Living at 483 Summer St is a loud and disruptive experience because the sound insulation between units is completely ineffective. Campobasso Properties will not take responsibility for the level of noise and will not make reparations.I no longer sleep in the master bedroom. I can hear my neighbors snoring and when their phones are on vibrate. My upstairs neighbors have loud friends over, stomp around, and drop things on the floor often. Downstairs there is a baby and a toddler. I am always woken up or kept up late. I pay 2400+ each month.
Wonderful management team, professional and responsive. The maintenance team, led by Dana, seem to take so much pride in their work. All members work together to try to provide the best experience possible to tenants. Wish I could take them with me when I leave!
Thirty years ago, my husband and I moved into one of the Campobasso apartment buildings. It was to have been a brief stay because we were straddling life on two continents.The property, managed by a skilled and responsive team, is quiet, clean inside and out, and it is safe. This family-owned business gets many kudos from us.We call our building a miniature United Nations because of its wonderful cultural mix. We obviously love living here. We have lived with Campobasso Properties for over 10 years now. Best management company weve ever lived in. Dana and his crew have done an amazing job at fixing any of our needs. The owners really are invested in their properties and take great care in improving the site. Couldnt ask for better landlords.
They are extremely inflexible in buyout situations. Basically they took almost $7,000 away from us ~ 3 months amount of rent. They earned it without losing a single penny. Never rent from them if you are expecting a baby or thinking about buying a house in the competitive region.To rent their unit, we needed to sign an agreement to pay 2 months amount of rent if we need to leave before the lease ends. Most of landlords we know are flexible to waive this kind of fees as long as they can find a next tenant to fill the gap.Campobasso goes outrageous if you try to negotiate the fee. They even charged us another months rent, in addition to the 2 months rent that they earned from us, because we told them the moving out date slightly later than they wanted (they wanted to know by Friday, but we really needed to think over the weekend to finalize the schedule and reported on the next Tuesday (Monday was a holiday)).I tried to negotiate at least the unreasonable additional month fee, and they said to me Such a grown up man like you, dont talk like a baby !. Its totally natural for a grown up man to negotiate if hes forced to pay ~$7,000 knowing thats the landlords net profit, no ??In the end, they found a tenant to fill the gap and charged her/him higher rent than ours and made a further profit, in addition to the $7,000 they took away from us, without losing a penny, by making use of renters weak position.Our first home purchase and moving with a newborn baby, supposed to be an exciting and happy event in life, became a sad and very frustrating memory thanks to Campobasso.We lived in 174 Summer St. unit 12.Pros:- Spacious master bedroom- Heating included- Close to the bike route leading to Alewife.- Relatively new buildingCons:- Summer street is very loud in the 2nd bedroom- Living-dining-kitchen area is small compared to the bedrooms and we had a hard time to fit stuff into the small storage spaces (well, we couldnt)- Bad air flow. Heat and smell from cooking stays long- It seems the unit below this one suffered from our walking noise. We needed to walk like Ninja every day after 9pm which was quite frustrating. The tenants downstairs are sensitive, too. They complained when we were opening a delivered box at 8pm.
