I have been here over 2 years. I absolutely love it here! The office is very responsive, and kind and generous, and everyone who works here! The grounds are emasculate too! So beautiful! If there’s one thing I want it would be a receptacle for recyclables! But I love it here at Cape Harbor!
I personally dont live here my daughter and grandbabies do. Apartments are very clean and nice when she moved in. Pool house and pool are very clean and can be used for the tenants. The only reason I gave it a four star rating is due to the fact the stairs are due for some attention. Other than that this would be the first place Id would look into renting if we were ever to move that way
The staff here at Cape Harbor Apartments are top notch. William in the office and Les and Ronnie in maintenance are the best. This is an ideal location to avoid the downtown congestion. I highly recommend this apartment community.
Ac hardly works and maintenance never seems to fix issues and we’ve been out of ac for a week. Clearly knew these were issues for our buildings and still have not corrected the problem. Yet they don’t respond to emails for rent or problems but have no issues putting letters on doors for their technical difficulties. Rent should probably be prorated since ac has been out for over a week but you have people here to work on them and still no ac. Thanks for making this summer hot for our families
I love my home. The grounds are great especially for walking my dog. He has a ball. However I am most impressed with the maintenance crew-quick to respond, efficient and courteous. Keep up the good work
Our maintenance crew is great! I love the fact that they will call before coming over especially because I work nightshift and they will come later in the day so I don’t have to wake up or loose sleep! Keep up the awesomeness guys!!!
I called the office at 2:47pm and Maintenance was at my unit by 3pm. Very quick to help, super nice and professional. We have awesome great guys for our maintenance team.
Moved to a smaller size in Aug just had to get some work done on the hot water heater and the maintenance people were fast, friendly and efficient
My boyfriend and I have been living here for 5 months and love it so far! Management is extremely responsive and more than happy to deal with any and all issues. The apartment was very clean when we first moved in and we havent had any maintenance issues thus far. My only complaint is that my neighbor smokes, so I can smell it when Im out on my balcony. Otherwise, 10/10 would recommend living here to anyone!
Where do I start...HONEST REVIEW.1) I was pretty much FORCED to move because my significant other who came to VISIT, like couples do, was accused of living with me by the apartment staff, which he did not. If I did not add him to my lease then I could not renew my lease. So I gave my move-out notice. With the holidays coming up and how busy I have been with work....They put me in such a bind and an inconvenient situation. No sympathy at all.2) I have never put in maintenance request, but when I asked for air filters a couple times I never received them!3) Upon putting in my move-out notice, they inform you that if you do not clean this or that in your apartment upon moving out you will be charged to clean it after you move out...WHO DOES THAT? You want me to clean my apartment from top to bottom (all they way from blinds to baseboards) when Im moving out?? I have never been asked by another company to clean my entire apartment before moving out. I’m a clean person but can you NOT AFFORD to have it cleaned yourselves like every other property does???4) The dog park is a joke. It’s muddy and filled with poop. The dog stations are always full and out of bags.5) When it rains it POURS. The property is a swamp. Our money went to repaving the already fine parking lots this year. You need to invest in better irrigation and drainage for your property!6) While the inside of my particular apartment is decent (some type of lvp floors-1st floor apt, decent cabinets and appliances) it’s not worth $1000+ for a one bedroom apartment. Of course the rent will continue to increase, but I have found MUCH nicer apartments/properties/amenities for the same price in town.
We love the layout of our apartment, which includes a small den. We also love the large green spaces with trees, and the proximity to Ogden Park. But the best part is their amazing maintenance team. Response time is almost immediate, and they always get the job done right the first time.
Always courteous and quick to answer any problems that I might have.
I have lived in several apartments throughout the Wilmington area and this has been my favorite by far! I love the location because it is right next to Ogden Park which makes walking my dog easier. They recently added a package room that residents can access at any time when they get a package notice with a code. This makes it super convenient to order packages and make sure that you actually receive it. The office staff is always nice and friendly and every time I have come to them with a problem they do their best to fix it. I have thoroughly enjoyed living here and I recommend Cape Harbor to anyone considering a new apartment complex!
I’ve lived at Cape Harbor for almost 2.5 years now. The amenities that they have for residents are great. The pool, tennis court, playgrounds all are well kept. Whenever a maintenance issues arises the problem is always resolved in an amazing timely manner. I love the location of where I live! You’re just a short drive away from everything !
Clean place with friendly staff and very responsive when requesting repairs. We have loved living in this community, and recently they have increased the community engagement with events and gatherings which I appreciate as it fosters a neighborhood atmosphere. The pool and gym areas have always been clean and well maintained, and any concerns regarding the property have been addressed quickly. Highly recommend Cape Harbor if you are looking for a mid-range apartment.
I would not recommend moving to Cape Harbor Apartments. I recently requested a lease extensions of 4 months onto my existing lease because I was planning on moving into a house. I requested the lease extension almost 4 months prior to existing lease ending which would of given them 8 months until I wanted to move out. Cape Harbor came back to offer either a month to month term or 5-month extension. The month to month term would of increased my rent from about $930/month to $1400/month (50% increase). The 5 month option was for $1,150 month (over 25% increase and a additional months rent). They knew the inconvenience of finding a new place for 4 months and gave me no options. I have always paid my rent on-time and never had any issues while living here. To make things worse, they sent a renewal letter for yearly lease extension for $990 month ($60 dollar increase) while they advertising the same 1 bedrooms apartments for $915-920 a month. I would only move here if you plan on staying only one lease term.
Ive lived here for about 6 months. After selling a home I wasnt sure about renting an apartment. I am really glad I chose this apartment complex. They offer so many small things that I appreciate including movie nights and resident dinners. My favorite was the wrapping station during Christmas that was right beside the package room which made Christmas presents super easy! Staff is always friendly and helpful when I need them. Rent is paid online which is awesome. I live in a 2 bedroom for a decent price relevant to the location.
Needed some repair work done and they were out the same day to fix the issues.
I have really enjoyed my time here. The ladies in the office are professional in their work and their knowledge. The maintenance side are prompt and friendly. Great amenities. I really enjoyed the gym. Quiet and safe. Great locality. I highly recommend.
I have lived here for 2 years, going on my third.I can say many positives about this place.1. Managers are very nice and easy to speak with. Any problems, they listen and advise.2. Maintenance is always ready to help you if there is anything wrong. They even wave at you while driving around the grounds.3. The play areas are nice, and there is a walkway to Ogden park behind/beside us, and a walkway to the school next door.Good speed bumps for safety, and a great laundry/exercise facility, and a clubhouse.Pool area has a grill also, and there is plenty of lounging chairs.Everything is close, within walking distance- grocery, gas, drugstores, fast food.I’m happy here, and I’m sure you would be too if you are considering living here.
I have enjoyed my short time here so far. Moved here due to being displaced from Hurricane Florence. My apartment was very clean and have only had to call maintenance once, and they were very prompt. Apartment is very quiet and the grounds are well kept. Ideal location. The office staff are very attentive as well. Very satisfied!

I have lived at Cape Harbor for almost 3 years!Sadly I must leave but only because I am going to be a home owner of a house on the beach. So it’s a sad/happy situation. Cape Harbor is a wonderful place to live. They staff is always helpful. Any maintenance issues are handled promptly. And they even offer “perks” annually for your apartment. If you have any issues with the neighbors Amy the Property Manager is there to help!

This place is a real dump. It appears they NEVER clean the duct work because my friends apt had black soot blown all over her ceiling. She is breaking her lease to get out! Upstairs neighbor put bags of garbage on her deck causing maggots and roaches to fall below. Rent too high for all of that disgustingness!!

I have lived here for almost a year now, and the management that took over is now running a lot smoother it seems. I love the location and the amenities. The staff is great, and I mean, truly great. The new things that they are starting to offer too, I think, make it even better. You can transfer to another Carroll property, they will paint an accent wall for you (for a small fee), and a bunch of other stuff I just cant remember. I feel they are stepping up their game! Look out!
We love it here. We have found our home. Great responsive staff. I’ve literally asked for maintenance to come check something and they have beat me to my apartment. What’s best, both maintenance and the office staff remember you and follow up. So amazing through this hurricane. Thank you for making our apartment a home for me, my wife and our two girls.
Great place to live! Love it very quiet in the back where I am! Maintenance is great and super quick! Wish they had more equipment for the gym and ceiling fans in all apartments. But I absoutely love it! Super nice office staff and they always know who you are which makes it even better!
Our mom has lived here for 6 years and loved it. The staff are very nice and so is maintenance who responds quickly to all service requests. New renovations very nice. Stable community. Highly recommend.
Put in a maintenance request at 545 for a common area fix. It was taken care of before 1030am the next day.

Lived there for nearly two years, recently bought a home and moved out. For an apartment community it was very nice - not perfect, but a good location, far off the road so its quiet, and the community is generally nice and quiet.I always found maintenance to be very responsive in the few times weve had to call, most of the time arriving within minutes. Some of the maintenance people are quiet but all we encountered were perfectly pleasant.My mother in law lived there for a year, and she kept her place immaculate. On the move out inspection, she was charged $300 for having broken her sliding glass door, which she did not do, and upon sending the management her rights as a renter they waived that fee and she got her deposit back, so I would advise anyone to be present when inspections are being done.Location-wise its hard to beat, being near the intersection of Gordon and Market. There is a walking trail between building 7012 and 7016 to Ogden Park, and theres quick access to anything you need, while being tucked away from the noise and bustle.We did find that they will raise the rent quite a bit, especially if your apartment is slated for renovation. But, if youre looking for good apartments and a nice community, overall I would give it my hearty recommendation.Downsides: There is only 1 dumpster for the entire complex, and it is a large complex - so its often full to capacity or overflowing. They really need to add another one somewhere.After we moved out and they calculated the cost of what we owe (3 kids, carpet heavily stained) they immediately sent the bill to collections, not even waiting for the due date. My wife paid the bill on time and asked them about this, and they simply responded that thats just what they do. Not cool.And despite our apartment being slated for complete updating and renovation, we were charged for the carpet (which was going to be removed anyway).
I have lived here for the past 5 years and just signed for my 6th. I love this community and would not want to live anywhere else, trust me I did mey research. The rent is a little high and tends to increase each year, however, you get what you pay for. The grounds are well kept and things get fixed quickly, it is also a very safe community. And as someone who lives on the first floor, this has always been important to me. Neighbors tend to keep to themselves and there is a mix of families and young professionals. I understand the rent amount can be overwhelming, but this is a great place to live. I only plan on moving when I buy house. The office staff tend to change frequently and notices of entering apartments are short but those are my only major complaints. Overall, I have been happy here!

Look no further than Caper Harbor apartments by Arium.Though if you are also looking for management that is unorganized; While you are left waiting a week to inform you of updates, Incorrect bill postings (more that 4 times to my door.) As well as management that will not give you anything but aggression and confusion to your simple questions or concerns. You will find the Cape Harbor apartments by Arium.I am not upset, only disappointed. That I have been paying this much for such low assurance to changes in my living situation, and answers to simple questions on how I may hand over my money to this branch.However as I have stated above, the maintenance crew in this place is impeccable without doubt. To put in a request at 8 am, before you head off to your day job, will result in your apartment and living needs being met by the time you get home. (If not then it will be met the next day, promptly.)The work staff is truly the bulk of how these apartments are kept up. If you dont care much for how your forms and money are handled (being changed excess fees after youve payed your monthly dues, due to the managements negligence to charge.) look no further than Cape Harbor apartments by Arium.
Moving is probably the scariest thing ive ever done. Ra, Madison and Taylor I know will help me through this process! Totally has set my mind at ease! Look forward to getting to know / meet the whole team!Update - After living here 3 months we moved. Hurricane Florence ruined 2 cars and everything in storage due to poor drainage. No sympathy from office. The parking lot holds water with 1 day of rain. We were told not to move cars higher up on grass to avoid flooding or we would be fined. I complied to avoid being fined and my cars were ruined. The fine would have been thousands of dollars cheaper!! One car totalled and one car required a $9,000 motor. Again, no sympathy. Basically was told too kick rocks. I was hoping too simply move. I had to pay another $3500 to break my lease. I had no Credit Card debt before living here. Now, I will be paying high interest rates for years to come to pay off this motor. That $3500 to break my lease would have put towards my motor. Cape Harbor is/was a bad investment. Their response on Google to bad reviews seem so heart warming and compassionate. Its all smoke and mirrors.
I just moved in the end of November. I should of know after the several calls/emails, insisting I sign the lease prior to move in day, something was up. It has been a hassle ever since. The apartment is nothing like the model. I made sure I asked the person showing us very specific questions. And was assured my apartment would look the same. Several request just after move in about my hot water heater & the just got it fixed this past week. Fees I was not made aware of is another huge inconvenience. $14+ admin fee on my less than $4.00 water bill. 15.00 trash fee, 200.00 community fee to cover pest control ect, Ive not seen any pest people in my unit. The apartment is not insulated, and Im told these are heat pumps, they are not made for this kind of cold weather Oh and this past week when they finally fixed the hot water heater, they put my cat in the laundry room and left her there! I could seriously go on and on, hopefully this gives you a glimpse into how this complex is. Even with the new management that we were surprised with in December its a mess. I cant wait to move out. Not worth the money at all.***No the current management was part of my review above. Im still having issues. I talked to them today and no empathy at all with what I addressed with them. 7/2018
VERY HAPPY LIVING HERE THEY FIX THINGS VERY FAST AND LEASING OFFICE ARE VERY NICE THEY COULD USE MORE THEN ONE TRASH AREA AND BE NICE IF IT WAS GATED TO KEEP PEOPLE OUT BUT ONE DAY WE HOPE BUT IT CLEAN NO BUGS AND EVERY ONE IS NICE AND POOL IS ALWAYS CLEAN VERY HAPPY JUST RENEWD LEASE
We rented an apartment at Cape Harbor, only to find mold growing in the window frames and closet after living there a month. We documented this information on their form. The next day we were contacted that our dog a Siberian Husky was on their restricted list and that we would have to get rid of him. We have had him over 12 years and did not even know there was a restricted list as we had not rented in 11 years. We had lived there a month and it was only after documenting the mold that we were notified. Coincidence? We were let out of our lease because of the mold, although the mold was not noted, only the pet. They did however keep $450 of pet deposit for our two cats. This company is shady in their business practices as the rent rate varies daily and lease terms fluctuate. I was uneasy at the onset but after selling our home we hoped to take a step back from ownership. It was a costly, unhealthy and stressful stay. I would not recommend Cape Harbor Apartments under any circumstances. The garbage is continually overflowing, cigarette butts everywhere and dog poop all over even though there are doggy stations placed throughout the complex!!!
Positives:Theres really only 2 things I have good to say...1) The maintenance staff was on top of it and responded to every request within an hour, big or small2) The walking path connecting the property to Ogden park is really niceNegatives:1) The apartment smelled musty and of stale cigarettes upon move in and any time you turned the air off, the smell would return. Also, we had to replace our air filter monthly. The air quality was horrible and our filter actually had mold on it at one point and the office kept telling us they tested for mold and we would have been notified if they found any, but had no results to give us to prove it2) The apartment does not hold any sort of temperature at all so be prepared for high electric bills in order to live comfortably. Our unit ran almost constantly in the winter just to keep it at 68. When we wanted to cool the apartment, wed turn the AC on, and the temperature of the apartment would actually go up instead of down.3) The apartments themselves are just in bad shape. They have paper thin walls and ceilings so you will hear everything and your lights will shake from upstairs residents walking (we kept entertained by listening to our neighbors full blown arguments), theyre old and outdated style wise, they have a musty smell, the ceilings are so low you feel suffocated, theyve settled to a point where there are clear bowing of walls, and all together just not upkept. Our units carpet had holes in it, we had falling towel racks, unfilled nail and thumbtack holes all in the walls, and paint splattered on everything, even the carpet.4) We couldnt use the pool area (including the chairs, tables, hammocks, or grill) or the clubhouse from the time after the hurricane up until we moved recently. Even though these are things my rent was supposed to be including there was no rent discount or update as to when we could use it again or anything from the office.5) The office staff was less than helpful. They did not communicate with residents, unless its for their benefit. They changed property management while we were there and were never advised of any sort of change, so we had been reaching out for two months to people that were no longer involved with the property. They would email you days after a package was received for a resident and get snarky when I would come to pick it up the day my tracking said delivered.6) There are WAY too many speed bumps on the roads in/out of the property but not in the areas theyre needed. People FLY through the actual parking area where there are minimal speed bumps and with the amount of children that play outside here, its a recipe for disaster.7) The property has such bad drainage that even after a few hours of steady rain, the parking lots begin to flood, so its no wonder that almost all first floor units flooded during the hurricane. Weve watched the parking lot turn into a pond on more than one occasionOverall, we wouldve moved within that first month if we could have. I thought even the $800 a month we were paying was WAY more than the unit itself was worth so I hate the fact that the units are starting almost $200 more than that now... especially those on first floor that are susceptible to being flooded out again. We were miserable our entire time living there between the bad apartment quality, the disruptions around us, and the lack of care from the office staff.
Cape Harbor apartments were my home for almost 4 years. I just bought a house so I moved out. If I had not I would have stayed. As with any apartment complex you have lots of people living in an area and only a few people able to keep up with demands that some other reviews have put. This place is a great location close to lots, and the staff from day one has always been so sweet. When you get to know other residents you find there are quite a few who have been there long term. Remember in an apartment the walls are thinner and if you are on bottom or 2nd floor you will hear your neighbors. I definitely recommend Cape Harbor to anyone looking for a place in that area!!
I have lived here for 5 years now and it progressively is getting worse and worse, the rent is still going up and nothing is getting done. they charge bukobucks for background checks and let the slummiest people in. you cant go to the pool with out feeling like you are on castle street. the windows are so nasty looks lie a trailer park. they over charge you for water that they bill to you the electric bill is over 200 a month on the 3rd floor because the ac never shuts off due to the lack of efficiency of the insulation and windows..... he office staff for the most part are rude, the speed bumps are obnoxious 26 to be exact .... they say hassle free living ..... yea right always a notice of pressure washing or inspections or something ..... people are constantly moving out ... DONT LIVE HERE
DO NOT MOVE HERE! My apartment was infested with fleas when I moved in! Some of the office staff are rude and talk down to you, plus they ask you for more money once youve moved out and never return your deposit! Would give them no stars if I could :,-(
I have lived here for almost a year now, i dont have any major complaints about living here thats why im giving a 5 star review, besides living in the building next to the pool. You constantly hear kids screaming/ splashing of water and the boombox thats set up is loud so when youre trying to sleep its rough. Overall the complex is always clean, management and the ladies up front are always willing to help and are always friendly! Phone call and maintence requests get handled very fast, and normally get a responce that day or the next. I would highly recommend people to live here, prices are alittle high but you pay for what you get. Layout is nice, and walls are not thin that other apartments in wilmington.
These apartments are the absolute WORST. If you move here you need to move on the third floor. Otherwise you will be MISERABLE. They put wood logs on the floor underneath the carpet so you hear the upstairs every movement. In every room they go. Its loud and INCONVENIENT. And when you call management about the noise and inconvenience they do NOTHING. I regret the day I moved in and I will not be staying once my lease is up. I WOULDNT recommend anyone move to this OVER PRICED DUMP.
New residents here and we are not pleased. The pool has been closed more than 3 times in a 2 week period due to people not respecting the pool area so the entire community suffers. Alcohol is also a big issue in the pool area. We passed through the laundry facility where the club house is located and it is full of clothes on counters in multiple areas Which have been there for weeks. Apartment was not fully cleaned properly when we moved in. We under go a background check to be qualified to live in this community but it is obvious that it isnt hard to pass because we have seen a few drug deals go down and people are trashy in here. A ton of Move outs since we have been here and we havent been here long. Office staff needs to be more pleasant and polite to renters. Management needs to be more careful about who they rent too. A community slowly crumbling.
Outdated. Too many cats running free. My dog was attacked twice by other pets not on leashes. That is a big problem here. Office personnel is nice.
Great place, well maintained and the service requests are answered quickly. Theyve recently redone the grilling area in the pool and added an outdoor gas fire pit/sitting area.
