Poor experience all around. No management, closed amenities they highlight, over charged at the end of the stay with no explanation or rectification. Do not get drawn in by the good looking website and social media. Over priced for the location and quality.

I LOVE THE COMMUNITY HERE!! Everything about Evolve is great! I recommend this luxury student living to almost everyone I know who comes to me asking questions! Its exactly what I expected and more.

I honestly love living here at Evolve - best place to live in Bloomington. The sense of community is amazing and its so fun to live here. The amenities are second to none and everyone is always having a good time. The staff is also awesome.

I think this place has a good amount of pros and cons.Pros - Solid room quality and amenities. Well-kept main building and facility (generally). Great location if you enjoy IU sports. Bus stop is very close.Cons - Staff can be unprofessional (getting better). Very high price for what you are receiving considering places like Echo Park (highly recommend) are similar in price. Maintenance may or may not help with your issue. Massive amount of partying and noise depending on your location in the complex. No Ethernet ports in the bedrooms (big deal-breaker if Id known). Unclean apartment on first move-in. Insane package delivery procedures up until very recently.From my POV, I had a good experience at the place. The only thing Id say to note is the incommensurate price with the general quality of certain things. Your paying roughly $946 + parking (35 a month) for a good location, good amenities, and a generally decent living environment. Most likely, this can be achieved for a cheaper price. Please tour around for a place before you choose, and ask a good amount of questions to the staff even if you feel embarrassed in the moment.Quick Note - I understand that general college idiocy is normal for a college apartment complex, but you will definitely need to have a high tolerance for it if you find yourself unfortunate enough to be located beneath a group of frat members who enjoy partying 4+ nights a week.

The people that live here are great, but the management/security is terrible. The amenities are fantastic when they are open, but the pool is rarely open ever. Poor planning leads to delay in opening time and frustration among the Evolve community. Employees contradict information on a daily basis and give opening dates with no backing.Security is an absolute joke here. Evolve once sent an email saying they would have to close the basketball court because too many random people were showing up to play who did not live at the building. This shouldnt be on the residents to police who enters the building, you have security who dont live up to their job.The pool had been closed due to people staying in after hours and glass bottles in the pool area. There is security that patrols the area and did absolutely nothing when there was a very clear glass wine bottle next to the hot tub. I and another resident had to go into the area to pick up the empty bottle and throw it away because security was not doing anything.Pool cues are broken and not replaced so tables are unplayable. Pickleball rackets are missing so you cant rent them out anymore. From a first look, Evolve looks great but after 2-3 weeks, you begin to realize management is a joke.Evolve security doesnt enforce locked gates, resident wristbands, or anything that makes Evolve private. The courtyard is treated like public space to the entire university at this point. Management needs to start taking proper measures and realizing that residents are unhappy as the amenities are frequently used more by people who dont live at the building.If everything went smoothly at Evolve, it would be a great place to live but this building is such a disappointment. I am very glad I will only have lived here for one year, I would never recommend living here to anyone.

I was seriously considering signing a lease here, but they have a contract with a predatory towing company that towed my car while I visiting a friend staying at Evolve for an hour. Signage was NOT clear. They charged me $240 to get it back, even though the city just passed an ordinance capping the fee at $135. This was DURING A PANDEMIC. Students are losing their jobs. Absolutely unethical. I have a horrible taste in my mouth for Evolve and will never consider them as long as they are contracted with Stryker towing.UPDATE: I called the number in their reply. No help. They essentially said, “yah that’s just something we do.”

One of the roughest move in processes I’ve ever had! They failed to mention I would need a parking pass until my roommate told me I had been parking illegally for the first week I lived there, which was another 35 dollars a month on top of the already over priced rooms. They did not give me any information before I moved in and left me hanging with a lot of issues. I was also under the impression that my room would be cleaned upon arrival and when I came it was disgusting and I had to clean it myself. They have decent amenities, though that’s the ones that are open. I don’t see why the tanning salon can be open along with the tanning beds at other gyms, but Evolve refuses to open theirs. These amenities were basically the only thing that drew me to evolve and it’s a huge bummer that most of them are closed.

Previously on the news for property-wide mold and asbestos issues once construction finished, this unprofessional management company allows its residents to blast music at all times of the day and night. Over the past month, my neighbors and I had to call the police 20x to report partying, boombox music, screaming, destroyed property, and lit fires (yes, fires) in their parking lots. However both IUPD and BPD REFUSE to issue tickets for public disturbances. Colleagues who live there have also shared similar complaints and our family lawyers will form a coalition in preparation for a lawsuit soon if this issue doesnt resolve itself. The lit fires were the last straw and justifies a safety hazard to the community. Their management has a high turnover rate and the newest one is incompetent like the rest. We recorded several phone conversations as to demonstrate this in court, if need be. Dont live here and dont live near here

I love Evolves open environment (work study) as well as how clean it always is. The facilities are still clean and well kept, making it a great place to live.

Kind of expensive and the electricity charges are very high even though I am not in the apartment for half of the month! No one answers the office phone or has returned any of my voicemails!

I lived in evolve the first year it opened. Singing the lease was a quick and easy process. The staff is also very willing to help if you have any questions. I always saw one of the employees, Katie, in the office with a positive attitude ready to help if you had any questions or concerns. Would highly recommend living here, it is worth it!

Although there have been issues with evolve (which I would expect from a brand new building), I love where I live. My living space is supplied with all the appliances and furniture needed for a college student. I love having easy access to a gym, study room, tanning bed, and other great amenities. This is very nice because its all on one place!! The staff is always very helpful and greets me so kindly when I walk by. I would very much recommend friends to EVOLVE.

Evolve Bloomington is a new apartment complex and it has some of the coolest amenities. The sauna is really relaxing. Katie H., one of their employees, goes above and beyond to help the residents here and always has a positive attitude. Great place to live for a first apartment.

Called the office and talked to Meghan who was extremely helpful. Lived here two years and the staff are always really nice and accommodating. I would recommend living here!

This is my second year living at Evolve Bloomington in the townhouses. I have really enjoyed the service and especially been helped by Meghan Mileski on numerous occasions. She is an amazing person and a better friend. She brightens the room whenever she walks in, and I always look forward to talking with her on the phone ;)

My roommates and I absolutely love living at Evolve. The friendly staff of Katie, Abbey, Diana, Ross, and Chris are incredible at doing their jobs. I would highly recommend any student going to school at IU to check out evolve.

As a parent of a student that has been there from the very beginning, the staff at Evolve has ALWAYS been professional, friendly and has an answer or will find someone that can answer my questions, (and I had a lot of questions). I am currently a resident at Evolve and my experience has been amazing. The office staff are always very helpful and friendly whenever I see them.There are so many great amenities and it is very nice having a private bedroom and bathroom. It is a very luxurious apartment complex especially for a college student so overall, Evolve is a great place to live and well worth the price.

My daughter was in a sublease during the summer of 2019. 6 months later they are coming back trying to charge for damage that was caused by the previous tenant and threatening to send the charges to collections agents. Sounds like a nice building but it is over-priced and poorly managed.Update: The Property Manager contacted me after I posted this review and has now resolved the issue.

Evolve is one of a kind in Bloomington. I looked at other apartments and none even come close. Ross was super helpful throughout the process of signing my lease.

There are not many good things that can be said about my living experience here. I was fed false promises that I would be able to move in on time. When we finally moved in there were many things wrong. I was left with a freezing cold shower for about pretty much the first semester as maintenance would refuse come to fix this problem even after numerous requests. The people that work maintenance as well as front desk here are not very helpful. They never seem to want to help anyone or solve a problem. The whole allure of living here were the amenities. Unfortunately it took forever to finish them. They also love to close them down for the most minor infractions so residents are not able to use them. It also seems that they have a deal with the towing company because they pounce on the opportunity to impound any and every car. This place is extremely overpriced and not worth the hassles residents deal with.

Hard to find a reason to ever leave with such great amenities, activities and happy/helpful staff! Absolutely love my private bedroom and bathroom while still having everything I could need in the common spaces. Definitely the best student living apartment complex offered in Bloomington with prime location and inclusive environment!

Regardless of how many people had problems moving in, my stay at evolve is honestly great. In my opinion the management team is amazing and always willing to work with you. The rooms are great, and if you ask things to get fixed, usually it gets fixed quickly.

This is a parent’s perspective. Evolve, on the surface, is a very nice complex (TBH, much nicer than where college students should be living, but that’s a separate conversation.) I will say that anyone I’ve dealt with on-site has been courteous and helpful; however, the building is managed by CA Student Living/Ventures and the office staff are employees of this firm and all directives come from above. My issues with Evolve began last August with their complete lack of transparency. If you’re familiar with the history, you know that units and the complex were not ready by the move-in date, despite all social media postings to the contrary. We were only told Tuesday of that week that move in would not happen that Friday. When we arrived on Sunday, there were no elevators or any of the much touted amenities. I would estimate the complex as a whole was approx 60% completed. I would advise other parents to read the lease carefully. Know that if your child moves out in May, it will not be officially recognized as the lease ends 7/31. So any expenses incurred thereafter (electric, alleged damage to the unit) will still be your responsibility. Even if your child and their roommate(s) all move out when classes end, you will still pay the electric bill since Evolve will not shut off power to the unit...yep, that AC runs all summer long. There is also a $150 “redecoration” fee charged to every resident, regardless of the condition of the unit. This is not a security deposit, but a fee which covers light cleaning and preparing the unit for the next tenant. Heavy cleaning and more than touch up painting is an additional charge. So, basically you pay for Evolve to ready the unit for the next tenants; expenses that are historically the responsibility of the property owner. This was something I’ve never heard of before and I would bet Evolve is making money on this, as they’re collecting a minimum of $300 per unit to redecorate.

Evolve has been a great place to live. The amenities are awesome, especially the gym and pool. Ross Wettersten has been very helpful to myself and family throughout the move in process.

Chris was amazing on the phone and super helpful to schedule a tour. In person, Jayden was super helpful and lead us around. He even gave us a tour of his place to show us what it was like living there.

I’ve lived here the past two years and the experience has been alright. I think that the amenities being taken away is a huge downside because that is half the reason I chose to live here. Our unit had mold when we got back from the summer, and it was clear the air conditioning had been off for the summer, leaving the unit and all of our belongings that had been left behind smelling of mildew. However, Katie Hornsby has been extremely helpful with any need, as she is the person who constantly in the office tries to help figure our needs.

The public area of Evolve is fancy and good. But charged the rent of a month for barely living. And raised renting price while we are living. The construction goes for months because till the school year starts the buildings are still not finished. The noise and water system damage in the building are problems.

As a resident, I feel that this is a great place to live. The location is unparalleled and the common spaces as well as the apartments are beautiful. If youre looking for a place thats close to campus, has great customer service and amenities, Evolve is the place for you!

The staff is super helpful with all things concerning leases and living at Evolve, and made the process super easy. I was approved within just a few days after submitting all of my paperwork. Signing my lease was seamless, and the energy around this place is top notch. I am really looking forward to calling Evolve home!

This is by far the worst experience I’ve had with a company I was renting from. I’ve lived at Smallwood and in a house managed by Grant Properties, and Evolve has proved to be the least civilized and professional leasing company of them all. First of all, our move in was delayed when I arrived for school and had to stay with a friend for a couple of weeks. Then, mid-semester, people had to move out again because of mold and water damage issues. The amenities are good but are often crowded and I haven’t used the pool once since I’ve been here because of their construction. The number of issues I’ve had in this apartment is absurd. Literally, nothing worked when I moved in. The dryer and washer were making a very loud noise and when I asked the maintenance guy what was wrong, he said they “were just loud”. It turns out there was a large metal bar at the bottom of the machines which is used for shipping that was not removed and that damaged the machines. Both my doors were cracked and weren’t replaced until 6 months later and the new ones they put in are really dirty and haven’t been painted yet. I went to talk to the front office today to complain about the doors not being painted, and they charged me $200. When I told them the doors were broken, the maintenance guy “Buddy” called me a liar and was very confrontational as if I wasn’t a paying tenant. So in conclusion, the downfall here is the staff, whether they’re rude managers or inexperienced kids, they make this place really hard to live in.

As a resident of Evolve Bloomington, I have experienced the utmost respect and patience when dealing with the staff. They are friendly and willing to help and answer every question I have. I am super excited to move in and use all the beautiful amenities. ;)

This place is a complete disaster. What a joke of a place. They didnt even get a permit to build the garage. How can we trust you when you dont do things by the book. Tenants have had nothing but issues here. I warn anyone thinking about living here to consider the issues at had. They should have never moved people into a building that wasnt even finished.

To be a luxury apartment complex, you need all of the following: top notch staff, FUNCTIONING/top notch amenities, FUNCTIONING/top notch appliances. None of the requirements are fulfilled by Evolve. Evolve is what Id like to call fake luxury. I feel guilty capitalizing their name. I cant wait for my lease to end. I learned a lesson to never live in an apartment in its first year of business.

Evolve Bloomington- the premiere living space at Indiana University Bloomington. Although the living spaces are top notch, that isnt even the best part! Katie Hornsby takes the cake with her expert customer service. She delivers packages, answers phones, cleans elevators, babysits cats, cooks like a michelin star chef, provides comic relief even better than Chris Delia, and maintains her GPA! I mean what cant this chick do? The indoor basketball court, jumbo tron, pool, sauna, gym, coffee bar, and game room cant convince me to renew....but Katie Hornsby can. Give the girl a raise darnit! She puts the team on her back. 5 stars, nuff said.

My best friend is living here in the fall and I’m so excited to visit! The pool looks amazing!! I’m very jealous of all the amenities that they have.

This place is managed awfully. If you have any issues such as broken appliances dont expect them to help out for a couple months. Maintenance crew is awful and unhelpful, Ive had friends have to bribe workers to fix their stuff. If you like transparency from your landlord this is not the place for you. Every issue is somehow out of there control even though their job is to manage the property. Also if they promise you any incentives to sign a lease dont believe them, they lie straight through their teeth and once youre locked into a lease the promises start to change.

If I could give this place 0 stars, I would. The management office is an actual disaster. When we moved in, all of our appliances did not work, and our entire apartment flooded. Even the appliances we got fixed, didn’t work (we have the 4th fridge that was brought into our apartment right now). We had black mold and had to move out for three weeks of renovation in the middle of the school semester. The air quality was so bad it sent my room mate and I to the doctors who all reccommended moving out immediately. The place was an actual construction zone, and I would not recommend to any parents or student to reside here. Side note, it’s over a quarter mile to get to the only working elevator from my apartment. My room mate broke her foot and asked for the elevator to be turned on, to get the response that a broken foot can not turn on a elevator. Also, I bet the property manager will respond to this review, but none of my emails or calls.

Evolve has its pros and cons. At the end of the day the management team is dedicated to improving the overall experience for its residents!

Evolve is the best student living complex I have experienced in my four years as at Indiana University.All of the units are large, comfortable, and outfitted with state-of-the-art appliances. Evolve also seems to have the widest range of amenities of any apartment complex in Bloomington. My personal favorites are the full-sized basketball court and paddle tennis court.Above all else, I was most impressed by Evolves work in delivering me a fantastic customer experience. The staff is very friendly, especially Evolves Property Manager: Sarah Maxson. Sarah took me on an impromptu tour and answered all of my questions. Very courteous and professional!I highly recommend Evolve to anyone searching for an Apartment in Bloomington. 5 stars from me.

Single handedly the worst experience Ive ever had leasing an apartment. We were given false information that we would be able to move in before classes started and ended up having to stay in a hotel for multiple days. A month later the whole apartment complex had a mold problem resulting in us moving back into a hotel for two weeks. These type of problems should never happen especially with the price we pay. They missed placed one of my delivered packages for a week and lost one of my roommates. I have never seen a company ran so poorly. I will definitely not be resigning my lease (considering they raised the price while we sat in a hotel).

This complex literally has a deal made with a towing company to tow any guests you have here to get the tow company more money. Every day its like something else goes wrong or gets worse that they try to patch up with a bandaid like free bagels or some lame event. It’s pathetic. Packages get lost just to tell you that anything you get sent to the office is “not their liability”. Staff is nice but nice doesn’t cut it when management is greedy and couldn’t care less about tenants. “Luxury” appliances are garbage made out of stainless steel. I would actually help anyone considering this place find another place to live. Lmk.

Evolve’s amentities are top notch, and are making progress on various issues.

Not only made late, but poorly constructed with shady business practices. They moved students in illegally, without having a city of bloomington inspection, which is pretty much unheard of. Elevators were a safety hazard not built to code. No hot water after a week, bad worksmanship everywhere. Crowded parking spaces. Big corporate owners. They cut corners everywhere and wait to the last minute to communicate issues. Not trustworthy. Its a student ghetto.

Commuted for work for a fee days and it was a great environment, staff, but a beautiful place to live. Not to mention Sara Glenn fine!

This place is crazy! It’s more like a hotel than an apartment. Indoor basketball, tanning, heated pool what more could you want?? 10/10 will live here again!

One word, mold. The only people that are giving 5 stars are the people who work for this company. I have been technically homeless all semester and couch surfing because of this companies negligence. I moved into apartment with moldy carpet from a water leak. And I was moved into a hotel with bedbugs, and I moved out to sleep on a friends floor. The beginning of the semester I was without a home for a month. But they still charged me rent. A week after living there I got extremely sick and even had an asthma attack. I told management and they said that there was nothing wrong with the apartment. They even hired unqualified people to do mold testing. But didn’t even do the testing right. I had to hire my own hygienist and there was actually a lot of mold. I’m so over this building. My grades and mental health have been effected. Never live here ever, unless you like being scammed

The trash chute rooms are filled floor to ceiling with trash and the smell permeates the apartments adjacent to these rooms. It’s hard to believe the management can’t get this under control.Seems like a looming health hazard
