A well-build, modern building with spacious floor plans in a great location. Lots to love about this place. The management team is fine, maintenance is top notch. The apartments are of high quality (you wont hear your neighbors watching TV).Why 4 stars? The administration embarked on a complete refurbishment of the building about a year ago, with no end in sight. So for your $2,500 / month you will get scaffolding blocking your windows and balcony for months and constant drilling and sawing noise during the usual 9-5.Verdict: wait until 2022 to move in.
My leasing process couldn’t have been easier here at Amli Downtown. Val was great and helpful through the process. He allowed me to come tour the units multiple times till I was able to make a decision on which unit to lease. The first one he showed me was the one I ended up renting and so far I love it. Val was great and made sure his co-workers were also available to help me if he wasn’t. Cameron helped me with the last steps and questions on my move in day. Overall can’t say a bad thing about the process. So far I love the community and the location.
This place is very special. I have rented here 3 times because nothing compares to the location and the quality of the staff. I looked around before returning to AMLI Downtown and the staff was what made me what to stay. Gerber the apartment manager made my move in date work for me. Cameron was on the phone with me for nearly telling me about the availability. Valentino was diligent and followed through on everything! Amli has most of the same staff as they did when I was here before: John (parking garage Guru), Carlos the -fix-it-guy shows up faster than a uber eats delivery to repair anything in your unit. Alex who has been here for a long time was kind enough to carry my couch into my place! There are smiles and great facilities! THANK YOU AMLI DOWNTOWN!
Waited to write a review until living here for a few months to better gauge the experience. The AMLI team has gone above and beyond with everything weve needed. Val Steenblik is a remarkable asset to AMLI Downtown, and I would strongly suggest working with him if youre interested in living here. Prime location, prime amenities, prime customer service. Top notch all the way around.
Can’t beat the location and the amenities are great. Repairs are handled promptly, never had to wait more than one day. The leasing office is fantastic, Haley has been super helpful and is always friendly for the two years that I have lived at this property.I couldn’t have had a better experience.
I moved here for the location. Most of downtown is within a 5-10 min walk and the bus stop are across the street. For the most part everything is what you would expect from an apartment building. However it is surprising that being in the dead center of downtown Austin you only have one choice for cable provider, Spectrum. Google Fibers main office is literally across the street.If that were the end of the story I would give 4 or 5 stars. However the apartment uses a system for package deliveries that will send you a code which you use to open a closet to retrieve your package. It never works. I have asked the management multiple times, including 3 times on Saturday, not to lock my packages in the closet until the system is fixed. I am never around the apartment during their business hours. I usually have to go several days before I am able to get my packages or ask them to bring them up to my apartment. Every time they say it should be fixed now and it wont happen again. Well its now Monday and guess who cant get their packages even though they asked for them not to be locked up 3 times 2 days ago.
I love Amli Downtown! I didn’t end up leasing here because of personal issues but I loved the location and the apartments are SO beautiful. I can’t wait to lease here in the future. The leasing consultant was so nice and made me feel welcomed.
Looking back on my time at AMLI, it was definitely an excellent experience, and I would recommend the property to anyone looking for a good, safe, well-run, downtown apartment complex. Specifically, the staff was always extremely helpful, even after I had moved out, they would email me occasionally and let me know if I had a package that was delivered to my old address. Erica definitely went above and beyond; AMLI should hire more like her!
Love living here -- place is quiet (interior apartment on the pool level) and the aesthetics are loft-like and great. Parking garage is imperfect but really my only complaint. The office staff goes out of their way to be helpful. Its a nice place to live with a location that cannot be beat.
Firstly, let me tell you that I love my apartment and the location couldn’t be better. I would be happy to give a 5 star rating if it wasn’t because I can’t sleep in my apartment and I have been spending the nights at a hotel for a week.We moved in 2 weeks ago and since the very first day we’ve been complaining about a noise during the night that make sleeping very difficult. Not only the noise hasn’t been fixed but it has gotten worse. It’s so bad that we have to go to sleep in a hotel every night. They don’t give us any solution or any alternative. All they say is that they are looking into it, but it’s been 2 weeks and we are still unable to sleep in our apartment.
Pricey. Very noisy at night if you face 3rd street. Management was awesome. Apartments are very roomy with 10ft ceilings, large closets, and W/D in your room. Close to everything downtown. An interesting mix of college students, young professionals, and older families live here.
My friends Heather and Alex used to live here. I liked there place and the general feel of the complex and especially loved the outdoor pool and exercise area which she was able to reserve to host several excellent parties. My only stitch is this, she and Alex had to pay to park in their own garage, as did any guest that they had over. Really?
Theres honestly no better spot to stay in Austin, especially if you work downtown. The staff is incredible and our place is a gem!
Very Pleasant, Upscale place. Amazing amminities. Friendly Satff. Awesome security in a space that make you feel safe, with great views of downtown Austin, the river, and beyond. Awesome location, easy access to the 2nd Street District with its one of a kind stores and entertainment.
Nice apts. A little pricey. A large 1 bed is $2000/mo.

If you move here, remember this: Do not unpack or hang your pictures, at the end of your lease term they will raise your rent, mine is going from 2,350 to 3,100 per month. They make their money by the actual leasing of your apartment over and over, not trying to keep you happy long term.By the end of the weekend the place reeks, there is no cleaning after a hard weekend of peoples guests throwing up at 2:00am on Saturday night. After all, this place is where your friends will come to walk to the clubs.Ashton apartment building a better, more professional management. Wish Id moved there instead.Both places have nice looking aparments and views though.
The management has been a nightmare from leasing. They constantly back peddle, poor communication and then not honoring agreements. I got a leasing special, and now after I have moved in, have proof in writing, they are refusing to honor it. I have had other scenarios where I had to literally fight with management for them to DO THE RIGHT THING - apparently, they are always looking for a grey area or way to twist things around and play a game of gotcha for extra money on this or that so keep all your records because they are always trying to pull something just when you think it is all resolved.I am so disappointed and do not recommend this property unless you enjoy always having to watch your situation and feel like monitoring them so you dont get lied to or screwed.
