Jay is very professional and quick to respond. I have been a business tenant since May 2021 and whenever I have a question or need to get something done, Jay follows thru. Nice location and maintenance staff is great as well.
Livingintown has been a great company to lease an apartment from so far. The prices have been decent, quality & condition of apartments is great, location is good as well. Property Manager Nakira Kinsey has done a great job in helping me through every stage along the process of obtaining the apartment. She has been professional, good communicator, efficient and just a pleasure to work with

When it comes the port hole, the password out of the blue gets dropped then u have hell to pay…and forget reaching by phone. The contact person hasn’t returned to his office since I’ve lived here, I’ll try again today to reopen porthole

This review is specific to both the property I previously lived at as well as my experience with LivingInTown as a whole. They were easy to work with and accommodating. Any time I put a maintenance request order in, the maintenance guys would show up the next day. Easy to pay rent every month also. Only downside to the apartment I lived in was the parking situation, but its rather out of their control. Only have good things to say about LIT.
I saw the really good reviews and felt confident in doing business with LIT. Unfortunately, their College Park Lyle Estates (LE) unit is nothing like all the other buildings on their site.I have sent over 12 maintenance requests in less than a year.Three packages went missing when I first moved here, so after that I had to get important mail sent to friends/family. A LOT of sticky fingers around here.Trash everywhere, and there is no control over pets. They “go” everywhere including my patio. Complained several times.Nakira pretended to be on it in the beginning, but once I started having problems, she was not helpful at all.
As an investor and property owner, I was searching for a local, and well connected, management company who would pay attention to my tenants needs and take care of my property as it if were their own. Livingintown Realty Group has done just that. They are always extremely communicative, take care of tenants maintenance requests in a timely manner and let me know when any job is complete. Jay has personally researched challenging maintenance issues and price searched for value and quality repairs with an investor mindset at his core. I took the long route getting connected to Livingintown - previously using a larger management company full of paper pushers and thats not my job kind of people. Livingintown took my stress level from a 10 to a 0 in a matter of weeks. I no longer worry about my tenants or my property being in shambles and I know they will charge me a fair price to get the job done RIGHT the first time. Juliana in accounting has always answered my questions quickly and taken swift action whenever necessary to make sure I have what I need for my business to run smoothly behind the scenes.
Nakira has been extremely helpful, always attentive with answering questions, transparent and a pleasure to work with during the entire process of leasing out this unit the moving in process. She was always pleasant when responding to my many emails and questions and even took time to answer me on weekends!As far the property slightly disappointed with the state of the unit at move in- some cleaning and maintenance issues, but over all a pretty painless moving experience and a great location!

I was looking for a 2 bedroom apartment near or around the city of Decatur and a good friend of mind was helping me out as well. She was the one who actually initiated the correspondence when I wanted to check out the unit on Church Street. We were assisted by a coordinator Nakira, who delivered great communication and her response turn-around time was epic (and I was a bit anxious at the time because I really wanted to have my own apartment by a specific date), she made sure to provide details about the property. It was the customer service for me. I was sold! I love my new apartment!!!!!

His work has been phenomenal and its like living in a new apartment. We lived in their Piedmont unit for a year before moving to a bigger space. Like anywhere, it had its quirks but I wanted to give them due credit. I have lived at a LIT managed property for almost 3 years now and dealt with the poor service because I love where I live. Im not sure what happened but someone obviously cleaned shop because the management and maintenance has been very responsive and problems fully taken care of with amazing customer service. The maintenance man - KIRK - is THE BEST!!! Im so happy things turned around!

Ive been here for a couple of months. I can truly say that I am enjoying living here. There are a few tweaks that need to bre worked out but I have full confidence that they will be handled. The company has been very responsive to me thus far.Update: I still love this place. The neighborhood is quiet and the property management is on it. Everything has been done and was done so in a very quick turn around. You cant ask for any better apartment experience.
The property manager Nakira is so very helpful! She followed up with me the entire move in process and still available since I’ve moved in. I put in a maintenance request and they came the very next day! It’s very quiet at night and that’s just what I was looking for.
Well they did run the $75 application. I didnt get the place and when i looked 2 weeks later they were still renting that same unit. 🤔🤔🤔 wonder how many apps they accept for $75. I offered to pay 3 months upfront. The leasing agent was ok her management is trash they just forwarded my messages back to her.
Nakira was wonderful. From start to finish, she was accommodating, patient and responsive. I am so impressed with her and Living in Town and couldn’t recommend her and them enough!
Being a resident of Livingintown has been a comfortable and pleasing experience. The building I live in is quiet and peaceful. My neighbors are nice and friendly. The neighborhood I live in is in a great location in the City of Atlanta. I am centrally located to all of the city attractions Atlanta has to offer. Grocery stores, restaurants, parks and much more.
I have been so impressed with Livingintown over the last few years. When my family and I were first looking to move into one of their properties, I obviously had tons of questions and some minor concerns. My questions were always answered promptly and once we rented our home the maintenance team was very professional and worked in a timely manner. They did a great job repairing the few issues that we encountered. Among other things, their patience with those affected by the Covid 19 pandemic has been phenomenal. They were very understanding and truly seemed to have the best interest of their clients in mind during this outbreak. I personally would refer them to any family or friends looking to move in the Atlanta area.

I had a maintenance request but had several obligations that limited the timeframe my apartment would be available. Lindsey and his crew were very understanding and worked with me during the whole process. They were all very professional and flexible during a less-than-ideal situation.
We have been leasing from Livingintown Reality for a while now and have had no issues whatsoever. We love their online portal for making payments, maintenance requests and document filings. I would recommend them to anyone!
It took a couple of months to get everything up and running when our apartment complex switched to Livingintown management. But after that, they were great to deal with. Once I had an AC breakdown on a Sunday afternoon in the middle of summer and they sent a tech the same day. Also, recently moved out and they were super understandable and helpful with the end of my lease.
The apartments where I reside have had serval owners within the last 4 years. Livingintown Realty has just acquired the property. Already I can tell a difference in management and service. Before, if it wasnt a major issue, I didnt bother management with simple repairs. For instance, when I moved into the unit the bathroom sink did have a stopper and I didnt complain. However, this winter my front door lock froze and I wasnt able to unlock my door. I contacted the owner, but he insisted the responsibility was mine. I had to find a way to get into mu unit. Recently I had a leak and requested service from maintenance via the resident portal. In less than a hour maintenance was knocking at the door. Not only did he fix the leak, he added a stopper to the sink. Though a small matter, It meant a lot to me.
The management team here is great. They have worked with us throughout our time with them, including the difficult period we are experiencing with the pandemic. Highly recommend

They are so great! Seriously, we rented a pretty old house, and expected some issues, but the cost was affordable, and that really counts, but even during this stay-at-home/lockdown, they are absolutely working hard! I had an issue with an outdoor water faucet, sent them a request and pics(and on a Saturday) a really cool guy (his name is Lindsey) came by on Monday, and fixed it in 30 mins?!! Whaaat??Amazing. Thank you also to James, and again Lindsey- big time!!3rd time you guys went above and beyond! Loving Atlanta🙏

My experience was very easy, Nakira was very helpful in answering all the questions i needed answer & more.
Had no cold air coming out from AC, so I sent them a message, and next day a guy named Sophorn showed up to check it out. (I wrote it down because he was so great!!)About 10 mins later he told me he would need a couple of new parts, that he would order and get them by tomorrow, and be back to finish then.... which OF COURSE, he did!! (I say OF COURSE because I have been here a while, and the Living in town people have never disappointed??!!!)It suuuuux to be at the mercy of the typical landlords, or rental agencies, so THANK YOU GUYS FOR NOT BEING TYPICAL!!!They genuinely get it, ....and I can absolutely swear this to be truth.6stars!!

What is of the upmost importance to my community is maintenance, and these guys are the absolute best - from response time to job completion!
I would give 0 stars if I could. Our apartment complex switched to this management group about a month ago and we have suffered ever since. Nobody comes to change out our common trash cans in the dog park or other areas of the complex or replaces the poop bags. The park is littered with feces and we are changing the trash ourselves. Nobody comes out to fix anything that breaks despite numerous maintenance requests that simply get marked “resolved.” On top of all that, we have been without power in our common areas for TWO WEEKS. This means we have no lights at night, no working security cameras, and our laundry room doesn’t work. We walk around in pitch black darkness at night. I have a baby and haven’t been able to do his laundry in weeks. I’ve sent maintenance requests, I’ve emailed, and I’ve even tried calling. I can’t find a single person to speak with me directly. The best communication we’ve gotten are vague emails from a do not reply address telling us that they’re “working on the situation.” We’ve received two or three of those emails at this point and still no power. This company is trying to put the blame on Georgia Power for the fact that they dropped the ball and can’t even tell us an actual day that power will be restored. Nobody seems to care either. We have been offered absolutely no reparations for the extreme inconvenience this has caused. They haven’t even offered to compensate us for the fact that we have to go elsewhere to do our laundry. I’m so disgusted with this company and their complete disregard and neglect of their residents. If you are considering contracting them, DON’T.
Ok first off, I don’t know anybody that works here, and I should say that initially I wrote a 5-star review after moving in several months ago, because I was genuinely impressed with the way they all did their jobs?!!Going forward, I expected them to be like every other realty management company, (all about the money)...but I was so shocked to find that these are TRULY GOOD PEOPLE, THAT ACTUALLY DO CARE?!!!! Whaaaaaat???The very next experience I had with an HVAC maintenance issue, proved this to me all over again.... I turned on my AC last week, (when we hit 90 degrees) and was so bummed out that of course, it wasn’t working!! Uggghhh right?!!Obviously Knowing this will be a major problem SOON, I crawled under the old house to see how bad it was, and it was a mess of torn and worn out duct work....I immediately DREADED how brutally uncomfortable the next couple of months are gonna be!!So I went to LivingInTown’s website, followed instructions, typing in a maintenance request, (too easy), but assumed this was the first of many requests, and a nightmare of begging for help, and of course will be a major pain in the ***!!!...However, I got a TEXT message from them (within an hour?!!) saying -they were sending “RAYA” tomorrow morning to check it out....Sure enough, the next day Raya showed up early, (coolest guy ever) and disappeared under the house for 30 mins or so. He came out, and simply said “I got this” and that he would be back next day to “fix it all”.....I was thankful, but seriously skeptical because it seemed waaay to easy so far.THIS DUDE RAYA, actually showed up early, and was on it!! He was working under the house for a while before I even woke up?!?!!! So I went outside, offered to help, BUT HE WAS DONE?!!!He had knocked out the entire ductwork job by himself, and in record time?!!!!This was CRAZY?!!!! He had such an amazing spirit, was so professional and empathetic, smiling the entire time!WHO ARE THESE PEOPLE??!!!!LOL -WOW?!!!!If I could be any more generous with praise, I would.... THANK YOU ALL FOR STEPPING UP!!! You guys absolutely ROCK!!!!!-AB

1294 Piedmont Ave NE was by far my worst apartment-living experience in all my years of renting. There was a major gas leak in the apartment and (as I learned today) risk of carbon monoxide poisoning that I notified the complex about on 12/19/19 (along with several times after) that did not get shut off until 1/6/20. And the issue is still not totally fixed. I have no heat right now and its 52 degrees in my apartment. Theres also a horrible cockroach infestation, packages get stolen, mailboxes are not secured. I would give 0 stars if I could. Also - at my move-in in July, I walked into an apartment that was horribly dirty, a window was jammed open and the apartment temp was 87 degrees (even though my electric service was turned on and the AC was trying to pump to 70). I had to call emergency maintenance, who then helped me unjam the window from its open position and then he drove several screws into the base of the window pane to keep it from sliding closed. Absolutely ridiculous
