I lived at this apartment complex for 3 months and my experience was not great ! My initial move in date was May 14th,2021. My moved in day then got pushed back to June 1st,2021. On my move in day I had to contact the rent office numerous times just to be told that my move it date got pushed back again because the apartment was not ready. They moved us into the model unit until our apartment was ready. The model unit was a complete mess! There was old chicken wings in the oven,Dead bugs in the closets & dirty sheets on the bed! I was so disgusted that I could not stay there. Within 2-3 days our apartment was ready. However, when we got into the apartment the air conditioner did not work, you could not run the shower because the bath water would still run, & the water in the kitchen would not get hot ! Our hallway floors were soaking wet for at least 2 days due to the air conditioner not working. It took maintenance 2 whole months to fix our showers and kitchen sink. Then comes along our refrigerator problems. The refrigerator would not get completely cold for some reason but we were told that we would receive a new refrigerator. We did not receive the new refrigerator. There were so many gnats in my kitchen no matter how many times I through away all of my groceries, cleaned my kitchen from top to bottom and put baking soda in the refrigerator and the freezer (as I was told by the woman in the rent house) . She also told me to check the garbage disposal but the garbage disposal didn’t even work. It is now September 28th and I still do not have a refrigerator

Leasing office has bluffed multiple times in reference to the selfish individuals who park in the emergency lanes! Nothing has yet to be done. Others may not take that as a big deal but If you have underlying health conditions as myself and not sure when the paramedics would need to escort you out you would understand the concern of always needing to have that lane available and readily accessible. It is extremely selfish and there is enough parking spots for everyone to be able to park instead of being lazy and parking in this lane. Also some of these broke down vehicles being moved and residents who have multiple vehicles that are not being used would also make parking more accessible. There are multiple cars in the community that never move they are just sitting here. This is a nice place and without order it will only become worse. The trash in the parking lots is also becoming a huge issue. Let’s take care of our community and the ones who can’t abide by the rules which were clearly stated in the lease, let’s handle them accordingly.

The staff is very professional. Sheree was my leasing agent she was really sweet & I love the fact she communicated with me to let me all the updates of my apartment status. So far the apartment complex seems quiet, the playground is nice, and the gym is open 24/7 which is very convenient for me.

Ima give it a 3 star bc of diamond when she was here. But now ? You lucky to get anybody on the phone they don’t like to fix nothing. Appliance is poor quality like everything is just ugh for the amount I’m paying.

The inside of my apartment was beyond what I imagined I am always bragging about how wonderful and professional Sherise and Jenn are. My move in was very swift and I love how Sherise communicated with me throughout everything!!!

I lived here for years before it was called The Park at Sunderland, which was called Forest Ridge. The management that was here prior to the company change was great and respectful. Once the new company bought the complex, it went downhill quick. There were multiple accounts with management entering without valid reasons or no reasons at all, which led me to buy some cameras for litigation purposes. There was inadequate lighting in the parking lot with them turning off the tennis court lights all the time so it always felt unsafe at night. Management had a very high turn over rate so that says a lot. Appliances would break with maintenance not fixing them in a timely manner. I once had a dishwasher that did not get fixed the last 6 months I was there while I put in a maintenance request every 2 weeks. Once in August, my AC unit went out and did not get fixed for 2 weeks!! They did not consider that an emergency even though it was almost 90 degrees in my home without the AC. Mind you, I paid my rent every month on time, kept the place clean, and rarely ever complained about anything. Most landlords would consider that a good tenant and would want to keep that sort of tenant. This place did not respect me or even cared how good of a tenant I was. Be very careful if you decide to spend your money to live here. It’s a complete rip off and they will not respect you! Save your hard earned dollars and buy yourself a home. I’m so glad I moved out and will never come back here again!

These apartment are very pleasant. Friendly, quiet neighbors, and the sweetest Property manager Jennifer Murray!! She was awesome start to finish.....Ive been here a year exactly and have not had one problem that wasnt fixed immediately!!

I can honestly say Jennifer and diamond have been god sent! Everyone is going threw difficult times right now and they have no handled me like other landlords would have! They are very caring and understanding to my situation and I am very thankful they are the ones who answer when I call! Thank y’all so much!

This place is wonderful . The staff and maintenance members are very professional and helpful . They will go the extra mile to satisfy your needs . It is very nice and peaceful here . Beautiful remodeling in the apartments and friendly neighbors . Malik is by far the most helpful & fastest employee I’ve ever seen . He’s VERY professional and helpful, he will make sure you are satisfied and comfortable. VERY EXCELLENT customer service .

The lady Jennifer that works the front office has the worst disposition. She is very rude and nasty. No one told you to pick the job Jennifer if you see this. She definitely needs some customer service classes. I decided not to stay here based off of that. I can’t spend my money with people that don’t respect me.

I just want to brag on the awesome work Malik has put in from beginning to end... he kept in contact with me during my application process to let me know where I stood & what was next. My apartment is clean & seems newly remodeled with new appliances. Very quiet neighborhood, love the upkeep & the staff is very people/tenant friendly. So glad to call this home

My boyfriend lives there. Rent is on the higher end. No playground, on site gym it only open 9-5 (most people are at work 😒). The dumpster is COMPLETELY OUT OF CONTROL. Its trash alllllllll over the ground. Its no up to date appliances or floor plans. Its ALWAYS water issues. They are always digging up the pipes and replacing them. There has been several car break ins. No cameras or security.

Listen don’t call an ask anything if Jennifer is there she is very rude and unhelpful. When she answers the phone you can instantly tell that she has attitude and doesn’t want to be at work. She lacks serious customer service skills an emotional intelligence.

Jennifer and Diamond were very helpful. They made it very easy for me to apply with my busy work schedule. The apartment are well kept up and the outside is clean.So unhappy now. I hate I made this post before I move in but you live and you learn. Can’t wait til my lease is up.

I am very displeased with the living conditions. I have never had to worry about my kids or my safety at this complex until recently. Far too often, my neighbors decide to walk outside and shoot their guns for no apparent reason. I have called the office about this issue and emailed them, but NOTHING has been done to fix the issue! My kids are scared to sleep at night because of this and rent is too high to be living under such poor conditions! Something has to be done!

I can honestly say I had no problem as far as moving in . Diamond was very helpful in the process. She kept me updated literally on everything . She was very nice and kind as well.

Maintenance is HORRIBLE! The temperature in my apartment is 85 degrees and has been so! I have a 3 year old but we were pretty much forced to stay over night in this apartment because maintenance moves at their own pace... will definitely be getting in contact with corporate in the morning! Luckily I’ve recorded every call I’ve made to the tent office as well as the brief conversations with maintenance! 🤬

Diamond and Jennifer are really helpful to me every month and the gym service is very fantastic.i highly recommended u moving here ‼️‼️‼️

Malik is a great person to work with... Any problems I’ve had he work he hardest to get it done or make it better.. So far I haven’t had any problems out of him but the type of person he is I doubt I ever will..

I don’t have any problems with the apartment but my appliances are starting to break. Another thing, the pools are never clean. I would appreciate being with my kids in the pool on hot days.

This complex falsify information to tenants. The leasing office wants tenants to pay rent on time, yet the amenities aforded to us are not available but are included in rent. I was told by Jennifer in the rent office almost a week ago and asked when was the pool going to open? She lied to me and said they were waiting for the Health Department to come inspect the pool yet in the same sentence she said the pool had not been cleaned. How can the health department inspect a dirty pool? I am over apartment complexes over charging people for rent and not providing amenities that are included in rent. I do not reccommend this complex to anyone. The employees and managers have no compassion about their tenants they just want their money.

Negative 20. These apartments have went DOWN. Office & corporate are a joke. Nothing gets fixed. But always having a water issue. No pool for most of the summer cuz they were too sorry to clean it. Never the same answer for any questions. Office staff rude. Especially Jennifer. Christina is ok.Corporates doesnt help. Seeking lawyer because they want me to pay a rent not listed on lease. Just waiting on lease to be up. Stay away

The maintenance guy Courtney went above and beyond . I only submitted a request for one problem and he asked did I want other stuff done that he noticed needed fixing . The previous maintenance guys never did that

The park at sunderland is a safe place to live. The only thing that i was annoyed by is that me and my husband were charged 25 dollars because we left our empty trash can out side during the day for a few hours.

Have a roach problem do not fix anything the people in the rent office stay telling lies. Please do not move here it is not worth it.

Lived here before, while they had specials going on and considering moving back, depending on prices.

Its okay for the price. My mom moved out there 2 months ago, her bathroom wallpaper is falling off. The kitchen and bathroom sink has been stopping up. Maintenance has been out to fix them each time but still she just moved in.
