I lived at the Marquis at Buckhead for over 5 years and I couldnt of been happier to call this place home. The front office is amazing - the leasing office, community director, and maintenance team were always on point! The amenities are amazing. The only reason I am leaving is due to a job relocation - otherwise I would have never left. Make the best decision of your life and lease with them today.
Everything from the amenities to the staff are amazing! Beautiful property with a great dog community as well :) You cant beat the location, either! Highly recommend!
Update #2: my A/C is broken yet again for the 8th time only a few weeks after they supposedly fixed it and told me it was like new. Also, parts of the ceiling collapsed in the hallway during a storm over a week ago (see attached photos) and they have yet to even pick up the debris on the floor, which isnt surprising considering I only see them clean the leasing office and the areas they show potential renters. Walk the hallways away from the amenities and youll see what a pit stain this building really is.Update: This place keeps getting worse. I would give them zero stars if I could. They know their AC system doesnt work but they refuse to do anything to fix it. I once again for the 7th time this summer have no A/C and they are taking several days to fix it. Avoid this place!!!!***First of all, of all the people who have given this place 4 or 5 stars in the past six months, only one of them is listed in our community directory. Interpret that as you will.Secondly, I have been without air conditioning for over a week now. Its July. Every time I talk to them its a different excuse as to why its not getting fixed. Even when it was working, I was getting power bills close to $200 a month for my small one-bedroom. I also asked them to make our package room more handicapped-accessible because my neighbor in a wheelchair had great difficulty opening the door and getting the packages off the shelves, but they of course did nothing.On top of that, they do nothing about the crime, dirty hallways, and loud neighbors. This place is the worst apartment complex I have lived in and I cannot wait to leave.
Leah and her team are very anxious to assist with any issues. The team is finally coming together. She is making positive changes to improve the quality of living here. Its finally starting to feel like home.
Just wanted to give a shout out to the New community Directory. So many positive changes in the community since Leah has joined the team. The responsiveness of the maintenance team has been so quick! I submitted two work orders last week and they were both resolved that same day.
I have lived here for almost a year and a half and it’s been a great place to live. The apartments are well updated and the location is amazing with easy access to Midtown and Buckhead and access to the Northwest portion of the Beltline and Bobby Jones Golf Course. There was a period of management turnover this past summer/fall that caused some issues around the complex, but the new management team seems to have gotten everything back on track and moving in the right direction.
I have lived at Marquis at Buckhead since it opened as The Jane. I have enjoyed living here as it has been responsive to my needs, is super dog friendly (which I love), management is great along with janitorial crew and all of my neighbors are warm and friendly. I love the location being right on the beltline and being able to just walk out of your apartment to go to any of the great restaurants in the area. I highly recommend living at Marquis at Buckhead.
Since the new community director (Leah) has taken over, the management team has been fantastic! She is well informed and very responsive. The property is also great for dogs due to its proximity to the Atlanta Beltline and a large open field!
Keeping looking!! Do not live at this apartment. The new management has been horrible and is not accommodating or prompt when it comes to dealing with issues.For one, at my apartment I have put in 22 maintenance requests for the AC and it takes them multiple days to come and fix it. They don’t actually fix it and my bill is 130-160 per month even when the AC is off for multiple days. I have spoken to management and they have refused to help out and give part of the money back even though it was not our fault their AC does not work.If you’re looking for somewhere safe to live this is definitely not it! My boyfriends truck was broken into twice in one week. Did they do anything about it? No. I asked to look at the footage and they told me no. They told me they would look through it multiple times and I never heard anything back. I asked to increase the security to 7 days a week instead of just Thursday-Sunday and that was shut down.The amenities are still not open fully and we are still having to pay in full for everything since April. Other apartments in this area have been open for months but they will not open anything. I wasn’t even allowed to use the printer...We were supposed to get barn doors in our apartment back in March and they never came to put them in. We’ve asked multiple times but it has not been done.Due to all of these problems and feeling unsafe living here we tried to get out of our lease but they would not let us so we are having to leave early and pay have a months rent here anyways.
Leah the new Community Director is amazing! There was a brief transition period because of COVID where there was a lack of management and communication within the community. However, Leah has brought back a sense of stability throughout the community! She is very warm, friendly, and caring towards the residents!
Overall CWS customer service is unmatched in ATL. Ive lived on two different properties and will be transferring to a third soon! I could go on and on but long story short---I highly recommend!! So far the Buckhead location seems to be the best aesthetically and its positioned perfectly between Buckhead and Midtown. You can walk to grocery stores, UPS, and countless restaurants.
This place was great when I first moved in two years ago. Unfortunately it has gone downhill, due largely to the fact that it was poorly constructed. The front office and maintenance staff are friendly and attentive, however this place is falling apart at the seams. Just goes to show you how important good construction truly is. Every single time it rains, my porch looks like this, and I have massive water damage. I can’t keep anything outside as a result. One other major downside of living here is no storage space and very little closest space. Lastly, the common areas (especially the stairwells and hallways) never seem to be as clean as they could be. Really should do a deep cleaning on those once or twice a year. Otherwise, the gym and pool are nice, the apartments are spacious, rent is decently priced for the area, and as previously stated, the office staff is very friendly and accommodating.
You cant beat the location and neighborhood. Our new community director is very caring and responsive, too.
We cant say enough how thankful we are for Mandi Lopes and the staff at Marquis Buckhead. They made moving a breeze, and more than accommodated us with our needs during this interesting time to be moving. Wonderful Location and Construction! Couldnt be happier!
Recent management overhaul has put this community back on the quality track it was on months ago. After a couple bumpy months we are again comfortable and couldnt be happier with where we choose to live.
I love the community here more than I have anywhere else! The office feels like home away from home. That’s my personal experience. Mandy and Sidney always give off such a warm and inviting vibe that makes your day better. Thank you guys for being the best! :)
I love this place. Lived in a home for 15 years, apprehensive about apartment living, came here, and love it. Such wonderful neighbors, management and maintenance staff. I love this community. I have been living here with my daughter for over three years and I must that aside from any environmental issues that are outside of the community control, this place is indeed a hidden gem. Definitely one of the nicest communities for the price hands down. I would recommend this community to anyone!
I currently live here and considering resigning my lease. Its in a good spot near the northern beltline and perfectly positioned between Buckhead and Midtown. Id recommend this to anyone that doesnt mind living in a complex with a lot of dogs. Theres occasionally issues with people not cleaning up after their dogs, but it is typically handled quickly.
My truck was broken into twice within one week in the resident parking area which is supposed to have 24 hour surveillance and a security person checking around the complex. Some residents have said the cameras DO NOT work when they have had similar occurrences. Management is not responsive, or will put you off and not call back, and will not share if anything might have been found in surveillance by the cameras directly above my vehicle in both cases.These break-ins have cost me missing work twice, damage to my truck door, and a broken window which cost $200. It seems that no one at this facility believes this is a problem!
I went to Marquis at Buckhead in search of a new residence. My first encounter with the staff was nothing short of amazing. They were very welcoming, friendly and eager to help me find the perfect place for me. They were knowledgeable of the area and also showed me different floor plans they had to offer. I didn’t feel pressured to make a selection then but know that when I do they will be one of the top 3 contenders. Thank you Marquis at Buckhead for being so amazing to me!!!!
Since December, I have submitted 12 maintenance requests asking someone to come and work on my broken air conditioner. Every time I submit a request, I have to call management at least 3 times before maintenance ever shows up. Every time maintenance does show up to work on the AC, it works for two weeks and then stops working again.It is currently 80 degrees in my apartment. I submitted a maintenance request one week ago and called management for the third time today and it has yet to be fixed. I am posting this review in hopes that management sees it and finally sends someone out to work on my AC.Needless to say, I will not be renewing my lease.
I have lived at this property for 3 years and enjoyed the experience. Wonderful staff that is always doing anything they can to make living here easy.One of the best locations in the city, easy to get anywhere you want within minutes. Easy walking to great restaurants.With the belt line behind the property, a perfect place to go for a run, walk your dog, or just enjoy a nice walk.
It is such a bittersweet feeling to leave this property. We have absolutely loved our time at Marquis Buckhead. The staff have been beyond wonderful, always willing to help when needed and quick to answer to maintenance requests. Our unit was everything we could have asked for in a rental with great upgrades and natural light - huge plus that there are so many dog friendly residents. Thank you guys for making our last year of residence a great one, we will miss y’all!!
I cannot say enough great things about the staff! A+! Mandi is the community director and has made me feel so at home especially when I had a few requests that I thought would make me more comfortable. Her staff is just as amazing, Sydney, Mario, and Leah have all helped me immensely and they welcome any concern with a quick solution. I love the neighborhood, our beautiful apartment and the gorgeous amenities. I recommend this to anyone who wants to live central to everything ATL has to offer.
There are several “luxury “communities throughout the Buckhead area I could have choose to call home but I’ve chosen Marquis at Buckhead !The entire staff starting with Mandy all the way to staffing whom handles the upkeep of the clubhouse strives to make our community, Marquis at Buckhead a luxury home experience . The passion, dedication and hard work which is demonstrated daily from the staff is awesome!Not to mention the location is everything! I have had nothing but an awesome experience here. And yes I have and would recommend this community!
Mandi is a great manager and does the best she can with what she has. The insulation is insufficient and the apartments have been over sprayed with paint everywhere including the bathtub. The other issue is that there are no closet doors and limited storage. I get very few nights where I rest because of my upstairs neighbors incessant noise. The Summer is plagued with people in the pool at 2 am until security tells them they have to leave. There is dog poop everywhere and I watch people let their dogs poop, look around to see if anyone is looking, and walk away. The halls are filthy, cant wear shoes in your apartment. I lived in a partner complex in NC and thought it would be the same. IT IS NOT! I feel like I come home to the ghetto! Cant wait to move at the end of my lease. The best thing about it is Mandi and the location. Seriously!
I searched constantly for a great apartment and when I came across this one I couldn’t help but check it out. When I went in for a tour they were amazing and I loved it immediately. Everyone was so nice and understandable. I would recommend this property to anyone !!!!

Out of all of my apartment complex experiences, Marquis at Buckhead has been my favorite place to live! I highly recommend to anyone who is looking for a place in the Buckhead vicinity.

Ive lived here for about 3 months, and I have had a fairly pleasant experience. My unit is absolutely beautiful (the bathrooms in the unit could stand to be upgraded, but overall its ok), the community is very quiet, the staff is very friendly/helpful, and the amenities are pretty nice.Upon move in, there were some maintenance issues including the tub needing to be resurfaced because it was a strange, yellow color, which meant I couldnt use it for 48-72 hours...of course was a huge inconvenience for me considering I live in a 1bed/bath unit. Nothing was done regarding the inconvenience although I strongly feel that shouldve been noticed and corrected by the staff prior to it being deemed move in ready.The one thing I find quite odd, is that rent is due on the 1st, with no grace period of 3-5 days like most apartment complexes. A $200 late fee would be assessed if it is not paid by the end of the day of the 1st. I dont quite understand the point of that.
Where to begin. It all looks great and luxurious on the surface. Great location, nice design, friendly community. On the flip side, the building itself is unbelievably low grade, very purely insulated, to the point where not only you hear but also feel the vibration from your downstairs neighbors’ ceiling fan. Not even mentioning every footstep of your upstairs neighbors that you will hear twice as loud as them. Always issues with power flickering. Endless fire alarms that make the whole building evacuate in the dead of the night. Issues water pressure - that’s what seems to be causing the fire alarms to go off all the time, and there’s never enough hot water to fill the bathtub. You end up having a cold bath.Kudos to the property management team. Mandi provides the best customer service. I feel bad about all the issues and complaints they need to deal with because of the poor construction of this building.
100% agree with TTs review.....on the surface it looks like a great place. Its only 3 years old and nice finishes but that is where the positives stop! The building is so poorly built. You hear everything from your neighbors walking in their units, up & down the hallways and stairwells, neighbors dogs barking and you would think they were in your apartment. Constant maintenance issues, water issues, the building loses power almost every month, false fire alarms on a regular basis, and on & on.....cant wait until my lease is up and I can move somewhere else!
Marquis Buckhead has been home for me for the past 3 years. Its the perfect location, and the management is awesome! I highly recommend it!
This place is filled with crime, You wouldn’t think so based on the nice appearance but since I have lived here the last 7 months numerous cars have gotten broken into inside their “secure” parking deck and today the second apartment has been broken into. The security at this place is a joke. Most of the exterior doors and locks are broken on a regular basis. I plan on breaking my lease to move out.On top of that the property is falling apart and is not being maintained. There are definitely water pressure issues and the fire alarm goes off randomly at 2 am for no reason
We love living here. The biggest factor is that Mandi - and the rest of the team - are exactly what you’d want from the leasing staff. They respond extremely promptly to any request or complaint, and we’ve never had a situation that wasn’t resolved to our satisfaction.The location is great too - we’re right off the Northside Beltline Trail and the new trail that loops around Bobby Jones, which are great for running and walking.
Lived here almost two years and love it every day. Staff is very friendly and the complex is perfect.

Lived there for only 1 year thankfully... Like TT and DM said everything looks great until you live there. Water and power were always an issue and the false fire alarms were insane. The rent is wayyy over priced for the quality AND they will tell you everything is paid up after you move out and then send a bill for hundreds more two weeks after your lease is up.Mandi is a great manager, unfortunately there is not enough that she can do to make this place worth living in.
Ive lived here about 2 years and I love this place. Its minutes from 75 as well as 85. 400 is a little farther but you can always take 85 to 400 without too much traffic. This place backs up to the bobby jones golf course as well as a cute little park that you can run about 2 miles or so. Its pretty pet friendly and not too noisy since its far enough away from the main street. The management is pretty friendly and maintenance is amazing. Ive had a few things break in my apartment and theres always someone there within a few hours. They have fun yappy hours and lots of events. I couldnt be happier with the price and location. Appliances in the apartments are very nice. I do wish my washer and dryer were a tad bigger but thats really minor. The age range varies here. Lots of people in upper 20s to early 30s. Pool is great and they just put in new grills. This place was built back in 2014 and theyve done a good job to keep it clean. I constantly see painters and cleaning staff. Theyve gotten better about security and have a security guard making the rounds several nights a week. The one thing I do wish is that when I call in to talk to someone in management, that the main # wouldnt direct me to a 3rd party customer service hotline.
