Wonderful Property Management company! They have managed my rental for almost 6 years and do an excellent job handling all resident matters. Greentree has been managing my property in Riverdale Georgia since 2017. Andrea who handles my account is very professional, any time there is an issue/concern she is on top of it for me. Since I am a property owner that live out of state, I depend on reaching out to her and Greentree to keep my property up tp date. When my tenants moved out and the property was vacant they knew my requirements, along with their guidelines and there was never any pressure to allow someone to rent that did not meet the guidelines. Their vesting process is a plus for me. I would recommend them as a management company. I look forward to continually working with them.
I have used this company for just over one year. I have been very impressed with their attentive approach toward the entire process. The company is tough on its property owners in that they want to ensure that a tenant will be moving to a home they dont encounter problems in. They have also insisted on a certain quality in my home. As a homeowner, this means that I will end up with a quality renter. They have kept me advised of any needs to ensure that the tenant has what they expect from a property manager. I have seen a couple reviews where a tenant comments that repairs are not handled in a timely manner. As a homeowner, I can tell you that Greentree reaches out to you immediately regarding any needed repairs. Until they hear from the property owner, they cannot proceed. As for me, I prefer that the tenant know that I feel that they should not have to wait on me to get something handled (for instance, the heat was broken when the turned it on this year for the first time) and I approve those requests quickly. This has little to do with Greentree, as they are in a holding pattern until they get the nod to proceed. Reynold, Andrea, and the entire crowd there has been friendly, efficient, and a joy to work with, even in a challenging moment. I recommend this group to anyone interested in working with quality people.
Lived in a home that was managed by Greentree for 2 years and never had any issues. I did a walk through prior to move in and gave them my list of concerns, everything on the list was taken care of prior to move in. If the school district was better, I definitely wouldve stayed. The young ladies in the office are very nice and handle issues in a timely manner. Honestly one of the best property management companies that Ive rented from thus far.
The best experience all around!! Greentree Realty made the process less stressful and pleasant. I would recommend them to anybody thats looking to sale, buy or rent a home. They were able to find me a home within my budget. I had no problems during the process. The staff is very professional. Great company to have as a rental manager and sale of property. I contacted them after having a bad experience with another rental management company. They provided the management services I expected. The staff is responsive to my needs and the tenants needs. When I decided to sell the property, they walked me through every step and kept me updated. They get a top-notch recommendation from me.

My experience with Greentree was amazing. They found me a home that was suitable for me and my kids. The owner and staff took the time to find me a home the was in a school district that was good enough for what I expected. When I did need work done on my home it was done with in the time I was told and done right the first time. I have recommended Green Tree to my friends. When I moved I continued to use GreenTree. Sadly nothing was available in the area that I was looking in. But I know that I will always look to this service before looking anywhere else.
Greentree Realty does bad business!!! I notified gtr that I would have to turn the property back in early because of a job relocation. However, I would honor my contract and continue to pay the rent and utilities until the lease ends. I cleaned the property from top to bottom, had a cleaning company come in behind me and re-clean, had the carpet shampooed, no trash or personal belongings anywhere on the property. I carefully went back through the property to make sure there was no excuse for them to keep the security deposit. None of this was good enough because they kept over $400 for a few marks on the walls and a small stain on the ceiling. I disputed the stain because I submitted a few maintenance requests while in the property for the upstairs bathroom plumbing not working properly. They eventually did come out to resolve, but apparently not before a small stain resulted on the ceiling below the bathroom sometime during my stay. I also disputed the marks on the walls because thats normally considered reasonable wear and tear. They refused to work towards a resolution claiming that the Move-In checklist has a small disclaimer to return the property as you find it. Well, according to them this means even if its normal wear and tear. The sad thing is according to the other reviews they will probably go back and charge the landlord hundreds or thousands of $$$$ for something that Ive already paid for.

Trustworthy property management. I am an out of town investor and they deal with everything for me - collecting rent, repairs, etc. They pay reliably via direct deposit every month.
Greentree Realty has been managing my property for 3 year. Over all theyve done a great job. My tenant was late with paying the rent twice but they collected.
My experience has been nothing but delightful. The services provided and the professionalism of which it is provided has lifted a huge weight of my shoulders. I know my property is in good hands!
One of the worst Property Management ever. After dealing with them for all sorts of fixing, repairing, the tenant they found for me was a drug dealer. My rented property was RAIDED twice for drug issue on property. I dont know what time of background check they did, but it was horrible. Also, they take no responsibility for anything. All they asked is money money money, but did nothing. They didnt do any house check and my house was destroyed by tenant who didnt pay and ran away.
If you plan on using this company as property management for your rental, BE WARNED. They overcharge for maintenance and still charge a monthly fee of 10%. They do not go visit the property unless its requested by the owner and theres a $75 fee. They charge 50% renewal fee if the tenant renews. They also will add charges like air filter change and others without warning. Also, if your tenant is the one causing problems at your rental, the owner is responsible and can only charge it back to the tenant if its explicitly mentioned that the tenant was at fault. They do not go after the tenant for having multiple late fees and in the end, the owner will be the one paying out of pocket once the security deposit only applies to a few of the issues.
Never again, cookie cutter responses. Overcharge you for cheap parts/service. If the owner of the home was managing this property I would stay until my son graduates but Ive decided that the commute Ill have to make to drop him off is less of a pain then staying. No customer service. Leave this county backwoods place right where it is. If you know like I know DONT DO IT!!!

I had reservations moving here because their practice is to ask for the deposit within 72 hours of approval and once you pay the deposit and say decided not to move in, they deduct $300 from the deposit so since I did not want to lose money, I decided to move in. I had a few issues such as the next door neighbors going in my mailbox but there was nothing that they could do about that. However I am convinced that Tiffany in the office had my lights cut off after a week of being there bc I had not provided my utility account numbers yet as if I was trying to keep it in their name. Nothing was on before I moved in so it had to be in my name from the get go. After playing a cat and mouse game of emails asking her did she have my lights cut off, she finally said no. When I moved out, there was normal wear and tear, except for the leaky water faucet that the maintenence man said he would come back in the beginning of my lease to fix which he never did. They decided to charge me for new carpet which was already a patch job in the first place, new blinds which were in the same condition as when I moved in, the water damage from the cheap leaky faucet and of course all of this went over the $800 deposit that I paid. I disputed it and its been a month since my last dispute and I have not heard anything. I had a feeling about this company and I should have went with my first mind and not even bothered. The only person in that office that was trying to help was Andrea Wariner and I appreciate her for that. But if you can, steer clear of Greentree Realty. They also make the tenant responsible for things that should be included such as changing the air filters and any plumbing issues.
Theyve been nothing but nice and works with me if Im ever late on my rent. Theyve been helping if something was wrong they would come out and fix it and if I had a question, they would answer in a timely manner.
The worst property management. I moved in yesterday and the house was not move in ready. Yard was grown up and upkept. The house had not been cleaned. Spiders and web. Bugs..dead and alive. Dirty cabinets and dirty fridge. Floors where dirty...everything was dirtt but to top it off..air is not working..they said they where sending someone out but no one came. Called again this morning..a no show..so 2 days with no air. So im cleaning a dirty house that you require at move out to be cleaned...really. Being a military family we have rented alot and never had this problem..going to see JAG next week to see what can be done. Not unpacking...might need to find a new home. If i could would give them a zero but it doesnt go that low.
Bad service
Used Greentree to rent out my house and they over charged me 3000.00 to have some work done and did not pay the contractor so my house got a Lien put on it and Greentree will still not pay the bill. Very bad business!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
