I toured The Oxmoor the beginning of February and loved every second. Everyone is the office is so cheerful and eager to help. Everything looks brand new. The property is very well maintained. The application process is quick and easy. I applied a little after 1pm and got a call from the office (430pm) that I was approved. I am super excited to be a resident of The Oxmoor!!

The Oxmoor is now under new management and they are awesome. I had so many problems with prior management and was very concerned when Hawthorne took over. I am so grateful that maintenance was at my apartment the same day I called in with an issue.Office staff here are great and I love stopping by the office just to chat.

Great Property! I have lived here for a couple years now and was hesitant last year when we got new management but they have yet to disappoint. They are always friendly and quick to respond. I would recommend this property for sure!!

If you put in maintenance work orders just expect them to either never follow up on the work order or forget it. They won’t hire enough maintenance men and the poor guys can’t keep up with the number of work orders. Fix faulty outlets and light fixtures, and the leaking coming out of my water heater that is costing me money according to one of YOUR employees

I’ve been here for several years... Lauren ( the assistant manager) has been outstanding! I complained about a leaky ceiling from an upstairs apartment., she had fix it immediately!! I’m appreciative for the quick responsiveness!

This is the most professional and clean apartment complex. The Asst Mgr Caitlin Jones is just a joy to work with, and answered all my questions and concerns. She even introduced me to the sweet manager Anita and maintenance team that would take care of us as we are considering moving from our home and selling. Everyone was extremely helpful and we felt like family! I hope this information doesnt fall on deaf ears and this needs to be lifted to corporate immediately that they have the best property and team working there. Thank you for going the next step!

As I was entering the gate the gate closed on my vehicle. I immediately went into the office and told them. She said they have been having issues with it. They would take care of it and to take pictures and email them to her. I did that over a month ago and it has not been taken care of. They are giving me the runaround.After reading the reply from Cristy I contacted the office and was told I would have to claim the damage on my insurance. This is not right, I was a guest entering the gate after being let in by a resident. I was not tailgating anyone, I was not doing anything wrong. The gate was broken and the staff knows it. I saw it being worked on for days after the incident. The only reason I did not do a police report on the day of the incident was because the office staff gave me their word it would be taken care of. Please have integrity and make this right.

My husband and I have had a wonderful 2 years with The Oxmoor. We loved the environment, which was very peaceful for the most part; this was important because I work nights. The style of the apartments are beautiful, spacious, and modern. The staff and new management has been so helpful and responsive especially Anita. We are sad to be leaving (due to relocation), but they have made the transition smooth.

The Oxmoor is an absolutely fantastic place to live. My entire experience have been nothing but delightful. From my quick and effortless move in, to my every involvement with the office, nothing has been as smooth in my life! Spacious and beautifully designed, these appartments will grab your attention the first time you set eyes on them. The maintenance staff are prompt and do an outstanding job whenever I have a service request (which is a rarity.) The office staff are so cheerful and accommodating that I look forward to picking up packages from the office every time. Exquisitely landscaped and with a refreshing saltwater pool, this community leaves nothing to be desired. 5 stars!!!!

The Oxmoor Apartment Homes is a great place to stay! The hospitality, professionalism and customer service that Kayla, Caroline, and Danielle provides to the tenants is the best in Birmingham. I am active duty Army and I have been stationed all over the world and the Oxmoor Apartments by far has been my best living experience. I would recommend you and your families stay here for a great living experience. I am about to deploy in a month so I have to move out but once I come back from my deployment, I will be moving back to the Oxmoor Apartments.

My experience with The Oxmoor (formerly Arium Lakeshore) has not been a good one. Currently, I am dealing with extremely rude neighbors, both next door to me and above me. I have to deal with loud music and loud conversations almost all night, every night, it seems. It, also, goes on during the day. I suppose that this could be a problem with many apartment complexes, but I am a bit upset about the dismissiveness of the office staff when my complaint was made. I was told to call the police, which I find to be highly unusual. (Im not bothering police officers with this type of stuff.) Most luxury apartments have a courtesy officer who handles these types of things. In fact, this one used to have one. I called once, maybe two or so years ago. Instead of talking to the people who were making the noise, the courtesy officer came into my apartment, looked around, asked me what kind of work I did, and asked if I was married. He then told me not to worry about the noise because the neighbors mother was visiting and needed to be entertained. (True story.) That was an extremely uncomfortable experience, so Im not sure if its better for them to have a courtesy officer or not. Either way, I would think that the office would take some time to communicate with residents concerning when quiet hours are. (Supposedly, they are 10pm until 7am, but what is the point of having them when no one knows about them and they arent enforced.)The office, also, has failed to enforce trash pickup times among residents. Piles of trash are often left in the breezeway for days, which can stink like crazy. Im always dreading that it will draw some types of pests. This is another thing that is odd for a luxury apartment (whatever that means). The apartment administration should make a better effort of letting the residents know trash pick-up times (and other rules about proper bagging and trash placement).My experience didnt start off well with this apartment. The apartment was not ready when I arrived. Therefore, it did not receive the proper preparation for my move-in. It wasnt cleaned well, and the floors werent done. (They never cleaned it or did the floors.)Ive had two separate ceiling leaks. The first was in the second bedroom. With that one, something went crazy with the sprinkler system, and it set the fire alarm off for hours. Not fun. The second leak happened in the ceiling of the kitchen. I just happened to look up one day to realize that something weird was going on inside the ceiling.They didnt really do a good job of painting after the repair.In the past, I used to hear, quite often, what sounded like gunshots coming from somewhere in the distance. It has been a while since I have heard them, but it used to wake me up in the middle of the night, and provide motivation for me to get off my bed and onto the floor. My downstairs neighbor and I discussed it once, but neither of us could provide information concerning the issue.Last year, I received a community update concerning a neighbor via email from the apartment administrators. It said something about the loss of a neighbor, but didnt provide any details, and I didnt understand what was going on. So, I sent an email to the office. This was the text of my response:The email about the loss of one of our neighbors is a bit distressing. I am sorry to hear this horrible news. Did something (a crime, etc.) take place within the community? The distressing email that was sent out to the community is a bit vague and left me confused and concerned. Should I be concerned? Please inform and advise.I never received a response.There is more that I could say (I could talk about the ugly new paint job of the buildings...the place used to look so nice), but I think Ive hit all of the truly important points. Management has an opportunity to make positive changes, if they desire. Do they want to make the effort? I really dont know. Ill be leaving soon, and I am okay with never finding out.

I am a resident at the Oxmoor, I know that you were attached in a recent email that was sent to you and I from The Oxmoor. I know that you are the AT&T representative, I am also going to forward these emails to Hawthorne Residential Partners as well so we can have equal communication when addressing new utilities measures to residents and this being a legal document that was made by the Oxmoor. I am needing to Opt- Out of a legal contract that was made by the Oxmoor to include internet which is Fiber 300 at $50 flat rate to residents rent. Cait Gray was VERY rude when I let her know that I was no longer interested when it was time for me to pay rent, she then denied my rent to the Oxmoor. She then told me to leave her office because she could not be any help to me for the forgoing future, she also insisted that she will not and do not want to speak with me about this issue. I have an email from Conservice with my bill for November, 1 which was billed and sent to me on October, 17 through email of the amount $1,175.04. I am not pleased on the unprofessional assistance from Anita who told each of us (Elecia and I ) to think about it (the bulk internet) and if we were still interested Anita would THEN apply the AT&T Bulk internet contract to our rent. She did otherwise without consent of any payment afterwards and because of this the Oxmoor is now denying my rent because of the AT&T Bulk internet that I want to immediately Opt Out of. I want the Oxmoor sole discretion to amend these fees so that my rent may be accepted.

This is truly an amazing place to be! The staff are always so nice and welcoming. We have felt at home since the minute we walked in the door. We started our process on a Friday and were ready to move in on the following Monday. We couldnt ask for a better place to raise our family! The gates make us feel so secure along with the security system in every apartment! The pool, gym, and drive by mailboxes are just added bonuses that make it worth every penny we spend. You absolutely get what you pay for here, plus more! The apartments are spacious, and beautiful on the inside! The first event we went to was amazing, the provided food, drinks, a movie, and we were able to hang out by the pool. If youre not living here, you really dont know what youre missing out on. Maintenance men do a great job, and the grounds are always super clean. I can not stress how much we love our new HOME!!

The Staff here is AMAAAAZIIING( Anita, Caitlin, and Jada) work so hard and diligently to make sure my move from California back to Alabama was as easy as possible . Apartment was spotless and the Valet pick on trash is a touch i never realized i needed in my life . The property is clean and gated . The lights have been out in the breezeways for 2nights and I dont feel safe walking into my own apartment!! I pay entirely too much money to not feel safe!!!! When went In the leasing office to ask why the lights were out and she replied “let me ask.” Not to mention EVERY single time I order a package the people in the front office can never seem to find it!

This place is looks amazing after the recent renovation. Caitlin always is super friendly and willing to help with any maintenance requests, concerns, and that I am taken care of. Her and Anita deliver top knotch service, and always are welcoming when I stop by for coffee. The office staff has also been super accomodating even during COVID and making sure we have been taken care of, in addition to getting some food trucks to come to our community - I cant say enough good things about this awesome community! I moved from this property some months back. Let me just say there are a list of things that are wrong. One of the main things that bothered me is that this is supposed to be a luxury apartment community and the rent is really expensive. Who wants to pay expensive rent based on the list below.1. The walkways in each building are excessively dirty. You can tell that it hasn’t been pressure washed in years. Old gum, dirt and dust.2. The complex is on the main road and one of my reasons for moving in was the gate security. The thing is the gates are always broken and goes unfixed for weeks. They obviously need to invest in better gates that are reliable.3. They started painting the property this horrible gray color. To my knowledge, this was being done at the hands of the new owner. Word of advice to the owner and management, the color is ugly, and I would recommend investing that money in a new gate system that makes residents feel secure and pressure wash the walkways.4. Office management is ok, the only thing I didn’t like was the new property manager (white lady) who came in after the complex was sold to another company. She doesn’t have a welcoming personality.5. Loud music rules are not enforced; this goes for cars in the parking lot and my former neighbors in my former building.6. As big as this complex is, there should be multiple grilling stations around the property. There is a nice size mini dog park that would be better suited for grilling stations as it looks like a waste of space.7. The air condition and heating systems are horrible. Always breaking down and they never work properly to the temperature that is being set on the thermostat.Overall, this property could be impressive. Unfortunately, they continue to drive the rent up without accommodating and making the proper adjustments that are needed to uphold the standard of a luxury apartment community. More grilling stations, pressure washing the walkways in the buildings, making sure people feel secure with the gate system, are some of the few things that would help accomplish this. Don’t waste money painting, the first color makes the community look nice. Invest that money in resident amenities. If this was done, I never wouldn’t have left, if these items were to be corrected and implemented, there would be a chance I might would come back. For now, I am enjoying my nice apartment in Greystone on 280.

The Oxmoor is a nice-looking property, but they do not want to take care of issues or make sure your apartment is ready to be rented on your move in date 4/27/20. This is one of my email interactions with management. Just on 6/11/20 I spoke to Tina Placencia whom stated she was the owner, and do I want to break my least. This is not a professional way of addressing concerns with a new resident or is it because of my nationality. I plan on calling the true owners at White Eagle Property Group to discuss my concerns of work orders being closed out without completing the work.Below is the original email correspondence with the property manager on 5/4/20.Good Day Anita,I must bring some attention to your comment “At least I, got you in” that you stated to my wife and I on Friday May 1, 2020. You did not do us any favor since we had been approved, accepted and sign our least on 3/13/20.Now, let’s start with how unprofessional it was for you to have us go to Apt# 2111 on the day of move in with none of the make ready items completed for anyone to move in..i.e. walls with patches, not painted, floor transition not secure and etc. We had our mailed and utilities transferred to that apartment from our old address. As you know our mail is going to Apt#2111 since you went to the mailbox on Friday at our request.Since the original apartment was not ready you than sent us to apartment 4101 which was better in being able to move in, however it still had some issues. This has really cost us a lot of aggravation since now we have to change our address once again and delay receiving our mail. Can you tell me when will we receive a mailbox key for our Apt#4101, this will be the third time I have requested?We are being forced to pay another transfer fee to Alabama Power which is not our fault. I know that you are new, however we are new to the property as well. I have been living at this apartment complex for four years. In the beginning it was called ARIUM. The staff was a joke, no one took anything serious. I continued to renew the lease because of the location and how the two bedroom layout is. For an apartment (two bedrooms) we have a lot of space. ARIUM was bought out by Hawthorne and eventually changed to The Oxmoor. The new set of staff in the beginning phase were no help at all. Emails barely had a response, and the overall atmosphere when you walked into the leasing office was uncomfortable.Finally a new set of staff members came in and one individual (Anita) has been the most helpful with resolving issues that started 4 years ago.I would highly recommend relocating to this complex if you are looking for somewhere to live on Lakeshore. The surrounding apartment complexes are older, more expensive (equal), and do not have the layout that The Oxmoor has.Thank you again Anita for helping resolve the discrepancy!!!!

I have lived here for a couple of months, couldnt ask for a better community or amenities. Security has been an issue but they have addressed it and everything feels completely safe at anytime. Front office is amazing and always super helpful with any issues. Maintenance guys are great also. Very courteous and helpful. I would give it 5 stars, but the security was a major issue for me. So far so good though since hiring security guards to patrol the area.*Edit 10/16 - Since under new management and speaking with the front office, there seem to be some great things happening. New amenities like a dog park are being installed and the gym is being expanded. Also, management at The Venue discontinued security but new management will be hiring security again. Everything is still great. Some new faces in the leasing office, but the community is still great, friendly neighbors, and now hopefully a dog park soon!

By far the worst apartment living experience of my life. If I could go back I wouldn’t give this property one red cent. Management consistently misleads tenants regarding pricing, the grounds are unkept and breezeways resemble those found in the ghetto. Very nice property. I’ve been here in a 3 bedroom, 2 bath since Aug 2016. Sasha, the property manager is very sweet and attentive. Your concerns never go unheard with her. Dantavius, Assistant Property Manager, Danielle, Jessie, Kerrick and the rest of the maintenance department is very efficient and helpful. They usually come out the same day I put in a work order. Very good group of people to keep the grounds running properly.

I just wanted to give a review for not only the appearance of the property, but the guy Anthony that works for the property. I am not a resident, but i accompanied a friend on Saturday and we encountered Anthony at the car wash station he was very kind and friendly he greeted us and asked if we needed any help. He stated that he was in the middle of doing and emergency call, but we looked like we needed help, he is a very nice and warm young man, my friend stated that he always waves and speaks to all the residents, after my brief encounter with him and him being so helpful he made a great impression on me and my friend who is a resident.

Several lights have been out for several months and the work order I submitted was closed and since disappeared from my history. I know the Maintenance Team doesnt see the lights being out since they do not live on property, however, the Property Manager does. The most concerning is the light over the Call Box at entrance. You can tell someone that its there, but it cannot be seen because its not illuminated. Also, The lighting at the trash compactor...even though this is a gated community, and is safe, I get very concerned when going there after dark. There are trees and bushes where someone with bad intentions can hide.

I see a couple of bad reviews but do not let this deter you from visiting this property. I’ve been staying at Arium Lakeshore for 7 months now and I love it. The community is beautiful and well landscaped. The maintenance crew are prompt and typically comes out the same day. I love how spacious my 2 bd 2 bath is. The only con is if you wish for your child to attend a great school you will have to consider private school because the school zone isn’t the greatest reason why I chose 4 stars. Also the pool table could use some TLC. But overall I’m happy with this property. If I don’t purchase a house I will be renewing my lease.

I have been living at Arium Lakeshore for almost a year. I have to say this is one of the best apartments I have ever lived in. Living alone, security and safety is a major issue. Never once have I felt unsafe between the alarm system already set up and the gate that requires the resident to allow access. The amenities that are offered are exceptional. The staff is always looking for ways to improve living. The area is kept clean. If ever an issue it is dealt with promptly. I would highly recommend.

My husband, my son, and I frequently go to the front office to grab a quick coffee and snacks that is offered as complimentary for residents. Its great! Conveniently located nearby is a small park with a pond approx a 10 min walk where we like to get in some exercise after dinner (Red Mountain is only like 5 mins away so thats also a great place to exercise!). All the appliances within the apartment are fairly up-to-date and I havent had much problem with them; if there is any sort of problems, managements usually resolves them pretty quickly anyway!

I love this property and the what really made me love my experience is the maintenance staff and how they are very approachable and proffesional, Anthony is a great addition to the team, whenever i have a question he answers and even when he comes to service my apartment he is very polite and courteous. The other guy Richard is very polite also. I love how the attention to detail is about the property and i love inviting people over. I just wanted to show the guy Anthony an extra kudos for his customer service i never experienced a maintenance tech who is so nice and knowledgeable

As a new resident of Birmingham (Alabama altogether), I was referred to this apartment complex by a friend of mine and I could not be more pleased. I commend the office staff on their politeness as well as the maintenance staff. In the past, I have always had problems with maintenance not being able to attend to my problems in a timely manner, but a gentleman by the name of Anthony always goes out of his way to help me...even when I mention it to him whenever I see him around the site. Thankful for this experience here at The Arium.

Just moved in here a few days ago. So far, no issues other than water heater not functioning properly. I called the office and Anthony J showed up promptly and fixed the issue. Im happy with the staff and apt so far.

Shavahn at the front office has been wonderful to us since the day we met her a year ago. The complex is very safe, there are snacks up at the front office, the workout room doesnt get crowded, there are computers and printers available in the business center at any time, and there is a grill for easy cookouts. We have never had trouble with noise or bugs (they spray preemptively and on a consistent basis)! Exceedingly satisfied. Brandi at the front office is also great!

Closing in on the end of a one year lease and will not be renewing. within first week of moving in I asked the managment about when concrete breezeways get pressure washed and told it was going to happen soon. I just returned to my wifes apartment after a 6 month deployment and the stains and smell from trash bag drippings remain and have not been cleaned like we were told they would be. The staff refuses to notify residents about mail in their mail room even when asked, and cant put together that a box with a name but the shipper left off an apartment number still needs to get to a resident. residents refuse to pick up behind their pets around the perimeter near the fence, and when mentioned to managment they have no care about it at all. Full trash bags can be seen daily on balconies when driving through which will be handled by managment, but only if you tell them about it, other wise there is zero oversight of the general condition of the property. I cant wait for the lease to expire, and would not recommend this place!

Has gone downhill a little. Walkways are filthy. One of the managers, Shevaugn is rude and ignorant sometimes, then she’s nice other times. Very inconsistent. The rest of them are pretty cool. Fairly quiet community, not much drama. The gym nor washroom is well maintained.

The ceiling sound proof is thin. I would give a 5, if they did not put a family with kids above me. The family does not control the kids and you can here them running around up stairs as well as here the baby crying all night.
