I have lived in Carlton Arms of Winter Park for about 15 years. The management is very attentive to the needs of the residents and the grounds are very well maintained.
This place is amazing for the price as far as apartments go. Community is pretty and they are improving it as well. The other residents all seem nice. It is quite and peaceful. I can see my self living here until I buy my first house.
The maintenance men at Carlton Arms have been extremely helpful.. they are very fast and efficient with work.. I would recommend renting here.... Very satisfied ..

While I wouldnt say these are the worst apartments to live in, I would definitely consider this place a last resort. The only thing greater in volume of their wwait list is their maintenance list. I dont fault the maintenance staff, these apartments are old (and overpriced if you ask me). And management was only interested in fixing problems near the end of my stay.Ive lived in some places where the landlords are just great and some places not so much. The management here would fall in the latter case.This is not the worst place you can live, you have to tolerate a lot of foolishness. But if times on your side and you can afford to look for a nicer place, you should do so.
The wait was worth it to me! I’m thrilled to be residing here...it’s the best value, safer, and better maintained than apartments I’ve lived in the last four years. I’m motivated to downsize, like to travel, and appreciate the amenities that are available. The staff is friendly, professional, and respond to requests promptly. There are so many different apartment layouts that meet a variety of needs. My first choice wasn’t available at the time I needed to move but I didn’t hesitate to take a smaller place and really enjoy having a balcony. Plus an unexpected surprise...built-in bookshelves! First thing I unpacked? Books of course😊
Roaches... Roaches everywhere, and in everything. Signs have been posted in the building about roaches and rats, and the office REFUSES to do anything. Maintenance claims to have come in and spray pesticide from time to time. But nothing has been fixed. Presumably they came from a tenant underneath who moved out. We can see four roaches at once at any given time. They live in the cupboards, they live in the walls, our food, bathroom. EVERYWHERE. Were FURIOUS and property management doesnt seem to care one bit. Cheap rent isnt worth this. Stay away.
My boyfriend has been a resident for over 6 years, and most recently his A/C unit died. We cant thank the leasing office and maintenance staff enough for handling this issue so quickly! The leasing office associate (cant remember her name) had a great sense of urgency and secured verbal permission from my boyfriend to have maintenance come over ASAP. Not only did maintenance show up in record time, but they also came equipped with a spare A/C window unit ready to go! Which was an answer to our prayers considering we live in an upper and it is the month of July! Im happy to report that the A/C system was repaired in less than 24 hrs after our initial call for help and our apartment is back to a livable temperature! We also appreciated maintenance coming in fully masked, which is an on-going concern due to the COVID-19 Pandemic. Thanks again so much for being a responsible and proactive apartment community to live within!
Love the area, the apartments good size but very old inside, they can update them a little. The staff and administration súper bad service. For them is more important that you don’t play loud music in the pool than the residents security. My 4 tires and rings of my brand new car were stolen in the garage that we paid and they don’t care and don’t help us. They never send a letter to all the residents To inform what happen. They really don’t care. Very disappointed ☹️
What a great place to live! The buildings are older but the staff does an excellent job with upkeep, landscaping, and maintenance. Its quiet, safe, and beautiful year round. I enjoy how central the location is which makes traveling around Orlando very easy. The residents and staff are always friendly and easy to talk to. I highly recommend this community!
Carlton Arms as a whole is a very nice living community. Whenever I have concerns or issues they are handled in a timely manner. They go out of their way to help me and make sure I am happy. When I requested that I wanted my patio fixed, they came and replaced it quickly. I really like the fact that Carlton Arms is a very convenient community to live in.
Well worth the wait. I have lived here for 2 years and have no complaints, staff is very friendly and non intrusive. Hurricane hit the area we only loss power for a matter of hours. Love this place.
I have been living here for about 3 months so far and it has been great. The staff were very helpful and prompt in answering any questions or concerns that I had. Way better service than what I was getting at other apartment complexes. I would definitely recommend living here!
Seems very quiet and like a great place to live. Some of the neighbors there said hi to us and just seem like great people. i took back my deposit though because it is sorta far from where our lives reside. Overall I would recommend. The appliances and apartments do look old though. Assuming thats why it is such a great price/cheap price. I also did see a dead roach/bug in the townhouse they show. But i mean at least it was dead.
Beautiful property, average prices, no better or worse than nearby apartments. You can opt to get covered parking for an additional charge monthly, which is very nice. Apartments are NOT very soundproof. Safe complex.
The rent is fair. The grounds are well-kept. They have two pools, two laundry facilities, lots of businesses nearby so you have food and fun walking-distance. I will add that some downsides are the maintenance department, which is mediocre; they do not inform when they will perform work or if they have performed work. Also, one of the leasing agents has a nasty attitude. She may be a part-timer but that shouldnt be an excuse. However, the other, main leasing agent is patient and professional.UPDATE:Maintenance does not keep record of their work and I came home one time to the door unlocked and it looked like maintenance had accessed the apartment. I feel very unsafe and will be looking into a new complex to live in.
Carlton Arms Apartments are great, I love living here. Everyone who works here is very nice and respectful. I honestly have nothing bad to say. Maintenance comes immediately if I call them for anything. I never thought I would like it so much but its just really great.
I feel I should clarify initially that this is just a review on the customer service/management experience I had and not the building - but if the complex is on par with the service then its nothing short of amazing.Im a UCF student and I am searching for an off-campus apartment. Carlton Arms seemed perfect, and to make sure I made everything right during my application process I emailed the management through the address on their website.I tend to be detail-oriented and get anxious about not doing something properly, which I assume can be irritating to some. However, the management here helped me with my questions both quickly and perfectly. There was a wait list and I was told how to deal with that, and approximately how long it was.Overall, I recommend checking this place out just for the fact that any questions, inquiries, and problems you have will be addressed amazingly.Hopeful that I get through the wait list, because my experience today was stellar.
I been living here for 2 years now and I LOVE IT, they keep the grounds immaculate, as well as they immediately tend to any service issues. Also the rent is Super affordable considering its winter Park!! I pay 865 for a 2bd & 1b how cheap is that?!?!?? Dope right? I know! The ONLY negative thing I have to say about this complex is that they do not have washer dryer in the apartments or the hook up. You would have to wash at the laundromat on the property. Here’s the thing with these, the machines are TINY and they don’t have any other size machines! So to wash one huge load you have to break it down into 3-not cool!! So I go around the corner, it’s like 1 minute outside the complex, it’s a huge coin laundry, with machines of all sizes. So there you go....PROBLEM SOLVED- woo whoo!!!! I see it like this....for the super cheap rent I’m paying in this awesome neighborhood my little laundry issue is irrelevant !!! Overall I feel I got a sweet deal for it to be winter Park. I don’t ever write reviews on anything but for some reason I felt compelled to write this. I’m proud of where I live. Just saying....
I now have been a resident of Carlton Arms for over thirty years. The main reason why I have stayed this long so far is due to their degree of cleanliness and the way in which they take good care of the grounds and my residence. The general condition of the environment is very good.
3 years living in Carlton Arms and overall its, ok. My main issue is the place is just....old. You can tell there was no consideration given whatsoever to future maintenance needs of the buildings during advent planning and construction. No reasonable access to water heaters, HVACs etc. And to make matters worse, theyre in the attic, heavy water usage appliances in the attic, in Florida, a place thats hot and humid most of the year. So if they malfunction, it bites to be in a second story unit from the possible water damage and mold they could cause. Being from up North and not experiencing planning like this, its just straight up dumb to be honest. But what can you do. I feel bad for not only the residents, but the maintenance workers that have to deal with swealtering heat, especially the heat generated from the attic, in the hot summer months if something were to go wrong with the appliances up there.The grounds are gorgeous and well kept. Peaceful and quiet for the most part. Neighbors are friendly from my experience. The laundry rooms could use some TLC, the machines are old and small. It costs about the same or even less sometimes to use the megaload machine a laundromat, as opposed to taking up multiple smaller machines that may or may not bust out on you.I havent personally had any serious pest problems, maybe a roach here or there, and a beetle that snuck in from outside. My unit had a lot of random gaps between countertops and appliances that just shouldnt have been there. The faux wood tiles plastered to the wall in the dining room which I watched a roach crawl out of due to the lack of proper sealing, gaps and cracks under windows, and surrounding outlets. Its no suprise that bugs will be there when the place isnt sealed properly. But some tape or sealant around the gaps do help significantly.Location is stellar especially for the winter park area. Straight shoot to UCF, right by the bus stop to UCF if you want to save on gas, surrounded by good schools for kids. Being between Aloma and 436 are great options for shopping, food, and other small and large businesses.So yes, overall its ok. You just can tell where the slight negligence was on how things were planned, put together and placed. Prices are cheap, and should be as old as these places are. So if you dont mind that, go for it.
The time that I have been staying at Carlton Arms here in Winter Park has been pretty decent. The staff is friendly and did a great job answering all my questions when I was first moving in. I would definitely recommend them. They have great prices too.
This is one of the nicest apartments I’ve seen for the price since moving to Orlando. I hope they call me soon for a unit.Staff is very nice and friendly.

I am so happy with the grounds and how well they are taken care of. I would say that this place makes me very happy and everyone I have met here have been more than kind. It is my home and I love it.
Our family is happy here, very happy. Everything we need is close by and our neighbors have become good friends. We would recommend to many families looking for a nice quiet place to call home.

I thought I would share my experience with this apartment complex. I visit my daughter here regularly she lives with her mom in a nice little two bedroom apartment. The first few times I visited I was ask what I was doing there and who I was visiting, since she was new there I kindly answered the inquiries and moved along. It seems as if the staff does not speak to each other because I continued to ask why I am there, annoyed I have been short with the staff the last few times. I do not feel like I should have to prove I have a right to be there on every visit. Just remember who I am and leave me alone. Well this morning I had Mr. Don Schmeltzer call the police on me and have them serve me with a trespass warning although I have every reason to be there. This show of power and control was completely uncalled for and made my daughter late for school. The trespass warning said I must stay out of the common area without the resident with me. I had never really been in the common area alone but to walk her dog for her. So this stupidity gets them nothing but a bad review. If you value your privacy do not live here. If you like to have friends visit, pick a different place to live. If you are going to have security in your complex, I get it, but security should keep an eye out for their guests and stay alert, not bother the residents and guests.
I have loved living here the last few years. I think that it goes really well and that staff is great. I would definitely recommend them to anyone looking for a great place to live.
We live in Carlton Arms Ocala and that place is really beautiful, clean, the customer service there is very helpful and friendly.We are about to move to Orlando and we wanted to give a try to Carlton Arms Orlando (just because we really love the one in Ocala) so we went there for information and the girl in the reception was very rude and unprofessional. She didn’t Care we were there trying to lease, she just continued doing her things. And the only answer I remember is that we have to wait 6 months to get an apartment.I think they should pick their employees better, I’m speaking for that one girl that was working today at 12:00pm, too bad that she was the face of Carlton arms. Because of her I’m not going to live there
I live here for almost 4 months now and i love everything about this apt complex.. rent is low, maintenance 24/7, friendly neighbors... 2 thumbs up
Update: I just moved due to circumstances with my family. Let me say, I really hated to leave. This place is a hidden gem, location is great, the staff was always very nice and accommodating, from the office to the security. We felt very safe in the neighborhood, the neighbors are all so friendly. Definitely sad to go. Over all this complex is a five!!!Old review:I would gladly rate this complex a 5 if the parking situation wasnt so distressing. After being here for a year, with a first come, first served parking situation, I find that it makes my life hell. I am the only one of my neighbors who owns one car (the guy next to me, for example, rents two covered spots and has 3 cars and a motorcycle and parks two cars in open spots) and I am often forced to double park to unload my car and then lug my toddler from as far as the front of the complex to my apartment in the back. Thevoffice suggested asking the resident service guys for rides on their golf cart to and from my car if I see them outside but I think thats weird. Having to put your child in a stroller to walk to your car is pretty ridiculous, but is my only complaint.
I have lived here at Carlton Arms for a while now and I am so happy with the service I have been provided. They do an excellent job and I really appreciate all their hard work in keeping the community together.
I am satisfied staying at the carlton arms. The new club room is very nice! It is one of the best complexes we looked at in Winter Park.
WARNING: Carlton Arms will put you on a 6+ month waiting list ($50 to hold a spot) just to tell you that you are at the end of the list almost 7 months later. I called multiple times and not a single person told me how far back we were until my third or fourth call when someone finally told me the truth. The others always told me to keep calling back because they didnt know what they would have available for September even though there was no possible way we would get a spot in time. Because of Calrton Arms, we endured unnecessary stress, copious amounts of money we had to spend on a different apartment, and just an overall headache. I had to call them - they never contacted me - and by the time I could get an answer, we only had 4 weeks to get an apartment. Winter Park fills up very quickly, so our only options were either small studios or an expensive one bedroom. Im sure the apartments are nice, but if you want to get in to one within the next year, do not hold your breath.
I actually lived at Carlton Arms Apartments in the past and then came back because I realized how great of a place it is. You always feel so comfortable living here and at ease.
So Im in the process of looking for an apartment and I chose Carlton Arms as a potential home. After speaking with a rep Named Vicky in Winter Park Florida she gave the price of the security deposit and rent. Way to expensive as I told her and I wasnt interested. This heifer hung up on me so I called back and asked what was that about. She began to stutter real hard claiming she thought I hung up. Clearly you did because your lying and I heard the phone hit the receiver. Asked for her manager she tried to argue with me. I told her to be quite and get me your manager. So Don the manager is talking to me and cutting me off trying to plead her case. Overall this place is straight trash and the customer services is horrible.
I feel very safe here at Carlton Arms. Things are taken care of right away you never have to worry so I feel good about living here knowing the staff really care about our safety.
