When I first moved here everything was great. Management was great and whenever there was a problem with my apartment it was fixed in a timely manner and the staff, shoutout to Emily, were nice and professional. Now we have new management and staff and not only are they rude and unprofessional my air conditioner has been broken for months, smaller problems with the apartment also take weeks to get resolved, I’ve tried to contact the office numerous times via phone and email with no reply, and worse off all they have formed alliances with some of the other tenants to pick with and file false complaints on the residents that they don’t care for to free the apartments for people they have waiting to get it. Used to be a worth whole place to stay now I wouldn’t recommend to anyone. Worse apartment complex I’ve ever stayed at.
I moved up here from Jacksonville and was originally supposed to live in Hampton, but the apartment up there was not what I expected. I had a very short time span to pick a new apartment and when I came across oak lake apartments it was a perfect fit for my husband and I! Emily is so sweet and helpful, I have no complaints with my stay here. Very clean and quiet area, not far from the military base, and shops and restaurants are close too! If I ever end up back in Virginia, this will be the apartments I choose again.
This review is for the maintained manger Mr. Derek. I moved in Jan 2021 and he was the first person to walk me through my apartment and made sure everything was to my liking. He expedites most trouble tickets even while shorted handed and on his days off. He is thorough, honest, and professional by keeping tenants updated on the status of reported issues. Mr. Derek even took time out of his day to assist me when 911 was called. He made sure my home was locked and secure. His presence made feel less scared. I want to say a special THANK YOU for all that you do and keep up the great work.
I was provided with world class customer service throughout the entire process. This is a quality that is missing in todays time. Emily and Katie are AWESOME! Emily was so patient with all my questions and Katie went over and beyond to resolve an issue. They ensured that I was satisfied, felt comfortable, and at home even during these stressful times. When first moving in I struggled installing a new washer and dryer that I purchased. The maintenance manager came to my apartment the same day with new hoses and tools the help install my own equipment.Not only was this out of his scope but also not on his busy schedule. The maintenance teams willingness to help others, professionalism and friendly conversation was greatly appreciated.
This Apartment complex is Amazing. The staff is very Professional and they excel at making you feel comfortable. I highly recommend this complex for a family looking for a great home.

Well My rating is really based on how We have received poor maintenance service. We’ve had multiple issues from refrigerator breaking down multiple times and having to wait an entire weekend because no one would come out to fix it. So we couldn’t use it until someone comes the following week. Then issues with the electric sockets which some are still not working. Last year the AC units broke due to a storm that knocked power out and we were told by Derrick they wouldn’t get fixed til this summer n to purchase fans to stay cool. This was very disappointing because the fans running constantly keeps our electric bill high n not effective. But after multiple request we just stopped reporting because nothing has been done to fix the issues properly. We hate to say anything because we dont want to lose our place. We love the location, how quiet it is and the old staff was great when we first moved in. Haven’t really had an opportunity to interact that much with the new staff since the switching over to a new company. Hopefully changes will be made.
I had a leak in my apartment closet from the water heater pipe and called the maintenance emergency number on a Sunday evening (off hours) and for sure the swift response I received was ‘all star’Mr Derek (the maintenance supervisor) you truly is professional, mindful and for that - I salute you.
Now that summer is about to end. I really appreciate the accommodation to still receive some cool breeze on some of the hotter days. Although its a definite temporary solution.At least we have made it through. I just want to thank the staff in advance. In the meantime the indoor air conditioner unit has made a tremendous difference for our comfort. Im still looking forward to actual air conditioner unit being up and running!!!

Severely unprofessional office staff.I made multiple attempts to get a straight answer on availability and to schedule a time to inspect the units. I was given the run around by office staff multiple times as they avoided answering my questions directly.They tried to push me into signing lease paperwork WITHOUT GIVING THE OPTION TO INSPECT THE PROPERTY BEFOREHAND.This place screams shady and deceitful business tactics from the rooftops of their facilities.FAIR WARNING! If the office staff was this unprofessional while handling my inquiries when I’m not even a tenant... IMAGINE how they will treat you if you sign their shady lease without being able to inspect the property first.I even explained in an email that I was sorely disappointed with their behavior while handling my inquiries... their response? “We’re sorry oak lake isn’t a good fit for you.”If that wasn’t enough, take a glance at the fake 5 star reviews that are obviously done from a pre-fabricated script of talking points made by the management themselves.STAY FAR AWAY!
So far living here is ok. I’ve had some maintenace issues and the maintenance supervisor Derrick was very helpful and polite. Although my situation took a while to get approved from the corporate office. They were able to get me a new heating unit.

I have been living at oak lake for I believe 5 years now. I have loved it for the most part until we had some issues within the last year with everything from garbage pick up, my lease renewal just things I never ever had issues with before.I was honestly ready to move. But then recently the office staff changed. Katie Niehoff took over as the property manager. Katie and her staff fixed all the issues, they are honestly amazing. I went to them and before I left the office that day everything was handled. It was a complete 180 from what we had here the last year. Thank you ladies so much honestly. I’m comfortable at home again. I really can’t thank you enough.

We moved in back in February and we have loved it. Any issues we have had have been taken care of immediately by maintenance. Emily (office staff) is fantastic and is always willing to help. Derrick and Lenwood (maintenance) are fantastic, they even went to the lengths to get my keys out of my locked car one day! The neighborhood is so friendly, quiet and clean and we love the views our apartment backs up to. We do not have a single complaint!!! Live here if you are looking for an affordable, nicely maintained and friendly place to live!!!!

Recently for the 2nd time in two months my apartment water saturated my dining room, was in my bathroom and kitchen. Both times I immediately reported the issue and maintenance came right over. The 2nd time this occurred at 3am, Derrick came over within 15 min, helped me move my dinning room table, and shelves and immediately got on the phone to have a carpet guy come out and addressed the issue. He had a pleasant attitude despite the time.The maintenance crew is always responsive and responsible.

Great place to live. A diverse group of couples, families, and individuals. Lots of amenities; pool, clubhouse (with pool table,and video games), a private gym with 24/7 access and a nice gated dog park for the furry family members. Assigned parking with plenty of visitor parking everywhere. Maintenance is quick and very personable. The office staff makes you feel like a neighbor, not just a tenant. Ive only been here for a year but Ive been happy with how theyve treated me. As for the location and price, its outstanding.
A week ago I put in a maintenance request and they waited until the weekend to send maintenance to my apartment. Well Im off on weekends and of course Im in my lounging around clothes to say the least. Well he comes in and he was very polite and energetic! However, he reeked of Pot! You could smell it everywhere he moved around my apartment. When the job was finished, he left. The issue was fixed but I had to spray my apartment and open the windows in order to get the Pot smell out. That was totally unacceptable! I personally dont care for what you do on your days off. But to be new to this apartment I dont care to have experienced that. I will send a complaint to corporate and suggest that they drug test and hire better quality employees going forward.
Ever since greenbriar management co. has taken over, they are horrible! If you ever see their name on anything, RUN! I have lived here for over 10 years and I will not be renewing my lease when it expires. They dont respond to messages, they rarely answer the phone. Maintenance does the worst shabbiest job Ive ever seen in my life. I do not like the way they do business at all. If there was a score lower than a 1, thats what they would get.

We like oak lake apartments. We’ve been here awhile and recently just had some issues with a/c. Derek the maintenance guy, was really understanding to me needing it fixed that day and not being able to wait till Monday due to having 2small kids. He came out, assessed and fixed the issue. I’m grateful to have him as the supervisor of maintenance out here. I know it will get done. We also had a safety issue with out door frame and a separate issue with a pest and him and his team came out and fixed both concerns. Thank you Derek for caring about me and my kids and addressing these issues quickly.
The entire office staff is outstanding!! Emily and Ashley are going above and beyond to make sure that residents are happy. Derrick takes his job extremely serious!!! He handled my work request and my extreme pickiness with care and provided professional input on any and all situations.This five star rating is well deserved.
Maintenance crew is very diligent with fulfilling requests in a timely fashion. They take the time out to not only assist you with the issue but provide Preventative solutions as well.

Management rarely answers things in a timely manner. Price is to high for the space offered. Maintenance was timely. Rent raises annually with no improvements to property. I was supposed to receive an updated appliance upon move in. 3 years on and nothing. Make sure you are very detailed in your questions and do not accept their generalized answers.

Just read some of the negative comments about Oak Lake and wanted to share my recent experience. My apartment was flooded by a broken water pipe one afternoon last week. Maintenance personnel, including the new Manager, the Maintenance Supervisor and multiple Maintenance Techs were here immediately to secure the water cutoff and check for damage. They agreed the carpet was going to have to be replaced and provided a crew of about six guys to move all of my furniture to another apartment they were getting ready to rent. They started vacuuming the water up and got a contractor in that same evening to help remove the water and set up fans and moisture removal equipment to dry my apartment out. New carpet was installed and the water stained baseboard repainted.I was able to stay at my Sons house for two nights. Due to out of town guest that were coming to visit him, I didnt have a place to stay Thursday night, so Oak Lake put me up in a nice motel. The next morning the six man crew was back to move my furniture back into my apartment.Turn-around time was 3-1/2 days, most of which was spent removing moisture from the apartment.So I dont think the recent low ratings are necessarily deserved. Kara, the new Manager, is correcting problems as quickly as she can and Oak Lake is getting back to normal.Richard Brewer

It’s surprising reading so many negative reviews. As for maintenance they’ve responded in remarkable time. Management has always answered our questions in a timely manner. Over all it’s been a calm an peaceful experience.

I’ve read many reviews and want to express my own experience living at Oak Lake.The only reason I didn’t give it 5 stars is because of how old the bathrooms and kitchen are.However, we are very happy with size of all of the rooms and the neighborhood. The change made in the Maintenance department had been very positive and professional. Kayla has always treated us and our needs immediately and answered any questions.We also love how pet friendly they are!

They are very unprofessional, poor maintenance of facility and not responsive to requests of residents. Pest control is not taking care of at all. When pest control is here, they gave him a master key. Who knows if he stole anything yet. When personnel are there they dont do anything except for sign new people. Overpriced. Not worth the price at all. Spiders are everywhere and they dont do anything to clean them up.
We have given in a work order on April 4th for the repair of A/C, however 36 days has passed and they have not still fixed the problem. Outside is 90 F and its getting hotter as the summer kicks in and its hotter in the house because of this. We have called the management several times to no avail. They are not returning back to me and still no improvement.
This is the apartment complex was beyond shady from the beginning! They make you sign a Service Members Civil Relief Act waiver in your contract just to try and screw over any military that may live there. Then you ask them to fix something that is broken and they don’t do it and just close out the work order. Then you deep clean your apartment when you move out and they still charge you for the full $600 deposit anyway! This place is a sham and the management will try and rob you if your hard earned money! I’m sure they are actively breaking the law in the way that they do business! If you still decide to live here... don’t pay the $600 deposit! What ever you do!!! Go with the cheaper deposit... I will be reporting this complex to the Navy Housing office to try and get them black listed so no other military personnel will have to live what we experienced here.
STAY AWAY! If you are considering renting from this nightmare, just don’t! They have been through several managers since April 2017 and the most recent one Kala is nothing but a liar. If you do converse with her, make sure it’s recorded as she will make up anything to suit her agenda. We were lucky to make it out of there! Seriously, think again, it’s not worth the headache!
I lived there a total of three years. When I first arrived I was impressed and loved our little one bedroom home. Management was honest, communicative. Maintenance was regular and supportive. The grounds were kept well. The general population of the community was great to speak and interact with.At the end of three years. The management and maintenance I loved were rightfully promoted, and we were left with less than satisfactory staff. Office hours were not being met by the office manager. I was informed when I first move there our lease deposit would cover any cleanings, but in the end of our move we were charged a mandatory $100 cleaning fee.When I tried to discuss my move out procedures, I was informed there was a dispute process of contacting the manager. I received no response to basic questions, that were not even disputes.Here is a break down:Management (2/5) - With little to no ability to contact management outside of work, I was left with trying to meet them during their office hours, which was ignored or misused.Maitenance (4/5) - Would respond fairly quickly to a larger problem. The facilities themselves were the problem. The apartment was very old and needed constant love.Cost (2/5) - When we first arrived, the cost was perfect for us. But with an increase every year, we eventually decided to purchase a house. We now have a three bedroom townhouse for the same cost of our one room apartment with Oak Lake.Neighborhood (3/5) - Some good folks still live out there, but the community is getting rougher. No one picks up their dogs fecal matter, and trash is being left in the street.Overall (3/5) - You can do better.
These apartments are so cheap we have lived here since february and I am ready to move out in only 6 months. We have to call maintenance all the time. Our air conditioner broke in the middle of the night one night and I was 6 months pregnant at the time. We called the apartments at 10pm and they didnt show up until 10am because they didnt believe us not having air conditioning was an emergency. Our dryer has broken 2 times now. The toilet stops up constantly from normal use and that causes the bathtub to stop up so when you take a shower you are standing in 2 inches of water. The dishwasher doesnt work correctly and the trays you put your dishes on are missing prongs and rusty. We even had to have them come in and replace multiple plugs (at least 10) because they either didnt work or they didnt hold a plug. Also when we moved in we were told we couldnt have the two bedroom two bath because the only one available was on the second floor and our dog is too big for the second floor. Then we were promised the two bedroom one bath was the exact same but once we moved in we realized the washer and dryer were in the bathroom (which to me looks very trashy) and there was no pantry. If you can avoid these apartments do!!! I absolutely love the neighborhood and when the maintenance man finally gets around to your job request he does do a good job. The money you pay and the outdated appliances and lack of space do not equal out.
The area is nice and the neighbors are friendly. There was a brief maintenance issue that needed to be resolved; it took about a week to have it fixed but other than that its been a good experience!
Since the corporate office as well as the leasing office has failed to respond to my rather long emails. I’ll post it here so that maybe I’ll get a response this way.I sent an email 2 weeks ago to corporate regarding an experience that I had with one of the vendors that the property uses having a key to MY apartment and attempting to enter my home. I got to the door before he did as he was entering the key into my lock and turning the knob. I was in no way notified that anyone was coming. I called the office and Mahaley ( the manager ) insisted that I was notified that someone would be coming to read my water meter that day. I told her I was not notified and after going back and forth with me she finally said “Slow down and let me explain something to you, the vendor went into the wrong apartment that’s why you weren’t notified” OKAY... THEN WHY DID HE HAVE A KEY TO MY HOME? What if my child was sitting on the couch and I was in the shower and this man walked in? After expressing my dissatisfaction and discomfort with the situation she gave me a phony apology and ended the phone call with no resolution to this huge issue. I sent an email to corporate about this and never got a response.Onto today, I sent an email this morning at about 7:30am that was rather long voicing many serious concerns. And guess what... here we are 12:15pm with no response. These aren’t just petty little issues. I’m talking MOLD in the gym, a leak in my bedroom closet door that caused the door to dry rot because no ones ever come to fix it, and unauthorized people entering my home. Since no one wants to respond to my concerns. I’ll post the email here in hopes to get some sort of response.Good Morning,I really think you all need to check for mold in the gym. I went to the gym last night and upon walking in, I instantly noticed a gross smell. I couldn’t distinguish whether it was mildew, wet carpet or drywall or mold. I worked out for about 45 minutes and came home. This morning waking up, I’m coughing and my throat is almost swollen shut. Now I’m not saying that the gym is what caused me to randomly get sick like this but it’s likely that if y’all have mold in there, then the gym is probably what caused this. Please get a mold kit and check that gym. And if you find that it’s not mold, you need to do something about the smell. It’s either mold, mildew or you have some kind of wetness somewhere that’s standing.Side note. I’m still pretty upset about the utility company “coming to the wrong apartment” last week. The more I think about it, the more uneasy I feel. Why did he have a key to my apartment? If I wasn’t on the list of people who needed their water meter checked like you said, then how did he get a key to my home? Also, he was not in uniform nor did he have any kind of name badge on. He came alone. I don’t understand how you all are comfortable giving people a key to my home. Because I am absolutely not comfortable with that at all. If you want to place blame on the utility company, you had to have given him a master key (which I know you all are not supposed to have), or else he wouldn’t have been able to come to the office and receive the key to my specific apartment from you. When I spoke on the phone with the manager about this, she spit a quick apology and had no solution to the problem. No effort made to ease the uncomfortable situation.There’s more, that door that was supposed to be fixed in my guest bedroom, has still not been fixed. This was addressed about 2 months ago and I was told that it would be fixed as soon as he orders a door. And the ticket was closed out online. Now I haven’t heard a word about it. And please, when you do send someone to fix it, I would like to be notified and made contact with prior to anyone entering my home. I don’t mean an email or a voicemail. I want to speak to someone that has a date that maintence will be in, as I have a dog and a teenager at home that do not need to be alone with maintenance.Thanks.Respectfully,Kayla -
I attempted to post this on Facebook, and discovered I had been blocked from the Oak Lake page. It is clear that the management is attempting to prevent people from posting reviews that reflect an unsavory view.I originally chose Oak Lake because a few of my friends had great experiences living there. When I first moved in, the management was excellent - Jennifer and Matt were friendly, helpful, and all maintenance requests were addressed in a timely manner. A few months after that was when the revolving door of property managers began. The office frequently opened late or closed early without notice, maintenance/other requests would often slip through the cracks if submitted online and required follow up phone calls before they would eventually be completed, and now good luck getting in touch with the office because the current property manager is nearly impossible to get a hold of.I would NOT recommend Oak Lake to anyone anymore. Dumpsters were routinely overflowing with trash and furniture and despite starting to charge residents for trash, there was no improvement to this issue. The dog park was always covered in dog poop - apparently owners dont know how to pick up after their dogs and the management never refills the bag dispensers located in the dog park & around the complex. Maintenance did not respond to work orders in a timely (if at all) manner. In fact, on one occasion, a work order was closed out despite nobody ever setting foot into my apartment.When it came time to move out, nothing went smoothly. We thoroughly cleaned the apartment before we left. The day before our move out, we conducted a final walk through of our apartment with a member of the maintenance staff. He informed us that the apartment was in perfect condition and did not identify any tenant-caused damages. We subsequently turned in the keys, and expected our security deposit to be refunded shortly thereafter. This was not the case. During the next 45 days, we made numerous phone calls to the Oak Lake Office requesting the status of the return of our security deposit. We left messages with the Oak Lake Office directly as well as through Bonaventures 3rd party answering service, since the property manager was never available. Not one of these messages was ever returned, until contacting Bonaventure directly on Day 47 since move out.When we finally received an invoice, it included damages for blind repair, painting, and replacing drip pans as well as other charges for apartment cleaning, carpet damages/cleaning. When we contacted Oak Lake for clarification on those charges, since we had thoroughly cleaned the apartment and did not recall any damages requiring blind repair, painting, or cleaning, we were told that the charges are standard fees after move out, and are being assessed to cover normal wear on the apartment and are independent of any damages. The property manager stated that if we felt there was an error, to submit supporting documentation and they would review them.We subsequently provided a detailed email disputing the charges. We asked for clarification on where in the lease it outlines the charges as described on the move out statement (since we could not identify anywhere that stated that) and why interest accrued on the value of the security deposit was not accounted for in the move out statement (as stated in the lease and VA law). We also inquired why charges were billed as damages if they were standard move out fees, asking for the specific location of such damages so that we could provide appropriate pictures of the location taken at move out time. Additionally, it took Oak Lake over two months to receive any check for the remaining security deposit, despite being required by law and the lease to provide the final statement and refund check within 45 days of move out. It has been over two weeks since we sent that email and we have sent two additional follow up emails and have not received a reply to any of the above.

Really? The leasing office staff likes to talk trash about residents with the delivery driver behind your back. Unprofessional to say the least.They spread unfounded totally false lies, and its disappointing because the area itself is beautiful. Keep looking if youre thinking of moving here, its crazy. Things and people are not always what they seem to be ;)
Seems the owner is trying to keep up with everyone but I cant really tell if anythings being done. Termite issue. The Appliances are way out of date. Flooring needs to be re done. Carpet should not be layered over older flooring or carpet. *WATER AND POWER SHOULD BE FREE* Holes in the house and wood need to be fixed before a buyer moves in. If your not gonna do any of that then lower the price to a correct standard. Now if you do any of that or pick a choice I guarantee people could live easier in those homes without so much worry and have a bigger audience for buying these apartments in the long run.
The service here is God awful they drag there feet when it comes to fixing things in the home also the lady in the rent office Khaela needs a damn reality check. because she was so damn rude and nonchalant about the fact that the toilet runs all night long mind you we pay water here so you can imagine our water bill I would not move here if it was the last place on earth to stay because of what I know now
Oak Lake Apartments and their company will claim you owe them thousands of dollars after you move out, regardless if you owe them any money or not. STAY AWAY FROM OAK LAKE APARTMENTS! This will be deleted once the issue is resolved..

Weve lived at Oak Lake previously and came back because we were happy with our experience before.... However our experience has been MUCH different this time. Seems as though management has changed a great deal since Jennifer and Matthew left, and not for the better. We were very happy to be leaving.If you ever want to get in touch with the front office, good luck. Their phone number now goes straight to an answering service. The answering service takes a measage and the office is suppose to get back to you, but they usually dont. But now they can blame it on the answering service, right? My recent encounter this week took two days to even get a response and that is just because I sent an email instead.ALSO, if you ever want to pick up your packages good luck. Seems like everytime we went to pick something up no one was ever in the office. The one time my husband actually sat in our car while the manager sat in her car next to him on her phone. Someone else was waiting as well so he got out and stood at the door in hopes to make her realize people were waiting.Everyone seems to gravitate to one dumpster. Trash and furniture will sit next to the dumpster for weeks until they had multiple complaints. Recently they have gotten better with having extra trash pick ups but it was one of my biggest pet peevs living here.In the first few months living there, they had a power wash company come clean the buildings. I was never informed via email or flyer that the porches would have to be cleared off. I had products worth a good 100 bucks or more out on the porch for my sign businesses that were ruined and rusted. When I called and asked why I was never notified and that my stuff was ruined, all got was you should have received a flyer or email. When I asked to speak to the manager, she never called me back. My husband called as well, but no response. He had to go to the front desk to talk to her and was a lot nicer than I would have been.In December we lost our heat for 3 days, maintenance didnt have a part and we had to wait. Then when the part came the next day he didnt have another part so we had to wait again. We had to go buy a space heater with our own money because we have a 1 and half year old during one of the coldest weeks this winter. My issue was not with maintance, they were both extremley nice and did what they could. No one from management ever reached out to us to apologize or see if we needed anything. We didnt make a big deal, but we should have. Most certainly was my last straw with this place.Move out wasnt as smooth as before either. We were charged for blind slates that were missing when we moved in as well as keys that I had mistakenly took with me when I moved to a different state. I sent the keys back to them in the mail with a note, but I was told that they received the note in an empty envelope, and no keys so I was still going to be charged $60 for the keys as well as the blinds that they had no record of because the move in inspection was handed in personally like I was told to, instead and done electronically. Seems odd to me that you got the note and envelope, but not the keys that were wrapped up in the note. I was also told I was called about it, but never received a missed call, voice mail, or email. When I contacted the office to get it resolved, I didnt get anywhere. We also contacted Bon Adventure and didnt get it taken care of either.So all and all, very happy to be out of Oak Lake and in our own home. We will NOT be recommending this place anymore. My advice is for Bon Adventure is to hire better qualified management who care and know what they are doing.
Ive lived at Oak Lake for almost 2 years. Worst experience of my life and I will be leaving as soon as my lease is up. My neighbors were dealing drugs and I notified the apartment managers and documented all the evidence with pictures and police reports and the problem was shrugged off. The same neighbors also set a fire in the parking lot (which was documented) and even this did not convince the management to kick the offending neighbors out. We were told the offending neighbors would be moving out soon and we should just wait it out... and for another 3 months we had to deal with this hell. Do not even consider making this place your home.
I do not recommend living here the lady in the rent office Kayla is so rude she act as if she didnt want to answer any of the questions I had pertaining to the apartments
You will not get packages without a struggle and will not get notifications especially if they want to leave early for a holiday.
