Please keep in mind when leasing that Avalon is a massive rental conglomerate that knows EXACTLY the boundaries it can push and policies it can ignore to maximize profits. Be very wary of 5-star reviews. The building sends out emails asking for them.Avalon has difficulty conforming with the basic responsibilities of being a landlord, then when confronted on this, consistently tries to shift blame. Its honestly laughable at this point, as I will write to them detailing specific instances of them breaking policy, and theyll write me back a 1 sentence email acknowledging no wrongdoing and barely giving me a response.Tenants have to wait 3-5 business days on average for maintenance tickets, despite ADVERTISED guarantee of 24-hour turnaround time.This is a company who thought it OK to leave my unit for 3 weeks without a functional shower. When I got on them about the time, they blamed it on an old, recently fired maintenance manager.The building also has neglected to fix our dishwasher, which has been documented broken for just about a month now.Ive heard from multiple tenants, and witnessed it myself that maintenance employees will occasionally let themselves in without knocking.Roaches everywhere... They crawl out behind the kitchen cupboards, through the bedroom walls, everywhere.No notice, ever, for anything. I had facilities in my unit that were under continuous repair for an extended period of time, and contractors would just randomly show up at my door throughout the day, unannounced, and expect to be let in because Avalon hired them to come.Even when they do give notice... probably doesnt mean much. Avalon recently informed us 24 hours in advance that due to maintenance theyd be turning off the water from 2pm-5pm. Water was shut off as of 12noon, which was deceptive and incredibly difficult to work with.All in all, leasing from the Avalon has been a major hassle that can be entirely attributed to poor management. Each one of these issues on its own may be reasonable, but in combination they show something more serious. If Avalon simply acknowledged that their actions (in any situation) were wrong, and offered efficient and timely assistance, then that would go a long way. Yet Avalon will never admit to any wrongdoing whatsoever, and shift the blame to every perceivable party.I will say, to Avalons credit, that their new maintenance manager, Nestor, is great. Easily the most professional and composed Avalon employee Ive dealt with. However the company refuses to take credit for anything that occurred before him.If looking to rent in the area, other options can save you the hassle of dealing with Avalon management.
Our AC unit was broken and Vinny came and fixed it and put a whole new unit in for us very quickly. Maintenance team is very helpful and nice!
Really nice place all the staff is really nice and on my first day there was a small issue and wasn’t sure what to do but Adrian who works at the Avalon was really helpful and nice and helped me solve the problem very quickly.
We scheduled an in-person tour for a Saturday afternoon and had to plan ahead for the trip, as we do not live in the area, but we were told upon arrival that nothing we were interested in was available to view and they tried an immediate upsell. Granted they didnt know we are firm on our budget, this is still information that could have (and should have) been conveyed either via phone or email so we wouldnt have wasted our entire day.If you dig having your time wasted, go on ahead, but we quickly dropped this place off of our list for consideration.
My refrigerator started leaking and Vinny was able to fix it quickly. I have lived here for 2 years and every member of the maintenance team that I’ve met has been so kind & helpful! They have also been great with COVID precautions.

Weve had issues with drunk neighbors in the middle of the night being extremely loud. However, the weekend security guard Michael has been responsive and helpful. He is very professional and calm in dealing with obnoxious and sometimes aggressive residents.
Vinny did a wonderful job fixing my garbage disposal and was super lovely to talk to
Vinny from the maintenance team was great — fixed and attended everything as needed upon move in. Included unclogging the sink, repairing an electrical outlet, and replacing a faulty microwave. Overall all staff Ive interacted with have been very helpful.

Moved my daughter and her roommate in this week. Had some issues with door lock and dishwasher so called maintenance. Cesar showed up quickly, so nice, worked quickly, checked in later - can’t say enough about how great he is!Also, Carmichael and Billy at the front desk are so helpful and have gone above and beyond to help the girls settle in. Overall, very impressed with the staff.
My roommate and I moved in this week and we are already having a lovely time. Our apartment is adorable with a great view. I was a little worried that the apartment would feel like another AU dorm, however, the building is super homey and frankly quite quiet. The Carmichael and Billy who are just two of the concierges have been absolutely amazing, they have helped with everything from moving in to general information and they couldnt be more lovely. Part of moving into an apartment is of course the occasional fixes, obviously the building is large so there are lots of service requests but Cesar helped with all of our service requests and more. The past owner of the apartment has completely froze the fridge and Cesar started it unfrosting the fridge which took over an hour and then came back later to double check that everything was going well. Thus, far we have had a very smooth move-in and a lovely time.
Moved in recently and everything was very straightforward and easy. The staff at the Avalon are wonderful, especially Carmichael and Billy who have been super helpful! We had some problems with our fridge and Cesar did a great job at fixing everything super quickly; it was much appreciated!
My air conditioner was completely down. I called the emergency help line. Cesar from maintenance came within 15 minutes after I got off the line with the emergency operator. He was so professional, courteous and knowledgeable. He knew exactly what the problem was. The problem was solved immediately. He is an asset to Avalon at Foxhall!
Vinny and Daniel did an amazing and efficient job on our patio door and outlets. We had an internal issue with our sliding door that was very complicated and they fixed it quickly and thoroughly!

Our experience with the Avalon at Foxhall team has been outstanding! Our early interactions were with Lene who was so pleasant, kind, and helpful. I am sure I drove her crazy with all the questions I had as we tried to find off-campus housing for our daughter. Lene was a trouper!On move-in day, there was a tropical storm in DC and we were arriving with a U-Haul Cargo trailer that we were ill-equipped to be driving. Thats when we met Carmichael, the front desk supervisor. He bent over backwards trying to make the process easier for us. At one point, he grabbed an umbrella and stood in the downpour trying to help us get the trailer into position (so much harder than it looks! - rent the truck next time!). Carmichael was so gracious, upbeat, and resourceful. He made a trying time so much better. We are so comforted by the competent and compassionate nature of these employees. I am confident that we made the right choice for our daughter. When I reflect on the silver linings of 2020, I will surely count this team. Thanks, Avalon!I should also mention that the place is very nice and well-maintained. There were social distancing measures in place and the residents seemed happy there. Loved seeing all the dogs

I recently moved my college age daughter out and she had no tools to disassemble her small dining table. Even though he was busy we stopped Kelvin Villacorta and he helped us. All the service people have been very good to my daughter in the time she lived there. I would recommend it as a safe and convenient place to live.
Lived here for almost 2 years, the staff are all incredibly friendly and helpful. Maintenance staff have been wonderful with my dog and have also been quick to respond to problems that arise in my apt. Would recommend!
Toilet was leaking and the apartment took 2 days to come and fix it, but that was not the technicians fault. The water inside the top was rising to the top but Vinny came and quickly fixed it once he got here. Service was great and everything is now working.
Both Terance and Vinny showed great customer service. They both are very friendly & great workers. Ive known Terance for a while now and it seems he has helped Vinny do well in teaching him. Additionally, they are two great individuals that are a great addition to this buildings employee/worker team.
Excellent service. Its super convenient that maintenance requests can be easily completed online. Response time is prompt and swiftly addressed. The dryer in my apartment wasnt working, so I subbited a request and with in 24 hours they sent a great handyman, Daniel, to fix it. Now it works better then ever! Thank you!

The front desk worker Asia is amazing and always extremely friendly. She has been able to help me in several situations where ive had problems with my room and packages. I can also always count on her to brighten my day with a smile and a helping hand. Shes very understanding in many different situations and goes out of her way to make sure everything is going well.

My garbage disposal was not working, and it seems that there was a big issue inside the machine. Daniel came and spent almost the whole afternoon fixing it with plenty of different tools. He was patient and technically professional. It was a lot of work and he did it well. Really appreciate it.
Weve been having issues with our sink, heater, and dishwasher for a while now. Daniel came in and fixed everything! We tried to tip him but he actually denied it. He was so amazing and finished fixing everything so quickly. Daniel was very kind and deserves a raise!

I’ve lived at Avalon at Foxhall for the past 3.5 years and I have ALWAYS felt loved by the staff. One person in specific i’ve got to know is Asia Prescott, especially during her late night shifts where even though its a tough shift she always greets you with a huge smile. Avalon needs more people like Asia. Because of her its the only reason I continue to live in this community.

My apartment was perfect! It was spacious and I never had any problems with the appliances or fixtures in the unit. If there was ever a reason to put in a maintenance request the team was quick to fix it. Additionally, everyone in the office is SO incredible and always willing to do whatever they can to make your experience there better. The rooftop pool and gym were always well taken care of and never over crowded. I would absolutely recommend living here!
Mr. Robert is the best part of my day! Hes always a welcoming face when I come home, and he knows everyone by name. Its so comforting to know that hell always be willing to chat with me on my way in or out, and I always look forward to our conversations at the end of the day. Thanks Mr. Robert!

Usually very happy with Avalon until this recent experience. My sister who lives in London sent me flowers on Thursday and the Avalon never let me know that they had arrived until I went and asked on Sunday and they gave them to me dead. Four days with no attempt to contact me ! Their excuse was my name was different (as my sister used my middle name) and there was no apartment number. However my phone number was listed and they didn’t even try to call me!! Very disappointed!
Avalon at Foxhall has a great concierge staff. Asia Prescott is a great addition to the Foxhall staff. She make sure that the residents are safe in the community and the garage.

Asia is the queen of all queens hands down literally the most hospitable concierge ever!...and I’ve lived in many apartment buildings.
Nichole Robinson is by far the best person there, which is hard to state because everyone there is spectacular. She helped me not only figure out my apartment when it was so last minute but she also allowed me to move in sooner because it was an emergency. From simple questions to calling her daily, she was always there to talk or would return my call asap. She is not only helpful but the most understanding manager I have had the pleasure communicating with.

Its fine if youre a college student, if a bit overpriced. Its very loud, and things are constantly breaking in all of the apartments. The doors constantly come unhinged, the microwaves break, theres leaks very often in the bathrooms, etc. Theyre doing renovations that are taking about a year and the drilling is very loud and frustrating, and we cant access our balconies for a couple months, and we have no idea what the renovations are even for. There is a nice pool on the roof, but youre only allowed up there during the summer, AKA when nobody lives here because we are all college students.
When we had an issue with our sink, Lorenzo Smith and Terrence Shields came and fixed it no problem. They were helpful, got the job done quickly, and were very friendly! Made the whole process simple and easy.
Terrence - great worker! Hes really been helpful in the apartment and is always prompt in coming to fix the issues in the apartment. I have had a lot of problems in this apartment within a year and a half, and Terrence is always very nice and quick to help. Perfect!

My experience living at the Avalon has been wonderful! Since the beginning everyone I have met who works there has been so helpful and kind. I live with a dog and you all helped the move in process with her so easy and worry-free, so thank you! I always share a smile and greeting with whomever is at the front desk when I walk through and the cleaning staff are kind and friendly too. The condition and cleanliness of the building is pretty good, but I understand it is hard to constantly clean up after some of the messy residences, but thank you for your efforts!

Avalon at Foxhall wouldnt be the amazing community it is, without Robert, the concierge at the front desk. He has made Avalon become my perfect home for the past four years. Every time I have a problem, I make sure he is the first person I contact because he is always available and willing to help me and my friends at any time during the day or night
The Avalon is a corporation that fails to provide their residents with a safe environment to live in. Residents personal property has been stolen from within the secured apartment community, and the Avalon has refused to help the residents with any of the costs incurred by the Avalons security failures. The Avalon sees their tenants as money-making opportunities first and foremost, only looking out for their safety and comfort where it is profitable. Due to the unwelcome and dangerous environment that the Avalon refuses to ameliorate, I cannot recommend that anyone should live here. DO NOT RENT. Oh and the pool that theyll show off to you on the tour is only open for 3 months out of the year.
Lorenzo went above and beyond to fix our sink which was leaking. He arrived first thing in the morning, and spent 3 hours under our sink, replacing tubes and installing a new faucet. Not only did he leave the kitchen spotless after he left, he also fixed our ice machine which he noticed wasnt working well. Lorenzo never complained, he was professional, and very kind! Excellent service from him.

Lorenzo and Terance are amazing! They are always so nice and friendly when we call. Our fan motor was messed up and because of that there was a loud noise in the bedroom that would not stop. And because of that we were not able to turn on our fan. Lorenzo came in and was able to fix it. Thank you so much

Specifically writing a review for the Avalon service department - Terance always comes and completes our service requests in a timely manner and gets the work done quick and efficiently. Our apartment has needed to have a lot of work done, but he is always happy to help and we have never had the same problem twice.
We wanted to thank the leasing office and the maintenance crew for working so hard to get an apartment ready for move in early! It was a life saver as our daughter had to leave for an internship earlier that originally thought! Thank you again for an amazing job!

This review is for the staff here at Avalon, who are wonderful. The maintenance crew in particular is really great. Terance is who I see the most but the other members Ive had are always nice too. Their service is prompt, with some of my requests even being completed in the same day. Theyre always friendly and finish the task quickly. Terance also showed me how to do some easy stuff myself (like resetting the outlets) so that I dont have to wait for them to come next time, which was super nice of him. Also, the people at the front desk such as Robert are always really friendly and helpful for whatever I need. Overall, the staff make living here a highly enjoyable experience :)
Avalon at Foxhall is a great location and a great place to live. The staff are extraordinary and listen to residents needs. A very peaceful place and a very sound building.

My favorite apartment yet. The location is decent. Its nearby a lovely walking trail to Georgetown, within walking distance of the National Cathedral. Its on a bus route. The nearest metro is about 1.2 miles away (Tenleytown red line), but still not too bad all things considered. Theres a rooftop pool, personal washer/dryer in the unit, balcony. I dont really notice rowdiness from my neighbors, although I do get a second-hand whiff of the wacky weed from time to time. There is an attendant at the front-desk at all hours to offer assistance, such as package retrieval, which is a huge plus. My biggest complaint would be parking. A parking space in the parking garage costs around $120/month. It probably isnt worth it to own a car in DC anyway.
