Renter beware! I have a whole host of complaints (see below), but the scariest part about Gables is the very predatory language in their standard lease. The only way to be released from your lease is to be currently experiencing domestic violence or have a military transfer. This means that you will not be released in events including but not limited to voluntary or involuntary school withdrawal or transfer, voluntary orinvoluntary job transfer, marriage, separation, divorce, reconciliation,loss of co-residents, loss of employment, bad health, or death (quote from my last lease). Yes, you cant get out of this lease even if you literally die. In particular, this is scary for the students to whom Gables implicitly markets. Even with a court order to get you out of a violent and dangerous home, you have to provide Gables with 30 days notice and another months rent. If you do move out early, you must pay an additional fee of about one months rent in addition to continuing to pay your rent.Ive lived in Gables for five years, in two apartments. The apartments themselves are okay, but it is clear they were built very quickly and haphazardly.Theyve got:- cracks developing in walls- gaps between the floor and moulding- doors hung crookedly- leaks- and more!There is a leak from my upstairs neighbor that comes through the light fixture above my shower, damaging the fixture and causing mold. When maintenance comes, they just replace the fixture and paint over the mold (and get paint on my shower door, which I get to fix before I move out).The floors and ceilings are also paper thin. I had a downstairs neighbor consistently complain about the sound of my 9lb dog playing with his toys. If my upstairs neighbors are wearing shoes with hard soles, I hear every step. Walls between apartments seem reasonably insulated and I rarely hear anything from those directions.They charge the $500 pet fee (not a deposit) every year you renew, on top of your $20/month pet fee. The language calling it a fee is important because it means the amount is not refundable and will not be used for any pet-related damages. Those come out of your security deposit or pocket when you move out.Fire alarms go off regularly (at least once a month) but only take about half an hour out of your day if youre lucky.The appliances look nice but are nothing to write home about. Weird note: The stoves are significantly hotter than anything anyone writing recipes online uses. You have to drop the temp whenever following a recipe. The ovens cook very unevenly, which adds a little excitement to cooking.Floorplans are fine. Exactly what youd expect from a new, modern style apartment. Bathrooms are big.The public amenities seem nice, but I dont use them.
Nice place, great location, but beware they game people in their contract. Even though you have a start and end date on your contract, they fine you a full months rent for failing to send them a letter reminding them of the date on the contract they signed and have on file. Not a nice thing to do to mostly college kids, but I bet it’s extremely profitable!
If you like your sanity don’t live here!!! Paper thin walls !! Upstairs neighbors were loud af 24/7. I called the office almost everyday! They never answered and never did anything about it. I moved out 9 days before my lease was up because of the stomping and jumping around day and night, and they still charged me 590 dollars. And when they did my inspection they said my stove was to hard to clean and charged me to replace it.. they thought I was paying for that ! I’m contacting the CEO CFO COO and my lawyer.
We have been at Gables Brookhaven for over 6 months. Although the experience hasnt been perfect, it has been positive overall. The location is great and the apartments themselves have great layouts. We have massive closets where we can store our belongings, and the bathrooms are also massive which makes showering/getting ready extremely relaxing. We also got a special deal on our rent which made it the best deal we could find in the area. We work a lot with Sam in the office, and she is always extremely kind and helpful . Anytime we have a concern, she responds and helps us feel seen! In addition, the maintenance team is super nice and responsive especially when you use the online portal to submit a claim. That being said, I am giving four stars because there are some things to be aware of. You are right next to a busy shopping center so there is a lot of foot traffic that can include some sketchy people. Also, you can hear almost everything your upstairs neighbors are doing, and you can hear everything people do in their apartments when you are in the hallway. So if you are concerned about noise that is really frustrating. And it is right next to a University, so lots of your neighbors can be loud partying college kids. It is also a no-smoking facility, but you can smell weed outside almost all the time.
Gables is very student-friendly and followed up on all questions asked. Great living space! Appliances and property are high-quality and the staff is very kind.
I love staying here no complaints on that but Samantha needs to be resigned ASAP! Told my boyfriend and I wrong info that unfortunately made us late on rent and wasn’t informative, plus so many other things. Please find another receptionist....
This is a wonderful neighborhood beautiful layout, and located in the heart of Brookhaven. Unfortunately the lack of response communication from the staff down to the community manager is unacceptable. I personally emailed the property manger Sydney and told her I seen individuals looking into cars, with flash lights. Walking into the gate as cars come inside. And I was simply told to call the police. Residents should have been notified immediately and we were not. A week after me telling her this several cars were broken into. They either had there locks broken and windows busted out. There are several vehicles with windows busted. The leasing off is clean as it’s serviced everyday. However the property is not being kept clean. There is mold on the side walks that need to be pressure washed away. Trees are leaning to the side and haven’t even put replaced or held up. These apartments are extremely costly and probably the highest rental amount in Brookhaven. But unfortunately I wouldn’t live here. Take your money else where are your not valued here. We need better security, as locks around the complex are broken. The gate bar is in the up position and hasn’t been fix. The other handle bar to exit the gate is broken. And there are no measures to stop cars from piggy backing and riding in behind you. Save your money and time and go else where. They only way this apartment will get better is if they replace the management. If the property manager would have took action on my complaint so many cars would know have been broken into as she knew in advance.
Exceptional service with a smile! Samantha was most helpful and happily so. Location is beautifully community centered and convenient to my lifestyle model. The premises and ambiance is always carefully cropped and groomed and the amenities are very nicely considered for myself and my guests. The staff are friendly and courteous and my experience with Samantha was both thoughtfully customary and exceedingly hospitable to my standards. Her tour was fun and informative. She even did a custom virtual walk through of the floor plan I was considering before I arrived in Georgia.I give this place 4 stars only because the snack bar experience didn’t match the level of service that Samantha and the ladies offered. The pool is lavish, the theater room gorgeous, the open space office areas and the Billiards 🎱 room, all immaculate. My coffee/bottle water experience was off brand while the customer service was like a Voss/ Starbucks experience . All in all -great place to live.
This rating reflects my tour and move-in experience with Kalita Burden. She showed the utmost professionalism, was personable, thoroughly answered all my questions, and my apartment was the most prepared for move-in as any Ive lived in over the last 3 years. Keep up the great work!
My fiancé and recently leased from Gables and had an amazing experience getting all set-up! From our first tour to move-in day, Samantha has been super helpful. We had our internet box shipped a few days before move-in and were worried about how we were going to get it, but she had it waiting in our apartment when we arrived. Overall, we are very appreciative and impressed with her attentiveness and helpfulness!

If you have a dog, then you’ve just found your apartment! Amazing people and dog owners at Gables, and there is a large, dog-friendly, grassed courtyard that makes it very convenient to take your dog out.So far have lived at Gables for about 2 months and am extremely impressed with the overall experience. Haven’t seen or heard any of the issues that are discussed in other reviews. The move-in process was seamless and Kalita was very responsive and helpful in getting us moved in.
Now that my lease is up up renewal, and I will not be renewing i can let it be known who stayed on managements behind and wrote corporate several times.! ME! I will not recommend this place to anyone, not even a dog. Management is horrible, gates and elevators stay broken, it is never clean, as floors are constantly NASTY! I have wrote corporate several times on this complex in a 2 month period. These post about staff being so nice are bogus because your encouraged and sent many emails to please write a review. Do not move here as you will regret it. To the notice you left on my door its a no for me, i will not renew, and I’m glad i can finally walk my truth and let you know i emailed corporate several times about this community! This place can kick rocks! I’m OUT of here! Write it in the books, we have nothing to discuss until June 6th! Kick rocks.
Move in was super easy and smooth! Kalita was amazing and communication with her was constant. I moved to Atlanta from out of state and have loved my experience so far in Gables.
If you move here definitely do not complain. The leasing office and management will not renew your lease. Even if you pay your rent on time and stayed at the property for years you would think they would admire your commitment nope one complaint rather it’s there broken stove dusty air vents horrible parking nasty balcony’s or weed smelling units or fire alarms going off at all times of the night your lease will not be renewed. When the problem is the leasing manager! Go to a gables who treats long term residents like family and not trash
Signing a lease without having seen the property or unit was nerve wracking, but the building’s leasing director, Kalita, made it such a smooth and great experience!! She took time to answer all questions, took and sent actual photos and videos of the apartment and property, and went above and beyond to ensure a smooth move in (during the holidays in a pandemic, nonetheless).The building is wonderful, great units, amenities, and overall run very well. Can’t beat the location, close to everything, but still nice and peaceful on property. Very pet friendly!! Great for dog owners. Highly recommend Gables and very happy we found them. I wasn’t going to share my experience but reading these reviews and seeing for the past two weeks the filth and nastiness of the property i felt compelled. Visiting my college classmate i seriously considered leasing from Gables. I felt this location is perfect from the college and grocery stores. However the cleaning practices of the property is nasty. It’s dirty smells like weed and each time i come visit these floors have been nasty. Please clean the community and i might consider. It should not be pollen still left on the floors which shows they are not being cleaned.
Received a letter today to renew my lease with a discounted rate ! I’ve never been so happy to renew my lease with another complex. Broken elevators. Horrible parking. Marijuana smelling apartments and a community manger who doesn’t respond to emails ! This place is better off on section 8. I wouldn’t recommend this place to a homeless person!
I love this community! We moved into the community in May, and I don’t want to leave anytime soon. The staff is incredibly friendly and helpful and always respond in a timely manner. The maintenance team is one of the best I have experienced. I always rave about this community to friends and coworkers, and I recommend to anyone who wants to live in the Brookhaven/Buckhead area! I feel grateful to be apart of the Gables Brookhaven family!!
All I can say is this place is fantastic! I moved in this week because I felt I needed a change of scenery. So far it is great. The staff is friendly and Kalita was very helpful with my move. The apartment is spacious, the patio has a great view of Peachtree Road, and parking is organized and very secure. Although the first night was pretty noisy from neighbors downstairs. I’m sure I can handle it myself. But other than that my experience here in Gables Brookhaven is and will be more pleasant and peaceful. I am grateful to the people that helped make my move here possible.
My move into The Gables Brookhaven, as been nothing short of AMAZING! I worked with Samantha and she is great! Super patient and willing to answer all of my questions and concerns.
I am new to this community but I will honestly say that working with Kalita was one of the BEST experiences EVER. I was reluctant as to whether I wanted to move or not and Kalita and I did a lot of back and forth with my questions but she was so patient and dedicated to assisting me and I appreciate that. Kalita is wonderful to work with and I look forward to enjoying this beautiful community.
I will NOT recommend Gables Brookhaven to anyone which is why I did not renew my lease. The lack thereof of management and the community manger is unacceptable. The building is extremely nasty reeps of marijuana at times and is not cleaned on a regular. Charging up to $480 for a lost key and almost $2000 to replace carpet. The move out expensive are ridiculous. For this community to be as expensive as it is it is poorly ran.
Overall we have really enjoyed our experience living here at Gables Brookhaven!1. The location is literally AMAZING. We can walk to Publix and Costco whenever we want. Lucky’s and other tasty restaurants are also in Town Brookhaven and are always a hit when we have guests. Plus, we are 20 mins away from EVERYTHING.2. Our apartment is beautiful! Our balcony is a nice size as well as our closets and bathrooms. Having a pantry, linen closet, and a closet in each restroom is so needed. All of our appliances work well and our granite countertops are easy to clean.3. The parking here is the BEST. Parking does not cost a thing and there is usually parking for your guests on the 1st floor. Many other complexes charge for parking. Plus it is gated!4. The staff has been kind, personable, on top of things, and very helpful. Makkada & Sam in the office are our favorites! If there is ever and issue, someone from the office will be quick to take action.5. Gables is very attentive in communicating with their residents about the rules! They will remind a person of the contract that they signed. This is VERY important and greatly appreciated.6. The pool Is so pretty! Parcel Pending for our packages is a great amenity. The mailroom and clubhouse are beautiful.7. If you are considering moving here, these are my recommendations! Be courteous of your neighbors! If you have downstairs neighbors don’t stomp around. This is a smoke-free property 100% so please respect that. Enjoy the area that you are in! Explore Town Brookhaven, Buford Highway for food, Brookhaven Farmers Market on Saturdays, and all that this area and surrounding areas have to offer.

I have lived at this Gables community since it first opened and was transferring units a few months back--I was a little concerned how complicated it may be but Samantha in the office was super helpful. I think at one point I was in the office every day to check for the availability of specific units and Sam was always understanding and did all she could to make the process easier!

I signed a lease the same day i came on property to tour the apartment. the location is SUPER, apartment/ appliances are modern, clean, and upgraded. not to mention, the amenities are beautiful and accessible and ACTUALLY useful. i couldnt have asked for a smoother move in process, all thanks to Kalita Burden! Kalita is and always has been so responsive and helpful from day 1. Kalita is trustworthy, friendly, and reliable. She feels like that good neighbor that everyone wants but BETTER. i have nothing bad to say about this place. I love it here.
The application and moving process was very smooth. I was very new to the area and skeptical about traffic and my commute to my job but the staff was very knowledgeable about the area. They have also been good about keeping us updated with everything happening during the pandemic as far as Maintenance requests and pest control. It’s been a very pleasant stay so far.
I have lived here for a month and a half. I have enjoyed the apartment complexs amenities and location in Town Brookhaven along with proximity to Oglethorpe. The move-in process was easy and Samantha was very helpful and easy to work with and collaborate. She was very prompt with my requests and questions.The apartment is very modern and I am enjoyed the layout.

This place has a lot of great stuff about it: decent gym, relatively clean, quant and very homey apartment but one massive and dangerous flaw..... The fire alarm goes off for an hour span once a month, Residents unfortunately have to become used to this and because of that often dont evacuate. In the case of a real fire this place has set such a dangerous pattern of false alarms that I fear it could be a very bad situation if a real fire happened.
Management here dont seem to be too concerned with communication and transparency with their residents. Deafening fire alarms at all hours of the night, broken elevators, and no word from management as to whether they are even aware of these issues, much less trying to fix them. Emails are left for weeks without a response. Im only leaving this review here as it seems to be the only way to get their attention.I will not be recommending Gables Brookhaven to anyone I know and will most likely not be renewing my lease. The apartments themselves are nice, but not really worth the hassle of having a management staff that is either incompetent or just entirely apathetic. Not sure which is worse.
I really enjoy living in Gables Brookhaven. Kalita has been a huge help since my significant other and I moved here. She helped us get through the paperwork process of moving into the apartment a few months ago and shes very prompt when we have questions, concerning the Google Nest especially which is now working perfectly so thanks for that! :)
Let me start with the positives. This community is amazing. Units are beautiful and sizable, great location, Sara with the front desk staff is super helpful. Amenities are great (sadly they were closed for a long while during Covid, understandably so.)Now the negative, they will nickel and dime you for anything and everything on your move out inspection so never expect to see your deposit back and expect charges. They are unwilling to discuss any of the charges and what they say is the law. Make sure you document any flaws inside the unit upon move in inspection. This team will not help you at all.
These apartments are very clean and new-looking. It is a beautiful complex with great amenities and in an even better location! Ive truly enjoyed my time living here.
I moved to Gables Brookhaven after selling my home. I have really enjoyed living here! The location is prime, the maintenance team is fantastic - especially Andre!! The property manager, Sydney, has been fantastic with addressing any issues I have had (which are few), Sarah & Lauren have been equally helpful and kind. They all have a positive attitude which you can feel when you enter the office - this makes a difference! The property is very well maintained and clean - I encounter Cynthia on a weekly basis always cleaning the hallways with a smile! My apartment is new, bright and very well designed. I highly recommend Brookhaven Gables!
I like living here. Its quiet enough and convenient. Also, everything is so clean. The best part, the management is friendly. Thats hard to find in apartment complexes nowadays.
I experience issues with key fob, but Samantha was extremely friendly and helpful. The loading dock made the move in experience easy to have access to the apartment. I suggest adding covering to the parking lot.
Kalita was an outstanding representative and did an outstanding job helping me along the way. She made the process so easy and she is a pleasure to work with.
This place is so poorly managed it’s disgusting. My sister and boyfriend are residents and have had fire alarms go off for 30+ minutes at least every other month. No explanation, nothing. Not only is that negligent it is a terrible way for renters to live, especially with pets. I am supposed to move in, in October and am seriously considering elsewhere because gables Brookhaven is run by people who have no experience in managing a building of this size.
I put in a work order about 2 hours ago and Edgar, the lovely maintenance man, showed up at my apartment just now and not only did he fix my closet shelf that had broken, but he hung all my clothes back up for me. He had no idea how much I was dreading having to hang my clothes back up. Its the simplest of things that can truly make such a difference. Thank you Edgar - you are awesome!
Amazing place to call home. From the minute I moved in the staff have done nothing but make me feel welcome! The two ladies at the front desk are the best! Had a couple little things when I first moved in, and they were very prompt about finding a solution, and with a great attitude! The entry gate to the South building can be a pain sometimes, but nothing that keeps you from getting in. Great location, and very nice apartments! Cant wait till pool season! Thanks Gables!!

I was crunched for time to find a place so I didnt even have a chance to look at my apartment before renting ; just knew all Gables were were great properties. I applied online for my apartment which had easy to read layouts and received immediate approval and instructions for the big day. My leasing professional was Kalita Burden whom was always available, pleasant and professional when answering my questions . I received my keys today and when I entered my apartment ( mind you I had not even seen the layout in person), it was the most gorgeous apartment I ever seen, plus it was facing the courtyard! My goodie bag had common essentials and even a signed welcome card. Talk about feeling like this was The Crowne Plaza or something. Everything went smooth as I had all my paperwork in order as my Move in Check list guided now to just officially get my things in that bad boy.
One of my favorite parts about living here is how wonderful maintenance is! Edgar services my building and is always incredibly professional, kind, and efficient! I will miss him and the wonderful maintenance team when I move!!
So, lived here for school and moved in had a great time. Except for the cockroaches and spiders I saw once or twice. I also when moving out, there was a previous damage done, but was covered up when I got there. This looked like a pet charge but it wasn’t mine so I cleaned everything up and moved out. A word of advice, take pictures of everything when you move in and clean the ceiling fans/ blinds bc they’ll charge 240. I also got charged for the pet damage that wasn’t mine so not happy about that and never living here again but it’s cool. Nice facility and staff tho.
I have lived at the Brookhaven Gables apartment for two year plus. It’s a home for me. I find the comfort and peace I need.The apartment is clean... thanks to the efficient cleaners. The workers are respectful and friendly. The maintenance staffs are tops. Kudos to ALL. The leasing office is friendly and cordial. They are the gateway for people to access the apartment and are doing a terrific work. Ms Lauren is my oldest staff there. Kudos to all. The manager and asst. Manager are friendly and ready to assist. Always having listening ears. Very welcoming. I am extremely comfortable living here. With a quite, clean, and friendly environment with all hands on deck to assist, you can’t go wrong.

The false fire alarms in this building are a bit out of control. Its happened more than any other place / city Ive lived. Plus, working from home these days, that disturbance is enough for me to recommend picking a different residence, if possible.
I love living at Gables, but I asked the leasing office 5 different times to send my lease renewal. No one apologized about the lack of communication or the effort I had to put forward on my end to make this happen. Very disappointed with this experience.UPDATE: This place has gotten even worse over the last few months. I regret renewing my lease. Do not- I repeat DO NOT- move here unless you want to feel like you’re living in a college dorm. The leasing office fails to mention that Oglethorpe University has classes on the apartment’s property. I feel like all the families that used to live on my hall have moved out and college students have taken their place. It is LOUD. My upstairs neighbor blasts his music all hours of the day. The bass is so bad it vibrates my furniture. I had to buy a sound machine to drown him out. Not to mention the fire alarms that go off in the middle of the night. I feel like I can’t even relax at home any more.I used to feel safe living here, and I no longer do. Cars and apartments are being broken into. And the worst part is nothing is changing to correct the issue. Management doesn’t seem to care about our safety or concerns. We pay way too much money to live here for this.Bottom line...if I could move out sooner, I would.
Students and Parents....think twice before renting or allowing your student to rent an apartment for the school year from this complex! We learned the hard way. My daughter and her friend were students at Oglethorpe University. They offered students to live there as an alternative to living in the dorms. Who would pass that up especially since it was cheaper? This (2020) was their last year but Covid hit and closed the school and sent students home. They did NOT let these 2 unemployed college students out of their lease. They were unemployed when they rented the apartment on the basis that they were students and could take out student loans to pay the rent. They made them pay the full rent from March through July on an empty apartment that they could no longer use for school purposes. I get it...they had a lease agreement. But this company appears to us to charge for anything they can. Other renters in other places told us their places were much more understanding and accommodating under the unfortunate circumstances of covid 19. We made sure the apartment was in immaculate condition and were proud of how well these young women had taken care of this apartment. We would have been willing to pay last months rent on the empty apartment under the circumstances surrounding Covid but they wouldnt budge and made them pay for the rest of the lease (almost 5 months). To add insult to injury, after final walkthrough, Gables then sent them a $330 bill for a scratch on the stove top that is only visible if you are looking very closely. SERIOUSLY?!!! It doesnt affect the appearance or functionality of the stove and after 3 yrs of use wouldnt you expect something like a scratch...not a crack or anything broken...but a scratch! Just my opinion, but isnt it reasonable to think that if you have a smooth cooktop stove that is easily scratched in an apartment, you should expect that it will be in normal wear and tear? But I guess it is a good way to charge those who move out more money. UNBELIEVABLE!!! Our daughters were so done with Gables...they just decided to pay it just so they can put the whole rotten experience of dealing with all of the inconveniences they pose for college students behind them. Its a pretty apartment and cool to say you live there but we WOULD NOT do it again under any circumstances! Dont say you werent told what you might expect if you decide to rent from them! I reviewed them on yelp and posted a pic of the stove.
Gables Brookhaven is a great place to live. The staff is helpful and communicative, the building is well built with high end amenities, and the location is perfect.A very important part of living in an apartment is maintaining your own space thats not interrupted by your neighbors. You absolutely have that here. While you can at times hear your neighbors if theyre walking heavily or slamming doors, that is generally not a problem. It is clear that they built these apartments for tenants with sensitivities to noise in mind.The location couldnt be better as you can walk to Town Brookhaven or the Oglethorpe campus. You have almost everything you need within walking distance or a 5 minute drive.The apartment itself is great. They invested to make the apartment livable with high end appliances. I love the high efficiency washer-dryer that came in the unit along with the Nest Thermostat. Counter tops and cabinets are also good quality.Everything at Gables adds up to a relaxing and homey place to live. My wife and I have been very happy since moving here last June, and I strongly recommend Gables to anyone looking for an apartment!
Absolutely love the location and staff! One of the things that I look for in an apartment complex is how quickly my maintenance requests get resolved. I can honestly say that all of my issues have always been resolved within 24 hours. Special shout out to Andre for his professionalism, proactiveness in resolving my issues, and respectfulness upon entering. Sara from the office is also super helpful and always has a smile on her face!Pros - gated & covered parking, high ceilings, modern apartment, beautiful court yard area, parcel lockers for packages, washer/dryer are included, and location location location!Cons- if you live by the street then you will hear cars and trucks drive by all the time. Walls are thin so you can often hear next door or upstairs neighbors - pick a top floor if you can!
Do you like deafening fire alarms that will sound throughout the entire complex at all hours of the day or night? How about someone attempting to break & enter your apartment? What about your car being broken into? If you answered Yes, then Gables Brookhaven is the place for you!The only thing worse than living here is maybe living with Kathy Bates in Misery but at least James Caan didnt have to pay an outrageous amount of rent in addition to being tortured.In less than a year of living here we have had to file two police reports for criminal activity occurring inside of the secured areas of the complex. The elevators work about 1/3 of the time, however that doesnt stop non-residents from entering the secured building. So keep your head on a swivel.You may be saying to yourself. Why havent you spoken to management? Ah yes, management. First of all, theyre hardly ever in office. Its impossible to reach them by telephone as well. In the off chance that you do find them in the office, theyll quickly jump on the defense as to why theyre not liable, responsible or even concerned about whatever XYZ has occurred.I have never felt more unsafe or ripped off in all my experience of leasing. Dont waste your money here, dont risk your safety here, dont even consider living here.
I have lived at the Gables for two years. The office staff has always been kind, courteous, and thorough. The view from my balcony is serene. The apartment is spacious and modern. I have zero complaints. I enjoy it here.
Was hesitant to move here after reading the reviews, but glad I did. The staff is pretty responsive. Work orders are completed in less than 24 hours. Amenities and location are prime! Upstairs neighbors sound like elephants, but thats to be expected to some level. Havent had any issues with security thus far which was my main concern prior to moving in. Hoping Gables has added cameras and security since the prior reviews, especially with the upcoming Holiday season.

I loved living at Gables! You can walk pretty much anywhere - a professional and enjoyable atmosphere!I had to move out for a job that was out of state, but otherwise I would love to be there!One stand out action of the staff that comes to mind, was when I moved out and I really needed an important piece of mail, Monica, the Assistant Community Manager, went out of her way to search for the piece of mail for me, send it to me the same day of the request, and followed up with the tracking number! Wonderfully helpful!
Really enjoyed my experience living here, the amenities were great and so was the location. I would definitely recommend to anyone who is looking to rent, to check out this place.
The Bad:Safety. 3 apartments were recently broken into. Management didnt even notify its residents of these very serious crimes. Cars are getting broken into. Management will of course reply to this and say they care about our safety but what have they actually done? Nothing.The elevator is constantly broken. Management is completely unresponsive to emails. My water bill mysteriously started going through the roof (more than double) and when i complained they said it happens a lot. Is this some kind of scam? Months later I still wasnt reimbursed.The Good:Apartments/building are nice, maintenance is quick, location is good.Lots of new apartments have opened/are being built in the area. Do your research.

Great place to live! Basically everyone has a dog so we have an awesome group of dog owners who gather in the courtyard every day and the dogs can play and get out energy. If you have a dog, youll love it here, if youre afraid of dogs or dont like them youll love the apartment, not the courtyard. .. just dont complain about our super nice & friendly dogs :) we live here because its dog friendly (as it should be) k, thanks!
Reading comments from people who don’t live here which actually are the issue to this community.. THIS IS A GREAT COMMUNITY ....but the residents refuse to read there damn lease and or explain the rules to there guests... they treat the pool and clubhouse like it’s personally there’s as if others don’t live here . The residents are allowed 2 GUESTS PER APARTMENT at pool area....not unauthorized pool parties with 50-100 damn people ... ALSO THIS IS A NONE SMOKING PROPERTY but they smoke like crazy here but complain when confronted about there wrong doings which goes back to not READING YOUR DAMN LEASE ....... I saw the property officers clear an UNAUTHORIZED POOL PARTY several times last year the people ( young and dumb )at the pool were so disrespectful and wrong of course the residents invited all those damn people here smh and AGAIN NOT READING YOUR LEASE OR UNDERSTAND THE RULES ......but I read reviews blaming the officers and Management ..Community is GREAT BUT THE RESIDENTS ARE MAKING IT BADMANAGEMENT AND STAFF ARE AWESOME“Especially Lauren you are awesome”PLEASE....Residents read your lease and explain to your guest the rules please !!!!!!!!
Property is very nice and in a good area. However the office staff doesn’t care about you what so ever once you have moved in. I have left a high number of messages about problems we are having with our room and have received no response. There parcel pending service is messed up, don’t order a package there is no telling who will get it. Personally I can sacrifice luxury for service at this complex, even though the room is nice we have had a lot of issues. Those issues have NOT been taken care of.
The facilities are nice. The apartments are set up in a way you make the most of the space. They tend to get to maintenance requests in a timely manner. Thats about where the good ends.The appliances are not that great. You can hear everything around you, especially the college kids playing music and stomping around at 2 am. The front office will do nothing to stop it. I gave up on reporting after the 3rd time in less than 2 months. There have also been at least a half dozen break-ins/ car smashings in the year Ive lived here and only some of them have been reported.I looked around in the area and decided moving wasnt worth the hassle. Its taken a month of emailing back and forth and I still dont have my renewal terms in hand. Its making me consider if moving a few boxes would be worth getting away from the hassle.
The leasing management team is always courteous, prompt and extremely helpful. I always have a great experience with them. They take time to listen and that I really appreciate.
This place is so cool and has such a great spot for anyone that has an appetite for relaxation, healthy lifestyle or proximity requirements. Publix is next door practically and so is LA Fitness along with a number of nightlife dinner options. But the pool is my favorite when in season.
Gables Brookhaven is a beautiful complex with great amenities. The location is also fantastic being attached to Town Brookhaven and just a few miles away from Lenox. This building also has the BEST staff. Lauren, Sara, and André have always been extremely helpful and friendly. I always look forward to seeing them around the property.
While the complex is very nice and we enjoy our apartment location, the fire alarms go off nonstop. Since we have moved in, they have gone off multiple times every month at all times of the day and middle of the night. Most notably this happened during tropical storm Irma in atlanta...
Ive been living here almost a year now. The location is terrific, walkable to everything. The property is beautiful and the apartment finishes are really nice. The property management team is awesome, MUCH better than other properties Ive lived at!
Make sure that you really read the contract when you lease. These people will swindle every dollar out of you. Whatever you do, DO NOT FORGET, that when you are getting ready to move out, as everyone should, that you have to give 60 days notice, WRITTEN. These people automatically renew your lease month to month and, if you are like me and away for a month or more (Military) during the end of your lease then they will charge you for the next month whether you still plan on living there or not. They will also charge you the re-letting fee and the next months rent even if they find people almost immediately to live in your apartment. (I would know because I know the next tenant that moved in). Their practices are predatory and give no reminder towards the end of your lease that any notice must be given (and if you are a normal human you forget things like that after 10 months when you are busy with the rest of life). These people target young adults and especially Oglethorpe college students, trying to take anything they can and hope that you forget. Also, this place completely destroyed the carpet by cutting it up and ripping it and claiming Pet damages even though the carpet was pristine and there was no damage visible until it was ripped up.If you want honest reviews of this company, read any review below two stars. If you want smoke blown by either people who work for the Gables or by people who reviewed the apartment after only a few weeks of living there then read the 5 Star reviews. If you visit the community and talk to people that live or have lived there, you will hear nothing positive about living at The Gables or the people that own it. (Other than the maintenance staff. Loved those guys.)
My fiance just moved in. He is disabled in a wheelchair. The elevators have not worked in the over the week that he had been there
I dont normally leave bad reviews but living here was quite the experience. After various break-ins and an overall poor living experience, my roommate and I broke our lease and moved out early. Management tried to overcharge us and finally admitted they owe us a substantial amount of money. We have called frequently, and they keep reassuring us that well receive the money soon. Its been 4 months, and we discovered today they still havent filed the paperwork for us to receive our refund. Very unprofessional management. DO NOT LIVE HERE.

This apartment here needs help! Starting with management! The manager here doesn’t care about the people . Every time something happens he beats around the bush ! My car has been booted ! My car has been broken into, ripped into pieces ! And the property manager claims somebody broke into the parking garage . Smh doesn’t make sense when 25 cars got broken into . They didn’t do anything to compensate me and my husband for our trouble. All we got was a sorry !just pathetic

My car got it booted IN THE VISITORS GARAGE while visiting a friend. There was no sign saying where to park though. Funny thing is I wanted to move here and be close to my friend and sign a lease but this move by the leasing office pissed me off so I decided to live at an Amli property instead (they dont boot cars). The $75 boot fee doesnt even go to The Gables so they lost out on a potential resident and $75 *rolling eyes*. The leasing office has no integrity but if you dont care about that kind of stuff then you should be fine. Just wanted to let you know what happens when you have friends come visit, they entrap them.

If you have a family, kids, pets, or are a war vet, STAY AWAY. Deafening building-wide fire alarms go off on their own for 10-20 minutes at a time, at nights randomly. The worst time of day it’s ever gone off is past midnight during the Winter holidays. Id say more often than once a month. Its truly traumatizing. They cant fix it I dont know why, but they really need to compensate the residents somehow. I bought ear plugs to live here. Now I don’t even go outside when the alarms go off because I assume it’s just acting up or beig pranked again, which is dangerous, I know. Do you want to live like this? No.
IF SAFETY IS A CONCERN OF YOURS, DONT LIVE HERE!On 1/21/2018 my apartment was broken into and things were stolen. The items can be replaced but what cannot be replaced is the lack of safety concern this apartment complex has for its residents. The intruder broke into my apartment and immediately grabbed a butcher knife then proceeded to take what they wanted and prop the butcher knife on a pair of jeans so that was the first thing I saw when I opened my door. Luckily, I was not in my apartment at the time of the break-in.After talking with the police, they told me that they frequently come to the apartment complex due to break-ins. The police concluded that the intruder probably was parked in the Costco parking lot and used binoculars to look inside apartments and individually picked which ones to break-in.It shocked me at first to hear about all the previous break-ins because the apartment complex never sent an email to its residents stating break-ins had occurred. Also, you would think after the re occurrences the apartment complex would increase their safety measures, but they have done nothing.The Gables signature is “Taking care of the way you live”, in my opinion it should read “Taking your money and not caring how you live”.The photo is a picture of my door and the complex’s “fix” after my break-in.
I was at the This apartment complex as a guest of a resident, I had been thinking about signing a lease later this year after my current one is up. It was the Fourth of July yesterday and of course thee were a lot more people than there should have been, but no one was being rowdy or rambunctious. They sent four cops in with bullet proof vests and guns on their hips demanding anyone who did not live their leave the premises. Two of the cops were some of the rudest people I have ever spoken with, when trying to ask him what was the reason he cursed at me and called me a “dumbass”. Honestly everyone left after that. It was a fun pool party where everyone was having a pretty chill and celebratory time and then that happened. I will not be going back to your complex and I will not be looking at signing a lease there. I know everyone else there feels the same way
For such a beautiful place on the inside and outside let me tell you about the scam that this community does. Do not move here I repeat do not move here unless you want to lose half your deposit. The flooring here is geared to swindle you out of your deposit. Very cheap laminent flooring so cheap if you drop a cup its scratches. if you sit at the dinner table to eat it scratches the floor, if you take your shoes off at the door and drop them it scratches and Im not over reacting. You better hire the most precise and accurate non accidental moving company in the world because its utterly impossible to not scratch this floor you will have a balance due of a minimum of $1000 if you get one scratch of the floor because they cant repair in pieces they have to remove and replace the entire floor. Its a rip off, I went to home depot to see the actual cost of the flooring and it was approximately .89c per square feet with a living thats 400 sqft adding up to $356 they charged me a labor fee of $700 which resulted in over a thousand dollars. But lets remember that all i had was a dining set and a couch. Do your self a favor and buy a rug for the entire floor before moving in. When i left this community to move out I left it in the most cleanliness shape possible but they told me i scratched the floor, something i didnt see when I left for the last day. Great staff but the flooring and the $20 paint they use on the walls. if you leaned up against the walls in this place to take off your shoes you will leave a hand print and if you use a magic eraser to clean it all it takes is one swipe and you will see the drywall. Lets discuss the fire alarms, hopefully you dont need any sleep or maybe the weather outside is not 20 degrees then this wont be a problem for you but let me tell you, be prepared for the monthly fire drill that will not only scare you half to death in the middle of the night but give your kids a heart attack as well. Lets also discuss the fact that if you dont watch your step you will step in a goo of dope poop about every 10 feet and i might be under bidding the feet or doggy pee in the hallway and elevator. Ifs like living in a portable toilet there (disgusting). also the amenities good stuff if its ever working or if they lock it so you cant use it. Do yourself a favor and look somewhere else unless a measly deposit or having a huggggge bill before you leave doesnt bother you. I will never be back and wont recommend this community to anyone wishing to stay here.
Our daughter lived there 😒2 years while going to school. The apartment was ok but the management is horrendous. They tell you everything is ok but then you get hit with a big bill at the end. Our daughter was told to give 60 days notice when she was planing her move out. They male agent did not tell her it needed to be in writing. They told us the floors were ok then charged them to be replaced. Beware they take advantage of the OGLETHORPE STUDENTS THAT LIVE THERE AND THERE PARENTS. WOULD NOY RENT AN APARTMENT WITH GABLES EVER AGAIN. Warning

The worst and most unhelpful management team. Noisy, disruptive college students for neighbors. Feels like we live in a dormitory.
I lived there last year and it looks pretty but thats about it. Its the facade of luxury. Everything is either poorly built, poorly planned or both.The hallways look like a motel, the bathrooms dont have a fan so theres nowhere for steam to go after a hot shower, bedrooms have a fan but no light (which was probably a cost cutting measure), my balcony door was built incorrectly (the door frame was crooked) so it had to be in just the right spot to lock it, on three separate occasions the cheap plastic handle to my refrigerator just snapped off, apparently the stove is delicate enough that occasional use damaged it, the stairway always smelled like urine, you need a remote to LEAVE the parking deck which is fine unless you forget it in your apartment and you have to attempt a U-turn in the very narrow parking deck, call box was usually broken so every time you ordered food or got a visit from a friend you would likely have to go downstairs to the parking deck, fire alarms always went off while I lived there too, midway into my lease they realized that people sometimes so they hastily installed a 24 hour package receiving center that I believe residents now have to pay for to receive any packages, the cheap flooring in the rooms scratches easily, theres no real place to go in the event of a tornado as every room has a window and the hallways are outside, and finally the apartments are smaller than most apartments in the surrounding area. To top it off the elevators were broken during my move out.Normally this would warrant a higher star review but as Gables advertises (and charges rent) as a luxury apartment I think it should be reviewed as a luxury apartment. Overall this place is a cheap apartment made to look pretty so it can charge you more. It is not worth the price.
