Nice houses that are close to campus and competitively priced. The managers are easy to get a hold of when you have a maintenance issue or general questions. Horn Properties was basically everything I was looking for in a property manager for my years in Bloomington.

I NEVER write reviews but Horn Properties has been nothing but exceptional. My friends and I have been working with them since our sophomore year when we began our senior year house search. Jordan Evans took us to 3 or 4 amazing properties that all had great amenities. When we decided on our house they were so helpful walking us through the lease and what was expected from us. We signed sophomore year in the spring and they kept in contact with us throughout the next two years before we moved in. Now, it is our 8th month in our horn properties home and we could not be happier. Whenever we have questions/concerns we email and get a response right away. Brian Allen has been a huge help this year! He has come to fix a couple things and is always so quick and efficient. The staff at horn properties are polite, respectful, and friendly! I have no complaints and they definitely do NOT scam college students like other landlords might do. RENT THROUGH HORN PROPERTIES, they are amazing.

In my three years of renting outside of campus, Horn was the only management company I actually had a good experience with. Id rent from them again in a heartbeat.

Horn Properties is truly unique for a rental agency! They are by far the most courteous company that I have ever worked with. Their staff, especially Jordan in the front office, are always kind, friendly, and helpful. None of my other landlords have known me by name. The office staff was excellent at communicating, from signing the lease to moving out, and the maintenance staff responded to requests in a timely manner, even during off hours. Horn Properties would be a great place to rent based on this alone, but the proximity to Kirkwood and Indiana Avenue and the chance to live in a nice house make for an unbeatable combo! Great place for students to rent from, Horn will really treat you like a Bloomington neighbor.

I think his name is Jordan, but he always takes care of whatever I need. Again, I don’t normally do reviews, but compared to other property companies I have rented from in the area, horn is hands down the best.

Horn Properties is an absolutely amazing company to rent from. I stayed for an entire school year and they were always quick to respond to my emails and maintenance requests as needed. Jordan has to be one of the friendliest people I have met and whenever the pandemic hit and I needed to move they proactively helped me find a replacement. This superb service from staff is something every other leasing agency should strive to have. For students looking to rent in Bloomington you couldnt ask for a better place to live.

Ive leased through Horn Properties for my last two years at Indiana University Bloomington and Ive really enjoyed my time in my apartment! Horn Properties does a great job at maintaining their locations and are also extremely responsive, helpful, and kind. Any time I had a concern or question they were quick to respond via call or email and would handle the situations professionally and in a timely manner. (Thank you Jordan for always being so nice and helpful!) Horn Properties also does a great job at communicating via email about rent reminders, updates, building concerns, walk-throughs, and upcoming scheduled maintenance. I really appreciate how they keep their tenants up to date and in the know! Overall I highly recommend Horn Properties and had a fantastic experience with them!

Horn Properties has very nice and well kept properties! The staff is very friendly, and are there to help you with whatever you may need. Personally, as one of their properties being my first apartment in college I was very satisfied. They made it simple and easy for me, and I highly recommend for anyone looking for somewhere to stay throughout the school year. I would recommend Horn Properties to any of my friends and family! The staff at Horn are friendly, efficient, and very professional. I have lived in Horn Properties for 3 years and I dont have a single complaint. I have had only one or two minor maintenance issues with my space, but they have been handled quickly and efficiently. An added bonus is that everyone who works there is super friendly and easy-going. I have had some pretty slummy landlords in the past, but Horn Properties is truly an exception.

I just finished three years of living with Horn and I can absolutely say they are one of the best renters in town. I have heard several horror stories from friends living with other landlords, and being taken advantage of, while Horn has only been helpful and polite. I would recommend living with them, especially if its your first time renting, as they set an excellent standard for what a landlord should look like. Their employees are very friendly, and their maintenance is very fast. Once I needed my shower unclogged over a weekend while I was in crutches. The maintenance man came later that day, and even offered to buy me groceries when he saw I couldnt walk (or drive). As long as you communicate with them any concerns you have they WILL come to fix it or help you! I communicate with Jordan the most and he has always been incredibly understanding, I talked to him about my concerns regarding my roommate and he helped me understand what I was legally allowed to do given the situation, and he even waived the lock change fee after she moved out. Everyone on their staff has always been nice and polite, beyond the cordial expectations. A previous reviewer has said some very nasty things that I would like to clarify as I lived with her for 2 out of her 3 years there. We did have some leaks from time to time, one coming from under the sink. As soon as we called maintenance, they came and fixed it and it was not an issue again! One came from the bathroom ceiling light, much weirder. The explanation they provided is not only truthful (as I later talked to the tenants living above us), but the only one that would even make sense. She said the water that came through was at least a liter, and considering humans on average use 17 gallons of water per shower (over 60 liters), that explanation makes total sense. They have no reason to lie, and I cant imagine why they would. As soon as we called them about the issue, they fixed the problem at the source (by going to the apartment above us), and then later came to replace our light and fix the paint. As far as her security deposit goes, she should be happy we didnt move out at the same time as she had a habit of hiding trash in various cabinets, drawing on our fridge, and left her couch behind. All this would have certainly wiped her security deposit clean when other fees (like paying rent late for 2 years straight) are taken out. All this to say, that I hope you dont allow one poor review to cloud your judgement when there is a sea of other reviewers echoing my sentiments. They are definitely one of the best landlords you could live with!

It is very clear that this company is here to take advantage of college students. Dont rent from this company. Youd be better off camping. Unhelpful and rude.Several examples: The ceiling in the bathroom of my rented unit was leaking for months and the problem was never addressed, other than to remove the ruined paint in some areas. It even leaked to the point that it filled a ceiling light, which is an electrical hazard, and this was not taken care of for several days. When asked to address the cause instead of the damage, they tried to blame it on the renters upstairs for not closing the shower curtain (hilarious, as the amount of water to fill the ceiling light alone was at least a liter, and the amount we collected in pots on numerous occasions when water was dripping from the ceiling was several cups worth). Additionally and hypothetically, if the source of this water was runoff from a shower, and that was dripping on us as WE showered, on and off for MONTHS (probably still happening in that unit), that certainly poses health risks (in addition to being disgusting).The first apartment had fleas when I moved in, and this was a massive, weeks long ordeal that left me avoiding the place I was paying to live in as much as possible and crashing at friends places more often than not. They never comped anything because of that experience, as we asked for, and as they should have (that apartment was absolutely not fit to ask anyone to live in).To top it off, when I moved out, my roommate stayed. As we are jointly and severally liable in the lease, all deductions that should have come from her security deposit were taken out of mine, while they still hold her deposit in full. Id not be surprised if thats because they intend to invent cleaning charges at the end to take her whole deposit (as happened to me at the end of my first lease with them, minus about $20, I believe), and they want to take as much from us combined as possible.An edit: After finishing writing this, I went to look at other reviews, and I see similar problems repeated. Please note in particular the review from one Jake Heller and youll see Horns response: a several paragraphs long, tongue in cheek response that perfectly exemplifies the type of uncaring, rude behavior that these people are typified by. Im sure Ill get one too- I look forward to allowing them to prove my point. (And if you look for their response to Mr. Heller later but cannot find it, I think we both know why.)

FABULOUS leasing agency. They have a ton of properties, great prices, transparent, honest, and wildly helpful. The staff is very friendly and flexible. I had numerous issues with filling a lease and they worked with me to find a smaller home. They did NOT hit me with fees and were more than willing to transfer my security deposit!!!!!!!!! They are in the business to help college kids find a great, safe place to live and not screw you over!

THIEVES - Horn properties is an expert on taking advantage of students renting their very first home. I would advise anyone even thinking about renting from Horn to do their due diligence.READ THE LEASE & READ IT AGAINMake sure while obtaining possession from the Landlord that you document every little scratch and/or damage to the property. Take your time and take as many pictures as possible otherwise you will be charged beyond normal wear & tear haha. Test all of the components to all of the amenities in the home to ensure they are working properly. If you do not catch the faucet working properly while moving in, I am sure they will delay the maintenance necessary to fix it properly until the time you move out, and then charge it from your security deposit.The expectations this company has for when you move out are ridiculous. Even if you hire a professional cleaning company, there is no possible way you can even come close to satisfying their expectations upon move out.Any maintenance request is a chore for them. Our kitchen ceiling was caving in & leaking constantly (literally water was showering from the ceiling) because the shower above. We reported it multiple times only to learn it was our fault because we did a poor job of fully closing the curtains while taking a shower. Mind you, these curtains provided to us by Horn would cover half of the shower entrance. The ceiling was caving in because the house was built in the 1st century.Pay your rent on time, otherwise you will incur absurd late fees. They might send you an email to let you know that you have a balance due, but the effort to collect rent payment is minimal to none. No phone call or financial statement sent to you, just an email basically saying hey we do not have rent. If you didnt thoroughly read the lease, you would have no idea that monumental late fees are being incurred every single day your rent is late. To me, it is obvious they would rather have you pay your rent late so they could tackle on the insane late fees that they do not tell you about & let it rack up. $$$I wouldnt recommend this company to anyone, but if you are going to rent from Horn, use caution & Inspect & report everything before you move in.

Everyone who works with Horn has been kind, friendly, and helpful in all of our interactions. It is evident that they take pride in maintaining well-kept properties, and in being professionals who treat their tenants with respect.The office staff were always excellent at communicating, and I am very grateful for the maintenance team, who always responded to requests right away and did thorough repairs to fully resolve any issues.I am so glad that I rented from Horn Properties during my time in Bloomington, and I would wholeheartedly recommend them to anyone!

Helped make living in Bloomington a fantastic experience. Anytime there was any sort of problem with the house they were usually able to come fix it the day we reported it. They also provided great communication throughout the year in regards to breaks and if they ever needed to check anything in the house. I knew a lot of people that had problems with their landlords in Bloomington and thankfully that is just something I never had to experience with Horn.

I believe that they took money from my security deposit for cleaning of normal wear and tear, which, IIRC, by state law the landlords must cover. This was after I spent hours cleaning the apartment down from ceiling to floor as well. They then returned what little was left of the security deposit with a Void within 90 days on it. It also said By endorsing this check, you release Horn Properties of any financial claims, basically forcing you to either take the money they give you, or lose it if you decide to try to take them to court over the illegally spent security deposit. They may seem nice, but they are just after your wallet. There are plenty of better landlords out there.

They seem nice and responsive at first, but they will nickle and dime you for everything they can.During the time I lived here, a random car hit our front porch from the street. Horn took months to repair this (leaving our front porch unusable and unable to receive mail). They then charged us for some of the repairs.They will promise you one thing in the office and never follow through. We had a leaking ceiling FOR OVER A YEAR while living here. They then charged us for paint damage from the ceiling that was leaking..I would not recommend anyone to live here unless they are willing to pay Horn their entire security deposit for issues that you cannot control.

I have never had such a great landlord, me and a roomate used cedarview a year before HPIU, and we got charged random things off our deposit and were treated poorly. I used HPIU for 2 years, and by far the most helpful reasonably priced properties at IU. Highly recommend to any college student. Always timely with maintenance and always happy to help out with any issue you have. If I could give 6 out of 5 stars I would.
