My daughter leased a house from Omega Properties in Bloomington. A few days before her lease began, a bed was delivered a week earlier than the shipper had said it would be, and it was left sitting at the house on the front porch. I contacted Omega to see if they might be able to help, and they immediately responded saying they would bring the shipment inside the unit. We live in California, so we could not do anything about it. I was so thankful they responded so quickly and provided a solution. I offered compensation, which they politely refused. Thank you, Omega, and looking forward to a great year!

Properties look decent and clean.However, they will get you when you leave your rental unit. You cannot get out of a lease until it is over, even during the COVID pandemic. This is in spite of their tenant portal apparently showing this is possible. In addition, they will try very hard not to give you your full deposit by looking for small details during move out inspection that others would consider normal wear and tear. Over the course of your lease, they will charge you for every light bulb during maintenance.

Listen. These guys have got it down when it comes to getting the stuff fixed in your place. Would have given them 4.5 stars if google allowed me. The only negative that happened was our heater was broken for 3-weeks during the winter. They helped us out by giving us electric heaters and eventually had to reinstall a new heating unit. Compared to the other rental properties in the area Omega seemed to be one that nobody would truly complain about.

Living at omega has been an exceptional experience. The apartments are very spacious and seem to have been very well kept up with over the years. One of my favorite things about living here (252 North Walnut) is the location. There isn’t a better location on campus for food, bars, and things to do. Omega’s service is top of the line and if you ever need any maintenance, they show up within the hour. I loved living there and recommend any person who goes to IU to give it a look.

Omega has made living in my first house senior year simple! Staff is very helpful and understanding, great at sending out alerts and reminders. Can always count on maintenance to be timely and capable of fixing whatever problem there is!

Omega is the best rental company in Bloomington! Their units are fabulous: well kept and modern. The price point is not too high, and their variety of options allows many people to rent from them. So many things are great about Omega, but particularly their maintenance team. It is easy to submit maintenance requests through the tenant portal online. Maintenance responds to requests VERY QUICKLY and professionally. They fixed my smoke detector within two hours of when I placed the request, and they replaced my sink disposal SUPER QUICKLY without any complications. Omega communicates well with their tenants through text message and email and is always super helpful with any questions. I highly recommend Omega if you are looking for a place in Bloomington!

This company takes advantage of students. Great place, great location, but they will steal your entire security deposit so be prepared. We were even charged $75 for an item left in the hallway that was not left by us, and did not belong to us. We also had a cleaning crew come clean our place, but were still charged $300 for cleaning fees. They will charge you an absurd amount to clean the blinds even if you cleaned them. They will charge for anything that they feel they can. And if you try to dispute it, they wont care.

Omega Properties is the only leasing company I will work with! Amy and Savannah go above and beyond with their clients to ensure quality costumer service. I can always count on them to take care of me and floor mates. This company really does have the best interest of the client and serves nothing but honesty! Omega is truly different and a tenant can always feel comfortable walking into the office to talk about anything with Omega.Omegas maintenance team is reliable and actually figures out the issues to prevent a headache in the future instead of putting a bandaid on it. Omega is locally family owned, so youre not messing with the large out of town companies.

Managment is awesome. Savannah is the best. If I have any issues I know who to talk to. I’ll be definitely recommending them to other friends and family

Ive lived in an Omega apartment for a semester now and have had nothing but a positive experience. My apartment is probably the nicest place Ill be living in until Im 30, with a huge living room and a full kitchen. The staff is very kind and understanding - my microwave broke within my first week here and not only did they replace it within the day, but also at no charge. In the interm they even loaned me the one the use in the office. I highly recommend leasing from Omega Properties, this is the best deal in town for the price Im paying.

Omegas management has been quick to respond and assist in any issues we have had in the apartment unit. While there have occasionally been things that break or are faulty, as soon as we contact them they begin to work on fixing it, which is the most I can ask of a landlord. Would recommend them if you are looking for a place to live in Btown.

Ive been through several rental companies in Bloomington, Omega being my 5th. Without a doubt, this has so far been the most honest and reliable larger-scale rental company I have dealt with. The staff are very helpful and see any issues or problems through. Take it from someone who has dealt with a wide variety of companies in town, and choose Omega as your rental company.

Lived here a year ago for a semester. Overall, not too bad, but the reason they have so many 5stars is cause they offered a gift card to Butchs deli if you left a review. Didnt say you had to leave a 5 star review. . .But you can assume what you will. I lived in The Omega, above the new Argetinian restaurant at 7th and Walnut. Overall it was nice, except you could hear the Bluebird thumping almost every night and drunk people screaming. Not on the Omega, just a result of the location. The main complaints I had were that the hallway often smelled like garbage since the trashroom was on the first floor of the staircase. Also, my roommates and I found a cockroach upstairs (where the bedrooms are) and filed a request. Never heard back from them. Could also hear the garbage truck every week at like 8 in the morning; idk if they just didnt insulate much, or if its that loud in apartments everywhere downtown. But people in the main office seemed nice and location is good. As far as Bloomington apartment companies go, its one of the better ones.

Literally obsessed with this establishment! You could legitimately crawl to sports and not even get a bruise on your knee. Also, the maintenance men are hawt.
