Ive been here since October and have been absolutely blown away at how awesome the place is. Ive lived in quite a few different apartment complexes and this place is definitely my favorite.Also, the maintenance crew here is UNREAL. I put in a maintenance request, and they will respond and usually have it fixed within 12 hours (thats putting in the request at 8PM and it being fixed by 8AM). I havent had an emergency call yet, but I imagine they would show up before I picked up the phone.ALSO, to illustrate how awesome the maintenance guys are, I accidentally dropped smashed a jar of kimchi in the parking lot earlier today (photo below). I ran upstairs to grab a broom and bag, but by the time I made it back downstairs one of the guys was already cleaning it up for me. I was blown away.They are also starting to do food trucks at the complex since were all trapped at home.Thank you so much guys!
My boyfriend and I moved here in the beginning of June, 2019, and it has been absolutely wonderful. Sandra is amazing, and has always been very attentive to all of our needs. The pool is amazing, and the landscaping is great. They do regular maintenance, (the maintenance people are AWESOME) and are very diligent with each individual problem that arises. As first time renters, the staff helped us in every way, to make sure that we understood each aspect. We are very happy, and lucky to have found such a wonderful apartment complex, with a great staff!!
Aside from the poor measuring of the cabinets when building, the apartments are great. Beautiful landscaping, pool is great just make sure to get there early to claim your spot. The gym is pretty decent too. Price isnt terrible and is close to everything you need.
Apartment is clean and quiet. Appliances are new. However, I have seen very shady people living here so I don’t feel very safe. I also just got my Amazon package stolen.Overall, I have mixed feelings about living here. Mandalay needs to be more thorough on background checks.
Ive lived here for two years and couldnt enjoy a property more. Management and the entire maintenance crew are extremely friendly and prompt in their replies and responses. Maintenance typically responds to requests within a two-hour window. Thats unheard of at most apartment complexes. Apartment is spacious enough. Pool is always clean and they added security patrolling. Sandra in the office works with the residents and has been very helpful when we needed her assistance.
Ray and the rest of the staff have been beyond AMAZING! From the time we turned in our paperwork to the very end of us getting moved in! The maintenance staff have been very quick with responding to minor requests and the complex is very quiet! We have the largest 2/2 and it is such a breath of fresh air of the amount of space we have not to mention the great wood flooring and black appliances we now have. I highly recommend this place. Mention my name when you fill out your lease by thanking me :-)
Someone stole our package from out front door. And since we live on the top floor it would definitely be our neighbors but they refused to talk to us when we asked them if they took it by mistake. (Mandalay refused to help)There are loads of shady people just smoking up near our apartment and its not a safe place at all to live
This place has been such a blessing since my wife and I moved in. Loved the greeting we got, they were super welcoming and really helped us out ALOT with getting in. They are newly renovated and upgraded and I couldnt be more pleased with it. The response time for any maintenance issue is outstanding. No long waits and theyre staff is excellent and professional! A friend of ours just moved in the building next door! Truly an amazing place!
The staff at these apartments are wonderful. They have been very helpful and quick with any requests. I love my new place and especially the quiet and spacious floor plan. I highly recommend this place!
Ive lived here for 2 months, I am happy with the other tenants and office staff. Ive even recommend this place to a good friend of mine, when we had an issues with ants they came right out and took care of it. The office staff is always nice and available. You also get what you pay for and so far these are the best apts in the area at an affordable price. I wont say I love this place, because who loves living in an apt and paying rent for something you wont own, but until I buy my next home, this will be my home until then. Grounds are always kept clean, everyone I meet outside has been nice and normal.
I lived at this apt complex from December 2013 until March 2016. Apt staff was friendly and once when my AC went out through the summer they offered the model to stay in so we wouldnt burn up. The apts itself are nice but could use a bit of updating such as the cheap gray carpet. I gave 3 starts because of move out. If it werent for me knowing tenant laws I wouldve paid more than what I had to. They will try to nickel and dime you for every little thing. Be sure to take images and video when you first move in and take images and video when you move out. They tried to charge me for things I did not damage, for cleaning (when I cleaned from top to bottom and got the carpets professionally cleaned) and for normal wear and tear like resurfacing a tub. They also never sent my final bill because the office sent it to the wrong address so I had to pull up more Texas tenant laws to make sure they were following the 30 day time frame. Would I move here again? Probably not it was kind of ghetto towards the end of my lease from my neighbors weed smoke traveling through my vents, to a couple physically fighting when I was trying to walk up the stairs to my unit, to my other neighbor beating his girlfriend unconscious, never any parking, the endless amount of dog poo and bad kids jumping on peoples cars and hanging off the balcony. But the staff were nice.
This place is 100% awful. About the only nice thing I can say is that they have a nice pool (except for the people smoking pot all around you and all of the lights being out at night). I was told when I moved in that the pool never closed, but suddenly they are locking it at night- no explanations. I was also told I have to wear a wristband while there, but NO ONE has them. Not even after I see their police officer tell them they need one. The hot tub was broken forever with no explanation. Emily in the office is one of the rudest, most bipolar people I have ever encountered and should not be allowed on this property much less as an employee. The grounds are constantly dirty even though the lawn care service seems to always have their blower going right outside of your window. The apartment interiors are in desperate need of an upgrade and good luck getting anything fixed by maintenance. The caliber of people that live here in general is pretty low. Ex-con low. I am pretty sure they dont run their background checks if people put up a large deposit. Steer clear of this place. There are plenty of better choices in the area.
Ive been at the Mandalay Apartment Complex for almost 2 years now. Originally, the old management was really slow when it came to repairs and whenever I had an issue, they just straight up wouldnt fix things. This was really frustrating and I was considering moving out.That being said, the new management has totally turned this around. Things are nicer, the maintenance is way better, overall I am very pleased at the staff and all that they do. They even have events now and generally seem to care a lot more about the complex. Ive decided to renew with them due to how positive, uplifting, and the care that they put into the location.The Mandalay Apartment Complex is a pretty cool place in my book.
Great place to live! Wonderful community with nice amenities, including an awesome resort-style pool with a really cool Greek parthenon-esque pergola. The staff is great too! The place is owned by a family who also does the on-site management, and they are the nicest, easiest to work with management company Ive ever encountered. Very responsive to maintenance requests, and most important of all, you can tell they really care about their residents and the community.

New owners are making huge improvements! The pool is great and there is some decent common area. But remember, any community is only as good as the people who live there...
Ive lived at this complex for 2 years and I loved it. We have to move due to needing a yard and living closer to work, but if we could wed have stayed.The staff is solid-- Emily had been really great, especially towards the end when we were prepping to move out. They gave us everything we needed to reduce out of pocket cost on move out (we had pets, so we expect a cleaning fee).Theyve been accommodating. The maintenance crew is quick (max 2 day turn around) and very kind. They have also been working to improve the exterior appearance if the complex, which wasnt bad to begin with.Parking can get hairy, but only of youre looking for a spot at 10 at night, when everyone see has already come home. Just pay the extra for a covered spot-- they helped me out with this once, early on. (I mean it when I say accommodating)The other downside can be loud upstairs neighbors-- the panel flooring is REALLY nice, but if the jolly green giant lives above you, youll know. Good news is, were all adults and are capable of having civil conversations about these things.Bottom line-- the negatives do not outweigh the positives. The staff are doing everything they xan, the place looks great and the interiors are upgraded/beautiful.Check them out, yall.
Very anti gun would not recommend. Many more places just like this that are firearms friendly, and cost less.

Ive lived here since October 2015 and love my apartment! Ever since new management (REMM Legacy Properties) arrived there has been nothing but improvements. Security was an issue for awhile but that was fixed within the same month that new management took over. Maintenance crew is super friendly and very prompt. Never had a bug or roach problem which is a pretty big deal to me. Sandra and the crew in the front office are very sweet, are always there to hear you out, and help with anything within their power. I also love that the location of Mandalay is a little out of the downtown clutter with the convenience of having an HEB and Walgreens right down the street as well as Little Woodrows bar in walking distance. Gorgeous pool, friendly neighbors, very quiet, I absolutely do recommend renting at Mandalay, its a great place to live!
Come on guys we live here and it is an apartment community. We have been here going on a 4th year and although we have had a couple of challenges. It has been good!! My daughter and I have HIGH standards and they have NOT been lowered!!! I am not a friend and do not know any of them in the office personally. Not all are people oriented but then neither are some of us!!! Parking is scarce even in a home/house. Be fair a 2 - is not being fair
I dont see why so many people are rating this apartment poorly. Compared to other apartments in Austin, this complex is average. Ive never had a package stolen from my front door, my car (modified show car) has never been tampered with, and the maintenance have always been prompt with work order responses. The crowd is a mixed bunch mostly around 20-30 years with large Hispanic occupancy.Pros: Clean, friendly staff, gated complex, good location, pet cleanup stations located throughout the complex, and relatively no crime. Cons: Cheap interiors - vinyl imitation wood floors, faux granite counter tops, generic bedroom doors. Public amenities need attention - office restroom has rusted out faucets, gym has broken equipment. Pet rent is $10 a month extra per pet plus up-front deposit. No designated visitor parking; first come first serve. Entrance to the pool requires a bracelet which is NEVER enforced so expect large families to occupy it.Summary: Rating at 3/5 mostly due to cleanness and lack of crime. Ive never seen roaches or have witnessed cops show up here. Walls and floors are solid which reduce noise from your neighbor. Amenities need work and the pool needs to be monitored closely. Please remove the ridiculous pet rent.
This was a nice apartment last year. Now, recently someone broke open mail box. The management did not replace the main broken mail box door (which covers almost half of the mail boxes) and instead, they just tinkered/bent it a little and made it fit. Anyone can easily pry open the door.The gym is a mess. 80% of the machinery is broken. No one cares about it. This apartment is falling apart.

I was initially going to apply at San Paloma aparments next door but my god, the obese lady in there was so rude that I walked right out the door.

The apartment sold itself. The amenities and the pool is a site to see.However if you need something done by the staff then forget about it. I have asked the staff several times to complete the pest control in my apartment. They say it was done however we still have a major spider problem and roach issue. I eventually went out and bought my own Home Defense spray and sprayed my entire apartment including the garage. The next morning I saw nothing but dead roaches and spiders everywhere. So my next question is if they came and sprayed properly why didnt anything change until I spray myself.Next I have had the worst experience with my upstairs neighbors. Everyone knows when living in a apartment complex its not going to be silent. You live around others therefore you will hear some walking, talking, maybe some music etc. Not with MY NEIGHBORS!I have lived in apartments most of my life and have never experience stomping like I do now. They are soo loud they stomp, jump, bang on walls, drop things all throughout the night. I woke up once at 3 in the morning from a sedated sleep after having surgery on my mouth. They were so loud I actually went upstairs to ask them to keep it down. They slammed the door in my face. I have complained on them over 15 times and every time this occurs I get the same ol speech which means nothing gets done. I called the courtesy officer multiple times and she states she cant hear anything so nothing can be done. I asked her to stay the night one night at my place and I promise you will not get much sleep. Of course that wasnt done.The moral of the story is if I have to pay nearly $1,300.00 in rent I would at least expect proper pest control and to be able to sleep more then three hours a night. With this being said this is my first and last year at this place. I will find something way better which is next door.Dont Move Here! They Dont Care About You!
This place is horrible.Parking sucks. if you get here after 9 good luck finding a spot within half a mile of your apartment. Some of the spaces are so small my 2 door car will touch both lines, guaranteed door dings. One of the reasons is that they are so strict about the carports. There are so few carports being used, and after my experience, I wont use mine either. I borrowed my familys car since mine needed repair, and i put it in my carport with my motorcycle to save parking space. Apparently even though it was clearly owned, and even though absolutely no one called it in, I got towed for parking in my owned carport for no sticker. This complex lets tow trucks roam the parking lots TRYING to find reasons to tow and bill you. Its theft. No, its extortion, and now im taking TWO normal parking spots instead of ONE thats not being used. Cost me over $200 to park in a carport that im paying monthly for.I was one day late on rent (because of the carport) so I paid the next morning. Even after calling the office and verifying with the manager that the full online payment has been paid they still showed up in person with an eviction notice telling me I had 2 days to leave. Yes, they had the full months rent, knew it, and still tried evicting me in less than a day even after having my car towed from my own carport.It costs an extra +$20 to pay rent online every month.Not even death can get you out of this lease.It took at least 5 weeks to fix the laundry room door.You need to pay $50 for any extra or lost pool-bands to use the pool, which is the only nice thing about this place.Half the gym equipment is broken, and its already a small room to begin with.I have yet to see any towels in dispensers, the equipment is filthy.Its been 6 months and I still dont have a gate clicker.I personally have had no bad experiences with this community, but there seems to be a lot of crime here: broken into cars, stolen packages, mailboxes broken into, etc.Save yourself the time and look for another place. I would pay good money to keep my friends and family from living here.
The apartment complex isnt perfect. Dumpsters fill up pretty fast and there are only an handful to use so depending where you are you will either walk or drive to them. Ive been here for 8 months and ive only had 2 things break (ice maker and clogged sink). Only real problems for me while staying here have been the inconsistent water temps in the shower a definite a bug problem in the beginning that I kinda had to hassle them about and parking is scarce. Its fine as a whole and pretty quite and is on the cheaper end compared to many apartments in the surrounding area. Emile is the highlight of the leasing center and is very approachable. Trust me when I say its not that bad. But they do have new management now so your experience may be different than mine.
The apt units themselves are decent but the staff here is unbearable. Their turnover is so high that Ive never seen the same face twice. Because of this, no one knows whats going on in regards to billing inquiries. Ive had a no renters insurance charge for months now that I keep being told has been removed yet remains on my account even though Ive never gone a day without insurance and was even told by their staff that this was a paperwork error on their end. Theyre even leaving past due balance reminders on my door with threatening messages attached. The dumpsters are over filled several days out of the week which has residents leaving trash on the street in front of the dumpsters which then raccoons go and tear apart. Learn from me, DO NOT LIVE HERE.

Lived here for 8 months requested to replace my dishwasher over 10 times since it has never worked since Ive moved in... still broken. Horrible cockroach problem. Parking sucks. They are for the size of a smart car
After youve admired the beautiful greenery, dolphin fountain, and flowers that decorate the entrance realize that this is where the beauty begins and ends. Beyond the entry gates lies nothing more then a repository for dog waste. Its everywhere, in front of you, behind you, beside you and doesnt get cleaned even if you complain to the leasing office. Walking on the property is no different then navigating through a mine field- you have watch your step at all times.Now, onto the inside of the apartments. No matter how clean/OCD you are, cockroaches are inevitable. You are bound to see ATLEAST one so make sure to cover any drains or openings that could potentially lead outdoors or to other apartments. Any repairwork will only be completed in a timely manner only if you write a stern letter as per the Austin Tenants Council guideline (where you pretty much threaten to move out or take legal action).With that said, if you can, take your hard earned money and search for better. There are other places in Austin which will give you more of a bang for your buck.
If zero stars impacted the review I would give it. The staff in the office is terrible. They dont care about you or your family I can promise that. This is not somewhere you want to move. They never maintenance anything. Everyone has problems with ants and cockroaches in the apartments regardless of the supposed pest treatment .The pool is broken half of the year as is the workout equipment. Did I mention the staff is rude? The mailboxes were broken for half a year without being fixed ( the apartments duty ) they bent it back in half and shoved it closed so anyone could reach in and take your mail. The dumpsters are always overflowing with trash and you have to fight possums to put anything in them at night.All the cement looks dirty and stained with trash juice and the whole complex smells like hot dog poop when it gets hot. The complex does not give proper notice when needing to enter the apartment per the lease agreement. Oh and the security cameras at both gates are broken. Do not let the greenery and broken water dolphin fountain at the gate fool you.Also the parking is terrible. Your car WILL be dinged up. Half the time you cant even find a spot and have to drive around until someone leaves. My roommate had his car towed from the parking lot for ZERO reason and they refused to pay it even though they hire the tow truck that does rounds looking for anyone incorrectly parked. He payed 200 to get his car back that was legally parked in the complex.There are way better places to live and this is certainly not one! ( especially for the price !) The reason I am posting this is because Ive been biting my tongue for to long and today was the cherry on top. They told me i have 24 hours to remove my 1/4 pit bull 3/4 black lab mix( A FAMILY MEMBER FOR 3 YEARS ) from my premises because he is a aggressive breed, but everyone other persons Chihuahua can bite at my ankles and thats not aggressive behavior?The only two people worthy of mention are Steve and Larry. The managers of this apartment complex accused my fiance of being threatening and hostile because he wanted to look at our first lease and asked them to provide it for him. Now we are being given a 60 day notice to vacate our dwelling. They have sent a cop to our door four times now threatening him to stay away from the office and any staff because of a completely false accusation. What I cant understand is how they would be so heartless as to evict us over something so stupid when they know perfectly well I have just given birth (13 days ago) to my first child. I just hope anyone wanting to move here will look at all of the reviews here before they consider it. The rent is ridiculously high for apartments that are falling apart, have black mold under sinks and around the bathtub, and only offer the pool and a weight room as amenities. By the way my kitchen ceiling leaks every time it rains, the pool is always full of non-residents, and the weight room equipment is not as nice as my sisters small gym setup in her garage. Pretty sad when you take into account how much they are charging people for rent. The office managers are rude, unprofessional, and cold hearted. This all came about because they made us get rid of one of our dogs and my fiance was trying to compare our first lease to the current lease to see if they had added the clause about dogs.
It is just me and my dog. Comparatively this complex is just as good as any other complex. I have lived in 3 apartment complexes in the last three years and I am going on my 2nd year at Mandalay. The move in price with a pet is competitively cheaper. I was lucky enough to obtain a unit near the pool and facing the street.Pros.Although the complex is old, it does have its perks.1. The landscape is hilly and woody. My dog walks are interesting, private sections to talk on the phone, and my dog likes to chase the wild life. He knows not to hurt them.2. The pool is much nicer than my previous place (resort style) and it feel as if it is in my back yard.3. The staff and front office are beautiful. From which ever direction you enter the office, you get a sense of luxury. The staff remember their tenants, and they are always greeting people, even though they are with a client.4. Since I have been here, I have observed several upgrades/maintenance such as, street pavement, reinforcing street gutters, repairing the main gate, installing new landscaping rock, pool treatment, and gardening. They have also attended my maintenance request rapidly.5. Although we could use more parking spots, the spots are not so small. There are several corner spots, which are the largest.6. From my unit, I have two near dumpsters locations. I get to walk to one of them, without the fear of traffic.7. The location of the complex is 1.5 miles away from my job. If I choose too, I can ride my bike to work, save wear and tare on my car, there are no significant hills to climb, and there is a well respected bike lane. I can also walk to Walgreens, HEB, Little Woodrows, and other near by businesses. The side walk is paved on both sides of the road and new businesses are being added to the area.8. Since I have been here, I have not witnessed mine nor other cars or peoples property being vandalized. I have noticed several bikes under the stairs without chains or locks and they look like they have been there for years. I have also seen, nice things in peoples 1st floor patios, and I have not heard of anyone stealing. I have noticed several vehicles accidentally or intentionally left open and still no news or burglary.Cons.I have provided a list of pros and now these are some reasons why you shouldnt move here.1. If you have allergies or not an outdoor person, this place is surrounded by all types of trees and it has about 3 detention ponds surrounding the area. There is a creek that runs in between San Paloma and Mandalay, with wild life invading public places. I have even witnessed coyotes running on E. Yager Ln.2. The complex is old, the units do not come with ceiling fans, the patios are small, the single unit rooms are small, the pantry is small, and repairs are noticeable. The walls are thin, the insulation is old, and the air condition units look old. Although, gas is used for heating, I feel that I am not saving on electricity. If the unit is missing a screen, the office will not provide one (updated 2019). The new management will provide a screen. The garage has no insulation, the door squeaks, and if the key pad is missing, the office will not replace it (updated 2019). They key pad will get replaced.3. If you are handicapped or in a wheel chair, this place is very hilly and there are several entries with stair cases.4. Like always, people do not clean up after their pets or themselves. The streets are not well lit, cars always pass by fast, and dont use turn signals.5. Features are not all working. Like I mentioned before, the place is old. The grills around the complex need an upgrade. The two grills at the pool have been replaced but with cheap ones and no covers (Updated 2019). New grills were installed with thermometer and covers (very fancy!). The two fountains, up in front and in the pool, are not functional (updated 2019) They are working now. The side gate near the laundry mat and the adjacent pool gate entry are not operational. Probably for security purposes.
Been living at this apartment complex for almost 3 years with little issues .Its really close HEB, Walmart, GameStop, Ross, hobby lobby and so much more within 5 miles. A new bar just opened up and is walking distance away. Also wanted to add this area is growing allot so many jobs are near by and will be soon hiring.I work downtown and it takes me about 30 minutes to drive which aint bad. The other residents typically keep to themselves and are not loud or annoying. The walls are thick enough to not be disturbed by other residents, you may hear some light noise but its fine. The gates have been broken or not working correctly for about 70% of the four years I have lived here. The mail doesnt have a out box and they refuse to fix the one they have. Recently they added some gates to keep the mail area more secure and speed bumps.Sadly the hours of operation have changed and are very odd they close at 545?I had some issues with insects entering the apartment but the apartment has been good with calling the crew to spray on a regular basis. So it might be a random time when bugs may enter but I call the front desk to spray and they do and they are gone for a little while. I give them a pass since im on the 1st floor.Rent doesnt include water sewer bill, pet bills, pest fees, so they sort of nickel and dime you.Internet you have the options of AT&T U verse and Time Warner NO GOOGLE FIBER or anything else. Regular HDTV over the air signal is weak at these apartments (1st floor) . The parking is a good amount for all the residents but I think the covered parking is under used and too many people dont know how to park in correct spots (giant trucks are not compact!) .I think the complex doesnt have enough trash / recycling bins because the few they have are always full. The grounds are kept pretty and overall I do feel safe in these apartments. My truck was broken into once but nothing was stolen and overall I dont fear crime in the area. I have heard some of the outer apartments have been broken into (closer to the gate ) but I have never had that issue.The complex even told me of potential crime so I was warned. If you like public transportation these apartments are close to some bus stops and a large transfer station (tech ridge) . The actual apartment is simple and nice and any comes with basics of microwave and refrigerator. The balcony area is sort of pointless on the first floor and does not provide enough light for plants but is a nice place to hang out with some chairs.This apartment is animal friendly and has a pool and basic work out room . I rarely work out or use the pool but I never had any issues with either.The population in apartments seems very diverse.I am probably the most detailed and honest review on google,So I lowered my star rating from 4 to 2 stars. I feel like customer service has gone to hell. Every few months the staff changes hands and you can tell that nobody is happy working at this complex. Last year they gave us lease reminder within a week that it was due so we didnt have a choice but to sign it because we werent given the normal amount of time beforehand to decide. Rent goes up every year and I dont see that much improved in the complex for that money. They have employee discounts for NEW people only and no discounts or any favors for existing customers.This year my wife and I had big issues with renewing our lease. First the office hours have changed and makes it very hard to go to the front desk to get things done during regular hours. Secondary when we tried to get everything done they totally fumbled the ball and didnt provide us with enough info and we had to sign the new lease a few days later with little time and it was very stressful and annoying. I had to email higher ups because the staff failed my wife and I. This will be our last year at this complex.When I moved in I really liked this place (2013) and now (2016) I feel like they are slightly below average. Its not an awful place to live but not as good as it used to be
We live lived here since 2013, thankfully we only have two months left before we are free of this nightmare!Everything you read about bugs and piles off large dog defecation is TRUE! We had cockroaches silverfish centipedes believe you name it it was in the house but you can call to get an exterminator in on any Tuesday of your choosing at least.If you have any issues with your house and you need maintenance, good luck! It took a year for us to get a broken pipe in our restroom, our only restroom, fixed. The water was bubbling behind the trim and it was also pooling all over the floor. When I finally had maintenance come to correct this issue they not only used our household cleaning supplies but completely dirty and violated our home. We returned to find a filled trash with moldy caulk and paper towels filled with sewage and dirt. The office manager did offer to replace those items that were used by her staff, however it wasnt the principle of cost more so, the principle of being violated by not being able to trust your own maintenance staff to not use your supplies for your family to their own liking.Yes out front is pretty however when you get past the sometimes working front gate and you take a look past that youll see a broken camera that has never worked since weve been here and a property littered with landmines of dog fecal matter. I dont blame the maintenance staff for not wanting to clean up after their tenants whom repeatedly offend by not picking up their dog waste. THE PROPERTY DOES ALLOW LARGE AGGRESSIVE BREEDS, and it seems like they have the biggest issue cleaning up. Thanks to our maintanance guy Larry for trying!In the interior of the apartment you will find faux wood cabinets granite countertops and laminate flooring. Im not sure of all the kitchens match this way but we do not have any matching appliances. It took them a year to get us the microwave, that we are promised upon signing, and it is black and our fridge is white and our stove is black and white, its a HGTV nightmare.There are not any incentives upon residing only that you get to pay maybe $10 more than you did on your previous lease term and they supply you paint if you want to touch it up your paint and a carpet cleaning service to clean your one area of carpet in your apartment.So basically if youre looking for a place just to crash at the end of the night and you dont give a crap where youre staying this is your place, but if youre looking for a place with respect for their tenants, nice facilities, safe pool area that is not overrun by random, large, non tenant families who wake up early to squat at our pool every weekend and occupy half of the pool and grill for a new celebration every weekend during the summer, then RUN FAR AWAY FROM THIS PLACE.Seriously, if you are looking for this review to get better you are reading the wrong review.In final, it is not a safe or friendly place. The staff says you can use thier printers, then they attack you for wanting to use it 3x in one month, for one page each. They HAD a tanning bed and jacuzzi, but never liked the upkeep, so closed them for repairs, for years, and just decided to not fix them at all. Ive had neighbors who have had apartments bulgerized, vehicles towed, broken into or had their car defaced with profanity. This place had such promise.
Nice apartments. friendly staff. Thats about all the positive feedback i can give. The Pool has been shut down since the middle of june with a continuing answer of Friday when asked when the pool will be fixed . (and we have asked every week) The Spa room has been shut down for as long. Doesnt takre that long to get a part We never see anyone working on it!
This apartment is the worst place ever. In genera, they are too rude and unkind.Last week, whole mail boxes were stollen so that I lost everythings such as renewed credit card, paid delivered things, every valueable stuffs.But, leasing office just said that we are not responsible at all for loosing.They have charged me every small thing if I made, but they dont do anythings for their faults.

Ill start with the positives. The layout of the units is incredibly nice and open. The units could do with a little bit of an update, but they are relatively nice places for the price. The quick access to I-35 has also been very convenient and theres an HEB just around the corner.I havent personally had a major issue with noise, either, so I think the units are relatively okay at preventing major noises from blasting through your wall - but I have a pretty high tolerance for sound. I can hear our neighbors talk at night from time to time, but its low and I cant hear what theyre saying.But on to the negatives...My biggest frustration with this complex is probably not at all related to the staff, but more the community itself. Ive lived here for a couple years and its seemed to steadily decline.My first month in to living here, after introducing myself to a neighbor, that same neighbor came knocking at my apartment door at midnight. My boyfriend answered. The guy was noticeably drunk, and asking for me. That was terrifying... That dude got evicted or something after several months of awkwardness.I witnessed SWAT or something at another point living here. Drug trafficking was my best guess, considering the caliber of people that seemed to promptly disappear after that incident. The same group of kids that were seen fist fighting in the parking lot.There would be trash at the bottom of the stairs on a near daily basis for awhile, until not one, but two notices from the staff that people should be picking up their garbage. It actually took TWO notices from the staff to get people to stop shi**ing where they live. This is the kind of community here. They are disgusting and seem to lack respect for anything and everyone around them.The gym has random teens/young adults coming in there, fully clothed, just sitting there watching TV, which is incredibly creepy when they also decide to stare at you while you are working out. I dont go to the gym here any longer for that reason - also, the gym is tiny, old, outdated, and most of the machines are broken anyway.Parking is awful at a lot of complexes, but this place has the added bonus of creating the tiniest spots possible for its residents. Be prepared to have your car dinged up on a daily basis. People here do not respect their own property, let alone yours. Also, double parking happens *all the time*.The staff is actually possibly the only redeeming factor of this place. They do seem to try to keep the residents in order, and they are always friendly when I visit them for various issues/package pickups/etc. All in all, I think the management is at least trying to get things on track. Our latest round of neighbors seem very nice (weve honestly seen about 8 families/couples come an go in just a few months time - we joke one of the apartments is where relationships go to die). Maybe in a couple years, it will go back to a nice community, but for the time being, Im sometimes concerned to walk around the place at night (I even bought pepper spray...) - side note: they should really fix all the lamp posts to brighten up the lots at night to avoid that rape-y vibe its currently got going for it.All complexes have their issues, but despite all my complaints, it was a decent home to us so long as we kept inside our apartment :)
Be warned!! This place is a nightmare! See below:- Staff is inept and does not execute business timely, i.e. updates to accounts, mailboxes broken for 8 to 10 months.- Staff is also mean and nasty.- Can hear through walls and overhead noise is very loud.- Towing of resident cars is common!!! Yes, towing of resident cars.- I hate this place and cannot wait to move.

The maintenance service is effective and very fast, the property always looks clean and has been safe for us, the attention in the office is unbeatable! They are always ready to help. Sandra and all her staff always smile at you upon arrival. We are definitely happy in Mandalay for the dolphins, my son says every time we get home. We hope to stay here longer! You will always find something that you do not like and I think that for us some people in other apartments do not know how to live in a community but it is logical that not everything can be controlled, however this also helps to solve the office. This place is our Home. 👨👩👦👦
A quiet place and above all they are always kept clean
