I loved living here!! I had a short lease and enjoyed my time here. Super close to downtown Orlando, Park Ave, Maitland, and other convenient spots!! Super dog friendly and really friendly people in the neighborhood too. Loved the gym being 24 hour & loved the lake in the middle of the property. Only had a maintenance issue once and they were able to accommodate and fix the issue right away. The leasing office staff is super friendly as well! Definitely would have renewed my lease had I not moved out of state. Totally recommend it here!
First time here. This place has condos and separate Apartments this is also the location where First Institute students are allowed to stay. They have a three bedroom with two beds in each room and two bathrooms but thats not what we were showing today. A studio or one-bedroom is $1,150 and a two-bedroom is $1,250 utilities are not included unless you attend the first Institute. It is a 20 to 30 minute drive or a 45 minutes to an hour drive on the bus. They do come furnished with a washer and dryer living room sets. If you live on the bottom floors you have a screened in porch upper floors have balconies. All appliances look new the kitchen is small there is a microwave a fridge and a stove that is electric theres a Pantry in the kitchen. They also have a dog park they are pet friendly so pets are allowed. There is a $200 deposit for pets. They have a 24-hour fitness center there is a porch area around the pool that has hammocks an eating area barbecue grills fireplaces for fire pits and the pool. There is a lake in the middle of the complex and we were told that it lights up at night its very well lit. Check out my pictures and videos for more info.
I have been living at the Lexington for 6 months now and I absolutely love it!! The staff is very quick to respond with any issues and the maintenance team is outstanding!! Very kind and eager to help. Everyone in the office seems to be very understanding to our needs and situations, especially during COVID its nice to know you are in good hands of people who care. I highly recommend living here, close to everything!! LOVE LOVE!
Absolutely love my place! My boyfriend and I wanted to live near Park Ave as we love to hang out in that area. We were looking for something that was affordable, safe, and had a great area to walk our dog. Lexington ticked all our boxes! We love that we are close to park ave (we ride our bikes) and have discovered several new areas since we moved in. The apartment is spacious and I love that we can easily take our dog to the pet area or just walk around the lake (he likes the ducks). Our a/c went out a couple of months ago and it was fixed quickly, the office is nice and I am so happy we found this place. Its our hidden oasis but close to everything we like to do. We will definitely be staying.
As someone moving from out of state, I found the Lexington to be a great spot for myself. So far after being moved in for a week now, I have really enjoyed my apartment. The staff here are extremely helpful and were really accommodating with my move in process. My favorite thing about the Lexington is its location. With easy access to the I4, it is easy to get wherever you need to go. And being here in Winter Park, there is everything you could need within minutes. Couldn’t be happier with my decision to live here so far!
Plan to park a ways away from your apartment unless you pay extra for parking and if you have an issue with your apartment expect 2 months for it to be fixed.
Super clean and quiet property!! I have lived here for 2 years and haven’t had any major issues. Anything minor is always handled in a timely manner. The office staff is super friendly and very welcoming! My dog loves the dog park and long walks around the lake. The location is perfect and really close to I4. There are also several new shopping plazas and super close to Winter Park Village! Definitely recommend living here!
Love this community and staff so much! I moved with my young family from California and rented this apartment without seeing it in person and it’s exactly as the photos I received and virtual tour I took. My top priority was to live in a safe community having two small kiddos and I have had nothing but a great experience living here for over 6 months now. Friends have recommended Winter Park to us and it has definitely exceeded our expectations. We love walking around the lake or spending time at the pool. Maintenance is so fast! I had one light bulb go out that was fixed the same day and I needed an air filter another time was was brought immediately. The service is amazing, everyone is so welcoming and nice I can’t recommend this community enough.
I recently moved in and the application process was so easy! The ladies in the office were so nice, it was between two apartments and I chose The Lexington at Winter park because they made me feel so comfortable. The location is great. My husband and I enjoy park avenue dinning so its great that we are now so close. I havent had any issues with my apartment, but its nice to know that if I did emergency maintenance is available 24/7.
I am so happy here, I felt compelled to write this review.I have been living at the Lexington for 1 month, and I can confidently say the quality and lifestyle of living here is unmatched.Let’s start from the beginning. The leasing office. I worked with Suzana, who is an absolute delight to work with. She is very sweet and professional. You can call the leasing office and will always speak to a live on-site person which is priceless! Any questions and concerns are quickly and professionally addressed by their on site staff. I must say this is the best leasing office I’ve worked with.Maintenance Staff- Trustworthy. They go above and beyond in helping the community. From helping with the gas grill, to moving furniture. They are just always happy to help. This seems to be “The Lexington Way”.The Amenities- Love their beautiful resort-style pool. Their gym is 24hrs and always spotless!They have an Amazon locker so all your packages are safe and waiting for you in one place.Convenient dog park for the doggies to run and play!I have seen professional teams come in and sanitize the property. I know the Lexington values our safety and wellbeing amidst this COVID.Lastly, and definitely not least, I absolutely LOVE my beautiful, spacious, clean apartment. We overlook a beautiful lake with a fountain. All hardwood floors throughout. Washer and dryer in the unit. And not a single bug!!In summary, this is a fantastic place to live and I am very blessed to be here. I highly recommend this place to anyone looking for a happy and peaceful community, and luxury apartment.
Unfortunately I did not have the opportunity to visit the property until my wife and I moved in and had to rely on the picture from the leasing consultants of an apartment that was similar to mine. My wife was due to give birth and we had a last minute change in hospitals from Miami to Orlando(Advent Health which is an AMAZING HOSPTIAL).Although I am not to fond of the view of the parking lot from my balcony and having a hard time with directing the delivery drivers, the location is great, its only 2 exits away from the hospital which is great for my wife and mother who is a breast cancer survivor and has monthly appointments. There are a lot of locations within 5 miles to eat and shop and there is a nice pool, dog park, and 24 hour gym onsite. The complex is great for college students who are used to thin walls, over crowded parking lots, and arent home much. Not so great when you have a newborn child or work from home. I hear my upstairs neighbors alarm go off mon-fri at 6AM, I hear when they have parties on the weekend and it sounds like my living room ceiling is caving in, I hear they at 2am through the vents when they are arguing, and I can hear when the cleaning crew is vacuuming between 7AM-9AM in the hallway. Not to mention Ive had to notify the after hour security(which is a GREAT feature the community provides) multiple times after 1am to ask the adjoining apartment to lower there music or ask them not to play their piano with the balcony door open at 1am. I understand they are music students but 1am is a little ridiculous when I can hear it laying in my bed. But these are things out of managements control and DONT contribute to why am giving the community a 2 Star Rating. The reason I give the community a 2 Star rating is because the Community budget is being directed towards making the leasing office and amenities look good. But the apartments dont necessarily match. I have been here since January and you can see the apartments by the leasing office have new sliding doors and the others have and old worn look to them. The pool has been resurfaced, the dog park has new grass, and the outside of the leasing office has been remodeled but there has been no TLC to towards the apartments. I constantly have issues with my a/c. Maintenance has come to my home OVER 5 times in the last week alone just for A/C issues. Not ideal scenario for a newborn. Make sure you get RENTERS INSURANCE because of course the upstairs water heater leaked down and into my bathroom and all over the boxes/electronics I had on the storage room where the actual water heater is located. Shout out to the maintenance staff because they are hard workers. Its a big community and there just needs to be more staff to take care of the current issues and work on preventing future issues like cleaning the coil of the a/c units before it gets to the point to where my a/c is leaking for days in a storage closet. The property manager Sarah is also visibly a hard worker it looks like most days its a one man show in the office and shes busy wearing 3 different hats. But again, the community looks good, but the budget for staff office/maint looks like it was shortcut which make for a bad experience overall unless you are blessed and dont have any issues with your apartment or dont care about seeing a new leasing agent every week. It gives residents a sort a piece of mind actually knowing and having a relationship with the leasing agents who they need to go to when and if they are having issues with their apartment. I guess thats the price you pay living in a large community. Sidenote: The residents who live here are nice!
Great location with incredible leasing staff. Suzana was friendly, communicative and super helpful, making the leasing process easy and fast from start to finish. As a mom of three, I love the feeling of community within the property, and feel comfortable with the safety of my boys when playing outside or around the pool. Already begging my best friend to move here with us!
Loved the lake view area of the apartments and also the amenities available. Everything seemed well thought out including the remodel inside the homes. Was not a fan of other apartments like water fall cove closed by. Not a fan of $1,200+ prices for limited opinions across the board. I would have wanted a private Lexington only property without others in the same driving road. Not a deal breaker for most parts. Deposits were reasonable though.
I moved to the Lexington at Winter Park during my separation and in the midst of Covid this year ... it was a stressful time for sure ...HOWEVER... the Lexington at Winter Park is now my second family!!! . Sara and Amy in the leasing office are FANTASTIC!!! They are always there to answer your questions or help in anyway they can. They coordinate fun activities which include food trucks and prizes :). They are always around waving to everyone .. They are respectful of all CDC guidelines during Covid. And I won’t mention the Maintenance Dept ...I know ..I know .. . no one talks good about that dept...lol. ... well these guys are AMAZING !!! No really... like they care, so nice and so helpful!! and hold to your seat ... they usually come within an hour ...UNHEARD OF... I know... lol.No seriously I’ve made some lasting friendships with the other dog owners I’ve met ..,we have a dog support group. lol. You know I’ll walkYours you walk mine.lol.BUT the most important thing I want to mention is my 10 month old puppy, Milo ...he LOVES it here ... he’s got so many besties !!! Gorgeous lake with ducks, pool is amazing, hammock area, fire pit, dog park... this place is SPOT ON!!!
My sons just moved into this complex a few weeks ago. They will be attending F.I.R.S.T. Institute. We were originally going to check the Property out for the boys to stay in dorm style situation with a company called Homestay. Jessica was a delight and had a special going that would allow the boys to have there own apartment for the same amount with less move-in money. So far they are loving it. They say its a quiet community and the Winter Park area is great!
Amazing community! It is in the best location in Winter Park. Cant beat the resort-style pool right off the lake. Suzana and the whole office team are spectacular. My next home will definitely be the Lexington at Winter Park just because of them!
Recently leased here. The application and move in process was easy and smooth all thanks to the great staff. Sarah and Jessica helped me every step of the way. Love living here already.
We lived in this apartment complex for almost 2 years. Here is a summary of our experiences:Immediately after moving in we noticed a pile of pellets on the carpet and vacuumed them up. 3 weeks later we noticed another and informed the staff. We then had to shack up in a hotel for 3 days while the entire building was tented for termites, the pest company left our apartment unlocked and had our AC running for 24 hours straight, leaving us with a higher than normal electricity bill.They decided to use our section of the complex as their make shift storage area while they were renovating apartments. Our area looked like a junk yard for over a year and led to a lack of parking due to them blocking about 20 parking spaces. Due to the construction crew’s negligence, we ended up with about 5 nails in our vehicles tires that needed to be patched.The parking area has severe drainage issues, when there was a heavy rain, it would flood up to doors of every car in the parking lot. We also had to walk through mud and a huge puddle to get to our dumpster.The apartments themselves are very old. Our unit had an AC unit that looked as if it hadn’t been replaced since the 80’s. It was very inefficient and made our apartment smell musty, but they would not replace it because it technically worked. The windows are terrible, the seals are worn out and anytime there was a gust of wind the entire window would shake. Be prepared to have a high electricity bill if you rent here.Because they tend to just put bandaids on issues, our roof had leaked multiple times when it would rain. They would supposedly “fix” the leak and then spray paint over the water damage on the ceiling. I wouldn’t be surprised if the ceiling is full of mold.Final icing on the cake, they kept our deposit and billed us for more. We lived for nearly 2 years in a musty, water damaged apartment, only to be told that our dog caused enough pet damage to require a full carpet replacement. Despite the fact that we paid an initial pet fee ($300)+ the monthly pet fee ($25) which apparently doesn’t cover any damages.Pay a little extra and rent a newer, nicer apartment down the road.
This apartment community has been undergoing renovations for the past few years. We lived here for a year in one of the renovated units. While ownership is certainly working to improve the conditions at the property, the units are fairly overpriced. You can spend the same amount for an apartment in a much newer building with higher quality amenities just up the road. Roaches were a big issue, even though we kept the place thoroughly clean. The gym is quite small, though there is an LA Fitness Signature down the street. That said, they do have Amazon lockers, and management was great all around.
The nicest people you’ll ever rent from. I didn’t know it was possible for landlords to be this compassionate, ethical, and humane. Also, the apartments are gorgeous.
I love this neighborhood, Ive lived here for two years and just moved to a newer apartment in the same neighborhood, making this year three. The neighborhood has only improved in my time here. I live on a beautiful lake and have incredible amenities like a 24/7 gym, a beautiful pool, a brand new gas grill, hammocks, a huge dog park, Amazon Hub, a keyless door, several monthly events, a pet of the month, and more. This is an ideal location for young professionals and its tucked back nicely from Lee Road. I love living lakeside while still being in the heart of Winter Park.The office staff are very kind and responsive. Jessica particularly is incredibly helpful and a very nice person. She made my move really easy and doesnt mind that I called her almost every day throughout the process. :-)Maintenance staff is also great. In previous neighborhoods maintenance staff has made me nervous or uncomfortable, but here everyone is very nice, honest, and does good work.I cant say enough nice things about The Lexington. I would highly recommend you live here!
Warnings for future residents.Be aware of the problems and headaches you’re accepting when you decide to move to this apartment. The staff was friendly and very helpful in the beginning because they want you to sign the lease. but after moving in a couple of month the apartment floods instead of being helpful with what we’re dealing with, they decided to be difficult and mad. Their solution was to have huge humidifiers taking up a large portion of the apartment with open blades run for two days straight knowing we have toddler. No such offer to put us up in a hotel or reimburse us for the electricity used.The maintenance is so disrespectful and rude. Nothing you requested to be fixed is done on time. And the walls are so thin you can hear the one next to your apartment clearly and forget about living on the first floor unless you can sleep through very loud creaking of every step above you. There’s always something crazy going on like cars being broken into and stuff stolen. If I can give this place less than 1 star I would.
I just recently moved to the Lexington and I absolutely love living here! From start to finish the ladies in office made my move here so welcoming. They’re always so helpful and make you feel like family. The amenities are great (hammocks are my favorite) and the landscaping is always beautiful. When you have a dog to walk everyday that’s really important. I definitely recommend this place to anyone looking to move to the winter park area!
Recently moved in and I am in love with my apartment and the neighborhood. My 1 bedroom is so spacious, my king size bed fits nicely in the bedroom. I love having my screened patio, I sit out there a lot. The neighborhood is so cute, with beautiful landscaping. I had a very pleasant experience with the entire moving process thanks to the girls in the office. For the price and area, I would strongly recommend The Lexington to others!
I’ve lived here for just about 2 years and I love my apartment so much! It’s all upgraded, the location is amazing, and the staff is always so helpful. I love walking my dog around the lake and they have a cute little dog park for her. The Lexington is such a good value for the location and the floor plan is great, it’s so spacious. I tell all of my friends about The Lexington, I love it here! :)
I moved to the Lexington at Winter Park from New York in June. Moving is always stressful, especially a 1500 mile move. The staff was so accommodating and the lease and keys were waiting for me the day I arrived in Florida.There is a lot of work going on in this community to make it a fabulous place to live. The pool area is spectacular and our hallways are getting a beautiful makeover, not to mention new roofing and overall beautification.This is an extremely quiet community with well insulated walls/floors. I have never once heard any of my neighbors. The people downstairs have a 1 year old baby and I never hear a peep. I love my brand new washer and dryer. There are also laundry facilities in each building.One of the best things about the Lexington is the LOCATION!! This is a great walking neighborhood. It is within walking distance to the Winter Park Village Mall and a very short walk to two of my favorite dining spots, Flemings Steak House and Millers Ale House.
It was such a nice and easy transition. I had a 2/1 somewhere else before here and this feels roomier and cozy at the same time. Nice pantry and plenty of storage space. I love having a full size W/D set-up and it’s quiet. Bathroom is bigger than my 2/1 was, I can pre-karaoke now. Marisa, Gabi and the staff having be outstanding from questions to maintenance. The community always gives back also. I’m happy to have found this close to my everyday activities.
I LOVE THE LEXINGTON! My one bedroom apartment has so much storage I don’t even know what to do it! My bathroom has the coolest vanity and I even get a washer/dryer. What more could you want? The ladies in the office are great and that’s just the cherry on top!
Very helpful staff! Amazing application approval time, very easy process. Marisa was amazing with helping us move from NJ to FL. Highly recommend! (My original review from the move in process)After living there for a while the cars got broken into more than once after being told they have guards driving around (they only came once or twice around the same time each night), our apartment was infested with roaches, termites, and the AC unit would constantly break. The pool was run down and we were told the clubhouse would be open around the time we moved in, but did not open until we moved out. Whenever we had an issue we were not helped. Termites got into our furniture and we were told it was impossible from the office staff, yet the pest control guy told us that was false. We were told nothing could be done about the safety except call the cops, who could not do anything as well. I was too scared to sleep. Multiple times we reported people jumping the fences, walking with hoodies on in the middle of the night scoping cars, suspicious cars, etc and nothing could be done. Was not worth the money at all. Do not live here, all they do is lie constantly.
I love living here. The staff was EXTREMELY amazing and understanding. The neighborhood is great and everyone is so friendly. I give this place 10 out of 10. Im so happy I found this place. I highly recommend staying here.
I felt very welcomed when I initially walked into the office at The Lexington. The staff was warm & inviting. There was definitely a lot of remodeling both inside and outside the units going on and I could tell that this community was going to be GORGEOUS!! Even though my building looked a little rough when I leased it, my actual apartment was brand-new inside and within 2 weeks of moving in, the outside started to transform. Im very pleased with my decision!!!
Living at the Lexington has been an overall okay experience. The ladies in the leasing office are probably what has kept me here, that and the ease of not moving. The rent is high for the apartments and amenities. I moved in in February 2016 and the community clubhouse is still being renovated. The gym is small and has moved location several times. The pool is never clean. The hammocks are nice. There are no bathrooms at the pool. There is a nice Lakeview that the buildings wrap around. The parking is enough, however I had to replace my tires because I kept having nails in my tires from the maintenance staff leaving them on the parking lot outside my building. Inside the apartment the appliances are new but the kitchen is small. The bathroom is old and plumbing leaks. Also I had termites in my apartment and the management took over a month before the exterminator came. The fecal matter from the termites was falling from the ceiling onto my bed. Wood shavings kept falling all over kitchen counters. Gross. Last year, they added screening to my deck/patio which is nice, but they tracked all kinds of dirt into my apartment while doing so. I am planning to not stay after my lease ends because the rent is too high and the recent bad experiences with termites and nails. Also, for the price they are asking, more amenities would be nice. The apartment is supposed to be luxury but there is hardly anything luxury about it or the amenities in the area.On another note, the area may not be as safe as I would like. Last year the mail box was robbed by someone who stole a check from me to withdraw $500 from my bank. People are seen jumping the fences on a frequent basis. The security people keep changing so it is hard to know if the place has security or not.
Not only have I not had my air filters changed in the past couple months but I’ve had my entire patio flood countless times. When I lost the keys to my house emergency maintenance was unable to open the door even though I could provide ID that verifies identity and address. On top of that our lock had been duplicated and put on another apartment a few doors down, meaning both our and their keys would work for each others door. My security was compromised for 2 months and all that was given in return was an “I’m sorry..”
Great complex with some of the nicest staff Ive ever had the fortune of meeting. Any maintenance requests are completed promptly and by a very kind repair staff. Overall great location, great pricing, and a great apartment complex. I would and, in fact, did recommend this complex to my best friend.
I lived at this complex while it was Hidden Pond and they were very nice and the rent was cheap, hence why there were not many amenities and the apartments were not updated. But it was a quiet, simple, nice place to live. I paid my rent early or on time every month, never had any trouble here. Even though I had some issues with bugs and leaking, they fixed it same day or at least tried and the maintenance men were very nice- one lived on property so he would come in the middle of the night if I had another leak, and never charge me. However, Aspen Square Management took over and made all the upgrades to the apartments and the area and, oh yeah upped rent a lot putting people out of their homes. While they were switching property management companies my neighbor broke into my home twice in two weeks, since the balconies are connected and robbed me blind. All they did was replace the glass door they shattered. They didnt do anything about the fact that one of their tenants did this. I filed two police reports and moved out. I was able to pay an amount for the partial month I lived there but 6 months later they came after me for over $2500 for a cleaning fee which my deposit didnt cover? And for 3 months rent since I was not able to give 30 days notice for leaving almost immediately after the second break in. You would think that after a single mom and her child lost about $4000 in belongings, had their home ripped apart and had to move for fear of safety they would let this go or care, but they did not and still do not. I am still fighting to get this off my credit so I can move on, but they do not care one bit. Its been three years and Im still trying, they know what happened and the response was We cannot foresee these events happening and that is unfortunate but you did not give us 30 days notice so your debt stands. I know its a cheaper option for Winter Park, but dont bother living here, a fence in between the roughest neighborhood in Orlando is not worth the price they jacked it up to and the trouble you will have with the management, from the rest of these bad reviews it does not look like much is going to change.
I never had a bad experience living here even though the complex right next to it is a low income housing.They lose a star because the business center/gym they were building is still under construction. The emergency maintenance people can be rude at times and not show up when you need them in the middle of the night, apparently the guy in charge lives really far away so- your apartment has to be falling apart for them to care. Sometimes they take too long to process requests but its really not too bad. The renovated apartments are really nice looking. And yes, weve seen termites fecal matter falling on the floor but theyve always been able to take care of it.
I have lived at this complex for nearly 14 years. Needless to say, I am happy here. The apartments are very large, especially for the price. Though the buildings are older, they are well maintained and are in the process of being renovated. I have nice, considerate neighbors and rarely hear noise from them. Pest control is under control, as I seldom see a bug in my apartment. The pool is nice and we have a new workout room. I really enjoy seeing the little lake and fountain in the center of the complex and the new landscaping is beautiful. Stop by! This complex is a must-see!
New resident but so far Im becoming a fan. Good price for a convenient location. The complex has been newly renovated and is still making improvements. All new appliances, bathrooms, carpets, and cabinets in apartments and a brand new swimming pool deck with canopies. Everybody is extremely friendly and it is a good family atmosphere.
Erica has made moving into The Lexington a great and rewarding experience. I would not have moved here if it werent for her and her office staff. She is professional, kind, and very helpful. I highly recommend living here because of the amazing staff!
Lots of improvements since we moved in and keeps getting better. Community has improved a lot over the last year. Appliances are new and apartments are cozy.
I have rented apartments at 6 different communities throughout Orlando and the staff at The Lexington at Winter Park are by far the best to work with. Cannot recommend them enough!

This location is next to a Trader Joe’s, Whole Foods, Nordstrom rack, homegoods & even Marshall’s! I wouldn’t look anywhere else if I was you because this is the best location in the Orlando area & the apartments are super cute! The office staff is equally as great as the units. I love the new manager Sarah & her wonderful staff!

Lexington is advertised as resort style living. This place is a dump. Termites in the building. Fecal matter from the termites falling from the ceiling. Multiple vehicle breakins! One just this morning. Its not safe here. They say have security guards but I have never actually seen one. They only own part of the complex, the other part is low income housing. If you move here bring a gun for protection and have medical isurance. Water damage all over and mold. Not to mention the termite damage could make this place not structurally sound. I am moving out today!
I love living with Aspen they are Perfect people and when hurricane Irma came we only got a little bit if water .Also I love the landscape and the lake and the pool and the hammocks and the pretty kitchens and the ladies in the front there is one problem we keep getting flooded when it rains so we are moving up stairs.:)
Apartments are not well constructed. Thin walls and no insulation under the linoleum. The apartments are over priced for being built in the 70s. Management calls them luxury apartments, but all they do is slap a coat of paint over everything. The rent was raised by $125/month in 9 months. Management is nice until you move in. There are a lot of apartments available because no one wants to renew.The only redeeming quality of The Lexington is the hammocks near the pool.
Warning to future tenants.My fiancé has lived here for the past year in building N and this place is infested. Drywood Termites flying around, large roaches and spiders, and 10,000 dead tiny little bugs in the track of the sliding glass door that the pest control guy could not identify. They’ve gotten into her pantry food to the point that she places almost everything in the fridge in hopes to keep the bugs out. On move in day the place smelled like it had been bug bombed. This place needs to be completely fumigated. The units below and below adjacent are empty and gutted, probably for similar problems. I can see daylight coming from the exhaust fan in the bathroom. Maintenance was notified but their solution was to insert a very loose wire mesh in the exhaust fan instead of going on the roof to fix the aperture. Every time I visit there is a new piece of paint on the front door that has been dinged off. Don’t know why this door looks so damn beat up. No ceiling fans in rooms, ac circulation is terrible, and the electrical wiring of the entire apartment is so illogical and does not make sense. The leasing office ladies seem to be very nice to her when these concerns are voiced but the problems were never fixed permanently. We are promptly moving out after her lease is up and moving into something that is similar in price and size but is brand new. The location of Lexington is good but that’s about it. This place is only worth $800 a month at most but is charging $1300+. Cmon man. I know these are old buildings but y’all need to fix them up before suckering someone in by showing them a great “model” and then the actual unit being a dump.Renter beware.
My boyfriend and I lived at the Lexington for almost a year and enjoyed the location for being so close to a growing area of Winter Park and the proximity to I-4. However, just before the time came for us to renew our lease we were victims of a home burglary. Our apartment was entered via breaking the bedroom window, and the entire place was ransacked. Around $3,000 worth of our electronics and jewelry were stolen. The way in which the entire place was turned upside down indicated that the thieves had been in our apartment for some time. They even scattered our pantry and fridge items all throughout the apartment, leading us to wonder if they had observed my boyfriend and Is work schedules and knew they had all day. Within a couple of hours of discovering the break in, I received an email confirmation for an online order they had placed on my stolen laptop for $2,000 worth of gold jewelry. The given shipping address was to a house located in the neighborhood which borders along the backside of the Lexington. The only divider between the Lexington and this neighborhood is a fence, which has clearly been cut in many areas. The police said that they were not surprised to see this address, as it is in a rough area of Eatonville and riddled with gang activity. They said that the thieves were most likely teenagers being initiated into a gang, who were sent to bring back items to pawn off. The police are well aware that these kids regularly hop the fence into the Lexington complex, however they said that they normally just break into cars. We couldnt feel safe in this complex after all of this, and the Lexingtons only offered solution was to have a security guard patrol more often. For the record, my boyfriend and I have never seen a security guard at the complex. We have seen teenagers hopping the fence from Eatonville on numerous occasions, but didnt think anything of it until this incident.
Poorly refurbished, loud and inconsiderate neighbors, you can hear everything from the second floor in you live on the first floor. Maintenance workers are unreliable and dont really fix things, they also have some bad body odor. Hallways stinks of marijuana and mold. A/C units are from the 80s and make the whole place smell musty. Id not recommend this place unless you really want to live close to Winter Park on the cheap.
Facility was not bad as The Hidden Pond until the company was bought out and the name changed to the fancy name of The Lexington at Winter Park. The old company staff was wonderful and I became friends with most of them. The new company hired people with a fake smile and voice and wouldnt want in my apartment unattended. Customer service has gone down and they are more focused on the money than the people. My building alone was forced out when they increased our rent over $200+ upon renewal. People that have been here for 20+ years had to leave as they could not afford the drastic increase in rent on renewal. One of the employees from the old company Hidden Pond stayed with this company and started a ambassador program to start a friendly group of selected individuals to go around with concerns and issues around the place and bring them to there attention so that they could get feed back. Guess what, she is gone now and the new company removed it. Any concern I have is shot down immediately. Bug control was automatically done with the previous and now you have to call and schedule it. I have at a German cockroach problem for a while now and had to buy my own bait as the stuff they used did not help. The are coming out of my dishwasher even. They have been a flooding issue out side of several building that have yet to be fixed. They now charge for water trash and sewer separate, and you share the water with your neighbors and split the cost accordingly. So technically if you use zero water you are going to be charged anyways. The new doggy park is a lot smaller than it was prior and the Doggy Pot stations are always overflowing. The place looks nice now but the service and the mentality of the staff is definitely not how it was or should be. I dont know the staff personally so I am not saying they are bad people but the whole staff lacks -genuine- politeness and caring personality at work. Maybe I am just spoiled by the family mentality that we used to have. I have been reading a lot of the comments on this place and quite a few are from a year ago when things were not that bad. This place now has money so repairs and such are fixed but to me that is just the beginning. Thanks.Thanks for reading and good hunting.
Ive been living at The Lexington since March and I must say I absolutely LOVE IT here!! The staff is amazing and for the location, you cant beat the price.

Awful management, will be nice until you move in. If they tell you there are no apartments to look at its not true, lots of people are leaving. We constantly saw people moving in and out. Not renovated, walls are old and simply painted over. If they say there are wooden floors, thats also a lie.Water is shared through the buildings so youll pay the same water you would for a house (which a lot of apts do, these guys will deny it).Maintenence is friendly but management doesnt provide proper tools or replacements until absolutely necessary (burst water heater or the like). Original piping from initial construction, they will constantly be bursting or leaking. Floors are decent lanolium. The apartments themselves arent bad, management just likes lying about them a lot.Poor pool maintenence. Foggy water at times with debris and hair weaves in the water.Luxury apartments shouldnt have people jumping the fence and weekly police and ambulance visits. Not worth the luxury price.Sprinklers go off between 5 and 6 so if youre returning at that time bring a poncho.If you get home later than 6 youll have to park in a different parking lot.We had a convertable that had the back window punched in and torn open the first week. Terrible company to deal with. Leaves threatening notes on doors one for example we love your pets but not their waste, if we find you not cleaning up after your pet we will fine you. I Dont even have a dog. Files for fake evictions even though a full lease was fulfilled. Office staff barely knows anything and dont get me started on the maintenance (its a bunch of non qualified gross men making more of a mess and complaining about there lives then fixing anything with quality) in one month alone i had my sink break 3 times for the same reason and dump water below the sink... the wood rotted out from the water and they refused to replace it. my ac broke overnight so i called the 24 hour maintenance and he brought his entire family with him including a child to come fix my ac.... STAY AWAY FROM ANYTHING THIS MANAGEMENT COMPANY TOUCHES, THEY ARE HORRIBLE PEOPLE! only good reviews are because they offer current residents deals and favors for good reviews!!
