Laundry facilities are almost unusable and infested with roaches. Walls are terribly thin and you will hear neighbors simply talking or watching TV. Bathroom fan is not strong - buildup from steam occurs a lot even with the fan on. Be aware that this community has lots of children and families, so the noise level is high. Metro stops are not close at all - the Ballston and Virginia Square stops are at least 15-20 minutes away.

My experience at Ballston Park Apartments has been a very positive one. The apartments are very nice, and the community is clean and spacious with trees, a pool and a playground for kids. You cannot beat the location! The apartments are near the Ballston Shopping Mall, two Metro stations, and many and varied restaurants. I would like to say that this complex is great. The staff are awesome and the maintenance team respondes quickly for any issue its taken care of in no time. If youre in the market for an affordable apartment near the Ballston metro, Ballston Park Apartments would be your best bet.The apartment: The unit I moved into was freshly painted/carpeted and the appliances/HVAC were all in great shape. They have a mini-gym and a pool which always seemed clean but I never got around to using them.The management: I communicated with the management mostly via Carla and Saima. Both were always responsive, helpful, and kind. The process of applying to moving out were breezy.Relevant anecdotes:1. When I was out of town, the Ballston Park people suspected that my apartment window was left open. Carla promptly contacted me about the situation and sent people to check in on both my apartment and my car. It turned out to be a false alarm.2. The management helped me out when I late to put in my move-out request.The maintenance: Whenever I called maintenance, a friendly dude showed up who fixed any problem I had with the HVAC/appliances. Hed show up almost the same day Id put in my request (at most the next day).The surroundings: Glebe Market and a 24/7 CVS is right across the street. The neighborhood has a Harris Teeter nearby. As expected from any garden-style apartment system, there will be the occasional insects, but nothing thatd cause concern.Source: I stayed at Ballston Park Apartments from 2019-20 and was pretty happy with my stay.

I have lived at Ballston Park apartments for almost 3 years. The office liaison is very helpful not to mention Rita Garner (she always has a friendly greeting, works hard and goes above and beyond to ensure residents are assisted satisfactorily). This property is family friendly and has monthly community perks (fun activities, food giveaways, and pet perks). I recommend anyone who is looking for a new apartment home.

I have lived at Ballston Park for 5 years and it has be pleasant. The apartments are in a great location and well taken care of. The office staff is always helpful especially Christina and Rita. They have been here for awhile and are always helpfuland friendly.

Place is a garden style apt complex, is old (1945s), location is great, all within walking distance (post office, pharmacy, grocery stores, 2 metro station and restaurants. Monthly rent is okay for its location.The apartment buildings inside and out needs to be to be repaired and paint again using a mildew-resistant paint. You can see the mildew growing on the walls. Is a pet friendly place so if you are noise sensitive be aware of this.At night, there are areas between buildings that are completely dark.

Have been at Ballston Park for two months so far as a short-term tenant. The property offers a lot of lease length options. Apartments are comfortable with large windows, and the lawns and walkways are always kept trimmed by the custodial staff. Tenants are a mixed pot of different backgrounds, but I do notice a lot of younger professionals. If you are a recent college grad, this community may be a good option. I am very pleased with the leasing office. Beruke and Carla are the best and have gone out of their way to help me. So far so good!

Lived there in 2010 through 2012. Would not recommend. A lot of shady characters around especially at night. Management had my car towed for no reason and when I confronted them about it, they paid the fee. Apartments are extremely old and not in good shape. Look elsewhere.

I have lived at Ballston Park Apartments since August 2020. It felt odd moving during Covid, however, the office staff and maintenance staff made the move super easy. They showed me three apartments and I picked the last one. I love it here. However, one of my neighbors had an issue with their smoke detect. It took the office about six weeks to fix the problem. The person renting the unit was not home during that time. The staff get their best to fix the problem. The community is great. There are monthly covid friendly events, nice neighbors, good restaurants, and a pool. I cant ask for much more.

Horrible experience!! Property management ignores problems. We had an infestation of cockroaches, and they did absolutely nothing to rectify the issue. They charged us $500 to replace the carpets, and only a small part of the carpets needed repair. I would tell no one to ever lease an apartment here. There are hundreds of kids running around, the leasing management does not care at all about its tenants, and the price is utterly ridiculous for what you receive. We are at a high rise apartment in downtown Ballston paying roughly the same amount. We could not be happier. I wish I could give it zero stars, and I would like to reiterate; do not ever sign a lease here!!

The property manager Christina has no customer service skills and have doesn’t an ounce of good manners in her.This is the worst place to get an apartment. I was told that my application would be approved in 2 hours so I could give my 30 days notice and apparently it took the whole day. I couldn’t give my notice in time and now they don’t wanna refund me my deposit.This place does not care about you. All they care about is money and they treat you like trash.

Nice apartment complex - as with most places in Arlington, parking can be an issue after 6 and on weekends but great otherwise. Its good to be aware that security deposits do take the full 45 days to be returned once you leave -- the documents do state that they have up to that time and we expected it would be earlier BUT it did show up and its not worth docking a star.

Lived in a two bedroom for a year. Left to go to another city. Great location--within a 5-20 minute walk to grocery stores, restaurants, metro, and lots of other shops and services. Very beautiful and quiet neighborhood. Spacious units. Staff was very helpful the handful of times I needed them. Very quiet units as well! Unless your neighbors are in the hallway, you will not hear a sound from them.Its not perfect: there are a couple of minor problems that come with any older complex, but I would definitely live here again.

Office staff needs to learn to appreciate its clients. Their needs to be a better system for recertification.

Expected much more from the apartment, the management and the neighborhood. Left after 1 year disgusted. Spacious but aged, infested buildings. Pets are great but all the public spaces are used as defecation parks. Not safe, used as shanties for Paradigms requirement to fulfill subsidized housing so you have some real low class elements. Management is apathetic to pathetic. Stay away from this complex and find better neighborhoods. There are plenty for the same rate with much better quality.

Worst experience ever! First off there is mould on walls and window. Old building with terrible washer dryer. Neighborhood is not safe. I lived there 10.5 months and wanted to terminate lease early. Initially they explained to us that we will be rent responsible untill someone else takes over our lease. Then asked us to move out since they found some one else to move in. And one day before our move out date, they said new tenant changed mind and we have to pay.Reply: I understand sometimes things can go bad. I did propose it to your property manager which he never replied to. I am still waiting for him to respond.

There are plenty of other apartment complexes in the area, so just keep looking. The staff is very rude and I had so many problems. The very last straw was when I was dealing with a family issue out of state and had to leave my lease early. Youd think I was the first person to ever leave early the way they reacted.I advertised the apartment on numerous sites and sent many people to look at the unit. I was shocked to hear they were poaching the prospective tenets and undercutting me by offering cheaper rent. I would check in with the people after they saw the apartment and they were honest and told me what was happening. The place has a huge vacancy issue, which should tell you something. I looked into whether this violated VA state tenet laws, but I was so busy with my family stuff, I just needed to get the place rented.I had to deal with so many issues - this was just the last straw. Youve been warned.

I wanted to move in here and there was a couple units I was considering. So I called the office to ask a couple of questions so that I could decide. One of the questions I asked was whether or not this one particular unit had a backdoor. The rep said he would check for me and call back soon. A few hours pass and he doesnt get back to me so I call again. He says he was busy and would get back to me by the end of the day. He never did. I call a third time the next morning and the same rep answers and says he doesnt know. He sounded frustrated that I kept asking. I was ready to sign a lease the day before but funny enough they talked me out of it. I just wanted to know whether or not this one unit had a back door. Apparently that was a too difficult question. I ended up moving into another apartment complex.

I lived in Ballston Park since last year. 2 months ago, I moved out, and get everything cleaned. Still, I havent received any security deposit refund. I also had a series of extremely bad experience with leasing staff on termination of the lease. They said that I have to pay 4-month rent as a penalty if I leave before the lease ends (there is no clause of penalty for early termination in the lease). Also, the management told me that they will terminate my water bills, but I end up paying two extra months water bills about more than $110, which I shouldnt pay. I called them and they said they are not responsible for that!

I am satisfy by everything..good management, good environment... the apartments are old but look good and clean.

A beautiful community of apartment housing that was formerly dedicated to military members. Outdoor areas behind the apartments are lovely (particularly in the fall) and well maintained.

Located near all you need. Jelena takes great care of the pool, Noel and office staff polite, Apartment Life team works some great events for making it a friendly neighborhood. Food trucks, breakfast events, etc!.

Let me start this by saying—my one bedroom apartment has been just fine. The kitchen is small and gets VERY warm when you have the oven running, my oven seems to be mis-calibrated, and the buildings are far from new so there are some bumps and bruises (to be expected) inside and outside, but I am comfortable in my home. Had a great first visit to this complex, and I needed a place to stay fast, so I moved in. Since then, I have had multiple occasions where I have tried to get in touch with the management staff (wrote emails, left voicemails, used their internal resident system to write messages). Unanswered. No apologies. Maintenance requests have gone unanswered, and worse for me, unaddressed (no message saying we’re working on it, nobody sent any follow up, nada). When you call or go to the apartment, staff is very inconsistent—a few of them are super nice and greet you, seem to care, etc., but others vary from mild indifference to clear annoyance that you are even in the lobby asking them to do something that is a part of their job. And then, to top it all off, when scheduled maintenance and extermination happened today (nobody actually INFORMED us they had seen rats, I happened to hear), the front desk could not tell me when my apartment would be entered (they have come before business hours before, so I asked), which I was abruptly informed, and they LEFT MY DOOR UNLOCKED. The door to my home AND to the building itself. So, I call the apartment to complain, the man who answers is pretty indifferent and offered NO apology, but the exterminator did come by and say “you called the office?” So I told him and he said “sorry about that, not sure if it was me or the other guy” — I get it, mistakes happen, but you would think that there would be a bit more done. Especially by the management sitting in their office. But no. I’m furious. I will absolutely not be renewing my lease here when it ends, nor will I ever recommend this complex to anyone coming to Arlington.TL;DR: apartments are fine, management is not.

Stay away from this place and any property managed by Paradigm Management. Poor property management!!!!!!. Even upper management and the CEO did not respond to the important issue of mold in my apartment and the poorly insulated windows. It has almost taken an entire month to get my concerns addressed.

Lived here for about four years, moved out about four years ago. Staff was nice enough, but management wasnt especially proactive about preventative maintenance. Rent felt a bit high even for the area.

Iv been waiting more than one month for them to fix my microwave and the manager thinks that its not a prioridy i do not recommend this place. the service of this company is terrible.
