These are my pros and cons after 1 year of living at CoHo.Pros:-Great location. Neighborhood feel and on a quiet section of the beltline.-Townhouse style floorplans, some with yards.-Maintenance. I only had good experiences with the maintenance staff-Gas stove.Neutral:-Parking. Usually not a big issue, but sometimes very hard for residents and especially guests to find parking.Cons:-Thin Walls. I’m really surprised more reviews don’t talk about how thin the walls are here. I have always lived in apartments and understand that being able to hear your neighbors is part of apartment living but the walls here are way thinner and I can hear way more of what is going on next door than any other place I have lived. Noise from the unit next door was the main reason I chose not to renew my lease. Your experience at CoHo will likely vary significantly based on your neighbors.-Storage Space. There’s not much of it.-Flooding. Some low laying areas are prone to flooding. Several cars and garages, including mine, were flooded when hurricane Delta came through. It was frustrating that management never reached out to offer cleanup and mold/mildew remediation. I had to personally request that my garage be cleaned one month after the flood when the smell of mold/mildew would not go away.-Lease Renewal. The cheapest renewal option I was offered was $150/month higher than I was paying plus the “community services bundle” which gets added to the base rent had increased from $43 to $53 per month.-Move Out. I was assessed a fee of nearly $400 to replace the carpets in my unit upon move out for stains that were allegedly caused during my lease term. This was a major, unexpected expense for me as I had been careful to keep the carpets clean and my house-trained dog did not have any accidents in the unit during my time there. I discussed these fees with the property manager and was informed that the stains were not visible on the carpet itself but were seen underneath the carpet on the padding. She provided me with proof that the carpet was cleaned after the previous tenant, pictures of the padding stains after my move out, and a copy of my move-in inspection form as proof that the stains must have come from my lease term. In my opinion these items together do NOT constitute proof that the stains were from me because 1) carpet cleaning does not necessarily get all the way to the padding 2) I was not able to personally inspect the carpet padding upon moving in to document existing stains on the move-in inspection form, and 3) she was not able to provide pictures of the padding after the previous tenant moved out to prove that the stains were not already there when I moved in. This was a very frustrating experience for me because there was nothing I could do to get them to drop or reduce the fee and I feel like I was kicked on the way out the door. After this experience I would not recommend moving into CoHo to any of my friends.

My air conditioning went out and on that very day, Ivan and Maynard worked on the system and had it fixed in a couple of hours...They were very professional and they were considerate of my well being. I am so pleased with their work!

Lived here for about six-ish months. We moved for work relocation. I will say that the experience we had here was less than ideal. While this apartment complex is in a good location in the city- the place is old, has horrible smells and very poorly working air conditioner. Im sure someone from the complex here will reply and say that they tried to fix the issues, but that is not the case.We moved in in June and moved out in January. I will say that I was super happy to be leaving this place. There wasnt a single day after we were moved in and settled that the place didnt smell like sewage. I mean like the sewage processing facility was in the apartment. There was also a bad mosquito problem that no one ever responded to me about.Upon moving out the apartment management pulled up the carpet and blamed all the stains on our house trained dog. The stains that they said were from our pet would have been under our bed and other furniture. Our dog could not possibly get under the bed, he is way too large. They decided to not take into account that this could have been caused by another resident, they just found us to blame for it and got free carpet out of it. I consider this to be a reprehensible act on the behalf of the apartment complex.While there was some damage that we caused because it was impossible to move items in and out without hitting the walls(the turns do not provide much clearance so you have to force your stuff in) we did not cause the major damage that they billed us for.So, if you are looking for one of those complexes that fits the stereotypical take them to the bank when they move out- then go for it. But I can say after living here that I would not recommend it to anyone. To the management reading this- I tried to work with them on a solution. After being threatened to be sent to collections(displayed in the screen shots) I decided to pay the amount and let a review speak for itself.I want to be very clear, the damage being charged for was not from our pet. We were taken advantage of by this property simply because we had our animal there.

Stayed for 3 years. Management showed up to my front door and refused to leave until I let them come in and do maintenance for the neighbors despite me letting them come in 5 times prior. Would not recommend. The guy in the office Jarel I believe is very nice. Nadia on the other hand refused to apologize for the complete breach of privacy and decided to blame it on me.

Service with a smile, and I am not even a resident of CoHo Apartments. Nadia, leasing office manager, truly made my day! I called today in search for a package that was delivered days ago in error by the delivery service. I was frustrated and Nadia went over and beyond to ensure that the package was found and that I received it, effortlessly! This may not mean much to most, but she didn’t not have to go great lengths for me. I am beyond grateful! ❤️

Often visit and stay over night here at my relatives place. Generally pretty nice but the WALLS are indeed SUPER THIN and you basically feel like you are living with the neighbors as roommates. You can hear them talk and I can tell what songs they listen too. I wish coho could address that as it really ruins the living experience here. Very disappointing.

We moved into the CoHo community from Baltimore MD and stayed for 1 year. We had nothing but positive experiences from the very first facetime walkthrough of our apartment until the day we moved out (bought a home). Incredible location, solid amenities package, super pet friendly, flexible lease term options--all these combine to make CoHo the best overall value in the area. AND the staff is top notch! We renewed twice during the year stay at CoHo and each time was completely pain free and convenient. We had several maintenance requests that were handled immediately, and we were able to reserve the clubhouse for a holiday party for free. This was hands down the easiest and most pleasant experience Ive had with a rental property.

CoHo is a gem of a community. I lived here for 3 years. The only reason I left the community was due to a move out of state. The proximity (right next door) to the Northside Beltline can’t be beat. As a healthcare worker, Piedmont Hospital being right next door was a MAJOR perk. They are a very pet friendly community. The complex is located on a circular drive that makes night time walks a breeze.All the staff at CoHo were superstars, but I wanted to give a big shout out to the maintenance crew, especially Maynard. He really takes the time to get to know his tenants and responds promptly to any maintenance call.I lived in the two story apartment, with neighbors on either side. The fenced patio area right off the kitchen was one of my favorite aspects of the home.With that being said, keep in mind that these apartments are rather old. They have been updated with some really nice features (granite counter tops, newer appliances, smart doorknobs). However, If you have neighbors that enjoy their music loudly, you are going to hear the music and their singing. The upstairs can get a little toasty in the summer, but nothing that a fan couldn’t fix.

We lived here 8 months. Apartment have great location: i-75, i-85 very close, also 7 min to midtown.Near great park with beltline and playgrounds.Apartment have very good condition. Maintenance was very quick and professional.Management...we love all those guys. Tara, Nadia, Ivan are great and loyalty to residents.If you want best apartment- its your right choice.

CoHo has been excellent! The management and maintenance staff are both incredibly friendly and skilled. Its easy to feel like this place is more of a home rather than just an apartment. Its a great community where I could walk my dog and chat with neighbors. I would recommend CoHo to anyone!

I have had nothing but GREAT experiences while living here at CoHo!Ive lived here since June 2017 and my husband and I absolutely LOVE living here. The location, the pet-friendly policies, the caring staff, the beautiful apartments, the amenities, and great neighbors altogether have made it a really great living experience. My dog loves the walks on the Beltline and running around off-leash in their on-site dog park. If we wanted to take her to another larger park or walking trail, everything is still a short drive away (Piedmont Park, Whitewater Creek, Chastain Park, etc). Its really nice to be this deep in the city and still be surrounded by beautiful nature trails. There are so many great restaurants, shopping centers, and grocery stores all within walking distance. The apartments themselves are really beautiful inside and out. The landscaping is very well-done year-round and the inside of our unit is just stunning. Our gas stove works wonderfully and came in very handy after tropical storm Irma knocked out our electricity. Having a washer/dryer inside the unit is pretty unbeatable too. The big open windows allow a lot of natural light to come inside and the central heating and air conditioning has proven to be a godsend in the summer and fall (soon to be winter). We were originally going to do a 6-month lease, but after living here for just a few weeks we went back to the leasing office and renewed for a year. For those reading concerned about parking: Parking has been less of a concern in the past few weeks since management has been enforcing their permit-parking-only policy. We were always able to find parking, even if it meant parking a LITTLE farther away from our apartment.

I have been living in Coho for a few months now and I dont think the entire time I have had a single complaint really, there are just a few minor things here and there but no place is really perfect so I cant discredit them really for having these small issues. The apartment was even nicer than I originally thought it was going to be.The staff (Tara and Nadia) have been very professional, friendly and extremely helpful in answering my questions anytime that I have for them. The maintenance people are all great and friendly and do quite good work. The community is so nice! All my neighbors and other people in the community that I have had the chance to meet have all been more than friendly and it really makes this community feel more like a home than just a place to live. It is also very quiet which is nice and surprising for the amount of people in the area. The pool is great, the clubhouse is great, the gym is great, and the area is great. Wonderful location also! Everything you need is also a few minutes away down the street.

I want to start off by giving a shoutout to the maintenance. They are ALWAYS quick, efficient & on time! I always use the “they may enter if I don’t answer the door” selection. & maybe it’s just me or I catch them on good days, but they’ve never met a task they didn’t figure out & I applaud them for that!The location is ideal. I like my down time so it’s very pleasing that the neighborhood is quiet & calm.The pool is amazing! Every time I’ve gone it’s been so clean & the sun stays on it all day!Pest control is great, If I need anything I just call.Love that they got the lockers for your packages!Those are just my favorite things about living here. CoHo Apartments is the best place I have lived in. The most important thing, it is a highly dog-friendly place. I do not know any neighbor who does not have pets. Besides, everything is clean, quiet and the Dog Spa Center is a treat. Also, It is a community where everyone is friendly and caring. The Maintenance Staff is outstanding. They care about the quality of the customer service and respond to my inquiries in less than 24 hours. Venterra Staff (the smiley ladies at the leasing office) are an excellent tenant who was dependable and trustworthy. Storage and closet size is disappointing. In addition, there is no 3-bedroom apartment. However, the unbeatable location, affordable price, and across-the-street facility to the Beltline are features that make the place a paradise. Try a 6 AM walk and you will listen to birds and you will learn the sound of peace, then, a short drive to midtown where everything happens in Atlanta.

As an avid apartment dweller, I can honestly say this has been the single worst apartment living experience of my entire life. Thin walls, cheap remodel, rude neighbors, pests are out of control and not addressed. My apartment is infested with roaches and nothing is being done to address the cause(the cause was not investigated properly, but my unit was ruled out as being the cause). If you like roaches, sewage and noise, CoHo will surely not disappoint.

We would like to thank Kim and her entire team for making COHO such a delightful place to live. Recently while we were away on an extended visit with grandchildren, our mail was removed from a full mailbox and safely delivered to our apartment. Upon our return, we were surprised with new mulch on our patio area and lovely pots of lilies-- thanks to Petyo and Maynard who have been most accommodating and helpful since we moved here.

These apartments are amazing!! I’ve been living here since January of 2017 and so far the community has been great. The manager is such an amazing asset to the company. The prices are nice. The maintenance of the community is great as well. The apartments are very nice. I recommend this community to my friends!!!

This is a promising place to live. The amenities theyve resurrected and created as been in excellent taste on par with wonderful city living. I appreciate CoHo for working extremely hard at creating a livable experience that all who live here can share in. I hope they continue to offer high standards and exceptional, affordable living. The professionalism of the staff is the best! I promise you will not be disappointed moving here! The management has been through a few changes, but the right staff is in place now and that staff has made a huge difference in the CoHo community!

No place is perfect. BUT, this place is great if you want something priced well, safe, and in a great location.The management from the front office to the maintenance team is wonderful and make you feel at home. The community is tucked away seconds from PeachTree, shops, restaurants, and the beltline. For the price, nothing compares.Id highly recommend living in this community based on my exceptional experience.

I really want to love this place. Let me clarify. I love the actual home, love my neighbors, love the area. but the management is ridiculous. The parking is supposed to be by permit only, but at any given time there are numerous cars parked there without permits. We were told we would be booted if we didnt have a permit and guest should park along the road. We have been told to find parking, or park on the street. If I am a paying resident with a parking permit, I should not have to find parking. Especially when there are non-community members parked in the space directly behind my building. Not to mention you may get a ticket for parking on the street. The parking is a huge issue but the fact that I have taken this to management numerous times only to be told there is nothing they can do, or I dont know what to tell you. We have lived here 3 months and they have gone through management and staff a couple of times already. Our smart home device also never works, yet nothing has been done about it. We pay for pest control and trash pickup. Neither of which do we receive. Our sewer bill is 4 times our water bill... Again, I would feel differently if management made an attempt to resolve these issues, but that havent. This could be a great place, if they took care of their residents and management knew a little bit about customer service.

Been living here for 3 months....hate it. Cant wait to move. Theres no adequate parking.There are about 40 parking spaces and over 200 units. I have to park at the apartment complex across the street! If I wanted to park at another apartment complex, I would have moved there! They will tow your car if you park anywhere else than designated parking.But everyone parks everywhere because there is nowhere to park. Oh, and they will give you a ticket for parking on the rocks....which should be parking spaces if you ask any reasonable person. The maintenance man is pretty cool but dont count on getting any the fixed because Perry the manager wont deliver the maintenance message. Hell give you some ridiculous advice about what to do with your problem and carry-on with his merry day. I cant wait until my lease is over. Great location though. Also, I spoke with a few of my neighbors and they all quote different rent prices for the same unit but the similar grievances with the property and management. Did I mention I cant wait to move?

The staff is great and friendly as well as the maintenance is punctual and there a stand out by the name of Alyssia who wasn’t there when I first signed but has been over attentive with help and adding to my so far continued good experience.

Weve been living here for a year. Ill start by saying that the location is great, our neighbors are great, its super dog friendly. We really enjoy living here. Even though weve had some maintenance problems, they were being addressed or at least they were genuine and sensitive to the challenges. I would need to agree with a previous comments that Kim, Petyo and Maynard were great and responsive!Unfortunately, we had a great experience until management changed a couple of months ago...It saddens me to say that the latest comments that many of the services are lacking is on point with the current situation. They are disorganized and un-personal. Neighbors have also confirmed problems with the Tech package (which in my personal opinion based on talking to new tenants people should opt out of if your moving in).Trash is a problem even though they charge you a good fee for valet trash its not being picked up as it was before. Leaving squirrels to go crazy and having you wake up to a nice surprise of trash all over the front door. I was told to take my own trash to the dumpster, which i wouldnt be opposed to if i wasnt being charged a monthly fee for this.They have problems with pest control. Example: Pool has wasps which have stung people every single time Ive been to the pool in the past 3 weeks, including myself.Every time there is a problem, the management just justifies the problems based on the age of the building.Example:Problems with AC = These building are older... (but the ac units are not)Cracks on the walls = building is old and it settles...The relax community feel that was present before where you could just go by the office and say something if there was a problem and it would be quickly addressed is unfortunately not present with the current management.Weve continued to have a great relationship with Maynard and he has been of great help in keeping us happy given the current circumstances and challenges. FIVE STARS TO HIM!Overall, if you dont mind dealing with the management problems that they have at this time and the quirks that come with an older building I would recommend moving simply because of the location. Hopefully they can deal with their challenges and go back to how things used to be.

If we werent getting evicted, Id give it 3 stars. The complex sold and decided to kick out everyone thats living on the north side. I suppose if youre reading this, its because youre considering moving in and their renovations are completed so you probably wont get kicked out. But they have us only 30 days to move out with not so much as an apology or even good luck & a muffin basket. They just said move out. Its really tough to find a new place to live in 30 days with kids, school, work, etc. and I think it was a low blow to do that to so many of us. They knew what they were going to do and hid it from us even when we asked directly. They eluded to the fact that they would try to give us as much notice as possible and even though theyre only required to give us 30 days by law, theyd give us enough heads up to move out and find a new place. I guess that was just lip service to keep the rent money coming in until the last minute. I even talked to an employee about a month and a half ago and said we were thinking of moving out and she said they they would definitely try to give us lots of notice and I felt reassured that we could stay a bit longer. Very disappointing. Sneaky.My wife, son and I have enjoyed living here for over two years and, for the most part, well miss it. Its quiet, only the occasional drunken neighbor party and maintenance is adequate. Front desk staff has changed over the last two years and havent been really kind, helpful, or treated you with dignity, but I didnt move in to braid their hair on the weekends and gab over coffee. I just wish I could find a place to live that is pleasant and the staff treats you well. I will give props to Halima who was JUST assigned to this community this month. Shes the gal who has had to face all the angry residents when we were told that we were getting evicted. They had the wherewithal to put someone nice in that position since we were getting the shaft as it is.If youre considering moving here, just look at some similar places in the area. For the price theyre hiking it up to, I think you could be in a newer building with, god willing, nicer staff and more responsive maintenance. Also, you have to pay for laundry and our water bill has been as high as $135/month. Never under $120.Anyway, $.02

I have never met such an obnoxious, difficult, belligerent manager in my life that Tribridge but in charge. When you didnt think it could get any worse it has. The new owners could care less about the current residents, or what happens to them. Renovated or not, it not a place I would want to live again, or recommend anyone to live in. No matter how much paint they put on the wall or how they dress it up the electrical is still from 1947 as is the plumbing. By the way, if you love mold, you will be in heaven here.

If you only care about living in the middle of the city there are plenty of better options than COHO. In the 2 1/2 years living here we have had multiple maintenance issues that surpass a normal issue. When we first moved in we went without a dryer for over a month and when we moved to a new apartment there was clearly a gas leak that was never addressed properly. There is also problems with parking and if you are forced to park in questionable areas plan to have your car booted at your expense.The pool has been open on time 0/3 summers and currently is out of commission for the 6th week in a row and will be closed 4th of July. No considerations are being made to any resident for the missed pool time and any attempt for compensation has been met with resistance.When looking in Atlanta this location is great. I would advise the Jane or the Monroe as they have a working pool, plenty of parking and competitive pricing for the area. They also have better views of the golf course and easy access to the belt line as COHO.

We are now passed July 4th and the pool is not open yet and residents are receiving nothing in compensation for amenities that we pay for but don’t get to use.If you want to live somewhere with a pool, live somewhere else. Don’t let them fool you.

We have lived here 3 years now, and I highly recommend Colonial Homes. The apts are NOT new, and that is one reason I like them. Even though they were built in the 40s, they are very well-maintained. You are living in a place with big windows, beautiful flowers and shrubs, and you dont have to do the yard work. You are not stacked up 100 deep, with no grass or trees! The staff goes above and beyond to make sure everything is running smoothly. Every time we call them, they are always prompt and courteous. The gym and pool are great, but the free laundry service has spoiled me. We are close to everything, but once you go down the hill, you are in a quiet, green area, that does not feel like the center of Buckhead! I love living here!
