I’ve been living at the gardenside villages of east lake since February and the front gates have not been closed. I’ve asking management numerous of times and they always told me they are working on it. Nothing has changed! They even sent out a later to everyone in the complex letting us know it would be done in august. I’ve spent 7 months with the front gate wide open with access to anybody. Today i asked that lady at the desk what’s the number for the property owner . She gave it to me but nobody is answering the phone and no names are given so i can speak to an actual person. I paid an extra $50 on move in date for access to the gate and any walking side entrance. For 7 whole months (really 8 cause it’s the end of September) I’ve been seeing these open gates . Paying rent for an open apartment complex!?!!?
Columbia Residential is a great company who values their employees and ensures that they are taken care of in the best manner possible. Their dedicated team is always willing to help out and provide the best services to those in need of them. They make sure families and customers are satisfied and comfortable, which is one of the most important traits to have when it comes to affordable housing.
What matters to me is HOW a staff responds to anyone that might have an issue within the community that their family chooses to live in. Any issues that Ive ever brought to the management staffs attention have been handled professionally and like they really care about my family. Its easy to write a review when things are bad, but Im one to write when my experiences are good. Keep it up, Columbia. Thank you for listening.
The place is nice I would live there except the residential management lady named Kim said theres a three-year waiting list so I wouldnt even waste my time trying to get on the three-year waiting list
I have great respect and admiration for the mission of Columbia Residential to provide affordable housing communities that offer comparable amenities to market rate multifamily communities as well as their commitment to serving the needs of their tenants and their families through activities such as their Back to School backpack drive and their Deck the Halls Adopt A Family initiative.
Originally signed up to be notified when an apartment was available for this new development. Originally I received a call and a voicemail around 11 o’clock. I’ll call back at 1o’clock only to be told that there were no more apartments. Why even leave a voicemail stating for me to call you back if you were going to call 10 other people? They made absolutely no sense. Next meeting for the public I will be there stating how unprofessional and poorly ran this company is. Why even take government funding if you’re not going to run the business appropriately.
I believe JP Parton works for Columbia Residential & was the rep who originally reached out to me offering me a place then stated he called 10 other people after I didnt answer...30 mins later. Chile you did not have to write a review to cover your tracks! As I stated before calling, leaving a voicemail equates to when I call back the offer would be still on the table especially since it was less than 2 hours later! What property does your family stay at JP? & HOW has Columbia Residential helped them? Columbia Residential is a poorly ran company with highly incompetent individual with poor attitudes working to mislead & handle the public! No one ever answers emails nor do they call back! If you were to get in touch with someone youll feel like youre bothering them vs someone at work who is there to help answer your questions! Columbia Residential is a scam who has been collecting government funding & donations for themselves instead of putting it out in OUR community. Im on the wait-list for a new kidney... If the hospital calls & leaves me a voicemail, when I call back do you think theyll tell me You missed out on that kidney, shouldve answered! No because that is UNPROFESSIONAL!!!! THEN the rep told me he was calling 60 other people, really for a 53 residential development? As I said before this company is a scam & I will be working to bring it to the public attention & all of the companies who give millions in donations. Even the worst of the worst BEDFORD PINES PROJECTS operates better than this company. They will call & Email you! Theres no reason for me to call you Tami, I dont need an apology. Get a better system. Why arent yall systems automated? Where is all this money going? & Why did yall so call renovate CAPITOL VIEW but didnt pressure wash the outside?
I sent an email a few weeks ago regarding the second level parking garage being unsafe with pics attached. Its crumbling in specific areas, actual pieces of the ceiling/wall are breaking away and falling. Also when it rains you need an umbrella to get to your vehicle vice versa your front door. Ive never parked in a enclosed parking garage where it rains as hard in the garage as it does outside of it. I was told several times that the gate code here #1919 would be changed! To date it has not been changed. Everyone in Atlanta knows how to enter into the Crest w/o properly notifying the resident they intend on visiting. Residents need key cards and visitors need to dial in to the person they are visiting. Ive been a witness on several occasions trying to enter the parking garage where others have become impatient trying to enter and just start yelling out dial #1919 Whats the purpose of living in a gated community if everyone in Atlanta knows how to get in?! Its not safe. They also speed through the parking garage which is dangerous. Ive had to jump back on several occasions entering and exiting my vehicle because of the speeding & also caution my young children. Speed humps need to be installed through out the parking garage to prevent this. People enter the parking garage the wrong way because they have become impatient or arent suppose to be on the property. The parking garage gate has been broken at least 6 times in the last year Ive resided here... Random people breaking the control arm, over height vehicles destroying the overhead clearancesignage, people running into the gate itself and then the gate is now stuck and open all day and night. So with this being done we are left vulnerable to robberies, car thieves, break ins, vandalism & even worse someone kicking in your front door. These issues really need to be addressed. I pay nearly $1400 a month ON TIME!! EVERYTIME!! to live here and I should be afforded the amenities as advertised. Trash violations should be the least of this properties worries... oh yeah I received one ($50) for my son not breaking down and placing a shoebox down the chute. Im good though paid it the same day. But the trash isnt the big issue here at this property!!!! I SHOULD AT LEAST FEEL SAFE IN A GATED COMMUNITY!! & AND I DO NOT!

Today feb 8 I email my rental office, an stated that I need a copy of my lease from Comcast, our senior assistant manager./ email back very unprofessional an rude.!! We ARE BEGIN (Harass) ......!!!! I REPEAT WE ARE BEGIN HARASS, the people work inside the office never answer the phone, they are very rude to the people surport ( Columbia resident) I NEED TO TALL TO SUMBODY N CORPORATE ABOUT MY CLAIM... Recently submitted an application for the new Garden at East Village apartments and knew I would get approved for what was told to me would be the last available 2/2 apartment with a representative at the Villages of Eastlake. After telling me my app would be forwarded if I bring it back the next business day(11/18), the rep called me 12/1 explaining there are no more apartments available to apply for because my app was left on a DESK! All of my personal information. Then, stated I completed my App and money order incorrectly because while my application was for Garden of East Lake, my money order said Villages of East Lake—I was TOLD to fill out my money order that way because I arrived back to the office with my money orders blank to be sure. Here’s the kicker, when on the phone, not only was she rude, when I explained all this to her, the rep continuously made it out to be my fault because “regardless the money order was incorrect so we wouldn’t know what to do,” and offered to submit my application for residency with the Villages of East Lake & it’ll be approximately an additional 14 days, which was not what I wanted because I needed to move by THIS WEEKEND. I called the corporate office and left a VM with someone I randomly could gain access too, but this has been by far the Worst experience ever.
Have tried for several months to get in touch with someone filled out the contact on website no one you call the number that they have on online no one picks up just not fair then when you finally call someone who does pick up and they are nice its no apartments available SMFH nice apartments but how can you get in if nobody will help how you quick to not have apartments but dont answer the phone or open the doors
If you are looking for a management company for the compensation Columbia is not the one! At my last Job I was paid more in commission and bonuses but that is when I was chasing money. Columbia Residential has allowed me to chase my purpose instead of the money. To see some of the communities that Columbia revamps and the impact that it has made on the residents of the community is life changing. I am so grateful to be apart of this company. Work days are not stressful until its audit or inspection time. Management is amazing (training program is amazing) but the company is expanding. The properties in other states are not always on the same page when things roll out but that is an easy fix. The hardest part of the job is knowing that you cant help everyone. The most enjoyable part about the job is watching a family come from being homeless to having a roof over their head. That makes me feel so good when I go home to sleep at night. When you work for Columbia Residential you are a part of something bigger than just a job.
Columbia Residential is like a Beacon in the world of chaos. I have never been employed by a company whose goals are to make certain their employees are taken care of to the best of their ability and the residents who they service also. I thank God for the opportunity He has afforded me. For all those at Columbia Residential, keep up the good work because it is working for our good.

Just awful and lack of consideration for others time, lack of proper salutation, and with the exception of Denise. Below satisfaction customer service.You have four site managers with a mile block radius who know nothing about the others location. It’s called crossed management. There absolutely no reason that I should be waiting outside seeking information, on 08/10/2020 when there are four property managers less than a mile radius. @Mechanicsville ie: “Crossing”, “Station” and our the townhomes neighboring I didn’t get one Denise is at.We are all aware of COV19, however that has nothing to do with staff already locked into the building, with already limited exposure doing the job in which they applied too, so if the staff already in place, doesn’t get energized by compensation, maybe it’s time to look in the pool or the 30 million already out of work. In send the concerned individuals who choose not to work to the house.I hate, when Minority organizations, attempt to use that card. When in actuality, the service level is utter poor in it starts with leadership @Columbia Residential. Columbia has been such a monumental company in raising the bar for affordable housing not only in quality but customer Service. In the time that I have been with Columbia I have grown and learned so much professionally. I have been in the property management industry for 20 years and have work for great companies. Columbia Residential is #1 based on my experience thus far.
I have been with the Villages of East Lake for the past 8 years. Every year they go up on the rent but service and repairs go unanswered for months at a time. When it came time for me to renew my lease I went into the management office to renew I filled out the lease renewal packet. Was given an appointment to come back the following Tuesday. Due to work issues I was not able to make it on that Tuesday. Someone from the office called me on Wednesday told me that I would be now month-to-month and that my lease would not start until April. Mind you they accepted my check for March for the lease renewal amount. So I decided I would call corporate when you call corporate no one answers the phone if you press 0 for the operator you get the HR person. I called The Villages of East Lake to get a actual persons name that I can go through the automated system. I was given a name that is non-existent in the database. Do not rent here they charge upscale prices for downscale service.
Im trying so hard to apply for apartment...its no help!!! Looking forward to becoming resident.I meet all qualifications for apartment but so many places but no one bedroom. Im even trying for Fayetteville property no help.

Yesterday I called the number provided, the first time I called and a guy answered the phone and I had a hard time understanding him so I asked him to repeat himself, he hung up. Then I called 6 more times with no answer then I finally got someone and explained what happened and why I was calling so she transfers me to the VP well no surprise there no answer so I tried calling back again, called 24 times to get someone on the phone and now this morning I still cant get anyone on the phone. Customer service is does not exist with this company. Im starting to think it never did.
I was a resident over at The Villages of East Lake for about 3 years for the most part it has been a pleasant three years up until recently when they switch management teams. I am still currently fighting to get a lease I am paying month-to-month and every month so far since January and has been a nightmare these people will quote you one price per month and then when you pay it next thing you know theyre putting demand for payment or quit property letters on your door no one wants to talk to you after you question them about certain things no ones records are accurate no one seems to be on one accord but I will say this if they find themselves not taking a liking to you they will start using some unethical undermining tactics to try to get you out of there including putting you at risk of receiving an eviction on your record. Renters beware!
I feel neglected ignored l live at Columbia Mechanicsville station. The management here is very bad. I cannot get into full details surrounding my situation but l will say this my appliances are old and breaking down but no one cares.

I recently visited East Lake Highrise. I had not been to the property in about a year. The property was immaculate. The landscaping was very inviting. I am nearing my retirement and I will need to downsize. The atmosphere at East Lake Highrise made me feel like this could be my new home. Kudos to the staff Monica, Catherine, Dexter, Jeff, Herb & Veronica.
My rent increases every year, this time it increased by $100 with no prior warning. Also, forcing residents to give them 60 days notice prior to vacating the property is a bit much. 30 days warning is enough if you ask me. Lets not forget the poor quality of the units, the MAJOR mold issues, the lack of security and safety and the fact that I cant use my cellphone inside my unit. I have to go outside to use the phone. I cant wait to rid myself of these places. Did I mention the major mold issues?! Ive had to replace my furniture, shoes, school supplies, etc., due to major mold issues. Lets not forget how awful the mold has affected my health. When mold is reported, they only try to shift the blame to the tenant. I cant begin to tell you how much money Ive spent on Damp Rid and replacing clothes, shoes, etc. Save yourself the headache and dont rent from this company.
I lived in Mechanicsville Family apartments for three years. THE FIRST YEAR was terrible.. Homophobic management who purposely misplaced my money orders for rent.. (Thank God I kept my receipts) Management would not fix anything but finally management was replaced.. then another two times they replaced management.. finally a manager named Derrick was over the community and things drastically changed..(He is the only reason I gave them a star at all, as he he cares for his residents and makes sure needs are attended to) I have since moved and I have yet to hear anything regarding my security deposit nor have I received any form of payment for my approved refund.. it’s he been close to three months.. I call and call and call Corporate and no response.. this is by far the worst and most unprofessional community I have ever dealt with..
Each time I visit Forrest Hills Senior I am amazed at how immaculate it is. Beautiful community and excellent manager!!!
I recently visited Pendana in Orlando. First, I was impressed with the style and design of the community, and then I was even more impressed when I learned some of the background stories about all the work, planning, and people that were involved in the development and construction. It made me happy to know that the West Lakes community has this beautiful new place that people are proud to call home.
After having a 100,000 dollars piece of equipment stolen right in front of the leasing office cameras. We are now on ready 5 with a filed report and the only response we have received was via email to email. This is the epitome of incompetency and the reason while black lives don’t matter because of the way we treat each other. 💯✔️😎🧐🤮🤮🤮🤮
Senior 65+ building at Retreat in Marietta. Absolutely ludicrous management. Manager threaten residents, telling they will regret complaining about unsafe conditions, dirty unkempt buildings with 1 housekeeper and 1 maintenance for 250+ apartments. Manager boasts about her possessions, seldom walks grounds, condescending, ruthless & mean. Interested only in money and Marietta Housing does nothing about Columbia. Property deteriorating since 2010 because of poor management and lack of maintenance.
Ive been a longtime resident of Colunbia Estates, 9 & 1/2 years. Mgmt has changed multiple times over the years and was better in the beginning. They never answer the phone, they used to respond to emails, but now they dont. They used to have 2 maintenance guys, but they stopped that about 6 years ago. Now they only have a horrible attitude guy named Greg B. Hes rude, disrespectful, sneaky, doesnt have any people skills, and doesnt even do good work. Upper mgmt doesnt communicate with residents either. Ive had multiple water leaks(water heater, A/C, ceiling pipes, toilets, etc) bug & pest problems inside & outside. Theres a lack of parking issue, old appliances and equipment, that theyve been putting band aids on for years. And they let all kinds of crazy people move in around you. Im only still here because my little girl goes to a good school near the community!! They charge high rent & Im market rate, but we have no upgrades or refreshers for that matter

This is literally the worst coperate office for a residential community. They never answer the phone when you call and seemingly refuse to call you back when you leave a message. If at all possible I would definitely consider any other property in the city besides this one. Their properties are alway understaffed and the people they have in the leasing office are completely not helpful in any situation. Needless to say when my lease is up I will NOT be moving back into another one of their poorly run properties again. Hope this helpful!
I am a resident of Columbia Peoplestown. The apartment community is great other than kids from other neighborhoods vandalizing the wash room, and exercise room. The reason for my review is to let other residents know about the lease. I moved in 9/24/16 and since I didnt read the fine print, my lease was up 8/31/16. But keep in mind also on my lease it says 12 months. Now you would think 12 months would be from 9/24/15 to 9/24/16. Not the case! They also require a 60 day notice and if you do month to month, they tack on an extra $100 towards your rent. To me, this is unfair wen everyone is trying to get by day to day. This apartment community is supposed to be tax credit and an equal housing opportunity. There is nothing equal about 11 months of renting wen the lease says 12 months. This is just a way to get extra money from low income residents. The property manager when I called to let her know I will be moving told me about my lease will be ending. Then she stated she was going to call me the first week of August to see if I was renewing. Never got that call. I get a call for everything else. With our buy lifestyles and trying to survive, that call should have been mandatory if my lease was ending. In my mind, Im thinking my lease was ending 9/24/16. If this company is going to residents sign a lease saying 12 months, it need to indeed be 12 months. Not 11 months. That is very unfair and breach of trust. I will be reaching out to our city councilman, the mayor, community affairs, and anybody I can reach to cause attention to the way leases are done in Georgia. It is not fair to residents who pay their rent on time and abide by all the rules of the property. Let alone keep the property as it was when I moved in although my carpet had these god awful stains on it that cant be removed; which were covered up with a fresh cleaning when I moved in. Columbia, be fair to the people and stop trying to squeeze money out of people that are barely getting by to raise their kids. You cant possibly be strapped for cash with all the real estate that you own. Sincerely, a resident that is going to make some noise.
If I could give the Columbia Brookside in Athens, Georgia community ZERO stars, I would. I have been leasing apartments in Athens (some old and some brand new) for the past four years and signing a lease with this property has been my only mistake. I would not recommend that anyone live here. The property is beautiful, the apartments are brand new and high end, but the management possesses the professionalism, care, and customer service of a five year old. My first month as a resident, they lost my rent money order and it has gone downhill since then. They have taken zero blame and in the middle of the process, the leasing team was let go and replaced with even more incompetent individuals who are accepting zero responsibility for the mishap of their past colleagues. Extremely unimpressed with the way that they handle their business and we will soon be pressing charges because the situation is still not resolved. On top of that, I have gotten improperly billed for water and have had a package stolen from my doorstop. Today is 9/8 and I became a resident on 7/1. Such a short amount of time for all of this to be happening but it has been made evident that they have has issues due to the complete reorganization of the office.UPDATE 9/16I have spent the entire week trying to get in touch with the corporate office in Atlanta and each time that I try to get in touch with Ed Samson (VP) or Kiana Wood (coordinator), their calls lead straight to voicemails. The receptionists have told me that they have been in the office everyday this week which shows that it is poor customer service all the way up the chain. Will not be visiting the office personally.
Horrible management company. Ive been trying to get in touch with someone from corporate for months. After countless voice messages and emails over the last few months, Ive still failed to receive a call back or answered email ...very poor customer service!! :(
I’m a resident here and it’s HORRIBLE, they lied and said they don’t take vouchers but they do charging you upscale prices with horrible loud tenants below you.

Ive been living here for two years now. The first she was really great the second has been absolutely disgusting. Management changes on a weekly basis meaning records are getting lost on a weekly basis. On every level of the parking deck the trash chutes are completely overflowing with trash leading throughout the parking garage. The breezeways are trashed too! If they really want to get to the bottom of the problem they would, but the excuse we cant see anyone doing it. Did I mention the management and any one of higher authority is impossible to get in contact with. Do not move to Columbia crest
