What are you all doing about mold on the property?? That is a serious health concern that can cause the property to be condemned. Why hasn’t each unit been inspected for mold?? Secondly the city of Atlanta permits division stated you all never applied for a permit to have roller boards installed on the exterior of the complex. You all wasted thousands of dollars to have residents believe our safety was a top priority and it isn’t. Mold. And gates which look like we’re living at a jail. Unacceptable
I have been staying at gables since October 2020 and my experience has been wonderful, no break ins, no loudness etc .When I call the maintenance they come immediately . I recently had a mold problem in my apartment & 1 of the maintenance guy came but didn’t really give me enough information I needed to stop the mold, called the leasing office spoke with Blake he helped me get everything situated in the apartment got the mold out with another company Blake had come out . Blake was awesome, good customer service . His energy was great the whole time while helping me . I definitely felt that Blake cared about resolving the situation as much as I did . I would recommend moving to gables 10/10 !! The amenities are nice, the parking is never a problem ! Lol I love it here . Thanks so much Jessica, Blake & to the gables community .
I’ve lived here for years and it has progressively went downhill every year. My apartment has been infected with mold TWICE. They put big fans in my apartment & tore the wall apart then they told me they couldn’t offer me anything for the inconvenience and I had to stay in the mold infested apartment while they treated it because the mold was harmless. The mold was on my clothes & other belongings and they didn’t offer me a dime or reduce my rent. Hallways are always filthy, elevators never work, my car window has been busted, shootouts in the garage & management is terrible. This will be my last year with Gables and I never plan to return. Don’t recommend. It has really turned into the projects and you will pay high end prices. I’m really disappointed in what the Gables community has become.
I moved into gables a year ago. When I first got here it was a bit sketchy, and management was nonexistent. This 4 star is for the manager Blake specifically, he has been extremely present and helpful. He actually cares about the community. He definitely inherited a crapshow and has worked hard on improving our community.
I have been living here for 3 months and this has been a mild experience--far from great. For one, the leasing staff is difficult to reach, almost inaccessible. I have emailed several times...no response or they are on lunch during the open hours. Second, I have experienced power outages and several fire alarms impacting my work/life balance. Compassion for residents seems mild. Community should not be in the description.
I have only been living here for a month but I can honestly say Ive enjoyed my stay thus far. The walls are thick and square footage is a steal considering some of the utilities are included. I like that they recycle and even have a donation of clothes bin. The staff are nice and as a dog mom I love that they have a PAWS PARLOR to wash your dog with the whole shebang (dryer and deep metal baths)! That feature high key got me!
I’ve lived here at Gables Midtown for almost 2yrs and for the most part I’ve enjoyed it. However, there is a serious mold issue that occurs throughout the units. After submitting a maintenance request for the mold I was told it was because of “poor circulation”. I mentioned that I felt it was because of a crack in the window seal or something because mold would reappear after cleaning it repeatedly. The maintenance person assured me that’s not the problem and that it’s because “there’s not sunlight coming into my unit”. If you’re reading this I hope you’re picking up on all the excuses without action steps to correct them. There are times when I wouldn’t be able to sleep in my bedroom because of a moldy smell that caused me to sneeze uncontrollably. I planned to move after my first year but decided to give it another chance because the location is really ideal when I think of commute to work or going anywhere in the city but after reading other reviews of similar problems and meeting someone in the fitness center who told me they too were having mold issues... it’s time to find somewhere else. My tipping point was finding mold/mildew growth on my bed frame, and in my closet on some clothes and shoes... completely unacceptable! I’m out!
Our ac unit went out just as spring approached and Edgar was amazing! Such a quick turnaround!
I will only move in this apartment building if I was you if this is your last resort they do not respond in a timely fashion -they will boot your car even if you are a resident of the Gables even if you are running in to take care of some thing they will boot your vehicle -so beware of that along with the fact I have been here for five months I have had a peeping tom looking into my window I have had my car vandalized along with the fact that I have been approached and my mother has been approach in the parking garage by gentleman asking if we want to buy marijuana from them this is not a safe place to move to.If you don’t care about your safetyMove Here!!!Wish I can give them a negative star
I am giving this apartment 5 stars because the employees here are absolutely outstanding. Jess is so awesome she was the one who assisted me in obtaining my lease and she was very friendly and professional. I have been here for 3 months so far and I want to give a shout-out to Edgar, the maintenance guy who came in to fix my windows. He came very promptly and fixed the windows when the previous maintenance guy could not. He was very professional and friendly. So far I am enjoying my stay here and would definitely recommend it to friends and family.
If I could give this place zero stars, I would. Vehicle break ins are a huge issue and the leasing staff does nothing about it. The property manager Blake is less than competent to run this property, and he talks to residents like they’re less than. There is a mold issue in my unit, 1719, and apparently the resident that lived in this unit before me had the same issue with mold because they left the same review prior to move out. I’ve been told by leasing staff, particularly by property manager Blake, they cannot guarantee my safety in regards to the vehicle break-in issue, and I’ve been told by maintenance there’s nothing they can do in regards to the mold issue in my home. This is completely unacceptable. Save your time and money and steer clear of this property; they are money driven and only want your money.

Would never recommend this complex to a friend!! We just moved and we couldn’t get out of there fast enough. Took them forever to increase security around the building after crime in the area got worse, the building stays filthy 24/7, the office does not respond to concerns of the residents, and for those residents that do try to stay involved to help the community, some have been basically kicked out (not offered a lease renewal). This community is problematic in so many ways so take your money elsewhere! :)

Jessica and Danielle in the leasing office are always nice and have been patient. I always have questions or changes I need to make with this and that since I moved in during the pandemic.Pros:- Central location to everything. Takes me no time to jump on the Expressway- Large windows in apartment bring in light and have great views.- Apartments are nice and have a warm cozy feel to it.-Stainless Steel appliances.- Concrete walls (alleviating noise between apartments)- A plus for me.- All around nice layout, appliances, and views.-They have cameras facing the elevator entrances.-They have automatic package pickup zone. Hello Package. Never had issues getting my Amazon packages. :)-Walking distance from grocery stores, nail shops, La Fitness, UPS, coffee shops and smoothie shops. All a bonus for me.-1 mile from Piedmont Park-Maintenance has always address my issues timely and we have people that I see almost every day cleaning and disinfecting the building. Bonus again.Cons:- Parking garage can be hard to navigate, at times. Cars need to slow down.- Depending on where your apartment is located, the street view can be quite noisy.-It could be a little more cleaner around the trash compactor area.Conclusion:A very nice place to live, with many accompanying amenities (pool, especially the gym. Even though I moved in - in the middle of a pandemic, my experience has been overall positive.

Love living here but not happy at the moment. I do understand what’s going on with Covid-19. But it’s very disappointing we’re not able to use the amenities- roof top; club room and etc. Feel like Gables should be offering us a discount on her rent. Let’s be real it was the amenities along with convince that attracted us. New tenants are already moving in at a much cheaper rent then current tenants do to what’s going on with the economic.
Just a disgrace of a community. Willing to take money out of own residents pockets to over charge for all sorts of things. Unprofessional staff management is not concerned with helping residents only with pretending to be to busy to address issues such as break ins and car boots on cars with proper decal. Gables homes are beautiful.... easy access to the interstate, quit and up to date. They have great amenities and great views of Atlanta. I highly recommend gables midtown.
Please view my last post, I had to make a new email just to respond to the lies being told by this disgraceful community. Ive attached the letters about Covid cases in this building when I know of several confirmed cases. DO NOT move here, and also do yourself a favor and look up the robbery of Kristen Ledlow (a great friend of mine) while youre at it!!!!! And dont bother looking me up Ive already left these horrible apartments.

Amazing staff, safe community, lovely residents and office staff is amazing! I would recommend this property to anyone. You can’t beat the pricing and location. Beautiful views in the fitness center. Clubhouse and rooftop lounge are A-1! I LOVE it here!!!
Gables is a great community. Due to COVID I haven’t been able to experience the amenities 100% . Over the place is clean and in order . The maintenance responses so quickly, literally I made a request a 7am the office opens at 10 they was at my door and 10:15 . I love it . The management also quick to resolve any issues and keeps me up to date with any news . Danielle is good to me love her . Only problem I have is the gate it breaks a lot .
It is currently 2:33am as I begin writing this review. The fire alarm has been going off for over an hour. The Fire Department has now left because its due to a malfunctioning system. Last time this happened here is the response I got when I posted a review regarding this exact same issue:Response from the ownerWere so sorry to hear this, Ashton. Please be assured that our team is working hard to find a permanent solution for our alarms as soon as possible.Evidently they havent been able to find a permanent solution since AUGUST. How is that possible? When this happened back in August I took the review down afterward because sometimes systems just malfunction. However, this is a repeat issue which Gables has failed to address, and now it is happening again, keeping the entire community awake for over an hour because of a failure to do the following:1. Fix the fire alarm system such that it functions correctly2. Give the fire department emergency contact information for maintenance of this community (!?!?!)3. Have maintenance staff closer than Marietta capable of shutting off the fire alarm system in the event of a failure.These are inexcusable failures. This review will not be removed.UPDATE: Alarm continued until around 3:30am or so. Now it’s 8:55am and it’s been going off again for the last 15 minutes...Don’t move here if you like being allowed to sleep in your own home.
Not the place that you want to live, from roaches to dirty hallways and broken car garage entires. This community gets two thumbs down and should be avoided at all cost. This place is not your ideal community and they even had a broken Trash system for an entire month so the entire building stinks. My neighbor informed me that they have an apartment full of mold and no one has come to treat it.
I lived at the Gables Midtown in Atlanta and have been a resident for over a year. The staff has always been very helpful and I feel overall pretty safe in the community. I would like to see more community events or perks taking place on a monthly or seasonal basis. The major perk is the location and proximity to both Midtown and Buckhead while still being pretty quiet. I utilize the gym and pool regularly and those were two big selling points when I was considering apartments in the area.
I am not sure how anyone could give this apartment complex a 5 star review. My biggest issue is the fire alarm and security. The fire alarms goes off in the early hours with no explanation. It will go off for hours and the fire department cannot turn it off sometimes. Maintenance is the only one who knows the code - the fire department specially said this. Uh why dont we share this code with the fire department thats next door? The gates are also always broken/wide open and I rarely see the security we are suppose to have onsite. There are also no cameras in the parking garage or hallways so break-ins do occur. I have heard from multiple people they have woken up at night to their front door handle jiggling. I like the pool and gym which is why I am leaving 2 stars and not 1.
My roomate and I really liked this property when we visted and responded right way to our email follwing our tour. We wanted to go ahead with applying and had to send four emails. I never got a response and when I called I just got were really busy and those arent available at all anymore. Then she wanted to know why I was calling and what my question was. I was so upset with the customer service I was totally turned off from living here.
I have found my new home! One of the property managers, Kawanis, showed me around the property and I was super impressed with the apartments, the rooftop lounge, the fitness center… and the location is amazing! I instantly felt comfortable with the staff. Its exactly what I want and Im looking forward to being a part of the community.
The leasing staff is unbelievably helpful and knowledgable. I worked with Jess to find a unit that fit my needs and she was transparent, communicative, and readily available to answer questions/guide me through the application process. To anyone looking to move in Atlanta, I would definitely recommend Gables Midtown.
Andre (Maintenance Mgr), Igor and Jeff -Maintenance Staff do an excellent job and always are helpful, always say hello, always ready to assist opening a door if you are carrying groceries from car. Andre’s sets a fantastic example and As a long time Gables Residential Resident it gives the resident (especially me) these three gentlemen appreciate the customers and realize just a hello or may I open the door for you is an excellent signal to customer that they respect the customer and realize wow if it wasn’t for our residents/customers they help me pay my own bills. Plus it’s demonstrates they understand how to maintain, increase and extend a gesture of excellent customer service and it really can be the silent but loud ringing two words that we all appreciate receiving. - THANK YOU! Community seems okay didn’t get to explore too much because the leasing manager was VERY rude and nasty ! She treated my family and I as if we didn’t belong there at all very nasty women I wish I would’ve gotten her name I was so frustrated I will NEVER go back there she spoke to me as if I didn’t understand English never greeted us in the beginning just a horrible experience.. From what I could see everyone else seemed really nice in the office I went back to get her name but they were so busy & she’d left already they smiled and greeted me unlike she did & asked me to have a seat but I decided not to wait ..
Enjoyed the leasing process, Ty & The property manager were very welcoming. I love how they set our apartment home up with a welcome letter and starter cleaning kit for the granite counter tops. Excellent service with professionalism.For the price & amenities to live in midtown this place is a steal.

I’ve lived at Gables midtown for several years. The location couldn’t be better for convenience, and the staff has been very attentive overall. Maintenance has responded in a timely manner to any issues we have had (Andre is super friendly and willing to help!)Apartment living will always have certain issues related to turnover of residents - a lot of people moving in and out of a community, living there short term. Gables has always made efforts to make gate repairs, communicate to residents about any security issues, etc. Couldn’t really ask for more!
I love Gables Midtown! I’ve been living here since the beginning, so I’ve met all the leasing professionals that have served the residents throughout the years. When I renewed my lease, Deborah went above and beyond to make sure I received the best rate possible! She always goes the extra mile to check in and make sure any issues I have are resolved in a timely manner! You can always tell when people truly love what they do, she is a prime example! If you’re looking to lease at one of the best properties in town, make sure you stop by and see Deborah! You won’t regret it! :)
I’m up early this morning to write this review not because I’m a morning person, but because I have been awake since about 12:45am listening to the fire alarms in this building blaring uncontrollably. For going on 10 hours now they have not been fixed yet. I understand things happen and not everything works perfectly all the time so I wouldn’t bother making this review if this wasn’t a recurring issue. I have lived here for about a year & a half and this is probably the 4th/5th time this has happened, leaving the whole community sitting out on the sidewalk to wait for it to be fixed, or sit inside your apartment and be deafened. I like living here; like, NOT love.. it’s a nice community with nice people and a nice staff, but if you care about having a fully operating gate on a regular basis, working key fob entry on a regular basis, consistent and reliable package system delivery, 24 hour fitness center (they’ll tell you during your tour that they don’t enforce the 11pm closing time, but they DO), and not waking up to damn fire alarms at 2am and having to bring your children and pets out to the sidewalk, then I would not move into this community.
Ive lived in countless cities and apartments in the US and abroad and Gables Midtown is the best. Ive had only a couple minor maintenance requests and the nice folks always show up the same day or the next. In my experience the office has always been more than reasonable and helpful. Moving in - the apartment was as close to pristine as it gets and the process was easy. In other places, Ive lived with roaches creeping up the sink (even if things were clean/immaculate), rats and other critters, crumbling walls down to the foundation, unstoppable noise, absent management...ah...I could write a novel...and I was fooled into thinking these were wise choices upon signing long leases. Not to say nothing phases me but regardless - if Gables Midtown morphed into a human and sat down for routine standardized testing - it would probably score in the 90th percentile in each category and get into an Ivy League school. There would be jealousy and everyone would assume Gables Midtown had an ego. But it doesnt. Its still the coolest kid on the block who brings you coffee every day and always smells good. Hate it or love it, Gables Midtown is on top - and its going to shine, honey, until its heart stops. Go ahead envy it, its rents MVP, and its not going anywhere so you can get to know it.
I have lived here for 3 years. The establishment has taken a turn for the worst. Always dirty. The office staff constantly changes. There are numerous break ins and they have failed to put adequate camera surveillance to make residents feel safe. My truck has been broken into 3 times with the windows smashed out. I have had to pay of $500 in boot fees due to my vehicle not fitting in the parking deck. This place is going down hill. The hallways reek of marijuana and the neighbor threatened to beat up my pregnant girl friend. This place is truly trash, I would not recommend moving here as the office management takes care of NOTHING.
Everything looks better when you are touring the community than when you live there. Our fobs dont work and the only response we had was Theres is not replacements available, keep trying with the ones you have Also the reparations that we requested in our inventory do not being done.
The worst experience I had when I was looking for an apartment. I had an appointment with Jessica the leasing agent. When i asked her questions; she would roll her eyes before answering us. No passion for her job at all. She was rude, and her attitude was just bad.This is really bad for a company. Especially If she’s represented them. I would never go back there.
Deborah Smith, in leasing, was extremely helpful in us finding our next apartment! We came in looking for a 3-bedroom and another group was also trying to rent the same unit. We got lucky that someone came in to cancel their lease and so both groups were able to secure our apartments. Deborah was very friendly, knowledgeable, and made for an overall great experience.
I’ve never had so many problems with any apartment I’ve lived in. From the beginning, it was impossible to get in touch with someone to see if we were approved or not. After that, it took weeks to get name added to directory when I was told “I’ll do it now,” by staff. The staff is friendly but inconsistent and unreliable. The new packaging system monitor is down and there was no email sent out about it so I’m unable to get to my package. The gate is, and has been broken for weeks causing traffic. The maintenance team takes FOREVER to close out any ticket you submit. I’ve submitted two and none have been resolved yet. Just unnecessary stress. The only upside is the location and apartment amenities are very nice. Hoping it gets better but I already know, I will not be renewing. I encourage all to look elsewhere.
I hate bad reviews (especially for apartments) so Im going to drop my two sense.I moved in this summer and love my apartment. I have a great view, space is great and the foundation is concrete so I hear nothing on either side of my unit. Not sure where and how anyone can have uncontrollable noise complaints. My move-in was super easy and went without a hitch, Dana was great! He still checks to make sure everything is good with my apartment.The presence of security is better than NO security at all (some people will never be pleased). Its a 7 and 8 story complex, they cant be everywhere at all times. But I can say theres always someone in the parking garage and hallways.I think some people forget THIS IS THE CITY. There is no place called safe in Atlanta. This isnt East Cobb!
Couldn’t ask for much better living here honestly! The amenities are great! Gables is also very on top of making improvements to the community here to make our living experience better. They have responded to service requests right away and the staff/security personnel is wonderful. Couldn’t be happier.
Most residents tend to complain about Gables. Im disappointed the rent hasnt decreased during the virus outbreak since most of the amenities are now closed, but overall Gables is okay.
Unprofessional, rude, horrible business practices done here. Lots of break ins beware. Con artists dressed in business wear.
Ive been living here since April and its really nice. The staff is super friendly and helpful. Maintenance requests are handled really fast and the maintenance guys are super nice. I read some of these crazy review which are just not true. If you have roaches in your apartment they came here with you cause Ive never seen a roaches in my apartment or anywhere on the property. As far as noise, Ive never experienced that. Its really quiet I never hear any of my neighbors. As far as the gate, since April Ive only seen it down twice and not to the point were you cant get in or out. And all these break in stories are just that stories. Over all its a great place to live, the location couldnt be better.

My experience at the Gables did not start off well, with a disastrous move in process right off the bat I figured we were going to be in for a long year after that. We are being priced out of our unit (very expensive if you compare to similar buildings) but the significant increase is supposedly the market rate. All that being said, after living here for almost a year I can confidently say that I would recommend this apartment building to a friend for three reasons: location, security, and the staff. Specifically, Dana and Deborah in the leasing office who are quick to work with residents to solve issues and always have a great attitude. Great job Gables Midtown, I will keep you in mind if you lower your rates!
I don’t live here but this past weekend I was checking out a few apartments before heading to my gym. I was greeted by whom I believe was the manager. Her name began with an S. Either she had a rough day or she really wanted to turn me away. She immediately gave a judging look, I guess she didn’t like my workout clothes and natural hair.I’m in the market for a two bedroom apartment and have obviously done my research. I told her my budget and she immediately started to pull from the apartments that were way out of my said price range and was basically saying they don’t have anything I’m looking for. I literally looked at the prices and availability before I stepped foot into that office and there were many options within my budget. Her tone the entire time was very demeaning. Good call for me because I refuse to give people like her my business.

Staff is incredible, contact Deborah Shaw for anything you need here she is the best! Got an apartment and moved in three days later. She was extremely helpful and made everything super easy!
I hate to give Gables a mediocre review because the front office and maintenance people are very nice and responsive, but there have been a few instances of pulled fire alarms in the middle of the night and break ins in the past year that prevent me from giving a better score. Overall the security is getting better with occasional security guards but the complex needs to find out who might be assisting in those crimes to prevent any future incidents.
The Gables Midtown staff is professional and SOOOO accommodating!!!! Deborah and the entire office staff went above and beyond as we moved our daughters helping to make us feel welcomed and answer any questions or concerns. They even host special events for the residents that creates a community and neighborhood atmosphere!
I walked into the leasing office on Friday, August 10 at 2:30p. There were two ladies working. One lady was dealing with a tenant who was not happy about the maintenance order she placed (I believe a couple of days before). I was asked to have a seat and someone would help me. The second lady came over to see what I needed. When I told her I was there for a tour she said, OH MY GOD I am going to kill myself! I havent had lunch yet so if you can have a seat it will be about 10 minutes and walked away. I eventually got a tour from the lady who didnt want to kill herself and it ended up being okay but I didnt get an apartment. However, I went over to The Reserve at Lavista Walk and had outstanding service and even secured an apartment. Those ladies at The Reserve were AWESOME!
Girlfriend lived here for about 2 years. Parking gate was routinely broken for as long as 4 weeks at a time. Visitor parking is extremely unreliable. Hallways were constantly dirty, with trash or dog waste being common. Rooms themselves are fine, but the facilities surrounding them are poorly maintained.
Exit doors at back of the building are not secure and can be found open.Hallway floor are dirty and have not been scrubbed for two or three months. Package Room does not work well. A notice is not sent out until a day or two after delivery, requiring a search of the room. when package is found it cannot be scanned out. This beta test exposes the problems described. It is certainly not worth paying extra for.

UNSAFE place with multiple break ins.I was moving in to the place but after reading the reviews and talking to a few people I know who lived there, I found out the place is NOT SAFE.My friend who used to live there confirmed there were multiple break ins into apartments and car breaks in, and the parking gate is always broken.So I cancelled my application and now they refuse to give me my $300 admin fee back.I am glad I didn’t move as I wouldn’t risk the SAFETY of me or my family for anything.Please read their reviews on Facebook page and on here.. before you sign up, and jeapordize you and your family’s safety.They also ask their staff to go to google and post good reviews to trick you in. The last review was made by Danielle who is an employee who works there at the mgmt office.I also submitted an application, paid application fee $170 (me and my gf) + admin fee $300. But cancelled after finding out about the security break ins.They tell you the application fee is non refundable but admin fee is refundable.. this is NOT TRUE., they will not refund both.
Deborah is great! Favorite person in the office. Remembers who you are and even our dogs name. Apartment is great. Love rooftop deck. Pool is a little weird is its between buildings so sun is only on it for so long and people can stare at you from their balconies. The only main concern is security guards they hire suck. And there always seems to be something wrong with the gate to get in or out of parking garage.
I have been living at the Gables at Midtown in Atlanta, GA for the past year and 2 months in apartment 1719. I enjoyed my stay up to this point. Together my roommate and I pay over $2,000, yet I have not been able to stay in the bedroom I have paid for as of the last 3 nights. You probably are wondering why is that the case. I have been experiencing BLACK MOLD in my room, due the abundance of rain as of late seeping through my apartment window and onto the window sill. The window was closed shut and never has been opened. I told a young lady about this on Sunday, Feb 24. at 1:30p.m. I explained the entire situation to her, yet she never wrote my name down or apartment number, instead she just repeated back what I told her. It is now Wednesday Feb. 27th, so I called the Gables at Midtown to speak to representative and the maintenance officer told me they don’t have a work order in for my black mold. This is very alarming because of how dangerous the air quality in my room is, yet it doesn’t seem like this is an urgent matter to Gables Residential. I pay way too much money for my unit to be experiencing such a lack of customer service. Below are pictures btw.The black mold was removed. Now I am pleased that everything is back up to standard. Gables midtown was beautiful!! Kayla the leasing consultant was great!! It was cold out but she was more then happy to give us a tour. The rooms are a bit smaller but location is great!! She also told us about Gables Rocksprings and Morningside. Thanks Kayla.

My move in was fine! It was quick and efficient. Deborah was very confident in the apartment and she has a beautiful personality. She helped me and my son get moved during an emergency and make the transition easier. You definitely want to move here. I do not regret my decision and I love my apartment. It not only overlooks the pool but I can see Downtown Midtown from my living room and balcony. Go see Deborah in the office if you want to move here. I am extremely annoyed by this place! Way too expensive for the gates to not be working! EVERY SINGLE TIME for the past months, guests can’t get through the gate because the call box doesn’t work! It’s been addressed so many times and still doesn’t work! It’s very frustrating when there are a line of cars that can’t get through because of this situation! This is my first time leaving a bad review for anything! I understand things mess up and need to be fixed but nothing is being done here! And then for the resident to have to go all the way down just to help their guest get in! For the price of living at these apartments this should not be happening all the time like this!
I’m very impressed with the office staff they were very helpful by showing me more that three different apartments and when I call back to apply for one, I go all the information I need, thank you very much.

Dana, Deborah, Brittny, and the Gables Midtown staff are wonderful. They have always been so helpful, understanding, and flexible. Ive lived here a year and just renewed for another year because I love it so much. You cannot beat the location (walking distance to Piedmont Park, grocery stores, and all the shops you could ever need at Ansley), quality, amenities, size, etc. (I can say that with confidence because Ive been in ATL the last 10 years, and I know what else is out there.) It is also right off the highway which has made my commute a breeze in Atlanta traffic, and you can get pretty much anywhere in little time. Highly recommend.
I absolutely love this complex. I am definitely satisfied with the quietness the apartment brings. The schools are great as well.
Beautiful complex and apartments, great amenities (gym, pool, lounge). Deborah at the office is great. Downside is gates, call boxes, and elevators are down too often and fees are too expensive for area, considering its Piedmont Heights and not Midtown.
This place is totally unsafe, I was visiting my friend who lives there for a few days and noticed multiple break ins into apartments specially at the 3rd floor (which is a ground floor) and a few apartments in higher floors.Their parking garage is a crime scene, there were 3 or 4 cars broken into within a week because the parking gate is always malfunctioning.
SAFETY CONCERN!!My cousin lives there and her apartment was robbed twice! They try to hide those incidents from residents.Cars in parking area regularly smashed into and stolenTheir courtesy officer is useless.IF YOU ARE CONCERNED ABOUT THE SAFETY OF YOU AND YOUR FAMILY AVOID THIS PLACE!
The reviews on here are from bitter residents. The gate is fully functional 99% of the time. The staff in leasing office are very nice and accommodating. There is never dog excrements in the hallway or elevators. Gables is very safe. Key FOBs to get in all the doors. Its a quiet place. Of course there are problems, but we live in a big city. Nothing out of the norm. I have been here for 8 months and Im renewing my lease this week. The rooftop deck is very nice and the pool is clean and relaxing. You pay a price for living in a prime location. There is a diverse community out here, but thats what I wanted living in a big city. The grounds are very well kept up. I would recommend the Gables to my worst enemies. I love living here.
Uncontrollable noise, roaches and bad mold issues in some apartments. Office staff is great until you expect them to take care of a problem. Then not so much. Gables needs to get a strong manager and office staff in here to fix this situation. I am literally counting my days til I can leave and plan to take a loss to leave early. I just keep telling myself this too shall pass.
Do not live here! Multiple break ins and the building does absolutely nothing for your safety. There have been 5 break in in the last 3 weeks, burglars going through back doors and stealing everything and the complex won’t even notify their residents. Yes it’s a big city and obviously crime is bound to happen but this building goes above and beyond to not care at all. For your safety, please stay away. I wish someone else wouldn’t warned me.
The lease office never answers and the off site representatives do not have updated info.
This complex will fraudulently assess fees against its tenants and verbally harass its tenants. Aside from improper fees assessed and no way to remedy these fees, the complex has a horrible package system (tenants can only receive their packages during the leasing offices operating hours which are only 10:00 AM - 6:00 PM) and they threaten to dispose of your packages if you dont pick them up quickly enough (a federal crime by the way). Finally, on at least two occasions, they breached their 24-hour emergency repair policy. Its absurd to pay $2,000+ a month and have to wait 3+ days for air conditioning to be repaired when the outside temperature is 80+ degrees.Stay away from this complex.
Half of the third floor is the ground floor. They won’t tell you this and once you get stuck there you will get robbed. And they will say it was your fault and so you can’t break your lease. They don’t care.
I havent moved in as of yet but I wanted to post this review about the oustanding service I received from TY she was absolutely great from the time I walked in door until I left. Ty assisted me through the entire process of the application and made me feel very comfortable about my move. I was actually looking at another site which was also very nice but Ty won me over with her outstanding customer service that made me feel more like this was a family friendly place I hope my expereince at gables is good once I move in but so far so good great job TY Thank you for making me feel welcome.
This complex has NO customer service. We were robbed and they have been horrible in providing security, assistance or any other service.Attempts at contacting anyone have been fruitless.I would strongly advise not to rent here.The management on location are just st conduits to collect money and nothing else

There is a reason why I have been here for 5 years, primariy because of the location, location, location! You cant beat the convenience the location provides. Located just within a couple of traffic lights from three major arteries and shops...this location still provides the neighborhood feeling as well...quiet amongst the storm. Besides the location, in my own experience, property managment at Gables Midtown has been very attentive and responsive to my needs. The roation of the managment team over the years have had one common goal and that has been to improve the experience of the tenants, hence welcoming new ideas and suggestions and mitigating any issues. That goes a long way to have a managment that is receptive and willing to do whats necessary for everyones living experience to be delightful.
A nice apartment complex that in 2013 is charging a $350 administrative fee as part of entering a lease. Id love to live here, but until I become _certifiably_ insane, Im not paying that kind of fee.
I love gables midtown so far; they just need to work on faster elevators, update some applicances & keep the beeper keys & gate working & some office staff could stand to lose their attitudes but it’s a beautiful property.
Gables Midtown is horrible and you are gonna pay a premium for it. Management seems unwilling to assist any endeavor that seems to inconvenience them.The gate is always broken. Although crime is everywhere, cars getting broken into seems like a norm and I have personally had my car broken into. Several residents have had their home broken into. Someone was also held at gunpoint while going to their car. Crazy, I know! You can be booted for using the loading zone to take your groceries to the your house even its late at night if you dont move you car. Theres never any parking on your floor so you have to park on the rooftop. There are currently 4 people working in the leasing office including a manager and for some reason the out of office is always up. The apartment interior features are nice and maintenance request are quickly resolved. As tempting as those pros are, its still not worth the hassle. The saying is you get what you pay for but for the price that I am paying, I could have choose somewhere else for much less with the same problems. I have been a resident here for a little over a year and this is my last year here. Even my renewal process was a disaster. I would never recommend this residence to anyone because the only way to not get frustrated with the services provided is to not have problems and thats inevitable. What an establishment!
They could care LESS about their residents here!After noticing my account was way more than I’ve paid since living here, I went to the leasing office on Friday. I spoke with Tahirha briefly and explained to her that I noticed several charges (water, sewage, etc) multiple times on my account. Tahirha takes me into Trent’s office so that he can better explain the issue. After about 10 minutes of Tahirha and I trying to understand where these charges came from, Trent explains that there was a system “glitch” with my account and that I actually owe these charges. Trent explains that he was privy to this information Monday (it was Friday when I came in) and that they closed early Monday due to a team bowling event and that he had been sick the rest of the week and Friday was his first day back. Something as important as my account should have been handled THAT day, whether it was a team bowling event or not. This apparently impacted multiple accounts, so why wasn’t there a mass email sent out to tenants? Secondly, although he was out sick, there was an opportunity to address this Tuesday, Wednesday, or Thursday by other staff. After speaking with Trent, he advises me the only thing that he could do would be to allow me to pay my normal rent amount now, and the remaining balance in the middle of next month. Lucky me, I get to correct the issue that they created and failed to notify me of until I prompted questions.I go to pay my rent on the 3rd and the system is not allowing me to make a partial payment. I email the leasing office and the community manager, Shalise, advises me that she will allow me a one time “courtesy” of dropping off a check before 9am the next day and that the partial payment is due by the 10th. It was 10 minutes before the leasing office closed so I go down to the leasing office and wait for Shalise to finish her conference call. While I was speaking, telling her the situation from start to finish, venting out my frustrations, she tries to cut me off instead of actually listening. After we established that while the other person was speaking we would not interrupt, she told me that I could have paid a partial payment before the 1st. I was just in Trent’s office Friday, the 29th….why was I not told that I could make a partial payment before the 1st then if that’s what we agreed to? She advised that instead of me bringing a check, she could update my account to make a partial payment, retracting her statements from the email earlier. When I asked her why that option wasn’t presented to me to begin with, she advised that she did not know the “severity” of the situation yet was trying to cut me off when I was speaking to her about the situation. She also advised me that I would be able to make the partial payment on the 15th instead of the 10th.All in all, there are SEVERAL communication gaps with this management company. A tenant should not have to jump through hoops and make multiple trips to the leasing office just to pay their rent. I’m a new resident here, I haven’t even been living here three months yet and this is one of the worst experiences I’ve ever had to deal with. I’ve lived in two other communities in Atlanta and my account was never an issue.
Lived here for about 7 months and enjoyed it. Management and maintenance are friendly and responsive. Amenities are nice and seem to be well cared for. Most peoples complaints tend to be about crime, trash build up or pets/pet waste.Crime-As far as crime I believe we are just as responsible (if not more) as the management for ensuring our safety. Lock your doors, do not let others enter the secure access areas behind you, be vigilant and report suspicious activity. Most importantly remember it is Atlanta, crime is a constant battle at nearly every apartment complex inside and outside the city.Trash-If you choose to litter the grounds with trash by not taking your recycling down to the provided bins or shoving cardboard down a Shute that is clearly marked no cardboard then it is going to become a mess. It seems as quickly as management gets the issue resolved someone else decides to put a new pile of trash somewhere. There are two trash shutes, probably ten recycle cans and several trash cans on the property grounds. I do not feel that we can blame the management company for people being lazy. Do your part to keep where we live nice and clean by taking your trash/recycle to the proper receptacles.Pets/Pet Waste-Bags for pet waste are provided, if you are a pet owner be responsible and pick up after your pet. If you see an area that becomes an issue where this is not being done do your part as a resident and communicate this with management so they can respond appropriately.Overall I think this is a great place to live, a little expensive but the amenities make up for that. I would recommend!
Got my apartment broken into and car stolen. They were trying to charge me $1000 to move up in the building so I felt safe. Took a lot of harassing corporate until they finally waived the fee.
The staff is friendly and helpful and always open to suggestions to improving the resident experience. Thanks Dana!
1.The amenities are are awesome2. The building and maintenance team is amazing!( My Door Lock malfunction at 5:12am in the morning i couldnt re-enter my apartment .. I called the Emergency Line- By 6:00am all task were complete. Mr. Kevin had replaced the lock and I was able to keep my original key .. Very Impressed, but Expected by Gables Residential . You dont find that often in MidRise Maintenance Teams.)3. The few times I actually need the Office Team.. They are always willing to help and go above & beyond, and yes! IT can be a short wait at moments but overall look where we are located who dont want to live at Gables its the Best for the Price$$$ in Midtown .. ( Shout-Out to Miss. Wroble & Mr.Trent ) I can tell they Love Their Jobs! Always friendly! ( I Broke my Fob! THey replaced it within 10 min with a even better one than before & sent me on my way with a smile. )4. The View-- Theirs so many great views of the city. From your apartment, from the roofdeck or lounge . THe Gym!5. Neighbors are friendly & everyone speaks, They Will hold a door open for you- even hold the elevator if they see you coming.. THat type of pride in community is Priceless!5Stars
