The worst management ever. Within a week of moving in, we notices fleas and they take very little responsibility and are super unhelpful. I have spent too many sleepless nights in this apartment within the 3 weeks I have moved in. I will definitely consider moving out if thats an option. But based on my experience so far, the management is very unhelpful and they are going make things worse for me either way

Im moving out in four months, but I wanted to give a pros and cons to folks who are looking into this place so they know whats what.Pros:- Fantastic maintenance team; the only time Ive ever seen a problem take more than two days to fix was when they had to order a part from somewhere else.- Friendly and helpful leasing staff; Cathy in particular was incredibly helpful and walked me through the move-out process so everything was above board and I didnt get charged fees beyond cleaning.- Excellent location, a five minute drive to Purdue, Downtown, the Levy, and a slew of grocery stores and restaurants.- Cheap for a two bedroom.- In-building laundry.- Multiple internet providers, including MetroNet.- Bus stop right outside and literally across the street from Happy Hollow Park.Cons:- No central AC. It can get a little stuffy in summer and the AC unit in the wall can be loud. The baseboard heating works quite well, however.- Older bathroom and kitchen. Serviceable but noticeably older, particularly the oven.- No dishwasher.- Coin-op laundry.- Bugs are a problem in warmer months (but thats true of any Indiana apartment really).- Only one parking spot per apartment, though there is space for visitors.- Occasional breakdowns and maintenance issues, due to building/amenity age. Nothing drastic but still noticeable.- Be sure to give ample notice of your move-out date to avoid fees.I think this is probably one of the best options for a two-bedroom apartment if youre looking for something cheaper. The lack of amenities is really the main complaint I have. I have no complaints at all when it comes to the personnel, theyve all been incredibly kind and helpful, especially the maintenance staff!In summary, Nobb Hill is an older, affordable, and exceptionally well-maintained apartment complex in a great location that unfortunately lacks amenities. I certainly recommend it to anyone looking for affordable housing close to Purdue, particularly if they want accountable, active property management.

ATTN: POOR CUSTOMER SERVICE. DO NOT RECOMMEND. I lived in Nobb Hill for under a year, during that time I did not have a whole lot of issues UNTIL it was time to move out. I called to speak to the property manager about damage fees that I was trying to be charged. Not only did she not help me with me resolve the issue, she was unprofessional and hung up on me after I asked for a higher ups contact. (Which she stated was on the website, I have not be able to locate this on any of their property sites) You would think in the midst of a global pandemic people would be willing to hear you out. Not the case here. Overall the experience was unprofessional, demeaning and frustrating. 10/10 would NOT recommend to anyone else. Follow up contact from a regional manager would be appreciated to discuss further.

Not many positives about this place, location, fitness center access, and the maintenance team especially Kevin are some of the few. You only get one assigned parking spot, more than 1 car and youll have to park it in the often full guest parking area. Fridges, cabinets, toilets, stoves, tubs, and water heaters are very old and could use a serious upgrade. As well as the kitchen and bathroom floors (cracks and paint chipping on walls and floors). Only AC in the living room, bedrooms have no AC so its gets incredibly hot during the summer. They take a carpet cleaning fee ($60) right out of your deposit (they do warn you about when you sign but I feel that carpet cleaning should be payed for by the rental company). No matter how well you clean up and leave it as you came in theyll still take a good portion of your deposit, so dont bother stressing over cleaning.Its an inexpensive place to live but just a warning to those considering this place; its mediocre at best, nothing special at all.

Ive lived at Nobb Hill for three years while attending grad school. Ill be sad to go this summer. The apartments are nestled on a hill directly across from Happy Hollow Park. Its close enough to campus and downtown, while isolated on the street enough to be a very quiet complex. Ive also love the amount of birds that surround us. Its a very peaceful. The staff is wonderful. While their office is in another complex, they are very quick to respond to service requests etc. and really try to make sure everything is working properly in your building. The rooms are spacious and the walls are well insulated so Im not bothered too much by neighbors. If youre looking for a quiet area, Nobb Hill is a great choice.

Ive really enjoyed living at Nobb Hill - its super close to campus and the units are really spacious and affordable. The best part is that the staff is really friendly and helpful, and maintenance requests are handled very promptly (within literal minutes or hours). Would definitely recommend to grad students or other young people looking to move to West Lafayette!

Great location and price is cheep. Downsides are small kitchen, old plumbing/appliances, and the dozens of ladybugs that will invade your apartment every day and live with you throughout the fall and spring.

I will keep updating until I leave here.Part 1: I have been there for more than two years. The reason I moved there is because of the overall environment, which is amazingly beautiful! I dont mind much lady bugs and wild animals as long as they dont bother me.Part 2: The stuff are very friendly. When I firstly came, I told them I wish I can receive the same attitudes when I move out with those when I move in. Lets see whether they will live up to that expectation.Part 3: This place has ridiculous park regulation! I had an accident a few days before the weekend and my vehicle was still near the scene due to damage, which leaves my own parking space empty. During the weekend, I used my friends car to send him to the bus station and parked his car at my own space. Then they towed the car right that evening from my own spot! Thumb down!

LocationOne of the best things about Nobb Hill is the location. You can reach any place in West Lafayette or Lafayette in less than a 20-minute drive. Also, there are several ways to get to campus. Driving takes less than 5 minutes and you are eligible for C parking. There is a bus stop right at the entrance of the apartments, although it doesn’t run on evenings and weekends. Biking is also an option, but there are pretty steep hills to get to and from campus. Nobb Hill is also right across from Happy Hollow Park and there is a paved sidewalk all along Happy Hollow Rd, which is great for walking or jogging.Apartment complexThe community is quiet, mostly families and grad students. I haven’t heard of any break-ins or crime in this area. The apartment complex is just buildings, a parking lot, and patio areas with benches and grills. The leasing office and most of the advertised amenities (gym, pool) are located at Beau Jardin.There are tons of trees surrounding the buildings. Being around so many trees and right next to a park, I’ve seen lots of different birds and little animals. This also means there’s lots of bugs, especially if you live on the first floor. Thankfully, so far, I haven’t seen any ants, roaches, or mice.The power and water outages here are ridiculous. Usually there’s at least one power or water outage per month. In the past month, there have been 6 power outages. This problem is specific to Nobb Hill, there are never outages in the neighboring areas.Apartment unitsEach building has 2 washers and 2 dryers on the first floor (the first floor is actually half below ground).The living room is huge, however the kitchen is small and doesn’t have a lot of countertop space, but it does have a lot of cabinet storage. There is no dishwasher and no microwave (at least when I moved in). The appliances (all electric) aren’t brand new, but they’re also not super old.The bathroom is tiny and outdated. My bathtub is stained and chipped. The water pressure is weak and hot water only lasts about 10-15 minutes due to the small water heater. The only mirror is on the small medicine cabinet, which is rusted. There is no electrical outlet, except the one in the medicine cabinet, which only works when the light switch is on. The sink counter has almost no space to put anything, and the cabinet under the sink has damp particle board, which smells bad.The bedrooms can get quite hot in the summer, so it might be a good idea to get a AC window unit. Lastly, not all units are identical. For example, while most units have an AC unit in the living room, I’ve seen a few with central air. I’ve also seen units with totally renovated bathrooms that look a lot better than mine.ParkingThe parking lot isn’t huge, but I’ve never seen it full and I’ve never had an issue with guests getting a parking spot. The biggest problem here is towing. Almost every review of Nobb Hill mentions this. I was towed from my own, assigned parking spot in the dead of night simply because my sun shade knocked down my parking tag one day. I even thought my car was stolen, because there was no notice that my car was towed. The management company is paired up with J.R. Enterprises, a predatory towing company (you can check their less-than-stellar reviews on Google) that drives around in the middle of the night trying to make a quick buck. Yes, I’ve read the parking addendum, but there is no reason I should be towed from my own spot in the middle of the night *without warning*. It’s a shame that Hunter Lafayette Properties continues to ignore this issue and disparage its residents.Utilities and other costsLast year, the only utility I had to pay was electricity. Starting this year, they are also charging for water, sewage and trash. For internet/TV you will have get your own subscription. Last year they also started requiring renters insurance, which is at least an extra $11/mo. Grad students get a 5% discount on rent, but I wouldn’t be surprised if they discontinue this in the future.

My fiance and I rented from Nobb Hill for two frustrating years. We didnt want to hassle with moving all of our stuff, and we were optimistic that many of the problems from the first year would be fixed. They werent.Over the course of our two years, we have had 4-5 different leaks in multiple locations. These were from different combinations of neighbors pipes above us, our own water heater, and the laundry rooms drain system. We knew the maintenance man on a first name basis. He is great to work with. Hunter Lafayette Properties is not.Weve had ant and earwig infestations requiring maintenance to step in. When maintenances efforts werent enough, we had to go out and buy our own bug spray.We constantly struggled with mold abatement due to the humidity from basically living in a basement on the first floor. We are very clean people and the living environment didnt feel healthy at all.After 3 days of scrubbing our apartment down in preparation for inspection, we were confident that we hadnt missed anything. Our inspector commented that it was the best apartment Ive seen all day. She also asked, if we had shampooed our carpets since they looked so good.When it came time to sign off the apartment, she notified us that she was charging us an extra $30 on top of the $67 carpet cleaning fee since our living room couch area was considered a high traffic area. She had just commented on how great the carpet and whole apartment looked! I was speechless.If $30 is what it takes to get me away from these people, then it is a small price to pay. If I could give 0 stars, I would.

If youre looking to be treated like an adult and for a place that feels like home, keep searching. Nobb Hill seemed, at first, like such a promising place. My newlywed husband and I thought it would be lovely to be close to Happy Hollow and the surrounding area while he finished up his graduate work. We were not informed by the staff about the impending construction, in addition to many other leasing details over the course of our yearlong stay. Staff members changed frequently, there was no grace period for late rent when our autopay failed to work one time, one of our cars was towed from its parking spot, and I was hung up on over the telephone by a staff member. In addition, we had to give 120 days notice to vacate - which was nearly impossible to know since we were in a job search at the time - and were not told we had to purchase paint to repaint the walls we painted upon move in from Nobb Hill for $25/gallon. The stress of two detours to get in and out of our home was only compounded by the predatory management practices and impersonal service we encountered. Our maintenance staff was the bright spot. Wish we could say better things, but moving out was the best thing we couldve done.

I have been a resident of Nobb Hill for the past two years, and Beau Jardin (managed by the same Hunter Lafayette properties) for the preceding two years. The prime reason I have stayed with Hunter Lafayette properties is their excellent maintenance crew. My water heater stopped one fine day; emergency crew made a temporary fix within 2 hours, and then fixed it for good a week later. I have had to call maintenance about 5-6 times in these four years, and I never had to wait more than 24 hours to get anything fixed. Once, by mistake I paid a little less than what I owe every month for rent, and I was sent an email reminder by the management to pay the reminder (instead of being forced to pay a late fee).Pros: EXCEPTIONAL maintenance crew, 5-8 minute drive to campus, safe neighborhood, serene park nearby, bus runs every 30 minutes M-F 6AM-7PM, laundry facilities available in every building, can pay rent online via credit card.Cons: Happy hollow (re)construction project is expected to continue beyond 2016. Expect travel delays.

Ive lived here with my roommate for a year and a half now. The staff is generally quite friendly, however not very helpful many times.Ive had three incidents now that have led me to be very dissatisfied with the management and property.I would also like to note that this is our first apartment, so we likely arent the best tenants, but we try, and it certainly isnt made easy for us.Incident 1: I have two cars, but one parking pass (only allowed one per apartment), which can be managed here. But when I left my car that didnt have the pass in my spot one night I woke up at 4 am from a call from a helpful neighbor informing me that my car was currently being towed. I intervened, but was still charged $80 cash that night, and had to go to the ATM right then to get the cash otherwise my car would still be towed.Incident 2: I was woken up agin, this time by my roommate because someone had backed up into my car and driven off. This left sufficient damage to my bumper. This isnt necessarily Nobb Hills fault, however it likely could have been avoided if they ever took care of the snow in the parking lot.Incident 3: We got bed bugs. Really sucks, and the staff Ive interacted with has been very unhelpful. We have a couch we had to get out of the apartment due to infestation, so we put it by the dumpsters last night. This morning at 7:30, a maintenance member knocked and rang until I woke up and got out of bed to tell me that we will be fined for this, and that I had to move it immediately. Clearly the priority was to remove the couch from the apartment to prevent further infestation, and we emailed them several days ago with questions of how to handle the couch but got no response.Charges included from these three incidents:$650 for the exterminator round 1. Hes coming back in two weeks.$200 fine for leaving the couch by the dumpster.$500 damages to my car.$80 for my car not even getting towed.And likely our security deposit because of the bed bugs.The quality, or lack thereof, of the apartments does not constitute me living here another day under these conditions. Unfortunately my lease requires I do for another 6 months.No central air or heat.Apartments are ooooold.Parking facilities are a joke.There is zero noise insulation, so you will hear everything from the people above and below you.Our stove has been messed up since we got here, and wasnt fixed after a maintenance request.Theres still a hornet nest outside our window that I opened a maintenance request about last summer because they were getting in the apartment.The only thing this place has going for them is the location. Theres a very nice park down the hill, and a nice view from the large living room windows.

I have been staying here since two years and here is what I like/dont like about this place:Likes:1. Affordable rent for a good sized 2 bedroom apartment2. Close enough to campus, yet gives you a great deal of privacy. No noisy undergrads, relatively safe area.3. Happy Hollow park right next door.4. Very prompt with maintenance. Only once in about 6 times did I have to wait longer than 1 - 2 days, and in that case it took about a week.5. Got the apartment in pretty good condition. Fresh carpeting, well painted walls and a brand new AC in the living room.6. You can rent good sized lockers in the basement if you are between leases while moving into NobbHill. Good place to keep stuff that can get a little dusty.Dislikes:1. Parking policies: Even though I stayed there, my car was towed from my spot. The leasing company is partnering with a towing company, Lafayette JR Enterprise which is predatory. Almost everyone has had some cribs regarding cars being towed in the dead of night without warning on weekends/holidays so the company gets a good bang for their buck.This problem can be prevented if the leasing office supplies one parking permit for each resident in a flat, even though it is for one spot, so both cars could use the spot without having to change the permits constantly.Unfortunately, this issue is prevalent in several apartment complexes in and around West Lafayette.Moreover, if you have two card per flat, then the second has to be in visitors (which is nearly full at peak hours). Couple of instances where I could not find a spot.2. They have a 1st call to sign leases in Nov-Dec of previous year, and then dramatically lower rent (~ 250 USD per year) for those signing in April next year. This was done in 2014 and 2015 to my knowledge and may be a current practice. This way, the management can take away your 100 USD non refundable deposit if you want to switch your lease to the lower paying structure. I think this is not a good policy and should be changed.Things you should know:1. One bus route exists. No late night/limited to none weekend services.2. Apartment has central heating but no central cooling. There is a window AC in the living room. We did not get a microwave upon moving in. In the bargain, the electricity bills are pretty low, though can get steaming hot in summer.
