I am writing this on behalf of my moms experience so far (she hasn’t even moved in yet). I will be more than happy to update this with a better rating in the future, if the service has improved. We began searching over a month ago, due to the current market and limited availability. Heather was very nice at the beginning. My mom was able to apply and secure an apartment very quickly. There was an issue at first with the apartment my mom had reserved, but was later fixed by management. What is the most frustrating right now is responsiveness. They rarely answer the phone and emails are very short. My mom called today, no answer, left a voicemail. Instead of returning her call, my mom gets an answer to her voicemail via email with the subject line “voicemail”. How hard is it to return her call? I don’t know if it is due to the transition in management, but it is very unprofessional. I really hope things they can turn things around.

WARNING! DONT LIVE HERE!!! I was ready to move in here but they wouldnt let me view the apartment before the move. Evann, staff member is a LIAR! Then I read terrible reviews. Another renter said they were not allowed to see their apartment before they moved in. Unfortunately, they went forward with their lease and moved in. They said the apartment was roach and ant infested, Pee on the toliet, and other things that are too gross to mention. Many bad reviews, so I BACKED OUT OF LIVING THERE!

Dont move in they dont care about their apartments. When it rains my front door has rain coming in. Ive told management several times and they still havent done anything about it.

DO NOT LIVE HERE!!!!!! They give you ONE NOTICE to get a parking permit discretely over email 6 days before they are “enforcing” it but when our fire extinguishers needed to be inspected they gave a letter on the door a month in advance and send us four emails a month to let us know their hotdog truck is at the office???? Not to mention it was during thanksgiving when they know no one is going to be looking for anything like that. JAMES the employee who works there failed to even remotely do his job when we were applying. Didn’t give us the right guest gate code, wrong gate key cards, gave us one mailbox key and suggested we buy one and give it back to the so they “have one on file”,didn’t tell us how to pay rent and didn’t even tell us we needed a parking permit. Instead of towing peoples cars WHO PAY THEM TO LIVE HERE maybe he should be more thorough with his job. WE ARE IN A PANDEMIC!!! PEOPLE NEED THEIR CARS TO PAY THEIR RENT! PEOPLE HAVE TO PAY THIS AWFUL MANAGEMENT! AGAIN DO. NOT. LIVE. HERE.

Save yourself money and time. This place took our money no problem. The day we moved in the apartment was infested with roaches. Live and dead. They now want to keep the fees we paid and they could not offer us a new place that did not have a roach infestation. We are going to court. I will be taking to every social media account to prevent anyone the pain and frustration this place has caused my family. Ridiculous. They could not deliver a move in ready apartment? And yet they kept the fees and will not refund? DO NOT WASTE YOUR TIME. UNHABITABLE

Do not live here. I’ve been living here almost a year and I’ve inquired about the roach infestation in my apartment multiple times. I lay bombs, fog on a regular basis. It is so bad. The roof leaks often. The repair jobs on that are horrible. Dirty.

I have been living at The Lory of Braden River sine August 2017 and my experience has been beyond fantastic. It is affordable, I have not had any issues with maintenance, the grounds are always kept clean, I receive my mails promptly. Most importantly I do think the leasing office cares about the residents which you dont always find. Heather, the leasing manager, is extremely nice and has made my living here an excellent experience.

Have been a resident here since Sept 2016, and I must say that it has been one of the best apartment experiences of my life. The management and maintenance staff were always courteous and professional. The neighborhood is well maintained, quiet, and safe. Ive never had any issue with management or neighbors. Definitely recommend The Lory if you want a great apartment home experience centrally located in Bradenton. 10/10 would rent from again!

Staff was AMAZING. Smooth move in. Helpful throughout the entire process. My AC went out one day and it was fixed the same day. They are amazing and I highly recommend them!

I have been living here at The Lory for a year now and my experience has been AMAZING. The community is quiet and all of my neighbors are friendly. The property manager Heather is the most caring and compassionate person I met in a long time. The assistant manager Adrian is stern yet loving and tries to help to help everyone with their needs. The receptionist Evann is very efficient and responds Immediately to whatever needs you have. My family and I LOVE living at The Lory.

Called to check on the status of my application and they hung up on me. You can guess that I’ve withdrawn my application. What amateurs 😆Rule of thumb, management is the standard; if that is bad then you can expect everything else to be worse!

They definitely have fixed this place up. It’s absolutely perfect. The guest gate box needs a little tuning up, but other than that, it’s great. The trash seems to have gotten better, the bugs are being treated, and the new staff is great. Thanks for what I get to call home! ☺️

Very Nice!I have lived her for 6 months now and absolutely love it! I have one of the newly remodeled apartments and its so nice. The space is amazing. I love walking right in from my garage. I lived in another apartment community close and it was not nearly as great as this one. I have only had 1 maintenance problem and it was fixed on the same day. The parties the management throws for the residents are great. Yoga for Mothers Day was incredible. Thank you to the team for making my home wonderful.

Super Pleased!I moved in last week and could not be happier. I moved here from North Tampa for work. Jesse was amazing!! My apartment was in perfect condition and super clean. This has not been the case in other apartments I moved into. The new pool area is amazing! I really like the area. Super convenient and close to the beach. Very much recommend The Lory.

DO NOT MOVE HERE! Living at the Lory of Braden River has been a total nightmare. I moved into my apartment in November 2018. I submitted a maintenance request in December 2018 stating that there was some type of animal(s) that we’re living in my attic. I took pictures of the two holes in the roof on either side of my attic and attached them to my maintenance request. I followed up with the front office a couple of months later and was told that they were aware of the issue and that they were “actively” working to remove the raccoons. The woman at the front office made a joke about how smart these raccoons are and that they have set up multiple traps but that the raccoons haven’t been fooled. I’ve lived here for almost a year and a half now and I’ve never seen a single trap. Fast-forward to March 20, 2019, I start working from home due to COVID-19. It becomes more difficult to ignore the scratching noises that are coming from my attic because I’m cooped up in my apartment all day. I let the front office know that now there looks to be urine damage on my ceiling in the exact spot that I hear the scratching noises coming from. Management’s response is to cut down the branches from the fence line that is a good 30 feet away from my building as if to say that the raccoons can fly. Management also leaves a memo on my neighbors doors and my door stating that the one time that we left food for a cat we rescued is the reason why I have raccoons in my attic. Im not the only one in this apartment complex who has wildlife cohabitating in their apartment. At night the scratching noises become so loud that I have to put in earplugs and lock my bedroom door in order to go to sleep. Management needs to have pest control out to the multiple buildings that are infested with raccoons/wildlife and physically remove the raccoons and relocate them far away. I have PLENTY of evidence to back up everything I’ve mentioned. Take a look at the screenshots, photos, and videos for yourself and please, if you are looking for a place to live, look elsewhere.

Not worth your time or money. Pools been closed constantly, front office seems so nice at first then it kinda just falls off throughout your lease. Seems as if they don’t care. Appliances are old, fridge makes loud knocking noises at night....told them multiple times and they said we can’t do Anything unless it stops working. The grounds are not well taken care of, if I’m laying close to 1k for a studio or 1300+ for a 2 bedroom...the grounds need to be nicer, all the bushes are dead, not trimmed. Dog poop everywhere, smells horrible, and parking is a nightmare. Good luck if you have sprint cause as soon as I walk into my apartment I have 1 bar all day. So if you choose to live here, good luck to you.

Love The Lory Staff and Maintenance team! The Lory staff, managers and maintenance team have been extremely attentive and kind. Always welcoming and friendly and eager to assist me and my family. They are currently updating the cluehouse, which I thought was very beautiful to begin with, and am excited to see the updates they make. I love the cluehouse and utilize the gym equipment often. I want to thank the staff and maintenance team for always going above and beyond and making my experience at The Lory welcoming! I rate them a 5 out of 5! Great job!

Ive been here for almost a year. Kaitlyn answered all my questions when I viewed the unit and would email me back quickly when I had more questions during the application process. This is my first apartment and she was great on explaining the app fess, the rules of the community and what was included in my rent. Since dealing with Kaitlyn Ive had a view maintenance issues and the maintenance stuff has been just as attentive and friendly. Ill call in the request that morning, leave for work, and come home to the issue being taken care of. The staff really does their best to make your home as pleasant as possible. I highly recommend the Springs at Braden River.

Pay a $175 application fee and am denied for a bar fight that happened over 7 years ago (No one was hurt). I made 95,000 last year so I am sure it wasnt that. The business of the 21st century is to become a property manager and make a fortune on application fees. I wonder if the home being offered was even available since we could not see it until we applied. I didnt feel comfortable about them from the start.

This is the worst apartment complex I’ve ever lived at. They don’t keep up with anything, they won’t respond to problems at your apartment. I still have ONLY hot water in my bathroom. And it’s burning hot... They forced us out of our garage and into one across the entire complex because my completely stock motorcycle was to loud for the upstairs neighbor. They promised us a apartment with attached garage, it’s been 2 months and she’s gave us countless excuses to why that apartment wasn’t ready. Telling us it would be ready every week. They also showed us another apartment, me and my roommate went to go sign the lease but the day before we drove by the apartment to double check it’s what we wanted to find out they moved someone else into it! Good thing we didn’t sign anything... the manager heather Watson is very rude.. she gave us 1 minute to tour the apartment while yelling at us. Very unprofessional. I’ve contacted corporate by phone every day for a week to be ignored every time. Wouldn’t doubt heather the manager told corporate to ignore me. I’ve also emailed them 10 times with no response. DO NOT SIGN A LEASE HERE! Oh and the trash compactor never works so there is trash everywhere it’s nasty.....

Nickel and dime you at move out. We left the place very clean upon move out, but yet somehow they bill you for $2 for a pest control fee. Unbelievable. Neighbors above us were so noisy and inconsiderate but thats apartment living, be prepared for it there. Dog poop was always a problem, watch where you step. Only plus was Adrienne in the office, he was always very helpful.

We lived here since February 2016-2018. It was a nice place to call home. Adrian, James, Karlie and Jose; you all are great at what you do. We miss you all. I had a chance to meet some great neighbors too. We had to move to Tampa, or we’d still be there. The garage to direct access into ground level apartment is awesome! Miss it! The rent is perfect for the area. Everything is convenient. Peaches for breakfast, Pawsitivly Pets for dog grooming and Publix a hop skip & jump. Quite close to the best beach in Florida too; Anna Maria Island.

I lived with the springs for 10 months of my lease until they silently sold to the Lory. Since the Lory took over I’ve been mailed multiple incorrect utility bills upon move out, requested I have my deposit refunded multiple times with no verbal or written reply, breaking Florida statutes and laws regarding rental compliance. Trash overflowing from the dumpsters, incorrect billing, inability to access online pay portals, and to be blunt a completely horrible buyout. They have no copies of any previous leases or tenant history and therefore are unable to validate or prove any billing claims they make.

The Springs at Braden River was EXACTLY what I was looking for, and the 5 star staff support made me know for sure this was the right location for my two sons and me. Lashana and Michelle were so friendly and supportive. They answered every question I had, and made the process easy. I am thrilled to be a resident.

Update 9/01/2019Pool was closed so long I forgot they actually had a poolUpdate: 10/13/2018.The dumpster has been broken for 2 months now. There are maggots crawling all over the ground (pictures in review). These maggots are literally feet away from residents entry ways. The Lory of Braden River has already been told by the Authorities they are in violation and they promised to keep the area clean. You can clearly see this is not happening. We as residents PAY for trash service...And we are clearly getting TRASHY service.Update continued : 10/13/2018Since The Lory has taken over this complex they have had 3 different managers within a year, many employee changes. This place has gone down hill faster than an Olympic bobsled team. They are raising rent up to 7% a year on units...If zero stars were available thats what this would be rated. First Communities recently took over my apartment complex which is now The Lory of Braden River. Ive called and left voicemails with Stephanie and Jason who are supposedly regional managers. Neither have returned my call or email(over 2 weeks now). The capability of this company to handle anything should not surpass counting rocks! Since they have taken over the office hours have been cut down.(They are not open in weekends...) Megan who is labeled property manager has only been with the company since they took over my apartment complex abs is completely under qualified to handle the position she is in. Im quite certain she has never ran an apartment complex before. Megan is rude and disrespectful to me and many other residents I have talked to. Customer service is non existent with Megan. They dont let maintenance operate anywhere near the capacity they did when it was the previous company (The Springs of Braden River). Since maintenance is understaffed and unable to work over time the property and residents are suffering. Trash at the dumpster is overflowing out into the street. The pool was closed due to a pump failure and Megan never had a sign up at the pool stating it was closed (by law this should have been posted). My wife and kids were swimming in the pool during this time as well as many other residents. Since First Communities has taken over The Lory at Braden River it appears they let anyone move in, including government assistance...

They lied about refunding moneys given to apply. I was told by their leasing consultant that if terms or conditions change or I was denied the moneys I give when I applied would be refunded. Well they changed what I agreed to and now they say I cancelled and the money is not refundable. That is unethical and very misleading from what I was initially informed. Glad I did not move in there because if they can do this to a potential resident once your there what other practices will they do without properly informing or straight out lie about. Very disappointed with that company.

Seemingly a good place to live....however, they are sneaky about nickel & diming you on everything. They also will not work with you/are not understanding about concerns you may have (example - when asking questions they dont know the answer to, they ignore you until it is too late and you have to pay for it). I would NOT suggest it to anyone looking to move to Bradenton.

The quality of the apartments and floor plan is exceptional and the staff were courteous and helpful, however do not bother applying unless you have great credit (above 650) and no criminal record what so ever (not even a misdemeanor trespassing charge) because you will be denied like I was.

Lived here for 3 years and it was just ok. Really went down when it was sold. I moved out on April 1st and still no notification on a security deposit. They don’t comply with the Florida statues, and seem to do what they want. They seem to be clueless.

Car was egged in the complex and the employees here said it was my problem to deal with not there’s wouldn’t compensate me for the work I had to do on my car because the eggs ruined my paint. Worst apartment complex to live in ever. They say it’s a gated community it’s a lie the gates are broken and left wide open so anyone can come in and do anything there are no cameras nothing. Do not live here!
