Scheduled a “self” tour of the complex. I received a confirmation both in text and email. It was easy to schedule and confirm …. That’s where the positive feedback ends!I went in to the office I was unsure how to use the QR code, I asked the person sitting at the desk how to enter. Her reply what are you looking for, then proceeded to tell me that they didn’t have any apartments available in the one bedroom that I was seeking. I already knew that because they confirm that in the email. She also said she didn’t have any one bedrooms available at the present time, which I also already knew because I did extensive research the last three weeks on their website.Never once did she answer my question on how to scan the QR code after asking three times and listening to her mumble under her mask from approximately 10 feet away I decided it really wasn’t worth the effort for me to even bother to look at the apartment.Don’t waste your time there are more options in the immediate area. For example: Estates at Wellington where I was greeted and offered assistance! I highly recommend looking there 😌

Towing Incident on 1/24/2021• On 1/17/2021 I woke up to a sticker on my car for an expired tag. I immediately renewed the tag. I have a printed receipt, but I had to wait for the decal to arrive. Since I live here, I have nowhere else to put the vehicle. The problem was being fixed and this was the first sticker placed on my vehicle.• My renewed tag was issued on 1/19/2021 and I was still waiting on the decal. The registration shows this date, and if you look the tag up in DAVID, it shows the tag as current.• On 1/24/2021 the new decal arrived and I noticed my car was gone. I noticed this at almost 5:00 PM because I was parked on the Parkway side, not near my apartment on Olive Tree.• I immediately called the security gate to find out if my car was towed. The girl at the gate said she did not know if a car had been towed, nor could she give me a reason as to why it would be towed. She told me she would have to call her manager and get back to me.• I was unsuccessful (as always) at reaching anyone at the leasing office. And the security guard rudely told me that I would have to wait for the oncoming shift because none of her managers were returning her calls.• At 10:00 PM I still had no idea if my car had been towed and I still didn’t know why. I walked to the guard gate and spoke to the guards. I recorded the entire conversation and it took place in plain view of the gate cameras. They could not give me a confirmation that my car had been towed. They couldn’t tell me why my car had been towed. They didn’t even know the name of the guard who called the tow truck. They told me that they call the tow truck after three sticker warnings. When told them I had only received one sticker thus far, they could not give an answer as to why my car was towed.• On 1/25/2021 I woke up still not knowing if my car had actually been towed, not knowing why it had been towed, unable to drive to work, and I had been unsuccessful in reaching any member of the leasing office for assistance in any way. I made arrangements to be picked up and taken to the impound so I could pay to get my car back. It cost me $173 and I had yet another sticker (the second sticker) for expired tags.Recap of Towing Incident• My new registration sticker arrived on 1/24/2021. The actual renewal date shows 1/19/2021 (I have photos). My car was towed on 1/24/2021. Security told me they have a way to run the tags to see if it is expired. Had they run the tag, they would have seen it was valid. The fact that I had to wait for the decal to arrive is beyond my control. I work for a law enforcement agency and discussed the situation with them prior to the incident. Security is not law enforcement and has no police powers. The situation was being corrected and I only received one warning before my car was towed. I have worked in private security for many years in the past. Towing a resident’s vehicle is never something that should be taken lightly. We pay our rent on time and have caused no issues to anyone in this community. This treatment is unacceptable and I consider it unprofessional harassment. It has affected my ability to work and affected money during a difficult financial time for everyone. The lack of communication between security and management is comical.

The office staff, Jessica, have been completely available and helpful every step of the way. From First visit to our recent move in. The apartment looked brand new at move in. We look forward to completing our unpacking, so we can enjoy the amenities and the surrounding neighborhood and huge parks next door.

Would you like to pay a lot of money for a subpar apartment with low quality features but never be able to park your car after a long day? Even better would you enjoy to not even be able to make it into your community because people block the gate routinely?We had a hole in the roof over one of the bedrooms for a year and a half and when they finally came to fix it they damaged the interior ceiling.But they made sure to bully us during Covid into making sure payments we’re on time or we were surely going to get an eviction notice.Living here is like living with dysfunctional family that you’ve probably moved away from only you get to pay for it here.

Very responsive and caring staff. I ran into an issue during move in and it was resolved immediately! With so many units, its amazing that anytime I stop into the office they know my name. My son and I are enjoying the amenities and our unit.

I was.....extremely happy and safe during my seven years living at The Reserves, but unfortunately things have changed in this development. The team here is constantly working hard to insure tenant satisfaction.I wish I did not have to move but my safety is of greater importance than living at The Reserves. The place is infested with mold and the apartments have a super nasty unclean vibe. And the girl who showed me a place (I forget her name but she’s thin and African American) is beyond incompetent. Gave me the wrong directions to go look at a unit... TWICE. Also gave me the nastiest look ever when I walked in the office without knocking and acted like I was bothering her by being there and her having to do her job! Stay away from this trash hole moldy dump.

Don’t live here unless you choose the top floor only. Otherwise you’ll hear every single noise your neighbor makes. The front office does nothing about it. You also pay for amenities you cannot use: like the gym. It’s locked and they have yet to repair the key fob pad. It’s been so amazing. Sike it’s a nightmare can’t wait until my lease is up.

Me and my boyfriend went today to tour a unit in this property and let me just say it was quite an experience. When we arrived at the gate we had a very nice person tell us exactly this: Just like I tell all the new residents who are considering moving here, good luck, and not in a good way then the gate opened and we had to drive through quick. Once we began the tour we went alone to the apartment since it is a self tour and once the door opened a VERY strong and VERY sickening smell came out. It was like clorox times 100. The smell was so strong it was making me and my partner light headed and very nauseous, it was also making it very hard to breathe. We were only inside the unit for maximum 10 minutes because we could not stand the smell and we kept feeling more and more sick. Turns out there was an Ozone generator in the kitchen (if you do not know, ozone is extremely harmful if inhaled, and even just a little bit can irritate your lungs and make you feel a bit sick). Someone had most likely put it there to purify and clean the air and then forgot to remove it before opening it for tours. Needless to say we told the leasing office and they said they had to idea that machine was there and were terribly sorry. We left so quick because I did not want to stay there another minute. Its been 2 hours since we left and our throats still feel very irritated, chest feels a bit tight and a bit of nausea.

My Ac have been gone for two days now and someone came to look at it said it was fix and left and soon as I got home it was still not working and I have been calling put in request and still no one have come to look at it again . They do not care about they tenants and that very bad .

Stay away unless you want your apartment broken into and all kinds of problems. There is no security, is pretty ghetto and for the price really not worth it. Keep looking elsewhere !

Would not recommend! I have lived here since March of 2020 and still have not had access to the gym or pool. There is no reason I shouldn’t have a functioning key fob when I pay every month. This place does not care about the residents at all! Believe all the reviews I wish I did.-update now it’s October almost still had no access to gym or pool can’t even get in contact w/ anyone I feel completely ripped off

Absolutely love this place! Wish I found it earlier! Office staff is very helpful. Maintenance is quick and very nice. Only issues are the parking but there is nothing to be done to fix it that isnt already in place; and how the trash works. The compactor fills up so quickly! There is always so much trash left outside the compactor area. Not a huge deal, but it is sometimes annoying and gross when it rains!

Scheduled a self tour on Saturday and confirmed on Monday for Tuesday at 1pm. I got there at 1230 pm I waited until 1250 to check in ! I checked in twice one via the email they sent me to confirmed and also via text ! Was texting with Cassie who was super nice once I checked in I noticed her she replied that someone would be with me I waited and waited and waited walked to the leasing off door was locked saw how they received a pizza deliver called no answer long story short I waited until 130 and NO ONE ABSOLUTELY NO ONE ACKNOWLEDGED ME NOR MY HUSBAND ! So unprofessional and what a bad first impression I should of listen to the reviews !

I am giving the reserve a 3 star for places to live. Even as my living experience in the apartment complex was modest, parking and garbage are an issue. Not too many places to park, garbage was all over the place around the garbage disposer. It is not such a bad place to live, but I know management can improve it. One advise to new renters is get all the facts with management before you sign the lease and save all documentation they provide in a folder.

The staff at the office is never there. You leave tons of voicemails and no one ever returns your call. When you finally talk to someone, they transfer you to someone else who doesn’t answer. Very unprofessional. Would not ever recommend. Someone should always be available during business hours or at least return calls if you are out of the office. Unreal

While staying there went through 2 hurricane warnings. First one they told us do it yourself. Luckily I was on the first floor,as I felt bad for people on 3rd floor. Than the next year later as another hurricane was in our path they would ‘put shutters on ones who would be most effected ‘. So everyone has to put a chance on it? Someone broke the doors to the shutters so we could prepare ourselves. Management called police, but police said just trying to protect ourselves. So yes your safety is not of their concern and parking that’s a joke. Just want more money from you after rents ridiculous. Durning a Hurricane withdrew money from my account than put it back and tried to say I owe over $400 in late fees vile company

If I could do zero stars I would!DO NOT MOVE HERE!! They will try and rob you any which way they can. If you leave a bag outside of your door they’ll charge you $25 even if it was only out there for an hour. They don’t give a damn about their residents. No one told me the procedure on my move out and since it’s on a Sunday when they’re closed they told me I can either move out a day early or I have to be at the office Monday morning before 10:11 otherwise I’ll be charged for another day! Plus on top of that I was told that the express cleaning would be $175 when I put my notice in and now all of a sudden it’s $200! They charge $50 a wall no matter the size to repaint it! I lived here for 2 years and there’s been nothing but issues with the management! I had one guy from maintenance try to ask me out on a date after he was constantly watching me for a good two months then after I declined he asked if I wanted to buy pills from him! The lights were out in my building for two weeks so I had to use my flashlight at night when I got home to be able to see where I was going. Also when I first moved in there was a hot tub on their website and go figure once I got settled and looked around there was no hot tub! I was also told that they would give me a pin code to the back gate and that never happened in the 2 years I’ve been here. If you’re late more than 2 days they charge you $100 for a late fee plus $10 a day until you pay it. I had to fight them on my renewal because they tried raising it $200 when they haven’t done anything at that point to try and better the complex! If anything they took away more parking spots and added more ghetto people which resulted in two people shooting and killing each other! The gate just lets anybody in, when I told them a name of someone who is not allowed in and to give me a call (gave them my new number multiple times and they still haven’t changed it) they never gave me a call and they still let the person in who was not allowed in. The “captain” of the gate people as he likes to call himself was absolutely rude to one of my guests that was trying to get in even after I called her in. Also when I called my boyfriend in when he was right behind me the woman still wouldn’t let him in even though I repeated his name and my address 5 times! When they started getting more strict with parking (giving us tags to hang on our mirrors) I parked like everyone else, on the curb, and they decided to just tow my car and left all the other cars alone. This place is an absolute joke!UPDATEI’m fully moved out, signed the express cleaning papers and was told that I could pay by the end of the week and now they’re telling me that I had to pay up front and there’s nothing they can do about it now and now I owe them $300. I takes with some woman from the billing department and she was absolutely rude about everything. I told her what I was told and if she can’t do something about it I’ll have to bring them to court and her response was “go ahead and take it to court I don’t care.” Also on the paper it states that they do furniture removal and she was arguing with me for a good 5 minutes about how it doesn’t say that when it’s right there on the paper! This place is absolutely ridiculous with everything! Spare yourself the headaches and aggravation and DO NOT MOVE HERE!

Crime is way above what I would have expected. Several shootings and constant law enforcement presence (on scenes). Parking was terrible. Trash was always full and over flowing around the dumpster. Property is very nice unfortunately management lacks. Moving out was terrible, fee after fee. Would look somewhere else for the price.

Unfortunately wasn’t able to move in, due to a family emergency. But I definitely looked forward to it. If you’re looking to rent and go to someone who will actually CARE. Then go to Dani. The rest of the staff will always be busy or would be nowhere to be found. But Dani will always go out of his way to help you. Rent is a reasonable price, and gated 24hrs. The apartments are renovated and clean. I would recommend them and Dani!

Love this place. Havent moved in yet, but made a decision to sign the lease within 24 hours of viewing the apartment. For me (being indecisive) thats big. Anyway, Ashlen in the leasing office sold my roommate and I on the place. One of the sweetest people ever. Also very proactive and quick to respond. Between her kindness and the good vibes of the community, it was the obvious choice.Took off one star only because of the fees. Not terrible, but would rather there be none :)

Disgusting crooks. DUSTIN STUART is new to the staff and ever since he started my rent has gone up. Almost got me evicted!!! ALSO. after paying fees on fees. on top of that this guy said that my payment bounced even after giving my personal bank account information that showed my payment was just sitting in my account and never moved. His boss LAUREN LOWE clearly just signs off on anything that touches her desk. Anyone that is a COMMUNITY DIRECTOR would have taken notice to a tenants name that keeps popping up. would you not have red flags going off and taken a look into all communications the tenant and your staff have??? or reach out to the tenant to see why there is a on going issue?? Well a professional would. They do not answer calls and best yet besides pretending that you arent paying your rent. they place on your lease that you pay per month rent and charges a set amount. and then when you notice that you are being charged double for a third party addition such as water, sewage, and trash that on other communications state are subject to charge but on your lease its a set pricing. you rent is 1290. and when you add the water, sewage and trash again it brings you to 1350. and youre then told its water. oh you pay off a balance full of unwanted fees because they didnt want to pay you back all you money owed to halt an eviction. DUSTIN STUART sends you their lawyer Fee to pay and add it to your rent. because he thinks you did not get notified that you can not add you lawyer fee on to the tenants rent and you can not ask a tenant to pay youre lawyer fee. LOOK AT THEIR F RATING ON BBB. LOOK AT ALL THE CURRENT TENANT AND PERSPECTIVE TENANTS GIVE THAT HORROR TESTIMONY. ON BBB, YELP, GOOGLE REVIEWS... WHEN WILL THE COURTS AND WEST PALM AUTHORITIES STEP IN. Its times that this staff have to repay all of these tenants they has stole from. would you want to throw away all you hard earned money?

I have had a very good experience living here the last 4 years. Location is good, buildings are solid and look nice. The maintenance personnel have been knowledgeable of the apartment appliances, etc. and have quickly responded to all my request. I have had good neighbors. Liked the lower power bills after they installed energy efficient items. Enjoyed a few of the events they do for the tennants, and liked the surprise breakfast and recognizing your birthday.

Very discouraged here, now they have a new system whereby you HAVE to put a tag on your car (given by The Reserve) in order to handle outsiders who do not live there from taking our parking spaces...well......needless to say NOT only has it not worked but residents are charged for parking spaces, they do not have and to boot they take the vehicle tag number and are given a special decal in order to drive into the premises. However, now even though they have your car tag information and are a RESIDENT for over a number of years, you MUST place this other tag on your car and GOD FORBID you lose it, gets stolen, or whatever you have to PAY $150 for a new one!!!!! OR ELSE THEY TOW YOUR CAR!!!! YES MY DAUGHTERS CAR WAS TOWED BECAUSE THE TAG WAS NOT ON HER CAR AND WE COULD NOT GET IT TO START IN ORDER TO MOVE IT ELSEWHERE (EVEN THOUGH SHE IS ON THE LEASE ANDDDDD...THEY HAVE HER CAR TAG INFORMATION). WHAT IS THE PURPOSE!!!!We pay rent ON TIME each month, but they do not care!!!! Did I have to dish out extra money in order to get the car back which was towed FOR NO REASON, I mean what did we do wrong but lose their tag (which was STOLEN) and then forced to pay an additional $150 for another tag, which I did not do I just gave it to charity as this place is not getting another dime from me for this ridiculous plastic tag. I could understand if it was for non-residents but for Residents!!! Residents are not respected and we will be leaving as soon as we can as they do not care!!! IF YOU MOVE HERE, KNOW THAT THERE WILL BE EXPENSES AFTER EXPENSES AFTER EXPENSES.

These people are crooks and care little about their tenants. My dryer barely works, My AC works when it wants, my ice machine made stinky ice, etc. But I never really complained. They told my rent was going to be one price, then when my first payment was due it was higher, still no complaints. Then when it was time to renew my lease they again raised my rent by almost 100 bucks. It was too short notice for me to move but Ill definitely move once my lease is up next time. do not move here

I stayed here in 2013 and while I had some maintenance issues, the management was great about fixing it and helping us out. Of course the water damage ruined the carpet and knew right away it wasnt my fault so they gave me my full deposit back. I left but had to come back and the same staff was still there in 2014. I come back literally a week later to use the gym and they had new management. It all went down hill from there!!!The management now does not care what your issues are and take every penny they can get from you. When I left, they kept my deposit, double charged me for my water bill and told me to owe $300 more dollars because of a stain (the size of a penny) on the plastic counter top in the kitchen. That apartment was spotless compared to ones Ive seen. The neighbor I had was horrendous and the management always sided with her saying I have to just deal with the issue. Ridiculous. I wouldnt recommend this place anymore with the new management. All they want is a paycheck and dont care if their tenants are satisfied.

Despite all of the negative comments Ive read, I really enjoyed living here. Maintenance was always very helpful and anytime I needed something Ashlen was on top of it. I had a beautiful apartment and would of stayed if I didnt get a house. The price is relevant to the surrounding neighborhoods, and I wish I used the pool table and gym more often!

The office staff are incompetent and rude. Management doesnt respond. Rent is exspensive for what you get. If you need maintenance, you will be waiting several days and then need to know what the problem is so you can point it out to them; otherwise, they say the problem is fixed but it isnt. I cant wait for my lease to be up.

If only i could put 0 stars. This place is real quick about charging people for late fees, and for other things like having a small plant outside ($25 PER ITEM) but yet when its something for the tenats they either dont care, or just take forever to fix it. I would never live there again. They never answer their phones, OH and the referrals! I referred 3 new people THREEEE and they didnt want to give me my referral. Its so sad to see how this community treats their tenants. Im so glad i moved out.

ZERO STARS!My kind request to you, never ever move into this apartment. Dont fall for the beauty on the outside, it gets real ugly during your stay. There are plenty of good apartments in the area, please stop looking into this apartment and move on, youve plenty of good things you can buy with the money they are going to charge you as fees during your stay and even after you move out at some point of time. I had to pay $1300 bucks on damages even though I never caused such damages. I only lived there for 7 months. I had to pay an EXPENSIVE $3k lease breakage fee on top of this. Avoid this apartment at any cost.I forgot to mention something, during my 7 months of stay, my car was vandalized 3 times. So I just wanted to say save your money AND your car!

Love it here. Nice and quiet community and close to restaurants and grocery stores. Wish the lazy tennants would put their trash in the compactor instead of outside of it. Other than that. Its nice and clean. The office personnel are friendly and helpful as well as the maintenance workers.

Please heed this warning! DO NOT STAY HERE! This apartment complex is a joke. We will start off with the staff. The only reason we rented here was because of Stacey. She was THE ONLY staff member who seemed to care and answer to my requests (which were not demanding by any means). She also appeared to be the only one who greeted guests & residents with a smile and without an attitude. All the staff members act like you are a bother AFTER you move in. Don’t expect to try to contact the community manager, Lauren, about anything though. She is never available and refuses to follow up. And when you do finally get in contact with her, don’t expect to get a straight answer, she doesn’t give any. On to living on the premises. They charge $5 a month for parking, but you better be there before 7/8pm because after that it’s horrendous. You will literally have to park 5-10 buildings away & walk to your house. & you will be lucky enough to make it to the house in the evening without being hit by the numerous drivers that drive around curves as if they were being chased. They have plenty of reserved spaces though, just don’t expect to be able to rent of them as they seem to be full at all times. The remaining spaces include “compact” parking, in which all vehicle sizes try to fit in the tiny spaces they allot. The residents don’t even care enough to park properly though, so its even harder. The apartment wasn’t in the best shape when moving in, needed a DEEP cleaning. Hair clogged all of the bathroom drains and the water wasn’t draining properly when I first moved so I had to make a maintenance request to resolve it. There was grime and hair in the crevices in the fridge as well. Unfortunately I didnt thoroughly inspect before moving in. Maintenance is great though. Very responsive, so there is an upside to this place. Neighbors are literally a hit or miss. The walls are well built so you don’t hear the noises your neighbors make other than those upstairs. If you want guaranteed safety, this is not the apartment complex for you. Lauren (manager) said it best: There is a reason it is not included in the lease. There was a shoot out in the building next to mine. It happened a few feet from my living room window. AND NOT ONE WORD WAS SAID TO THE RESIDENTS FOR REASSURANCE! But it gets better, there was a drug bust with TWO SWAT teams in the building across from me in the early hours, right before work, which made me late because of their blockage. I have also had the pleasure of capturing a neighbor smoking whatever substance in the front of my door, with the Ring doorbell I had to purchase. I mean at my front door, smoking from a can. And the management could care less about it all. The trash is piled up like a mountain EVERY DAY outside of the compactor. Don’t believe me? Check out the complex in the wee morning hours before they have a chance to clean it up. My “favorite” part about this complex, would have to be the billing. Their billing department double billed me for electricity for about five months plus a ridiculous fee every time. Nevermind the fact that I had to provide proof the electricity was turned on in my name before move in. I had to basically plead & argue EVERY MONTH for the office to remove the charges since FPL was already billing and deducting payments automatically from my account every month ON TIME. Like prior people have said, the billing department dealing with the move out charges is vile. They are disgusting individuals who will hang up in your face & speak to you very disrespectfully. Must be some serious personal things going on in their life to be so miserable, but how they get away with it is beyond me. The complex racked on some ridiculous move out fees (after neglecting to do a walk out inspection, which is a breach on their part of the lease). Will be seeing these people in court soon I guess. They will probably respond to this rating about how much they care & how I need to contact whatever stupid department, but I have been trying to get in contact with a manager for weeks now.

Ive lived at this apartment complex on and off for quite a long period. Over the years many changes have been made and not all for the better.My move out experience was quite pleasant and I received my full deposit in less than thirty days, thanks to Brandon Haycock in the finance department. Extreme kudos to how professional she is.This apartment complex just like any other has pros and cons, just do your research before you rent. Parking for some though can be a nightmare and this is a serious issue that needs to be addressed.I cannot speak of a bad experience that Ive had while residing at this apartment complex other than wishing that all the apartments had balconies and extra storage

I moved down from the North last year and thought I had found a nice place to live.The reviews were more a lot more negative comments than positive but against my better judgement I signed a lease anyway. I should have taken those reviews more seriously because a lot of what I read, I lived. Needless to say my lease was up in June and I moved as soon as the lease was done. So glad to be out

All in all, Im more than disappointed by this community. A resident across the way moved out after 6 months and the maintenance crew removed 40 bags of trash, we leave a toilet brush and we get a fee!! We were good tenants for 3 years and this is what we get. We dealt with other tenants building piles of trash in front of the compactor, which we personally cleaned up on dozens of occasions. We watched the hot tubs get filled in because they were continually closed by the health dept. I had to get a gym membership, even though a fitness center was available, because it was also in such disrepair. We watched as pit bulls became the most common breed of dog in the community, even though they werent allowed. Along with no enforcement towards having tenants clean up after their pets.This lack of sanitation put both of my dogs lives in danger! They both had to be hospitalized not 6 months ago because of it. All of this coupled with the extremely rude and unapproachable office staff is why we chose to move. That decision was made by the asst. property manager last year when she showed no concern for the tenants safety with an imminent hurricane. Maybe more focus should be placed on the community as a whole and less on the cleanliness of my oven. Maybe then your tenants would stay longer.Update: no option for a final walkthrough was given, which had unreasonable fees, as listed above. No contest of those fees was allowed. Then when we tried to pay the unreasonable final bill, the billing dept was just as rude, if not worse than the office staff!

Went yesterday to the reserve of river bridge service was horrible. It was my first time going there was waiting for at least 10 minutes for someone to help me the gentleman that work there walk right pass me didn’t acknowledge the fact that I was there he than sit down and his first words to me was whoa next not even I’m Sory for the wait or good afternoon how can I help you nothing like that. Than he gave me 2 sets of keys never told me what key to open the door he than point to the next building you can go over there that’s the apartment and you have 30 minutes to look at the place I will NEVER RECOMMEND ANYONE to stay there. Once you sign a lease they are NASTY....The only good thing I have to say about this community is that the apartments are pretty descent inside. The tenants are the absolute worst. We dealt with other tenants building piles of trash in front of the compactor. Parking is a nightmare God forbid it’s raining and you have to walk 10 building down to get to your place. They want you to pay for parking which is absolutely absurd. Or they will have your car towed. Just make sure if you move in you ask about parking and you don’t have to learn the hard way and be towed.

The F rating in the BBB is probably the most accurate statement made about this place . The pictures online are a complete fabrication of the property, and the front office is full of rude, impatient employees who wear their annoyance on their faces. I walked in with my niece looking to fill out an application and the front staff seemed clueless on how to go about helping me (not to mention bothered). My cousin Nikki is a tenant there, and despite her constant advice to rent anywhere but here i decided to give you guys a chance to be close to her and her son. Big mistake .

My fiancee and I were happy enough out first year to resign the lease. There were no significant issues other than a flood of roaches when the maintenance people cleaned the apartment beside us, and we had to have pest control come 3 times to rid us of the problem (we had to initiate; Complex didnt deem it necessary to do our apartment after the other, even though the roaches would need to go somewhere). However, this second year has been awful. The security gate is a joke and they will just let any in that has an idea and can make up an address. Upstairs neighbor had her abusive ex husband show up once and had to call the police. We have had 10 families move in and move back out in the span of the 2 years within a 10 unit block. No one lasted the full year other than us. Dustin (property manager) can be nice, but he can also be rude and will not listen to what you are trying to ask him. He will just cut you off and speak over you. Lauren is great. The compactor for the trash is a joke. There is only 1 per complex and that is simply not enough for all of the units here. People pile garbage 5 or 6 feet high and refuse to put it inside the compactor. You would think management would have someone out every few hours to clean it all up considering we pay 1600 for an apartment here, but nope. Someone comes out in the morning and thats it. Glass is all over the ground by the compactor and through the parking lot. Nobody picks up their dog poop. Management doesnt notify you when there will be work done on the roof of your building. You just get woken up at 8-9am to loud banging. The apartment itself is nice and I have liked living inside of it. However, the neighborhood and management are not worth the money you pay.

Folks, this community has a great leasing and management team, and its a much more orderly and safe place to live than other parts of West Palm Beach. Because they dont want to lose the conscientious majority living here, they quickly correct occasional issues that occur as a result of some residents being unfamiliar with traditional courtesies in this part of the world.

The staff will be so nice to you when theyre trying to get you to sign their lease after that they couldnt care less about you. The management of this property is so bad, there arent enough words to explain it. I obviously did not read the reviews before I moved here. Now that I have seen how they work, i realize that I should have looked around before moving here. For the first few months, when you call maintenance, they will be there right away but after that when you call them they show up in about 3 or 4 weeks. Make sure you look carefully before you decide to come here!!!

Rude office and they tow vehicles of residents with a really unreputable towing company. The office will send emails with happy holidays, but remember dont pay late. Nowhere to throw trash away, yet they fine you if you walk over garbage. What really sells this place is that they break into your mailbox and dont notify anybody of crimes happening. The only thing good are the people that live here. Management sucks.

Just read the other comments. They will find the tiniest stain or scratch, and charge you 1000$ for it. They will lift up your carpet, no matter what the top looks like, and find any stain and make you pay for it. Instead of having it professionally clean after usage, they WILL BILL YOU! Currently been dealing with the billing management for the past month, they do not care what you have to say. I had people tell me before, that they kept on calling the management company till they gave up, and didnt have to pay. DO NOT LIVE HERE!

Sad I have to even give it a 1 Star. I have mold growing on the wall between my bathroom & dinning room as well as water coming from the floors. Have been calling since Saturday to get this fix. Today they said they would be going at 1:30 to fix. I went around 2 to see what they were doing & nothing was done. Mind you I have a 2 year old son and I’m not willing to expose him to this health issue. Currently looking for somewhere else to live.

I would avoid this company. These people are crooks. When we moved in to this complex the property had mold in the storage rooms. We told them about the mold during our walk through. They said that they woud take care of it. All they did was paint over it. The AC was leaking on the hot water heater, which is next to the fuse box. They only came to fix it when it started smoking one night. Three months later when we were moving out the charged us for having the tube resurfaced. The tube was not in the best shape when we moved in. We pointed it out to the maintenance worker and was told that it was already fixed before we moved in. At the end we were there 3 months and glad we didnt stay any longer this place is a high price dump. They claim to have a gym, but it only three machines in there. I would never ever ever recommend this place.

I would give this property zero stars if it was possible. While the office staff is helpful; unfortunately, they are not fully trained by the company that manages this property beyond getting prospects to become renters. The management company, UDR is an absolute joke. I have lived in a variety of rental communities in Palm Beach County and never had a problem. This company will try to pass the buck on any and all repairs that the apartments may need due to the age and pet wear and tear on the apartments. UDR decided to send us a one thousand dollar plus bill post move out for carpet replacement. Even though we actually steam cleaned the carpets before we moved out and they looked better than when we moved in. Dealing with them is also a joke, they provided no information (receipts and so on) for the carpet replacement until we sent them a certified objection letter. They have the renters sign a pet addendum which makes the renter 100% responsible for all damages and repairs (including carpet replacement) if the staff deems it necessary, which they will. The decision is completely based on their objectiveness and whim. You also pay a pet fee (for us $350) + pet rent (For us $15 per month) that does not cover anything for the apartment outside of allowing the pet to live in the apartment.There is also a myriad of issues on site. There is not sufficient parking for the amount of renters with vehicles living on the property, so you may get your car towed if forced to park elsewhere. They have instituted a reserved parking spots program to deal with the issue; however, you have to pay additional monies to not have to park a mile away from your apartment. The property also struggles to keep clean because people leave the garbage bags outside of the dumpster site daily (also the reserve side only has one dumpster for the entire community). It is a constant eye sore and as you can imagine the garbage bring issues with vermin and so on.The maintenance staff are also ill equipped to deal with certain issues. The very first example we experienced is when we moved in, the fridge door did not open or close correctly but the staff did not want to replace the door and its attaching housing so they jury-rigged a mount that worked sparingly. They also stopped providing us with air filters because they could not get them anymore even though we were told that the filters were included monthly in our rent.Do yourself a huge favor and just avoid this place like the plague.

Everything was fine until move out. They charge me couple things for 20 dollars, no big deal. Then the decided to charge me 736.00 for new carpet, while i had it professional cleaned. I had one of the maintenance guys come check the apartment, and I asked what did he thought about the carpet, he gave me his professional opinion that it looked brand new and didnt need a carpet replacement. I later found out that they pull up the carpet and check the back side of it for any stains. Obviously if you check any carpet on the back side its going to have a stain. So just expect a 1000.00 final move out bill, if you do not believe me just read the other views.....On that note everything was fine until this....They will not be getting my 736.00, they can keep the 300 security deposit, they will be sending me to collections, they will also see a lawyer. I will try to send an update on this after this is all said and done.

Worst management team in The world. I recently visited this location and had my car towed after being verified by the security guard to proceed through. I parked my car in a guest parking spot and still had my car towed. Simply because I didnt have a parking pass. My thing is how does the security guard give you access through after someone calls you in as a guest and they dont give you a guest pass? I must say so far it has not been so bad.I HAVE A REQUEST FOR THE UDR OWNER.IF YOU NOTICE, ONE OF THE MAIN CONCERNS IS SECURITY. I am concerned about all the people who just walk in off the street to use the facility amenities for free who do not look very friendly. Its not good for your business. Add a gate or a security guard who prevents this from happening. All the bad reviews are hurting your business and are more expensive than a gate. This place is priced luxury but is far from it. Its mediocre at best. Dont let them fool you with the, Its post hurricane construction. Get yourself a realtor. They will help you find a better place to rent for less. We lived here a year and after 3 months couldnt wait to get out. Forget about any hopes of getting any portion of the deposit back. We have always paid rent on time but we are being charged over $500 for post move out charges. This is aside from damage charges. And when I went to the office to inquire about the charges, I got we cant comment, you need to submit your dispute questions in writing to corporate. I could go on and on but take my advice, avoid a big headache and go elsewhere.

If i could leave this property 0 stars I would. The leasing office there is just for show. No one there is actually helpful. They have a gym where machines are broken every so often. Pool is constantly closed for maintenance which takes several months. Recently they came with a new rule where residents have some sort of tag hung up behind their rear mirror in their cars, otherwise the cars will get towed. They don’t even check the plate to see if you’re an actual resident or give you a warning before they take the car. My dude Dustin Stuart clearly is just being told what to do and can’t really do anything about anything so Won’t Take it Out on Him but this place really needs someone to help manage it.

If I could give less than 1 star I would but theres no way to do so.Where does one even begin?Lets start with the promises we were made before moving in.1. Hot Tub - Cemented in prior to our move in date but they sold it as an amenity to get us to sign.2. Pools - Constantly under maintenance, and now closed in the middle of the summer for them to resurface with no estimate on completion time.3. Upgrade kitchen. Our appliances are slightly less than used and the kitchen itself is falling apart. The vinyl coating over the particle board is hanging in multiple places with no attempt to even glue them having been made.4. We walked in to our apartment on move in day to discover that no maintenance appeared to be done prior to our move in. Baseboards were still damaged, nothing had been cleaned, food residue was still in the cabinets from the previous tenant. We are still waiting for someone to come repair the baseboards. Its been a month.5. The storage unit was full of the previous tenant legitimate trash, not like old boxes etc. actual trash bags with food and waste etc. It took them 4 days from the time we reported it to have someone come clean the unit.6. We have in writing the quote for what our monthly rent should be, this evening we received a notice that there were additional fees despite the fact that I have in writing from the representative that our rent would not exceed the written quote I have in my records.7. Our AC unit is undersized for the unit we reside in (1 bed, 1 bath, vaulted ceiling) because the unit is so small and the area larger than what is suggested for a unit of its size, our ac is constantly running (and running up my electric bill) and we have to have multiple fans throughout the apartment.8. We felt the need to clean our apartment thoroughly since it was clear management had made no attempt to do so, as we wiped our wall the paint was so thin that it came right off to reveal the previous color. Note that we did not scrub, we whipped the wall with a Mr. Clean magic eraser and the paint was so thin it washed off.9. The previous tenants still had their key and were able to access the apartment as the locks had not been changed. If not for us being home we could have lost everything and the apartments would have denied responsibility. I had to install my.owm deadbolt which they noted we could be fined for but Id rather be fined than robbed or murdered.If you want my suggestion steer clear of here if you know what is good for you. My girlfriend and I are going to try to tough it out so as to not damage our rental history or credit but I am seriously contemplating hiring an attorney to take action against them for predatory practices.Update: for the first 5 months I was living here my power bill was $150+ due to our AC not working appropriately, after they replaced the AC unit (which they should have done on day 1) my power bill is regularly $70 or less. Their incompetence as a facility cost me over $300 in excessive power fees because theyre too cheap to replace 20 year old equipment.

I have been residing in this complex for 3 years, the apartments are nice However, the unknown, hidden extra fees are HORRIBLE the parking is ridiculous and the crime rate is increasing tremendously. My vehicle was total lost in during an accident and I reported to the leasing office & updated them but yet I woke up and my car was towed. However, there was a double murder on Sunday November 11, 2018 and the residents has yet to be notified, theyve blocked off the portal so residents cant communicate in reference to their concerns and when I spoke with office staff they stated I am at fault for the towing and they are putting a letter together to inform residents of the increase crime rate. FURIOUS..it took you two hours to have my car towed that is in your system & over 5 days to write letter notifying residents of they are in harms way. Ive contacted chanel 5 news to look into these hidden fees and paying for parking where you reside and pay rent.

The AREA is AMAZING. Everything is close. If u have kids the school systems around there suck (D and E rated). They con you by showing you a beautiful apartment and when you move in its not the same and they up charge.I lived there for almost 4 years and each year was worse than the last plus an extra $125 per year.You use to be able to sit outside and enjoy the weather, now its a $50+ for each chair u leave out.There a lot of teenagers breaking into cars and apartments. Security will wave u rite in and if u arent driving u can just walk in. No questions asked...Forget about your security deposit, they will do anything to not have to give u a dime...I guess what u really pay for is location and not Quality.

Im honestly very glad to be moving out by the end of this month. All of the other complaints in these reviews are very REAL. Before moving here on my own in my adult years, I actually lived in this neighborhood from the time I was in 7th grade to 21 years old with my family and during that time my family nor myself came across any real problem (except for parking which was mainly an issue in the Parks side; back of the neighborhood)I had written a bad review before and that was the only way Lauren (property manager) got in touch with me as fast as she did and then asked me to take it down after she fixed our issue.A maintenance man told me if touch up paint was needed that all we needed to do was go to the office, ask for some and they would give it to us. My fiancé went in there and spoke with Dustin and was told that wasnt the case. If we wanted or needed touch up paint we had to go purchase an EMPTY paint container and all the supplies to paint AFTER we put in a work order for what needed to be touched up. There are small holes in the walls where the beams and bolts behind the walls (dry wall) are that WE PATCHED OURSELVES and will probably be charged for it because THEY didnt want to help take care of anything.When expressing my concerns to Lauren and Dustin about the security guard gate and parking, they informed me that I needed to call the owner of the security company and complain to her about her staff not doing their job properly and then when we spoke about parking Dustins wonderful response was for me to pay even more money for a reserved spot, which no one respects by the way because people park in other peoples reserved spots all the time with no issue.When signing my 60 notice to vacate and giving a rental history form from our new complex, Stacey decided to say watch out for moving there, a lot of people are coming here instead. My response should have been be concerned about the people that are moving out of here and not where others are going.If you made it this far in reading and reading other reviews about this place, youve been well informed.

I live here and I had my car broken into last weekend... this place is so full of it you pay such a high amount for a gated community and security and cameras and all this nice stuff but if something happens to you they are not responsible for anything... they make you pay renters insurance and submit a copy when you sign the lease according to them you have to get renters insurance for protection well... last weekend my car was broken into with 2 other cars that were parked in from of our rental apartments... well customer service UDR are telling me they are not responsible because it stated that on m lease which no where in the lease states that. They are expensive. Thin walls so you hear your neighbors, the people above/below you and everything that happens in the stairwells. Durung the hurricanes its a 50/50 shot on if they will unlock the storage that has the hurricane shutters and even if they do you are on your own to try and put them up (with no wingnuts or ladders provided). Parking is a battle unless you pay a lot extra for one of the few garages and even then people often block those. The pool is nice, but always filled with a ton of kids. The gate to get into the neighborhood is always backed up. Oh, speaking of kids. There are groups of them that roam at night and throw rocks at cars. Cars are often broken into and I have woken up to my car on blocks once with all 4 wheels gone. There is no security besides the anoying gate.

This place is the worst place to move. People smoke and do there drugs right outside in the open. I see unruly characters to come and by there drugs from the people below us. You will pay for security when there isnt any. They have there section 8 victims living here too. This is the worst place to live. Might as well go stay in the trailer park down the street. And when you report all the drug use going on, your told to call the police. Parking is the worst. Just park in the publix shopping center across the street. Car is safer there.

Worst place ever, don’t move here. They broke into my car and 14 more the same day. They charge for parking on your rent and theres never parking, i was renting a parking spot and i still had people parking in it. The noise is horrible in the apartament and if you complaint to the office they won’t care. Water is extremtly expensive almost $70, for a 1-1 apartament. Security would let anybody in without identification, the people in the office are horrible from management to the people in the leasing office, corporate office is the worst they could give a damn about your situation. I had to break my lease and pay a lot of money, they also make you sing a paper saying that if you write a bad review they would take you to court. please do you research and don’t move here you will regrete it.

This place is too expensive for what you see here. smell of marijuana everywhere, dog poop. bad maintenance in the pool, broken gym equipments, tennis court lights doesnt work so you cannot play at nights. People dead by shooting, police cars every moment. Many bad things for the rental value they charge..You cannot play tennis at night because the lights doesnt work. The gym equipment some are broken. The management of this place is horrible. Parking spaces are alway occuped, so you have to par so far where you live. When you complaint at the managment office about outside areas, the dont do nothing after.Trash is nasty.I think the dont check background and they only want the money to get in. I have been living on this property for 3 years now, and I could say I am digusted at what this community has become. My family have all lived here about 9-10 years ago when LAUREN LOWE was not in management, and now about 10 years later this place has gone to hell.Two evenings ago, my 3yr old son playing in his room alerted me that there were helicopters and fire fighters outside his window, next thing you know there are two black men laying on a stretcher, bleeding to death and being transported to the 2 trauma hawks. These men were shot to death. Shot at plain sight at 5pm in the evening, where any child or adult could’ve been walking by. This is the NOT only incident that has happened in the last couple of months. About 2-3 weeks ago, a drug bust occurred at around 7am. Lauren’s justification is that the ones caught “weren’t on the lease” LOL TO YOU LAUREN. Whether they were on the lease or not DOES NOT MATTER, the fact that this type of occurrence happened on a property you are managing calls for red flag don’t you think? She knows that about 80% of these apartments have more than 2 families living in them with only about 2 people on the lease, and she does NOTHING about it.Back in April, I was getting home with my son at about 9pm and I see helicopters, police officers with canine dogs all over us and as I asked what was going on they told me there was an armed women being looked for and to get inside safely with my son. I couldn’t sleep that night and I emailed Lauren at 5am and her response to the incident was that it was simply an elderly women being looked for. Another LOL moment. I’m not sure about anyone else, but the times I’ve been on I-95 and there’s a silver alert, I don’t EVER see helicopters and canine dogs looking for that person. Also, why would an officer give false information?As I went to the office Monday morning to discuss my concerns, DUSTIN told me they do not guarantee safety, which is understood. However, the main reason why I chose this community is because it is considered a GATED COMMUNITY, and he informed me it is NOT a gated community. This was interesting to me since we are paying guards to be at the GATE to ensure our safety. If the guard would’ve been doing their jobs on the evening of the shooting the individual whom did NOT live here would’ve not been let in.I’m a tenant that pays her rent on the 25th of every month, no maintenance requests because my husband is handy, and our apartment is spectacularly clean and well kept. Lauren is very much aware of this. It’s disgusting that I have to put up with such garbage. If I wanted to raise my son in an environment that the leasing staff and management is allowing for, I would just go to the ghetto and pay half the price I’m paying here. But I chose this community because of what it USED to be. Unfortunately, because of the management in place it is going downhill. More than 50% of these tenants do not work, which is a red flag to me because it simply means that the leasing staff and management are not taking the appropriate precautions of who is allowed to lease here or not. I know people who have LIED on the info they gave when they leased and were scared to fail the background check, but didn’t LOL.Lauren is a sweet person, I will say. However, I have begun to think her tenants are not in her best interest. As a manager to a rental property, she should be putting a criteria into place to assure that not just anyone is moving into these apartments, as it used to be. Her “sweetness” is not doing anything for this property, except bringing more crime.I wish and pray that something is done to get this property back to what it used to be. Some people are just not meant for management.

If I could give zero stars I would. Stay away! The cost is insane... not worth the money. Parking is absolutely terrible considering we have to pay to park in the first place god for bid I can get a spot next to my apartment and the added reserve spots just really pisses me off more. The trash area is terrible always a mess and pool area we pay so much and the hot tub doesnt even work. And the constant dirt and leaves outside the door just gets blown underneath my door into my apartment really I could go on but it doesnt matter dont plan to renew this lease

Move here at your own risk. There is No Parking spaces after 6pm. They are some snakes. They try to hold your deposit. Saying oh the carpet needs to be replaced. That’s is B.S. How is it that you have a someone from your staff do a pre move out walkthrough and say everything is fine. But when you move out they send a letter saying oh carpet is damaged needs to be replaced. You owe us 550 dollars. The. They try to charge you for damage that the previous tenants. So if they did there due diligence and check out the pre move in checklist. They would find what was already damaged by th previous tenants. Now for your living space you constantly here your neighbors above you. Trash compactor area always looks like a landfill. If you reached this point in my rant they who I am referring to is DUSTIN STUART. Do your job correctly you sleeze ball. Have a nice day!!!!!!

I can write a list about all the nasty stuff that you can find in this place, and is going to take me like an 1 hour so. I dont want to waste my time i just want let people know that before moving here read all the reviews that this place have. Because it not worth it to move in, is to Nasty.

One of the worst mistake ever!!!! DONTMOVE IN!! Parking is lousy! Maintenance is lousy! You can NEVER get help when you need it!!my car got towed in front of my apartment with the damn sticker on it! The only time you will get someone in the office is when payment is due!

If I could give it 0 stars I would. I have been here 7 years. Each year it gets worse and worse, stuck in a bad spot or I would have left years ago. The office staff that took over past 1 1/2 years is horrible. Each year your rent goes up $100 and nothing new for it. They have no maintenance men no one will work for them, they treat their employees like they treat the tenants. If you put in a work order expect 2 week turn around time emergency or not, and dont expect it to be fixed. When you do renew your lease and want touch up paint, no luck. You will be told to go to Sherwin Williams to buy your own. They also add on each year new things to charge you for the new one this year is Parking. What ever you do stay away. Unless you want to walk out your door and walk into a drug deal. They refuse to put up gates or any way to keep people out who dont belong. Everyone that doesnt live here comes in off the walk way because were off a bus stop and they hang out at the pool and work dealing drugs. The management company could care less.
