I absolutely love The Flats! I have been living here for a year and just renewed my lease for another year. The leasing office staff is very helpful and friendly when I come down to get my packages. The roof has an amazing view and atmosphere to chill with your friends. Also a very safe and secure building for students to live.
I thought these apartments would be perfect for my son! Great location, safe area - But my gosh the young woman in the front office was not pleasant at all to speak with. As I see from other reviews, I’m not the only one who feels this way... God forbid you have to service customers in a Customer Service position! Maybe we’ll look into these apartments again when there’s a more welcoming environment :)
Apartment claims my daughter and I signed a lease that we both conveniently do not have copies of and arent available on their leasing page. Daughter has been trying to call them to say she is not moving to Atlanta for school and will be staying in her home state. She left voicemails when no one answered in office hours and never heard back. Now at this point the apartments are saying her only option is to sublease the apartment and are charging a $400 fee to do so. Its fishy as hell that shes held to a lease that she doesnt have a copy of for an apartment that no ones ever seen and wasnt assigned at the time of signing the lease.
I came in searching for an apartment that I could hopefully move in to by early July and was met with the absolute rudest and most unpleasant person I have ever seen working as, what I assume, a “customer service representative” at the front desk. She seemed extremely annoyed the minute I walked in and it progressively got worse upon me asking for information regarding the flats. This included not only EYE ROLLING but answering my questions to the minimalist ability possible. In all my times of apartment touring I have never been greeted with such an unhappy person doing their JOB (barely). After contemplating whether or not to write a review I wish I would have caught her name because after gathering my thoughts I decided not only would I not move here on the sole bases of how rude she was to a new face but how rude she must be to the actual tenants in the building. If you despise your job that much then don’t work there.She was wearing plaid pants and a white top.
These apartments were pretty whatever, can’t expect much from student housing I guess. I decided to leave a review after reading some of the others. I genuinely thought that receptionist in the front had a personal problem with me! I guess it’s with everyone though. Everyone else in there was always friendly and helpful but any interaction with her, she seemed bothered that I was interrupting her texting or gossiping with the managers. Just really uninterested and annoyed. It made me DREAD having to go downstairs to get my packages!
My son got a roommate assigned to his room this semester. Roommate has been reported by my son four times for smoking marijuana in the room which is against the law in GA and breaks the rental agreement. My son has asthma and cannot be around any kind of smoke. He has went to management each time and each time they tell him that “if he does it one more time, he’s gone.” They always “talk” to the roommate. Last night, my son walked out of his room and the smoking joint was on the coffee table. My son even has recorded the conversation with his roommate where the young man is apologizing for smoking pot AGAIN in the room. Rent is over $1000 per month and my son cannot get anyone to enforce their own rules and he can’t come out of his room. This has been happening since the first week the roommate moved into the room. If you have a problem when you live here, good luck. They only care that they’re collecting rent from someone.
Pipes are always clogging. The trash chutes are never open and you have to go downstairs to the dumpster. They don’t follow rules about reserving a time slot in the gym. They’re never wearing masks in the leasing office, even though there’s a large sign on the entry way stating it’s required.And the girl at the front desk is absolutely miserable to interact with. Unprofessional, unkept and rude.
I loved the location of these flats right opposite to IKEA.All the amenities are available right under the building.Pool area is neat and clean. The flats are good too.Only the little problem is bit overpriced. Other than that all good.
The leasing office is the worst thing about this apartment. The ladies sitting there are rudest people youll ever meet.Apart from that, there is a cult of psychotic people in this apartment building which make the lives of new residents a living hell. Many residents are smoking (you know what) illegally and there is smell in elevator on many days as well as the terrace which is frustrating and irritating. Me and some of my friends have seen the loudest, craziest and most passive-aggressive residents here which is what defines The Flats.If you end up complaining about it, the leasing office will tell you how tough life is going to be ahead and how you should learn to live with it.
I don’t get the negative reviews about this place. It’s perfect for student living Ana everything is convenient. The leasing office is pretty cool and don’t give you a hard time, they’re also very responsive too. Even though I stayed for a semester here I made the most of it and enjoyed the amenities it had to offer and also had fun with my roommates. The price is worth it and it comes with all the necessities you need. Would highly recommend to anyone looking for student housing at a great price in a great location. Best to luck for you all.

Great place to live ! The area is quiet
The front desk staff made me feel very uncomfortable when my friend and I went for a tour two weeks ago. The front desk person was friendly in all other aspects but they looked at my body up and down 7 (seven!) times throughout the course of the tour. With being ogled 7 times, it definitely made me never want to live there or come back alone. I felt scared and threatened, like I had walked down the wrong alley at 2am, and had gotten lucky that a friend was there to walk with me, as I was left to wonder about the next time and if I would be lucky again. I felt uncomfortable and was glad the prospect of living here was for my friend and not me: to be trapped in an elevator alone with this person, to be caught in the hallway at the wrong time, how could I feel safe living here if I didn’t feel ok on a tour? I have the right to express myself however I please just like any man in the 21st century. And it was weird that the front desk person seemed so relaxed doing that while they were giving us a (professional) tour for a business negotiation. This experience was NOT ok.
Heres the tea. Ive lived at the flats for about a year now and it is the best student apartment for students. I stay in a 4 bedroom with 3 other roommates who Ive gotten along with very well and our rent is paid in full by each resident. The only extra fees you will pay is if you are a new resident or if you pay your rent online. The rooms are set up dorm style, but they are very spacious. The only thing I will say is the closet is small. I would recommend getting something to store shoes if you have many for the small space. Also, the parking is free for non residents, all you need is a printed pass which the resident can provide for you if they print from the study room or from their own printer if owned. Their maintenance is reliable at all times and management is great and caring about the community. The only downside of this apartment complex is that it has been around for some years and could use some new appliances but overall The flats is a great place to stay.

I moved into the Flats a month ago and my stay has been nothing short of amazing ever since! They are swift with communication and handle issues quickly. My favorite amenity is definitely the rooftop! :)
This place has been wonderful from the start. When you compare this place to other comparable student living places (westmar, university house) it’s truly unmatched in the value that you get here. To be in the Atlantic station area with a gym, pool, good parking, carpet, and granite countertops make theFlats significantly better than all other options available. I’ve been living here for over a year and can say that I’ve had nothing but good things to say about management here. They are an extremely helpful and caring staff that take pride in their work. They don’t get nearly enough credit through these reviews, as many good experiences at this place aren’t uploaded to reviews. If you’re looking for a fairly affordable student living space with great amenities and in an excellent location then this is the place for you!
I really like living here. I have a 4 bedroom with 2 of my friends and the other person was someone I didnt know but we ended up getting along well. Everyone in the office has always been helpful and since this is my first apartment after living on campus that has been a plus.
Super helpful staff, great prices, clean and a really great location!! Being so close to the GA tech campus was really convenient. I would definitely be living here again if I wasnt graduating!!

I have really liked living here! The parking deck has a gate which is nice since my work and school hours are all over the place. The apartment has wifi and has been working well since everyone is doing online school. I will be renewing to stay for another year

Disappointed in The Flats. I was in an accident and I got a rental while my car was in the shop. I have a parking pass on my vehicle registered with The Flats but obviously my rental didn’t have that sticker. Next morning found two boots on my rental. I called the office to clear up the misunderstanding but to no surprise, they helped with nothing. I begged them to talk to the booting company and they said “sorry print a temporary pass next time.” So me, a resident paying $1000 a month, including parking was shown no sympathy nor loyalty. I explained to them it was a mistake and that I would know for next time to get a longer temp pass but they said they wouldn’t help. I payed $75 to get the boot off AND I LIVE THERE AND OWN A PARKING PASS. As if college students really have $75 to throw away. They don’t care about the residents. Worst decision ever living here.
Ive stayed there for a month now and so far the experience has been fantastic! The room is big enough and the bathroom amenities are great. Its nice that they have a built in study table for you. The common area is super large, even for 4 students. Kitchen is good. Maintenance is very fast, I really appreciate it. Last but not least, the staff are all very polite and helpful!Strongly recommend!I only have minor suggestions for improvement and Ill share using the resident portal.
This has probably been one of my worst living experiences. I highly regret moving out of University House to move to The Flats. Not only is their Management horrible but it is extremely unsafe to live here. When I first moved in, my apartment was extremely dirty and dusty. My shower was clogged upon moving and up until today I cant use the faucet in my shower because the rod that you push to switch it between the shower head and faucet is stuck. Now onto my main issue with this apartment building, the safety is terrible. My roommate got her car broken into earlier this year and about two weeks ago about 8 cars (including mine) got our windows smashed in the parking deck. Nobody from the front office came out to even see what we were dealing with as well as when the cops arrived. So I went to the office extremely frustrated and asking if they were going to compensate us in any type of way and the lady there was extremely rude. They dont care what happens in the apartment building and their security is extremely inefficient. I HIGHLY suggest living in an apartment when you can pay for parking because the flats is not worth your money at all.
Nothing but great things to say about The Flats. Location: Excellent. The Unit: Spacious rooms and modern appliances. Safety: Very safe area. Its not your typical student housing complex. For example, it isnt rowdy. The management in the leasing office are great. They are helpful and very responsive anytime I visited the office. Kudos to the entire team...Caroline, Sarah, Rob, Gracie, and Beth. You wont find a better deal anywhere else.

If you are a college student looking for a quiet place to live then The Flats is probably the best student housing complex to stay in. The rooms are spacious and come with carpeted floors and hardwood floors throughout the rest of the apartment. I love how there is not super easy access to get into the building. Although there have been minor break ins, it is still much safer than when I lived at Westmar. They have events on the rooftop with food so students are able to meet each other and have a good time. Ive seen reviews saying that the manager is a racist to minorities and I would have to disagree. I am African American and Beth has treated my family and I with the utmost respect. She has always been professional and done her best with making sure that all of the people living here are comfortable. All of the staff that I have encountered have always been really nice. Any problems that Ive had with my past roommate were addressed and any issues in my actual room were fixed relatively quickly by the maintenance staff. Any issues that go on throughout the entire building, the staff does their best to fix and they are constantly trying to improve things throughout the building so I can respect that. I would definitely recommend living here.
Its a decent price for the location, but thats about the only positive thing. My entire apartment was disgusting when I moved in and the dryer didnt work whatsoever. It took about 3 weeks from the day we put in a maintenance request for them to get us a new dryer. Our AC unit doesnt work properly at all on heat or AC. My 2 roommates’ showerheads and mine squeak so loudly they hurt our ears but multiple maintenance requests to fix that have been ignored. Maintenance requests generally take 3 days to be attended to, even though they have maintenance working 9-5 every day. Maintenance is never able to fix your problem in one day either; they always have to come back the next day. The beds extremely uncomfortable and I would definitely recommend a mattress topper. For that matter, all the furniture they provide is uncomfortable and I would recommend your own couch. In the amenities it says theres a bus that comes by and goes to Georgia Tech, but that doesnt exist. They also came and changed out our carpet for wood paneling while we were STILL LIVING THERE, even though that is the definition of something you should do in between tenants. So there were random people in our apartment for half of a day and we had no furniture at all because they had to move it all out. Oh and the rooftop lounge is just the top floor of a parking deck, it is a pretty good view up there though.
This is such an incredible community. I lived here while I attended Morehouse College and I would not trade the experience here for the world! The property management team are a big part of making this community what it is. You could tell they really care. Aside from the community being close to Atlantic Station, Lenox Square Mall is practically a few exits away. Beth and the leasing team does a great job at hosting community events. This was super important to me because my school work could sometimes be very demanding. I wish I could live here again! Maybe if I enroll back in school they would let me move back in :)
Youre not going to be amazed, but youre also not going to be miserable.Pros: The wifi is good and the location is within walking distance of Atlantic station.Cons: The furnished mattress is 4 inches thick and feels like sleeping on the floor. If you have furniture, then you should go somewhere else. If you have guests, you will have to print a parking pass every single day they are staying with you. They are notorious about booting people so if you forget one day then your friend will get booted.
They gave me and my roommates a handicap styled room without notifying any of us about the rooms condition or showing us the actual room before signing. Essentially, the entire kitchen is gutted, its smaller, and it has no cabinet space. The room is also priced at the same rent as the better alternative. When I expressed my concerns about the room and the fact that I wasnt given any notice about its condition they told me that if I resigned I could have a better room. Why would I ever resign with a complex that tricks me into paying for an apartment that is missing most of its features?? If youre a student, go to uhouse, sq5, the standard, centennial, or anywhere else.
Great place to live. Its clean and management usually tries to be as helpful as they can. However, they do come into your apartment a lot for things that arent necessary. They came in to check damages to the apartment even though no one has complained and we are not near the end of our lease. Seems a little intrusive at times. Also, they changed their guest parking policy half way though our lease. You are now required to print off a parking pass and put it in your guests car EVERYDAY even though they are parking on the guest floor behind a closed gate. So if you are carpooling with someone and they would like to leave their car behind a closed gate you either have to get back before the ticket expires, or depend on your roommate to take your guests car keys and put in a new ticket. It would be nice to be able to at least print a three or so day pass to alleviate the inconvenience.
New owners and management took over in June. Place has been covered up with work crews painting and making improvements. Added a rooftop lounge with great views of the city. Love the Atlantic Station location and looking forward to this year!
Worst experience ever for paying this much of rent fees. During the pandemic, constantly sending people to clean the room way before the end date of the lease. The lease ends 31 and I am leaving on 18, why couldn’t you arrange all the cleaning stuff after? ? ?
After living on campus for 2 years, I decided to take the jump and move off campus to save my parents some money. The flats is a great value for the amenities they provide. wifi, utilities, rent, car parking fee and more is all conveniently included in a reasonable monthly payment that came out much cheaper than on campus living. The staff are great and welcoming. Caroline at the front desk is always ready to attended to your needs with a smile on her face :) Plus its right next to Atlantic Station which is a HUGE plus for me. Everything from shops to the cinema and gyms are right next door which is awesome & we get discounts @ certain restaurants cause we live at the Flats!Also this place got taken over by new management around June so some of the reviews prior to that refer to the old management that sucked :(

Living at The Flats was pretty awesome, being able to ride Marta down to school, the location was so convenient (I was able to walk to Atl station to work), and its relatively quiet compared to other student housing properties. Since the community is so small, you kind of get to know the staff and security, which is nice. The only downside is the wifi, sometimes it wasnt as good as it could have been. But other than that, I would definitely recommend living here.
They nickel and dime you for everything (including a non-refundable security deposit that they market as better than a regular security deposit). The apartments are of much lower quality than other student offerings in the area (University House, SQ5, Westmar, The Standard, etc). The leasing office is unresponsive and available only 9-5:30 each day. Recycling is difficult as the only facility is on the first floor and they dont accept cardboard! The gym and pool are nice, however.
The room they show you is a lot nicer than the rooms. Price keeps going up. Daughters car broken into in protected area.
Living at The Flats was not a very fulfilling move. They were in the middle of transitioning management teams so that was frustrating in itself. My room and unit was in horrible condition, it smelled like smoke, and upon move out, management blamed it all on me! BE SURE TO TAKE PICS BEFORE MOVE IN! Overall, great location just not a good living experience.
The Flats has a lot going for it-- its location is great, it has a gorgeous pool area surrounded by paths and gardens, and the apartments themselves are relatively clean and have no bug problems.Unfortunately, these strengths are undermined nearly completely by frustrating, confusing, and oftentimes baffling management decisions and practices. The entire leasing office staff is polite and professional, and they do a great job despite the ridiculous policies theyre forced to support.The in-apartment Wi-Fi connection is terrible. It is slow, drops constantly, and deregisters devices on a near-daily basis. Did you think quality Wi-Fi was included? Think again. Youll need to buy your own router to get a decent connection. Did you think the per-room lease nature of the building would mean youd be getting the same sized room as all your roommates? Think again. Despite paying the exact same amount of rent per room at a locked in rate, rooms vary in size and layout. Some rooms have significantly more functional space as a result of this, and you have no ability to choose your floorplan. Did you think that utilities were included? (Like their website says?) Think again. There is a $50 per person, per room allotment for electricity costs, and they will charge you the difference for overages. If overages do occur, they occur on a per APARTMENT basis, not a per room basis, so despite being on a PER ROOM lease, you will have to pay for your roomates potential electrical overages. And finally, did you think youd be getting access to guest parking spots? Think again. Flats residents consistently park in the visitor spots, against building policy, and the Flats will do nothing to enforce that rule. Yet, if you have a visitor and all the guest spots are taken up by residents (which they always are), you will need to MANUALLY print out your own, custom parking pass for them EACH DAY they are there, and the passes must be replaced before noon each day or your guest will get a $75 boot on their car. Say goodbye to having a partner or friend spend the night without needing to get up and print a pass before brunch.I dont know who makes the rules for this building. But the rules are misleading, frustrating, deceiving, and poorly thought out. And its a miracle the leasing office workers can tolerate whoever it is who makes these policies. The Flats has great potential, but if youre looking for a location that at least pretends to have integrity, or a location that wont be giving you weekly headaches, skip it.
I love The Flats! Theyre the cheapest student housing outside of GSU and you can even park your car there for free! Ive met cool residents here and Beth and Caroline have always been kind to me. Security is decent, just a few break-ins by people that dont live here and just sneak in with other people. Just keep your apartment and room door locked at all times. I love the rooftop, it has such an amazing view. You get a discount at Atlantic station stores and restaurants for living here and theres a shuttle service to Atlantic station and the marta. My room was a great size for me. Id recommed living here.
I sub leased at The Flats for two months for an Internship I had in Atlanta, GA. I was pretty pleased with The Flats providing Sub Leases though management- so it wasnt under the table. The apartments are Furnished and have Great Wi-Fi also! I also found the staff friendly and very accommodating. The Atlantic Station Shuttle (Goes to the Marta Arts Station) is a FREE transportation service, and the IKEA stop is Right Next to the Flats. I took this shuttle daily for my internship, so I didnt have to pay parking daily! It is probably as good as youre going to get if you need temporary housing for the summer!The only downfall two I had was that the apartment I stayed in when I moved in was pretty dirty/grimy surfaces not wiped down; so I had to do some cleaning before I moved my stuff in; Also there are A Lot of Gnats and some mosquitoes, so I Highly recommend getting some plug in electric zappers- I got two on Amazon and they helped a lot. I told the staff about the issue, and I think Maintenance might have sprayed chemicals, but I dont know if that really helped the situation.
The ONLY thing great about The Flats is the location! Management is extremely poor. I have had conflict w/ Beth more than once. One of my roommates got out of her lease which was completely her business only, but somehow myself and my other two roommates were called into her office because Beth wanted to make it aware that the reason she was leaving was because we were bullying her... which was completely pulled out of the air, she just wanted to live on campus at her school. None of us understood why we were brought into that and of course it created unnecessary drama. Besides management the wi-fi is beyond terrible you will have to connect beyond 10X a day. Cable has not been up to par, there has been a few times that it has been frozen for a few days at a time. The amount of money you are paying here should be invested towards another property that way your money will go towards things that actually work and you will not have to deal with the inconvenience and unprofessionalism of management. I would never recommend The Flats to anyone.
Horrible security. Cars are constantly broken into even though there is 24hr surveillance? Management has been known to come off as racist to many residents (just read other reviews). Overall its just an uncomfortable environment. Management has also tried to charge my roommates and me for a noise complaint when no one was even home and threatened to not let us pay rent unless the fee was added, overall trying to bully us into paying an additional late fee (100$) which we got out of after multiple altercations. Cable problems have been reoccurring throughout the year, in which the tv will be frozen for days. Wifi is nothing to brag about. I find that my electronics wont connect most of the time. Last but not least, you are promised to have major nat problems. Every resident I know here has constantly experienced this insect issue.

Honestly, any black person interested in the flats should reconsider immediately! The manager BETH MANGUM is extremely RACIST and RUDE! If there are noise complaints, they blame it on you and any reason to get rid of you, they will! Believe me, ANY PERSON OF MINORITY DESCENT SHOULD DEFINITELY RECONSIDER THE FLATS AT ATLANTIC STATION!!!!! On another note, the wifi sucks and completely way too expensive for crappy rooms and kitchens. Just paying for location, and thats all. If they want a better complex, 1) Get rid of the manager, 2)completely upgrade!
I wanted to wait to leave my updated review until after I left. Stay far away from the flats. Wifi, cable, space, everything sucks. The only thing great is location. Management is a joke. Ive had to take things to corporate a few times even tho that wasnt much better. My car was broken into in their gated parking but the cameras are so trash, we couldnt get any information bc they only cover the entrances and exits. The only one in the office Id deal with is Caroline who has never been rude to me not once. And the new girl, idk her name but shes really polite as well. Everyone else sucks. I had a problem with my roommate and instead of listening to my side of things, I was automatically accused of things that were completely untrue. The apartments are tiny and upon move in, my mom and I had to clean because it was still dirty. The rooftop is nice. If you do move here, purchase your own wifi. I also had a problem with water bugs in my shower which took pest control a couple times to handle although they still came periodically. Im not a person to throw color into everything, but racism is honestly an issue here. Listen to the other reviews. My mom and sister were stared down coming to visit me and theyre very quiet people so I didnt understand why. One security guard is always in the office asleep or nowhere to be found. He was asleep when my car was broken into. Dont forget the fees. Our first month, my roommate and I were charged an electric overage even tho we were only there for 2 weeks. Never happened again when we were there a whole month. I was charged a trash fee a couple times but have no idea how they came to the conclusion it was my trash. Another joke. On top of that, instead of your rent being prorated upon move in, youre required to pay 12 full months rent plus a nonrefundable $225 deposit but move in day is in the middle of a month. Altogether I would just say look elsewhere. Its not worth it here at all.
