Recently moved in and really enjoying the property. Small issues have been fixed swiftly by the maintenance staff and the advantage of being in an older yet well updated building, is that the rent is quite fair for the size of the spaces (especially the very large bedroom in my unit). The pool is kept very clean, and the highlight of my experience so far is the front office staff. Stephanie and Rachel are super helpful with whatever may come up and friendly as ever!
I lived here for a while and I can say its really convenient location.However, there are some issues1- Unit overpriced2- Very old building3- Management are not very communicative4- A/C is hot in the Summer (Central unit for the whole building)It happens a couple of days ago that the A/C went to down for the the entire building and no one from the management informed us about this issue. I had to find out by talking to other residents. Then, the management took about 2 to 3 days to fix it and same issue, no one from the office said anything about.
I lived here a while back, under different management, so my review is solely on the apartment and property itself. While my unit personally did not have roach issues, I did have what appeared to be black mold in my air vents. The renovations were very nice, superficially, but I can imagine they haven’t faired well as the unit is very very old, and updates are cosmetic. I lived in a 2/1 upstairs above the leasing unit and it was the darkest I ever experienced in an apartment. The people below who say it is like living in a cave, I agree 100%, you need excessive lighting, and due to the window locations you don’t want them open so neighbors can see you in the hallway. I had clothes stolen out of the dryer, and the parking situation is a little sketch. A toe truck WILL immediately toe a visitor if it is left unattended for a few minutes, especially on a weekend. Spacious apartment, but I am sure there are nicer.
Had a wonderful experience at this housing facility. The manager was wonderful to work with, and all of the staff was so friendly and always so welcoming. They were very quick to help us with us with problems. Very great price for the area. And with the great interior’s you can’t go wrong staying here! Such a wonderful experience overall and would definitely recommend them to all friends looking to move to the area.

Lived here 2 years, and while its nice on the surface, it is not nearly worth the prices they charge.The water turns off and on without notice (and has been doing it for years, look at other older reviewers). Roaches are a problem even if you keep clean. Maintenance staff are very friendly, but whoever manages requests on the site often just marks things as complete with no action taken. A friends car has gotten towed from the lot in the front, which has no no parking signage. The laundry room often has machines not work, steal money, or literally flood.One of the worst things, though, is how many of the staff handled COVID. In the midst of it all, when I would need to go to the office to get a package or something like that, few if any staff wore masks. Completely unacceptable.Find somewhere else to spend your money.
This place is definitely a 5 star area! Not only is the location amazing but the service by all staff is amazing! I enjoy everything about it! It is far more than just a place to live or stay! It is an experience
I lived at 3401 for a year and my time there was great. Fantastic location and great staff. If I hadnt needed to move for work, I definitely would have stayed longer. I recommend them for sure!
Ive seen some new faces in the office recently and they have this place sparkling - the recent improvements havent gone unnoticed! The apartments are nice and you cant beat the price point for this location. Definitely recommend!
These aprtments are in a great location downtown. The management is making a lot of great improvements. The courtyard area is perfect for relaxing by the pool!
The staff here is really friendly and helpful and Ive noticed lately that there have been tons of updates recently that have made this place even nicer and cozy to live at. Being so close to campus and having a bus stop right out front is really convenient too.

A Roach Motel for a Luxury Price:Positives:The staff is nice.Negatives:Everything else:-The worst roach problem I have ever seen in an apartment. You better make sure you have some Bengal handy if you choose to live here. I am a germaphobe, and no matter what I did, they would come from the shower drain and the vents. Pest control was useless and said they would find their way in, so I had to control the issue myself.-Theft: if you have packages delivered to your apartment, good luck. You would be lucky if the leasing office were open to receive your packages.-Dirty property: Garbage everywhere. The property is poorly maintained, yet you have to put up with hearing leaf blowers all day.-Unclean laundry facilities: Literally, one day, I walked in, and the ceiling had fallen apart. People have the hygiene of animals and will leave the room filthy. Be ready to find lint on your clothes no matter what you do. Also, your clothes can easily be stolen because people insist on leaving the door wide open.-Worn down apartment: The upgrades they did were cheap. My hardwood floor began to lift, and I was there for a year.-Terrible neighbors: Because of poor installation, be prepared to hear drunk and obnoxious people at all days and hours of the night. The neighbor above me played loud music, and my apartment would stink from whatever he smoked. Also, neighbors let their dogs bark all day and night. Have a noise complaint? The Courtesy patrol wont answer the phone.-The shower is old and requires you to do science do avoid burning yourself from the hot water.-The community wifi and cable package sucks: You get the great value version of Spectrum, and you cant even set up a wireless printer.-The oven is weak: Whatever time it takes to usually cook, double that.-Poor lighting: You pay 1400+ to live in a cave. Be prepared to leave the lights on all day because you get absolutely no light in the apartment. Want to leave the blinds open? Not if you want people to see everything you do in the apartment.-There is mold, and maintenance will literally paint over it.-The apartment smells: they probably have never changed the air filter.-Corona was handled poorly: there was no management insight, allowing people to act like unsupervised children, they closed the office, and they took off without letting people know.-They delete reviews to make themselves look good.UT Law Students and Grad students do your self a favor and choose to live anywhere else. Literally anywhere. You will not have a peaceful environment that you need while in school. I wish someone saved me from making such a horrible mistake that put a damper on my first year of law school. If you need to live by campus, live at Sabina or Marq Uptown instead. 3401 should be ashamed for scamming and taking advantage of students.Update in response to “3401 Management”:Please be honest . I have made various complaints in regards to the cleanliness, noise, and pet issues, including leash free dogs in the laundry room. I have the receipts to prove it . Funny how you say pest control comes every week at request, yet this was not the case for me . It is not my job to tell you how to keep the property clean. It is common knowledge that trash should not be left out for over a week. Y”all could have simply apologized for my terrible experience; but, you insist on lying to cover your tracks . As a current UT law student and UT law future alumna, I will make sure to spread the word about how terrible this property is . Keep your “apology”.

I lived here for a year while I was a student at UT. Management was nice and helpful, and maintenance was always quick and effective- staff is certainly the strength of this apartment complex. Overall quality of the apartments could be better for the price, but nearby apartment complexes in this price range won’t offer much better. For students, it’s a good value because it’s close to UT and has decent amenities (nice pool area and yard games area).The apartment is nice enough with decent appliances, but my bedroom window was very narrow and my bedroom had little access to natural light. I did have cockroaches consistently throughout the year despite a visit from pest control and using Raid/other products very often and cleaning constantly. However I will note I only asked for pest control services one time, and never asked again as it was not effective. Had I asked for pest control again, it is entirely possible the issue could have been fixed, because as I mentioned before, management was always helpful and efficient.There were almost always at least two laundry machines that were broke or out of order.There was also an HVAC issue where the system could only be set to heat or cool for the entire building at any one time, so there were mildly cold days in December-February where heating would just be unavailable and the apartments would be quite cold. I raised this concern to management and was told they would only turn the heat on when outdoor temperatures went below something like 62 degrees F (I don’t remember the exact temperature, but I remember telling the representative “ok, that’s really cold”). At some points I wore two layers of socks because of the cold. Management told me this could not be remedied until more residents also complained about the cold.I could recommend 3401 to current or incoming UT students because for the area, it is a relatively decent value.
Price and location make this place the best option in Austin!!!! You have everything you need nearby and the pool here is PERFECT! Also, the staff are seriously some of the greatest people youll ever meet

3401 at Red River Apartments was a great home for me. The property management and maintenance crew take great care of their residents. This is what really made it feel like home. Having a caring staff makes apartment living a lot more enjoyable.The apartments themselves are older but updated on the inside. For the price and location, it is hard to beat this place.
I love living at 3401! The amenities are great and the office staff is so friendly and helpful. One thing I wanted in a home was a quiet place where I could do homework in peace. The apartments are super quiet, I can never hear my roommates. Spacious floor plans that are reasonably priced. Perfect place to live while going to school!

I really like living here. The staff is really nice. Travis is especially awesome. I renewed because after the fire in February Travis really stepped up and showed that this property really cares about its residents.
Great location downtown! The amenities are great, and the maintenance staff is always there to help when needed. Offers many services like computers, printing, outdoor courtyard with games, and a pool!
So I’ve lived here for two years, but thank god I’’ moving out next month. Ever since the fire here last year things have been slowly going downhill. MAJOR bug problems, the heat NEVER works (I’m freezing cold in my apartment as I type this), the laundry room and pool area are always nasty, and the “upgrades” are super cheap and haven’t held up well at all. AND they recently raised the rent by almost $100/month. I’m moving to a much newer place that’s charging hundreds less per month. I really wish the apartment was nicer because the staff is friendly, but it’s honestly a huge rip off and not worth the location to live here.
No heat and lie to tenants. Was filthy moving in. Save yourself a lot of trouble and look elsewhere!!
I love my apartment here - its close to campus and I am able to get to class quickly. Maintenance here is really great. Best apartment to be close to campus but not be in West Campus.
Would NOT recommend living here for the prices they charge.Water cuts out multiple times without warning, A/C and heater dont work as you would expect them to (apparently heaters only turn on if its below 55 degrees outside), walls are paper thin (I can hear outside conversations loud and clear from my bedroom), quality of furnishings is poor (popcorn walls and ceilings). Only redeeming quality is proximity to UT campus and access to buses but bus schedules in Austin are so inconsistent anyway. Also, no guest parking unless you get a pass from the office (pretty inconvenient if you just want to have a friend over for a couple of hours)
These apartments are nice and conveniently located. The best part however, is the the staff & repair crew. They are super nice and responsive. Andrew -- the apartment manager -- is very friendly and helpful, always trying to make sure that we have a good experience. Were moving, but would stay here if we could.

There have been so many awesome improvements with the new owners.All of the washers and dryers work and the laundry room has never looked better.They are installing ceiling fans with lights and ventilation fans in the bathroom in our apartments now which is a cool upgrade!The new gated parking is awesome too! Its nice knowing I live in a gated community.
Ive lived at 3401 Red River St for 8 months and its a very nice and safe place. The management is really on top of things and the maintenance team is always on the task. The location is very convenient as its right between a major grocery store and the UT campus. Highly recommended for graduate students at UT.
Very nice place. Everyone was very friendly and the new upgrades are big Improvement. I dont personally live there but my friend does. When I come to visit Ill stop by and see him for a few hours and I can tell its a very nice place. If youre looking for somewhere to live this might be for you.
Heres the good stuffManagement is good. They are nice and diligent. Maintenance team is excellent. They always make repairs within a day. Ive never had an issue with bugs, roaches or any kind of pests. No plumbing problems, no leaks, no hot water issues.Now the bad. Utilities are shared with the whole building, so be ready to pay around $100 for utilities even if you are not in the apartment most of the time. HVAC system is old and broken. Since we moved here almost 2 years ago theres always been problems with the chiller. If you read past reviews you will see this has been an ongoing situation. They claimed they replace it... they didnt. A few months ago the unit finally broke down entirely. They set up a temporary unit until they can replace the whole system. Well, that was a few months ago and the temporary unit is still there. Chances are they will not replace it until that one breaks down too. Speaking of that, it breaks down once or twice a month. Not bad during the winter, but during summer, theres no way you can ventilate your apartment and temperatures inside will climb up to the high 80s. For the high monthly rent price, it is simply unacceptable. Now they are rising their prices trying to compare to luxury apartments. They are not luxury, trust me. One of the garage parking gates never works. It worked for like a month after I moved in, then broke and was never repaired. During the day they leave both gates open, which defeats the purpose of having your car in a gated (secured) parking. Parking on the street is very limited, so you have no choice but to pay the high parking rate or risk not being able to park. The TV in the Pool area is also broken. Worked for a few months, then it rained pretty bad and it has been broken now for almost a year.Overall, the rent prices do not go on par with what is offered, not when so much stuff around is still not working. Im moving out, but if I was staying hoping that by raising the prices they will take care of it, and they didnt... I would be very frustrated and feel like I was ripped off. I am not risking that after reading so many old reviews addressing the same repeated issues and they have not done anything about it in such a long time... it is highly unlikely they will.Go somewhere else, you can get something much nicer for around the same price, or something similar for a lot less.
Very happy to have leased with 3401 At Red River for my first apartment! The location is convenient with buses running directly to campus, the pool area is lovely, and the staff has been nothing but friendly over the past seven months. Have had some minor issues with the A/C system, but they have always been promptly resolved.

I normally don’t do this, but as I’m moving out of 3401 after finishing school, I thought that it would be worth throwing out a recommendation to other people looking for an apartment.The staff at 3401 are what really makes this place as awesome as it is. Maintenance takes care of stuff in a very timely manner, office staff is friendly and helpful, and every little thing I’ve ever mentioned has been addressed promptly and fairly.My one bedroom floorplan was super cute, and when I needed to transfer for personal reasons, the office worked with me and got it taken care of. The pool is really cute and they have events with free food (and beer 🍻) all the time.As far as the bad goes, my only complaint is the color of the walls, but I rescued it with a tapestry and some cute decor (and I brought some additional lighting for my personal tastes). Oh, and sometimes it smells like weed in the common areas, but that’s just living in Austin. Haha3401 is in a super super super great location if you’re a grad student like I was. Best bang for my buck I could find in the campus area.
When We arrived to the apartment. The leasing consultant was smoking. The apartment are very old and the appliances are also dated. The prices are crazy, we decided to move to a CWS property (Sabina and Marq uptown) and we only pay $100 more of what we would have paid here.Please be smart and find another place.
The staff at the complex are always eager and willing to help. Updates to the property are continuous and always for the better. We love living here because of the quality of life and location.
I have had a black mold problem for a while now and when ever I call they either 1. Dont care or 2. Tell me to paint over it. The washing machines work almost never. Gas is turned off seemingly weekly for a day or two. Air conditioning in the apartments isnt working currently (2nd day in a row) and their online portal was taken offline during the first of the month WHEN RENT IS DUE... management does not seem to have it together. Would NOT recommend. Oh and these apartments are infested with feral cats, throughout the night all you hear is cats in heat or fighting outside.
3401 is awesome location i dont live here but my friend does and every time i need parking pass the man in office is very nice
Worst management ever. I would never recommend going there.I went there they showed me a flat and asked me to fill the application online. 10 minutes after I did this, they checked their system and told me that the did not know but someone has already taken the flat. And the funny part was that they did not want to refund the $190 that they had made me pay! they would not reply phone calls so I had to go to their office to make them finally give me the refund. Their attitude is the worst. Its as if I was trying to steel my money.
I lived here for 2 years and really enjoyed it. Management was generally receptive and maintenance was always excellent (shout out to Bertillo!). The apartments are pretty nice (maybe a touch on the expensive side, but reasonable) and in a great location for a graduate student. Only thing to watch for is the parking situation; they were stingy about guest passes and frequently changed their policies, so be sure to ask.
DO NOT LIVE HERE.The apartment itself is fine but the management is horrible, HORRIBLE. While you are paying $1400+ for a small single, be prepared to pay another $100+ for electricity and water, when you are only home after 8 or 9 pm.Had a fire emergency in Feb 2019, when the staff kept telling you they were fixing it but there were clearly no one around when you tried to find someone to help. Everyone was told they were getting water in an hour but no one had water for a good 20 hours (no drinking water, no shower water, yeah figure out your own way to survive dude). But the staff was not telling people to move out, because they simply didnt want to pay for the hotel when they should. And if you and your friends ran around and just to find someone for help, anyone (policy officer, fire fighter, neighbor, stranger on the road) was so much nicer and more helpful than the apartment staff.We talked to some experienced or old students, mostly PhDs around, and no one lived here more than a semester or a year. Then we figured there were so many similar places around with like half the price and so much more helpful managers. Just love yourself, and dont choose this one.
You dont control your AC...management decides whether its time for heating or cooling. The building is VERY old and the AC breaks down every summer for a few days. Its not luxury at all. Lots of mold that management never addresses.There is way nicer around town for similar price or cheaper! Keep looking if I were you. Itll be worth it in the end.
Maintenance staff is quick and efficient. Pool and grill area kept very nice and clean throughout the year.

Mint Urban is nice if nothing goes wrong for you. As long as you dont mind the black mold in your bathroom, broken laundry machines, and ever increasing prices and fees, youll love this place. I was charged $50 bucks because 1 object less than 5 pounds was left behind when I moved out. I was charged pet fees after my dog moved out. I complained about black mold in my apartment several times to no avail. Bugs were never exterminated, just kept at bay. Looks great from the outside and the community can be great, but also over priced and not worth it with how much the north campus area changes.
The units are very roomy and it is very close to the university, this is perfect for a student. The location is awesome!
I warn do not take apartment here. They are the most dishonest management company i have ever seen. They will find every which way to rip innocent children off.
