NEW RESIDENTS BE AWARE: If you’re going to live at a Rainer Properties apartment complex, make sure you always put your work orders in as soon as you have an issue. This helps for 2 reasons, the second being the most relevant to Rainer:1. Always putting in work orders promptly can help your apartment issues get taken care of quicker. If you slack on a slacking maintenance/management team, they’ll only slack more.2.Make a paper trail. You’re going to need it in the likely event that you need to get out of your lease early (because of how many problems their degenerated properties typically have). Also these people hit below the belt… so having a good paper trail of when problems are reported vs when they are responded to (and how they’re responded to) will help you keep your dignity. It doesn’t matter if they don’t efficiently respond to work orders… ALWAYS PUT IN A WORK ORDER EVERY TIME YOU HAVE A PROBLEM WITH YOUR APARTMENT.I hope this helps and I hope Rainer will be able to regain control and order over their shady bureaucracy. ☕️
I’ve only been here since December and still have 7 more months to go. First of all, the amenities in Oak Park need to be replaced. My AC hardly ever works correctly. I constantly have a leak coming from my bathroom ceiling. Maintenance will come in, check it out and promptly leave without doing much, although I can’t blame them because it appears as though there are only two maintenance men at this property. Rainier was very unhelpful and unresponsive during the winter storm, giving us no updates and not offering us water from an empty unit with running water until we went several days without water. Meanwhile, I know of other property management that actively updated their tenants and offered as much assistance as possible. They then had the audacity to charge me a $90 late fee on rent when I was a day late right after the winter storm. Not to mention that the pool has not opened in a year and management feeds us lies about that, and the washer/dryers never work. These people are unresponsive, irresponsible, and have no compassion for their tenants at all. The only perk with Oak Park is the location.BTW I wouldn’t trust these mysterious Google Reviews leaving 5 stars. Seems highly suspicious to me.
Beware of Rainier Properties and their leasing policies; I asked for assistance, and did not get it until after the quote deadline has passed; I am beginning to think this was intentional to get me to pay another application fee. While this is my fault for being so trusting to landlords in the first place, beware to those who wish to pursue these properties as a place to live.They pocketed the money for an incomplete application (meaning NO BACKGROUND CHECK was conducted and the property was not taken off the market at all) and ran away with it, all while not responding to any of my e-mails to survey the properties or clarify.This incredible lack of communication and almost scheming nature gives me, and any other prospective renters wishing to spend their hard earned money on rent, a clear answer as to how they will run you once they get you to sign a lease; if they cant respond to simple questions about the application or lease, then have the audacity to charge you for a background/credit check THEY DID NOT CONDUCT (or at least provide me any proof of conducting), and in addition to that, a deposit and admin fee for doing absolutely nothing, and not replying to any communication attempts thereof.
I lived at River Oaks for 8 months and Warwick for 4 months. Neither apartment was bad, but they weren’t great either. At River Oaks we had about 12 roaches in our apartment and at one point we heard mice/rodents in the vents but never saw anything. Warwick wasn’t as bad, but a 2 bed room is about 760 square feet instead of the advertised 950. The reason for the one star is the management. They pick up the phone 1/5 of the time. Also, do not count on them for service requests. We had a service request at River Oaks for about 6 months and after countless calling, emails, and requests, someone believed us and finally came to fix it. This happened multiple times. After the snowstorm in February of 2021, we lost gas for 3 weeks and Ranier’s solution was to make everyone move out, hence moving to Warwick. They gave us 2 weeks notice and no compensation for the trouble. They also replaced everyone in their office because they know they messed up. The apartments honestly weren’t bad, but I will never live in a Ranier property ever again.
Please steer clear of these properties. I havent even finished out my lease at Oak Park and I cant tell yall enough about how terrible the team here is. I have emails and phone calls and maintenance slips documenting all the complaints and repairs (that took MONTHS and multiple phone calls from me) since day one.-No communication>Even during the winter storm, the complex gave no direction, or late direction, as to what we should expect in terms of gaining water. A community wall post from the office one day said, sorry to post late, but xyz apt is open for water no times given, no actual concern for us.-Upon move-in my stove didnt work, I was told I couldnt take a shower yet (newly painted), my balcony door didnt lock or even close all the way!!, window screens had holes, and my fridge didnt work. All of this took several months for them to respond to a finally fix - with no follow up from them to reassure or give a time line.-Bike was stolen-Shower temperature nobs dont work (and they still havent fixed this, 2 months later)-Received a warning for the above mentioned window screens that they never took care as if I put them there.-They never let you know when a laundry center is down (or back and running!)-water shut happens on Wednesdays when repairs are needed, but they dont give any heads up most of the time, just a hey, this is happening nowThis is one of the worst places Ive lived in.Dont sign a lease here. They have properties in great neighborhoods, but it is not worth it. And all of these good reviews posted by Google users are very suspicious. Thats not how you do damage control, Rainier. Do better.
I have been trying to get an application and lease agreement at one of their properties. I am now on week 2 of contacting this company on a daily basis. They dont return calls or emails. I went back and looked at reviews on all 13 properties that they manage and it is an average one maybe two stars due to poor management on all levels!! Really really sad when you are in a desperate situation and need a place to live and are unable to obtain that due to incompetent people. Please notice that all the 5 star reviews are from phony Google Users. They are scam reviews!
I would STAY AWAY from any of their properties. We lived in Warwick apartments and had multiple issues: my bike was stolen a few days after we moved in, repairs were inadequate, the walls had absolutely no sound proofing...And if that wasnt enough: they changed towing company and asked us to pick new parking permits, which I immediately did, only to find my car towed two days before my lease ending. I contacted 5-6 people from the management, but no-one cared to explain what happened - they kept referring me to someone else. I went over there and they essentially told me that they had made a mistake and the parking permit they gave me expired a few days before my lease ending, but it wasnt their problem that I got towed. So their little mistake ended up costing me more that $230.Stay away.

Rainier is impressive in that they manage to be worse than my lowest expectations so often. Rather than rant, lets just go with an itemized list of problems faced in my complex:-Water issues taking weeks to fix with no communication from the team.-Property managers not calling to let people know maintenance is coming in.-RAW SWEAGE was dripping into the washing machines from ill-maintained pipes, and not only did it take weeks to fix, but the property managers never told the tenants (some of whom were still doing laundry) that they knew sewage from a toilet was spilling into the washers. Oh, and the washers are still there. They didnt replace them.-One apartment didnt have a functioning stove for weeks, so they took parts from another functioning stove, only to find it didnt work.-The stairs are slick and lacked grip—an issue many have called about—and numerous people have fallen down them. One person had to go to a doctor and when they asked Rainier to help with bills, Rainier stopped responding to calls and emails.-Their repairs often result in them damaging apartments. Were talking torn up sinks, bathtubs, walls, and other things they never fix correctively.-Once they did roofing on the complex and two tenants ended up with roofing nails in the car tires. Again, Rainier simply didnt respond when the tenants tried calling and emailing.-At least three apartments had their windows smashed in with glass everywhere when they replaced the windows.-Water issues have been an ongoing problem, especially in the car ports, for a long time. Theyre never fully fixed, just bandaged.-The management ranges from useless, like Austin who can never relay a message, to puerile, like Kevin who choses to insult tenants and call them entitled when they ask for livable conditions like running water.-At least two tenants I know of have had bills sent to collection agencies because the staff doesnt understand how to operate their own billing site.-They harassed and elderly lady and told her they could terminate her lease for complaining about problems they perpetuated and didnt address.The list goes on. Its borderline criminal, to put it charitably.Unless Rainier staff feels their calling is to be the best slumlords they can be, they really ought to find new careers.
This apartment provides good maintenance. I appreciate the impeccable timing. Managed to move my oven and clean up the mess behind it quickly. He managed to do everything on time.
Utilities are consistently down (gas, A/C), there are roaches and mold everywhere, and management has the worst communication skills I have ever seen. It is not worth the headache of living in any rainier managed property
I have lived here since 2017, and besides the location I would not recommend living here. There is a huge hole in the fence where homeless people sleep, and management has made no effort to put up lights or close this gap. They constantly send resident surveys and I have consistently noted that I feel unsafe in the back area because of the lighting and homeless people sleeping in the dog area. Today really put the icing on the cake for me.Little did I know that this staircase and @rainierproperties would have me in tears twice today. I tried taking my dog out this morning and due to the ice both coley (my dog) and I fell from the very top to the very bottom. Coley is okay thank goodness. I hit my head, bruised my legs and back, and really messed up my shoulder. I immediately called my leasing office to give them a heads up so that they could prevent this from happening to other residents. I was SUPER disappointed by the person who answered as they had ZERO concern for me and just said “thanks for letting us know. I’ll throw it in the team chat”. I emailed the office and the District manager- Kevin Smith called me back. He at least asked if I were okay, but let me know that although they triiiiied to get salt and were unable to (sold out) that Rainier is not obliged to do this per the state of Texas. His response to me saying that they should let residents know about the icy stairs or try to prevent the falls by putting down salt was..”we are not required to do this”. I heard that statement two or three times😲 I let him know that I was really shocked by this response and one of their residents (Me) was hurt.. I genuinely was concerned that someone else might get hurt. I mean they emailed us to let us know about the potential for pipes bursting but Kevin was intent on arguing with me that “Just like if it were your driveway at your own home. It’s kind of up to you to watch out for ice”. So people if you’re looking for a place to rent, do NOT consider renting with @rainierproperties .I have lived here since 2017 and they have consistently shown a lack of concern for their residents. In fact, I told Kevin that I needed to let people know how they were treating their residents and that I would be naming him due to this shocking conversation. His response,”Feel free to”. Needless to say, I won’t be renewing my lease. You would think that during times like this that people would have a lot more empathy. I will say that the manager Martina has always been super kind and responsive if there are ever any issues.
Maintenance staff has been excellent and very prompt.

Rainier Properties is the worst leasing office and staff I have ever had to deal with. The incompetence of the staff working there amazes me every time I speak with them. Which is often as there is always something wrong with the apartment complex. The list of issues includes but is not limited to roach infestation, no AC for days on end (most recently a full week), water shutoffs, and broken appliances. They have incredibly poor response times, if they respond at all. Myself, as well as several of my neighbors, cannot wait to move out. We will never lease from a property managed by Rainier again. I highly recommend none of you do either.
My experience with Rainier over the weekend was great enough to leave a review, which is rare for me! I was blown away by the customer service. I called Christian on a Saturday with no appointment. He met with me within the hour and showed me 6 different units, put up with my pickiness, and then walked me through the application process when I was ready. He never applied any pressure, answered a ridiculous amount of questions and never broke his professionalism. On top of all this, the new place is GORGEOUS. I cant wait to recommend Rainier (and Christian personally) to all my friends looking to move. Thanks for my first great apartment hunting experience!
Abbey Road is a great place! It’s quiet, like all the time. You can’t hear your neighbors and the pool is amazing! The office staff is by far, one of the best crews I’ve ever dealt with. They made me and my family feel right at home!
They try to nickel and dime you for everything. Was towed after the parking permit that I had gotten 2 months ago was apparently now expired. They change policies without notifying you so they can charge you more money. Theyll put a notice on your door if you missed 20 dollars on rent but wont say anything as they tow your car and make you pay 300 dollars to get it back. Leasing office staff are rude and unhelpful. Avoid Rainier properties, they are predatory and only want your money. I will never lease from them again. Truly a terrible experience and would recommend anyone rent from them.
We love Abbey Road! The location is ideal, with so many stores and restaurants nearby. The on-site maintenance and office staff are friendly, responsive and professional. The grounds and pool are impeccably maintained. We are very happy here.
We live up in the Park Place location. Since the beginning, the service has been nothing short of outstanding. Huge shout out to my guy, Jesus. The mans always prompt to respond, has a fun, upbeat attitude, and wants to get to know you personally. Thanks for all the help.
I have been in the industry quite some time and seen a lot of people come and go with Rainier. This place has gone downhill so quickly. I work on the vendor side and know quite a few people. Apparently Rainier has unethical employees (Renee Rodriguez who is married to an amazing woman that is in the industry as well - poor lady. I dont know how she will put up with this humiliation he has caused) that are too busy having inappropriate relationships with their vendors and not spending enough time working. Rainier is slow to pay anyone, never consistent and is not a trustworthy company. Steer far from this place and their employees/associates.
I was very pleasantly surprised to be met with such great customer service and updated facilities at The Willow. The fact that my unit will be newly renovated is just icing on the cake. Frankly, I was not sure what to expect after reading a few reviews on Google but I left your office on Saturday confident that The Willow is where I wanted to lease. Im so relieved I did not go with the property I had planned on signing with just a day before.
I have been a resident at Abbey Road for several years. I would like to let you guys know that Lin, Jesus, Charles and Margarita go out of their way to accommodate me and my 91 year old mom. They have been nothing but helpful in so many ways. I just thought youd Like to know that your current staff is amazing!!!
Romero & his partners were extremely helpful. We thought they had fixed the problem but when it persisted, they came back with the determination to be here until it was fixed. They were very respectful, courteous, & timely always explaining what they were doing before doing it. Thank you Romero!!
I have had a really good experience with Rainier this first year in Austin. I was weary at first because I read some back reviews, but as far as management companies go, Rainier is top notch. They are really involved on a consistent basis with monthly newsletters, free stuff, holiday festivities, and ways for tenants to get involved. They are organized and on top of maintaining organization. They are, I will say, also on top of their policies, which can be annoying, but Id rather have a management company who is present, than not. It makes me feel safer and more secure. At the same time, its pretty easy to relax, the majority of the time the property is calm and private. I enjoy having 24 hour maintenance, and I personally have always have a good experience with the maintenance.I am happy with Rainier!

RUN AWAY. This place is an absolute scam. I moved into these apartments by taking over a sublease (this was my first mistake.) When I moved in the leasing office told me to go through the apt and let them know if anything needed to be fixed. I made a list, broked door handles, cracked tiles, broken front door and missing blinds. In addition, the first night I moved in air conditioning broke. It was 87 degrees in my apartment and they told me no one could come till the next day or maybe two. They charged me $10 per blind to install them ($50 all together) AND they have NEVER come to fix the cracked tile. They say Im SOL. Today they sent me a lease renewal upcharging an additional $140 per month. Additionally, they automatically charged me a $25 insurance voilation fee. I called the office and Chris who answered said they never had my renters insurance on file. Their rating is 4.0 and I promise it is because they have paid someone to add positive reviews. Unless you want to live somewhere that is falling apart and have someone upcharge you for it I would pass on this place. RAINIER - This is for the ENFIELD HOUSE 1708 Enfield rd.

I have been a resident at Abbey Road apartments for about 8 years now. I really feel at home there and will continue to live there for some time. I wanted to take the time to say that I have had the best experience dealing with Lin and Jesus. I wanted to make sure someone was aware of how much they genuinely care about the tenants. Lin will go the extra mile to help in any way she can and Jesus is just as nice and helpful as possible. I am switching to a different apartment and Lin has made it a point to make sure she knows what I was looking for and what would make me the happiest. I have known for a while that I will be moving out of my home from my husband and Lin has been so kind and understanding about this. She has handled this most difficult time in my life so well, even when I cried while looking at the apartments. She has always reassured me that she will do everything she can to make sure I am happy with the apartment I choose. She told me she just wanted my stay at Abbey Road to be comfortable and happy as can be. Ever since then, she has always been on the lookout for any and all apartments that would suit me best and has kept me posted every step of the way. I have looked at three different apartments and was so unsure of which one I wanted, and throughout the whole time I have been trying to decide, lin has never been upset or frustrated with me. She has been very understanding and helpful to the very end. Words do not describe just how wonderful she is. I could not write enough to explain just how grateful I am for her. I dont know how any other manager would have handled it, but I know that Lin is definitely a good kind-hearted person. She is an excellent manager. Many of the other tenants like her; I just wish they would take the time to write to you.Jesus is very kind as well, he has never complained or implied in any way that I was a bother to him when I called more than I should have. He is so helpful and a joy to speak with. I feel as if they are very welcoming and caring, they both have great personalities. Im glad they are in the office at Abbey Road. I know the employees get promoted from time to time, but if and when you relocate either one of them it will be a sad day for us.
Be care with the 5 stars reviews from Google User because that are the accounts from the management or the advertising company they hire!!! I would like to make 0 star if possible. I lived in the apartment called The Mark that managed by this management company. It is the worst apartment I lived in Austin so far. The Speedway is really noisy and the windows are really poor at noise cancelling, which will cause you to wake up every morning. There is no sunshine in the room, the window is so small and high that makes this apartment looks like a jail. The management Rainier Management is sooooo bad and they will take of your deposit. They only charge $350 as deposit but take all of them, also charge you more. They said the reason contains a lot of money for repair, but they refused to show you the receipt of the repair, and said they just spent those amount of money on the repair. They also sent the statement to the wrong address and you cannot receive it, then they ask the collection company to try making a collection to you. Avoid this place if you can! Even it has fair price and close to campus.
HR is very unhelpful and very they never respond to emails or voicemails Rainer properties is a very shady company. They also make up lies about things that never happenedAbsolutely the worst apartment management company there is around Austin
This management company is exploitative, uncommunicative, shady and you should absolutely not rent from them. DO NOT DO IT. You will regret it. They change policies on a whim, they dont communicate it, they dont care when they screw you, they do business with shady contractors and generally dont act like they give a care about tenants. I am making a website to compile complaints from all the properties. Ill update soon.

I just wanted to offer my praise for our new(ish) maintenance guy. He is so nice, and so good at what he does - and you can tell he actually cares. When my washing machine broke and my replacement was delayed in shipping, he took the initiative to ask you guys to use a vacant machine so I didnt have to go much longer without one. You need to give him a raise.

I have posted multiple reviews for Rainier properties as well as Warwick apartments which they manage and they keep being deleted. We lived at Warwick for a year and the place was constantly infested with cockroaches. The utilities were ALWAYS over $150 min for a 600sqft apt, and for comparison, my highest utility bill for our new place (650sqft) was this summer and it was $160. After complaining, the management could not explain why there were two separate meters for the complex and admitted we were paying for utilities that were used in the communal laundry room and yard maintenance. Beside the astronomical utilities, the apartment itself constantly smelt like dog even though we did not have one, it was extremely noisy with little insulation, and the water smelled terribly of sulfur. Also this is the third time i have posted this review since we moved out in 2018.

I am visiting from out of town and staying with my son. My vehicle was towed from the parking lot. There is no signage indicating visitor parking and the only specific reference to reserved parking is for the covered parking. Ranier properties has a contract for predatory towing with Frontier towing in austin. There is inadequate signage denoting any reference to visitor parking. There are apparently 10 visitor spaces marked with paint on the pavement, no signage. I am filing a complaint with TDLR against Ranier properties and Frontier towing.
Constant construction noise as they renovate with no accommodation with existing renters.

Update 2020:I am signing my third lease here this year. This last year I had a noisy neighbor that liked to party. It felt like I was sharing my apartment with my neighbor. I was so upset I was going to move. However, I spoke to David and he was a lot help. After talking to David, my neighbor started to be quiet and I had my own apartment back again. It felt great! It was so nice to know that management cared and was in control. I love these apartments!From 2018:This a excellent management company.My new apartment is beautiful. Rainier took no shortcuts in making it nice. It is the cleanest apartment I have ever moved into. My apartment is renovated.... everything is of high quality....no budget materials were used here.In addition, they did a excellent job at making me feel welcomed and important. When I moved in, they left a surprise gift on my breakfest bar. This is really going the extra mile!The staff was friendly and I enjoyed working with Daiquiri to get everything completed.Ive lived in Austin for 12 years and have dealed with 4 management companies now. The other three were good or good enough, but my favorite by far is Rainer.

I live in river oaks and I’m not sure why my initial review detailing my 5 month long ordeal last May to October of having the AC repaired because it was leaking was removed. The leaking started in May and over the next 5 months they tried to patch the problem. The Sheetrock was replaced and ripped out 3 times because of this until they ultimately just replaced it. Guess who got to clean up the Sheetrock mess every time! To their credit, I was given a month of free rent for it but it hardly covers the hassle of FIVE LONG MONTHS of living in a construction zone, and things were only taken care of properly once i got code enforcement involved. In addition, roaches are horrendous, mold is uncontainable, and the AC has just gone out for about the 6th time in the 2 years I’ve lived here. In the middle of June in central Texas. The apartment has its perks, like proximity to campus, and the interior looks modern, but the wiring and everything else is ancient here, along with the issues listed above. Im so tired of paying 850 a month for this.

I wanted to take a moment to express my deep appreciation for the care I have received from Matthew since I moved in to Nob Hill last December. He has gone above and beyond to assist me, particularly with navigating billing issues, and coming up with a solution. He has been a vital part in making the move-in smooth, helping with internet installation (what would have taken the technicians hours, with Matthews help took less than 30 minutes), helping with construction noises in adjacent suites, and helping me (try) to communicate with Austin Energy to determine if I was being billed correctly by making calls, researching past utility bills and investigating if there was anything incorrectly wired in my suite.It is rare to find this level of customer service anywhere, but to find it in a commercial leasing relationship has been an absolute surprise and delight. Not to mention the kind of help Matthew has provided with a willing and helpful attitude and kindness. My impression is that he did all of these things to help me because he truly cares about renters experiences and has a deep level of integrity.I wanted to share this with you in hopes that Matthew is recognized in some way, and for you to know that because of Matthew, my experience thus far at Nob Hill, while containing some major bumps, has been well worth it.

I had a terrible experience with these guys. Upon move-in I had to fill in paperwork 3 times because they kept losing. Upon move out they forgot my deposit, assuming I did not put one down, then overcharged me cleaning and utility fees. My car was towed multiple times despite having a sticker in the windshield. They are rude on top of it. Avoid like the plague, seriously.
Large apartments, great renovations to the inside. Managed well until Misty came on board. She actually scolded me for interrupting her, told me I was rude, and hung up on me. Very unprofesional. When I called back she had her assitant ask me to leave a message. I said Id rather speak to her, and she put me on hold for 10 minutes. When I called back the answering machine was on.
I almost never write a review, but they are friendly and are quick to solve any issues you have. One of the few good managements around the area
The recent mgmt has been working hard to increase our facilitys curb appeal and function with improvements to the exterior and the grounds.

This management company charges $50/car/year for a parking sticker even if your sticker was lost in a car accident.
