DO NOT RENT HERE!!! This place is a joke. They took $450 of my daughters security deposit for the following:1) $160 for cleaning. Her mother and grandmother (along with my daughter) spent 2 hours cleaning the apartment before they left. It was cleaner than when they moved in.2) $105 for carpet cleaning. When the girls moved in the carpet looked like the Octagon mat after a UFC event. It was ridiculous. And they have the gaul to charge them for that.3) $100 for above normal paint wear and tear.....Really?4) Another $80 for things that were apparently left? They listed them. One of the items listed was the roll of toilet paper left on the spinner thing.These people should be ashamed of themselves......

Money grabbing stiffs who will do everything in their power to take as much money from you as possible.Examples Include:1. Raising rent during a pandemic2. Non refundable pet fees of around $5003. Towing your car if you put the sticker ANTWHERE but the lower driverside corner4. Refusing to fix your leaky tub, and then saying they will charge hardware stain fees5. Charging 100-200 dollars to clean your carpet, for a 400 sqft apartment6. Having the least insulated walls in existence so keeping an apartment at 68 degrees easily makes your electric bill over $150 for several months.

Currently renting/living at “The U”Most recently, Basham has notified us that they are levying a $25 fine per person for a trash code violation. This was a blatant lie, as the police confirmed no code violation was ever issued, especially not to the amount of $1400 ($25 for each tenant at the U). When pressed on the issue, they claimed the manager was not in and hung up on several residents trying to understand the situation.When first moving in, we had to wait for the units to be “cleaned” - instead, after being made to wait to move in despite already paying rent, we were greeted with a toilet seat missing, a coat of grime on the kitchen floor, and air filters way past needing to be replaced.Between being misleading and blatantly lying, Basham is not a company you want to trust with your housing situation

My year in a Basham apartment was really positive. The apartment was clean, spacious, comfortable for 4 housemates, and very affordable. The online payment and maintenance request portal was easy to use. We very infrequently requested repairs, and most requests, such as repairs to community dryers, were usually addressed in a timely manner. Parking was almost always available in the parking lot or on the street right in front of the building (do watch out for parking lot towing). And the views from our balcony were beautiful! (Fair warning: leases for these apartments can start filling up in September.) Thanks!

I have lived here for 1 year so far and I renewed for another year. The location is amazing, no longer than a 15 minute walk to the far end of campus. The office staff is extremely helpful anytime I call or go in there. They are very accommodating to any of my needs.The maintenance staff is extremely friendly and punctual. All the maintenance requests I have made have been taken care of the same day or the next day. I would recommend this company to any student who is looking for close and affordable housing.

I have loved living here for the past 6 months and plan to continue to next year. The location is amazing and so close to campus but still feels homey. They are super great if you want to have pets, we have two dogs that are always loved on in the leasing office. The maintenance people are also great, hardly any wait time and they are also great with our dogs. It may not be the biggest, fanciest apartment but Basham is a great place to live if you want a great location, affordable price, and great costumer service.

My dad rented from the same rental place whenever he was a Purdue student! We both had great experiences. Living in an apartment with 4 girls, we always felt safe and had maintenance come within 24 hrs of any request that was made. The company is super personable. Employees remembered my roommates name along with our dogs every time we came in the office. I would definitely recommend Basham Rentals to future renters.

Overall, really good rates and responsive service. I very much enjoyed my townhouse apartment, even if parties werent possible the year we had it due to the pandemic. At the start of the lease, rent was due ridiculously early-- I had paid a hefty security deposit and 2, almost 3, months of rent before I could even move in. I ended up paying a late fee due to the uncommonly early rent payment. They did not notify me of the fee, causing it to accumulate to over $50. They were also unwilling to negotiate about the fee at all. This was my main poor experience with the management, and I still think it was kind of ridiculous. However, a smooth-sailing year after that made me update my review to three stars. I will update again when I see how they treat my security deposit, but I would say this is a good place to rent from, especially if you are on top of the archaic online payment system from the get-go.

I rented a townhouse with Basham with 3 other of my college friends. The townhome was in good condition and was really a great value. We loved the large amount of space and having the bedrooms on the second floor is nice to be able to have guests and friends over. Besides the actual property, what impressed me the most was the responsiveness of the maintenance staff. Almost always within 1 hour of submitting a maintenance request, someone would either come to our door to fix the problem or call and ask more questions to figure it out. Any problems were fixed effectively and timely. I definitely recommend checking out Basham rentals for any Purdue student!

My apartment has been well maintained, and all of my service requests have been attended to quickly and effectively. The staff is friendly and easy to work with, and they make a point to make sure my dog and I are taken care of. I would recommend Basham to anyone looking for clean, safe and quality housing near Purdue.

I have lived here for a year and am planning on living here for 2 more! I The apartments are quality at an extremely affordable price. Also you can walk to class! The biggest complaint I hear from my friends (who do not live at basham) is that there is no parking on campus. With basham you can walk to class and still have a parking space next to your building! The staff is extremely helpful and kind. All maintenance requests have been handled promptly. I love living here, my apartment is extremely homey and I have always felt safe. If you are looking for affordable housing I highly recommend them. I suggest starting your search for apartments in October because they go fast!

Beware of this student housing they are not good landlords and treat the tenants poorly. A number of us got taken on our security deposit refund BY THE OWNER! In her response to my dispute she was rude, condescending and belittling. Claims the reason why our stairs, sidewalks and parking lots were never cleared of snow and ice is because they have over 30 properties and only 3 maintenance people. Not my fault they are understaffed! Do some hiring. It is always an excuse as to why they couldnt maintain the properties. Short staffed but yet they stay that way and havent added and more employees. Office staff is friendly and helpful, other than Gretchen Basham!

I am about a year into my lease and I gotta say the quality of the apartments and the people that work here are outstanding especially for how low my rent is. The maintenance staff is quick and I mean quick, I put an order in and by the time I came home the next day after classes they fixed my leaking faucet and replaced it with a completely new one! I really enjoy how close they are to Purdue and in my opinion the best option near campus.

We moved into our apartment and it was filthy. Basham claims they have carpet cleaners that clean apartments before move-in, but ours was clearly not done. There was dust and dirt all over the carpets, as well as urine stains on the toilet seat. We had to spend hours cleaning it when we moved in.Also, dont rent here if you want most of your security deposit back. Basham Rentals provided a move-out checklist for cleaning, in which we made sure every step was complete. We spent an entire day deep cleaning the apartment and making sure it was spotless. $650 was taken out of our deposit for cleaning. Unfortunately, we did not take pictures or else this would have been resolved in small claims court.

The managers of this company acting quickly to help my daughter after she was placed in a difficult situation-- her roommate unexpectedly dropped from Purdue and my daughter was terrified to live by herself in a ground floor apartment. The managers addressed the situation in one day. This level of support is invaluable when you have out of state kids who might need assistance when problems arise. Thank you Basham!

I have lived with Basham Rentals for the last 2 years now and highly recommend for anyone to rent from them! My apartment has been affordable and within walking distance of all of my classes. Plus the maintenance staff is quick to come and fix any repairs that I have had in my time of living here. The office staff is very friendly and helpful in answering any questions that I have had over the years!

The prices are alright and the maintenance team is fast to answer and friendly, but everything else isnt that great. The apartments are incredibly drafty which will make your energy bills higher, outlets are out of date and probably not up to code, the dishwashers in 402 northwestern property dont work (Ive asked several of the neighbors, weve all had the same problems, leave a film and dont drain well), the dryers consistently dont work (leave clothes damp), there are cracks in the wall, and the cabinets honestly look like theyre gonna come off the kitchen wall in the next few years. You also have to pay a deposit and are told a portion of it wont go back to you because its used for cleaning. That would be fine except clearly the cleaning and checking of apartments before move in doesnt happen since I moved in with broken class from a shattered refrigerator shelf on my kitchen floor. Basham needs to just bite the bullet and update things, theyd have to send maintenance out less, energy bills would be lower, and people would be happier . New dishwashers, outlets, dryers, washers, seals, are needed and cracks in the walls need to be checked

I’ve lived with Basham for 3 years at 2 different properties. The apartments themselves are what they are- basically what you would expect for a college town apartment. The management is great, probably the best at Purdue. They’ve always taken my concerns very seriously and gave helpful information and suggestions when dealing with problems. The maintenance guys are courteous and prompt. I can only hope my next landlords are as good as Basham!

Ive lived with Basham for a little over 2 years now and its been a great experience. The staff was helpful whenever I needed to go into the office and the maintenance crew was on point. Anytime anything had gone wrong, theyd immediately correct it within a day of putting in a request. The location was fantastic when I was finishing up my undergrad at Purdue. Wish I could live here for another year!

Basham Rentals is my current landlord. On two different occasions within a 3 month span, I have had water come into my room in the basement and soak my personal belongings, because the A/C unit does not drain properly and puts excess water into ductwork. The first time my laptop was ruined and the second time I had much of my stuff soaked from water coming through the ceiling. Maintenance has been contacted both times, the first time they just repaired the drywall and I didn’t think much of it. Now after two times there is an issue that needs to be fixed with the A/C unit because this is not a fluke thing. But band-aiding apartments is what keeps rental company’s alive. Only good news is that the maintenance crew arrives fairly quickly, they just don’t always fix the real problem.In addition I have heard from many others that their security deposits have been decreased because of cleaning costs that Basham did after completion of a lease, if this affects you, try to fight them on it, in Indiana per Indiana Code 31-32-3-13- “Security Deposits”. A security deposit can not be used for repairs that occur from normal wear and tear, there is a list of what a security deposit can only be used for and cleaning(especially a yearly carpet fee) is not in the permitted uses. I hope this information is useful to those who deserve to get more of your security deposit back.P.S. It also states in IC: 32-31-3-17 that neither the tenant nor the landlord can waive their adherence to the laws governing Security Deposits so a clause in a lease saying you agree to cleaning being a security deposit useable fee is voided

I thoroughly enjoyed living in a Basham apartment. The office staff was friendly and helpful, and maintenance was always quick to respond to my requests. Before living with Basham, I lived under a different apartment company that was incredibly unprofessional (e.g. they would charge random fees without notifying me). I appreciated that Basham was always forthcoming about their policies, and they were accommodating when issues arose. When speaking with the Basham staff, I felt like I was treated like a valued tenant, rather than just another number on the ledger. I highly recommend Basham Rentals to anyone looking for an apartment on campus. Their locations are excellent, and the professionalism of their staff really sets them apart!Here’s an example of the responsiveness of Basham’s maintenance:When I first moved in to my Basham apartment, I found a leak under the sink that had rotted through the underlying baseboard. I called the maintenance department about it, and they came out to my apartment right away. By the next day, they had fixed the leak, removed the rotted wood, and replaced it with new wood. I was incredibly impressed and thankful for their quick response.

I have leased from Basham Rentals for 3 years, next year will be 4 years! Renting from a family-owned company who ACTUALLY cares about their tenants is amazing. If you have any problem, they do whatever they can to help you fix it even if it does not directly effect them. My apartment is an eight minute walk to the Union and extremely close to Harrys Chocolate shop as well! The maintenance department is super easy to get to come fix things in your apartment (even if it is just a lightbulb!) They are friendly and on-time. Driveways are salted and cleared off during the winter months. I couldnt be happier with my decision to live with Basham Rentals.

I lived with them for 3 years. WORST CUSTOMER SERVICE EVER. Theyll charge you big time when you move out for things you either didnt do or cleaned up. I left both apartments I had with them in better condition than how I found them and I was charged over $500 total for both just in cleaning expenses. That was also before their automated carpet cleaning charge which in itself is dumb.If you have this problem theyll fight you till the end. Theyre not respectful at all. Id recommend going somewhere else or take video of your apartment before you move in so you can get your money back. But youll have to show them evidence and even then its hard to win.
