Horrible time trying to contact landlords.Crazy high bills because of lack of insulation. Awful time trying to replace anything in apartments because they take MONTHS to reply and get around to fixing things that shouldn’t cost much but they up charge like crazy! I would not recommend to anyone, especially students who they seem to try to take advantage of!
We live in a 5 bed house and all 5 tenants have vehicles. They are only allowing us to have 3 parking passes to park at our house, which is absolutely ridiculous and makes no sense.
I appreciate that the team in the office has always worked with me on problems that come up in the tenant portal. I also appreciate that our maintenance problems have mostly been dealt with in a timely manner. When it is an emergency, they will come out as soon as possible, which is really great!
Usually very good at making sure everything is taken care of that we need. Sometimes can be difficult to communicate with.
Elkins Apartments is a terrible company to rent from. There are so many problems with them that I will try to be succinct. When I first arrived at the house, the basement was dirty and there were many, many dead bugs on the windowsill. Really nasty stuff. Whenever there were any problems that we needed addressed, Elkins would be super unresponsive and take forever to contact us back. They would have frequent showings of rooms during the day on short notice and they would not even knock sometimes. They painted my room without telling me and left it dirty. Terrible customer service, don’t rent from this place.

DO NOT RENT FROM THESE PEOPLE.I did not think I could dislike a landlord as much as I disliked Elkins apartments. By far the worst experience I’ve had. They will attempt to gouge you on the security deposit with incorrect records and force you to jump through a needlessly long and arduous process to try to correct issues. For example, they will not respond to emails (which is odd considering how their promotional team sends excessive and somewhat annoying emails) will call perfectly normal exchanges “rude” as an excuse to not respond, will take an excessively long time to review charges without any indication as to why or when they’ll be done and then force unreasonable and quick deadlines on their tenants, and they have been outright passive aggressive and rude themselves in spite of being so off put by fairly reasonable frustration.The laundry list goes on: Repairs were slow, all the appliances and fixtures in the apartment are meant to looks expensive but are generally of poor quality (noticeably worse then every other apparent I’ve lived in in spite of higher rent prices). Walk throughs are disruptive and take place at odd hours. They threatened to tow my car even though I had a pass. They would threaten cleaning fees to all tenants for litter in shared lawns in spite of having no idea who caused the mess, and without making an attempt to find out. The apartment wasn’t clean when I moved into it. The list goes on.If I could give zero stars I would.
DO NOT GIVE THESE PEOPLE YOUR BUSINESSI know it is hard especially as a student at IU since they own so many rental properties. Just keep in mind, they have no problem suing you even for the smallest things!Sign separate leases if possible and keep ALL of your receipts since they are really bad at book keeping.If you are not careful, they can cost you and your roommates 10K or more for normal ware and tare.All info I am giving you is all from my experience from 6 years ago in 2014, so they could be different, but highly doubt it!These guys can all read between the lines!
Please do not rent from these people unless you want to lose a lawsuit. based on conversations with multiple Elkins renters, this is their MO: they will wait for you to leave campus when classes end then abuse the Indiana law that says lawsuits don’t have to be issued in person, delivering the lawsuit to a rental unit you no longer actually occupy. (student leases usually start/end in august, meaning many students sign a lease that goes through the summer months even though they won’t be on campus at that time.) prior to this, Elkins demonstrates their ability to contact you at other addresses by sending letters to your parents’ address. but once they know they can profit off suing you, they cease all communication at addresses you might actually inhabit and intentionally have the suit delivered to you at an address you no longer inhabit. if you don’t know you’re being sued, you don’t show up to court and will receive a default judgement against you. this judgement will award $6000 to Elkins from your pocket, even though you were never actually aware you had a suit against you and therefore didn’t know you even needed to show up to court. i personally know multiple folks who Elkins has abused in this way. you can see proof of their obsession with suing IU students if you go to mycase.in.gov. they have already tried to justify their behavior, so let me say to Elkins: if you really think your behavior is justified, you should stop abusing the system & be sure these people are aware you’re suing them so that they can actually fight back. this review details how your behavior appears. if i’m wrong and you’re not ~intentionally~ abusing the system, this is the time to alter your behavior, bc you’ve been called in to the fact that, intentionally or not, you are abusing Indiana laws at the expense of your renters, who are broke college students.i highly doubt they aren’t aware of their systemic abuse, bc they have, in the past, tried to silence reviews like this by threatening to sue the person who posted it. furthermore, they advertise themselves as women led but really it’s a white man named rick who owns it. truly, ew!
Great house with casual wear n tear, but that is typical of the older properties on the south side of campus. Rented out 501 S. Fess and it was a perfect location. We had a few minor issues with maintenance, but other than that it was a great service and cozy home. We even got our full security deposit back. Thats amazing. Thanks for helping me close out my senior year.
LOVED, LOVED, LOVED living at this apartment. My roommate and I needed somewhere to live ASAP and we found ourselves at the mercy of the management. They put us in contact with one of their residents that was looking to sublease over the summer. We were able to move in quickly and made our roomy one bedroom our own. Was so thankful to the management for helping us out. Always a smiling face when we walked in the door!!! Would HIGHLY recommend this place to anybody!
Ive loved renting from Elkins! Our apartment was in great condition when we moved in, maintenance needs are always taken care of quickly, and the staff is friendly and helpful!
I lived at a big house at 517 E. University that was created into separate apartments that was plenty big enough for my roommates and me, and the other tenants were great and I felt very comfortable knowing they were there. The people at Elkins were great about trying to help in any situation we had throughout the year, and when I requested to have a dog there they were super helpful in making that happen for me. Elkins has always been there to try and help me and are kind and courteous no matter what!
The rental agency for the Egret, which is an Elkins beachfront home in Gulf Shores, AL, has always been quick to respond to any problems or needs that came up over the many years weve rented from them. Id highly recommend their properties!!The EGRET has been the destination of our choice for over 10 years, a great place for a group of friends!6 bedrooms, 6 bathrooms, 2 large family rooms, pool beneath the house - large deck to enjoy the many beautiful sunrises too!! A real winner!!!
I lived in Elkins Apartments for a year and enjoyed the experience. The staff are helpful and communicate with you promptly. Tenets can create an online login for bill paying and making maintenance request. They have many properties so it is best to get direct contact info from the maintenance workers after their first visit. The rooms are spacious and the appliances function properly. Maintain a line of communication with the staff and there will be no issue that can not be solve.
I liked my stay at Elkins Apartments. If you are looking for a place to live off campus of either IU or Ivy Tech, I recommend taking a tour of these apartments. Friendly staff and the parking is convenient. The location is ideal for being off campus it is close to the bars and the stadium. We moved into a great apartment and if anything did happen the management was responsive. Go Hoosiers!!
I LOVE my apartment!! Everything is new and well maintained.The best thing about living here is that Im not right in town, but Im close enough to town to be able to get anywhere easily. Safe area, landlords dont hover over, or pester tenants, but they are quick to find resolution to any issues that may arise. I would give you a 5 for the rating, but I think there is always room for improvement in any situation, so 4+ works for me.
Nothing but good things to say about this place. The rental was extremely clean when we moved in. The maintenance guy was always there to fix anything in a timely fashion. Definitely recommend Elkins for any student renting in Bloomington.
Elkins Apartments made my senior year a great experience! My 3 roommates and I rented a beautiful home on Highland Avenue and enjoyed every memory made there. Elkins always responded to every need in a timely matter and was eager to help us with any questions that we had! I highly recommend them for renting in Bloomington!
I subleased a 1 bed/bath townhouse on 503 N. Fess Ave., which I really liked. The location is great. However, I didnt like the kitchen and bathroom. Bathroom door was literally in the fridge door! If you cook a lot probably this place is not an ideal one for you. Bathroom ventilation wasnt working to begin with and I never called to have it fixed so I wouldnt know if they are good with maintenance or not.
Tenant at their unit located on 938 N Walnut St. I really dont have any major complaints. The staff is friendly, and the unit Im in is one of the more reasonable one bedroom apartments in Bloomington. Its a great location for me because I work in Assembly Hall. Only minor thing is when I moved in, they didnt do the greatest job of cleaning the previous cat owners hair and fur, but thats not enough to dock it down. Cat hair wise...its more clean now then when I moved in. (I wish it wasnt permit parking though, would love a guest permit for my parents when they visit!) But yeah, Id recommend this place to anyone looking for a one bedroom unit.
The Egret at Gulf Shores is our home away from home. Always get a rapid response if any problem arises. Its right on the beach. We get to watch the dolphins go up and back each day. It fits our group to a T. Love the family room off the kitchen where we watch movies at night or play games at the long kitchen table. The covered porch is great and then the open deck is perfect for sunbathing. Would recommend this property to anyone.
Living in my place again for senior year after the ease of dealing with the property managers. If we ever feel like we are being wronged we just bring it up in a civil way and its always resolved. Have worked directly with the owner and hes always making sure were satisfied with our place!
I have been in Elkins Apartments for almost a year now. I have never had any problems with my apartment and everything has worked fine since the first day. The staff is very friendly and easy to work with. Overall it is a great place to rent from and I would definitely recommend it.

I have been living in an Elkins-managed one-bedroom apartment for a few weeks now and am so enjoying the amount of space I have in my unit. As I was packing to move, I was surprised at the amount of… well… stuff I would need to arrange and find storage space for, but the apartment accommodated all my things very nicely. Im quite comfortable here.There were some cleanliness issues upon move-in, and my bathroom vent fan was broken, but these issues were resolved within 24 hours of my reporting them. With such speedy response, I dont foresee maintenance being a problem.The neighbors have been amicable but seem to keep to themselves--Ive had very few conversations with any of them. The complex in general has been very quiet, the only exceptions being occasional late-night arrivals in the parking lot (myself included now and then). The experience so far in living at an Elkins property has been positive. My hope is that the pattern holds so that I may remain a resident here for quite some time.

I thoroughly enjoyed renting through Elkins Apartments. They take really good care of you, and make sure things are taken care of in a time-efficient manner. The house my friends and I rented in Bloomington, IN, was kept in great condition, and the staff at Elkins Apartments are really good about being available to talk and help out should something come up
Overall solid experience and place was great. Get a lot of value for what you pay for and location is optimal. Anyone looking for a great college place and an even better experience should look into these apartments.
My apartment is beautiful and the perfect place to call home. Not to mention the prompt responses to the few concerns and issues I had with the apartment made me feel really good about where I am living.
My boyfriend and I moved into one of their apartment complexes in August. The apartment we moved into had just gotten new carpet, so that was a huge plus! My only complaint about the move in condition was that the apartment was not very clean. There was a lot of dust throughout the apartment on window sills and on the molding of the walls. Also, the top of the mirror and the bathroom light had a thick layer of dust. However, the office staff are very friendly and maintenance always takes care of our requests/problems in a timely manner.One issue that we ran into that really irritated us was that lights were left on in our apartment after they were giving a tour. My boyfriend and I are both gone all day during the week because of our jobs, so we always turn the lights off before we leave in the mornings. A few times when I got back from work, the bedroom, hallway, and kitchen lights were all left on. This is irritating because it runs up our electric bill. I emailed the staff about this and they responded quickly and told me they would be more mindful of turning the lights off.My second issue was how quickly we were forced to make the decision of resigning the lease. After living there for only around 2-3 months, we began getting calls asking if we were going to sign again for the next year. We were not ready to make that decision since we had only been there for a couple of months. I told the office this and they told us they would give us more time to think about it. About 2 weeks later, I received a voicemail telling us that we had to tell them within the next few days if we were resigning or they would let someone else sign. We were extremely unhappy with this because we have not lived at the apartment long enough to make a decision for where we will be living in the fall of 2017 and the spring of 2018, since it is only 2016. Our plan was to wait until after winter to make this decision. What we dont understand is why we were forced to make this decision, but our friends who live in the same building right next to us have not been asked at all if they were resigning.Overall, we really enjoy living here. It is close to downtown, but we are also away from the campus area, which keeps it quieter. We live right next to the train track, but we dont hear the trains going by at all, which is extremely nice! Parking is great because it is free, but sometimes we do have trouble finding a spot during the weekdays. We never have a problem in the evenings or weekends. I would definitely recommend living with Elkins!
Elkins was great for college students. I rented a townhouse from them for two years and never had a complaint. If something was broken, they would send out a maintenance worker to fix it the same day. Our apartment even had an issue with one of the payments and the owner was nice enough to help us resolve the issue without incurring any late fees.
I’ve never stayed there. I’m a potential renter and based on the response from management, I won’t consider this apartment complex. I suggest management learn what is the proper response to a bad review. It’s absurd to go into explicit detail (defending) review.
Elkins has great location for students and athletes and great for people who just want to live in a relaxed environment. The bedrooms are huge and there is plenty of closet space. The staff is very nice and works with you through any special needs or accommodations.

I stayed at an Elkins apartment for my junior year and I thoroughly enjoyed my stay. The Elkins staff was friendly and very helpful throughout my entire stay. They walked us through every part of the process; from moving in, paying rent, maintenance issues, etc. the Elkins staff was always there with answers.
Just..dont do it. Issues weve had: an addition so crooked that our windows essentially do not seal thus making our AC and heat useless. It got below 40 degrees in our kitchen this winter and even in the spring is consistently in the 50s. During the fall, we were sweating. Upon bringing this up we were given responses such as: What do you expect us to do? and Heat rises. They finally agreed to put in window AC units though we still do not have them. When we reported our house being so cold, their solution was just to bring us space heaters even though we 1) do not feel safe sleeping with them on 2) cannot use them in many rooms without blowing a fuse (plus they were tiny and did very little ) and 3) we have to pay for the additional electric that comes with having them running. We have also had consistent issues with running toilets, most recently causing our water usage to triple. The maintenance person they sent (though extremely nice) first told us that all of our toilets were fine even though upon using our own dye tablets we found that all of them were running. It took them over a week to fix the issue, costing us money. And when I called to inform them that they were still running I again was treated so disrespectfully when all I wanted was for the problem to be solved. In addition, many floor tiles were broken when we moved in and we tried not to be bothered that we had to spend about a week having our kitchen somewhat torn up so that they could fix this. However, they did not even seal the grout so it is constantly making a mess.. even we immediately knew that it should have been sealed. The maintenance people are nice but often do not seem to know what they are doing (for example.. just looking at a toilet without inspecting anything and saying that it isnt running or placing poles in the tracks of our sliding window with broken locks to help with safety without considering that when you place the pole on the outside.. if someone wanted to open the window they would just lift up the pole). We also had a leaking window that we reported and nothing was ever done to address it. Even though we have lost countless dollars to utility issues, what is most frustrating is that when we call we only want solutions yet are treated with disrespect, as if it is absurd to ask anything of our landlords or as if we are incompetent. With the AC it took countless times for them to notice that one vent was completely clogged, something they claimed to have looked at but clearly didnt (also a fire hazard). Another example would be calling to say that maintenance said the toilets were fine but the dye tablets showed otherwise. Instead of getting Sorry we missed that, we will do our best to take care of it I was questioned over and over in an extremely rude tone.. when it was my own money that was being lost by delaying this issue. Also be aware that they do walk-in showings, something that I question the legality of considering anywhere else you need 24 hours notice. Their form of notice is along the lines of we may be showing your house every day this week between regular business hours. They actually asked to take pictures of our house because we have made it look so nice and it is fair to say we have added value to it. The fact that we have been treated with disrespect over seemingly every issue even though they are profiting while our money pours down the drain over a house that is not in shape to be rented is what really gets me. They will not offer any compensation for costs that you incur because of the poor quality of their homes. And they will probably reply to this with something snarky and yes we agreed to pay for utility issues but within reason - what kind of company prides themselves on letting our water bill pile up while they are in no rush to fix it (we turned the water off for two of the toilets but obviously have to go to the bathroom somewhere). I would definitely reconsider before signing with Elkins. Once you sign that lease, they do not care about helping or being on your side when things happen.
Not the worst, not the best. Be ready for a semi-rude office and some unprofessionalism. The owner, Mr.Elkins and Goldsworthy clearly do care about their business quite a bit, one actually conducting move out inspections and the other trying to manage their online image. However they are either unable to find good people to work for them or their hiring practices need a revamp, from the receptionist to the handy-man, the employees of Elkins will give you small headaches. Also our air filter hadnt been changed in a year by the time wed moved. Its the small things.
Go to mycase.in.gov and search Elkins Apartments under businesses. Theyve sued hundreds of IU students. Do yourself a favor and rent elsewhere to avoid being sued by your landlord. 0 stars.
Elkins Apartments does not care about the people living in their homes. Our washer started smoking and almost caught fire, if we did not catch it our house wouldve burnt down. This is months and months after telling them we need a new one. Elkins is lazy, never sends anyone out and truly a sad rental company. My fellow roommates and I have fixed more around our 120 year old house than Elkins has ever done. Dont make the mistakes that I did. Worst rental company in Bloomington.

Not a renter and never will be because they have tormented my friends who do rent from them to the point where it’s depressing to listen to them talk about their living situation. I feel so bad for my friends who rent from Elkins as they constantly deal with disrespectful behavior from a company clearly interested in twisting a system in a city that caters to many first time renters (college students) who don’t understand they deserve and can find soooo much better than Elkins. This company is just plain nasty to many of their tenants. Find someone else to rent from and have a way better year, please.
I wish I could give them 0 like they deserve. HELLKINS is a more realistic name. THEY TAKE ADVANTAGE OF COLLEGE STUDENTS. Any one who rated them 5 was either delusional or paid to do it THESE PEOPLE SCAM YOU!!!These people will take as much money from you as possible. We did absolutely no damage to the house we rented and they left us with 400 of our 2200 deposit. One of their maintenance employees came to our house to fix our washing machine and broke our door frame out AND THEN CHARGED US FOR HIM BREAKING IT! Elkins wouldn’t listen and charged us for it. Worst part the maintenance guy didn’t even put it back together when he broke it. I left for the military and they still charged me for rent even with orders to break the lease they wouldn’t work with me instead they’re greedy selves gladly kept taking checks. They don’t care about you as long as they have they’re money. DO NOT LEASE FROM THESE PEOPLE. They will charge you for stuff falling apart that is out of your hands like the oven or washing machine even if you had nothing to do with it. I was beyond stressed dealing with them. Selfish Anti-American business. Could’ve really used the money..
The worst experience. This company nickel dimes you for every small thing. They also kept our whole security deposit plus more because of minimal damage that was there before we moved in. The units are in poor shape and they go on to charge you after moving out for the poor conditions of the home. Definitely would not recommend!
Overall not a bad property that we lived at. However, overcharged for every minor detail most of which were things that should have been taken care of by Elkins. After being charged way too much for our location, they continued to take our money after we moved out by taking basically our whole security deposit for dumb purposes such as carpet cleaning and painting, both of which I know they never did because my friends still live there. While seemingly nice people when moving in, they are greedy and want nothing more to make a quick buck off of college students who are trying to pay their way through school.
Set up an appointment last year to see one of their properties on Grant St. Not only were they 15 minutes late to the appointment (which I had to call and remind them about), but THEY USED ILLEGAL BUSINESS TACTICS. The woman showed up and instead of showing us the property we called specifically about they showed us one of their other properties across the street. This is called Bait and Switch, which is against the law and extremely unprofessional. Do not waste your time with these people, looking to take advantage of college students.
Contrary to some of the negative reviews on here, I would like to add a positive one about Elkins. My boyfriend and I moved here from CT two years ago into a cute one bedroom apartment that was sold to Elkins from a private landlord a few days before we moved in. We were initially concerned about having different landlords at first, but Elkins really impressed us! We have been living here for two years now and Elkins has treated us very well and kept our apartment in pristine shape. They generously furnished our new apartment with a new fridge, stove and toilet, all of which we have been very happy with! The maintenance workers have been friendly and helpful at all times, and the management has gone out of their way to help us out. For example, we had an issue with a suspicious neighbor one weekend, and the manager went out of her way to help us out and call the police to deal with the issue. To sum things up, I would absolutely recommend Elkins apartments to anyone out apartment hunting. Dont be dissuaded by the negative online reviews - I promise you Ive had a very good experience with them and I have friends who have as well!
Do not rent from Elkins. Elkins will scam you out of hundred if not thousands of dollars on your security deposit. Unethical business practices, with substandard operating procedures. Be very mindful on move in and move out, as they will cheat you out of every possible dollar.
I am a Sophomore at IU and a current tenant at Elkins. I do not recommend renting from this company for they do not have their tenants interests in mind. As a college student, I feel taken advantage of by my property management company.Upon move-in date, my roommates and I noticed our fridge was missing a shelf. I called Elkins on 8/17, and they told me it was ordered already and should arrive shortly. I am told the same thing on 8/24 and 8/31. Finally, after weeks of this back and forth, a maintenance guy comes to our house on 9/2, but not with the shelf. He came to look at the make/model of the fridge, so he knew what to order. So for weeks we were lied to.We were notified that a group would be viewing our house at 5pm on the Thursday of fall break. This was a nonissue because all my roommates and I would be gone already. I come home from fall break to the front and back door unlocked. Elkins never locked back up after leaving. We called and they told us that stuff like this happens, and it happened two more times during the Fall 2015 semester.In the beginning of winter, I noticed my bedroom was extremely cold. My vent was not working. A maintenance guy came out and informed us it was a return vent and no hot air could come out of it. Our return vent was actually in the living room. I dont think they expected me to know this. I called and told them it wasnt a return vent and they promised to send out another maintenance worker. He came and said he cleaned the vent, and it should be working. It never started working. I called Elkins, and they suggested I buy a space heater.Another issue we have had involves another maintenance request I put in on 2/14 regarding our washer. On 2/17, I called and was curious when they would be coming to check it out. I was told someone would be there to check it out either today or tomorrow. Maintenance did not come to my house until 2/28 to fix the washer.
I have been extremely impressed with the experience I have had with Elkins Apartments thus far. First of all, during my search for houses they were very helpful and courteous when trying to help me find what I wanted. My tour guide Wil was an especially nice guy and made the search for an apartment much easier. Whenever my group and I finally decided on a house they were willing to work with us on the final price, as well as taking money off the security deposit. We ended up with a pretty exceptional price. The house was very clean on move in, as well as surprisingly large for what we are paying. All of the bedrooms are of sufficient size, and the living room has enough room for many to comfortably watch the Colts beat up on their weekly opponent. The staff has continued to be receptive to our needs along the way. In total, I would recommend Elkins Apartments to anyone leaking for housing in the Bloomington area.
Literally every possible thing that could go wrong in a house has happened here. Broken water heater, heat/ac not functioning, refrigerator not working- and we will probably be charged for all of this at the end of our renting period. Would not recommend.
I, like the last reviewer, am a current tenant at Elkin Apartments and have been disappointed by the lack of maintenance assistance. Its been close to a month since I called and left a request for maintenance to check a large water spot in front of my fridge. I didnt mind waiting for a couple days, and I covered the spot with some extra towels. But waiting for more than three weeks is frustrating. I have been forced to leap across the hallway just to make it across without soaking my socks, and the patch is starting to smell of mold.When I called in after waiting for two weeks, they sidestepped the issue by telling me that the maintenance guy was having personal issues and would be there in 1-2 working days. I tried to be sympathetic, but I feel that is unfair to pay as much as I am for an apartment whos manager cannot keep it in shape. The maintenance has STILL not fixed the problem or updated me at all. Will not be renting here again. The only reason I left two stars was because the workers at the front desk are otherwise friendly and helpful.
Do not rent with Elkins. I subleased one of their apartments my last semester of law school. In the short few months I lived there, I had multiple problems. This is a lengthy review, but in sum, these are the issues I had:1. They enter your apartment/home without giving you reasonable notice (in violation of IC 32-31-5-6);2. They were rude when I requested a copy of the original lease that my sublease agreement was subject to and said I could not have a copy;3. The owner showed a lack of concern when I told him I was worried there might be a gas leak in my apartment; and4. The management/staff has been extremely disrespectful and condescending nearly every time I’ve communicated with with them.First off, Elkins abuses their right of entry into their properties. Under Indiana law, landlords must provide tenants with “reasonable notice” that they will be entering the premises at X time. And they must intend to enter at a “reasonable time.” “Reasonable notice” almost always means they must give tenants 24 hours notice. This is what I’ve learned while personally representing tenants in local landlord-tenant disputes and also in law school courses. The only exceptions to this are if there is an emergency that requires them to enter the premises, or if they have a court order. When Elkins began doing showings of my apartment for 2018-19, they gave me an overly broad notice that they might come to my apartment any time from 10 am to 5 pm Monday through Saturday until my unit is leased. I asked if they would provide me with additional notice each time they planned to do a showing, and they said usually yes, but that sometimes there are walk-ins, and they can’t give me very much notice in those instances. Well, Indiana law requires you to do so. You do not have a right to enter after only giving me ~20 minutes notice, which is what would more than likely happen in the case of a walk-in. It is extremely unreasonable and unfair to have your tenants sit around nearly all day, Monday through Saturday, wondering if Elkins is going to unexpectedly show up with a walk-in appointment. This is an abuse of a landlord’s right of entry and a violation of tenants’ rights. The day after receiving this unspecific notice, they gave me only a few hours notice of their intent to do a showing that afternoon. Again, a few hours is not reasonable.As a result of all of this, I tried to find my lease to see what it says about notice, but then I realized I was never given a copy of the actual lease. The only agreement I had ever seen or signed was the sublease agreement, which did not have any information about their policies, my rights/obligations as a tenant, and the landlord’s rights/obligations. The sublease agreement simply said that this agreement was subject to the terms in the original lease. After after realizing I did not have a copy of the lease, I emailed Elkins and asked if I could have a copy. They said I was not permitted to have a copy of the lease because the sublessor is the person who originally agreed to its terms, not me, since I’m the sublessee. Actually, I did agree to the original lease’s terms since the sublease agreement I signed is subject to it. After pointing this out, they gave me a blank copy of the lease and said I just wasn’t allowed to have the original one the sublessor actually signed. Okay… I wasn’t necessarily asking for a copy of THE exact one the sublessor signed—although I still think I have a legal right to the signed copy since the sublease agreement says it is subject to it. I was just asking for a copy of the lease in general so I could know what terms I agreed to, but I was treated with disrespect.

Yes, I would recommend Elkins after staying in one of their properties up off of 14th St. during the 2015-2016 academic year. The place we stayed in had nice appliances, and was clean upon move in. The staff is very nice, and they are lenient on late rents, which is not the case at all for a lot of other Bloomington rental offices. Rick, the owner, also helped us out when we had an issue with one of our monthly water bills. He actually took the time to meet with us in person to go over the discrepancy in the bill and help us work through it. Also, their maintenance teams show up within a reasonable time of when you make a request in their online portal. We did not get a portion of our security deposit back due to regular maintenance and a cleaning/painting fee. However, we did get a few hundred dollars back that was remaining. I would recommend Elkins due to the fact that the owner Rick goes out of his way to make sure that you enjoy your stay.
Ive seen a lot of bad reviews on here and thats motivated me to speak up! Only grumpy people leaves reviews and that really sways the way companies appear online.Ive been a tenant with Elkins Apartments for three years. Two of those were while I was in college full time and working part time. They made it very easy to renew and even rolled my deposit over when I decided to move to another one of their homes! When I moved in, there were some minor things in the unit that I thought needed a second look so they sent a maintenance person to finish up a few things within the week, even though they were busy.Elkins has always been fair with their charges and are willing to help out tenants who are polite and pay their rent on time. I have a couple stories I want to share as examples.At my previous address a year an a half ago, I came home from seeing my parents one weekend and found my toilet had cracked down the center of the water tank and was spilling water all over the floor. The toilet was running constantly. It was 9 at night on a Sunday and I panicked! But I remembered that Elkins had provided me with a list of emergency numbers which I had hanging on my fridge. So I called! The Elkins employee walked me through how to shut off the toilet and said he would fix it in the am. He ended up bringing a brand new toilet! What was crazy to me was that they didnt even charge me for the toilet. They knew I had been gone and the maintence person said that he found one of the knuts oldish the toilet has been far too tight as it was, further backing me up. I was grateful. I think other companies would not have been so forgiving.When I first joined Elkins as a tenant in 2012, they werent perfect of course. You had to call twice to get an answer sometimes... But now they have an online system where residents can put in maintence requests and also make payments. It seems much easier to communicate with Elkins than it used to be. I truly recommend anyone to live with Elkins because theyll continue to grow and make improvements as long as people communicate their criticism constructively!
August 2016- August 2017, I lived at 508 E. 15th property and it was quite the experience. We had our ups and downs with the actual townhouse itself, the Elkins front office and third parties who had came into the mix.The most important of these issues was having our landlord, Rick come out to help solve an issue we were having with our internet and cable. Our internet/cable provider, Comcast came out to set up their services but for some reason we were unable to receive a TV signal, and our wifi would randomly shut down. After having several conversations with Comcast, Rick came into the mix to help resolve the issue himself. One day he came over and sat at our house for a minimum of two hours trying to fix the issue in any way he knew possible. Also, before coming over, him and I would have extensive phone/text conversations on how to trouble shoot the problem myself. Unfortunately the issue ending up being something out of his power to fix, so Comcast had to come out and replace the cables running from their box outside to our house. We ended up having no service for almost two months. Clearly this was not Ricks problem but he went out of his way to make sure his tenants were happy and content. This kind, considerate and very intelligent man deserves five stars for his work.In July 2017 I had a dispute with the front office over a piece of furniture left in the home after I had moved out. The new incoming tenants and I made an agreement to leave certain items behind that they would like, free of charge but they ended up changing their minds at the very last second which put the problem back in my hands. At the time, I moved to Chicago to start graduate school and had no way of traveling down to Bloomington to move one dresser out of my old rental to avoid the moving charges. After being screwed over by the new tenants, I decided to call the office to see if they could intervene. To make a long story short, the office manager refused to do it because it wasnt their problem. I had no idea what to do so once again, I emailed Rick who was ready to go do it himself because he would do anything for his tenants. However, I lucked out and found somebody in Bloomington over the summer who was willing to go move it for free (bless their hearts).All in all, the front office is the only thing that disappointed me.Would I recommend their services?: Yes but choose wisely in which property you live in. If you have a problem with their front office be sure to be firm on your stance and have legitimate information to back up your problem, otherwise you will receive a large excuse as to why they cant or dont want to help. Be patient with their services and make sure to follow up with them consistently if the problem persists.
A truly morally detestable company that prides itself on scamming college students. Classic college rental company. DO NOT RENT FROM ELKINS. Youve been warned.
