I live in Haven at Peachwood and I have lived here for several years, but First Communities just became the property management company. This review is specifically about Dashonna Gibson. She is extremely unprofessional. I’m going to assume they don’t teach professionalism at online universities because she lacks even the most basic of customer service and interpersonal communication skills. It is also clear that First Communities does not take the appropriate measures to vet potential employees. Had they done their due diligence with selecting the appropriate person to serve as Community Manager this woman wouldn’t have a job.

I live in Vinings River Vue (previously Vinings Palisades) which was attained by First Communities mid July. I was without air conditioning for 3 weeks and no one cared. I put in maintenance request, went to the leasing office on multiple occasions but they dragged their feet to get it fixed. Meanwhile they had the resources to paint the buildings white and make aesthetic upgrades. They do not care about the people that live here.Heres the best part. When someone was finally fixing the AC they tripped my breaker (incompetence) and I was without power. I went back to the leasing office to tell them my power was off and they had the nerve to ask me if I paid my GA Power bill! The answer was yes ($141 the previous day) but it shows that what they think of the people who live here. And yes, my bill was so high because I was running a broken AC in July just to have hot air blown around my 3rd floor apartment.

New management is horrible!! Washer/Dryer broke. It’s been 3 weeks and they have yet to replace it. I was told a new one would be installed last Thursday, then last Friday, here it is late Tuesday and still no washer/dryer. SLUM LORDS!!I have been trying to contact this management company for months. They never respond. They seem to have a trend of buying older but stable apartment complexes, replacing management with a extremely rude unprofessional staff, and doing the BARE MINIMUM to maintain their properties. I have read reviews from several of the complexes they recently acquired and it’s all the same. Highly disappointed.

I’m interested in getting in contact with the corporate office. I have a work order that’s 90 days past due. I don’t know what’s more insulting the fact that the new manager told me that if she so desired to handle my issue she could have anything ordered overnight. Regardless of her being with the property for a little under a month, those were the words she chose to address a 60 day pending work order. Despite my efforts to be understanding. Or the fact that I’ve been told five different times the matter will be handled. It hasn’t been addressed and after multiple calls and messages, I have yet to receive a callback. Not from her maintenance or other wise. Everything isn’t on COVID this lies in deplorable management and its beginning to reflect on the ownership of the property.

I live in Marbella Place. After having lived under 4 other owners, First Communities have been the worst in the years have lived here. My trash wasnt picked up. There is a guy who lives here and is not respectable of how he parks next to people and he keeps parking near so many of us to agitate despite having already carelessly struck a tenants car. All First Communities care about is massively raising your rent. Nothing is done about the troublemakers who keep the cops steadily coming here. Stairwells filthy, gates problematic, worst of all I dont sleep well because of trouble making people and I work from home. Run from living here, they dont care about the tenants who are respectable and always pay on time.

Good luck ever getting any response from this organization. I have lived at one of the properties that they took over a few years ago. from the time they took over until now the apartments have completely deteriorated and service from their employees is nonexistent. I have attempted many times to contact them directly at their corporate headquarters with no response to speak of. I guess Im saying that if you are desperate for some place to live and dont really care that the company managing it will do nothing for you then stay at one of their properties. But if you want to have a enjoyable life for you live you might want to avoid them at all cost.

I stayed at a property previously under first communities management. Almost every month I would hand in my money for rent via money order. And almost every month they said it was late and come to find out they werent putting my money order in the box. Thankfully I kept all my receipts for proof. Now that I am trying to get another place in a different state, they are telling me that I never paid my last months rent. Its been over 2 years now and I have had other leasing agreements since then and no one has ever brought this up. First communities management company has not returned my many phone calls or responded to any of my email inquiries on their website. I am beginning to think that one of their employees has stolen my final money order. My company leased an apartment with Atler Apartments in Brookhaven, GA. Nicole and her staff are just... incompetent? Our key fobs did not work for 4 days of the move-in date. They took 3 weeks to fix the water heater that, apparently, was not turned on. Rather than fixing the water heater, as I requested 97 times, they called the Brookhaven Police Department to report that I was sub-letting my apartment on Airbnb, which, at the time, I did not realize was prohibited in the city of Brookhaven. Once that was brought to my attention, I removed the listing and cancelled the reservations.Nicole, a month later, called me several times to meet in person about a lease violation. When I refused, she wrote an official complaint (ON A WORD DOCUMENT, rather than PDF) accusing me of still conducting business on Airbnb. She claims that someone came in the office requesting a key fob. There was no name. No date. No evidence of this ever happening and assessed a $250 fine for violation of the lease agreement. When asked to substantiate the claim, she did not respond.I had to ask several times for a parking sticker. I did not receive a parking sticker until a month later.Rude and incompetent staff.

Please refer to The Crossings in Marietta reviews for further information. First Communities is responsible for this property and it shows. Sometimes, Google reviews are only focused on the negatives and do not represent the company as a whole. Trust the reviews for this company. Communication between the staff and maintenance workers is non-existent. Over the past two years, I have had nothing but issue with maintence work. A furnace replacement that took weeks to approve. (They forgot to hookup the A/C lines) I was made aware of this the following summer. A water leak, from under the bathtub, that took weeks to repair as well. Rent payments are extremely high for the quality of service provided.

Carriage House 810 Windy Hill Smyrna GA - First Communities took over last year. Many promises. I moved from a 1 bd no a/c and rented a w/d to a 2 bd, a/c and rented w/d. From the time I moved in 4/1/2020 until now there have been problems. Neighbors smoked, drank and loud. I made several noise complaints, which were addressed by notices to the neighbors. Small items need to be fixed but a major problem was the w/d making an aircraft carrier noise when spinning. I was told when they took over they didnt know who the leasing agent was for the w/d and they would not be able to fix. They said they would let me know - fast forward with other items like mold, the occasional roach sightings and basic non-routine maintenance - washer breaks 12/30/2020 - told they still didnt have a leaser and I would have to contact a rental company to replace. But wait, havent you been taking my money for w/d rental for the past 9 months and I signed a lease for an apartment with a working w/d? Why am I responsible? I was told they would deduct the rental - that means you admit responsibility for maintenance. I just hate being told lies and misinformation. The management pretends to care, but really, this is just a cash cow for the owners. I have 3 months left on my lease and will have to pay for delivery and removal of a w/d which they should be responsible. Left messages with corporate. I may visit in person; probably a dummy office corp. office. The actual apartment is fine if you are a student or transitioning, but dont plan to be here more than 1 year. the actual apartment was ok - no frills here. Just dont expect anything from this property management FIRST COMMUNITIES TREATS YOU LAST.

Completely disappointed in First Communities and the way they’ve tried to handle my sister and I.We are residence at the Preserve at Mill Creek in Buford. For two weeks we’ve been trying to get help regarding a reoccurring flooding issue that happened on the back end of the apartment every time it’s rained recently in The area. Water extraction companies have come by twice and left giant blowers in my master bedroom, bathroom, washroom hallway, and master closet ensuring an inflated electric bill in which the property has yet to offer to compensate for. Instead we were made to feel as if the issue was our fault, even though it was determined by maintenance and the contractor to be an error made by whoever laid the foundation of our place. The muddy rain water came in from the bottom wall causing the house to smell of mildew and making it impossible to sleep in the master bedroom. I was finally after two weeks and a pop up to the front office one morning, given the option to transfer to two available units. One downgraded one and one renovated like the one I have. This was great except for the stipulation that I would have to sign and entirely new 12 month lease. My original terms were 11 months and I’m already 5+ months into that lease. I don’t think it’s fair that not only am I made responsible for replacing the third of the clothes that got ruined, hiring movers and renting a moving truck to take my things out of this unit, and signing for an additional year when this is clearly the fault of the builders of this community. Being made to feel as if it is your fault, accused of turning off the fans in my apartment, dealing with incompetent staff that have no sense of urgency or communication as it pertains to our safety or convenience, and speaking with corporate managers who obviously only care about money and not the residents here in this community, are all reasons why I would never recommend any apartments managed by this company.

Three of my co workers moved out as soon as the new management came there from LACK of communication, LACK of safety, walking and BOTH driving gates being open for MONTHS, dirty hallways, overflowing trash & slow maintenance. This would be my second experience with this particular company. My first experience in 2010 was with my first apartment which I had to leave prematurely due in part to black mold which was affecting my health and was received no help with rectifying the situation although I had overwhelming evidence including pictures. Being young I had no real knowledge of how to approach that situation and ended up losing big time with an eviction on my record although I left one month prior to my lease expiring. I moved on with life and considered it water under the bridge. My sexond experience however wasnt necessarily by choice and had I been given an opportunity I wouldve ran for the hills based on my traumatic experience with them prior. I had been living at a complex for two years and i was relatively happy. I was close to work and was a cozy one bedroom I felt was perfect for me. At the very end of my second year literally a few weeks prior to my lease being up this company basically notified the tenants that they have now taken over the property and they would be the new managament. I thought to myself oh great well im sure this may complicate my resigning of my lease a bit but Ill remain optimistic. I did exactly that I was informed my rent would be raised by almost 60 dollars for rennovations I would never be able do enjpy essentially. I took it on the chin and said ok Im in already understanding this would be my last year at that property. That was the toughest year of my three. After they decided ro raise the rent in an attempt to drive away and repel the unwanted they ended up displacing great people who were a pleasure to be around. Some disabled and elderly. You would always see them walking around the neighborhood exercising and socializing with a smile. The crime rate in that community skyrocketed what seemed like overnight. Cars were being broken into at a ridiculous rate and also the residences there. It was almost a common site to see the police responding to crime there on a daily basis. I somehow rode out the lease only to be basically grossly overcharged for moving out fees and for some things double charged once I left they they took it directly from my security deposit. I immediately brought this to their attention and was told that my original check was already mailed out and that I would be compensated with an additional check for the things i had been overcharged for. This was in september it is now March. I have been reaching out since then but I was told the check had been mailed to me. I said well ok things happen after being told twice the check had been mailed to me I decided to change the address just to make sure it should arrive and still nothing. They continue to send me emails back claiming that they have made the attempts but truthfully I think Ive been robbed. I dont know what to think of this company at this point other than I refuse to ever give them another dime of my money and also make sure that others dont get taken advantage of.

I guess since corporate or the regional thats over the property doesnt care why should I. If I need to come to the corporate directly to speak to someone I will since the regional never called me back. Thank you Brian Files for never returning my call and for amazing customer service.

I live in a First Communities owned property in Maryland it is run and managed by a group of the most incompetent people Ive ever encountered. This company might as well be slum lords. The property is managed horribly. Their communication is extremely unprofessional. There are major security issues and NOTHING is ever done to fix any of them. But you can bet your rent will go up and extra non-negotiable fees will be added to your bill at rent renewal time. I wish I could sue this company and get all of my money back. Do not move into one of these properties. Lets make them go out of business!

I can honestly say that I feel lucky to work with this group of people. Ive never met a more hardworking, dedicated group of individuals. I think the amazing work ethic stems from the top of the organization and disseminates to the rest of the company. Every day may not be easy, but you are never in it alone, and we are all working towards a common goal; to be First.

If they want current residents to stay, they should at least offer the same incentives / rate they offer anyone off the street. Two months before lease is up, they bully you into signing (more rent) or the rate goes up and up the longer you wait. Just do NOT care about residents. Fort Mill, SC

BEWARE! If you value your money and if you want your security deposit back in a timely manner and correct, then do NOT live here. Living here was great! But moving out was a nightmare. First I signed a paper that I would not renew. Then I am bombarded with multiple emails and letters telling me how I should renew. When I turned in my keys, I was told the Security deposit can take about 30-45 days to return to me. I was ok with this. I received a check two weeks later for $304.16 which was $190 less than what it should have been. I called and they said to return the check and they would write me a new one. Well, I returned the check and then 2 weeks later I received a check for $90. I called the office and they told me to then come and get the original check and use both. I was still $100 short of the full amount. They assured me I would get that check shortly. I went to cast the $304.16 check and they had a STOP PAYMENT on it!!!!! My bank charged me an extra $12.50 because of this. So now it has been 67 DAYS since I moved out and I still do not have the correct security deposit. Every time I call the office, they act dumbfounded and keep saying they are working with corporate on this. This is my hard earned money that I trusted them with and to return it to me. There are many other apartments in the area. I suggest living somewhere that will not play with your income like its Monopoly money.

I used to live in Silver Oaks managed by first communities. It was a nightmare from day 1. Im not going to get into all of that. But I left with a $0 balance. I started getting collection letters for over $3000. I called them and they said they would take care of it. They emailed me all of the information reflecting a $0 balance. Well I just applied for a house and received a denial because silver oaks is reflecting a balance still!!!!!! I dont owe this company a dime. I have all of my documents still. If this is not resolved in a timely manner Im filing a law suit!!!

Very Unprofessional/ illegal charges I lived at one of their properties in Fort Mill, SC While the resident management was great, they had to follow rules by this company. They charged illegal extra fees for sub meter and third party billing that the company should be responsible for, not the tenants. In addition, it has been 3 months since I moved out and have not received my deposit nor any information as to why. I have filed a complaint with BBB.

Honestly this company is not as good as it once was before. Today, you can tell they will do whatever they choose to do to please their client. The client doesnt care about policies, procedures, or ethics. All they care about is results. They dont truly care about the residents or the employees. If you care about people this is not the place to live or work. Once they are done with you they will retaliate against you for speaking the truth. Promises are made verbally and are never in writing. They have people they use to spy on you and even their spies create a hostile working environment by laughing at what the owners say about you behind your back. This is very unethical! Its just sad to see what once was a reputable company allow their clients to do what ever they want to the residents and the staff. I felt so bad for one of their employees, she did the best she could to help fix the issues and before I knew it they were letting her go because she wasnt afraid to address her concerns. The management company should show more moral behavior like they advertise on their website. I wish I could have given them 0 stars!

If I could leave no stars I would. I live (sorta, I am displaced at the moment) at a property managed by this company. Its near impossible to reach anyone by calling the only number listed because no one answers the main line; you have to hit 4 and know the last name of the person youre trying to reach. I finally found a data company that listed all of this places employees and their job titles, even how long theyve been there. The manager they have at my property is HORRIBLE, I am disabled and she gave me a lease violation for unauthorized occupant AND she knows my situation. I told her to leave me alone and stop nitpicking as I have several pictures date and timed stamped of her parked in our only buildings handicapped spot (yes she is also my neighbor) and my drivers can never utilized that spot. The next morning I wake up, go outside and there is no more handicapped spot; she had the sign removed from the ground and the blue guy spray painted black. My apartment is infested with new and existing mold; the new from the flood that has led to the discovery of the mold and they havent even offered to assist me with living arrangements until its remediated!!!! I finally got someone on the phone thanks to the data list, the CEO! So I told him of all of this and he assured me someone would be in touch with me within the hour to address all of this... Guess he wanted me to hold my breath. Tenant lawyers; please seek me, we have a case I believe.

I lived in one of their properties and when I ended my lease due to military PCS, I was suppose to get my security deposit back. I moved out in June and I’ve called Skyview Townhomes and the property management. I’ve been given the run around about my check. “Oh, we sent it.” “Yeah, it should be coming.” “We sent it to the wrong address.” “Our property manager was fired but the check is on its way to you.” It’s been 2 months! It doesn’t take this long. I guess I’ll just take you all to court.

Brighton Way Apartments- Smyrna, GABug Infestation and current manager, Tania Galaviz, is insensitive to tenants concerns. I had to move out of my apartment do to bugs in my apartments. My apartment was sprayed 5-6 times in a year and the bugs never went away. I have a four year old son that was exposed to the constant chemicals and bugs throughout the apartment. I found bugs on my sons toothbrush, bugs in my cabinets, bugs on my bed/ couch, etc. The final straw was while I was cooking and a roach crawled on the stove. I near burned myself trying to remove my food from the stove so I could kill the bug before it got to my food. I moved out once my lease was over and the Brighton Way had the nerve to charge me $800 for not giving them notice. The notice was all the times I have to inform them of bugs in my apartment. I also tried to contact the corporate management company, First Communities, and they did not respond either.DO NOT MOVE INTO THESE APARTMENTS!!!! Please read the reviews of other previous tenants and know the bug infestation is not an isolated issue. And to end on a good note..... Ms. Katy and Mr. Gus are awesome. They dont deserve to be associated with this review. Please click on my review to see the bug pictures I uploaded under the apartment reviews

For every issue that we have encountered in our apartment the ladies in the office, (Office Manager) Justiania, Korrin and Stephanie / Maintenance Team (Especially the Maintenance Supervisor) have went and will go over and abroad to see that our needs are met and have been dutifully met as well as making sure that we are completely satisfied and comfortable we love our apartment and enjoy being tenants with such AWESOME people. We have every intention to be your tenant hopefully for a very long time. Again to the staff at Wellington Farms Apartments we thank you for all youve done.SincerelyMr & Mrs Morrison

Came home to backed up sewer in my bathtubs from my entire apartment building. I had to replace everything in both bathrooms. Cleaner came out to clean bathrooms but no chlorox or Lysol or any other sanitizing cleaners were used. The local manager was nice when I spoke to her but never was I compensated for new bathroom accessories like shower curtains, cloths, towels, etc that became contaminated by other peoples sewer not to mention did anyone ever follow up on how I was feeling after inhaling the sewer gases. Unhealthy condition has happened three times in two years. Im tired of replacing towels and shower curtains. Time to go to the city or county health department.
