company was great. Until 2 weeks into my lease I had a family emergency and needed to break my lease. Contacted property office followed the instructions given to me. Paid almost $3,000 only to be hit with another $2,800 bill from the manager less than a week after being laid off due to COVID19. Be careful not to trust anything they say even if you have it in writing on an email.

I live in an apartment complex they manage. Ive had numerous issues with said complex (including a stolen vehicle) and nothing has been done about it. Its gotten to the point of me contacting Waterton directly. I was supposed to get a call from the Vice President yesterday to address these issues and figure out where to go from here but of course no one called. I guess Ill see yall in court.
The manager at the property refuse to show me and my husband an apartment because I cannot wear a mask due to medical reason. The mayor of Nashville, TN said that you have a medical condition that keeps you wearing an mask are exempt from wearing an mask. This is against the law of refusing of me seeing an apartment. I was not sick or no symptoms. I just have an medical condition that keeps me from wearing an mask of any kind and even a scarf. My husband told her she could show him the property but he told her he was going to report this and she refused to show him also. This is unjustified in our rights. I will be notifying a Lawyer about this situation come Monday Morning.
Joe on behalf of Waterton made the apartment search in Chicago much more easy! He was super helpful from the very beginning to the very end, and even after signing the contract he told us to contact him if we had any problems or questions... Thanks to Waterton we got a great apartment in one of the best locations in the city! :)
Worst company management ever. They evacuated one of their buildings in NJ, gave us a 1 hour notice at midnight and did not offer any solutions for accommodations. We pay a lot of money every single month and we deserve better.

I live at Tresser in Downtown Stamford. I must say that management Timothy Sweeney and Samantha are the worst property managers that I have come across since living at this property . They are unprofessional, lacks accountability and they do the bare minimum to resolve tenant issues. I have tried to pay my rent twice online and every time I put it through Waterton management closes my online portal and refuses to give me a valid explanation as to why they keep closing my online portal. I tried reaching out to management at Tresser and all they could tell me is that my account number was either incorrect, closed, or had insufficient funds. I explained to them that none of their theory is true as I am looking at the money in my account now and even went as far as to call my bank to see if there was an issue on their end. The bank checked the account thoroughly and reassured me that account is not closed, and verified my account balance and account number. Even after doing all of this with my bank and getting back on the phone with Tresser to let them know what my bank has said, and I even volunteered to show them my account with the money and a statement but they reiterated that there is nothing that they can do and Waterton Corporate will not reopen my online portal to allow me to pay my rent online. I even tried to explain to Timothy and Samantha that because of COVID19 pandemic the Chase bank in our area was temporarily closed so if there is anything they can do to rectify the situation I would be grateful but instead of trying to meet me half way Timothy Sweeney blatantly said “your check bounced” even without credible proof and Samantha said that I should use the Post Office or Money Gram to purchase the check, even though these two entities will charge me an extra fee to purchase the check. I say this to say, Waterton team has left a bad taste in my mouth and I have never felt more unheard and discriminated against. It is sad that they would rather see me go out there and get sick from COVID19 instead of having management go in to override the portal system. After all, their system is flawed.
I’m deeply disappointed with the interviewing process that took place at the Marriott Hotel in Nashville, TN. I prepared all week for the Assistant Property Manager position and I was told my interview would be with David Scharfenberg at 8:45am Wednesday morning. I arrived on time but because they had been doing hundreds of interviews for the last few days, they were running behind. I had been sitting in the lobby for over an hour waiting to get interviewed. By the time he got to me, he seemed extremely burned out and wasn’t even engaged in our conversation. He continued to rush me and I felt like he had already made his mind on who he was hiring before I arrived! Remind you, I’ve been in the Multi Family industry since 2007. I know everything about the business and I know all about the property they were hiring for. I told him about their competitors and the benefits of hiring me. I know I was the best choice but he chose to waist my time and rushed me out the door. I’m very disappointed in the interview process
This property management company has zero regards for the risks of germ; virus, and bacterial exposure to its residents. I have sent 3 desperate emails to our onsite manager about the surfaces that are clearly not being disinfected and they have done nothing. In fact I think out of spite they have allowed the dirt and grime on the doors and glass to build up on purpose. This complex is more filthy than ever since this management company took over.
After living at a Waterton property for 2 years, and always being friendly to the office staff, when I terminated my lease and gave notice in person, I am now being billed for an additional months rent as the leasing agent claims no knowledge of the notice.Additionally, the same leasing agent is now threatening to send my account to collections as he has been unable to help me find a payment option despite a range of suggestions on my part.Make sure you email all correspondence and get it in writing before you leave, or they will descend like vultures.
I live in Port Royale apartments in Fort Lauderdale. I have had 4 maintenance requests in the year that i have lived there and each request has taken 5-8 WEEKS for them to take care of. Everyone time i call or e-mail the leasing office, i am told someone will be by to fix it that day but no one shows and this goes on for weeks. Often, when i call, they have no record of that maintenance request. I dont know if it is the maintenance staff being understaffed or the leasing office just being terrible at their jobs but it is unacceptable that they flat out refuse to take care of maintenance requests. For certain major issues, that is illegal for a landlord to not address it timely (HVAC, plumbing, electrical, etc.).I will not be renewing my lease.

Considering a new apartment in Springfield, VA? Make sure Waterton Property Management is not the landlord or leasing office. Some of the worst customer service I’ve ever experienced. They treat residents like numbers—it’s very corporatized. They have lots of red tape, really long, complicated contracts, too. They also do not have any complaint forms for residents—so no accountability. Worst experience I’ve ever had with a leasing office in my life. Hopefully that helps to warn others. Interestingly, the Better Business Bureau rates them a D- and that’s the grade I would give, too.
I will be working hard to avoid any building managed by this company. They simply dont address problems as simple as letting residents know when elevator will be out and not refunding for having the elevator out for months on end.
Ive lived all over south Florida...Everything from studios, houses, apartments, etc...This place is by far the worst managed property I have ever seen.1800 dollars a month for constantly failing appliances, A/ C unit, the washer and dryer combo is trash.The insulation is awful uneven cooling thorough out the unit, and of course they aren’t replacing it all they do is repair it over and over again. Aside from that the front office and gatehouse are 2 different entities, I have gone to the office four times to have this resolved. And after each visit I was assured the situation would be corrected however nothing still.My girlfriend and I thought things would get better .They haven’t..If you want to throw $22,000 down the drainMove here they got you covered .

The regional manager in Chicago named Seynabou Fall-Ndoye repeatedly told us our appt was up up to code. Clearly it is Not! The cement floor above us is cracked and The Joyces are broken. We were told this info per our office manager on site Cody. He also told us there is 2 other buildings with the same issues. I have several recording of the noise. It sounds like a machine gun going off all day and night. The noises are not the usually community or apartment living as expected.Seynabou just did not care or listen, she kept reading off a script that our demographics and cultures must be different with our neighbors.How insulting. How prejudice, racists & unprofessional! She has no clue of our demographic environment in NC nor out culture! This building on the adjacent side had caught on fire in 2016. It is not up to code! Their words per an invoiced work order. We will further the investigation thru HUD in NC because Waterton is conveniently NOT associated with the BBB.We have 17 work orders in 8 months. This property and management is unlivable. I work from home but Im not able to anymore due to the structural noise. I can only sleep here at home maybe 2-3 nights a week. Its absolutely horrible. No resolution except they will wave the 500 fee to break the lease ...then what? Whos gonna pay for Uhaul, boxes, wrapping paper and movers..? We already paid extra 500 in Jan to move into this two bdrm from Hell! Maybe consider reimburse that to us. Get a different flooring company to try again to fix the broken busted concrete between the floor and ceiling and fix the Joyce and /or lower the rent! Small claims court is next.best of luck,dont do it. Look elsewhere!plus they increase the rent yearly as if the property value is going up instead its going down the toilet. Dont let the 2 pools fool you either. they are closed more often than open. They are old and unkempt with dirty water

I have lived at Element Deer Valley for four years. Initially it was Broadstone Element, I have experienced two other management companies in four years. Waterton by far is the worst. They took over approximately three months ago. They removed rental history (payments, maintenance requests, etc.) from the portal. Also the way the payment portal is setup, the total amount has to be paid at one time. YES, I do pay my rent on time along with my room mate; however, the hassle of transferring funds or depositing funds into another account to pay rent is unacceptable. The staff is horrible and unprofessional. I referred three people to the complex and before even viewing the apartment, they walked out because of the lack of knowledge and professionalism.The worst is that they have been double charging for trash and guesstimating water charges and refusing to adjust bills. My rent is no $50 higher a month since they took over. They do not regulate the dog rules, a little girl was attacked by a restricted breed and the complex response Next time that happens call the police. There are steaming piles of dog waste not only in grass and rocks but also on the sidewalk. The roach problem is beyond disgusting and they do nothing about it. I am out and preparing to settle my lease early to leave this disgusting place which I have called my home for four years.
Worst property management. Have made multiple complaints to do pest control, resolve gym issues, and sanitary issues but office people do not respond. Also, noone takes care of pool area. Managers also do not reply to the complaints. Worst place to live in.
Well where will I start at okay The Oak side of willow needs to be clean up tenants with curtains at there Windows making the whole complex looks bad blinds torn up at windows unsecure building entrance thats importance anybody can walk in any hour day or night security you barely see place going down daily rugs in some building needs to be replace packages get stolen from building if left in hallway most important is all building needs that front and back entreance secure all kinda people lurking in the hallways not safe leaving out of apartment not knowing what to expect dealing going on everything place has gone down going down like they letting anything anyone move in as far as mainatnce they okay they can only do so much just thinking about this we want these building secure place intercom where tentants can buzz in not come out there apartments put carmea around complex something to keep our tenants safe as far as the Community its nice just needs to be manage better other than that it will be a great place to live its not where you live its how you live clean it up i as a tenant comes out and clean up where I live cause beatification is the keep of long living

Worst place to work for and Worst type of people. Worked 1 week for an agent, he promised on my word is my bond to pay on April 13th and when I asked two days after the 13th about pay he stopped communicating. I did my work, I have all texts and emails. I will be contacting someone.

Many mismanaged properties because Waterton Residential exerts an iron grip on all employees outside the state. Employees are given very little flexibility to actually assist residents, and this is coming from a resident of a Waterton property for 3 years. Dont stay at a Waterton property unless you have no other options.
The neighborhood is horrible. Kids hanging out in the parking lot, sitting on the stairs entry to the building, running thru the parking lot, and in the hallway stairs often, especially in the evening. Hallways not clean. Tenants cant grill on their balcony. Water stains on ceiling, loose cabinet doors in kitchen, balcony rails rusted and chipping paint on floor boards, mirror panel was loose, there wasnt a refrigerator and stove when I moved in, gaps/holes by light switch and by heater. Doors off track, not closing properly. People sitting in cars dealing to people. Too much loitering. Loud people, loud music, and the building is not clean. Someone continues to jam the locks on the entry door to keep it unlock. The list goes on. I am very uncomfortable living at this place. Awful money grubbing company would not allow anyone to takeover my lease because of it being rent controlled. Even if I wanted to change apartments they will take away my free reserved parking, and free utilities and Id have to pay for them at the new apartment. Never rent at 750 Garland ave in Los Angeles youre be so sorry!
Live at the Hannover Grand Apts in Atlanta, started my 3rd lease (reluctantly), the property management team onsite is super nice, BUT very understaffed, they dont have enough staff to properly handle a property this size in this area of Atlanta. They desperately need a courtesy officer onsite 24/7. Today I complained about an issue at the pool, which is a recurring thing, and they didnt have enough staff to handle it, which is typical, because they are always understaffed, especially on weekends. They dont have enough people to manage the people who come in as residential prospects and the issues that arise with current residents. I like the on site staff, but they have too much on their plates, I believe they will be burned out sooner than later.They made a new rule for no smoking anywhere on the property, which is why I signed a new lease for another year, and it has yet to be enforced, primarily because not enough manpower to support it, and there are 10-15 people at a time smoking at the pool and if you ask nicely for them not to, its turns into a drama and an argument. But again, no support available from management because of being short staffed.Another long time issue, they need more speed bumps, people drive like they are on main roads and I have seen children almost get hit. They redid the tennis court, yet the speed bumps for safety are not as important?? I would hope that would be more important than a smoother tennis court.I had an issue with copperhead snakes my first lease, coming onto my patio, they did not help me in any way, and it was caused by a sink hole they filled, and I had to pay the $1200 transfer fee to move up the hill to avoid lethal snakes. Seemed backwards. Definitely issues after hours with loud music, people breaking rules at the pool but no one there to enforce it. We have to call the police. We desperately need a courtesy officer. I feel that corporate is out of touch with what is needed to properly run a large property of this size. 2-people per day on a property with 13 buildings on a weekend is ridiculous.I am planning on moving when my lease is up unless they increase staff and add courtesy officer on site.
Lived in Taluswood Apartments in Mountlake Terrace WA - First off, if youre going based off the pictures on their website, its false advertising. The units DO NOT look like this. In the renovated unit that we were in, the carpets were horribly stained upon move in, and most likely 5+ years old. The cabinets were cheap white veneer cabinets, old white appliances, and old linoleum flooring in the kitchen and bathroom. When we moved in to unit H301, the property was under Holland Residential. After moving our furniture around a couple of days, a massive stain appeared in the middle of the living room floor, indicating that the carpets had been cleaned but that there was a stain in the carpet pad. We documented with the office that this stain and others were present and were promised we would not be held accountable for the stains when we moved out. Unfortunately, Waterton took over midway through our stay at Taluswood. The Holland staff, who were friendly and warm, were slowly replaced by crass, uninterested staff. Patrick in particular was unfriendly and at times quite rude. When we moved out, we cleaned thoroughly and asked for someone to complete a final walk through. The staff member told us, we dont do final walk throughs with residents which is convenient, as they then decided to charge us a $130 standard cleaning fee (that all residents get charged and a $230 carpet cleaning fee - neither of which were included in the lease. Additionally, they conveniently didnt have any record of previous documentation regarding the carpet stains. Its absolutely horrendous to think that they would have another new tenant move in without replacing the carpet! I never expect to get any refundable deposits back, however to be charged beyond that when the place was left the way we found it is unreasonable and unfair. Waterton has really taken this property downhill and I will not live in any Waterton owned properties again.
Waterton is a great company to work for. Its truly rewarding working for a company that not only gives back to the community, but provides its employees with time and opportunities to give back themselves.

Do not rent from gulf stream isle. It is ungated and murders and crime happen there all the time. The place is filthy and for what i pay in rent,the place is cheap with cheap carpet and counters. Please do yourself a favor and dont rent here
