Living in my two bedroom apartment (Milwaukee building) has been a wonderful experience. Any issues were addressed by maintaince (David C). within a day or two.Throughout my lease Peak Property has been very accommodating, I appreciate the prompt and polite demeanor of the property manager (David M).During the holidays they gave out Starbucks gift cards to the residents!The area is very walkable with bars, restaurants, and a great free bookstores just minutes away, for your convenience.The colorful entryway is quite welcoming after a long day, and the neighbors are quite friendly, which is a plus for the shared patio space. The best part is that theres plenty of light during the day, so if youre like me, and love your plants this apartment is perfect for you.
I paid 1150$ for a 1 bed room for a year. Peak “offered” me the opportunity to renew my lease at the same rate. I moved into a studio in the same building for 910$ as it is more affordable. A single day after my previous lease ended, they listed my former apartment for 950$…. Only 40$ more expensive and over 200 square feet larger. 1058 w George-2911 n Seminary.
Being a renter under Peak Properties is by far the worst and most unfortunate renters experience Ive ever had. I never receive prompt responses, and when I do they arent met with urgency or care. I underwent a two month long construction project, which I was told was going to be no more than two days, with no offer of being relocated or receiving any type of living stipend. I repeat, I was living in a construction zone for two full months. I sent multiple emails to Peak telling them how much it affected my day to day, especially during a Pandemic, and continued to receive no support. On top of that, Peak failed to be the point of contact with the construction company, so I was left managing all communication with the third party vendor. After all was said and done, I tried to work with the Property Managing Director on negotiating a reasonable refund for the time spent doing their job, and living in a full on construction zone, and that got no where. This was completely unjust. I also underwent an apartment fire, and due to lack of response by both the Property Manager AND her Director, this set me back 10 days with my insurance company. The list goes on but these two situations speak volumes. I hate to submit a negative review but this went too far and affected my life too much. Renters rent to be taking care of, and have the property managed, that is what we pay for, and by no means was I treated like a renter or seen as their client.
Living in a garden unit in an old Chicago building is not without some maintenance headaches, but the team was always on top of things. The automated process for maintenance tickets was super convenient & the team was always professional & helpful. Also, they were flexible & worked with me when I was ready to move out.
This company is beyond negligent and useless, I am having a hard time figuring out where to start. When we lived in a peak managed property probably the worst part was security. Fran day 1 our unit did not have a functioning deadbolt on our units front door and the main door to the building was so old and crooked that it would only close when tightly shut. I complained for almost a year and this problem was only given attention when a new management company became involved. Our basement was broken into, coincidentally the same weekend the Peak stopped managing the building, it was a strange coincidence as far as timing but when I asked peak if the could look into the issue I got absolutely no response. I can say that at least once I recall Peak workers entering the basement for some electrical work and literally leaving the door wide open until around 11PM or so when I decided to take out the trash and noticed the issue. Actually maintained in the building was nonexistent - hallways were never in 2 years cleaned, I would have to repeatedly ask for air filters to be changed and the weeds needed to be at least 2 feet high for them to finally get weed whacked. In the winter out back stair and second entrance was a literal death trap while our front steps had crumbing cement. They would never clean the snow but rather dump salt on ice and hope for the best I guess? I would never ever live in another Peak managed building. Furthermore if I was a building owner I would not use this company out of fear that massive negligence could turn into a bigger issue.
Please be careful! Their maintenance people have entered the home of young women with no notice and without announcing themselves, and they tried to get into their bedrooms when they were home alone. Management did absolutely nothing (not even issuing an apology) to resolve the issue even though they violated the lease and Chicago Municipal Code.
I have rented apartments yearly in Chicago for 6 years now and Peak Properties has been my favorite company to work with thus far. Ive been working with Leasing Agent Ivan for two years now and he always responds to my text no matter the time of day and has found me a great living space both years, I love working with him! Any time Ive had a maintenance request they have responded very quickly and checked in to make sure everything was satisfactory.
Decent apartments but sometimes you get what you pay for. Had a few issues throughout my 4 years living in their apartments, but they were mostly responsive and did take care of things quickly. But truly the only reason I’m giving them 5 stars is because of Yohana who is one of their agents. She took care of everything, even if it wasn’t her responsibility! And she’s the reason we decided to live with them for another year.
Havent even moved in yet and have already had a terrible experience. They never respond to emails or calls. When they do they never answer the question you ask in the first place. Communication is laughable. The whole organization seems incompetent and inadequate. I was worried about finding a job in the big city, until I interacted with this guy. If these people can get jobs, then anything is possible. They have definitely earned their reviews
Already own a condo in Chicago, was looking for temporary rental for my fiancee and I while I sell my place.Horrible.Applied for a rental unit and they collected my $700 move-in fee immediately, without approving me for the unit.One week later, still no approval, still holding my $700 move-in fee.Asked for refund. Wouldnt do business with them again... too many other quality options with better service. Well see if refund shows up.
I am a lease holder for one of their properties. I have been yanked and pulled in every which direction. They have been extremely unresponsive, never at their desks when called. I have tried everyday for a week to contact them, and fortunately connected to their emails. Unfortunately, they are extremely uncoordinated with emails also, and a simple issue is taking weeks to solve. I am being passed on from person to person within the organization. I just want to be helped, and I want to leave my lease. This has honestly been a painstaking and extremely expensive endeavor. I am a student, and paying their ridiculous fees are hard enough, but their treatment of a paying customer is heinous. Students beware.

I rented an apartment from Peak/Parliament in Evanston for a little over 2 years and overall had a great experience. Our property manager, Marko Glibic, always did a fantastic job, going above and beyond, to troubleshoot, communicate about, and repair any maintenance issues I had in a timely manner. Alongside Marko, Carlos and Gus, are also incredible and so responsive/communicative, always keeping our building in tip top shape, especially in the winter! Thanks for all your hard work guys!
Current resident. I encourage everyone to believe the negative reviews. I wish I had. Things have gotten so bad, but it’s just not worth playing their weird games. They will just tell you to open a work order or tell you to reach out to someone else. Nothing happens. Repeat. Feel crazy. Honestly, it’s not worth it. The building is poorly maintained (not because of the maintenance team, but because of Peak). Bugs everywhere. Holes in the hallways for months. Graffiti in the cab of the elevator for months. Not cleaned prior to moving in. Moldy. Much more. It was chaotic and stressful with them from day one. I’ve lived in Chicago my whole life. Renting for the last 18 years (3 places). I knew within the first week I would leave after the year with this company. Be careful.
Peak Properties forgot to charge me for a full year of parking and I was unaware of it due to autopay. Once they finally found out, we were called up by a very aggressive property manager and said if we don’t pay it in 3 days it will be sent to collections. He also called us an “irresponsible loser”. They are also horrible with completing work orders and have tried to overcharge us multiple times. PAY ATTENTION TO YOUR BILL IF YOU RENT WITH THEM.Update to review: Peak properties is currently trying to charge me $50 for the parking sticker that I was unable to get off of my car. I no longer want my parking spot and they are trying to get another $50 for a sticker that is near impossible to get off.
Moved in to a hole and leak in the ceiling in one of the showers that now requires construction. Also, it was never stated that we needed to select Comcast as an internet provider in the lease so when RCN showed up to install the WIFI they could not. I had to self install the WIFI and purchase my own modem since I could not afford the time for a technician to come two weeks out to set up the WIFI. Furthermore, I was auto enrolled in their renters insurance policy even though my current policy met all their criteria. Very disappointed in the lack of detailed approach Peak Properties has taken. All of these issues are very avoidable and should have never occurred
Have to give Cesar and the dispatch crew HUGE thanks. On Christmas Day (no joke) our kitchen sink pipe snapped off. We weren’t sure if the pipe had frozen and got a bit concerned, but there wasn’t any immediate flooding. I contacted the property manager, Cesar, and filled him in on what was going on. It was Christmas, and I mentioned that we could wait if need be. About 90 minutes later, 2 technicians were here ready to help and completely fixed our problem! Easily one of the best landlord stories I will remember for a long time. Don’t hesitate to rent Peak for unmatched service!!!
To summarize the long review below: Classic If I could give no stars Review. Youre in for a bad time if you deal with Peak Properties. They do not care about their tenants.Buckle up.I am a former tenant of the apartments on 2600 W. Logan Blvd.Let me start by saying I consider myself a good tenant. I keep things clean, try to fix anything I can, and avoid contacting management unless absolutely necessary. There are 3 instances where Peak proved they couldnt care less about their tenants, explained below. (I realize this may sound like millennial complaining but truly ask yourself what youre willing to put up with.)1 - Pipe Burst: I had the joy of living on the first floor where part of the ceiling came down to accommodate a water pipe. This part was bowing down uncomfortably above the kitchen. Within two months the pipe exploded while I was at work, destroying the ceiling in multiple areas, and leaving a huge puddle on the hardwood. I tried my best to dry it up and called emergency maintenance, and I was told to wait until the next day, and that this has never happened before. While the ceiling was patched, the floor was left mutilated and warped. I called again and was told to move ALL of my furniture into my bedroom overnight so that they could replace ALL of the flooring in the living room and kitchen. This was an incredibly ridiculous task that could have been avoided if the matter was attended to sooner.2 - Terrible Smell & Ant Infestation: Towards the end of my first year I noticed an awful gut wrenching smell coming from my hallway closet. Numerous maintenance requests were sent and the best solution Peak could offer was... Air fresheners. I should have complained more but defeated, I accepted that Peak was not going to help me, and that my belongings in the closet would forever smell like a dead rat.Days later...One night I returned home late and found my entire unit infested with ants and flying ants. They were crawling out of the power outlets, buzzing around and exploring every nook and cranny of my shelves and couch. I panicked and called emergency maintenance yet again, and they calmly told me they made a request but had no idea when I would get help. I rushed out at 2am to buy spray and traps and did all I could. With more bugs emerging and the dizzying fumes, I could not stay for 2 nights. Management told me, Sorry this just isnt a high priority issue. If it was a burst pipe we would come immediately but some ants? That isnt a big deal. (Thats funny considering...) This low priority issue was resolved by a guy coming to spray bug killer and clean up. I was finding bug wings and carcasses for weeks after.Call me crazy but Im certain the terrible smell was a dead animal in the walls that attracted the bugs. Another issue that couldve been resolved if it was approached with care from the beginning. Check out my photos, theyre great!3 - Lease Break: Do not expect Peak to work with you on breaking your lease - doesnt matter how good of a tenant you are, they do not care. I needed to break my lease after finding a life changing opportunity out of state. Ideally I wouldve been able to include the current month (as it just started) and not pay 4 months rent to break. Multiple emails and reroutes later, I called to discuss and was met with attitude and a condescending tone. (Picture Aubrey Plaza, but not funny.)So I deducted thousands of dollars from my account, nearly everything to my name, and turned it in with my keys to the Peak office. The woman I dealt with over the phone couldnt be bothered to meet with me. I accepted this as lease breaks are never pretty and apartment complexes need time to fill their units. Not even a month went by and my unit was occupied. Im still working to make up all the money I had lost while they simply add to their pockets. I may not have an argument legally but morally it is unjust and I will forever associate that condescending tone on the phone with Peak Properties.Avoid Peak Properties. You deserve better.
Im writing this review solely because Im very happy and impressed with our building manager, Graham Davis. Were in an older building in an area that is experiencing a spike in crime. Since weve moved in, weve put in maintenance tickets for a wide range of issues (plumbing, closets, broken blinds, courtyard muddiness) that will affect older buildings and no matter the topic, maintenance always has a fast response and visits within a day.Thanks to the rise in crime on our street, Graham came to have an in-person meeting with all tenants and agreed to measures that would make us all feel safer in our environment including a brand new camera system, signage, and flood lights. Graham is also coordinating efforts to help get a problem neighbor addressed. The crime isnt something he needs to answer for but he rose to the occasion to make us feel safer and listened to.--------I only remove a star for the following reasons:1) Peak Listen, Yall need to break up with the color beige. Its 2021, please switch to a light grey paint like everyone else. Its very dated looking and Ive had to repaint room by room to modernize. (I have the time thanks to covid)2) I understand its standard (law?) that Chicago landlords paint in between new renters but the painters do a sloppy job. Not only have I scrubbed beige paint off all light switch covers but they also painted my kitchen ceiling beige?! What a great way to take a small kitchen with only one light and make it look worse. Tell your painting crew to do better. I cant believe I had to paint a ceiling in a rental but I couldnt work in a dingy cave.
Literally the WORST experience I have ever been unfortunate enough to feel compelled to publicly discuss. I was a loyal tenant with Peak Properties for multiple years.Lets start with the actual property at 2025 N Damen Ave- Rat infested inside and out. Peak Properties solution? Place some nasty black box rat traps inside the building and out. Place and forget. The rats were nonstop and never went away. Deplorable conditions. Next up- a mold infested apartment. Yep- thats right! Mold INSIDE the interior of the walls and all over the bathroom. Many nights spent sick thanks to these nasty health conditions. And FORGET about getting them to respond or help you when you have an actual issue (rats too!)Next up- windows that DO NOT CLOSE OR LOCK! Thats right, the apartment was terribly insulated which resulted in $150-$200 heating bills in the winter and cooling bills in the summer (for a 400 sq ft apartment!). And the 1 gap under the front door. Makes for even better insulation, apparently!!To top all of this off, the representative that was always responsible for handling my issues, NEVER ACTUALLY DID! Sharon Healy was the WORST and most DESPICABLE person I have ever had the displeasure of working with. During the peak of the pandemic, Sharon Healy felt compelled to hand deliver a threatening pay or be evicted letter for ONE MONTH of rent that they had agreed to postpone until a later date, DUE TO COVID! This disgusting woman actually DROVE to my apartment to hand deliver this threatening letter to my mailbox. How and why she went in my mailbox, the world may never know! I promptly paid the postponed month, obviously.When I moved out, Sharon made the executive decision to throw out ALL of my remaining belongings, with over ONE MONTH left on the lease.When this was brought to her attention, her response was simply that I violated my lease by disconnecting the utilities in the apartment, so it was ok to throw everything away, even though I was paying for the entire month of rent that I wasnt living there for anyways. Sorry, Sharon- but last I checked, the lease says nothing about living in a rat infested apartment that the company absolutely refused to do anything about. This is aside from all of the other aforementioned squalor.Save yourself the health issues and headaches. You will be sorry if you choose to rent with Peak Properties. In so many ways.
Shout out to 2 east oak and it’s property management team! Since taking over in early 2020, the team has worked hard to keep tenants safe and happy! The building amenities are kept clean every day by friendly courteous workers. Office staff is always friendly and quick to respond to any issues. I greatly appreciate how accommodating the management team, particularly Jessica Ruiz, have been in handling tenants’ particular needs and requests. Thank you for the great experience!

Current renter through Peak and have been for several years. Earlier this week with several days of extreme cold, I had experienced issues with my pipes freezing.I am writing this review because I am extremely pleased at how responsive the property manager, David Maeir and his team were, and how quickly they were able to resolve the issue. Having maintenance issues is never fun. It is reassuring knowing that it will be handled accordingly and in a timely manner.Thanks Guys
Moved into our apartment with this company about a month ago and are already regretting it. Within the first couple weeks the stove and refrigerator needed to be replaced and they did end up crediting us some money due to having to buy a mini fridge (we had asked for reimbursement).A bigger issue is our windows. We have a kitchen window with several large cracks, that could shatter at anytime, that’s a major safety hazard (we have a child and pets). We sent pictures the day we moved in and Peak sent a window guy out. When the window guy came to our apartment about that window, he noted at all of the kitchen windows needed replacing for various reasons. After not hearing anything after that day, we reached out to the maintenance supervisor and he said replacing them was waiting on an approval and we still haven’t heard anything. We have reached out additional times. We emailed the building manager about the window issue as well and she addressed the other issues in that email but not the windows. Window guy was back a few days ago to replace a hallway window but knew nothing about if they were going to have him replace anything in our kitchen. It seems to us they’re not going to do anything about the windows. Which are a major safety hazard (again, we have a child living here) and leak air.We have also told the maintenance supervisor and building manger that the building does not have working electricity outside by any of the doors nor in the hallways. Supervisor had someone change a bulb but there’s still no working lights. We let them know that a changing a bulb didn’t help. I’ve also tried replacing bulbs by our back door and it’s an electric problem, not a lightbulb problem. Again, a safety hazard, and perhaps code violation to not have lit entrances (not really sure on that) but that’s yet another thing being swept under the rug.Not sure what to do at this point since emails about these issues go ignored. Hoping that these safety issues get addressed and nothing else happens with this apartment but I won’t hold my breath. Should’ve listened to the reviews I guess.
This place is wild. I have an ESA and provided a doctors letter before moving in. Forward to the first months rent payment and I’m told they need different paperwork sent directly from my doctor office. This should’ve been a red flag, because why didn’t they tell me that when I originally sent in the letter? Fine, I have my doctor send it. Forward another month and I’m told they “didn’t receive it”, so I go into my doctors office and watch the nurse send it a second time. I immediately emailed the person to let them know to check their fax. They respond that they did not receive it. How convenient and not scammy at all, huh? Now I am over 80 emails deep with these people wondering where my personal medical information they asked for has been sent to twice and they simply decide they have no answer and stop responding. Forward 5 months, and now they are harassing me again that I need to have my doctor send this in but they still have no explanation of where it went the last two times it was sent. I provided a letter that IS legally required already, but they wanted more paperwork with personal information and couldn’t even keep track of it. Incredibly unprofessional.
This place is TERRIBLE! Please please please do research before getting into a lease with this company! Our building is being run into the ground by poor management. We get no answered to problems in our building. We have had multiple days go on with no working elevators meaning if you were having an emergency on any floor besides the first you would be DEAD. No managers answer to help or solve situations they just continue to say sorry we tried our best. They have told residents that they are not allowed to use the only working elevator in the building because it was for construction! Never have I been treated like this so poorly after I pay good money to live in my building. I am going to continue to leave bad reviews because i have been treated nothing but poorly by this company. And I hope I can save someone reading this from the frustration and trouble with Peak Properties 👎🏻
We live in 6738 n Glenwood ave and today is second day without water because frozen pipes. We called maintenance, no one came in, couldn’t take a shower (toilet obviously doesn’t work too). Did somebody works on this??? The whole building without water and seems like no one cares.
Any potential renters reading this, believe the bad reviews. Peak is quite possibly the most unresponsive property management company I’ve ever dealt with. My building had so many issues, building managers changed multiple times in the one year I lived in their buildings so tickets would fall between the cracks. Serious safety issues like collapsed stair treads never were addressed. There were holes in the landing that never got patched. Windows were shot so they didn’t stay insulated and had condensation on them year around. We had to keep the heat at 75 just to maintain the apartment temperature at 69 degrees. The biggest issue was this building was supposedly dog-friendly, but after the back gate collapsed management did nothing about it. Dog owners that were paying monthly dog fees on top of their rent were left to prop plywood to keep it somewhat enclosed. The back gate was essentially open to the back alley so anyone could walk in the common yard and pluck anything from your patio or larger packages left outside. After a year here they had the nerve to raise rent $30/month. We weren’t planning on moving for a couple of years, but we couldn’t stay in this unkept trash heap any longer. Avoid anything managed by Peak.
I dont know whats up with these bad reviews, but these people clearly dont appreciate vintage buildings ...I have resided in a Peak property ever since Peak acquired Parliament Enterprises years ago - and if not for the fact I am about to size up to a 2 bedroom in a neighborhood where they dont have any openings, I would have stayed with them forever. Ive been in my apartment for 7 years (yes, 7!) and Ive stayed due to the great management and the fact that I have tons of square footage in a safe and secure building, well below market value for the neighborhood.I have never experienced anything but prompt, friendly support from the Peak team. My property manager, David Maeir, has been especially helpful and responsive, following up with any issues - few and far between - if and when they arise.Ive also had the pleasure of getting to know many other longstanding members of the Peak team and they are always happy to jump on the phone or quickly attend to a RentCafe maintenance request. Leo, our super for the building, is extremely accessible and has never left us hanging when we need something fixed. And not to wax poetic, but I feel grateful to have amazing neighbors who even share baked goods - and sourdough yeast starters - during the pandemic (trust me, its the best).No, these arent ultra modern, stoic cookie cutter apartments ... Peak nurtures vintage buildings with character. Id rent from them again in a heartbeat. Thank you David and the Peak team, Ill miss you!
Worst place in the city to rent from, STAY AWAY PLEASE!!! Unless you like living in hell with your plumbing emergencies ignored. I think the reviews speak for themselves though lol
(current resident) Talk about gaslighting. How are their business practices even legal? From the managing partner of Peak and I quote, “she’s a pain but we should get that fixed”. Yes, I am a pain when you create uncomfortable living circumstances at a *premium price*. My internet stops for hours / days every time a new tenant moves in. I have a laundry list of items that has caused a ton of distress in the last 7 months I’ve been here — videos, photos, paper trail. All of it. I feel horrible for their staff, they must think this type of leadership is fair — they must take so much ‘warranted abuse’ from the tenants. There’s a reason everyone comes to this outlet to share, because this organization completely takes advantage of the system.
We are moving into an Evanston property next week and so far, we have been very pleased with our experience. Everyone we have spoken to has been professional and extremely quick to respond. When we first inquired about a property the first account manager we connected with, Scott, was very helpful and immediately put us into contact with Ilina, who ultimately found us our new apartment. Ilina is professional, kind, and man does she know her stuff! We were initially looking at two-bedroom units but she showed us a three-bed (the third bed being more like a sunroom, in all honesty) and we just couldn’t resist! The unit was in the process of being refinished and she worked with us to make sure we were able to view the space even in the midst of the renovations. She was willing to FaceTime, call, text, email, whatever we needed to get in touch with her and keep to COVID-safe protocols at all times. After signing, whenever we have had questions we speak to Leticia who is prompt and friendly - the few times we missed her on the phone it only took one additional call to get in touch with her and get answers to our questions.We are leaving 4 stars because we have yet to move in and actually live in the space, but our experience so far has left us extremely satisfied.Update: We are bumping our review to 5 stars because of the fantastic experience we have had. As will happen with any vintage building, a repair to the plumbing in the unit above ours caused a leak in our second bathroom. Our building engineer, Marko, was at our apartment immediately with the plumber setting up a plan of action. They were back to our apartment the very next day to make the repair, which required cutting into the ceiling, and they took the utmost care doing the fix the right way. They were really apologetic that they had to leave the ceiling open for a night to make sure all of the water dried up, but we feel so secure knowing that it’s crucial to them that the repairs are done right, not just fast. Total repair time from the problem starting was less than 3 days and you absolutely would never know that a hole had been cut.The wax ring on the toilet in that bathroom was bad as well and when maintenance came to evaluate it, they determined that due to the age of the toilet they would just replace the toilet entirely. We NEVER expected any rental management company to just suggest a full on replacement and the work on that job was impeccable as well. Peak’s maintenance team (or partner) doesn’t just do easy, quick patch jobs, they fix the actual problem even going above and beyond what, from past rental experiences, we ever expected. We love living in a Peak property! We feel very lucky to have landed in such a nice spot.

I am a Peak Properties tenant. My building pipes froze during the polar vortex and have been frozen for 36 hours. We have received little communication from management, except for a single email saying they were working on the issue. Further email inquiries have not been answered. As of February 8, 7pm CST, we have been unable to wash our hands, cook, or shower for nearly two days.I am disappointed with peaks lack of communication and I would not recommend them to my friends who are apartment hunting in Chicago.
New management. Poor communication. Expect money right away but do not respond accordingly. Try another property before moving to 4317 West Irving Park building.Property itself is beautiful. And was well managed by previous owners. And by managing property I mean, communication, Cleaning outdoors, changing hallways lights. Peak took over this building in 2018. Nothing has been upgraded other than my rent bill.
Right from the beginning, Peak was a nightmare. When we toured the apartment, we were told that the apartment would come with the AC units and the ceilings fans would be fixed. Move-in day arrives and neither of these things is true - no AC and no working fans. We were told we would pay the rent on the first day when we pick up the keys, so we arrive at the office and we are told very rudely we cannot get the keys until we finish paying rent. That makes complete sense. Except we explained to the rude man that we had tried to email about how to sign up for rent payment and never received any reply. I then have to pull out my credit card right then and there to log in while the employees ask me why I thought I would be able to move in without finishing the rent.Well, we drive from the office to the apartment... and they gave us the WRONG keys! Were unable to get into the building, much less our apartment, and we call the office multiples times and no one picks up. So we have to drive back where they tell us that were wrong and they did give us the right keys. We insist no and demand new keys. The manager then drives out the apartment and says, see these are the right keys! except he hands me a completely different set of keys! (First pair was silver and the new pair was gold.)Well we finally enter the apartment and the ceiling fans dont work and there are no AC units as promised by Peak. I put in an immediate maintenance request for the fans - it took over a month for them to be fixed. I emailed and called daily after a week of no response. This was not the only time we received no response, it was only the first of many. Any time we had a maintenance request during the year I rented with Peak, it was an uphill battle. The company and managers simply do not care about you because they already have your money, so why should they bother providing any further service? (The word slumlord does start to come to mind...)I also had renters insurance from day one of my lease, but Peak apparently does not read their emails so they upcharged me for not having a policy. I corrected them and forwarded my policy to them (again) but they insisted that I needed to pay the fine since I didnt tell them in time, even though I had. They then tried to say I didnt pay the original fine in time, so now there is a late charge. They are conmen who want to nickel and dime you for their own incompetence.Obviously 2020 has been a bad year for the world, but unlike many other property management companies in the city, Peak provided no rent help and didnt even send out an email about options for those who may be struggling. In fact, they sent out an email basically saying rent is still due tomorrow! Figure it out!. Their tone was disgusting.When I chose not to renew my lease, the Peak representatives came after me asking if I was comfortable with people coming into the apartment for tours. I said no since I work from home and we are in the middle of a pandemic. I found my new apartment (not with Peak) and had to depend on photos and virtual tours. That is life right now. Peak continued to harass me anyway and basically said too bad. Dont ask if people are comfortable if you are going to do whatever you want anyways.I knew that I would not be renewing with Peak only a few weeks into my lease. They cannot even accomplish the bare minimum and they shift blame into the renters for their own gross incompetence. They take your money and basically tell you to take care of yourself because they will not provide the service you are paying for. I cannot emphasize enough that everyone should stay away from them. I will never rent with them again and I will continue to tell everyone I know to do the same.

I have been a resident of a Peak Properties apartment for two years, and in that time I found the team very responsive and helpful. Recently, I worked with Karen B., Lupe O., and Alex K. on a transfer to a new building. I found the three of the team members who worked with me to be very helpful, understanding, and kind. I have the highest regard for the support I received and am truly grateful for their support.
I tried to call to book a tour and discuss applying for a place I saw on Zillow. Several calls went unanswered in the middle of the day. I can see why the reviews for Peak Properties are so bad, they are probably an understaffed company that doesn’t even have the resources to field simple phone calls. Stay away!
UPDATE: Incase anyone is wondering whether they do anything about these complaints, I can assure you they do not! We received one phone call months ago claiming they were looking into the noise issue and that was the last we heard from anyone. The noise continues ALL day & nonstop through the night. As I write this, there is a party/band practice happening downstairs that started last night and picked back up at 8am. Absolutely the worst living experience possible. Avoid renting from Peak if you can! Like other people, I have had nothing but negative experiences with this so-called company. Every employee I have ever dealt with has been unprofessional, often rude, and inept. I have never felt like I was in good trustworthy hands. Rarely do they ever respond to emails or answer their phones. I have left voicemails, emailed several times, and still nothing. When you do talk to someone, they accuse you and act like things are your fault. Now, my biggest complaint is that we filed for rental assistance through the state of IL during the pandemic because my husband has been unemployed since April. I emailed and called, urging Peak to complete their end of the paperwork. Well, the deadline passed and they never did. Now, we are slightly behind on the rent, and they continue to add on late fees despite my efforts to pay as much as I can. They are totally inflexible during a literal pandemic. I think that tells you everything you need to know about a company and their ethics and morals.
Stayed with Peak for close to 4 years. During that time we had property managers change at least 3 times. The first two sets of management would have tethered this review to a 2 or 3 star as some of the other people have wrote. Towards the end of our last term in our unit, the final management switch was a good one. David M. and Brian P. were more responsive than anyone else was in our entire time there, and I kind of wish we would have had them from the start. After living through 3 separate whole unit remodels directly above our unit or through the wall or across the hall from us, and after a change in jobs it was time to head out- and these two were incredibly helpful in the breaking process. Thanks again for working with us. To anyone complaining about how crooked or illegitimate Peak Properties is, ask yourself this first- do you expect anything less in fees and legal jargon than from a leasing company in the city of Chicago? Read the lease before you sign it.
Very unprofessional. Taylor, hung up in my face after laughing as I expressed my frustration as Raul whose over finances, was negligent in seeing that my move in cost were returned. It’s been weeks and I have yet to be reimbursed.
Peak Properties became our management company after a deconversion in February and then COVID immediately hit. Many months they had to work off site for their safety all while trying to deal with outgoing owners, new tenants, contractors and lots of construction. In my opinion they have done a great job especially since they inherited many problems that came with the building such as the elevators. The elevators were already a huge problem when it was a condo building. They immediately came in to gut and upgrade a very old and run down building that was neglected for many years. Common areas got a face lift, gym is brand new, modern furniture added through out including party room and a huge grill area was added. This is all while individual units were being gutted and redone to rentals. Jessica Ruiz, the building manager is very professional, efficient, responds to all emails usually within hours if not in a day and a great communicator if you also must speak to her in person. The few issues I have had to address were taken care of immediately.I can only speak to my experience and also understand that this is a huge building, lots of issues that Peak had to acquire and immediately handle. At times off site and that did not include all the other issues of trying to address all move ins and move outs all while at times the elevators were completely out of order. Communication comes weekly from Jessica that informs us on all or immediately if an emergency is taking place.None of this was done as a condo building. I feel every job will take an adjustment period, learning the building, meeting all the tenants and handling case by case issues and Jessica is doing a great job. I feel I can walk in at anytime and speak to her in person, as she listens and problem solves. I also know exactly what this building was prior to Peak Properties and I see and appreciate the fact that I am heard and my opinion counts. I am very happy to have Jessica Ruiz as my building manager at 2 E. Oak and know that she will only get this building better and better.Just give her some time as they only acquired the building since 02/28/20 and there are 309 units with move outs from previous owners still taking place all while addressing all including those elevators.
This company is very difficult to work with and have additional hidden fees for everything. I just signed my lease and have yet to move in but the process has been horrible so far.

If they do respond to a maintenance request, they fix things poorly - fixtures not matching, incorrect knobs, leaks persist, etc. A high school shop class would do a better job. I cant imagine that they are having licensed professionals working on these buildings.Once my power went out and they refused to help and told me it was my responsibility to talk to the power company, who showed up and was shocked at how big of a mess the wires in the basement were and pointed out that peak had labeled the building wrong causing the shutoff. They put in a fridge that doesnt fit in my kitchen so you have to open it just to pull a drawer out and never responded when I called it out. Rocks fall through my ceiling and windows. They refused to clean my unit before I moved in because I asked them not to paint the wallsIf they ever do respond, they are short and rude. Sharron Healy refuses to answer tenants. Wont pick up the phone or call back. If she responds in any way, shes short and rude (again confirming other comments). Yesterday I talked to a city employee outside my building asking for help because she/Peak hung up on him and wont answer the phone.Ive politely asked them to let me out of my lease a month early, pointing out that they could do their maintenance sooner and make more money off the unit, since they were going to raise the rent anyway. They refused, even when I offered to help walk through the unit and point out what needed to be fixed.I look forward to Mike Z here either saying this wasnt true or that hes sorry for my experience and that they care about their tenants.
I’ve gotten so annoyed with this management company that I’ve stopped reaching out to them to fix the consistent issues that we’ve been dealing with in our apartment since moving in 8 months ago. They continue to ignore our requests and when they do come to check up on the problem they are incapable of fixing the issue or flat out don’t even try.
UPDATE: After leaving this review, Peak Properties has agreed to pay for the space heater, space heater usage, and install a Nest Thermostat.My roommate and I were warned about how bad Peak Properties was before we signed on and decided not to listen, my advice would be to definitely listen to these criticisms before signing with this leasing company as I have had an awful experience.When we moved in, the place was definitely not cleaned as it should have been, even though we paid a move in fee that was supposed to cover cleaning. There was dust and filth everywhere, blinds in the bedroom were broken, many light bulbs were out, a shelf in the kitchen cabinet was broken, etc. While some of these items (not all) were finally fixed upon a few requests, they should have been taken care of upon moving in, in the first place. In addition, the unit was just built poorly as there is incredibly loud squeaking from the unit above, as well as a poor sanitation system with a common sewer smell in our apartment. Since this is a nicer and more expensive unit, these should not be issues for the price we are paying.As weve moved into winter Ive noticed the insulation in my bedroom is awful and it gets very cold and uncomfortable to stay in. I bought a thermometer and found that my room gets between 55-62 degrees (depending on the temperature outside), even when the thermostat is set to 73 and the rest of the apartment sits at 70-73. While the property is going to install another vent this week (which likely wont help much since it is in insulation issue and not a vent issue), I have requested for them to pay for a space heater ($30) and for space heater usage (an extra $30-$90 a month on our electricity bill) until the issue is resolved, with no response to this request. Again, for the price of rent at this unit, such poor insulation should not be an issue.
Worst rental company Ive ever dealt with.-on the day I was supposed to move into my building, 2 E Oak, I showed up with my dog and was told that she was not allowed to live there. Peak had never communicated with the building to get all required paperwork so I had to move in without her and figure it out after the fact, directly with the building and no help from Peak-was supposed to have a new microwave when I moved in and they never replaced it. Bought a new one on my own since they agreed to reimburse me, but then they charge me for the microwave that I bought instead of reimbursing me.-when they came through for an inspection and photos of my unit, they barged into my apartment without knocking and no warning when I had just gotten out of the shower.-listed my apartment online as available in MARCH when my lease is not up until the middle of JULY!!!!-took over a management for our entire building (was previously managed by the condo association) and did not provide any updates/communication about any changes to the delivery process, guest process, security, etc.-The elevators have been broken at least once per week since Peak took over the building. Emails about one or all elevators being down are not sent in a timely manor and the residents are not notified.-I returned to my apartment from being out of town on 5/28/20. My air conditioning was not working and I immediately contacted Peak to let them know about the issue in addition to my apartment being 86 degrees. Peak ignored my email until I reached out again on 6/5. My apartment was unlivable for 9 days and the lack of attention to the issue is in gross negligence of the lease agreement.-When moving out, the service elevator was broken and I was not notified until the evening before my move when I had to reach out to Peak, instead of them notifying me. Since the service elevator was down, I was unable to move out large furniture. I also lost $550 because the large furniture was sold to another individual and they could not pick it up on the scheduled day due to the broken electorate and therefore canceled the sale. This also caused even additional mover costs since there is now a second day required to move out the larger items.-Additionally, on my move out day I was told to be in the lobby at 9am sharp to meet someone to get access to the elevator. I stood in the lobby for 45 mins, called every number I have for a contact at Peak and was unable to get in contact with anyone. This delayed the start of my move and pushed back our moving schedule for the remainder of the day causing move time and money to be spent on the manpower we had used for the moving process.DO NOT RENT FROM THEM, let me just save you the stress now.
I’ve had a positive experience with Peak Properties. At first, we had some back and forth about various repairs around our apartment. However, Peak Properties has been more communicative and quick to respond in recent months. During my last maintenance request, I heard back from Peak in less than 48 hours— and it was even a holiday weekend. The next day, the repairman was at our apartment. Things are kept up to speed here and I appreciate how quickly they tend to tenant issues. Really enjoying living in my new apartment so far!
Please, whatever anyone does, LOOK INTO THIS COMPANY. DO NOT RENT FROM THEM. They were the WORST landlords I’ve ever dealt with. They never answer the phone, they towed my sisters car TWICE and are requesting that my brother & sister owe them rent money when they didn’t live there anymore. Please anyone, don’t give this company any of your hard earned money. I never put out reviews ever, but I thought anyone who might read should know about this.

I have been living in my Peak Property for almost three years now. Peak is always attentive to my needs and questions, they keep the building and property clean and make me feel good about who I rent from. I recommend checking them out!
This is my first year with peak properties and no doubt they are helpful. Whenever we had any issue they response quickly. But experience in the winter is horrible. I am not saying you guys did not respond to the heating issue I am having. You did, but your technician could not able to find the actual problem with the heating. First time when I had the issue it was not working at all, second time the temperature goes down by itself even I set the thermostat to 80-85. I let the manager know again and the technician changed the thermostat and that does not work at all. I am using portable heaters to keep the apartment warm as I have one year old baby. Until now the heating system experience I am having here is horrible. When I am putting portable heater the temperature starts increasing. Now, I am getting the high gas bill and high electricity bill because of portable heaters.You guys are really helpful but I suggest you have better mechanical team for heating/cooling system.
I have lived in my apartment for 12 years. David Maeir, Sr. Property Manager, is the best. Whenever I need anything he is the Go To who gets back to me in minutes and answers all my concerns. Peak Properties recently purchased the building where I live for conversations from condos to rentals and the experience thus far has been pretty horrific.Peak Properties decided to let go of the building doormen and has instead moved to a company that requires us to ship all packages to a third party and then schedule a separate drop off with this vendor. While the vendor system is not an incredible headache, the premium rent paid is not worth it without doormen as you can live in a luxury building for the same price.Peak Properties has also deemed the remodel of all vacant units, the gym, and the community room essential during the quarantine. The work in the community room/gym is a non issue as those areas are closed during the quarantine (however Im sure the units below are impacted), but as many tenants of the building are forced to work from home, the in unit construction is absolutely horrific. Throughout the day I am subjected to saws, hammering, etc., which impacts the work day, calls, and the ability to relax - there was even work being done on a Saturday. I have reached out to the management office several times to let them know the construction is impacting my ability to do my job as well as my quality of life to determine how much longer the construction is expected to last or how they are making sure tenants quality of life is not trashed and all emails have gone unanswered. On top of all this I put in a work order for a leaky bathroom faucet and was told it could not be fixed until they picked the fixtures for the units so they could replace my entire faucet, it has been 2 months and my faucet is still leaking.In summary I would not live in a building managed by Peak Properties if you want a management company that cares about a tenants quality of life or building managers that act professionally in addressing the concerns of the tenants.
Very prompt and helpful. My girlfriend lives by herself and it is nice to know that Peak Properties promptly responds to any issues. We recently had work by Xavier and were very happy with the work. Xavier was prompt, helpful, and very respectfully. Xavier showed up at the exact appointment time and was able finish the work quickly. We highly recommend this property management and their helpful employees.
I have rented from Peak properties quite a few years ago. Unfortunately it took me a long time to express my gratitude. Apologies for that. Mike Zucker was really kind to me and helped me out a lot. I owe him and his team a huge thank you. I can see the company grew a lot and is doing great, as it should with such nice people working there. Blessings to them all!
My building manager is such a rude and not helpful person. She would respond me making fun of me or laughing about my situation. I’m never living in a peak prosperity building ever again. They’re extremely unprofessional. Oh, I live on 21 chestnut and my manager’s name is Natalie.
Agent Max Redzepi is great. He remembered me from last year hoping to move back into my old unit. So when it came available over 6 months later he remembered me and reached out. I would recommend him to anyone looking for an apt thru Peak Properties. He was very attentive to hearing my housing needs.
Edit for owner response: Its not the floors that are cold, our indoor temperature has been between 58-64 degrees for two weeks. Last week when the worker came out to measure our temperature is was below 65 degrees in every room except the bathroom. We didnt have this problem when the previous owner listened to our problems!And no, I didnt ask for a new porch nor did I notice that the halls had been painted - probably since the lights in the hallway are always out.It would be zero stars if I could. Despite being made aware of a heating problem in our unit SIX MONTHS PRIOR to winter temperatures, our building manager Cory is unable to provide a livable temperature for us to live in. The lights in our hallways are always out and no one shovels or salts the walk ways. Getting anyone for an emergency is impossible and when you ask them to keep the standards of the building up to what is required by the city they give you empty promises. I dont know what kind of idiots they employ, but their solution to the problem with the poor insulation in our unit was to put a space heater in the basement which was plugged into an extension cord - can we say fire hazard?These people are scabs. They buy up buildings and then jack up the rent but fail to provide basic services such as trash removal, lawn and yard care, shoveling, and electricity in shared spaces.Theyre AWFUL. Beware!
I have had nothing but positive experiences with my property manager AJ. Shes friendly and professional. Shes also very responsive to any issues that come up. I emailed her about an issue on the weekend, and she called me back within 15 min to let me know she was sending someone my way to handle it. Give her a raise!

Peak properties let me live in an apartment where the heat barely worked and the hot water did not work for 6+ moths. I complained several times and they came by and told me that everything was fixed. I proceeded to live in a freezing apartment with no hot water for months!! I stopped showering at home, completely changed my routine to accommodate my horrible living conditions, spending as little time as possible at home. Finally, I realized, why am I paying rent if I can’t even shower at home??? When someone finally came by, she literally argued with me in my own home blaming it on me for not having the winter setting on on my ceiling fan. I asked her how I was supposed to know that and why I would have my ceiling fan spinning in my already freezing cold apartment. To put things into perspective, the face oils I had in my bathroom cabinet were frozen! I had no control over the level of heat. My thermostat constantly read low 30s to 50s. This was a studio apartment!! There was not a lot of space to heat up.There were many other issues with the space. The common areas were always disgusting. The front door was covered in spider webs and massive spiders. Took weeks for an exterminator to come by. The mailroom looked like it hadn’t been cleaned EVER. I was also a garden unit. Their plumbing lead to sewer water leaking in my closet! When someone came by to fix it they used my kitchen towels to clean up the mess!!!!!! I spoke with neighbors and they told me that this was the usual with Peak Properties and quite frankly, their apartments were in just as horrible of condition.For all my pain, they let me terminate my lease 1 month early and took off $400 for my last rent payment. That’s all that they valued my pain at.They also decided to tour and enter the apartment without my permission. I came into the house one day to notice a lock I never touch was locked. I contacted the guy asking if he had entered in even though I told him he was not allowed in at the time. He then admitted he had and offered me a starbucks gift card even though his action was literally illegal.I lived at 2500 n Racine. Do not move in here unless it is a renovated unit. You will regret it. Lastly, Peak Properties is the absolute worst management company I have ever had to deal with. I’ve never felt less heard and more taken advantage of by someone who should be on your side and doing the bare minimum by providing LIVABLE housing. Absolutely unethical.
Reading these comments Mike Z sounds like the only person who is even somewhat competent at Peak. Unfortunately Mike isnt the person who Ive ever been in contact with. The management is useless and somehow finds a way to be excessively rude when replying to the simplest of matters (when they decide to reply at all).Dont rent from Peak.
Really appreciated Peak Properties being willing to work with me on my move out date change. Appreciated Cassandra’s lease advice and Jonathan Blanco’s attention to detail and follow up. A lot of people have shared their negative experiences but it’s good to recognize when things actually go right too!
I came by to my boyfriend’s apartment at 2600 W Logan Blvd one evening after we had dinner. As a super organized and clean person he was horrified when I pointed out the disgusting amount of bugs coming out of all of the outlets, outdated radiators, and corners of his apartment!!! Peak did not make it a priority to send someone that evening or even the next day. Do not rent at 2600 W Logan Blvd unless you’re comfortable with sleeping with ants and roaches all over your apartment. I hope that by reading this review Peak Properties will retrain their entire staff in customer service, or look into solutions for how to make reparations for their pitiful Google reviews. So glad we moved.
Ive lived in a Peak Properties-owned apartment for about ten months now. I signed on as a roommate to someone who was already living in the unit.They are completely disorganized and seem to not have enough staff (which is crazy considering how many people you can get transferred to) to handle the amount of properties that they manage. Our documentation and fees have slipped through the cracks more than once. Our leasing agent apparently doesnt have any way of knowing if applicants have paid their application fees, because theyre in a completely separate department. They only inform the primary lessee about any information regarding payment issues or resigning the lease (which isnt super helpful if the primary lessee moved out, like mine did). They tried to charge us for not having renters insurance when our account clearly said that we had renters insurance. They also really dont seem like they care about issues that this convoluted system causes.I tried calling them yesterday to get an issue resolved. I called every hour from 9 am until about 4:15 pm. No one answered the operator line or the leasing agent office until 4:15. When I complained that no one had answered, their response was that there was only one person answering the phone, and that I shouldve left a voicemail. If theres only one person answering the phone, who is going to be the person responding to voicemails? (I didnt leave a voicemail because the last time I did, no one responded and I had to call back anyway.) Plus, its literally not my problem if theres only one person answering. If youre so busy that no one can answer for essentially an entire business day, hire another person to answer the phones.My main gripe, however, is with my leasing agent. Her name is Leticia. Leticia is an idiot. Talking to her is like talking to a brick wall. She never seems to know what is going on, and she constantly interrupts you when youre talking to her on the phone. Once she flat-out hung up on me when I was trying to figure out a massive payment issue that they had dumped on me. Just today I emailed her about an issue I was having with resigning the lease and she gave me an answer that had absolutely nothing to do with my problem.Ive already filed one complaint with their HR department, and I may be filing another one today. Ive had leases in a few cities with different rental agencies, and I have never had to deal with one as incompetent and rude as this agency. If you have the option, do not deal with them. Im stuck with them as long as I want to live in my apartment (which I want to do for at least another year because I love the unit itself), but others can save themselves the hassle.
Ive lived in over 7 different apartments in Chicago and no management company is worse than Peak Properties. Will lie to you to get you to sign lease, apartments show every corner that can be cut, will be cut and overall lack of concern for tenants. They have a portal to report issues that they dont respond to anyway. Ive put 6 requests in for heating issues and problem still not solved. Peak Property are the new slum lords
If I could give these people no stars I would. Listen to all the reviews of the tenants. These people are by far the worst people I have ever leased from. They are rude, they are unprofessional, and they morally bankrupt. Also take your time to see how brash the owner is when responding to reviews... in one review he literally stated There are two sides to every story. This goes to show how much he cares about the tenants. Ive lived in one of there locations for over a year in a half. When I first moved in it was maintained by a different company. Peak acquired the unit a few months later.I made a call to get access to the cable box so my cable could get installed... no on showed up, even after they said someone would be there in the next 2 hours.. I made a call to clean the stairwell.... no one responded. I made a called about my dishwasher not working...no one responded.I made calls to my property manger directly Cory, he would say ok; its being taken care of, and then nothing.I could go on and on for days!!!!!! What I will say is this, if you want to live in a place that only cares about you making payments; go for it. But if you want to live in a place owned by a company that cares about your standard of living, is personable, is responsive and makes you feel like you are a part of their community; run as fast as you can. Stay far away from them!
My maintenance guy Mujo swooped into my dilapidated apartment and was a MIRACLE worker. Him and his team who are contracted by Rama maintenance and construction, have been the single best thing about living and working with peak properties. My property manager Jonathan Blanco is also extremely prompt and prioritized the needs of my unit in a tremendous way. Thank you Mujo and Jonathan!
Ive worked with many property managers. I can say from experience Peak Properties is a premier manager of apartments and condos in the Chicagoland area. Their hands on approach, professionalism and attention to detail is second to none. They will take care of your needs.Ive seen it first hand. This company gets it. Highly recommended!

Apartment is fantastic and the rent is un-beatable, there have been a couple very minor issues since Ive moved in but Peak has always gotten back to me within hours of me reaching out and solved the issues not long after that.Specific thanks to Tom who has been the most on-point and efficient maintenance manager I have ever had in my 5 years and 4 apartment experiences.My only critique would be to have card readers in the laundry room (coins are difficult to come by now-a-days), other than that Ill reiterate that I have had a great experience with Peak so far and appreciate all that they do to make me feel at home in my apartment; Thank You.
Incredibly responsive and kind company run by true professionals. Mike and his team are great we have been renting commercial property through Peak and could not be happier.
I could rate this business zero star if I could. Their agent will keep bothering you to inform and request to tour your rooms next potential tenant since 10 months before your lease ends!!! 10 MONTHS!!! When you have concerns about your room safety as the agent took so many different people to tour your room, her first response is asking the tenant yourself showing up when they are giving out the tour! WTF! Regardless the concerns such as theft, damage, crimes and etc, I will be happy to show up if the agent can pay me 200 bucks for each time visit, it equals to my hourly rate and fair enough.
I am honestly concerned about catching covid living in one of their buildings. They are the only ones who are sending people to my apt these days. I am crossing my fingers that I wont. But their lack of organization, caution and planning has definitely increased my risk.
I dont think I would have given this business two stars when I first started renting from them, or if I was posting after the ceiling leak from the monsoon, but they are actually a very good management company that does progressive things to make your life easier. Shelby in maintenance is an All Star, and so long as you are polite, she keeps on these repair guys. Cory, our building manager, always replies quickly and is good at what he does. All of their contractors are capable and competent. Youd be hard fought to find a management co. with rave reviews, but dont believe every keyboard warrior thats looking back in anger!
So great at communicating, our building is always well maintained and clean! Whenever you put in a maintenance request its fulfilled the next day. Great management, easy to work with.
I have made several requests to view apartments that they have for rent and am unable to get a response. Ive sent emails, called the office and spoken to Ryan requesting that someone send me video tours and confirm apartment availability and no one ever returns my calls or emails.They are extremely unprofessional and flakey.
When I originally rented my place, I was in a bind and needed a new place quickly. I read the reviews on Google and should have heeded their warnings.My apartment has had issue after issue, most importantly is the leaking from my sliding door. The first and second time it happened it was like a waterfall. I called and they came to fix them both times. Lo and behold, I have leaking again.My furnace sounds like a jet engine when it comes on.My fridge freezes my food constantly, even with it turned on low.I have permanent dirt that has been painted into my vents because no one cleaned them before painting over them.In the winter, by living room would never warm up. When I finally checked around to see where it was coming from, I saw there is a gap in the wall from the brick to the wall where I could actually see the outside.Do yourself a favor. Find one of the many other management companies to work with in Chicago. Hopefully youll be much happier.

I live at 1545 W North Ave.This maintenance guy Xaviar is awesome,anything needs to be fixed, he is there right away. My thermostat stopped working a few days ago he showed up in like 20 minutes & got it fixed. Super happy.
Absolutely the best so far. I move a lot from city to city all over the country and by far peak has been the most professional and quick to resolve any issues with my apartment. There maintenance guy Xavier if I am not miss spelling his name is amazing. I think this guy can build a a whole new house if you ask him. Very knowledgeable and well spoken . Way to go PEAK.
Been with several property management companies throughout my years as a tenant on Chicago. Its my first time with Peak and today is move in day. Customer Service A+, Open Communication Channels A+, Responsiveness to Needs (noticed a couple minor things that are not abnormal for move in day, they provided a solution right away) A+, the Goodie Bag you get when picking ip your keys A+.I have a good feeling that if I were to write another review 365 days from now, it would stay the same. THANK YOU PEAK FOR MAKING THE STRESSFUL DAY OF MOVING IN NOT SO STRESSFUL. Shout out.
When I first came across the ad for the apartment I called the number posted and spoke with Orion about his availability to check out the place. He was able to accommodate with my work schedule and show me the apartment on such short notice which I really appreciated. I fell in love with the apartment in Logan Sq. instantaneously and started the application process that same night. Orion was very professional and always got back to me in a timely manner with any questions I had. 5 stars for sure.For the most part, the rental office, including property manager Jonathan, off Roscoe St. has also got back to me in a timely manner (hence the 4 stars). Ive been living here for a month and so far no major problems 👍🏼although I do wish they would salt the parking in the back when it snowed and turned to ice.Nevertheless I cant complain on anything major so I hope this continues!
Packages get stolen every day, so we tried calling them to get cameras installed. Peak properties doesnt answer their phones ever, even on week days at 2pm. Look elsewhere. The low prices arent worth it.
I had an outstanding experience with Peak Properties. My Leasing Agent Yohana showed me a great apartment in Avondale. She answered all my questions and always got back to me in a timely manner. Miguel in the Leasing Office was great also. So over all 5 stars to these 2 employees and to Peak Properties.
We have thoroughly enjoyed living in our Peak apartment. Everyone is very friendly and helpful if we ever have any questions. We had been looking for an apartment for a long time and found one through Peak in less than 2 days! They even give you a very thoughtful gift bag (I wont give away whats inside, but very helpful!) when you retrieve your keys. We will definitely be renting from Peak again!
I live at 1367 E 53rd St. Though I keep it clean, I have mice and cockroaches in the kitchen of my 400 sq ft apartment.I could complain about lots of other things, but Ill leave it at that.
Not the worst, but definitely not the best. My experience with peak properties is that yes, like ALL companies, they are out to make money. However, other companies have much better customer service than this company. With peak properties, you have to be a squeaky wheel in order for maintenance issues to get fixed. Like another reviewer said, you dont have to pay rent if there is a maintenance issue that you feel needs to be fixed. Hold rent until they do it. I just pulled it and now have a new door coming, working call button, and repaired front door to the building. It all happened in one day after being a bi*** over the phone and saying respectfully that I would refuse to pay rent. Dave is one of the property managers, and is reasonable. I have not had any major issues with him personally other than it is obvious they dont want to spend a lot of money on repairs. PS the apartment building on evergreen and damen has super thin floors and walls. It SUCKS.
My girlfriend and I had a short time span to find a place because were moving to Chicago in a couple weeks, and even though we didnt sign with Peak, they were super helpful. They showed us a one bedroom that was being renovated, and Scott was super great.We went in a different direction because, like I said, we had a quick decision to make, and we ended up going with a bigger apartment so we could have a roommate. Scott helped us get our admin fee back, even though it was supposed to be non-refundable. They were all super helpful, even after we decided we were going a different way.
If my review can save 1 person from renting with Peak Properties, then it was worth it.It all started when I moved in, and 2 men were painting/cleaning my unit at noon on move in day. They asked me if I could come back at a later time, to which I said no my moving truck is here. Basically, I should have known that it was going to be a bumpy ride as I moved my stuff in and tried not to get paint all over my possessions.Additionally, they are horribly slow at addressing maintenance issues. The handle to my kitchen sink completely broke off one day, rendering my kitchen sink useless, and it took them about 3 days to fix.Lastly, moving out was a complete nightmare. I was harassed by the Peak Properties agent who was trying to lease out my unit (I think his name was Alex). He would call me multiple times a day, and was trying to see if I would fully vacate early out of the goodness of my heart. I said yes, but that I would need to be paid back for the portion of time that I already paid in August rent. He had the audacity to say that Peak didnt have to pay me back if someone else moved in before my lease end date. Hilarious. Well, that issue was eventually resolved, but enter Sharron, who is incredibly rude and unprofessional. Trying to work out payment with her for vacating early was as enjoyable as a root canal, and she made me drive all the way out to the Peak Properties office (50 min driving round trip) not once, but twice to get the payment that Peak legally owed me.Honestly, do yourself a favor and don’t rent with Peak Properties if you can avoid it.
Fantastic apartment management. We are going on our fourth year now and the service has been great! Our maintenance manager Juan and his maintenance team are always there to help us when we need it! Highly recommended!
Not bad. They took over a few buildings I was living in that were owned by a private owner or another management company. They had invested some money in the last place they took over and have been redoing pipes in the current building I live in. So they do put in a little investment. Could it be more? Probably. Could they communicate a little better? We all could, but anytime I have submitted a maintenance request theyve been pretty prompt.
******BEWARE*****Showed me an apartment. Even helped me with the on-line application.The keys they gave me at move-in were to a completely different apartment. Half the size with disgusting, filthy floors.They acknowledged they did this and offered to make the apartment better. When I tried to take them up on offer - they refused. Would not even help me get into different properties they had available. One property they knew I was looking at, I found out they rented it on the way to look at it. Another one I went to look at - they gave the leasing agent keys that would not get into the unit.I read Peaks on-line reviews before I leased and was scared. My leasing agent talked me out of my concerns.This company should not be allowed to conduct business.
I wish I could give them zero stars for how corrupt and awful they are. Whatever you do stay away from these awful people. I had the WORST year of my life living in one of their units. The heat never worked yet they “fixed it”, the windows didn’t lock, we had a leak on the roof that would drip in the bedroom that ruined my stuff and they never fixed anything when a maintenance request came in. They always marked it complete yet they never showed. And the one time someone showed up they never called and barged in while I was in the shower!!! Didn’t enjoy having some random man in my apartment without any warning! They also sent us random eviction notices on our back door (of a 2nd floor unit!) yet we paid rent early every month. Awful horrid people who just want your money and don’t care if you suffer. STAY AWAY AT ALL COSTS! Living in a car would’ve been better than my experience with them.
Working with their team of professionals has been terrific. From the administrative staff to management, we have been very pleased with our experience. Brooks Harding went the extra mile to make sure we were all taken care of.
Wow...To the ones that gave good reviews. Are you freaking kidding me? Do you work for them? Are you related to them? I had such a difficult time reaching them. I called there office and the different agents they have (through the ads they advertise). Left numerous voice messages. I have yet to hear from them. How are they attentive to new customers? If they cant answer a potential sales opportunity, how would I be confident they will answer my questions or if a problem arises. Definitely will be staying away, thank you for the ones who gave honest reviews.
We moved out 8 months later and broke our lease.Issues: Neighbors so loud we couldnt compete without a sound system of our own, no hot water, no heat in the dead of a Chicago winter.The apartments are thin and there was nothing Peak would do about the upstairs tenants playing music so loud I could sing along to their music and name the tv show they were watching. (We did go up several times to handle on our own before bringing it to Peaks attention). We were told to deal with it and there was nothing they could do.We had hot water 2 days per week if that. The units did not have their own water heater so we were sharing with other units. We mentioned the hot water issue right away. They said there was nothing wrong with the water heater. Hot water is a right and requirement for every apartment but they didnt feel the need to fix the issue so we took cold showers most of the time. 2 days per week is not an exaggeration. That means cold showers 5 days per week.In January our heater broke. It was below 0 outside with the Chicago windchill. They didnt fix it for 48 hours. Our apartment was 45 degrees before the heat came back on. They then told us it was because they didnt replace our filter back in the fall because they heard our dogs barking. Our dogs were locked in a bedroom every time they told us they would be showing the space or doing building maintenance. They never contacted us to confirm the dogs were locked up or to schedule a time to replace the filter while we were home. They just decided not to do it. Then when it broke in January and it was cold we were not that big of a priority.At that time I had had enough and was going to leave a review on Yelp but found the email address for the guy who was responding to all the one star reviews. I contacted that gentleman and he arranged for us to get out of our lease at no cost to us as soon as we found a new place to live.That was the only positive part of the whole experience.
