Maintenance- Adriain Salguero is absolutely wonderful. We place our maintenance request and that same day he is there fixing any issue. Very kind and friendly. Always has a smile on his face.
EDIT: April 6, 2021 - construction ongoing - see attached video for what it sounds like (hopefully sound works on the video)I fully agree with all other reviews here regarding construction noise and so wish I didnt live here. Ive lived in several apartments, buildings, etc. It was more peaceful and easier to get work done in my college dorm. Ive been fortunate enough to spend time out of town and do work at friends apartments (which I am doing today). I feel for those who dont have a good place to go to get away from the noise. Theyve also taken away all the guest parking spaces as a result of the construction, and some days theres a strong chemical smell in the building.My guess is they have lots of vacancies and lower rent right now, and theyve calculated that theyre better off to do construction now and hope to be well positioned for a stronger market in a year or two. Im sure they have this all legally sorted out and my lease says theyre allowed to screw me.The staff have been polite to me; I realize theyre just doing their jobs. For whoever is in charge, though, its about the $$$. Dont expect much beyond bland PR speak to say were sorry this has been difficult. For the record, the problem is not that its been difficult. The problem is that I thought I was paying for one thing and got MUCH less.

Ive toured this complex more than once and I love the floor plans but hate the apartment doors (of all things). Theyre pretty beat up, dinged, banged on and dented. They lowered my expectations as the tour continued. Just shows you how minor fixes can change everything. I hope management looking into capital improvements sees this. I refuse to pay 2k for doors that look like Im paying less than 1K. PS, as of June 2021, Im still looking. So AVA let me know when those doors are done so I can apply..
I recently moved in here into a one bedroom and have been very satisfied with my experience so far. For the money, I got a very spacious apartment with a nice balcony, kitchen appliances, and a very clean apartment. The move-in process was excellent and extremely convenient. Their staff are extremely responsive. Lynett was wonderful and helped me with every question I had. When I needed something, the staff and office manager addressed my need within the same hour as I emailed them. I really love the convenient packaging service they have. I also have not had any issues with noise or anything yet. It has been the quietest apartment I have experienced yet. I will create another review later into my stay but I would definitely recommend this apartment to anyone looking!
EDIT: I do have to commend the owners of AVA Ballston for their efforts in attempting to make this situation a little more bearable. The provision of quiet apartments to work in, as well as the reimbursement for noise cancelling headphones, and rent subsidies, have made a considerable difference. However, I do believe it is important to consider this construction before signing a lease.ORIGINAL REVIEW: Do not consider living here until at least 2022. The construction and noise, at a time where people are working from home, have made it absolutely unlivable.
Avoid living here until construction is completed (2022)I truly struggle to understand the process that goes into evaluating apartment rent rates. Exempting for location, this residency is not worth the price of admission. We signed a contract in good faith back in June and have stuck through everything. We lost access to our balcony from July-December due to construction, and were given a rent credit for the time being.If you couldve heard the noise we had to deal with from 9:00 AM- 5:00 PM for 6 MONTHS, youd think we were allowed to live here for free. During our interview process prior to us signing the lease, we were not notified about the pending construction which wouldve played a huge factor into our decision making. We lost our rent credit this month, which we were not notified until we saw the bill. The explanation offered to us was that our level no longer qualified for the credit, which is preposterous because we can still here the noise daily, not to mention it sounds like a warzone in the parking lot every, single, day.On top of all of that, we are paying almost a GRAND more for our rent than what theyre offering for lease out right now. When we asked about possibly negotiating to a lower price we were told that they would look into it. We havent heard anything back. ALSO, our dishwasher leaked into the floor, and eventually the carpet for almost 2 months, and it took multiple requests to get it fixed (Service fee included).Theres more, on New Years our door handle jammed and we were locked inside our own apartment. This forced us to tear the handle off the door, and required fixing (Service fee included). FINALLY, we were not notified when our neighbors were resurfacing their carpet, which led to a rank chemical stench into our apartment which gave us intense headaches and lasted about a week.Disclosure, I have never written a review in my life, I think yelp reviewers are the lowest form of society you can belong to. Im joining this community out of desperation, and to provide helpful advice to recent college graduates using money from their first job during a pandemic/recession to pay for a cruddy living situation. Be careful.
Had a good experience until the construction started.Constant loud noise, when you try to reserve a hospitality suite, you need to book it within hours of it becoming active, and you get no heads up when they become active. The internet in the suite dropped off on me twice, and after the first time I asked about it and got no response. Like the other reviewer, luckily I have another place to go as well and feel bad for those who dont.And to top it off, today I just called requesting a breakout of how they calculated my rent, and they were not even willing to provide that to me. Night and day difference in this place before and after the construction began, Id avoid living here until its done.
When I first moved in here I though the apartment was great. However they begun doing construction about half-way through my lease. This construction is extremely loud and disruptive and I have measured it at above 80 decibels, which is known to cause hearing damage for extended periods of time.The worst part of this is that I have attempted to contact the leasing office with these concerns multiple times. Whenever I called them (during open hours), they would NOT pick up the phone. When I left a message, they would NOT get back to me. When I called corporate with these concerns they said they would get back to me, but never did.This organization is completely unprofessional and you should not move here or another AVA apartment. Even if it seems nice at first, they could start doing construction and ignoring any of your calls.
AVA is great!. We especially had a great experience with the maintenance team, Adrian and Pedro! They were very quick to respond to our request and solved the issue with our refrigerator promptly. We had a brand new fridge in the apartment within a week of our issue being reported. Thanks, Adrian and Pedro!
I have lived at AVA Ballston for a few years and I would like to say the staff hands down is the best! Taahira and Diego were the best leasing officers hands down, they answered every question and were always at the ready to assist! In terms of the front desk, Mo, Sylvonna and the other staff are always helpful and will go the extra mile, so comforting to see their smiling faces when I enter the building! In terms of the community coordinator and maintenance staff, they have been AMAZING in terms of helping with any issues before and during the pandemic, I would really like to thank Jean-Max, Alvaro, Marcial, Elmer, Jose, Juan and Anthony for always helping and answering my questions. Always polite, flexible and willing to go the extra mile! I am truly grateful for the staff at our building!
Yeah, the construction is a pain, but I was pleasantly surprised with the process to find a new unit to move into. They waived the transfer fee if you stayed in the building or within an Avalon Bay community, and David in the leasing office was so much help.
Avoid at all costs!!! Our life has been a living nightmare since the construction project started a few months ago. The decision of the property management to do a multi-year facade reconstruction (far from essential) DURING A PANDEMIC, when people are forced to work from home, is truly disgraceful. We are exposed to constant noise (drilling and hammering) that often exceeds 85dB from early morning to late afternoon and we are unable to work, study, or live in our apartment for which we pay a very high rent. In addition, all posts on our facebook group regarding noise complaints are censored and managements response to emails is vague and borderline rude (along the lines of nothing we can do, good luck with that).
So glad to have escaped this place! Building used to be 3-star quality but the year-long construction project they’ve decided to start in the middle of the pandemic when everyone is working from home has made this place unlivable. There was no mention of any construction when signing the lease. Long story short, management (if you can even get in touch with anyone) couldn’t care less what happens to residents as long as they get their rent check each month.Jackhammering and drilling throughout the day, 5 days a week (they’ve mentioned weekend work too if it rains too much) begins and starts at hours outside of what management has communicated. At first, they said 9 - 5, then 8:30 - 5:30, and now the workers start earlier and end later than either of those times.I was able to consistently measure the noise level at 85+ decibels from any room in my apartment, making it to difficult to even have a conversation with someone standing next to me. Dust and odor from the construction also made it into my unit’s AC and had a noticeable impact on my ability to breathe.Not only are the balcony doors and all windows sealed off, but the workers will also entirely cover the glass with plywood, shutting out all natural light for the day. This makes your apartment feel not unlike a prison. The workers can also see into your bedroom and living room all day when the plywood isn’t there since the blinds barely block out anything.Aside from construction, the units are very cheaply made. You can hear the people above you and next door flushing their toilets or having conversations. If someone is hammering or putting together furniture 4+ floors above you, you’ll probably hear it.The parking garage door frequently breaks, and the garage itself is awfully designed and much too small. It’s impossible for 1 car to enter and 1 car to exit at the same time, so you frequently need to back up a few meters to let people in before you can leave. There’s also a problem with guests waiting near the door for someone to open it so they can follow you in (not just in the garage but at the main lobby entrance as well). Not only do they park in residents’ paid spots, but they’ll also crowd around the exit and wait for someone with a fob to let them leave.Lastly, the balconies have a flimsy, thin divider with huge gaps on all sides that is supposed to separate your side from your neighbor’s side. However, trash from the next door unit frequently accumulated in the corner of my balcony from these gaps. Also, if your neighbors are on their balcony when you’re on yours, they will hear everything you say and vice versa. And because the window glass is so thin, you will hear your neighbor’s balcony conversation from inside your apartment even when your door is shut.
They started a 2 year, unbearably loud, 9 hours a day, construction project DURING A PANDEMIC. I cant begin to explain how loud it is. DO NOT EVEN CONSIDER THIS PLACE UNTIL 2022 IF YOU WANT TO BE ABLE TO HEAR YOURSELF THINK.
0 stars!! This place is a nightmare! The bad reviews you see are true. First, Lynette is gone so any review including her ignore it. If you want to fish for your packages and missed deliveries come to this place. Visit any Sunday and you will see packages in the entrance of the building. They do not work on Sundays and Mondays and even weekdays (not only during COVID) you will loose your packages. You would think with the high rent you pay they would care to afford to have a concierge, but their team is not responsive. Only when you threaten to post on FB they reply to your emails. Construction during the pandemic. I complied about the noise. Troy rudely replied we wont cancel the construction. One would think they would be considerate with their tenants working from home even with children, but no they have decided to go on with the construction claiming that they have all the permits and inspections. Yeah they claim to offer hospitality suites during construction.. they are only 4 and fully booked for weeks... This place is so bad and their staff so rude that they wouldnt create parking space for delivery car. Can you believe delivery people is afraid to come to this building because they have had their cars towed multiple times. So forget about deliveries to your doorstep... That is if someone is in the lobby to open the door. I found out that my neighbor or a similar apartment on another floor is paying 500 less during this pandemic and you would think they would lower the rent for the other tenants, but no. They offered me to switch to another apartment but paying a penalty equal to the savings when switching........... Please reply to this review because we need to sue them and have the noise levels reviewed by the Fire Marshall during the construction. This place is hell. I am counting my days to leave. By the way construction is also in the garage filling your car with dust. Trash accumulates and yeah in one word this place is trash. There is so much to talk about this place. The pool is disgusting and the walls are made of paper. Yes you will learn to live with your neighbors food odors. Washers and Dryers are really small and you cant fit in a queen size comforter. The dishwasher is very loud and not good. I can go on and on. Do not come to this place.
This apartment complex is in a decent location but was poor value. During the COVID lockdown, apartment management became unresponsive and construction projects started that made it difficult to work. The move-out process was completely opaque as walkthrough inspections were canceled, and we did not receive any documentation that an inspection was even conducted. We received charges for repairs despite having photographic evidence that the apartment was in the same condition as at move-in. They did not enter our forwarding addresses properly and we never received a response via email.

You will pay for the next tenants new carpeting. Please go read some of the reviews on yelp, there are tons of people echoing this it’s extremely frustrating. Besides that the location and units are okay it’s a little on the pricer side for the area. Overall though unless unpleasant surprises are your thing I would avoid this property and save yourself the hassle of getting a surprise bill in the mail after you move out.
AVA Ballston is an awesome place. Just love the neighborhood and atmosphere around the place. It is very peaceful and quiet. Highly recommend living here 😊
My partner and moved into AVA Ballston a few weeks ago. Our first day was a little stressful because there was a leak in our bathroom sink which prevented us from turning the water on, and we didnt notice this until about 9pm that night. I want to personally thank Adrian for being so helpful and responsive to this - we called emergency maintenance and he was at our apartment within 15 minutes. Not only did he replace the entire sink for us & quickly fix the issue, but he also helped us with something else despite it being so late. He has worked here for 20+ years and his dedication really shows. This gave us a really good impression of the facility, as management is very important for us when choosing where to live.I would also like to thank Clifton and Kabram for being so helpful with our additional maintenance needs. We really feel like we can make a home out of our apartment, and the maintenance team at AVA has been phenomenal so far. They responded to our maintenance request right away and went above and beyond to make sure we were happy with everything.Weve had a great impression of AVA Ballston in the few short weeks we have lived here. The staff is really personable and responsive, and they want their residents to feel like they belong. Were excited to get to know the neighborhood more!

Ava is a fun and safe place to live in Arlington. Ive really enjoyed living here for over 5+ years. The staff truly cares about their residents and maintenance is always one call away. We have socials throughout the year to meet other residents. The team continues to make improvements year over year in the building. Its dog friendly and you can walk to many nearby bars and restaurants. The pool is hopping all summer.
I loved living at AVA Ballston! It is great places for commuters because you are right off of I-66 and walking distance to the metro. You also live in walking distance to restaurants and are next to the Custis Trail, great for biking, walking and running. Parking was easy and there are visitor spots available outside or in the resident garage. The complex has amenities that residents actually use and they host many community events. The office and maintenance staff is very quick to respond to any and all needs. We highly recommend living at the AVA!
Lived here almost 6 months! New to the area and cant imagine a better fit for us. Lots of dogs and well located for long walks in interesting locations. Very walkable and convenient to every major highway and the District.The staff is amazing. Theo worked with us to find the perfect accessible apartment for us. Bria keeps the place humming and points me in the right direction. Maintenance has been so responsive. Adrian rocks.
So, Ill start with the only Issue I had, if you live on a floor level apartment you will feel like you dont have much privacy... but that happens in most base level apts anyways!The good? I think that in terms of price/quality it is the best apartment building in the area! It is very well located with about a 7 min walk to the subway, amenities are fine and people are also nice and friendly. The fireplace in the lower buildings was quite a nice addition!Lastly, I would like to talk about the management team. The two people I had conversations with are Edwin, who is a very welcoming and nice guy!The other person I spoke to is Oksana who always responded to emails on a diligent manner and was unerstanding and helpful every time I had an issue!To sum up, I really think that for the cost of the apartment you get a very good deal, probably best in the area!
I thought my last complex was wonderful, until I moved here! Apartments are spacious, and I love the accent walls and wood floors in the hallways, kitchen, and bath. Its a very youthful community, which I also enjoy.The best thing about the complex is honestly the staff. All maintenance requests are completed in a timely manner, and an appliance emergency was addressed within the hour. If you ever need something, they are happy to help and I cant say one bad thing about the customer service that I have received.Lastly, AVA Ballston is fun! From the funky lobby, to the awesome pool and outdoor chill lounge, to the fun events that people in the community actually come to, (Pie night from Deliciously Dish, paint night, chicken and waffles brunch, pool party, etc.) I love living here!
This place is probably the best deal you’ll get in the Arlington area if you’re looking for a high-rise apartment and you’re in your 20s. Great price for the amenities and size of the apartment you hey. Plus, the staff here is amazing and very personable.
Staff is very responsive and personnel. Apartment itself is clean, sizable, and reasonably priced. We live in a one bedroom with a den and love it! Only complaint is that the cabinets in the kitchen are much smaller than a one bedroom alone. We are going to have to put of shelves in the kitchen. Lots of dogs too. Overall a great community to live in!

I have been living here for almost two years now and absolutely could not have found a better place to live! Moved here from Florida, following work and by far, it is the best managed apartment building I have lived in! The management staff are amazing, they are always willing to work with you regarding most issues or questions you may have and they are always organizing fun activities for the residents which really shows they do care about their residents (aka AVA Family)!
We had the privilege of being the caterer for their end of the summer pool party. From the start, Bria and Theo were amazing to work with. Their communication was top notch for coordinating this event. I have never worked with two more professional people than these two. The facilities were cleaned and well kept. I could tell that Bria and Theo care about their job, the residents and loved what they do! I would recommend Avalon Ballston Square to anybody looking for a fantastic place to live. Overall recommendation: DO NOT RENT FROM AVABad vs GoodBad:1.) We were charged to replace the carpets in both the living room and bedrooms for stains UNDER the carpet. You read that right, under the carpet. No stains visible above the carpet just under. Long story short if you live there you will be paying for carpet when you leave.2.) I was called daily at work to pay the damage bill for move out even though we were not passed the bill due date.3.) The folks that handle the bill service are extremely rude, will not give you their name, will not let you speak to a manager, and will not address any disputes like being charged for carpet stains under the carpet.4.) The “in-house” cleaning service the company offers, cleans your apartment AFTER the final inspection. So your final inspection will be noted as apartment is dirty. No final inspection or documentation showing apartment is cleaned to not warrant damage fee.5. ) Office is closed on Sundays and Holidays which prevents you for moving in/out and receiving large deliveries on those days.6.) Weird apartment design where the kitchen is right next to the main entrance to individual apartment unit so anyone visiting has to walk through the kitchen to get to the living room.7.) Hallways not monitored so there is always dog pee / poo on the hallway floors and elevators.8.) Massive flooding on walkways whenever it rains due to aging or poorly managed drainage system.9.) Floors 1-4 of the high rise windows and balconies get zero sunlight during spring summer and fall because of the trees. Wife had seasonal depression as a result.10.) Grill outside by pool rarely works / never properly cleaned.11.) Elevators constantly break and take days to be fixed.12.) Doors to parking lot constantly break and take forever to be fixed.13.) Guest parking has parking spots that do not have time restriction signs yet are time restricted and your friends will be towed if spots are utilized.14.) EXTREMELY limited guest parking and non existent street parking.15.) Lifeguards who monitor the pool hang out in the community room and watch tv and as a result the pool is closed due to “no lifeguard on duty”16.) For the distance to the metro / anything really, the price is about the same for places much closer to bars, restaurants, metro, grocery etc.17.) Rent included fees for “community events” yet these community events consist of the complex having food trucks park in the front of the complex and charge you for the food.18.) Tons of staff turn over, including the manager for the building.19.) No security staff or any staff after business hours.Good:1.) The paint aesthetic was great2.) Size of kitchen, walk in closet, balconies, and bathroom were awesome.3.) Parking garage was great4.) Theo was the only staff member there that was awesome.5.) The maintenance staff was extremely friendly and quick to fix things in our unit.Overall there are much better apartments in Arlington that do not have any of the issues I listed above. I would recommend going elsewhere.
The staff here are amazing. Theyre friendly, pragmatic, and competent. Id like to give a special shout-out to Adrian Salguero, the man who maintains, fixes, and looks after the facilities. Hes always been super responsive and attentive whenever weve had any issues with the apartment, and he knows the building like the back of his hand (hes worked here for 20 years). Recently our dishwasher wasnt working properly, and Adrian went out and completely replaced it - amazing! My girlfriend and I are very, very satisfied with our choice to live here. It truly feels like a community.
AVA has been a joy to live at. My boyfriend and I love living here for several reasons. Not only is the apartment spacious, updated, and cozy, but the staff is extremely nice, easy to be around, and receptive to any questions or concerns we have had. The pool area is great, especially since the grill areas is right next to it with extra seating. All around great place to live!
This place is truly a hidden gem.The location is great; just far enough off the main drag that its nice and quiet at night, and just close enough to the nightlife that we can go out on the town with ease.The amenities are awesome, and the whole facility is in great shape.The team working here is fantastic. Theyre super friendly, very personable, and willing to do whatever it takes to accommodate your needs.I very much enjoy living here, and plan on doing so for a while.

My husband and I have lived at AVA Ballston for 2+ years and would echo all of the positive reviews already here! The apartments are nice, the building is pet friendly, the staff is great, and the location is awesome. We take full advantage of everything the building and location have to offer: the nearby bike/walking/running path, fitness center, tennis courts, pool, and community events. I love that its metro accessible and appreciate the nearby bus stop for my commute. Its also walking distance from a ton of restaurants in Ballston, and even Clarendon and Court House if youre up for a longer stroll. We recently moved into a different apartment within the same building and the staff was flexible and made the process incredibly easy for us - which we greatly appreciate!

This apartment is a true pleasure to live in. Just to start, the apartments have GREAT square footage in comparison to other high rises in this neighborhood. I love my specious kitchen and bathroom as well as my balcony and walk-in closet. AVA also offers a great gym, community room, amazing pool, a tennis court, inexpensive parking, and community events! Not only is it right next door to a myriad of nice restaurants but it also connects to a really nice running trail. And dont worry about the metro or bus, theyre BOTH close by. The staff is very helpful and kind and the community is chill. I simply cant think of a single negative to living here. Did I also mention that the rent is one of the best in Arlington!? Come join us here, its really a jewel of a place :)
My roommate and I have been living here just over 6 months and we absolutely love it! After living in a small Foggy Bottom studio, I was happy to move to a friendly apartment complex with spacious rooms, frequent building events, and amazing staff! Move in was a breeze, especially with their hotel-luggage carts that saved my familys and my backs! Staff is always responsive to emails and more than happy to help tracking down a package, replacing a refrigerator, or planning fun events for the residents. Wish we would have found this place right when I moved here!
Ive lived in AVA for more than four years and Ive loved every minute of it. One of the more affordable apartment buildings in Ballston for all of the amenities, AVA has a great location and a great community. Pet friendly and always clean. Above all, the staff who run AVA are INCREDIBLE people - so kind, so professional, and so fun! They put together great parties and events for the community and are very responsive to your needs.
Great staff, great location close to highways and public transportation, convenient nightlife, and a great late-20s to late-30s tenant base. Amenities are excellent for the price. If you are looking to save money for a couple of year to buy a house and want an enjoyable an affordable and place to live until you get to that point, the AVA is a one of the best place to live in N. Arlington.
I have been living here for 3 years now and love it! The building is very conveniently located in Ballston. The gym is spacious and there is a running trail right behind the building. Staff is extremely friendly and accommodating. They often host events at the building and neighbors are friendly (never had an issue). Will hopefully be living here a 4th year.
I have been living in the AVA for a while now and they are always timely in terms of responding to any problems. The leasing/office staff led by Adam and the maintenance staff led by Cliff are top notch. Great place to live!

I moved to AVA Ballston a few weeks ago, and I cannot recommend this place enough! Moving from out of state can be a challenge, but the staff at AVA went out of their way to accommodate the numerous boxes I had shipped; they even guided the movers to my apartment so they could deliver my bed and dresser prior to my arrival. Aside from being so accommodating, its evident that staff has taken the time to get to know every person (by name) in the community.In addition to the incredible staff, everyone in the complex seems to be very friendly and young. Ive thoroughly enjoyed meeting people while grilling and playing corn hole outside or hanging out by the pool.The apartment itself is great as well - I love our huge balcony and spacious living room/ bathrooms. I had been looking into other complexes before deciding on AVA, but quickly realized that AVA was the best deal (2B/2B setup) I could find within my price range.Definitely looking forward to this year at AVA!
1. Location - very peaceful and quiet. It feels like you are not living in the city2. Staff - everyone from the managers to front desk and maintenance staff are helpful and friendly3. Amenities - I use the shuttle to metro, pool, gym, bbq and amazon hub the most. They also have a park and tennis court4. Community - the management organizes lot of events for people to socialize and connect at least once a month. I made lot of friends at the pool party last year.
Update: After having lived in a few other apartment buildings, I wanted to come back to recommend AVA Ballston for the buildings excellent communication standards. Any time an alarm went off, the office addressed it with the buildings residents. The building alerted dog owners when the grass was treated, and any staff changes were communicated out so that you always knew who was working on the AVA Ballston team. I havent lived in a building since that has met the communication standard at the AVA Ballston.I had a great experience with Ava Ballston from move in to move out. I first moved into a 2 bedroom apartment and then moved to a 1 bedroom. The transition from one apartment to the next went very smoothly, and everyone in the leasing office was very helpful and responsive throughout the process.I enjoyed the various amenities in the building and the fact that management planned and hosted a number of social activities to create a community among residents. The fact that there was a Facebook community also helped to connect with others and to hear news in the building quickly. For example, if an elevator was temporarily out, there was usually someone who posted about it to let others know, and that helped me plan my commute.Maintenance was great! Ava Ballston has a team of friendly and professional people dedicated to maintaining the building and the individual apartments. It was easy to submit a service request online through the resident portal, and response times to any request I submitted were always quick.For the most part, other residents were respectful. However, as with any large building there are some who are not. There are some disrespectful people who leave dog waste indoors, and there are also bad dog owners in the building who leave their dogs out on the balcony for hours at a time and sometimes overnight. I also saw the empty McDonalds bags that were left in elevators on the weekends, the concert bracelets dropped on the lobby floor, and the trash bags left outside the trash room, too. In a large building like this one, not everyone is going to be the perfect neighbor, though, and most residents are respectful and responsible. Plus, the maintenance team is very quick and thorough, so most messes left by residents and their guests were cleaned up very quickly by the maintenance staff as soon as the office opened.
Living at Ava Ballston has been nothing but a positive experience thus far. The staff is not only approachable but extremely hard-working and receptive to residents needs - they ensure that everything is taken care of. The property is very well-managed and well-kept. The maintenance team is also awesome and very responsive. I am very happy with my choice!
Ive been living with AVA for roughly two years, and have been a big fan. The apartments are nice, the rent is on par for the area, the location is great, and the staff has always been quick to respond should we have issues (which hasnt been very often). They also put in a lot of effort to regularly hold social events and keep the community updated on things happening in the area. All in all, its an excellent place to live and I plan on staying here for at least another couple years.
I lived in Avalon Ballston from 2009-2016 and over my time there the building got constantly. better. The staff is awesome and does everything they can to be accommodating. The only real issue was the parking, but this is completely out of their control and theyve done a ton to help improve it. But parking in a city is always tough.Bottom line is that I couldnt recommend living here more.
A family member is moving to the DC area soon and during our research of many apartment properties in several locations we kept coming back to AVA Ballston. Bria in the leasing office responded very quickly to all of our email and telephone inquiries and was very helpful during the leasing process, answering all our questions. During our on-site visit, Bria showed us around and we were impressed with the property’s amenities and its cleanliness. We were also impressed with the friendly interaction between Bria and the residents we encountered. So far, our experience with AVA Ballston has been very positive.
Living here is like paying thousands of dollars to live in a frat house. My second year here, management changed and it seemed like they just stopped enforcing community rules so tenants just broke rules whenever they felt like it. I was embarrassed to have visitors. Tenants were using subwoofers for loud music, ignoring quiet hours, stringing broken lights on balconies, smoking in the community, ignoring rules for pet waste, and having large and loud parties that frequently spilled over into common areas. I frequently saw crushed beer cans in stairwells and liquor bottles in elevator banks. Tenants used the hallways and garage for their personal belongings - water jugs and boxes in hallways, and storage containers and car maintenance items in garage common areas. There was frequently trash in hallways, stairwells, and the garage. There were hallway lights and garage lights out for days at a time, smashed broken glass in a stairwell for days, trash stacked up next to outdoor garbage cans and overflowing from hallway trash rooms, and frequent water leaks in hallways and stairwells.Its totally unclear as to whos in charge at all, because there was no introduction of a new community manager when Adam left. I received the variations on the exact same email on the exact same day from different people claiming to be the community manager. On multiple occasions it took several emails to management to correctly resolve an issue, and sometimes I just gave up trying to get something fixed.Its cool to have community game nights and fun chalkboard messages, but its cooler to have a respectful community of adults who take care of their shared space, and a trusted and communicative management team. AVA Ballston had that and Im not sure what happened -- but Im really glad I dont live there anymore.
Ive enjoyed visiting and now living here. The staff are very helpful and friendly and the grounds are well kept.My fiance and I transitioned from a one bedroom to a two bedroom and the process was very smooth. Highly recommend!
We love living at AVA! The building and public areas are nicely maintained, and everyone working here is friendly and helpful. We had a few minor maintenance requests to address when we moved in, and the crew at AVA took care of them the same day. We take advantage of how walkable it is to Ballston metro (about 10 mins), and weve also enjoyed the free shuttle service to the metro on rainy days. Overall, cant recommend this building highly enough.
I have lived at AVA for 2 years now and have had a great experience. The location is convenient - walking distance to the metro and restaurants, the apartments are dog friendly, and the rent is reasonable compared to other apartment buildings in the area. The best thing about AVA is definitely the staff - they are super responsive and always willing to help with anything the residents need. Theyre also constantly looking for new ideas to improve the resident experience - I would definitely recommend AVA!
The Staff is friendly, the building is typically well kept, and I LOVE my neighbors BUT Ive had a mouse infestation in my apartment since I moved in. Management has done their best calling on Orkin, but these little rodents have caused me enough stress and disturbance that I don’t bother buying groceries for fear that they too will be consumed by little rodent teeth. I’d like to recommend this bldg I really would, but given the cost per unit and #mousehole tendencies I’d say keep looking...
I have lived here for approximately a year and a half, and have nothing but good things to say about the staff. The building is extremely clean, no bug problems. Noise isnt bad, only from the hallways, which I have found to be true in most places. In the winter, snow removal is fantastic, starting super early and continuing throughout the life of the storm. I cant say enough good things.
Ive lived at AVA for about a year and half and its been the best place Ive lived around the D.C. area (and Ive lived in MD, DC proper, and VA). We actually are getting ready to move to another apartment within the building that offers a bit more space, a process that AVA has made extremely easy.Pros:Best maintenance staff - so helpful and friendlyBest management staff - theyre as involved as you want them to be and really caring/helpfulLocation - coming from D.C., I was worried that I would miss how walkable everything was but I can still walk everywhereTransportation-friendly - I work in promoting sustainable transportation, so having a building that cares about it as much as I do and makes it easy is great! Theres a shuttle to the metro if you dont feel like walking the 8 min walk to get there, its very convenient to multiple bus lines, has a CaBi station right outside, indoor bike room, transit screen to let you know about your morning commute, and more!Price - seriously, Ive looked around and youre really getting the most bang for your buck here.Balconies - theyre very large.Gym - always clean and never too crowdedTrail access - my favorite nice weather activityCons:Really nothing useful to say here. Kitchen could have more counter space. Sometimes if Im in the living room I can hear people in the hallways, I guess?Seriously, when my boyfriend and I decided to move in together, I was hesitant to live in Ballston because I thought it was too far out of D.C. We looked at apartments closer towards the city but would have been paying 1,000 more for not as nice amenities and less space. Ive never regretted living at AVA Ballston and tell all my friends about it.
Great location in Arlington and exceptional staff. Each time I walk by the front desk they are friendly and greet EVERYONE by their first name which is amazing in its feat with the amount of tenants. Very pleased that we chose AVA Ballston.
My wife and I lived at the Avalon apartments in Ballston for 2.5 years. It was a great experience. The grounds are very well kept, they have a grossly underused private tennis court (good for us!), and their maintenance and office staff are top notch. They really try to make it feel like a community, even in decision making for key building activities/requirements. There are always interesting community events to go to about once a month. We would have continued to live there for some time but found a house in the area. You can’t go wrong if you are looking for an apartment in Arlington by selecting AVA Ballston!
I had / am having a great experience at AVA Ballston thus far. Moving in was a breeze, the elevator and loading dock were reserved and properly set up for my arrival. Any type of maintenance (it has not been many - and they have been small details) have been fixed within the day or 1 day at most. You cannot beat the convenience, plenty of watering holes in walking distance and the Crossfit gym next door kicks butt. I highly recommend AVA Ballston and I can see myself there for quite awhile until I am ready to buy!
Love this place! Everything you need is nearby: supermarkets, mall, parks, food, drinks, metro & freeways. The community is safe & clean. The staff is friendly; pretty much just all around AMAZING!!
AVA Ballston has a great, clean facility with many amenities. The staff is friendly, helpful, and offers unique ideas to improve the living experience. They do a great job trying to build a community here with activities to meet the other residents and make new friends! It is walking distance (they also have a shuttle in AMs and PMs) to the metro with a bunch of restaurants/bars nearby. A great experience thus far!
I love AVA Ballston. The staff are all incredibly nice and helpful, and you get a lot for paying a fair price. The events put on by the staff are all really fun, and the location is very good.
They charged us $600 for these carpet stains as shown in the photos. We cleaned the carpet with a special equipment rented from Home Depot and the carpet looked clean, but they charged us more than $500 for stains. Also, they offered the cleaning service to leaving residents, but we opted out since we thought we could clean the house by ourselves. Again, with special equipment from Home Depot, we cleaned the room very well, but they charged us $95. If they charge us this amount of money, they should not offer a service but should charge us as a leaving fee regardless of how clean the room is. The living experience was great, but the leaving experience was the worst I have ever experienced in my life. I do not recommend this apartment to anyone who are willing to avoid questionable fees and costs.
Overall, this is a great property - spacious apartments, modern vibe, helpful staff, and great maintenance. My roommate and I have been living here for almost a year now and have loved it.If I had to mention one drawback, the complex sits right at the intersection of Washington Blvd & Glebe Rd, right off of I-66, so occasionally the traffic noise can be a little loud in the apartments, but nothing to worry about.
Throughout the year there were a few minor problems -- amenity issues and the like. But this was nothing compared to the flat-out extortion that took place after our move-out. Over one month after moving out, we received an email that there were damages to the apartment and that we owed over $1000 to cover the charges. This came as a complete shock, as we left our apartment in the same condition as when we entered our lease, other than normal wear and tear. We called immediately and were told the case would be put into dispute. Still a bit irritated and confused, we awaited a response which came about a week later indicating that the charges are valid and the payment must be made in full within two days, otherwise the case is going to collections. Thats a very short amount of time to turn around that kind of money. They didnt want to hear our input nor did they explain any of the charges.Immediately following this response, I called the CustomerCareCenter (CCC) to obtain more details on the case. I was told the carpet of the entire apartment needed to be replaced, but when I asked where the stains were, they could not recall. Assuming these charges were even valid, I asked why our security deposit, pet deposit, and pet rent werent applied to the charge. These three costs total $1400 which would fully cover the outstanding balance on our account. I was told the security deposit was applied to parking, even though parking is tracked through our monthly rent payments, utilities, and the clean-sweep option for which we opted-in. After I asked for a statement outlining these charges, I was told I would be emailed a copy, but not to my surprise, that email never came. We were told the pet deposit was technically a pet fee and not a pet deposit, and cannot be applied to the carpet replacement for that reason. They also told me they ran tests on the carpet and determined the stains were not from a pet. I asked what they determined the cause was and they were unsure and classified it as a normal stain, so Im not sure how they can rule out pet stains, other than for the fact that its another reason they gave me for not being able to put those funds towards our balance. I also asked what differentiates the pet fee from the pet deposit, because we were previously told the pet deposit would be applied to any damages upon ending our lease with the apartment, and they indicated that it is at the discretion of the complex to determine whether to collect a pet fee or a pet deposit. Its no wonder they elected to collect a pet fee, as this is non-refundable and cannot be applied to any damages. This is just one off the instances in this scenario in which the lessor takes full and unethical advantage of its tenants. On top of that, the pet fee is solely a monthly charge for the pet to inhabit the space. This seems ludicrous, as pets take up minimal space and cohabit the same amount of square feet being paid for without a pet. Regardless, this seems to be common practice across many different rental companies, so this was the least of my irritants.The CCC told me the carpet was last replaced days before I moved in, so I am responsible for the entire cost of the carpet replacement as opposed to a prorated charge. This is pretty convenient considering I have no way to prove or disprove this claim and must take the word of a corrupt business.
Ive lived here for about 6 months, and AVA has really surpassed all of my expectations. The fit and finishes are not the most high end, but they are well-designed, fun, and well maintained. The staff are incredibly helpful, and maintenance requests are usually fulfilled within a day or two of submission. They have a lot of closet space, and many units have balconies.With AVA, you know exactly what you are paying for. You get a great building in an awesome location, the amenities are exactly what you want or need without any fluff, and the staff are really friendly and helpful. Id live here all over again, and I plan to stay for a while!
After three fantastic years, my wife and I (and our cat) are moving out of AVA Ballston. We rented a 1 bedroom with den apartment and couldnt have been happier. Our apartment had a huge balcony, used space well, and we never had any major service or maintenance issues. The apartment was incredibly clean, well-kept, and we never had any problems with pests and only one small issue with a noisy neighbor that was relatively quickly resolved.The rent was great value for the space and for the convenience and amenities. AVA Ballston is definitely walkable to the metro station and when walking doesnt seem like a good option (heat/rain/snow) the shuttle was usually very convenient, but did have some issues following schedules and consistent routes. The community was extremely well-managed and the various staff was always friendly and helpful and would often go out of their way to help us out if we had any problems, especially Adam. Additionally, the maintenance team was always willing to immediately help fix most problems and Adrian always made sure that I, as a resident, was pleased with the condition of my apartment.We only decided to leave in order to save some money on rent, although it was necessary for us to give up some amenities and convenience. We would definitely recommend AVA Ballston to our friends.
I have lived in AVA Ballston for two years now and have been very happy with the experience. The amenities (pool, fitness center, lobby, chill lounge, etc.) and grounds are very nice and well maintained by the maintenance staff, and the building’s management is always open to hearing input and feedback from residents about improvements. The maintenance staff is very responsive to all requests are always very kind and considerate. I also cannot say enough good things about the folks that work in the leasing office. They are always helpful if there are any questions or special requests, and it’s clear they put a lot of time and energy into creating a welcoming community for all of AVA’s residents through programming and keeping residents apprised of what’s going on in the building and surrounding areas. I have always felt safe in the building and the neighborhood. I highly recommend AVA Ballston to anyone who is looking for a great place in Arlington.
I love living here! Its close to metro, restaurants, and 66. Its in the final stages of going smoke free and is filled with dogs that I never hear barking but always see around happily wagging their tails. Its right off the running trail which is very convenient. But if youre still too lazy to hit the trail, theres a mini gym in the basement. I cant speak more highly of the staff. The leasing office, cleaning crew, and maintenance staff couldnt be more helpful, friendly, or efficient. Its simply a happy place to live :)

Just recently moved-in and could not be happier with the experience. The staff here are amazing and genuinely great people. I moved cross-country and had to ship all my belongings and purchase furniture online. Some items (mostly the heavy unassembled furniture) arrived before I did and the staff here put everything in my apartment for me. I didnt even have to lift a box! They made every step of the process so easy, and I am extremely grateful for that. The complex is also very well maintained, I love the apartment size and layout, and its convenient for the metro. Overall, I recommend!
Life is great here unless you live on the first floor. The layout and community seems friendly, the staff are wonderful. The furnishing is fun and modern, though the wifi seems a bit wonky, it gets the job done.Though I have small complaints within the space, (mostly noise) which could be over looked in some way, but still needs to be aknowlaged. You hear everything your neighbor does, and if you life with someone, them too. Hearing everyone go past and either bump into your door or have what I assume are escalating arguments leave little to be desired. The outdoor area is amazing, but again, the noise, you can hear everything. The cabinets seemed cramped (Im 51 and average sized in width(?)), but the pantry seems roomy, almost like a closet. The tech in theres is amazing.It seems like a wonderful place live if youre given a larger place or atleast a quieter one.

Debated on whether or not I was going to write a review about this place for awhile because I wanted to wash my hands clean of this apartment complex. However, here we are a month after moving out and they manage to still consistently give me headaches.As you can see in some of the other reviews written, this place is a glorified college dorm. Every weekend I would wake out to take my dog out only to find beer cans, smashed bottles, throw up, and trash in and around the entire building. Its incredibly disappointing to pay top dollar price for an apartment only to have to watch your step and supervise that your dog isnt eating whatever was left over by the people the night before. More often then not there were loud obnoxious parties spilling into the hallway, and just about every weekend there was someone screaming up and down the hallway or causing some form of ruckus.After Adam left I believe the staff lost their way. There is no effective communication at all. There was an issue with my guest parking, and they felt it was necessary to send an off duty police officer to my door at 7 am (armed may I add). The officer then berated myself and my guest all because he was doing a favor for the leasing office. I brought this issue up to them, and was told that they never sent him to my door and that he was acting on his own. Never once was I notified of any issues, and one would think since I am the resident any issues would be posed to me instead of resulting to these ridiculous and drastic circumstances. I later escalated this to their HR department for Avalon Bay, and to this date 6+ months later have not been replied to after my multiple attempts to speak with someone.This apartment complex also does business with Advanced Towing, another crooked company on its own. Feel free to look them up and read their horror stories online. However long story short I have seen them and have taken photos of them on multiple occasions jimmying open cars illegally to either take the parking brake off, or to make the tow easier on them.I was essentially lied to on my way out by their facilities team during my preliminary walk through as I was told that any damages were very minimal and could be taken care of through patching. On the report they made the only thing listed is Carpet Stain, and I was told any payment would be minimal by the rep and to schedule an appointment for the final walk through so I could be there and confirm things. My roommate also followed up with one of the folks who works in the leasing office and he was told that our carpet was 5 years old and would be essentially free to replace...Of course when I attempted to schedule that appointment I was told that the maintenance team could not and would not appease my schedule, but that they would try to make something work so I could be present. Nobody ever followed up with me or responded to our inquiries. 1 month later they have attempted to charge us upwards of $1,000 and have been nothing but unprofessional throughout the process with their collections department. This is something that is a theme in a lot of the reviews regarding the move out process, both here and on Yelp reviews.I attempted to post this yesterday, but it was promptly deleted by whomever monitors this, so I will continue to resubmit accordingly.Rent here at your own risk, but know that I can wholeheartedly say that I have never held as much resentment towards anything as I do to Ava Ballston. If possible I would provide 0 stars for how terribly I have been treated throughout this process.
My husband and I chose Ava Ballston because of its great location and have been here 8 months now. We love the many bike trails nearby, as well as the close proximity to the metro and restaurants. We had been apartment shopping for months and found Ava to be affordable with plenty of amenities. We have enjoyed monthly themed community get-togethers that center around good food and drinks. We love the fact that Ava is dog friendly, and have been impressed by how well they treat their four legged tennants!! The grounds are well kept, and all the staff are extremely friendly and helpful. Its been a great place to call home!

Was planning on waiting after wed been here a while longer, but I cant keep a good secret.We were screwed over by a pricier, newer place less than 24 hours before our movers were supposed to arrive, but the AVA Ballston leasing office took us in and got us a lease to sign within 30 min. The good vibes didnt end there. They have been super responsive on every issue; at one point, the community manager himself dropped what he was doing to come look at a problem with my window after I had only made a comment about it in passing. When the maintenance guy came up later to look at it, he also offered to replace a light bulb cover that I had broken myself on accident at no charge and fixed a random quirk with our bathtub by the next day.Hard to believe unless youve been here, but the customer service is over the top. The good folks in the leasing office have literally memorized everyones name in the whole building. This is not an exaggeration. Come take a tour, you will hear them greet everyone in the hallway by name. I stop by the front desk when I pick up may mail just to say hi. They have community wide events so you can meet your neighbors. Its that kind of place, you dont just rent here, you live here.Just some heads up: the kitchens are small; we got some sterilite drawers for extra storage. The west facing rooms are right next to the freeway, so yeah they get highway noise, but they also get completely unobstructed sunlight in the afternoon. Its super pet friendly, so there are lots of dogs. If you dont like getting cheered up by friendly dogs on the elevator, it might not be the place for you. You can hear conversations through the front doors of the apartments, but I can only hear my neighbors if Im out in the hallway. That combined with the wall color choices make it feel like a dorm, plus you get a chalkboard wall in your room. Its not for everyone, especially if you like keeping to yourself or showing off an expensive, state of the art crib. For my wife and I though, weve got a budget, and we like to live where people know our names. AVA Ballston has completely exceeded all of our expectations so far, and we could not be happier. Overall, were really glad that the expensive place down the street in the brand new building screwed us over and we ended up here instead. I will definitely update my review if any of that changes.

I’ve been living here since February and I love it! I’ve spent the past few years living throughout the dmv area and this is the first place that’s really felt like Home! The staff is wonderful and so thoughtful! They know everyone who lives in the building and their pets names! The locations is great as well! Just a few mins away from the metro but also has a lot of outdoor space for you to play with a dog (if you have one). I honestly foresee myself living here until I leave the dmv area because the staff, living arrangements, people who live here, and location are all so great!
Bria and staff went above and beyond to make our move in run smoothly, and the community is a great one to be a part of as a young professional. Couldnt recommend more.
My girlfriend (now fiancee) and I moved in to AVA Ballston in October 2017 and have really enjoyed our experience. The apartment is modern and up to date, the staff is very welcoming and friendly, and maintenance requests are handled promptly.AVA Ballston offers cool modern touches such as Amazon lockers, dry cleaning service (you put your dry cleaning in a bag, it is taken off site, processed, and returned - and weve had good experience with this service), and TransitScreen in the lobby, letting residents know the time for an Uber/Lyft to arrive, times for metro/bus, and I-66 travel times. There are bus stops right outside the building, and the Ballston is an easy 10-minute walk. Additionally, AVA Ballston provides a complimentary shuttle to the Ballston metro station, which is a nice perk for those that use it.The building also has quick access to the local bike trails that take you into DC or out farther into Virginia. The entrance I-66 in either direction is two-three blocks away, depending on which direction youre headed. There is a gas station/convenience mart (with good gas prices, I might add) located just across the street, and there are multiple grocery stores (Harris Teeter, Giant) located within a mile of the building. There are also numerous restaurants and bars a short walk away, including a Melting Pot right next door.Other nice touches include four modern Weber propane grills, a pool (open all summer and through the end of September - later than pools at other residences stay open) and a beautiful courtyard area with large trees creating a nice canopy. While this building is located at the intersection of two major streets and is situated right by the highway, there is a great sense of calm and peacefulness over the property that you dont get at other apartments in urban areas.Overall, AVA Ballston is a great apartment community, and worth a strong look by anyone seeking apartment living in the Ballston area.Edit - Ive decided to bump my review down to four stars. This apartment community does business with Advanced Towing, which is one of the absolute worst towing companies on the planet - please take a look at their review pages and you will learn about their predatory practices. Until AVA Ballston ceases to do business with Advanced Towing, I cant in good consciousness give them five stars.
Im a recent transplant to AVA Ballston and so far the experience has been absolutely fantastic. The staff members (Bria, Theo, Jamario, Laken, Kibron, and others I have not yet met in person) are so friendly, helpful, courteous, and approachable - its made a great first impression and I am so happy to be here. In my first couple of days I discovered just a few minor issues (eg a coax cable jack wasnt working, a light was out, etc) but the online portal to request help from maintenance was super easy and quick, and everything I have reported has been taken care of within 24 hours. The neighborhood/courtyard areas are well-lit, clean, and seem very safe and the residents (and their dogs :) have been very friendly in the common areas. The gym & barbecue areas are really well-equipped for their respective purposes (I will have to wait to try out the pool until next summer). Its also very cool that there are AVA-hosted happy hour events, as its such a great way to meet the neighbors.Overall I am super excited to have found an amenity-filled community close to public transportation, trails, and a bit of nightlife, but still far enough away from the major noise of downtown proper (although if my unit were facing route 66, I might have a bit of a different opinion about that!). I especially love that this is a non-smoking community - its a nice haven for smoke allergy sufferers!The one thing I find strange about this place is the color choice for the accent walls - its called something like jalapeno orange and its a strong reddish-orange (I will be painting that over ASAP). I wish there had been an option to request all white walls prior to move in because that would have been a little more palatable (in my opinion). Aside from that tiny detail, this place seems almost too good to be true and I can easily visualize myself being a resident here for a while. I just cant get over how nice everyone is here!

What the reviews say about this place are true: great location, nice apartments, responsive staff. We really enjoyed our time here.However, we let those happy feelings cloud our judgement, and this was a costly mistake. There is a reason that your carpet looks new on move-in. It probably is. And the previous tenant paid for its replacement.At the time of our move-out inspection, we were told that things were ok. When I asked about, for example, scuff marks on the walls, they said oh, dont worry, we will paint. Some minor carpet stains were noted (no pet odors, never had an accident) and when the inspection was over, the $120 clean sweep was recommended. This is a service that Avalon sells to do the cleaning for you. Wed already done a lot of cleaning, including oven, but were ready to go, and wanted to be sure to avoid charges. Because wed built up good will with the staff, we trusted the inspector. So I emailed the office (rather than sign the form) to elect the service, and thus I missed checking that this service did not include carpet stain removal. Had we realized this, we would have done the work ourselves. We were stunned when we got the bill for total replacement. We werent slobs---we took care of the apartment.Rather than clean the carpet thoroughly (and we are not talking wine, blood or other unremovable stains), it is easier for Avalon to replace, and pass the cost on to the tenant. They claimed that the carpet could not be cleaned to a like-new state, and thats probably true. However, it could definitely have been cleaned to a perfectly acceptable move-in state. Avalon has an unreasonably high standard. The staff response to this review will no doubt disagree.Legally, Avalon is correct, as theyve been more than happy to point out. We feel upsold and duped. We are definitely wiser. Dont be like us.
Ive been living with the AVA family in Ballston for the past five years now and I absolutely LOVE it here. Ive watched a beautiful renovation take place that makes the AVA what it is today. The pool and amenities are awesome especially when you have company over. Ive reserved the lounge space on several occasions which is great for entertaining in case you didnt have enough seating in your current apartment or if you had roommates who didnt want to necessarily deal with the crowd of people swarming into your home.The AVA is a great place to live and definitely caters to the young professional lifestyle, from the decor to the happy hours and much more! The residents here, along with the complete staff (maintenance and leasing) are great and so helpful!The staff who work here are very friendly, and willing to offer a helping hand for the random things you may need assistance with. Maintenance is also a breeze here! You can simply text, or login to the customer portal to submit a ticket. All the maintenance staff are really knowledgeable, and efficient at resolving the issues that may arise. Depending on when you submit the ticket for help, most of the time, theyre there the same day trying to knock out whatever may come up so that you can get on with your lifeAnother great aspect about the AVA community is that it is really close to most of what you want it to be close to for everyday living, like Harris Teeter for groceries, Ballston Mall (which is currently undergoing an EXTREME Makover), and other places like good food and lunch spots. Whole Foods is also being built right down the street and will surpass all of my expectations of an ideal location to live in. Good food= pure happiness!Its a hop and a skip away from the metro and a 5 minute drive to hit D.C. The location is pretty central to highway access. For work, I drive around to a lot of different agencies throughout the D.C, Maryland, and Virginia area. I can get to most of them quickly because of the convenient access to the major highways: 66, 395, 50, 495, 267, and the George Washington Memorial Pkwy.One huge point here is that surveys are big. Over the years, there have been quite a few policy changes to the community because of direct feedback from the people who live here. Your voice is heard! Case in point, we are now a smoke-free community!The last thing Ill add here is that the AVA staff has done a phenomenal job at developing the very best community that you can feel safe and happy in. They constantly go above and beyond by inviting residents to different events that they host to help residents co-mingle and meet new peeps within the community. So if youre new in town, you certainly dont have to worry. The AVA team has you covered. One of the most long awaited event each year is POOL-MAGEDDON(Yes!! Its exactly what it sounds like!), but dont just take my word for it, make some friends and join us at the community. Youll know what I mean!Hopefully this was useful!

I love living here!! They have fun little gatherings every month for the community at AVA Ballston that I like to attend when I get the chance. Clean community, nice management and fun activities. For the most part the community is quiet. Sometimes the walls can be a bit thin and you hear stuff on the other side for example a baby or someone talking in the hallway but that doesnt happen very often. The peephole to the front door is also pretty high up but then again Im the size of a oompa loompa so that doesnt help much. The cabinets in the kitchen are a bit tall, you have to stand on your tiptoes or use a step stool to reach something off the top shelf. Not much of a place to put your silverware. With the apartment we chose, the pull out drawers arent big enough to hold our silverware.AVA is close to public transportation. They have a bus stop right in front of the location and the walk to the Metro is about 10- 12 minutes. Theyre also close to some shops and food places. Harris Teeter is down the street, Applebees, Macys, Chipotle, a movie theatre, CitiBank, Booeymongers upon other shops and venues to choose from, all within walking distance. If you forget to get gas for your car and youre running low, theres a gas station right across the street. Overall its a great place to live and I strongly recommend living here!!!
Fantastic place to spend a year before going overseas. Location is near the 66, Glebe, and Wilson, not that I drive anyway since there are a dozen places to eat (World of Beer, Big Buns, SER, Booeymonger, BWW, Jimmy Johns, Mikes Café, etc) within walking distance. Ballston metro is right around the corner. Harris-Teeter is about a 4 minute drive. The pool is in a great location and always has a lifeguard. I play foosball regularly in the chill lounge with my son. Above all that, the staff seems to be the friendliest and most accommodating of any group that Ive met; certainly, that Ive lived with.
