Was about to move into an apartment here. When I first walked in I was greeted by roaches believe it or not. Dead ones, living ones, baby ones you name it. Crazy how not only was it infested but they didn’t even attempt to clean up anything before having people move in. I opened a closet door and 3 roaches ran out. The maintenance team is rude as well and not urgent to do anything, now my furniture is infested with babies and I know that because as I was moving my stuff back out the place they were in my stuff.

The apartment itself is really nice but i was given access cards to open the gates and fitness facility. they work to the gate but dont work to open the fitness center. its been over a month and ive emailed the office 4x now and still can’t access them. my past few emails have just been ignored. the office is also only open 2 days a week for limited hours so going in there to ask is not always an option.

The apartments are nice and I feel very safe here. Every time Ive need maintenance theyve been here within a day or two to fix the problem.However, the process to get my emotional support animals approved was an absolutely nightmare. The lawyer had to fight with my doctor to basically get them approved and it took almost two weeks to be allowed to have them here.The lady who approved our application and gave me my emotional support paperwork no longer worked at the place when we were supposed to move in. When I called two weeks before to make sure everything was set it was a nightmare because NONE of our paperwork was done because our original lady quit. No one even looked and thought to call me to let me know we had to fill out paperwork and get my emotional support animals approved.The phones are terrible in the office and you will NEVER get a hold of anyone in the office. They will send you to their 24/7 leasing office, which cant help you is youre a resident. Then they tell you to call back and press 3 and when you do its the same. You have to communicate through email because the phones are a no.

84 degrees outside and 82 degrees and rising inside the unit and they can’t get someone to come do anything about the AC not working in this Florida heat and this is at night, it’ll continue to rise during the day. 8 month baby in the apartment too but is no urgent matter to them cause they got their AC, only 3-4 months here and it’s been a constant need of calling maintenance for back to back issues. I’m tryna terminate the lease early and get as far away from here as possible.

I loved there for two years. I had the perfect spot because I never had any noise issues. All neighbors were friendly and kept to themselves. Light bill was never high. The complex fixed all issues in a reasonable amount of time. If I had not purchased a home I would still be there!

I recently moved to Seabrook apartments and I have nothing but positive things to say about this place. I had a few issues when I first moved in but it was taking care of the right way and thats all that matters. After that, everything has been just fine, this place its super quiet, sometimes you see kids playing outside which I dont mind. The girl in the office Aajaylah its very sweet. The apartments are ok plenty of space, simple but nice and clean. As far as review goes to me they pretty much are subjective opinions. Everybody see things differently and feels different about certain situations. You have to experience yourself.

These apartments are old and outdated, they’re not worth what they’re asking for them. Much more nicer apartments all around. They also make you pay hundreds ofDollars just to apply, even though they know you’re not going to get approved, they act like you need to try anyway.

Review update: Monica no longer works there and things really went down hill. There are constantly dead rodents in the parking lot, the office is not helpful, the phone goes straight to voicemail any time you need something and many of the residents are extremely rude (one stole my mail). The front office could not be less helpful and the person working there acts like she doesnt understand or doesnt care to help. There is also a major cleanliness issue with residents leaving trash outside, cars having flat tires for extended lengths of time, animal bones in the parking lot (Ive found two myself and two dead rodents), and every few weeks you get woken up to the sound of a women screaming profanity at two or three in the morning. To top it off there are people here who will invite their 20 family members to the pool every weekend when its nice outside and take over (yes, during the covid pandemic) and management doesnt notice or doesnt care enough to do anything. All in all, the property management doesnt care, its not very clean, and the area does not feel very safe. This is coming from someone who lived here for about 3 years. I just slowly saw it degrade. On the upside, the maintenance staff are some really kind and hard working people and the apartment itself is not bad although its pretty old for the price.Original review: Monica has been working here for a while now and we recently had some confusion about fire inspections. After being given incorrect information Monica did a great job of fixing the situation quickly and making sure to follow up on the issue. Thanks Monica!!

I lived at Seabrook for three years while I was going to law school in Orlando (2016-2019). The location was conveniently located midway between the law school and downtown. I never had a problem with maintenance requests, even an emergency request at 2 AM regarding a water leak was responded to promptly (within 30 minutes someone was in my apartment). The complex is quiet, dog friendly and has ample parking. They recently installed keyless door locks and smart thermostats that you can control from a secure app on your phone and the online portal allows you to submit maintenance requests, pay your rent and utilities, view your lease documents and post on a community page. I rarely had time for amenities but did make it to the pool on occasion sometimes just to lounge out there and study! The leasing office is open extended hours in the evening and on Saturday, which was great for someone like me who wasnt home during regular business hours. Jesse, in the office was wonderful. He remembered me by name and had answers to all of my questions on the spot. He and the rest of the team made my move out seamless. Shortly after I let them know I wouldnt be renewing my lease I received a text message from a staff member checking in with me. I explained I was only in Orlando for law school and had recently graduated, he congratulated me and wished me well. No pushy sales talk trying to get me to reconsider. I had a great overall experience with the community and would certainly recommend it to anyone looking to lease a place in Orlando.

My boyfriend and I lived at Seabrook for about 8 months during 2018-2019. We had to break our lease early and the office staff was very kind and helpful with the whole process. I dont remember exact names since it has been several months since then but everyone we came into contact with at this complex was very friendly (office staff and maintenance crew). The prices for the apartments are generally fair compared to other complexes in Orlando, especially in Winter Park specifically. Theyre a bit small in sq footage but we knew that going in. The apartment they showed us during our first visit looked very much like what our actual apartment turned out to look like. The floor plans are nice and we loved the screened-in balcony. We had a couple Maintenance requests during our time here and they were usually answered the next day (except once during a weekend). Everything about our apartment was generally great. We enjoyed staying here and the lake view was very nice (our cat especially loved it).

Very quiet and peaceful place to live. Neighbors are very nice. Love all the little ponds around the neighborhood. Love the porch enclosed area in the back. Love that when I put a service request, they get stuff fixed almost right away. Cool place to live!

I schedule a tour on 9/03/2020 for a 2 bed 2 bathroom. They didn’t have any 2/2 at the time so they gave use the code to look at a 1 bed room apartment. My family and I where invited with immediate trash on the floor and black stuff leaking from the fridge. I explained to the young lady at the desk that it was in horrible shape and her excuse was that they are waiting for maintenance to clean.

Clean grounds, clean facilities, plenty of parking for residence and guest, the apartment was clear and move-in ready when we moved in, Maintenance staff are diligent as well and helpful. Any concern have been addressed by the staff in a timely manner. The neighborhood is peaceful and quiet despite the wide range of ages (children, college kids, large families). Overall, great place to live.

Finishing up my year lease now (hoping that moving is easy and I get my deposit back, as I should). The office staff has always been helpful to me. Actually, the only person I’ve ever dealt with is Amelia and she’s always been awesome. She’s actually my favorite person to have ever dealt with at an apartment complex. It’s a quiet complex and not I love that I had a private staircase leading to my apartment. The apartments themselves are old. I moved into an apartment in just okay condition. You could tell it had been painted and moved into hundreds of times, cracks and parts missing from the mirrors, but relatively clean and the carpet had been replaced. Maintenance is a NIGHTMARE. Like nonexistent. The place is old, so things break randomly. My sink broke and was shooting water everywhere, and didn’t get replaced for over THREE WEEKS. Which means I couldn’t use my kitchen sink for three weeks. Had the same issue with a broken dishwasher that randomly just fell out (wasn’t screwed on tightly to the wall). Once again, three weeks. I contacted Amelia and she was honest and said they had zero maintenance people at the time. I get it and was understanding up until a week...but not three. My lock randomly came out one day as I was locking the door at 10 PM. Emergency maintenance never answered (don’t know why they even have an emergency line)...so I had to sleep at the apartment when I was supposed to be leaving for vacation. Decent place with nice staff, but expensive for what you get. I moved to a place about $200 more expensive a month, but much much much nicer with a maintenance team that addresses issues immediately. Worth it. The property manager texted me one day (kinda weird) asking why I wasn’t staying and when I answered, he never responded. Not professional or helpful in that regard either. You can do better for the price.

Ive lived here for almost a year now and I could not be happier. I would honestly not be moving out if I didnt have to relocate for work purposes. The complex is safe and quiet. Management communicates effectively. Maintenance answers all requests promptly. Ive NEVER had an issue with my neighbors. My only complaint would be, with the layout of the kitchen, some drawers collide with the others or the oven and dont open all the way. And people really dont pick up after their dogs. Other than that, this place is perfect.

Pleasant neighbors, attentive staff, and secured by keycard in the evenings. One of the better apartments in Orlando (and there are *not* many!). Would gladly stay longer if I were not moving out-of-state.

I lived here for 1 year. This is a small, quite and nice community. The property management staff are helpful. I felt safe when I live here. A good place to live if you do have a car, as it only has a small Walmart near here.

I had a terrible time living here at this complex, they do not explain extra charges that they tact on to your bill, the staff is extremely rude, the only person I never had a problem with when living there was Amelia. While living there my car was broken into TWICE and nobody at the leasing office did anything to help, didnt think to install cameras or anything. I even told them who I thought it was & they basically just shrugged it off, Id spend weekends with friends bc I wouldnt even feel safe there at night. These people dont really care about you, they just want your money. I would NEVER recommend this place to anyone else, save your time & money & peace of mind & go somewhere else! The apartments are nice -sure- but everything else that came with this place left me nothing but headaches. completely disgusted.

The apartments look nice and are worth the price for that alone and it is a pretty quiet area, however, maintenance is an absolute nightmare and the property manager could not care less about whether or not work requests are being fulfilled properly. She just claims its not her fault. The entire first month I lived here, they refused to fix the electric in my bedroom and kept giving me the run around. Then offered no compensation or genuine apology. Ive had a wide host of other issues but the only thing they know how to resolve quickly is replacing light bulbs. They will also enter your apartment almost immediately after knocking or ringing the door so best hope youre decent when they barge in. They also have rotten boards on the second floor that they refuse to replace. If maintenance were even adequate, Id give another star but it is truly pathetic.

I have been living at Seabrook for nearly a year now, up front in the complex. I absolutely love it and feel pretty safe living there. A family friend works as an apartment management inspector and looked up the company who owns the complex before I signed my lease, and reported that they had a clean and good record.The buildings themselves were probably built in about 1974, but I like that since it means the sound dampening in the walls has been very good. I hardly ever hear my neighbors, everyone is very quiet. They have recently renovated the interiors of many apartments, and my carpeting, countertops and most kitchen appliances were new or nearly brand new when I moved in. Ive never had trouble with parking, and have used the gym and laundry room multiple times. I wouldnt go in the dark, since the laundry is only in the very back and Ive seen raccoons wandering around, but the machines work well and are maintained. People leave their laundry to wash and dry, and I felt perfectly comfortable with doing this as well -- I feel most people here are trustworthy and decent.The grounds are beautiful, I love that I can pay my rent online and schedule it early, and everyone is background and credit checked before they move in (which is why you see some people on here complaining about being rejected or asked for large deposits -- I have excellent credit and had no problem at all). Service requests can be submitted online and are almost always solved within 24 hours. The girls in the office are very polite and professional, and know me by name.Though the prices went up a little for my renewal, I ultimately decided to deal with the additional $20 or so per month and stay where I am. It was still one of the better deals for a 1/1 in the area, especially for the quality of the complex and interiors and the location.

They have nice views but maintenance is a hit or miss & they always add on extra charges to your bills. Staff is rude & miserable. The appliances are old & oudated, stove had burners that didnt work right & the dryer took 3-4 cycles to dry my clothes. I had to flicker the light in the kitchen 5 times for it to work & they never fixed it maintenance just kept leaving papers saying that it was changed. They never painted the walls when I moved in so there were dirt marks all over. They also will find any reason to keep your deposit. I left the apartment spotless but they charged hundreds for normal wear & tear & even charged me for the light that they never fixed. They also have a pest problem with large roaches & spiders. Just avoid.

I lived in 2 different apartments here in two different buildings for almost two years and can only give 3 stars for:1. Location. Location was great...perfect actually. 15 mins from UCF, winter park downtown and downtown Orlando2. Office Staff. Amelia and Monica at the office were extremely kind and super helpful in anything I needed.3. Neighbors. Neighbors were almost always quiet and kind.However, the cons:1. Horrible maintenance staff! They ignored my concerns for the community and I had a terrible time having to replace my own stuff. There were times were I was literally LOCKED inside my room because the knobs replaced by maintenance wasnt tended to properly.2. Terrible condition of apartments. They need to upgrade kitchen fixtures with things that dont fall apart and/or break, CARPETS (100% sure I had carpenter ants and mold), baseboard (was LITERALLY falling apart and water was seeping through.) As well as the patio, which would FILL with water whenever it rained. Also the trash bins fills with trash and old furniture as you enter and leave the community, which isnt a pretty sight.3. Instead of having UDR upgrade the doorknobs to those unnecessary keypads... They SHOULD HAVE invested in power washing the sidewalks since they were filled with mold. UDR shouldve also invested in their landscaping and repainting of buildings. This is what makes a community BEAUTIFUL.Overall, UDR just wants to profit from their communities without having taking care of it. The prices listed for the apartments are seriously not worth the cost. I HIGHLY recommend paying a little more for a nicer community. Seabrook can definitely be better.

Nice apartments for the most part, albeit a bit downtrodden. Maintenance workers are hit or miss and the leasing agents leave something to be desired. On the plus side everyone gets a nice view of the fountains and there is ample parking space.

Pricing and charges are over the top! I’ve never been charged for carpet cleaning (bedroom carpet was spotless on move out as was the whole apartment). Pet deposits are non refundable (big bucks!) and monthly pet fees, water fees, garbage fees, parking fees, motley landscaping maintenance, complete turnover of employees, decrepit pool and patio furniture, only once did maintenance leave evidence that they were in my apartment, and on one occasion an item was missing! They charge for normal wear...carpet and stove top pans (cheap and low quality). Look elsewhere is my advice!

Ive called over and over and no matter how many requests I put in or how much I complain, maintenance wont fix my moldy vents. They promised to come in one day and never did, then promised the next and still didnt come in. Mold is a huge health issue and over a month later they still havent done anything about it, and anytime I go in and complain, they make me feel like Im complaining for no reason. Maintenance has gone downhill since 2016. It took them 1 yr and a half just to replace my broken toilet. They need to get their stuff together. Also, dont think about using the bathroom while at the pool or at the 24/7 gym. They lock it so you cant even get in, and sometimes on Sunday the pool itself is just locked. Like? Sunday is pool/bbq day. Cmon. Pluses are location. Its right next to university blvd, downtown Winter Park, E. Colonial, and 10 min from downtown Orlando. As a college student, thats a huge plus.

I lived here for 1 year. The apartment was okay. It was relatively quiet. Some of the work orders we put in were not fixed until months later. The big issue was that when we left, we had to pay over $1,000 in damages for things that were not damaged. They said they had to replace all of the carpets..I understood 1 of the carpets because it had a stain, but the other ones looked that way when we moved in and were okay to us. We called to repeal and they denied. We cannot afford a lawyer. But PLEASE DO NOT LIVE HERE! You get ripped off and they dont care that they screw you over. Talking to other people about this situation, they said that most apartment places replace carpets anyways when you leave, and this must be their way of getting it paid for at someone elses expense. There was nothing special about the apartment and would have lived somewhere else. Just found out someone was murdered through the news only a 1 minute drive away from this place too. BEWARE OF THIS PLACE PLEASE! They also became somewhat unfriendly when I didnt want to renew my lease here. I currently live at Camden Lee Vista on Bent Pine Drive and its beautiful here and everyone is friendly.

I was there for 2 years, and had very little issues, but now that Ive moved out it seems they want to get as much of my security deposit as they can. During the move as we went to unload our first truck-load of boxes and furniture, they let themselves in and inspected the place, and notified me that all they wanted was for me to clean the stove. Sure! They offer a $100 cleaning service when youre moving out, which I opted out of. We were in a 1 bedroom apartment with no pets, no kids, no smoking, and only had 1 roach visit us... so there wasnt much to clean to begin with. Well I spent 3 hours cleaning it, with pictures to prove, that it was SPOTLESS. But when I handed in the keys the next day (Friday), they didnt want to see the room with me because the person who had to do wouldnt be back till Monday... ok. Well in the final statement, Im charged $40 for carpet cleaning/stain removal and $50 for cleaning... Be prepared to lose a chuck of your security deposit no matter which option you choose.

Everytime I visit my friends who live here, I can’t help but think how beautiful the community and how friendly the office staff are. If I did not owe my home, Seabrook would definitely be a place I would look to rent.

We chose Seabrook based solely on the nearby school rating. Our daughter attended Brookshire Elementary which is a highly rated school. The complex is always quiet and I havent noticed any type of criminal activity. Parking is usually easy to find near your front door and I never felt fear walking to my car in the dark. The office staff and mantinence crew are friendly and very helpful. Every service request I submitted online was completed in less than 24 hours. A few times they were done within an hour of putting it in online. The screened in porch is nice as Florida is known for its mosquitos. Our unit is located in the back of the complex and has a nice view of the water where turtles, cranes and peacocks are often seen. Its nice to watch the birds catching fish while you have a cup of coffee on your patio in the morning. My only gripe would be the lack of neighbors cleaning up after their pets but that happens everywhere. The complex does provide free pet waste bags so Im not sure why folks dont pick up after their dogs. The pool is nice and never crowded as well as the gym. I cant comment on the laundry room as I have never used it. Overall a great place to live.I must edit my review after receiving a bill after moving out for over $800 in repairs they claim needed to be done. We were charged over $700 for carpet replacement but when we call and ask which room was the carpet damaged and are there any pictures my husband gets told over the phone that he is being rude. They also charged us for installing the vertical blinds that we replaced after we were told to just leave them in the box and it wouldnt be an issue. We moved out over a month before the end of our lease and have no idea who could have been going in and out of the apartment all that time. Why werent these things addressed during our final walk through? I enjoyed staying here but it seems like they want to scam people out of their deposits and charge you for things with no proof that it was actually damaged.

If I could 0 star I would give it, the maintenance of these apartments are lousy, they arrive until a week after it is needed, after they start work they do not finish it, they gave us apartments that were not ready for us to move and they were full of mold, the supervisor pretends that he cares but the truth does not care about anything, and in administration they do not do their best to help. Terrible place
