The Leasing office is amazing, very responsive and attentive. The door staff and maintenance are just as amazing and very helpful. They learn who you are right away and treat you with the up-most respect. The place is pretty quiet and dog friendly. Plenty of activities and overall the apartment is spacious and beautiful. Especially the views and balcony. Highly recommend. Feel likes home as soon you walk through the doors.
Ive been living at Burnham Pointe for about 6 months and I love it. We relied a lot on reviews searching during COVID and were almost turned off by the negative ones, so hopefully someone finds this helpful. The touring, leasing, and move-in process as all pretty painless. The building itself is in good shape and continuously maintained. I can see where this might cause complaints, but I would rather have things be clean and maintained even if it means something is temporarily unavailable. Management is extremely responsive, weve had all our questions answered/resolved within a day or even just a few hours. All of the staff have been friendly and helpful.We really love our apartment and our view. Its not a brand new building so theres some minor wear and tear, but it also means the floor plans are a lot more generous than in a lot of the new construction. I especially like the size of the kitchen. The sound isolation is very good, which was a big concern of mine. You can occasionally hear noise from the hallway or outdoors, but Ive never heard anything through the walls/ceiling, which is better than any large building Ive lived in. Weve had a few minor maintenance issues that were resolved within a day. As far as the amenities, Ive only really taken advantage of the gym. Its is bigger and more well-equipped than in a lot of similar buildings. The location is probably the biggest selling point, though. Getting to 290/55 and LSD is all very easy for commuting, and its two blocks from the Harrison red line stop. There are multiple grocery stores, a huge Target, a hardware store, etc. all within walking distance as well. We havent even finished trying all of the bars and restaurants within a few blocks. You honestly couldnt ask for a more convenient location in the city center. Overall Im very glad we chose Burnham Pointe!
I’ve been living at Burnham Pointe for almost a month and love it! The leasing office was incredible at making our cross-country move as stress-free as possible. The front desk has been helpful and great at running the small post office with all the packages we get! Our favorite amenities are the EV charging and dog park. The units themselves are huge for this area and feel like a home instead of just an apartment.
I moved in a little over a month ago and have had a great experience so far. There were a few things in the apartment that needed to be fixed, but maintenance has been prompt. I do wish the building had nicer in-unit washer/dryer, or at least an industrial one in a common space for large items, but it’s a small price to pay. Door staff has assisted with any issues I’ve had. Chris and Angelica in leasing have been wonderful! Cute apartment and great views. I was a little nervous signing such a long lease, since I normally always do 12 months, but I feel great about the decision to stay here longer.
We lived in the building for over 2 years. The building itself is lovely, so are the amenities, however the management company is not worth the headache. They are disorganized and provide different information each time you contact them or someone different in the office. The building is poorly run which is a shame given the location is great. There are way too many other high rises in the area to put up with poor management.
Weve been here since September of 2019 and could stay here for years. Weve had a few apartments in the area and for the space, amenities, and cleanliness, you cant beat this building. The staff and maintenance are on top of things. Security is also really nice.
My fiancé and I have lived at Burnham Pointe for over the past 2 years and have really enjoyed calling it home! The apartment units are very spacious with floor to ceiling windows, lots of storage space, and a large balcony that we’ve been able to create a beautiful small garden on in the middle of the city! The building’s amenities are well-designed including an outdoor space and a gym, and they hold several free resident events each month (even throughout the worst of COVID they found ways for residents to virtually connect).The concierge staff (especially Renell) is very friendly and makes us feel at home as we come and go each day. When we have had maintenance issues come up, the maintenance team promptly responds to our requests and is professional and courteous; additionally, they always ensure the building is kept very clean. The location of the building really can’t be beat! It’s close to good food and drinks, all forms of public transit, and a short walk to several parks and the Lake Shore Trail. We plan to continue to call Burnham Pointe home until we’re ready to purchase our first home!
Lovely building and staff, but unfortunately Draper and Kramer has been a poor influence on this building by increasing the rent to unaffordable rates for former residents.
Me and my girlfriend have been looking to move in together and we had been eyeing a few spots in Chicago for awhile. We did a few “in person” tours and were searching for something that just felt like “home” and nothing was giving us that feeling...until we found out about Burnham Pointe apartments. Ironically the apartment we ended up buying was one of the places we browsed over Facebook but didn’t think of to visit because we really weren’t familiar with downtown. It ended up being the absolute perfect match for us. Hardwood floors, in unit washer drier, reasonable parking prices, amazing views, very open and spacious floor plans, extremely easy access to the main highways, and of course we are surrounded by anything and everything that is Chicago! Everything is walking distance in the city but I feel like Burnham pointe is at the absolute best location for not only walking distance to essential businesses but also perfectly located as far as our commute to work. The move in was very simple, they have a very large loading garage where you can park your moving truck, the staff inside the building are all so welcoming and friendly. From the doorman, to the leasing agents, to the maintenance crew, everybody has a smile on their face here and treats their residents like family. I felt like our leasing agent, Chris L, and I formed an immediate connection when it came down to my girlfriend and I’s needs and what we were looking for in a place. After gathering information from us, Chris showed us what he thought would be a perfect fit for all of our needs and the second we stepped into our soon to be “home” we fell in love! After we viewed the apartment both me and my girlfriend couldn’t stop talking about it so we made the call and not even a week later we signed the lease to our new home and we LOVE IT. The building is dog friendly and it’s always great to see everyone’s dogs while going in and out of the building, my favorite part of going to work in the morning is getting to see other residents taking their dogs to the dog park which is located within the building, or just passing by on my way out. It always puts me in the best mood seeing all the cute pups! This building has it all, heated parking garage, in unit washer dryer, huge outdoor patio with large grills for friends/family gatherings, amazing views of the city, easy access and high security package delivery room (never have to worry about packages getting lost) and so much more. If you’re reading this and you’re on the fence about moving to the city, MAKE THE MOVE, check this place out and fall in love!
As a guest visiting a friend wanting to check out the building, I can sense a vibe here. My friend hates living here and so do other residents. While in the elevator talking to my friend about how nice the building looks, one of the residents in the elevator told me she couldnt wait to move out. I encountered some of the staff and can tell you that the people that work in the leasing office are rather basic, unprofessional and have no business being in the industry. I am not sure why they act the way they do, given they look low class and you can tell they come from a rather basic life. My experience as a guest was rather negative, I might consider the building in the future if they change management or let go of the current staff.
Renters beware! The building has gone down tremendously since being managed by Draper and Kramer. They do not take responsibility for what happens in the building. Their answer is always it’s not my fault. As opposed to what can we do. They are full of excuses. The building is poorly ran. Right now their concern is with the construction but it won’t fix bad people or vibes. There’s also a bunch units rented out to Air BnB people. Which bring another level of safety issues. The location is great. I recently moved. I am still in the same neighborhood but trust when I tell you don’t believe anything the management is selling! The front desk ( concierge ) people are cool. There has been a mass exodus of renters and old staff that used to work in the building.
If I could I will give more than 5 STARS!!I have been living here for 1.5 years and the place is fabulous. They have good competitive Rent. The Management is Super nice and polite EVERYTIME. Any repairs are taken care promptly. The common areas are kept clean and well maintained. Every one in the Building seems to be friendly and Happy living here.
I love living here. I moved to Chicago from Dallas having never even stepped foot in the building. Jeanine made me feel welcome the moment I got here& took me to my apartment & on a tour of the building even though the office was about to close. The maintenance staff always responds to my issues right away& they are good to my dogs. The front desk team are friendly but firm which makes me feel like someone is watching our backs. The building manager made a great recommendation for a cleaning service when company was coming to town & the other young office team member is warm, friendly & he is always willing to answer my questions. I love the diversity of the residents here& the number of people who love dogs in the building. Burnham Pointe is such a convenient place to live--I can walk to work, to the lake, the Art Museum, Soldier Field& to so many other fun places & restaurants!
Beautiful building with great layouts and very fur friendly! Love the new renovations and the staff is very accommodating to your needs.
Its a shame the units are satisfactory because the leasing office is an absolute nightmare to work with. Caitlyn and Lindsay have NO business being in a customer focused industry and make it their goal to be as difficult and condescending to all residents. They will make you sign riders randomly that were not on the original lease, as if we have a choice given we currently live there and as are forced to sign unless we want to move? It is the most bs dog friendly building, making you walk through weird back hallways, using a tiny tunnel that is WAY too small for more than one dogs all the way down from the front entrance, will throw fines on your account without even a chance to speak with the resident to find out whats going on, we have to find our packages among the entire buildings packages on our own and they again have no liability, same as they had no liability when my dog got attacked in the tunnel that they forced us to use, when it would not have been an issue using the front door like normal people and not being shamed for having a dog. I have many friends in the building who have even worse stories, one of which was pregnant and the shower pipe busted FLOODING their apartment with no compensation, and many others. Its gotten so bad that to make small talk on the elevators its literally about how awful the leasing office is. I will say Angelica is the only one who deserves a job in this office and hopefully Draper and Kramer do an audit of their service because its a terrible representation for them and I hope they realize that before everyone moves out because of them.

Moved from out of state and signed this lease before even coming to the building. There is NO apartments I can find that have this massive amount of space, storage in bathrooms and kitchen, and floor to ceiling windows. I’ve looked everywhere in Chicago, even the mag mile, and nothing compares at ALL. In unit laundry, safety with 24/7 security and polite and professional concierge staff that stops anyone they don’t recognize to ensure nobody that shouldn’t be here gets in. I love living here.
Since having moved into Burnham Pointe all common areas and amenities have disappeared. Suzy and the concierge are putting forth great effort but the rest of building management, as well as the owners, have made their intentions clear. There are almost 300 units and almost no consideration for the community within the building. All but one of the maintenance individuals left and building management made no mention of this for weeks and is disconcerting to have new and unfamiliar people knocking at the door to make repairs.There is absolutely no outdoor common area amenities, deck, patio, grilling space, and this is likely to continue well into and at least August. There is also a strong possibilty that the construction will continue past Labor Day.The dry cleaners was run by a very personable couple that could make alterations, take instructions, and give laundry care advice. This has been removed and replaced with Tide laundry lockers. (Each apt comes equipped with a washer and dryer)The multiple room exercise facility has been replaced with a couple of treadmills in an oversized closet.Packages languish in the corridor and hallway, if and until the concierge can find time. This duty was that of the dry cleaners and has not been reallocated. No interim plan.The dog run on the 7th floor has an incredibly repugnant odor, not often cleaned, and embarrassing to overlook.The buildings management is obviously attempting to lower overhead while expanding toward a future that is more lavish and promising. The problem is that building management grossly underestimates the importance of an interim solution. Who knows if the building will ever get to the heights that its management hopes for, because no one cares anymore - its time for a change.
Worst place Ive ever lived at in my life. Although Burnham Pointe used to be a great apartment building, Draper & Kramer has phenomenally (mis)managed this property. For example:• The entire building had a broken elevator for well over a month (since one elevator is the service elevator, this meant that the entire building often only had one working elevator).• Have you read Lord of the Flies? Imagine that with packages. Packages are often lost, and I had a package actually returned to the sender after USPS marked the building as vacant.• The building has virtually eliminated all amenities temporarily (read: for the last 3 or so months). The workout center is barely larger than a closet, the business center doesnt have working printers or computers with internet, the outdoor area is roped off, etc.I really could go on. This place is scary (and not like a good scary movie — its actually scary).
As others have stated, Burnham Pointe is a skeleton today compared to the first several years living here. Since the building was acquired by Draper & Kramer a year or so ago, theyve pushed out all the staff that was respected and loved by the long-term residents, and replaced them with what has become a revolving door of new employees. Heck, they havent even been able to keep the businesses in the building either - weve lost 2 out of the 4 businesses in the building since the acquisition, too, despite the fantastic location and heavy foot traffic. Its disappointing, but not entirely surprising - one conversation with Lindsay Bonilla, the new property manager(allegedly), and it becomes quite clear why no one wants to work or live here. A keyboard warrior, withdrawn/zero on-site presence, toxic attitude, and leaves a tremendous amount to be desired. The most social interaction Lindsey typically has with residents on a weekly basis is through her Resident Update emails that are laden with passive-aggressive undertones and veiled threats in the event a resident fails to comply with her last minute requests. And the list really just goes on and on:-Elevators are frequently broken-Receiving packages is nothing short of an abomination if youre even able to dig through the pile and locate the package in the first place.-New management moved the area where the dogs play and go to the bathroom into the actual parking garage, and the smell of urine is so pungent that it permeates clothing fibers. The air column in the garage is so saturated with the urine smell, one can almost taste the smell in their mouth during the short walks to/from their car each morning and afternoon.
I lived here for two years, and by far my favorite part of the building was the door staff. Jacquee, Sean, and Diane became my friends, and they helped with literally anything I needed. And the maintenance team took care of my every need no problem, no matter how many times I lost my storage unit key! They were all so kind, thoughtful, and generous. I cant thank you guys enough! Jacquee was always a smiling face to come home to, always asked me how I was and helped me with what I needed. Sean was always making sure I was okay and always was so sweet to me. They became like family, and they made my days at this building so worth it! Ill miss them more than anything.
This used to be a good building, but unfortunately the new management has made the quality plummet. Also, there’s plenty of construction projects going on that make it pretty unlivable.
I love everything about this building. Excellent People, superb staff/management, and nice amenities. I check for highrise apartments all over southloop and Burnham Pointe is by far the best choice in my opinion. They have the biggest units for a great price. Cant say I will be moving anytime soon.

Excellent neighbors, Great staff, and awesome amenities. The newly remolded gym is a plus for any one who works from home, although, its hard to stay fit when staff member bake cookies every morning.
