Nice high ceilings, screened balcony overlooking nature conservancy area. Stairs up to the apartment, not elevators, which I find good exercise for me, especially since retiring and not going out so much in the pandemic. Very nice swimming pool, carefully kept clean. Many friendly dogs attached to human dog-walkers, for that neighborhood feeling. All neighbors I have met have been very nice. - From a verified resident on ApartmentRatings

Absolute rudest front desk people. When I wanted to file a complaint I was informed that the lady in the office is the vp of florida so I am out of luck. Just the rudest group Ive ever had to deal with. They constantly are rude when ever I had a question. For example I asked what is included with the garages when interested in getting one. I dont know if it has electricity or shelves. Cassie actually responded with the garage.. includes a garage.

Not going to waste my time writing an expansive review here, when it’s more important to be shared with the BBB, but wanted to share my two cents.Ranch Lake was decent (good location, good sized apartments) up until my ex and my lease ended after three loyal years of leasing. They docked us $1600 in charges, and are also holding the security deposit in lieu of some of these fees.Examples of the charges:**And mind you, the apartment was vacant for about 2 weeks, so you expect normal water ring in toilet, dust to start to appear, etc$50 to empty the lint trap of the dryer (from one use)$40 per tub (x2)$20 per sink (x2)$20 per toilet (x2)$20 kitchen sink (had a sponge in it.......)EtcTotal of $300 in cleaning chargesAnd $1158 to replace carpets, when they AUTOMATICALLY replace the carpet in EVERY UNITDo NOT rent from the CROOKS at Ranch Lake. Like previously stated, my real opinions of this dump will be shared with the Better Business Bureau 🙂

My wife and I moved my parents into Ranch Lake Apartments and they love it. We are so glad we decided on this one. This place is by far the best value for your money. You still get to be close to everything in Lakewood Ranch but pay a little less. Yes, still expensive but not as much as the other complexes. I really like how they keep everything so clean and try to enforce the rules the best they can. I even saw the manager picking up trash the day we were touring for a new apartment. Office staff is really friendly and always takes care of things quickly. We feel it is a very safe location for them.

My girl friend and I have been residents for 2 years now. We are moving out Oct 31st. The cool thing about this place is if you refer someone to live here they give you a 500$ referral bonus after they have lived there for 3 months. So far we have referred not 1 but 2 people who have successfully applied and moved in to the complex. To Ranch Lake Apartments convenience they have voided our referral bonus. We are buying a house and moving out on to bigger things in life and will not be residents during the 3 month period that our refered friends will be living there. We followed all rules and terms of the lease agreement and they even congratulated us on our house. This is how they give thanks for sending them business and being loyal residents. In all my years of sales and working with people Ive never been thanked for a referral so terribly. Bad business.

I really loved my apartment so much after living at Ranch Lake a year ago, I am moving back in July and so excited! I was so happy to see all the same faces in the leasing office and the same manager. They remembered me like I was family. They have the nicest fitness center with tons more equipment than before. Keeping my fingers crossed that I will have good neighbors! The location is incredible with the nature preserve all around but still walking distance to the plaza at the end of the road.

I loved living here!! Its hidden and there is nothing around it. It is always very clean, lawn care was there every week, neighbors where quiet. Plus there was no pet deposit!! The fee is like 15 or 20 a month most apartments where 200 to 400 deposit plus a 15 a month fee... when I fist moved in they ask for a picture of my dog I emailed it to them and they sent me a hard copy and turned it into a magnet with a cute frame!! My only issue the entire time I lived there was the sink needed to be fixed after the third month of living there but management came right away and fixed it. One month I spaced the day of the month and forgot to pay my rent on time Wendy (manager) called and was so sweet about it!! Anytime I ever had questions Waldy and Casey where there!! They also do food trucks!! The pool and gym where always clean and they even have a water boy in the gym!! If I ever lived in apartments again Id move back here in a heart beat.

Ive been living at Ranch Lake Apartments for 18 months now, and I may never move. The quiet location gives me a great place to walk my Husky. I love that they take large dogs, and the dog park is convenient and a great place to meet my neighbors. The maintenance team takes care of issues quickly. The gates are nice and never broken. I can walk to buy groceries, or eat a nice dinner at the nearby shopping center. I highly recommend these apartments.

My wife and I loved Ranch Lake Apartments, we lived there for 2 years before I was transferred and I can only say great things about the place. You can tell that management runs a tight ship, it is the cleanest complex I have lived in. Anytime we had a maintenance order, it was taken care immediately and the office staff was always friendly and helpful with whatever we needed. The location is tucked back a little but so close to everything. My wife loved that Texas Roadhouse was in walking distance!

UPDATE: Ranch Lake Apartments will respond to online reviews to keep face but will not respond to personal emails they encourage you to send. It’s been almost 2 weeks and they’ve said nothing back. Thanks.Moved out less than 9 months ago and we were rushing to leave. Our apartment was infested, no exaggeration, with German roaches. These are the ultimate pest when it comes to roaches, as we were told by pest control. They also informed us they had several of the same calls in our building and a number of others. Friends who were former tenants the year prior confirmed this for us. Wendy Reagan was the aggressive, rude and misinformed office manager who came to check our apartment. Her only rebuttle to the pests was time and time and time and time again, also not an exaggeration, that we had brought them in. Pest Shield is the company they had, if there at all; they had informed us in the same conversation as above that the roaches make their way in from the outside more likely than not, because of other apartments. Our response to Wendy was we’re the only people living and entering the apartment, so whom else would have the door open enough for a roach to enter. Her argument was senseless. After this, despite not admitting wrong doing, she ensured Peat Shield would be there to take care of the problem, less than a month before the lease ended. She also ensured in an email we could come to the office to see no other complaints. This is also senseless because who is to say there truly are none. Pest Shield was there once and conveniently couldn’t subsequently return because of a holiday, etc etc. We’re here writing this review as a former tenant because the infestation had immediately moved and still retains in our first vehicle we own personally. This is a piece of Ranch Lake Apartments we have with us still, and also what Ms. Reagan refused to take care of. Her aggression and confusing argumentative nature haunt us to this day, second to the roaches we see in our car. We ultimately had to bring ourselves to write this review, it feels like a crime to endure this and the experience with Ms. Wendy Reagan. There was no option for 0 stars.

Very happy. They are new and very nice apartments with large unscreened balconies, granite counter tops, and huge walk-in closets. Never had trouble with bugs or anything. Being new, the apartments are very clean. My complaints are maintenance takes a while to get stuff done and being on the second level in the master bedroom I have a street light directly above my window causing my room to never be dark. The front gates are usually broken and it is very easy to hear upstairs neighbors. Parking is difficult in the back of the complex. It is usually quiet at night aside from the light murmur of cars from the interstate. Convenient location and better priced than most places in Lakewood Ranch. As for amenities, I use the dog park often along with the pool that is usually filled with unsupervised kids. Kids have sometimes taken over the 24 hour gym as well making working out more annoying than it already is. Many different types of people from young room mate situations, to many families, and older couples. Would definitely recommend Ranch Lake. Aside from the few small problems its much better than worse.

I lived at Ranch Lake Apartments for almost 3 years while I attended medical school in the area. I moved out of state and I wish my current apartment management was as awesome as they were. Wendy, Cassie and Waldy have been there since the day I moved in and they always knew my name when I came in the office which was very comforting. There has been a few maintenance guys come and go but for the most part they were always very efficient and took care of any issues quicker than I expected. Management always posts reminders to enforce rules and keeps you in know whatever is going on in the complex. I loved having access to the gym 24/7 and pool area was very quiet and peaceful.

Ranch Lake Apartments was the perfect home for my husband and me while we lived in the Sarasota area for 3 years. The complex itself has the perfect location being in a nice neighborhood, near the essentials, and easy access to I-75. The people in the office were consistent for the entire time we lived there, which made dealing with management easy. Whether it was a maintenance request, lease questions, or moving out, we always had a good experience. Our apartment was new at the time and the amenities were nice for an apartment; perfect for our needs and price point. We have since moved away from the area, and Cassie, from the office, even retrieved a package from our old apartment that we erroneously had shipped to the wrong address. Thank you Ranch Lake for being such a great place to live even after we have moved on!

If I could give this apartment complex a zero, I would. Although it may look pretty, the management is completely horrible. I can not count the amount of times I have walked into my apartment and there was a man in it fixing something I was not aware was broken. They do not call before sending someone in. Whenever a maintenance worker came out to fix something they would leave my apartment a wreck. When they came to replace our toilets they made a mess all over the bathroom and used all of our toilet paper to clean up thier mess. They also left the toilets outside of our front door for over a week. When the A/C quit working, they also soaked our floors, and left it there. They have also ruined our couches and chairs when soldering the A/C, black ash and what appeared to be mold flew everywhere in our appartment, even in the kitchen and stained. They have also come in before and left our apartment unlocked all day after they left. They are also aware that our upstairs neighbor has a fire bowl on her wooden patio and refuse to do anything. I have done everything in my power to be a good resident. I have always paid my bills on time and kept the apartment clean. Whenever I have tried to address these situations with management they never have an answer. Honestly, I find this unfortunate. They had potential to be great, but are indeed awful. If I had children or an elderly person living with me, this apartment would be completely unsafe for them. With people coming in and out as they please, I sometimes feel unsafe. Especially when they have left the master key to the apartments in our door for hours when matienece was running in and out. Carly in the front office basically laughed in my face when I tried to tell her about this situation. Cary has proven to be unprofessional in many situations.

(*^^THIS IS THE SECOND HALF OF THE REVIEW ABOVE^^*)8.This brings me full circle to the carpet -- upon putting in my 60 day notice to vacate, again, I mentioned the carpet and the ongoing issues weve had with it. I was told Sharon would call me. She didnt. I called back a few days later and left a message for Sharon, again. A few days after that, she finally reached out. She told me nothing should be wrong with the carpets and that nothing was on my file about an issue outstanding for two years. I asked her, before I turned in my keys, if she could come out and just see (first hand) what my issue was. She told me that she didnt handle that, but an appraiser would. I asked if I could be present while the appraiser did his/her walk ...through of the apartment and Sharon told me flatly, No.Naturally, I pushed back a bit stating well, couldnt you just basically lie and say the appraiser looked at the carpet and deemed it my fault? Im just trying to make sure this is done fairly and I get my security deposit back. Id really like to be there when he does his walk through. Her response was You cant. We dont allow that.I took a day to cool off and then wrote her a very nice, very professional email attempting to appeal to her sense of professionalism. I asked her to kindly reply when she had the time and let me know if there was any way we could handle this issue before I turned in my keys. I received no response. Nothing. Radio silence. So here I am, folks...sweeping my carpet WITH A BROOM in order pull up as much of the continual shedding from the carpet as possible bc Ill be damned if I lose a 3rd vacuum to this place. Ive pretty much resigned myself to the fact that Ranch Lake has weaseled their way into keeping my security deposit. The chore list they give you prior to moving out lists a multitude of things that they want you to clean with corresponding charges theyll dock your security deposit for. If you do the math, the charges actually outweigh the security deposit itself. If youre looking for a place to live...do yourself a favor and avoid this place like the plague. Its run by crooks and built like a side street shandy. I could list off a million other things that went wrong while living in this place, but I have some carpet sweeping to do before I turn in these keys.Fingers crossed theyre honest and at least give me back a portion of my security deposit!...But Im not holding my breath!

I lived there for 2 years! Office staff was always there and happy to help. Maintenance staff helped me when I had a cracked toilet and replaced it the next day with new one! I never had any other problems while living at Ranch Lake for 2 years. A Pest company comes and sprays for bugs every 2? months, never had bugs or ants inside. The only thing I wish- to have NO smoking at Pool. (not sure if they have changed the rules since I left) My kids and I didnt like smelling smoke while we were relaxing pool side! I never used the Gym or Yoga room but they are nice and clean. The game room was fun and free coffee in the clubhouse was nice too.

I would give this place 0 stars but it doesnt allow for it. I have called almost 1 per week with no follow up on their end regarding a deposit I put down on a place. They later told me that it was coming from corporate and they cut the checks. Here we are week 3 and still nothing. NO call back or follow up. They dont seem to care that I gave them money in good faith that it would be returned. I will be filing a formal complaint with the equal housing association as well.

Don’t be fooled by the bad reviews on here. This place is absolutely wonderful!! They have resident events a couple times a year with great food and lots of sugar for the kids lol. Most of the bad reviews are just entitled dumb people who don’t know what social graces are and feel it necessary to complain when their feelings are hurt. The staff is wonderful and always helpful. Wendy is by far the best property manager in the Manatee Co. Area. Bring your family to Ranch Lake Apts and call it home. Walmart is within walking distance and some great places to eat!!!

Edited to add- The owner will reply with a heartfelt message to offer you to email them to fix any problems but dont reply to the emails. What a SHOCKER!!!! they do this to make it seem theyre trying to help for the public.Money hungry theives!!! I have lived here 2 years. They have this offer that if you recommend someone, and the person lives here 3 months, youll get $500. Well I have not only recommended one person, but two! Two different apartments, two different contracts. And guess what.... they all of a sudden have hidden restrictions saying that if you move out after theyve been here the 3 months, YOU ALL OF A SUDDEN DONT GET THE $500 EACH PERSON. What a slap in the face. Im moving out before its the end of my lease. Ive paid my bills on time, took care of my place and the property, and this is what I get. I wouldnt have even recommended them if I knew that because its ridiculous, but they made it up because they already have the 2 people locked into their leases. We are filing a lawsuit and let them know in case they changed their minds, their response was go ahead, we have great lawyers. Disrespectful corporate, staff, etc. That is how they thank you for giving a recommendation. I can already see the excuses they will have to not give us our deposit back. Dont bother moving in here.

The apartment we had was not sound proof as I could hear my neighbor upstairs urinating. Complaints to the office had zero results. Office manager is a clever unstable woman in my personal experience and knows how to politely do nothing or punish you for complaints. Trash is often everywhere around garbage cans. (Can post a few pictures) Kids were told not to loiter just because they were talking to each other in the apartment complex area. Just an unpleasant experience all around. Would not recommend to anyone.
