I live on the 2nd floor of my apartment. The building is aged and with that comes problems. Recently the sediment in the main drain pipes from kitchens had built up to the point that my kitchen sinks would fill up with water from above apartments. I put in a maintenance request and our sole maintenance man for 3 buildings, Issac, came to see about it. Without having to call for some major work, he spent 2 days with different augers until he freed the major clog. He even had to follow up one evening on a Saturday, but he got it done. He came back today to make sure I was not having any more problems. I appreciate a dedicated maintenance worker like Issac. He has solved any problem Ive had. He deserves recognition!

My experience has been nothing but amazing the whole time. Ive lived in my apartment for a year and a half. Maintenance request are promptly responded to for the most part. I love that they offer the option to do XX amount of months as a lease option. It worked perfectly for my situation. I re-signed and if I was staying in state Id continue to stay with this company.I honestly dont know why this company has bad reviews. Sometimes its hard to get a hold of someone in the office but I think thats because they were going through a property management change. I havent had that experience as of lately.

I feel so lucky to have moved into a building that takes the care of its tenants seriously. Every request for help or guidance with the apartment has been graciously and timely answered by someone from horizon. Kayla is the best property manager. She is caring and supportive and understanding not to mention thorough and diligent about maintaining the safety of her tenants during trying times. Hamo is the kindest best maintenance support. He is so respectful and efficient. I love living here and am very grateful for this wonderful team.

Its impossible to establish any kind of working relationship with your landlord when they go through property managers faster than toilet paper. Dont sign anything with these people because whoever you signed with will disappear, their replacement wont have a copy, and theyll refuse to trust yours.Update: A marketing marketing manager reached out after seeing my review and was able to sort out my particular problem.Update again: Their reaching out offering to fix the situation was apparently just another scam. A week after they promised to fix the situation they sold the building, and guess what paperwork they forgot to hand off to the new owner?The new owner has been trying for over a month to sort this out but its very clear at this point Horizon has no intention of upholding their agreement.

6415 N. Sheridan.I moved to Chicago two years ago for work, and decided to live in these apartments for the first few years to see if I liked it because they were fairly priced and I really liked the unit. I would have likely moved out without further comments, but thank the extremely rude Property Manager Adriana Martinez for this review.When I moved in two years ago, there was a crack in one of the mirrors and a broken drawer that i filed a complaint on to keep these items on file. A second property manager came along, I made her aware, and these items remained the same. In fact, I ended up eventually repairing the drawer myself. Upon moving out, I wanted to make the current property manager aware, and she responded with a lot of attitude and telling me she doesnt have time for a 5 to 10 minute walk thru when shes in the building. She also let me know that I had to turn my keys over on Sunday, which the office was close on, and threatened me to put the unit on hold over if I didnt turn in my keys by 12 despite asking her early in the morning if I could meet with her at the unit to hand the keys over and show her a few items...I even went in her office and we argued longer than it would have taken me to show her.Aside from that, I lived with water damage on the walls for two years, reported it once, and it never got looked at. The laundry room is always dirty. The elevators are always dirty and so are the hallways. Gym is small but it can do, barely ever gets cleaned. Management is pretty hands off even if you report something. You can pay for parking, but if something is going on, management never lets you know, so youll come home to people in your spot, often. You cant control the heat in the winter in your apartment so prepare to be HOT.The apartment was actually a really nice space with a good view and the neighborhood is great.Paid rent on time every month for two years and this is the treatment you get.Overall, theres much better in Chicago for the price.Really making a name for yourselves with all these one star reviews. I recommend hiring better Managers and training them properly. This situation despite the building and staffs inefficiencies could have been easily avoided with a decent human being for a Property Manager. 5 to 10 minutes from the Property Manager could have saved you another one star review.

Their management and administrative staff are completely unethical and unprofessional and they treat tenants like huge inconveniences.Expect to have your rent hiked on a yearly basis by much more than the local standard, but dont expect them to make any improvements on your apartment when they do it.If you need help on the weekend, they will tell you it will cost you $300, even if its due to a problem they caused. Expect their employees to be completely unsympathetic and rude when you ask for assistance to solve the problem theyve caused. They will make no attempt to find a solution or offer you support.

An absolutely horrible experience. I had a move out date of December 31st and was promised by the manager of my complex that I could have an additional week before I moved out due to the holidays and not having the assistance by anybody’s at the time to help move. This manager did not put this in writing as I was told it would be. The manager has now left the company and I am being given 24 hours to vacate the apartment with absolutely zero help. The supervisor was rude and did not honor what they promised, did not even offer to meet me halfway. A promise way made by THEIR employee. Whether he upheld their policies or not is a refection of their poor training and employee management. I shouldnt be punished because of this. I have no assistance to move, am having to skip work to pack my apartment in haste and stress, not to mention a blizzard is forecasted. This company does not care for it tenants. This isn’t to mention the fact that I’ve placed multiple maintenance requests during my time here, all of which required follow up, and my radiator still not being fixed. Please please please do yourself a favor and look through another realty company. This is absolutely absurd. Pay attention to the reviews and ratings. It’s a true representation of how this company is managed.

I tried to schedule a virtual tour and they aren’t even answering the phones at 11am on a Monday morning. Massive red flag! I can see why the reviews are so bad... If I can’t even get in touch with a personon the phone as a prospective tenant, I can only imagine how poorly they must treat the existing tenants.

This company did a bait and switch to get me into their unit. I drove all the way down to Chicago from another state to look at the apartment. I liked unit A. I applied for unit A. They made me pay a $300 application fee to lock in unit A. After paying the fee and getting approved, the said they were sorry but unit A was no longer available but a different unit B was. They said unit B was EXACTLY THE SAME. I said fine (even though I already locked in A). A week later on Friday I moved in, bringing a 20 U-Haul I packed up. When I got there they wouldnt let me look at the unit until I paid $2600 for the first months rent and security deposit. What was I supposed to do? I just paid $500 for movers to pack my U-Haul, the rental of the U-Haul, and other expenses to move to this apartment. Was I supposed to just turn around and go home? I started school in one week! I paid the money. HOWEVER, the unit B was nothing like unit A I applied for. The bathroom was a disaster, there was adhesive all over the floor like they just ripped up carpeting, everywhere you walk was sticky, the tiling in the tub was coming off, the kitchen countertops were older and caulking needed to be redone, microwave and refrigerator was dirty (this one is by far the least of my concerns). They had to have a guy come in for the weekend and repair things, but he needed to come back again because there was more to do. FINALLY, after that weekend I asked for a refund on the $2600 and said it was not what I applied for, nothing like what the other unit was, and I shouldnt have been forced to take something I never agreed to. They refused to refund me my money. I moved out anyway and found a place I could trust. This is the worst renting experience of my life. DO NOT TRUST THESE THIEVES.

Extremely horrible property group, and the manager is rude and not helpful when you encounter some problems thats even not your fault. I pay my rent payment every month on their website and I always pay the day before next month just in case the late payment fee. However, their system overcharged me lots of money when I pay my rent payment on thier website this time. I contacted the manager, and the manager said it is all my fault because I entered the incorrect payment amount. I provided a screenshot that shows I entered the correct amount. The manager still says its not their systems problem or their problem, and she was on the other end of the line arguing why I had to pay my rent online when I could pay by check. She said I chose to pay that much. I called my bank to submit a claim, and I told the manager. The manager the said they can refund me, but they need me to cancel the claim. Okay, I cancelled the claim. The manager told me, they will charge me $10 or $35 to refund me. I do not understand why I need pay the extra money. The manager keep saying that its their accounting departments decision and she just a manager. Okay, I asked her if she can connect me to whoever is able to help me with this issue, she just said no matter who I call in thier company, they will just transfer me to the manager. I really feel they are full of lies and really just not trying to help you.

Alexa with Horizon Realty is the real deal. Alexa is professional, friendly and knowledgeable. She made the entire process so easy and kept me informed at times. She answer my questions and concerns accurately and with ease. My experience with Horizon Realty has been great because of their caring and awesome customer service staff. I forgot her name but the Latina receptionist at the front desk in their main offices, but she is really nice and helpful. They both together with Logan at The District made sure my move in was great and everything was in place for me to bring my family to Chicago. Moving can be stressful but these ladies are great asset to your company when it comes to handling concerns and meeting customer expectations. Thank you Horizon!

Please do not move into any of these properties. The management staff is very well misinformed on all policies and procedures. When you ask to schedule meetings to resolve issues they offer no assistance to tenants, they simply play the corporate card of that is how a corporation works. Aside from being racially profiled by property managers the entire staff offers no adequate support for the well-being of their tenants. This is not the place to move.

Do not live in any of these properties. We moved from a convertible to a one bedroom within the same building, and they still havent uploaded our new lease, our payment portal hasnt worked since weve moved, our property manager is nowhere to be found and weve spoken to corporate who have not done a thing.They are charging us for two parking rents when we only have one, weve been trying to resolve this issue and they are now charging us a late fee because THEY are messing up. Our portal does not work either so during a global pandemic we have to go into the office and try and meet with someone.There is a reason Horizon only has 2.1 stars and they only have that because you cant leave 0. Might even be worth breaking our lease early just to get out of this management system. The only reason we stayed was because we couldnt tour other places due to social distancing guidelines.

Honestly one of the worst property management groups I have ever dealt with. From unprofessional staff (Kenia Rivera) to packages being stolen from inside of the building with no solution by management, in the 13 months that I lived there, there was honestly ALWAYS a problem. Aside from the terrible management, the residents at the building I was in (Lincoln commons) were also awful. There were multiple occasions where noise complaints were filed against me (both on nights where I was out of town). When I asked for more information regarding the incident, they refused to tell me anything about the complaint and instead threaten me with eviction. The reviews are spot on for this place, though I wish I could give them 0 stars. Stay far away from these properties if possible!

Overall, great building and apartment. All the property managers during my stay (Dennis, Alexa. MaryLynn and Olivia) have been very helpful and super friendly. My only suggestion would be to have things a bit faster from the corporate side. (such as elevator maintenance and contract renewal)

5 stars because maintenance requests are fulfilled in such a timely manner (the maintenance people are so incredibly nice and I have yet to wait more than an hour or two for someone to come help), the building and apartment is beautiful, everyone is SO NICE and I haven’t had a single issue while living here. If I have any concerns the property manager is always on top of it!

UPDATE: Received a response (see below), but NO ACKNOWLEDGEMENT of my situation, having to let my current landlord know 60 DAYS before the end of my lease. I think its still a no from me.I was very much interested in renting an apartment with Horizon Realty. That was, until I spoke via e-mail with one of their leasing agents.I sent an e-mail through their website indicating interest. I almost immediately received an e-mail back, which seemed friendly, indicating that they were happy to show two properties that upcoming weekend, and asked for my move date and budget range. At that point, I indicated that my move date was in the very near future and what my price range was.Then the e-mail turned very cold and dismissive. I was told to contact them again in FIVE WEEKS and they would be happy to show the properties. The only problem is that I have to alert my current property management 60 days before my lease ends if Im going to stay or go. That would put it at the end of February. Last I checked, the second week in March was PAST the end of February, which would make it too late.I emailed back indicating my situation and - no surprise - I didnt get a response.If this is the way that a prospective tenant is treated, I can only imagine how actual tenants are treated. As such, I think I will be looking elsewhere.

This is the worst property management company I have ever been a part of. I have to wait weeks for simple maintenance requests. I got an email from the property manager Logan one day stating my car will be towed at 5pm if I dont pay my parking rent of 500 dollars. Once I emailed her back since she doesnt answer her phone, responded with: oh I am sorry, it must of been a error in our finance department which is very unprofessional to approach their tenants by threatening to tow their cars. Recently I had a package deliever into my mailbox from usps which was confirmed the package had been put into the mailbox. Upon requesting for footage from the camera room with a specific time on when the packagar was delivered, I was told the camera in the room does not point towards my mailbox.What is the point of having cameras in a 5x5 small mailroom when it apparently doesnt cover the show room.Upon asking to speak with someone higher about this situation, I keep getting rude emails back from the property manager. I am not the one to waste my time on reviews unless I am livid, which clearly I am.Instill dont know where my package is and I am about ready to go to the top chain.Worst worst worst company to deal with. Completely awful.Oh and I still have a pending work order that still hasnt been addressed from 3/17.

Decent Properties, TERRIBLE managementI lived with Horizon three years at the property on 4242 N.Sheridan. The building is overall in decent shape and its location is great. Horizons management is very poor. Property manager fails to communicate basics with residents. Jordan Simmons at the headquarters office initially seems like a nice guy but he has no leadership skills and can barely execute any decision. Mr.Michael(Owner)does a good job with acquisitions but forwards operation duties to weak leaders who do not value tenant relationships or work to improve the tenant experience.Much potential, poor outcome to say the least.

I put down a refundable deposit on an apartment with them that I ended up not moving into. I was told to write a cashiers check out to Horizon Realty. When I did not move into the place they were supposed to issue me a check as a refund. Now 3 months later I still have yet to receive said refund. When I call to inquire about it they give me the run around. Today I was told I have to call before 3, although I was able to talk to someone last week at 4.

TL;DRdisappointed with treatment by management; wonderful maintenance staff; old building that isn’t taken care of well.—Deciding between two and three stars because the maintenance staff are so amazing—super friendly and get things fixed quickly. My biggest problem with this company and my experience at Buena Terrace is the lack of response to serious issues with the building.A couple months ago, I was on my way home from work (1:30am because I’m a server) and I got stuck in the elevator (which hasn’t passed an inspection in four-ish years). The call box wasn’t working correctly and I ended up being stuck in the elevator for two hours, not able to leave until about 3:30am. The people I talked to through the call box were very rude to me as well. The next business day I was contacted by my property manager so they could hear what happened. They “felt bad” and offered to reload my laundry card. I emailed them a few days after asking what else they could do to make up for the experience because my laundry card was already full and received no response. Property manager has been rude to me on other occasions as well.I’ve also had leaks in my unit—never fixed. Because of water damage the ceiling also has some plaster falling in certain areas of the apartment. The unit is also very poorly insulated so my gas bill in the winter was ridiculously high.Not the absolute worst management company, but definitely not the best with customer service.

I am a current tenant of 4242 N. Sheridan and things were okay for a bit...until we got bedbugs.We found them late at night and IMMEDIATELY had a company come the next day to inspect and treat - I heard horror stories of apartments becoming infested from landlords waiting to treat. The pest control company technicians were so nice and informative, and they ended up charging us 20% LESS THAN THEIR MINIMUM CHARGE to help us and the landlords out.I disclosed the bedbug finding to the property manager right after treatment and forwarded the invoice for reimbursement (we still paid rent on time). Well, Horizon corporate office decided they were not going to reimburse us...NOT A SINGLE PENNY. We even asked for partial reimbursement, anything to help out a few students with student loan debt. NOTHING. Not even what they would have paid their contracted pest control service (which had worse reviews than the company we used).PLEASE NOTE, we decided to get our own bedbug treatment outside of the lease provisions for one specific reason - the on-site property manager, Arina, informed me the day before we found the bugs that she was too busy to check security cameras to find out who was stealing my packages the week before...because it was move-in week and there were other more important things to do.SO, we took it on ourselves to have an inspection and treatment - trying to do right by other tenants, the new tenants, and Horizon Realty. We pay rent timely, we are clean and tidy, and we are respectful of others. BIG MISTAKE. Horizon did not care.Horizon cares about profits - plain and simple. Find another management company.

Sheridan Lake: Its spacious and well kept building. Management has been receptive and courteous with respect to requests and in general. AC in both the living room and the main bedroom keeps apartment at a livable temperature which is of great importance to me. There are breakdowns in elevator service to one of two and one or more laundry room machines, however considering number of units in building, that can be expected. Wish rent and yearly rent increases werent so high, but commensurate with apartments offering similar amenities. Dont know how long Ill be able to afford living here, but for sure Ill miss this property when I must leave.

These guys are vultures, plain and simple. Their business model:1. fool people into renting apartments that arent as nice as they were advertised, for higher rent than is reasonable2. sneak in extra fees on top of your rent (i.e. $60 per month for heat year-round is way too much!)3. be completely sloppy with administration and maintenance (a neighbor and I were both double-charged for rent by Horizon on separate occasions, told we were allowed to apply the extra payment toward future rent, and never reimbursed for the overdraft fees)4. raise the rent on you every year for no reason other than they think they can5. nail you on the move-in/move-out fees and act like theyre doing you a favor by not charging a security depositOn top of all this, they are rude and uncooperative with their tenants the moment the ink is dry. We bailed after one year with them, and almost went to court over move-out fees. Now we live in a cheaper apartment in the same neighborhood with more space, more amenities, and wonderful landlords who actually care about having a good relationship with us. Wish we could erase our one year with these jerks.

Terrible landlords. Upon first moving into my apartment it was not ready and completely destroyed: paint chipping everywhere in large chunks, destroyed blinds, mold in the corners of rooms, scuffed floors, the bathtub needed re-sealing, radiators were rusted, and much more. I had to live with a friend for four days after my move in date while they made they apartment habitable. During that time my stuff was spread out between my friends place, a dank basement room, and the floor of an apartment which was heavily trafficked by the various crews.A month after moving in they decided to covert the lobby into another apartment next to mine. The construction lasted months and they were completely unapologetic about the increased noise from power tools starting at 7:30 am and going on all day.During all of this the staff was incredibly rude and it normally took multiple emails to multiple people to get things fixed, of which there were many. I would never recommend leasing from this group and would encourage anyone interested to look at a different (ANY!) other management company.

Applied for apartment at Elmhurst Terrace for a studio which was actually rented out when I put down my $350 application fee. Not only did they promptly take my money and allow me to turn in the application for a taken apartment, they have been everything short of helpful for getting me a refund which Elmhurst Terrace said would happen shortly. Very displeased with application process. Never made it into an apartment so I cant speak for anything else. Made a call to their accounting department. Well see how it goes.

I live at Sheridan terrace at 6725 N Sheridan. There are 3 Washing Machines & 3 Dryers here. It has taken over 2 weeks to fix them properly. Taking 2 weeks to fix them in a residential building is unacceptable! They take forever to fix anything. And if something needs fixed around your apartment, the maintenance guys are a joke! I have watched them fix things, and they literally do patch work instead of fixing the while actual problem! In the meantime, every other year they raise your rent! Someone also tore off signs above the elevator buttons too. After 3 months, they have yet to replace them. Avoid this joke of a rental company! They also state that there is a building manager on premises or an office. There is no such thing, which is false advertising. They turned that office into a maintenance lounge area. Even one of the maintenace guys that used to work here said the buildings are very old. I imagine he quit because he was tired of fixing everything all the time.

Sent debt collectors after me after I moved out for a payment that was made on time. When I called the office to straighten it out, they hung up on me. It took them a week to call them off even after I showed them their stamped and received check. Dont waste your time.

I applied for an apartment at 6040 N Sheridan, under the impression, that it would be ready for a March 15th move-in. I stressed the importance of the date, and was assured it would be ready.I was moving from Nashville, TN to Chicago on March 15th to start work on the 18th of March. Thus the reason I needed to move in no later than March 15th.So I paid my $250 move-in fee, and two $50 application fees. One for myself and one for the other occupant. ($350 total). I gathered all of the necessary information that was asked of me, and sent it over.After everything went through, and we were approved for the apartment, I was THEN told that the apartment wouldnt be ready until April 1st. Can you see the issue here?So now here I was, moving across the country with nowhere to live. In addition, its not like I could just take a day off and find another place... Im 10 hours away. Not a good situation, would you agree?So at this point I am frustrated, but willing to give the company another opportunity, so I was given an alternative. A smaller, further away, more expensive alternative, that I wasnt interested in. It didnt have any of the requirements previously stated to the leasing agent who showed us the 6040 N Sheridan property.After being told about the alternative, I asked if I could have some pictures of the actual apartment. I was told that there was no one there to take them... Isnt that the point of a leasing agent?? I am still confused as to why the manager at the property couldnt take the five minutes to snap a few pictures. However much she is getting paid.... is too much!!After getting the run around and being referred from one person to another, then another... and then another, I decided I didnt want to rent from them if this is the way their properties are managed.I have been waiting a month now, and have yet to be refunded my money. I am getting more and more upset at the ridiculousness of their companys actions!I have called and emailed numerous people... numerous times with no response! DONT RENT FROM THESE PEOPLE!!
