We lived here for 3 years dont let the decor fool you. A pipe burst in our unit in the middle of the night flooding our entire apartment with 2 inches of water. Awful experience including their handaling of it. Would not recommend.

2 stars! My biggest problem is that I HAVE to pay for valet trash because its not optional! Then they fine you for leaving your trash can outside your OWN door whenever I dont even want the trash can in my home. They fine you for a replacement of the trash can even though I dont want their valet trash and have said so many times I dont want valet trash. Its just such an inconvenience.

As a family with young kids, moving out of our comfort zone and into a new state - I was incredibly nervous to say the least. But I am so happy that we were able to have such a great experience - and the LIV staff & community are a huge reason for that. The move in experience was easy and accommodating, especially after a long 30 hour drive to get here. Any issues or requests I’ve had over the past 6 months have been resolved/fixed before the end of the day, and they are always quick to respond. The staff is incredibly friendly and treat you as an individual, rather than just another tenant. I’ve had the pleasure of talking with Michael on multiple occasions and he is always kind, patient and super friendly.

The staff at LIV at Winter Park is a great perk to this adorable lake-front community. They have been providing great service, and the apartments have been continuously upgraded over the past year. I am very happy with the location and amenities.

I will definitely update this review when I actually start living here, but the move in process has gone great so far. Just want to shout out Julia for being awesome. Shes so sweet! My boyfriend and I had a couple of problems with our application (the unit we were applying for was snatched up before we could apply), but Julia has been working with us and helping us along the way, and even found us a better unit than the one we were looking at! Shes been extremely helpful - I always have a million questions when moving to a new apartment and shes been very patient. Im excited to live at LIV!4 month update:I love living here. Its nice being so close to the Cady Way and Cross Seminole Trails and I love the lake that is on the property! The hammocks need some help (I use them pretty frequently and two are broken), but with them being outside 24/7 in Florida weather its a given theyll need maintenance occasionally. The office staff is very kind and they actually seem to care about your concerns, unlike some other apartments who are nice only until you sign the lease. We had an issue with a leaky shower faucet and maintenance came out quickly to fix it. Ill update again if something changes my mind, but this apartment is miles above my previous one and costs about the same amount.

I am incredibly impressed by LIV at Winter Park. Julia has been such an incredible help and has gone above and beyond to make my move in easy as can be! The apartment is perfect for my needs, affordable, and in an awesome location. I had read a few reviews talking about past community activities but I assumed theyd have been canceled due to COVID- I was wrong! There are virtual scheduled activities for almost every day of the week! I cannot wait to live here and could not have asked for a better move-in experience.I will update this post when I have lived here longer, but it has already been such an amazing experience that I feel the need to leave a review- and Im not one to do that!

My Fiancé and I just moved to LIV at winter park, I have never had such helpful and pleasant staff. Not once have they missed a phone call, and not once have they said they can not help. They are creme de la creme of residential staff. Not including the fool proof online portals; I was able to get my wifi, electrical and move all through the company’s “updater”. This is definitely one of the easiest moves I ever had. Special thanks to Julia and Michael!

Just took a tour of place and in love with the property and units. Very fair pricing, awesome options as well. The leasing staff is wonderful and very very welcoming, considerate and helpful. Shout out to Julia Baez for being that staff member. Overall a breath of fresh air considering we’re coming off of a rather unsatisfying house hunting search.

Honestly the apartment is great. the complex looks amazing and I was sold the moment I saw it.The assistant property manager Michael B. is really good at what he does and very helpful. Id give his customer service and the apartment a 5/5. good job :) very pleased

I wanted to like this place the location is great but Im beyond disappointed. The wall attaching my master bed room and bathroom leaks water into both rooms. Theres enough water to fill a mop bucket it’s ruining my belongings and the wall and baseboard are growing mold at this point. It’s been about two months now they keep sending people over to fix it but the holes in the wall don’t even match where the leak is coming from and needless to say it’s still not fixed. I wake up in the morning to towels and bath mats being soaked and I have to clean that. Then I get home from work yup soaked again. More cleaning and more laundry. I should not have to deal with this for so long they just seem like they don’t care. Accidents happen I get it but I shouldn’t have to reach out with over a dozen emails and maintenance tickets. Merry Christmas to me.

I am sooooo happy with my entire experience at LIV. It was probably, the smoothest moving experience I’ve ever had. I was on a time crunch to move and one of their managers, Michael was super accommodating. I don’t know what I would’ve done without their help. Truly recommend this complex and their team!!

My family and I love living here. Neighbors are friendly, the staff is respectful and respond quickly to our needs, my kids love the beach area. The sunsets are just breath taking. However, I cannot give a 5 stars review because I noticed that the maintenance team doesn’t have a golf cart ...I don’t like how they have to walk to the apartments with their equipments... doesn’t say much about the new management...

Been really stressed with COVID lately, and the staff are some of the nicest folks around. I had a problem finding money for rent, and they worked with me to set up a payment plan, and made sure I as a person was doing ok.Love them, would suggest to others!

Horrible customer service from the leasing staff. Had an email confirmation of a move in date and time, however no one was here to meet us. Multiple calls were made as well as email to try and contact someone with no success. Made us wait outside in the heat for over an hour, not to mention wasted time on our trailer rental. Ridiculous. I sincerely hope this is not what we can expect for the duration of the lease.

Be wary of the extra monthly fees that this complex will charge you on top of your rent... If you are looking for a peaceful and quiet environment, this is really not the apartment complex for you. If you live in the units facing N. Goldenrod, you will be able to hear blasting music inside of your apartment from the live band that this house across the street puts on every Saturday night that goes on until 1am-2am. You can try calling in a noise complaint, but it never does anything. They are always doing loud and noisy maintenance procedures and the people doing the work will blast loud music that you can hear inside of your unit. When you have a genuine maintenance request for something inside of your unit, they make sure to do the most shoddy job possible. They have spray painted water marks on my ceiling that are caused by a leaky roof, and have not fixed the roof. My bathtub/tile surrounding it has been peeling off in chunks. They resurfaced it once before, but it needed another resurfacing less than a month later due to the same issue. The resurfacing is a procedure that requires you and any pets to not be in your apartment for 5-7 hours due to the highly toxic spray that they use to do so, and it requires them to leave your front door hanging wide open.Oh, and I have also had male members of their maintenance team unlock my front door walk into my apartment when they thought I wasn’t home, when in reality I was fully naked :) This has happened on more than one occasion.*Edit* On the night of April 30th 2020, my neighbor had his motorcycle stolen from the parking spot directly in front of his unit. Both them and us have also experience car break-ins with theft since moving in. Thankfully, my husband only had a large water jug of change stollen.

My girlfriend and I have highly enjoyed residing at Amber Lakes apartments! We take full advantage of their two nice pools, beautiful/well-kept little beach, and free kayak rentals for residents. We especially love taking our dog for walks down to the lake dock and to the little dog park! The staff is super friendly and very quick to respond to questions or concerns. They have really fun and cutely themed resident events, and truly take pride in their apartment community! We love it here and are definitely planning to live here for awhile!

I loved living here . I wish I did not have to leave but due to family situation I had to leave my cozy lil home at winter park was very clean NEVER HAD any issue with bugs or noise or really anything. I hope to one day return here.

I absolutely love it here. The ladies are so nice. The complex is really pretty & well kept. I love my studio apartment especially since theres a washer & dryer included. I have like no pest problems. My favorite things are the hammocks by the lake. Its great.

Ive lived here a long time and have seen a number of different management styles.So far, you appear to be the most organised and professional of any of your predecessors.I initially had some trepidation about the ownership transition but, overall Im pleased.I love your communication model (you strike a nice balance between boomers and millennials) and your immediate implementation of a new resident portal... was very much appreciated!Purell on the compactor... nice touch!Keep it up... please!Michael

I lived here for a year, the office staff is amazing, very friendly and did everything they could to help me when I brought an issue to their attention. That is why this review is 2 stars instead of 1. That being said, I was surrounded on all sides by noisy pot smoking college kids who constantly threw parties and smoked marijuana and played loud music. Once a guest of a neighbor even try to sell me illicit narcotics. When I would call the security company employed by Amber Lakes, half of the time they wouldnt even come out and would just flat out refuse to help. I had ongoing consistent issues with multiple different tenants. Very noisy and disrespectful college aged kids. If you are looking for a quiet place to relax in peace, look elsewhere. The tenants which occupy these apartments are nightmare neighbors. Bass music constantly pounding on the walls, even after the front office spoke to them, they just turned their music up more loudly out of spite. My time living here was an absolute nightmare, terrorized by the other tenants complete disregard for others privacy. I constantly smelled marijuana smoke in my apartment from the neighbors both next to me and across from me. Even when one set moved out, the next tenants to occupy those apartments behaved in the same manner. If youre looking for a dorm room party house experience, move in immediately. If youre a functional adult and are looking to come home and relax after work or study in peace, you will be miserable living here. The units are also overpriced for their size.

This is the first apartment I have lived in and after reading horror storys about OTHER complexes, I feel blessed. The front desk staff is very nice and the apartments were very clean when we moved in. We never have any pest problems which is fantastic. There has been a few hiccups along the way but nothing the staff hasnt addressed in a timely manner. Looking forward to our second year here!

My wife and I just moved our daughter out from Amber lakes because she just graduated and has lived there 2 years. We have never been so proud of how she was well taken care of by the maintenance staff (Shawn) and how personable he is. Over the top great place and would recommend Amber lakes to everyone ...

Just moved to the area from Tallahassee, thanks to the leasing office for making the move as smooth as possible! I love the beach area and the pool over looking the lake!

Do not sign a lease here! The office, cooperate staff and maintenance is unhelpful, unreliable and rude! Despite moving in to a unready apartment, Work orders takes weeks to finish. We had to repeatedly ask staff to complete orders. Upon move out, we were charged for issues that we made complaints about and that we not addressed when we lived there. Absolutely ridiculously overpriced for what is given. We payed for an upgraded apartment and expected it to look like the apartment we were initially showed, that was not the case.

I lived here for 2 years, while I attended Full Sail. I moved in Aug 2013. A week before driving to Florida from Texas, I got call saying my large 1 bedroom was not ready, so I was put in a studio apartment for some time. Management changed and for some time Melissa was in charge and she was amazing. Melissa was polite, smart, and friendly. Then management changed before i renewed my lease Aug 2014, and everything just went down hill. The new manager never bothered to formally introduce herself when I met her, she was always very condescending and even arrogant at times. I saw her so many times through the year and she never bothered to even remember who I am. I tried to switch to a 1 bedroom from the studio and every time I was to switch apartments within 5 days. I did not renew my lease and I dont recommend this complex to others. The amenities are good and pricing is at the high end of the area average. IF there were some CHANGE in MANAGEMENT then I would recommend this complex to everyone.

Nice place, but too many people wont pick up their dog poop. Also, I hate the Nest thermostat.

I love living here at Amber Lakes. We always have great resident events, and for this holiday party they have wine and cheese. The atmosphere is always fun and we have a great time every time we come.

We love it here so much! So much to do with paddle boats,kayaks, and love the Resort style living and really quite at night. The maintenance guys are the best and always so polite.

I’ve moved to Amber Lakes June 2018, in the building 4845! This sections has to be the best for me honestly compared to the rest of the reviews. I have 2 small kids, so living literally exactly the playground was a blessing. Not to mention the recreation center has a after school program for kids & its $7 per kid every week. For both of my kids it’s $60/month (Incase parents see this review). My section of Amber Lakes was very quiet! I didn’t have no noisy neighbors, no marijuana, not anything bad. Always had parking in front of my building to look out my kitchen window. My neighbors were all nice, especially the new ones I’ve just met. The office staff was great. Tanya, Holly, Demi, Paige & Kelsey were the ones I’ve worked with. They were all great! Maintenance is wonderful! Carlos & Ruben are amazing workers & fixes everything right away. I’ve had a personal situation months after moving here with paying my rent & I can say Holly & Tanya are such blessings for working with me & understanding my situation. Demi always made sure she doubled checked any questions I’ve had & gave me an answer within 10 minutes. Kelsey, was very compassionate & helped me with whatever little kitten I’ve found at the park with finding them a good home. Unfortunately, I am moving to another state come this Saturday; June 2019. I only lived here for a year but Florida isn’t my cup of tea coming from NYC. I’d recommend Amber Lakes to upcoming residents. It’s in a nice area so you don’t have to worry about no kind of crime at all. (One of my major concerns)

Office staff is Horrible, rude, and unorganized. Christy the so called property manager completely unorganized. The price is see on the high end appliances are old. The only good thing is some of the amenities. Party one night called security said they would not do anything about it til they came on at 8pm. Never ever rent here.

Refused to let me sign a lease that started anything more than 3 days in advance. Not to mention they are lakeside living and have turned the lake into a retention pond by installing a loud annoying fountain that runs 24hours. Are you even allowed to put a fountain in a public lake? Thanks for taking the quiet serenity out of Lake Nan!

Lived there for about a bit an my apartment had mold all over the apartment. Didn’t fix it at all or didn’t even tried to relocate us to a different apartment. All they did to fix it is just paint white over the walls and vents to hide the color of the mold LOL!Then we got fed up with it and wanted to leave and to or surprise they made that super difficult with hidden fees and what not. And obvi the workers didn’t care because once I said I’m leaving all of a sudden they had the issue being fixed that day but the issue has been going on for some time . Honestly lived all over Orlando born and raised and this is one of the worse complexes to go! The west side of Orlando will treat you better! Do yourself a favor and look the other way... 💯

Update: The apartment complex has solved their trash issue and it no longer piles up. I still have problems with a flooding balcony but they did add new gutters to reduce the flooding issue and now it only happens during large storms. Over the year maintenance has gotten much better with fixing problems in a timely manner.Current resident and it takes weeks for maintenance problems to be fixed or they will just plain ignore them. My porch constantly floods even from the smallest rain shower and they have provided no option to fix it. My apartment had many issues when first moving in it seems like they didnt even do a thorough run over after the last residents moved out. The community trash area is consistently overflowing with trash and will stay that way for days sometimes.

We love it here the maintenance team is the best and will take heat care of you too. I will recommend this property to everyone . Kayaks,lake,beach, what more needs to be said

Dont do it, look elsewhere. People let their dogs deficate in communal areas and dont clean up after them (one guy was standing outside my apartment with his shorts unzipped waiting for his giant dog to do his business and didnt clean up, eww on many levels). Everything has to be decided by a remote home office which is code for nothing gets done. Do yourself a favor and find a nice quiet, well-maintained, clean (they have one dumpster for hundreds of people and its an eyesore and health concern) apartment.

Beware! Make sure you takes lots of pictures when you move in and when you move out. Keep record of every maintainance ticket and it’s resolution. They over charge for damages that they fail to fix and have horrible communication when you try to resolve the claim. I would avoid this place if at all possible.Update re: response - We actually contacted the owners/ staff severals months ago in regard to the charges. We submitted pictures and documentation, asked specific questions and requested clarification for the amounts charged. We NEVER received any response or any of the documentation we requested to justify Amber Lake’s claims. We did however get contacted by a collection agency and they also never received any clarification. There appears to be NO desire on the part of the complex to make sure that damage settlements are fully vetted and fair. The only desire is to paid.

I dont live here but was interested in it and I was emailing someone. I sent them an email around 2:30pm on Friday and have not yet heard back. I did tell them I had some questions. Im sorry but that is horrible customer service. When you work in a customer service potion you are supposed to take care of the customer in a timely manner.

Great place to live! The staff is very friendly and there were never any problems with crime. Maintence can be a little slow to get there sometimes but if you ask for something to be fixed a second time, they will be there within an hour.

Im a current resident. Ive lived here for almost 5 years. My rent has increased significantly. It went up by $90 dollars last year and a $144 this year. Theyve removed the washer and dryers with little notice and left the complex with a laundry room of only 4 washer and dryers. Most units now come with them, but if you dont mind not being taken care of as a longtime resident and large rent increases then this is the place for you. Ive had multiple water stains on my ceiling. Theyve repainted the ceiling, but the spots come back. They have a nice pool and grill areas, but they put too much cost on residents with little improvement on the units or amenities such as laundry rooms that we had when we signed our leases.

Everyone seemed nice and friendly and it was an ok place to live until we moved out and where unexpectedly hit with a huge charge for unnecessary renovations! we left the place in great shape, and where actaully expecting to get out deposit back so this though us completely off. Dont fall for their act! They are just money hungry and dont care for their tenants!

Ill start off by saying customers service was good. Christa seemed very sweet and everything was going pretty for the first half of our stay here. Midway through, we encountered many issues. First, we encountered various autopay issues with their system. As usual they could not own up to their faults and instead insisted I pay late fees. Second, they began renting to inconsiderent tenants that trashed the areas. Third, upon move out they kept more than half of my deposit and attributed it to cleaning and drip pan replacements. In all, they made up unjustifiable reasons to keep my deposit. It was scam. Aesthetically, the place looks great because of the outsourced maintance crew. I rated this place 1 star because of their dishonesty and lack of professionalism. Not to mention, the community has turned into a college campus with 18 yr old kids running around drunk. If you are a mature adult look elsewhere.
